04 Modular Building Systems You can’t beat the quality, completion time or the architectural appeal of using Losberger modular building systems. We offer architects, developers and designers excellent customisable rental solutions for marketing suites, community spaces and more. Developers, designers and architects have to deal with a unique circumstance; selling extremely valuable products that don’t exist at the time of purchase, deals are often made on promises. Traditionally architects and developers either commission entirely bespoke builds; which is expensive and time consuming, or opt for basic cabins, cloaked to improve their aesthetic appeal, which rarely meets expectations and design criteria. Losberger provide the best of both worlds; the convenience and speed of modular pre-fabricated buildings, with the appeal and finish of a bespoke design,. Losberger modules are flexible enough to offer contemporary finishes, without the costs and time constraints associated with tailor-made builds. Losberger have been providing modular buildings solutions for almost 100 years, to provide developers with customisable solutions. Losberger’s expertise in this area enable us to deliver projects that are always on time and on budget

With the amount of legislation and information from the Health and Safety Executive (HSE) regarding slippery floors and staircases, it’s important to select the right floor coating system. Slip resistance is a function of the grip between two surfaces; for example, the shoe and the floor itself. Whilst it is not always possible to control what people wear on their feet, we can address the issue of the floor. Our first anti slip coatings were designed for boat decks early in the 20th century, an obvious slip hazard area and invariably wet, probably the most severe requirement for an anti slip coating. These coatings also needed to be designed to survive in the most inclement weather conditions, often on ships travelling for example, the Northwest Passage, making their way across the Arctic Ocean. This early requirement has expanded, both in the workplace and from a public liability perspective, companies must be seen to be doing their utmost to reduce slip and fall accidents.

With every floor space being different, there are a number of coatings to cover most eventualities: • Single pack alkyd, air drying coatings • Two pack epoxy floor paint • Two pack epoxy / two pack polyurethane hybrid There are a number of key questions that then need to be answered:• Is the application interior or exterior? • What is the likely footfall or truck usage on the floor? Overall what traffic concentration will it experience? • How long is the coating expected to last? • Where do you require anti slip, is it limited to walkways, machinery operating cells, etc? • Finally, the aggregate is also an important part of the system, ranging from a standard, particle size controlled; silica sand to materials such as aluminium oxide, the second hardest mineral after diamond used for more extreme applications, aircraft hangers, etc. The table detailed below will aid the decision making process.

Example of usage

Type of product

Light floor traffic Occasional truck use

Fire escape Low footfall corridors

Single pack air drying product eg Suregrip1

Heavy foot traffic Regular pallet truck use

Regular footfall working corridors Factory working areas and workshops

Water based two pack epoxy coating eg Profloor

Loading bays / warehouses in continuous use Aircraft service hangers, automotive manufacturing sites

Resin flooring coating system, two pack solvent free systems eg Profloor Plus Two pack epoxy / Two pack polyurethane hybrid coating system eg Profloor Plus + P1012

Heavy vehicular traffic Heavy use and presence of chemicals 1 2

PTV Rating of 55 wet & Dry dependant on the condition of the floor, 2 coats must be applied for aggregate to be distributed evenly P101 used as a top coat for its superior chemical resistance

Preparation Substrates need to be clean, dry and free from oil, grease and any other signs of contamination. If previous coatings exist then they need to be vacuum blasted or at the very least abraded to create a key for the new coating.

Quality Door Distribution PM-Mendes (International) Limited is a long-established, family owned business, originally trading in panel products, before moving into timber components and doors. Our products are now imported from the Far East and distributed to a wide range of users throughout the country. For over 20 years PM-Mendes have dealt with a carefully selected range of manufacturers with proper financial backgrounds and managements who are prepared to work to our high standards of quality. Our core belief is to do what is right and fair rather than what is expedient at the time, which also extends into our environmental beliefs. The factories that we use have always sourced their core products from managed forests, although we have since gained accreditation in PEFC, FSC and Chain of Custody, adding to our range of FSC products all the time. Both our Head Office and warehouse facilities are based in Corsham, Wiltshire, conveniently close to the M4. A combination of good location, our own fleet of vans and 7.5 tonne trucks, transport backup from selected hauliers and well-stocked warehouses means we can quickly satisfy customer demands throughout the country. As of January 2011, we opened our Northern Office, which is run by a highly experienced and competent team based in Liverpool. These two strategic geographical locations ensure that we fully understand the local economy and therefore the needs of our customers, tailoring products and prices accordingly. Our range of doors, both internal and external, are manufactured to an extremely high standard, by factories that are considered to be market leaders in providing value for money without compromising on product quality. All of our timber products are made using the preferred engineered construction. This system reduces waste, making it both environmentally sound and cost-efficient. The doors are built up using a cross-laminated procedure and then real wood veneers are applied as the top layer. This ensures maximum stability, reducing the risk of warping and bowing, whilst still allowing the beauty and warmth of a natural product to shine through. Because of this added strength, we are able to offer a 10 year guarantee from the date of delivery on the majority of our products. For more information please visit our website

Traditional Window Refurbishment and Replacement The Sash Window Workshop aims to replicate as closely as possible the proportions and designs of historic windows, whilst incorporating the latest manufacturing techniques. Since they were founded in 1994, they have collaborated with many different builders, architects, contractors, interior designers and developers, carrying out window refurbishment, re-glazing, and the manufacture and installation of new timber windows and doors. The Sash Window Workshop was approached by an interior contracting company who were looking to replace the timber windows and doors for a property in South West London. The company requested new windows and doors which fitted the following specification: • New traditional windows to match the existing style and be period appropriate; • The highest possible thermal and acoustic performance; • The maximum amount of light transmission possible through the glass; • Bespoke window ironmongery.

Upon receiving the request for a quotation, a trained surveyor met with the architect for the project to discuss their requirements and advise how they could help. In total they required over 20 new sash and casement timber windows and 4 new doors. All of the company’s new windows and doors are manufactured from their workshops in Berkshire using the latest in computer operated machinery, alongside the eye for detail of their traditional craftsman. The materials used allow them to produce windows and doors to the highest specifications, giving the best possible performance, combining minimum maintenance with maximum lifespan. As all of the new windows and doors that The Sash Window Workshop manufacture are bespoke, they were able to ensure that their replacement windows and doors exactly matched the original designs, meaning that they fitted in with the surrounding properties and retained the aesthetic look and feel of the property. As a FENSA registered company, the customer received a FENSA certificate for the complete new windows, increasing the value of the property and certifying that the work complies with building regulations.

Ecobuild Overhauls Floorplan With Exciting New Format as Architectural Collective Assemble Bring Turner Prize Winning Art to 2017 Show • Ecobuild 2017 to transform into a City concept and bring regeneration to life • Renowned conference returns with key industry partnerships and big name speakers • Dedicated “Redefining Sustainability” zone in partnership with Green Building Councils Turner Prize-winning architects Assemble are to headline Ecobuild 2017, bringing their award winning Granby project to the show as part of an immersive new experience. During an exclusive launch event, an entirely new and exciting city-based floor plan format was also revealed for the show. Bringing the event’s theme of regeneration to life, Ecobuild 2017 will see ExCeL London transformed into an immersive ‘city’ – complete with main street, distinct destinations and special feature attractions. Central to the experience will be Regeneration Drive, a boulevard running through the middle of Ecobuild, linking different aspects of the exhibition and enabling visitors to experience the very best examples of innovation and creativity from across the built environment. Martin Hurn, Brand Director at Ecobuild, explained: “For 2017, we’re completely overhauling and innovating the Ecobuild experience. We asked our visitors what they want and need from the show, and sustainability overwhelmingly came to the top of the agenda. To deliver this, we’ve ripped up the floorplan and reinvented Ecobuild as an immersive city centred around Regeneration Drive. “Imagining the exhibition as a city allows us to deliver a unique programme focused on regeneration, in a way that is relevant and inclusive to all our exhibitors and visitors. Different aspects of construction and the built environment deserve specific focus, and each of the Ecobuild 2017’s destinations will each have something distinct and exciting to offer.” Ecobuild also announced key collaborations with Lead Partner UK Green Building Council (UK-GBC), the Construction Products Association, the Institution of Civil Engineers (ICE) and the Chartered Institution of Building Services Engineers (CIBSE). As they make their way up Regeneration Drive, attendees will be introduced to key destinations such as The Arena, City Hall, The Campus, The Gateway and The Performance Lab. The Arena will be home to the headline guest speakers, staging a range of keynote speeches from industry thought leaders and innovators across the three days. Included within the programme will be world-renowned architects and MPs from the All-Party Parliamentary Group for Construction. The UK-GBC will also be hosting daily leadership panels chaired by

their CEO, Julie Hirigoyen. The show’s sustainability hub, City Hall, will be home to the UK-GBC and World Green Building Council. Featuring two seminar theatres, this arena represents the culmination of Ecobuild’s Redefining Sustainability campaign – which seeks to create an industry-wide understanding of sustainability objectives and drives, and a clear direction for the future. Architectural collective Assemble will present its award-winning Granby Workshop project at the Campus, the show’s destination for innovative thinking and the latest technology. Visitors will be able to view and interact with a unique installation created by Assemble, telling the story behind the collective’s Turner Prize winning regeneration project. Attendees will be also able to interact with Future Materials, a gallery curated by ARCC, previewing next-generation materials and processes currently in either research or testing stage. The Gateway will allow visitors to explore national and social infrastructure projects in partnership with ICE. The Performance Lab, meanwhile, will showcase the latest in Smart Home and Smart Building technology in association with Ecobuild 2017’s building performance partner, the Chartered Institution of Building Services Engineers. The city will also contain a number of other areas of interest, including The BRE Academy, The

Business District, international pavilions and a dedicated District Energy Town Square created in conjunction with the UK District Energy Association. The organisers are encouraging exhibitors to get involved with the immersive city theme, inviting them to create their own destinations along Regeneration Drive and across the entire event. Hurn added: “The 2017 show is shaping up to be the most impactful and exciting in recent years. There’s a real appetite within the industry to redefine and create a universal vision for what sustainability will mean in years to come, and we have revamped Ecobuild to ensure it is the perfect platform to lead this discussion. “With the support of our partners, we’re shining a spotlight on the best examples of innovation and creativity in the industry with demonstrations of new products, smart technologies and ground-breaking materials. We’re also particularly excited about the presence of an impressive collection of international exhibitors, and hearing about best practice sustainability from around the world.” Free registration is now open for visitors. The treatment plant you choose should be around 95% efficient thus allowing long intervals before de-sludge is required. The waste water must be cleaned to a standard meeting the usual discharge level requirement, you must apply for either an exemption certificate or permit, before making a discharge we can assist with this and advise on the method of discharge, be it a ditch, stream, watercourse or soakaway. As the system breaks down and aerates the solids, the introduction of non-degradable items such as wipes, sanitary products etc. should be avoided at all times in any treatment plant, this will clog up the system and increase the

need to empty the unit, follow this instruction and typical emptying will be around 3-5 years, it is also recommended no medicines, or

harsh chemicals enter the unit, try to stick to Eco brands and stagger washing throughout the week.

Whether you like them or not, an essential element of any entrance is a place for a letterbox or letterplate. Your post needs to be delivered one way or another, so here are some points to consider when making decisions about its placement and use: 1. When letterplates are installed onto your door, two things to remember are: The Security Risk: it’s placement too close to the middle of the door could be a security risk - enabling easy access to the lock. Considering the Postman: Our customers are sometimes concerned about the postman having to bend down if they place a letterplate at the bottom of the door. This is entirely a personal choice but letterplates do look more up to date and attractive lower down and out of the way. 2. Letterplates may not be suitable for passive house or zero carbon rated houses with high insulation values because they are a source of heat loss. It is possible to buy certified letterplates however they are not always attractive or contemporary.

Letterplate or not 4. Mail chutes are a solution but are best implemented when the building is being built as they are hard to fit after the fact.

3. The placement of letterplates on timber doorsetswith grooves is important:

A postbox sits on an outside wall, with a tunnel through the wall with an internal basket for the post to fall into on the inside. A very good option for new builds when an abundance of space is available.

If the door is vertically grooved, then the letterplate should be vertical to prevent water rolling down the door and sitting in the grooves where the letterplate is. The same applies if the door is horizontally grooved - the letterplate should be horizontally fitted as well.

5. Creating a special place for the letterplate on the door is another option. This is usually done in the side lite in a dedicated panel at the bottom or middle of the door. The benefit of this is that it is not in the door.

6. It’s worth noting that if there is a clear glass side lite by your door, there is s security risk if post is left on the doorstep while you are away. Would be burglars will know you are away. 7. Choosing a postbox which is fitted onto an outside wall, means you have to go out to collect your post but does make a lot of the above issues obsolete!! However, your postbox could also get full while you are away and alert burglars that you are not around. Check out Urban Fronts range of accessories or call us on 01494 778 787 or email

Historic 196 Deansgate in Manchester Adopts Under Floor Air Conditioning AET Flexible Space, leading provider of under floor air conditioning systems, is proud to have been part of the phased refurbishment of the historic building at 196 Deansgate in Manchester. Situated in the city centre on what is probably Manchester’s best known streets with close proximity to Spinningfields, the architecturally stunning building has a Grade II listed façade and has attracted significant interest by potential tenants to its 48,000 sq. ft. over five floors of Grade A office space. The refurbishment required a fundamental rethink to transform the building in decline, into a modern sought after commercial space. Buttress architects managed to revamp the space, removing one of the lifts and creating a visible reception area as well as implementing a new services strategy, using raised access floors and underfloor air distribution. This allowed the ceilings to be exposed and specific architectural features to be retained. The AET Flexible Space system utilises the plenum as the ventilation duct, yet differs to standard underfloor air distribution; offering superior zonal control. As the system utilises the space beneath the raised access floor to distribute conditioned air, this eliminates the need for ceiling based duct work and offers a variety of benefits; for example, allowing architectural features and ceilings to be left exposed. The fully conditioned air is introduced into the space via floor recessed fan terminal units; or Fantiles, which are easily relocated within a 600mm raised floor and also feature integrated controllers allowing users to personally adjust temperature and fan speed settings. This flexibility makes it easy and economical to adapt to future changes in the workplace, making it an attractive commercial option for growing businesses. AET originally supplied their unique under floor air conditioning equipment during a partial refurbishment of the upper floors in 2008. In 2016, developer Commercial Estates Group invested £2.3 million into the refurb of the reception, first and second floors and recently they secured a five year lease for 4,650 sq. ft. on the fourth floor for Marketing Communications Agency, McCann Manchester. CEG hosted an official building launch in early October. For more information visit
