Partnership welcomes new developments The coastal West Sussex region has become a hub for development, with significant progress being made on new key sites throughout the area.

The Coastal West Sussex Partnership, which brings senior leaders from the public and private sector to champion economic growth within the area, has given its support to several developments that it anticipates will have a ‘larger than local impact’. These include the Lady Bee Enterprise Centre in Shoreham, New Monks Farm in Lancing and Salt Box and Oldlands Farm in Bognor Regis, which is part of the Enterprise Bognor Regis area.

Enterprise Bognor Regis is a 70-hectare commercial and employment development opportunity located on the northern edge of Bognor Regis in West Sussex. Landlink Estates, the developer of Salt Box on Shripney Road is awaiting the planning approval of plans that include a mix of both commercial and retail development. Tenants destined for the site are Warburtons, Richmond Motor Group, Aldi and Starbucks.

As part of the Shoreham Port Masterplan, £3m has been allocated for the Lady Bee Enterprise Centre. The centre will provide 14 units of commercial space and will comprise of three blocks of modern business space, extending to a maximum of 18,000 square feet

Plans for another site within the Enterprise Bognor Regis have recently been put before the public. Oldlands Farm is 23.8 hectares and would bring forward further commercial and retail space.

Tim Hague, Director of Property and Development at Shoreham Port, said: “We are delighted to report that we are now more than half way through the construction of the Lady Bee Enterprise Centre.

“It’s an exciting time for the area, with great new opportunities for businesses and a good number of new homes,” commented Caroline Wood, Director of the Coastal West Sussex Partnership.

“There is a chronic shortage of commercial space in this area. The new units will generate significant employment numbers, adding to the 1,600 already employed within the port.

“There are some large development opportunities coming forward along the coast in Worthing, Shoreham, Chichester and Bognor Regis,”

“They are part of a wider improvement plan for this area, which will result in an enhanced atmosphere with a greater draw for the local community.”

“We offer our support to those developments that can bring both jobs and homes into the area as well as having that larger than local impact.”

Meanwhile in Lancing, the New Monks Farm Development will provide 600 new homes and a new IKEA store that will bring much-needed jobs to the area.

Plans in for UK’s largest modular council homes project

A Change is in the Air... The UK’s Largest Range of Ecodesign Stoves & Fires Contractor United Living has submitted plans to build the UK’s largest modular council housing scheme. If approved, the Leeds scheme in the Holbeck area of the city will see 28 homes constructed in less than nine months, with the first residents moving in by early 2020. The average construction time for a development of this size is usually almost 24 months. The development at Leeds Meynell has been procured under the YorBuild framework. A partnership approach between United Living, Premier Modular, William Saunders Architects and Leeds City Council has enabled the accelerated delivery of this project and could result in planning permission being obtained less than 13-weeks since the original concepts were drawn up. Manufacture of the new homes is planned to begin in late spring 2019 at an off-site facility in Brandesburton, East Yorkshire.

Eugenio De Sa, managing director for Premier Modular, said: “We’re excited to be involved in this first prestigious pilot scheme for Leeds City Council.

years ahead of the 2022 Ecodesign introduction, we feel the Government’s Clean Air Strategy is a positive change for the Stove and Fire Industry. Our Ecodesign ranges burn so cleanly they meet, and in many cases improve on stringent 2022 air quality and efficiency targets. Each product has been independently verified and displays the SIA Ecodesign Ready label. The Stovax Heating Group are proud to offer the largest range of Ecodesign Ready wood and multi-fuel stoves and fires in the UK.

All homes and apartments are scheduled to be in place by late autumn, with the final stages of construction to include the laying of roadways, paths and driveways. Exterior works including fencing and landscaping will then be completed by February 2020.

The first deliveries of homes to the Leeds site are anticipated as early as midsummer this year.

Premier Modular will produce each entire module off-site, adding brickwork cladding, roofing, and placing the finishing touches to the exterior frames before transportation to Leeds.

06 Industry News Cornish building company encourages health and wellbeing in the workplace A Cornish construction company recently provided free health checks to its staff and subcontractors. St Austell-based Gilbert & Goode offered health screening at a number of sites in Devon and Cornwall, with around 30 workers taking part.

Stephen George + Partners wins planning for naturally graceful retail scheme in Ashford Stephen George + Partners LLP (SGP) is celebrating planning success for its new build 91,000 sqft retail park in Ashford, Kent. The impressive development consists of two retail terraces split into six units and connected by an outdoor garden centre, additionally there are a 2,000 sq.ft. standalone retail unit and a 2,200 sq.ft. café unit. Says Stuart Hancox, Director of SGP: “Our client Castle City Estates and Ashford Borough Council wanted a quality development that met their high design standards. Having undertaken previous schemes in the Ashford area, SGP was chosen to bring a new approach to the park; still functional and honest but without the normal metal clad box like forms opting instead for a softer more natural feel.” SGP’s design reflects the surrounding woodlands and natural landscape, using a modern minimal aesthetic and clever detailing in a more natural form for the prominent front aspect. A wavelike timber façade with integrated timber screen brise soleil, undulates across the elevation, echoing the surrounding tree line. A solid base of local field stone filled gabions provides an aesthetic durability with a grounded feel. Adopting a more elemental approach, the architects have used local natural materials in their ‘raw’ state – bare wood, local field stone, and

As part of the health screen, employees had their blood pressure and cholesterol tested, as well as being weighed and measured so their BMI could be calculated. Individuals were then offered advice on general wellbeing and a healthy lifestyle. Gilbert & Goode’s managing director, Simon Caklais, said: “We expect the highest standard of health and safety on our construction sites and we’re now taking this a step further and looking at the health and wellbeing of our workforce.”

galvanised metal finishes – to be sympathetic to their context and blend with the natural backdrop. Landscaping and environmental concerns were another key element of the overall design. The site wide SUDS strategy incorporates water attenuation ponds and swales, along with new trees and shrub planting that will create a transition from the site to the surrounding natural woodlands, boosting biodiversity. Concludes Stuart: “It was a pleasure to design such a good-looking retail park. Having a client and local authority actively pushing up the quality bar was stimulating and ultimately created a retail park that was able to deliver commercial requirements with a high end sensitive design.” The buildings have good environmental credentials and aim to achieve BREEAM ‘very good’. Work is planned to start in February 2019.

In April 2018, research conducted by Westfield Health revealed 64% of construction workers wanted better health and wellbeing support from their employers. The Health and Safety Executive also suggests a fitter, healthier, happier workforce can impact positively on productivity and prosperity. Mike Pelan, site manager for Gilbert & Goode was one of the people who took part in the checks. He said: “I found the health checks very informative, and have taken away lots of useful information that I can put in place. “It’s great that Gilbert & Goode have rolled out the health checks to all their contractors as well, they have really appreciated being included. The company is taking a very positive step to encourage health and wellbeing in the building industry.”.

The Fire Protection Association officially accredited by UKAS for BS 8414 testing In response to the Dame Judith Hackitt’s Independent Review of Building Regulations and Fire Safety, cladding testing has now become of paramount importance. Currently, the UK has few facilities for this test to be conducted and even when a slot is available, it can take months to receive results – the vital evidence needed to satisfy Building Control.

Blue Sky Thinking... The UK’s Largest Range of DEFRA Approved Stoves and Fires

The Fire Protection Association’s (FPA) easily accessible sites at Moreton-in-Marsh and Blockley in Gloucestershire, now offer a comprehensive range of testing facilities, providing results that often exceed legislative guidelines – and today has received accreditation from UKAS to carry out the BS8414 tests. FPA managing director, Jonathan O’Neill, said: “We’re proud to announce that the Fire Protection Association is now accredited by UKAS to carry out BS8414 testing. We have been instrumental in guiding legislation in the pursuit of thorough cladding testing and use of non-combustible materials, so this accreditation is vital to highlight our expertise. Our experienced laboratory staff are able to guide our customers through the testing process, while providing independent and impartial results.” The FPA has built two rigs for commercial 8414 testing, which evaluates the effectiveness against fire of external cladding on buildings. These can test Part 1 (cladding attached to a concrete wall) and Part 2 (cladding attached directly to a steel structure). We also offer a half-sized rig to test bespoke elements surrounding a cladding test, for example the addition of a window or other opening to more closely replicate a real-life situation.

These high efficiency heating products are presently approved for urban areas with smoke control zones, letting you burn good quality wood and smokeless fuels cleanly and efficiently anywhere in the country. Blue sky thinking is at the heart of our stove design and innovation, and the Stovax Heating Group offer the largest ranges of DEFRA Smoke Control approved stoves and fires in the UK. 5 Year r 3 s

Jonathan continued: “As we have only just received accreditation we are able to offer availability for urgent testing requirements at competitive prices, as the FPA is a not-forprofit organisation. We also pride ourselves on fast reporting turnaround times, usually providing the 8414 report within two weeks of testing.”

solid fuel industry will need to adhere to Ecodesign emissions limits – the Sheraton complies with these strict requirements now. It is important to burn good quality wood for the best combustion, as a large percentage of the heat energy created by a fire is wasted burning off excess water in green or wet wood. Firewood should be left to dry for a minimum of 12-18 months before being used, with a moisture content of around 20%. You can be confident in the knowledge that you have chosen good wood if you look for the Woodsure ‘Ready to Burn’ label, which ascertains the wood you are buying is of good quality.

Founded in 2003, sq-m2 is a traditional build contractor, undertaking projects across three main types: commercial; refurbishments; and high-end residential works. Founded in 2003 by Steve Hart, the sq-m2 team is well regarded as ’buildability’ experts with a range of high-profile clients, including British Land, BNP Paribas and Activision.

So when Moore Stephens recommended ThinCats, we were immediately struck by their efficiency and ability to provide a unique funding solution for us. a transaction. The buy-out has been a great success for all involved and represents an extremely exciting opportunity to build on a business which is highly regarded in the sector. We would like to thank both Moore Stephens and ThinCats who have been incredibly supportive throughout this deal.”

House to celebrate its 50th anniversary year. The project took eight months to complete. Paul Watson, project contractor for Marshall Construction, says: “The building was empty before Scottish Autism announced plans to create a new residential complex. “I think it was built in about 2000. When I went to look at the job, there was a lot of work involved. All internal walls had to be taken down and repositioned and amongst other things, it needed a whole new drainage system. “It had been used as a home for older people before the charity acquired the building and started talking about developing it.”

Paul says Sidey was picked to fit new windows and doors and create a new conservatory for the residents at Founders House, because the company was “expert”. He says: “From start to finish, the renovation work was very smooth. It was a lengthy project and everyone was very busy, and the workmanship was brilliant.” “Sidey is expert when it comes to windows and doors. We asked Sidey to get involved because we knew the company would be able to handle a job like this. In this area, Sidey certainly stands out as being professional and efficient.”

Neaco launches new A1 Fire Rated balcony flooring

17 Neaco, one of the UK’s leading manufacturers of modular balconies, has introduced an innovative new decking concept to its well-established Neatdek balcony flooring range. Neatdek HW’s cutting-edge design incorporates a unique U-shaped concealed drainage channel. This channel sits beneath the discreet gaps in the decking surface and directs water in the chosen direction. This affords a level of protection for the balconies and removes the need for balcony soffits and downpipes. It also provides a safe, anti-slip surface for residents. The hidden drainage system makes Neatdek HW aesthetically pleasing and offers high levels of privacy by restricting the view from above and below, making it ideal for balconies. Installation of Neatdek is simple thanks to excellent spanning capabilities which reduce the need for structural supports in balcony build projects, saving on the cost of labour and materials. The aluminium Neatdek range meets the Euroclass A1 fire rating and is fully compliant with all regulations, including The Building (Amendment) Regulations 2018 (S.I. 2018/ 1230) and amended Approved Document B and Approved Document 7 Guidance. The latest regulations, which arrived in December 2018, ban the use of combustible materials in external wall systems and balconies. From now on, developments must use materials that are A2-s1, d0 rated or Class A1 under the European classification system (Euroclass) set out in the standard BS EN 13501-1 subject to exemptions. With requirements and definitions which depart from Approved Document B2, Schedule 1 B4, the new regulations prohibit other routes to compliance that were previously acceptable, including a desk top study or a test to BS 8414 to achieve BR135 certification.

The ban applies to the external facades of buildings which have a floor above 18 metres from the ground and are used for residential purposes, including student accommodation, registered care premises, hospitals and dormitories in boarding schools In terms of balcony specification, one of the most obvious implications is a narrowing of options for decking and flooring materials. A number of materials with elements of wood, including composite decking products, were previously compliant but are no longer permissible. With its A1 rating, aluminium is an obvious choice; it combines fireproof performance with a wide range of other benefits, including a recognised design life of at least 60-100 years. It’s maintenance-free, corrosive-free and 100% recyclable. Neaco has been manufacturing Neatdek aluminium flooring systems for decades and have long been a popular choice amongst architects, many years before the latest regulations arrived. Each system is specially engineered for slip-resistance and a patented swage-locked construction between the bars enables high structural efficiency. The systems are also available in a range of coated finishes to suit different aesthetic needs. Neaco is able to supply its Neatdek decking as part of all-in-one modular balcony solutions which also include a handrail and balustrades with a maintenance-free powder coated finish and toughened glass infill panels which maximise the benefits of natural light. Quick and easy to install without hot works such as welding, all components (including balcony balustrades) are also fully compliant with all relevant standards and regulations. Neaco supplies full technical and installation support. Further information about Neaco’s full product range is available on 01653 695721 or

Miracle seal from the Creators of CT1

Case study from Total Energy Services, Dorest. Rob Lamb owner and director, of Total energy Services CT1, which has been voted as the number 1 construction sealant and adhesive in the UK, and also branded No1 by Refurb and Developer, lead the way in technology of sealants and adhesives. Launching Miracle Seal into the market a few years ago, have seen this small bottle make big changes for Heating and Plumbing engineers. This was specifically for the construction industry but has now also been adopted into the automotive industry and is not only a repair product but also preventive must product. This non-adhesive product with a unique formulation, works effectively in both open and closed heating systems and fixes leaks permanently without blocking the system - unlike polymer based solutions which have an adhesive component that can cause clogging. The soft particles in the solution do not negatively impact the working of the mechanical parts of the circulation pump so using miracle Seal in the system has no negative effects. The wonderful aspect of Miracle Seal is its ability to seal all small leaks anywhere in the heating system providing not only repairs to the obvious leak but also mitigating against any other potential weaknesses in the system. Trades people and DIY enthusiasts are wholeheartedly endorsing the product as the most effective leak cure they have found. Rob Lamb Director/Owner of Total Energy Services believes this product to be amazing and, an actual miracle for the industry. For over 10 years, Rob has serviced his customers both residential and commercial, with other products that claimed they could seal leaks, and was always disappointed and cost him time and money repairing jobs. His customer loyalty is also built on the fact that he has saved them money by not having to search for the leak, or by installing a whole new pipe system. Once such case Rob talks of, was a residential home, a huge leak they couldn’t find, a solutions engineer would find it difficult to source this leak, the next step would have been for them to install a heating system and piping with a range of over £5k. Using Miracle Seal, cured the leak instantly and permanently . Rob has said this miracle of a product has got him out of “Many Sticky Situations”. He say’s “Miracle Seal does exactly what is says on the tin” and has not let him down yet. It has saved him dubious hours of work finding a leak, as Miracle seal’s formula goes straight to the leak. Its unique formulation with its integral anti-corrosive components makes it an effective corrosion inhibitor for central heating systems. Builders, architects, plumbers and all trades have found this hugely beneficial in renovating older houses, period or listed buildings and projects that simply would need be knocked down and start again, only for this Big miracle in a small can.

A UNIQUE NEW PRODUCT Just another lead alternative? Not this time, METZ is a true ‘lead replacement’ product. Over the past few years many products have arrived purporting to be the answer to replacing lead which has been in use for hundreds of years. Why is there a need for something to replace lead? It is commonly known that lead is ‘a dirty product’ which is toxic and can cause serious illness if stringent safety precautions in the manufacture and handling of it are not followed. It also causes problems by actually doing what it is supposed to do, keep water out of buildings, due to water run-off entering our drainage systems. Water run-off gets into the soil causing pollution over a period of time. So there is a requirement and various so called ‘alternatives’ have emerged which are normally made from two or three different materials bonded together to give strength and malleability with varying degrees of success. These materials include, plastics, bitumen, mastics, aluminium, etc., all of which assist the spread of flames. Now after two years of development and testing there is a product which can replace lead without the safety concerns raised by the HSE and with no pollution problems. METZ is made from a special soft zinc alloy and is 100% metal with a strong self-adhesive backing and a special surface coating which requires no additional patination fluid. It is a unique and exciting product which is completely malleable, and can be used and fixed in the same manner as lead. It has been thoroughly tested and has BBA certification, which also confirms that it meets NHBC requirements for flashing materials.

Unlike any other lead alternative product it also has a full ‘Warrington Certification’ A1 Fire Certificate 2018, which lead cannot obtain. Both the coating and the backing were tested separately in the fire certification process as well.

or concrete as with all products, a suitable primer is required to ensure perfect adhesion and it can be set into a chase using METZ sealant/adhesive. Final adhesion is attained after 20 minutes and after 5 minutes the adhesion is >30N/25mm.

METZ has a temperature range of -40 deg C, to +80 deg C.

METZ can also be specified with confidence as it is safe and environmentally friendly which is of high importance to architects, surveyors, developers and housebuilders. Local authorities can use it safe in the knowledge that it will not provide any health concerns in hospitals, schools, public buildings etc.

METZ has no scrap value which eliminates theft, and can easily be fixed by any competent person, it is safe to use, even the adhesive backing is solvent free. The uses for METZ are endless, it easily covers all flashing details, abutments, chimneys, rooflights, step-flashings, conservatories, dormers, valley repairs, cladding flashings, up-stands, etc. Unlike lead METZ is perfectly suitable for DIY due to it’s ease of use. Handling of the product is far easier and safer than lead, as it is lighter and comes in 10m long rolls. It can bond to itself whereas lead has to be welded with a flame, producing toxic fumes. It can be cut with tin snips or a sharp knife and can be dressed and formed with a mallet if required. On brickwork

METZ is available in widths of 150, 240, 300, and 440mm, and has a grey finish. Metz is distributed in the UK by Metra Non-Ferrous Metals Ltd., and is produced in Germany by their parent company, Grillo GmbH, to strict ISO standards. SEE METZ AT THE RCI SHOW. STAND L2.

Defender® Bird Spikes new retail packs send the birds packing from holiday cottage! Defender® Bird Spikes are manufactured by Jones and Son Pest Control Supplies in the UK. From their warehouse in Devon they send spikes all over the world, however it was a small installation in their home county that provided their latest triumph. Dave Jones, the company’s director and spike inventor explained; “Mrs Jackson, who owns a holiday cottage on the South Devon coastline called to say their customers were having issues with pigeons roosting in the guttering overlooking the patio. There was also an issue with seagulls landing on the ridge and chimney pot of the property. We had recently developed a new range of retail packs perfect for the end user, so I suggested they give them a try. Firstly, we established that the birds were using this roosting spot during the early hours of the morning whilst waiting for a neighbour to come and scatter stale bread. Mr and Mrs Jackson were getting complaints from holiday makers about mess on the patio furniture and they were concerned it could lead to some bad reviews! Fortunately for the cottage owners and their customers, Defender® Bird Spikes could offer a solution. A line of Defender® Gutter Spikes clipped onto the edge of the guttering would make the viewpoint uninhabitable for the pigeons and they would move elsewhere.”

The roof ridge and the chimney pot could easily be protected with 2 of Defender® Bird Spikes other specialist products; The Defender® Chimney Pot Strap and the Defender® Ridge spikes. Mr Jackson, the joint owner of the holiday cottage and a retired builder undertook the installation himself. He said; “This was a perfect fix for us. I was already carrying out maintenance on the roof of the property so access was not an issue. The pack provided everything I needed for each area and with the comprehensive installation guide,

installing the spikes could not have been easier.” Defender® Bird Spikes new retail packs are the ideal addition to any website or store; they are straightforward for the end user and tradesman to use. Defender® Bird Spikes will be on stand K10. They are keen to find some distributors for their products so come and pass on your details to receive trade prices and a free sample pack.

Steel windows and doorsets complete four-storey tannery conversion Steel Window Association (SWA) member, West Leigh, has won the gratitude and admiration of a client local to its south London premises, for the quality of the firm’s W20 window and door package which completed the renovation and reconfiguration of an old Victorian tannery building.   Dating from 1850, Number 3 Tanner Street in Bermondsey was purchased by Sanjay Sharma ten years ago with the intention of turning it into a permanent home for himself and his family.  Despite the property having undergone a 1980s refurbishment which concealed many of the property’s original features, Sanjay and his architect could see the potential for opening up and extending the building while restoring its character. Having carried out a phase one renovation in 2008, Sanjay and his main contractor, Kraft Electrical, have now completed the transformation; with the SWA’s West Leigh having produced a bespoke package of W20 windows and doorsets to replace the old timber sash windows. Sanjay Sharma recounted, “Having lived in New York for a number of years and being attracted to ‘loft style’ living, we wanted to restore as much of the building’s heritage as possible, including revealing all of the old timbers, but also replacing the existing wooden windows with industrial style steel ones.” “I was also keen on using local companies here in Bermondsey and discovered that West Leigh was located close by, so I got in touch. David Cox met with me and showed me examples of the jobs they have done around the country as well as here in London, so we awarded them the contract.” Close to London Bridge station and lying within the Bermondsey conservation area, the Tanner Street property has a floor area of 5,000 sq ft, providing Sanjay with a fully open

plan office on the ground floor, while the bedrooms, as well as a study and gymnasium, are on the next two levels. Then, in line with the concept of New York loft apartments, the top floor forms a striking living space where a set of W20 doors open out onto a large roof terrace, offering views towards The Shard. There are three more doorsets in the rear elevation above ground floor level, plus six double glazed steel windows; all finished in RAL 7015 Slate Grey Matt. The front elevation retains the original timber front door, but has a total of seven more W20 windows now filling the old openings. All of the frames contain 4-8-4 IG units which, with a soft coat, low-E inner leaf and Krypton gas filled cavity, provide significantly better energy performance than the fenestration they replaced.

which they produced and installed the windows, working closely with Kraft Electrical, and Southwark Council on the conservation issues. The project has been a real success and I feel very proud of our achievement.”

Sanjay concluded, “I can’t praise West Leigh enough for the quality of their work, including the speed with

The New Look of Urban Design Perforated metal in modern architecture

The creative use of perforated metal in urban design shapes the framework of our surroundings. Perforated metal offers a whole new level of freedom for designers and architects who want to influence the cityscape of tomorrow and breathe new life into urban areas. As any architect can testify, a city is not just about the buildings. The city is a landscape of aesthetics, emotions and ambitions. The city is an expression of human interaction and a crossroad of past, present and future. This makes the urban landscape a playground for ambitious architects and entrepreneurs who want to make their mark and to influence the shape of tomorrow.

Architects focus on new ways to design modern buildings and are on the look-out for materials that will contribute to their interpretation of city life. RMIG is a world specialist in perforated metal and leads the way in developing innovative solutions for creative urban design that are based on perforation in all shapes, sizes, colours and surfaces.

BC Designs and Bayswater London W2 secures deal with The IPG

BC Designs and Bayswater London W2 have become the latest manufacturers to join The IPG; the UK’s largest and fastest growing membership group of independent plumbing, heating and bathroom specialists. The IPG was founded on the belief that independent merchants should have a better voice in today’s market, and a better opportunity to compete with the generic chain stores and companies dominating the market. The move will see independent merchants being able to purchase the companies’ products, along with access to marketing materials and distribution channels to better support their business. Darren Allison, Managing Director at BC Designs and Bayswater says: “While we have a substantial network of retailers across the UK, we wanted to find a way that would allow both companies to access a wider network of independent retailers who weren’t necessarily in the position to stock a full collection. “The IPG are the perfect partners to allow us to achieve this as they are already supporting over 200 member locations and this number looks set to grow significantly over the coming years. We also bought into how The IPG support their members, with marketing support, buying power and high-levels of customer service. We’ve always looked to support retailers in this way, and it was vital we found a partner with the same values as ourselves.” Robin Beal, Managing Director and Founder of The IPG, adds: “BC Designs has been an industry-leading manufacturer for 20 years, while Bayswater’s Victorian styled products offer our members a 21st century version of style classics. It is fantastic that they are now on-board with The IPG. “We’re always looking to bring on manufacturers who strengthen our offering to our members and whose products offer customers quality and value for money. We look forward to working closely with Darren and his team to fully support the launch of their products to our members.” Both brands are now available to IPG members.

How one Friday night turned into a multi-million pound idea for Lee Wilcox, CEO of On The Tools 34-year-old Lee Wilcox is CEO of the popular online construction community, On The Tools, after coming up with the initial idea over a chat with a friend one Friday night. Imagine you let the humour and in-jokes of a construction site loose on the world wide web. Now imagine that content being displayed on a platform that also gives a range of brands the opportunity to market their product to this huge, and highly engaged, community audience. Now you’re close to discovering the charm of On The Tools. Better yet, this is seemingly just the tip of the iceberg.

While most agencies are concerned about making money, On The Tools aims for something different – to give back to what Lee describes as ‘the backbone of our country’ – the tradespeople of the UK – and to provide them with the exact same benefits as the white collar world.

The creative content agency now boasts the largest online construction community in the UK, with over a staggering 2.5 million followers – and it all began as an idea over four years ago one Friday night over a couple of drinks.

Lee said: “Starting our journey as a team of two back in August 2014, I can’t believe now where our dream has taken us. We always knew it would take quite a leap of faith to get this idea off the ground, but the fact that we had a huge percentage of the British public – the tradespeople – without a current online community, kept us going.

In August 2014, Lee was sat in his garden with his tradesman friend, and now Creative Director of On The Tools, Adam, who was expressing his frustration at not being able to find a plasterer for a job he was working on. While there were many sites on the market, they were largely B2C focused – and so Lee saw a huge gap in the market.

“Since then it’s been an incredible few years, and I’m pleased to see the On The Tools family growing, with 2017 seeing our small team of six expand to 19, and in 2018 up to 31. 2019 will see us move into new premises with studio space and enough room to cater for our plans of being a team of 100 by the end of 2020.

After setting up their initial website, they found themselves with little funding for marketing, so they set up a Facebook page in the interim and began creating funny videos from building sites and sharing the content from YouTube. Within two weeks, they’d acquired an impressive 10,000 followers. And within three months, they’d hit a staggering 250,000 followers!

“Connecting communities through content creation is now at the heart of everything we do, with a mixture of user submissions, mini documentaries, sketches and product reviews making the community aspect even more tangible. The pinnacle, for me, was being invited to the Pitch@Palace event last year – and I’m so excited for what lies ahead for the next year.”

Between responding to messages and managing content in the evenings around his day job, Lee and Adam’s initial idea quickly became a very real reality for Tamworth based Wilcox, and within the year, Lee had left his sports franchise job to focus his efforts fully on On The Tools. It was this decision, which really allowed the brand to grow into the one-of-a-kind community it now is.

Find out more about On The Tools by visiting the website, onthetools. tv, and keep up to date by following them on Twitter (@onthetoolstv), Facebook (On The Tools) and Instagram (@onthetoolstv).

This community aspect is perhaps partly responsible for the immeasurable success that On The Tools has accomplished since, with the brand going from strength to strength since its 2014 launch. The brand has amassed well over 2 billion views on social media, and over 200 million views for their clients. Jumping to the present day, Lee now has a number of award wins under his belt, as well as a number of notable speaking opportunities, most notably the Duke of York’s Pitch@Palace event in Buckingham Palace, in which Lee not only secured one of the few coveted three minute pitch slots to entrepreneurs, but also won the backing of the British public by winning the People’s Choice Award last year.

Crossrail and railway fire safety Wrightstyle is a leading UK steel and aluminium glazing company that has supplied systems for transportation projects in Hong Kong, Dubai and the UK. Wrightstyle’s marketing director Jane Embury looks at railway station fire safety.

rightstyle is completing work on six Crossrail stations, reflecting our expertise in transportation projects, with other recent completions across the UK, Dubai and Hong Kong. The final Crossrail element will be at Paddington station for which are fabricating bonded doors and screens. We also supplied a range of fire-rated doors, screens and curtain walling to Bond Street, Farringdon, Liverpool Street, Whitechapel and Woolwich stations. The line, which was originally expected to fully open at the end of 2018, will increase London’s rail capacity by 10% when it is fully operational – perhaps at the end of this year. The Elizabeth Line will have 40 stations, including ten new stations, with up to 24 trains running

each hour in both directions on its 100 kilometre route. Wrightstyle has recently completed a number of other prestigious transportation projects, both in the UK and internationally, including a major railway hub in Hong Kong, the Dubai metro and the iconic frontage of London’s King’s Cross station. The fire safety measures being installed on the Elizabeth Line are state-of-the-art, reflecting modern fire safety regulations and advances in building materials – including our own fire systems. Significant fires in railway stations are mercifully rare – and that, more than anything, speaks volumes for how far fire safety has progressed over recent years. The last major railway station fire in the UK was at Nottingham in January last year, causing significant

disruption and a repair bill of at least £2 million. It’s believed that the fire was started deliberately. Also last year, trains caught fire while at Plymouth and Grantham stations, similar incidents to others recently at London’s Victoria station and at Sevenoaks in Kent. In each incident, the station was evacuated, the fire contained, and nobody was hurt. But not all station fires have happy endings. The worst modern station fire disaster, in 2003, was at Daegu Station in South Korea in which 192 people died. Of particular concern was how badly the station’s fire compartmentation systems were designed. Instead of containing the fire, but allowing people to escape, the system closed fire shutters and smoke barriers – effectively concentrating the heat into places from which people were desperately trying to escape. It was a reminder of the King’s Cross disaster which fire claimed the lives of 31 people in 1987, and which was probably started by a discarded match or dropped cigarette on an escalator, underlining how most major accidental fires start from something almost insignificant. All Wrightstyle systems are tested as one compatible unit and, as we always emphasise to architects and designers, based on our extensive fire, ballistic and bomb testing experience, the glass and steel components should always be specified as one integrated and tested assembly. The glass will only be as good as its framing system, or vice versa, and if one fails, both fail, with potentially catastrophic consequences. Crossrail may be late and overbudget, but with advanced safety systems in place, including our own, it will be safe.

Superior strength, lasting beauty As well as improved strength and stiffness, other benefits of SentryGlas® include: • Safety: In the event of breakage, glass fragments remain firmly bonded to the interlayer, reducing the chance for injury • Security: SentryGlas® can be used in glazing that withstands bullets, hurricane-force winds and even bomb blasts • Durability: SentryGlas® is extremely durable and resistant to clouding, even after years of exposure • Design Versatility: SentryGlas® can be used in glass manufactured flat or curved, including annealed, toughened, heat-strengthened, spandrel, wired, patterned and colour tinted glass • UV control: SentryGlas® is available with or without UV transmittance

The SentryGlas® interlayer is five times stronger and up to 100 times stiffer than conventional laminating materials. With this kind of strength the glass can be a more active structural element in the building envelope, opening up design possibilities that didn’t exist before. Besides its strength, SentryGlas® ionoplast interlayer retains its clarity – even after years of service. Unlike other interlayers, SentryGlas® ionoplast interlayer is much less vulnerable to moisture exposure or yellowing over time.

Limitless possibilities Some of the many SentryGlas® interlayer applications include: Minimally supported and open-edged railings, facades and canopies Structural glass flooring, stairs, walkways and pedestrian bridges Hurricane resistant windows, doors and skylights Bomb blast resistant windows, doors and facades SentryGlas® is a registered trademark of E.I. du Pont de Nemours and Company or its affiliates for its brand of interlayers. The building will be the first in the UK to feature Clear View Dynamic Glass intelligent, electrochromic windows that automatically tint to maximise natural light and reduce heat and glare. The building will also boast the most-up to date technology, set to

gain a Wired Score rating of Platinum, high standard soundproofing and individually controlled air conditioning, to support our clients’ growth and business needs. Blackfriars at 22 Tudor Street offers companies unrivalled connectivity with excellent communication and transport links. It is well-served with tube and bus connections as Blackfriars Station is only a four minute walk and Temple and City Thameslink stations are also within a short distance, providing easy access to London’s City, Gatwick and Luton airports. Office Space in Town Blackfriars will be managed by an experienced team – Roy Jones and Antoinette Byfield, supported by a dedicated operations and customer service support – complementing the already high-quality, specialised focus placed on customer experience at all of our OSiT offices.

The office has been designed by Sam Kopsch Studio, and the fit out is being managed by commercial office design specialists, Area. Opening officially for tenants in June, Blackfriars will offer serviced office space for between 2 and 40 people to rent on flexible terms. At a target monthly desk rate of £750, clients can contact Office Space in Town to arrange viewings of the building and the company will also be hosting an exclusive, private launch party in June 2019. The acquisition of 20-22 Tudor Street in August last year complements OSiT’s existing portfolio of six unique, luxury central London serviced offices across prime London locations including Euston Tower, Liverpool Street, St Pauls & Farringdon, Waterloo, incorporating a Lewis Carroll inspired Alice in Wonderland theme, nautical themed Monument and high-end, Art Deco styled Mayfair office – which all enjoy an average occupancy rate of 92%.

Giles and Niki Fuchs, Co-founders of Office Space in Town, commented: “Blackfriars at 22 Tudor Street perfectly illustrates our vision of creating the most productive, pleasant and inspiring environments for our clients with unique buildings, boutique-style décor and the latest technology and a service-led culture, which we believe will be the most sophisticated in the sector. We hope the companies that occupy the building will love it as much as we do and see it as the home of happiness - in their professional lives at least. We would like to thank everyone who has been involved, from Simon Eastlake our Developments Director, to Sam Kopsch and Area’s incredible work on the designs and bringing the concept so beautifully to life, and Sarah Singlehurst for marketing the building so well and Roy and Antoinette, who we are sure will provide those who occupy the building with an excellent service. We are looking forward to expanding our OSiT family and begin on this exciting journey”

Simon Eastlake, Developments Director at Office Space in Town commented: “We are absolutely delighted to share the designs and unveil Blackfriars at 22 Tudor Street. Once this has been completed, the building will be one of the highestquality offices in the Midtown area and indeed in London, offering our clients an unrivalled location, with stunning spec and designs. “From the uniquely designed meeting rooms, to the state-of-the-art technology, such as the UK installation of dynamic Clearview glass, 22 Tudor Street represents OSiT’s role in breaking new ground in the serviced office sector, which we believe will support our clients and be the perfect place for them to grow and expand their businesses.” The full unveiling of the designs, and more information are now available on our website serviced-offices/london-blackfriars

Healthcare fitouts are switching on to Intelligent Glass As the UK’s leading manufacturer of Switchable Smart Film solutions, Intelligent Glass are trusted by some of the world’s most important brands and services, adding a responsibility to our commitment to quality, customer care and product development. As an emerging technology, specifiers and designers alike are switching on to the vast benefits that Switchable technology can bring, not just in terms of style and class, but also in terms of practicality, functionality and simplicity, making it a worthy investment for anyone requiring an effective privacy solution. Switchable glass or film offers instant privacy at the press of a button via remote control, changing the state of glass from frosted to clear right before your eyes. Available as a retrofit film or a full solution in the form of glass, it is an incredibly versatile technology that can be adapted to the specifier’s needs using different glass options such as fire rated glass, sound insulating glass or even coloured glass. However, the applications of this incredible technology in healthcare fitout applications in particular aren’t just impressive, they’re important, offering a far more superior solution to privacy requirements than current solutions can. Many specifiers have already identified the benefits of Switchable technology in healthcare environments, revolutionising the way patients are treated and importantly, affecting the way they impress on patients and their loved ones, helping them feel cared for and safe in the knowledge their privacy is a top priority. A great example of this is a recent project Intelligent Glass have

completed for an NHS Hospital in Paisley, who had 42 panels of 12mm Laminate Switchable Glass installed into 5 of their critical patient rooms on their ICU ward. Speed was a highly important aspect for this project, encouraging contractors Indeglas to turn to Intelligent Glass. Not only this, but we also boast a solid reputation for the quality of our products; being world renowned for the impact of our research and development and offering the very best manufacturing facilities possible. In this case, the technology was used to great effect, allowing healthcare professionals to offer high quality privacy whilst still being able to monitor the patients visually without having to disturb them.

allowing others who may need the room to check if it is occupied before entering, likewise, occupants can use the Switchable Panel to check who is looking to enter and make a value judgement as to whether they should allow entry or not.

With this installation, healthcare professionals are able to change the privacy glass that shrouds the room instantly from up to 25 meters away via remote control. This offers a unique solution that is highly functional, allowing critical patients and their family to enjoy the benefit of privacy whilst giving those responsible for their care a fast option to be able to monitor them should they need to. In comparison to alternative privacy solutions such as curtains or blinds, which can either be cumbersome or impractical in critical situations, Laminate Switchable glass offers a stylish, classy and safe solution that is easy to clean and maintain. Intelligent Glass boast the hygiene benefits of using Switchable technology compared to curtains, and this application indeed maximises this benefit. In a critical care environment, hygiene is of the utmost importance and can mean the difference between life and death if not practised properly. Switchable glass in a setting such as this offers a far easier to clean surface than curtains or blinds can, helping to free up time for staff as well as potentially offering a more hygienic environment.

Switchable technology offers superior healthcare fitout and construction privacy solutions that can change the way these environments operate. Whilst particularly beneficial in healthcare settings, Intelligent Glass is specified in all kinds of markets, from office fitouts to retail refurbishments; the limit is only your imagination. To learn more, please see our website.

This project ranks as just one amongst many where Switchable technology has helped to change the face of a healthcare environment for the better, with a wide range of solutions manufactured by Intelligent Glass that can be used in many areas in the healthcare industry. One of Intelligent Glass’s strongest solutions in this environment is their revolutionary Door Vision Panels, which function as small Switchable windows in doors with existing glass panels that can afford privacy to the occupant, allowing a button on either or both sides of the door to grant the ultimate in privacy solutions for rooms. Ideal for healthcare applications, professionals can settle patients in a room, offering privacy in cases where required whilst

54 Flooring

An all-avocado dining concept in Henrietta Street, featuring flooring from Havwoods The first of its kind, Avobar is situated in Covent Garden and is London’s first dedicated avocado bar. Expertly designed by the team at DesignLSM, the brief involved creating a space that is both eclectic and ‘insta-worthy’. Adorned with sumptuous fresh produce and framed by stunning botanical backdrops, the restaurant embraces the beauty of nature with a contemporary design aesthetic that makes Avobar one of the most exciting new additions to London’s thriving social dining scene. Taking inspiration from the laid-back Californian lifestyle, the design features a relaxed, neutral colour palette with distressed white timbers, a range of woven textiles and statement wood flooring from Havwoods. DesignLSM chose the Henley collection from Havwoods for the high performance, fashion-forward flooring it provides and applied four different boards from the range in a random pattern that celebrates the unique character of natural wood. Manufactured for the hospitality market, the Henley collection presents a range of pre-finished engineered wood planks with a superior oiled and lacquered surface. Ideal for high footfall installations or heavy-duty use, the textured surface of Henley ensures that any superficial scratches and marks are naturally disguised without distracting from the floor’s original aesthetic. Alongside flooring, Havwoods also provided distressed wood cladding for the Avobar project, with rich reclaimed wood surfaces that complement the natural palette found throughout the interior. The presence of both the Vertical cladding range and Henley flooring collection creates a

unique feature throughout Avobar’s design scheme, celebrating organic textures that capture the laid-back LA-inspired interior and progressive ethos of London’s first avocado concept dining experience. “Havwoods have a reliable range of products that create striking floor finishes, enhancing the overall feel of any restaurant space. We have worked with them for over ten years and they can always provide us with high-quality products and service.” Carla Lavery, Executive at DesignLSM Flooring: Havwoods +44(0)1524 737000 Interior Design: DesignLSM Photography: James French

Project - The Place Apart Hotel Executive Architects - Archer Humphryes Architects Main Contractor - Styles and Wood Wood Flooring Supplier - The Solid Wood Flooring Company

The Place Apart Hotel Central Manchester We were asked by the Cost Consultants to manufacture a chevron board that met the budgetary requirements of their client. We met with the Architects who are Archer Humphryes Architects to ascertain exactly what the clients required and then produced samples. We managed to produce 3 variations and the client confirmed the one they wanted. We received signed control samples back so that we can manufacture what the client wants. This apartment hotel will be refurbished in 2017 and the chevron has been designed to fit in with the history of the building. We are also in the process of making matching skirting boards.

The work and fit out is near completion and because of the quality of the flooring and finish we have had several new enquiries from developers in Manchester to manufacture specific designs and finishes in both plank and parquet for residential blocks and commercial applications. We can manufacture anything in timber flooring and as we also have a furniture mill we can veneer surfaces for skirtings, walls and ceilings to match the flooring. For one project we have even made Oak  door and Drawer handles at 20% of the cost of what our client was quoted. Our expertise is in “from the log” to the final finished product which should never need sanding or refinishing as we use the latest finishes developed in the UK and Europe.

A PIECE OF MANCHESTER’S HISTORY Awarded Grade II listed status by English Heritage in 1998 as an acknowledgment of its important cultural and architectural legacy, this former railway warehouse was built in 1867 during the peak of Manchester’s prominence as the world’s number one centre for the cloth trade. The building is the only remaining of four warehouses erected by the Manchester & Birmingham Railway Company and was known as the London Warehouse. Also in 1998, the building was transformed into The Place Aparthotel, retaining many of the building’s original features, including the impressively crafted iron, stone and brick work. These can be seen in the original Victorian railings manning the balconies, the barrel ceilings, the stupendous façade and the large, spacious public area which makes The Place unique. In its former life, the building’s interior was dominated by massive cast iron columns supporting large riveted wrought iron beams. This huge, flexible and cavernous construction gave uninterrupted floor space for the movement of cloth. The cast iron columns and other impressive features remain today, including iron girders and the tastefully retained Romanesque window arches, but instead of vast warehouse flooring, the seven storeys now hold 107 apartments, supporting a spectacular atrium where cranes would once have dangled their loads.

Stair Platform Lift for Ashford Lodge Situated at the centre of Ilkeston, Derbyshire, is Ashford Lodge, a nursing and residential care home serving the needs of patients with dementia or nursing care. The nursing home had an existing stair lift, which was becoming old and noisy, as well as expensive to maintain and had reached the end of it’s useful life. The home contacted Ability Lifts who completed a survey of the site, and recommended their Optimum 200 platform stair lift as the ideal replacement, allowing residents to access both levels of Ashford Lodge. The lift offers stainless steel, clean rail technology which allows the handrail to be used when the lift is not in operation. In addition, the lift platform folds up to create one of the slimmest models on the market. In limited space, the Optimum 200 was fitted on to a narrow wooden staircase which required a specially designed stanchion and base plate to mount the lift onto the inclined stringer. To facilitate this a long narrow steel plate was supplied and fitted by the client to the top of the stair stringer that was capable of withstanding the load from the lift, with additional stanchion post brackets fixed back to the adjacent wall to distribute the loading. The installation was carefully managed to minimise disruption to the residents and staff of the building. A special, bespoke platform size of 800x700mm, with an uprated weight capacity of 300kgs was specified to ensure that the heavier wheelchairs could be accommodated if necessary. The lift is capable of being remote controlled with wireless key controls for the lift. Home owner, Andrew Carnachan was very complimentary about the service they had from the team at Ability Lifts. He mentioned both the efficiency and professionalism of the installation team who worked closely with the onsite builder to ensure the correct fixing for the lift was provided, as well as the consideration the team made to ensure the job went smoothly.
