BCF launches PaintSafe initiative at the 2017 National Painting and Decorating Show The British Coatings Federation (BCF) in association with the Painting and Decorating Association (PDA) and the Scottish Decorator’s Federation (SDF), has launched a new initiative ‘PaintSafe’ which aims to promote the safe use of paint and related products and provide best practice for decorators and other applicators during preparation, application and drying. Working in collaboration with the major paint manufacturers in the UK, the first phase of the campaign focuses on decorative paints, and was launched 28 and 29 November at the 2017 National Painting and Decorating Show. A second phase to promote safe use of industrial paints will be launched late in 2018. Unveiled as part of the campaign includes a tri-fold leaflet, which outlines do and do not points to follow whilst painting, and specific guidelines with regards to lead exposure and preparation. The leaflet is available for download at www. paintsafe.org.uk and will be available via trade outlets across the UK in the first quarter of 2018. BCF’s Chief Executive, Tom Bowtell commented: “Whilst we know most decorators are aware of best practice, it never

hurts to be reminded of the best and safest ways to work with paints and coatings particularly when sanding and spraying, or dealing with period houses that may have been previously painted with lead based paints in the pre-1960s period.”

Curated for Architect@Work ARCHITECT@WORK is the carefully curated two-day event aimed at architects, interior designers and specifiers, returning to Olympia National Hall, London, 24 – 25 January 2018. The theme for ARCHITECT@WORK 2018 is light; everything from practical applications to more artistic endeavours related to light will be high on the agenda of the talks program. Materials matter at Surface Design Show 2018 Surface Design Show returns to London’s Business Design Centre, 6 – 8 February 2018, connecting innovative and exciting materials with architects and specifiers.

McAvoy Secures Place on LHC Modular Buildings Framework The McAvoy Group has been appointed to work on the LHC Modular Buildings Framework. The work that has been scheduled is thought to have a combined value of more than £1 billion. The LHC is known as one of the UK’s longest-established public sector procurement specialists. McAvoy has managed to secure this position by winning the tender for 15 lots and achieving the highest score for education buildings as well as factory processes and for BIM, out of all of the companies that submitted bids to be a part of the LHC framework. McAvoy also managed to top in the workstream WS1 for permanent and interim education and healthcare buildings. The high finishing result by the company, and their selection for the LHC Modular Buildings Framework means that more public sector clients will be able to award contracts directly to the company.

Surface Design Show is THE place for architects, designers and specifiers to immerse themselves in the latest materials for the built environment, gain new insights and network with industry leaders in the fields of surface design. Returning exhibitors include V4 Wood Flooring, James Latham and Grestec Tiles, who will be launching Graficco porcelain tiles, which takes inspiration from the architectural grid style. New exhibitors include Mirrl, Danzer and SoundSpace, who design creative acoustics. The ever-popular PechaKucha Evening, hosted by Phil Coffey of Coffey Architects takes place on Wednesday 8 February. An informal and fun presentation of inspirational slides, the confirmed line-up includes Hannah Corlett, David Kohn, Angela Dapper and Jessica Reynolds. Surface Spotlight Live, which debuted in 2016, is an exciting opportunity for architects and designers to discover the newest and best materials in the industry. The 2018 display will be collectively curated by trend expert Sally Angharad, Treniq, and Colour Hive, who forecast trends and colours. On Thursday 8 February, the Surface Design Awards will take place. The awards recognise and celebrate outstanding examples of progressive design and the use of innovative surfaces in projects both in the UK and internationally. Divided into interior and exterior categories there are 13 awards across seven different categories, each project is judged on a range of criteria including the type of surface, the use of materials and aesthetic design. The McAvoy Group is one of the UK’s leading offsite construction specialists. The Group has already managed to secure their first scheme following their success on the LHC framework. This project is an interim classroom project that has been carried out on behalf of Cardiff Council. The building will accommodate 60 children at Court Special School and will be used for three years in order to help to meet the rising demand for school places. UK companies win big at The UK Property Awards In the UK Property Awards 2017-2018, UK companies have won a glittering array of honours. The event sponsored by luxury car manufacturer Bentley Motors, saw the awards presentation take place at The London Lancaster Hotel on 27th October.

Hendrix Bridge, Zagreb, Croatia Named after the famous rock guitarist ‘Hendrix bridge’ now transforms into a multi-coloured spectacle thanks to an LED light show... Philips Lighting (Euronext: LIGHT), has given the Hendrix bridge in Zagreb, Croatia, a unique lighting makeover, transforming the railway bridge with a spectacular LED light show that is triggered by trains passing over it. The 300 metre-long Zeleni Most (Green Bridge) spans the River Sava in the Croatian capital. Most people in the country simply know the bridge as the ‘Hendrix bridge,’ ever since grafitti with the surname of the legendary rock guitarist Jimi Hendrix first appeared on the bridge in 1995.

Philips Lighting worked with the famous Croatian lighting designer, Dean Skira on the project. At night the bridge is bathed in an almost ethereal white light showing off its arch, spans and graceful design. However, as a train approaches, it is detected by a sensor and the white light fades to black causing the bridge to seemingly disappear. Then, as the first coach behind the locomotive crosses the bridge, coloured lights come on in sync with the speed of the train crossing the bridge. Both the bridge and train are bathed in a moving ribbon of colour worthy of a riff from the bridge’s namesake. As the train disappears the white light returns. The revitalized railway bridge makes the surrounding area more attractive for locals and visitors. “The goal was to upgrade the visual identity of the City of Zagreb. It is part of our plan to enhance city life around the Sava river,” explained Ivan Babi?, Head of the Infrastructural Services Department for the city. “The innovative LED lighting highlights the grandeur, color and the beauty of the bridge. It’s become a tourist attraction with people often stopping to take pictures in front of it.” Lighting designer, Dean Skira, said, “Most bridges are utilitarian in appearance; few of them possess the architectural or structural ingredients required to be able to use light as a medium to enhance the beauty of the engineering. What we created with Philips Lighting was something very special.”

Fosters + Partners complete in Beirut Three limestone clad towers are part of the wider Solidere masterplan for the regeneration Beirut city centre Foster + Partners has completed 3Beirut – the first of the practice’s projects in Lebanon. Responding directly to the site and culture of Beirut, the scheme creates a sustainable residential and retail development in the heart of the city. The development also strengthens Beirut’s role as a centre for tourism, commerce, retail and entertainment while providing new green spaces at ground level for the city to enjoy.

the harbour, while the south facing side steps down in height, with terraces and green roofs that help integrate the towers into the urban grain. The staggered layout of the towers also helps avoid apartments that overlook adjacent units, allowing residents a greater sense of privacy.

The scheme is located in Beirut Central District on a prestigious site within the wider Solidere masterplan for the regeneration of the city centre. Particular consideration was given to the public realm and the creation of new pedestrian routes through the site combined with new landscaped spaces that connect the historic centre to the harbour. On the south side, the central tower has been pushed back to create a landscaped forecourt. The scheme is made up of three limestone clad towers that provide an animated ground plane of shops, cafes, restaurants, a fitness centre, an art gallery and public gardens. The lobbies are connected to the ground plane with a distinctive water features that flows from the inside to the outside creating a calming sound for the public. 3Beirut’s glazed north façade provides spectacular views of

REL Competes M&E Contract at Ebury Centre REL was established more than 60 years ago and is a family-owned business who works to provide mechanical and electrical packages for clients who are a part of the industrial, commercial, leisure, educational and residential sectors. The company has completed a major electrical contract for a new college at the Ebury Centre which is located in London. The contract has been competed by REL on behalf of Bouygues UK.

The M&E contractor have delivered the £1.5 million contract which forms a part of the £35 million mixed use scheme which is being constructed in London. The project has been designed by Sheppard Robson and is being built by Bouygues UK for the development company Linkcity. The Ebury Centre will merge educational facilities with the provision of a 10 storey residential development. The construction is taking place on a site next to the Ebury Bridge in London.

REL’s involvement on this project consisted of the installation of the electrical services at the new 5,200 sq. m. University Technical College. The new facility will deliver the space for 550 pupils and also includes workshops that can be used for engineering as well as a gym and sports facilities and a large outdoor terrace. Kershaw Mechanical Services awarded the electrical services contract to REL, and the two companies worked together in the past to install lighting, security systems and access control as well as 120 solar panels on the roof of the development. The work that was specified as part of this Ebury contract was offered on a tight schedule, however, REL managed to successfully deliver the project within 10 months. The company had to make sure that the electrical elements that were installed met the high environmental targets that had been laid out by the UTC and have also been designed in order to meet the BREEAM Excellent Standard. developer-update.co.uk

A woman from Suffolk who has lived at the same house for more than 50 years is staying put after installing a Stiltz homelift in the kitchen larder to help her get upstairs. Jane Seppings, 80, has arthritis in both knees and had a pacemaker fitted earlier this year, so using the stairs was becoming more and more challenging. But moving from the 17th century four-bedroom farmhouse she has lived in since 1965 was not an option as Jane says the home in Weston near Beecles is ‘the perfect house’. So the decision to adapt her home with a Stiltz Homelift – a unique domestic lift which requires no hydraulics or supporting walls and is powered by a self-contained motor that plugs straight into a standard 13amp wall socket with the lift travelling on self-supporting dual rails – was an easy one. “I’ve lived in this house for 52 years and I cannot imagine living anywhere else,” said Jane. “It’s the perfect house and I love it. The house has had lots of building work done to it over the years and every room is a good size.

“The stairs were becoming more difficult because of my arthritis and I certainly had no intention of moving house or downsizing to a bungalow, so I thought it would be a good idea to get something in place which would make life easier.

“I wasn’t confident about getting on and off a stairlift which sits on the stairwell, so I thought why not go for one of these futuristic Stiltz homelifts instead? It’s a very clever idea and incredibly simple as it plugs straight into the wall. I didn’t want it on display though so decided to conceal it in the larder! “It meant I had to move all the food out but it is three-foot wide and it could be hidden from view in there behind the door. You wouldn’t even know it was there. Stiltz said no problem and installed it in the larder as requested and it has made it much easier for me to move around my home. The lift travels up to a spare room which I use as a utility room for clothes so it is also extremely useful for carrying up baskets of washing!”

Expectation vs reality:

out with the new, in with the old? The UK undeniably faces a housing crisis. It’s not just a political soundbite, it’s affecting lives. New build homes are undoubtedly part of the solution, however, is the consumer perception of reduced quality ‘lego block’ estates stopping people investing, causing them to snub new builds in favour of refurbishment projects? 81 per cent of people are “unenthused” about living in a new-build home while 79 per cent said the government should focus its efforts and funding on refurbishing existing, run-down properties . In addition, a further report this year found that there are more than 200,000 homes worth a total of £43bn lying empty across Britain. Combined with negative stories in the media relating to the quality of new builds, it’s easy to see why public attitude appears to be shifting to buying refurbished properties over new builds. Refurbishing existing properties will only go part way to solving the crisis. Despite programmes such as Grand Designs promoting the property developer lifestyle, more often than not, these projects are not as quick or as glamorous as they seem on TV. The question is, why are new builds facing such opposition and what do we need to do to address this? Are new builds really as poorly built as media reports would lead you to believe?

With every new product, from houses and cars to toys and gadgets, there is always going to be an element of teething. Stories that create headlines, such as “Couple’s dream home in country turns into ‘nightmare’ after finding 150 problems in new-build house” , which are filled with negative terms for new builds, understandably make potential buyers skittish to say the least. Whilst some of these instances are genuine reflections of bad building practices, one of the main barriers the construction industry has to tackle concerns perception. Buying a new home is one of the biggest decisions that an individual is ever likely to undertake, especially as average house prices continue in a long-term upward trajectory . Many buyers purchase off plan and do not see the finished project before they buy. This means that they are often sold on the ‘show home’ factor. The shock sometimes sets


15 in when the buyer collects the keys to their new home - and it simply doesn’t meet their idealistic expectations, or expected imperfections, such as settlement cracks, start to appear. Expectations of pristine existing builds are low, but for new builds, the expectation is often higher and unfortunately, simply unrealistic. If the unexpected happens, buyers often don’t know what is protected or how to go about making a claim. This is sometimes the case with structural defects insurance; designed to protect against defects in new buildings, normally for a period of 10 years after completion. Despite insurance protecting the homeowner from structural damage that may occur during the first ten years after completion, many consumers lack understanding of the extent of cover their warranty provides. This is bypassing the fact that before a build even gets to that stage, new properties undergo rigorous inspections before the homeowner can move in. A structural certificate is only issued when these inspections are complete and all building control

standards have been met. This is why building warranties are a crucial part of the construction process, and why consumers can rest assured that the quality of a new build will stand the test of time. New Platform Lift for Care Home Little Brook House is a private residential care home in Southampton for those who live with dementia and memory loss. The home is a beautiful 17th Century Grade II listed building containing individual bedrooms with en-suite, plus large communal lounge, dining room and conservatories. It recently underwent building works by BSP Projects LTD to create a new extension to provide an additional five bedrooms, requiring a four stop lift to link the existing building with the new. Ability Lifts were invited to tender for this platform lift, and were chosen due to their excellent technical advice and installation expertise. There were some challenges to fitting a lift in the building including certain headroom constraints and the need to access the lift on two sides, as well as the aesthetic challenge of blending the new with the old. The Optimum 100 platform lift was chosen as the ideal solution for this project and Ability Lifts visited the site twice due to the complexities of the lift installation. Their Operations Manager assisted with the drawing approval process as the Optimum 100 lift was customised to fit. The lift was supplied with automatic doors and a part M compliant platform size of 1120mm x 1480mm. Doors were placed on two sides of the shaft serving four floors and a reduced height (1900mm) door at the top landing due to the headroom restrictions. The Manager at Little Brook House was delighted with the new lift and commented: “Ability Lifts attended the site and explained the restricted access issues so that our builders had one less thing to worry about. The new lift replaces old stair lifts, and looks great within our newly refurbished link which mixes old and new, offering access to all four different floor levels. The applications for this incredible heavy-duty adhesive are endless and the labour saving time is considerable. Power Grab ‘n’ Bond in the essence of a heavyduty adhesive will successfully bond metal, wood, stone, glass, fibreglass and most plastics. These materials can also be bonded in any combination. There are not many adhesives on the market that can really hold the description of a heavy-duty adhesive. The purpose requires an ultra-strong formulation that is able to adhere to even the most difficult of materials in a variety of applications. Of course, the phrase “heavy duty” will mean different things depending on your individual interpretation of a heavy-duty glue. The question then arises, what fulfils the criteria of heavy duty adhesive? There really are only two glue types that will perform as a strong bond and proclaim to be a heavy-duty adhesive. These are the two component epoxies and the polyurethanes. Epoxies, even though they will create a stronger bond than Cyanoacrylate, (and can achieve bond strengths of up to 170N/CM²), they have many

disadvantages that would not fulfil the criteria as a heavy duty glue. The two components have to be mixed in exactly the right proportions otherwise the adhesive will not cure. A heavyduty adhesive should retain flexibility, which both glue type’s lack. Aspects governing the necessity of a heavy duty adhesive are; tensile force on the materials to be bonded, excess vibration and sheer and peel strain. When these elements far exceed the norm where a P.V.A or Cyanoacrylate will not suffice, then a heavy-duty adhesive is required. The epoxies and polyurethanes will fulfil the above demands but only in limited circumstances. For example, these types of glues will not bond various materials together and are incredibly slow to cure, (48 hours in some applications). These are all references to horizontal bonding but the real challenge is when the adhesives are faces with a vertical bonding application involving some serious heavy duty. The proclaimed heavy-duty glues or adhesives available cannot cope with when it comes to vertical bonding is the fact that the materials are often

too heavy (weighs over 8/9 kg). In these circumstances, heavy duty glues have to be supported and clamped for at least 24 hours. So that’s the science and technical aspects explained and CTEC want to explain in detail to the reader, why the sister product of CT1 has also now be claimed as the best heavy-duty adhesive for vertical and horizontal bonding on the market. This has been used on many iconic and well-known buildings and places of interest. “Power Grab & Bond was used at the Victoria Square shopping centre Belfast, with a tight schedule off only 3 days to install all the staircases, this was only achievable by using Power Grab& Bond saving us time allowing instant adhesion of the treads without any worry of slippage”. F&P continues strong presence in property sector with funding for Maillot Jaune Property developer ‘bounced’ by Brexit returns with new funding to regenerate brownfield site

A property developer based in Northern Ireland that had bank funding withdrawn following the outcome of the Brexit vote, has turned to peer-to-peer funding to complete the project. Originally funding had been sought to build 11 flats on the seaside, brownfield site in Grey Abbey, County Down in 2006. Following the economic downturn, the residential property sector fell into deep recession and the project was mothballed. During that time, planning permission expired, so developer Maillot Jaune returned to the council with a revised application for eight, three-bedroomed terraced houses which was granted in August 2016. Kieran Trainor, Director at Maillot Jaune says that while the project is slightly behind schedule, it wouldn’t have gone ahead at all without an alternative source of finance: “We had originally agreed funding with my bank that we have been with for years – we even had a verbal guarantee. But following the Brexit vote, the bank became nervous and without warning pulled the plug on the whole thing.”

At that stage Kieran had obtained planning permission from the local planning authority – Ards and North Down Borough Council, and instructed builders to start work on a specified date. “This all happened in March. I had been looking at different alternative finance organisations, but wasn’t happy with the terms, so pulled out. I then came across F&P. Compared to bank finance it isn’t particularly cheap, but this project would not have got off the ground without its help and the P2P finance agreement it arranged.” Now the site is almost finished. “At every stage of the process, F&P has kept us up-to-date with what’s happening. The process has been very efficient and relatively quick, so should the need arise again I wouldn’t hesitate to turn to F&P once more.” Maillot Jaune was incorporated in the severe property slump of the early 1990s when house prices halved in value. This provided the opportunity to acquire good quality properties at so-called fire-sale prices. Within a few years, Maillot Jaune had increased its portfolio to 82 houses.
