UK companies win big at The UK Property Awards In the UK Property Awards 2017-2018, UK companies have won a glittering array of honours. The event sponsored by luxury car manufacturer Bentley Motors, saw the awards presentation take place at The London Lancaster Hotel on 27th October. A total of 102 UK companies received awards for categories ranging across property development, real estate, interior design and architecture categories. Chosen from over 200 entries across the UK regions, these companies have proved themselves to be the very best in their sector.

BRUFMA gets a new name

BRUFMA (the British Rigid Urethane Foam Manufacturers Association) has unveiled its new name – Insulation Manufacturers Association. A response to create clarity within the marketplace, the new name reflects the critical role the organisation plays in representing a key component in the built environment.

“Events of this year certainly brought this need into sharp focus, as many commentators and other interested parties were unable to immediately identify which trade association spoke for which part of the industry. We also wanted to be sure that as an Association we are solely responsible for and have ownership of the messages coming from this sector. With a name that enables everyone to understand exactly who we are and what we do, it gives the recognition that we spe ak for the largest part of the insulation market. We are setting out to develop and expand our policy, communications and public affairs activity, to support the Association’s technical and scientific work.

BRUFMA has announced a change of its name to Insulation Manufacturers Association with immediate effect. The new name reflects the position that PIR and PUR insulation manufacturers hold in providing the largest share of insulation products used in the UK market. With a growing need for ever greater energy performance and thermal efficiency across all buildings, this share of the market is expected to keep on growing and therefore the Trade Association has a responsibility to ensure it is the principal point of contact for all audiences relevant to this sector with a name that reflects this responsibility. Simon Storer, chief executive of IMA said; “BRUFMA as a name has served the industry extremely well over the years, especially on technical and industry matters and this of course, will not change. “However, the membership agreed that the Association now needed to build on this well-established foundation, move away from predominantly inward facing activity and extend its reach and influence to a wider and more diverse developer-update.co.uk

“At IMA we are very excited as we start a new chapter in the Association’s life, of representing our members, including all the manufacturers of PIR and PUR in the UK and Ireland, as well as all those across the supply chain including chemical and ancillary suppliers. “There is a very important job to be done with regards to ensuring buildings in the UK meet their design specification. No need to feel blue with new roof guidance Technical guidance for the construction and design of blue roofs has been released by the National Federation of Roofing Contractors. The information was put together by the NFRC Joint Flat Roofing Technical Committee whose members included membrane and system manufacturers, insulation producers, standards and certification bodies, drainage consultants and representatives from flat roofing trade associations. Kevin Taylor, head of technical services at the National Federation of Roofing Contractors, said: “No British or European standard covers this type of application so we were tasked with producing these notes to support the design of technically correct Blue Roof construction. “We hope that this – like Green Roof Code of Practice (GRO) has done for green roofing – will provide comprehensive information and guidance for specifiers, designers and installers of blue roofs.” The guidance includes sections on drainage, roof deck construction, falls, waterproofing, outlets, overflows, components and finishes. A Blue Roof is a flat roof designed to allow controlled attenuation of rain fall during heavy and storm events as part of a Sustainable Urban Drainage Systems (SuDS) good practise policy, replicating the natural environment or improving the as built environment. It treats and releases the water at a managed and controlled rate directly into the sewers waterways and river systems. Kevin added: “At the NFRC we help our members plan ahead and see both green and blue roof systems as providing sustainable roof drainage solutions for our sector.” www.nfrc.co.uk

Great Portland Estates plans work on £233m trio of schemes Great Portland Estates could start main construction work on three sites next year worth £233m in building contracts.

The developer confirmed its plans in a trading update to the city this morning. The trio of sites are all based around the new Crossrail link which the firm said will give amajor boost to the London property market. Great Portland estates said: “We have added to our nearterm development pipeline which now comprises three schemes (414,000 sq ft), all with potential project starts over the next nine months.”

The three sites are: Cityside House E1 – Strip out and demolition works have started with plans to upgrade and extend the existing offices alongside new build residential and a hotel Oxford House W1 – Plans for a major new build scheme on the site have been submitted comprising 78,100 sq ft of offices and 38,400 sq ft of retail. Hanover Square W1 – Enabling works are underway for the largest over-station Crossrail scheme and main works on the New Bond Street building could start in the first half of 2018. Great Portland Estates moved to quell fears of a slowdown in the London property market. Chief Executive Toby Courtauld said: “In spite of the macro-economic and political uncertainties, tenant interest remains healthy across our portfolio. Moreover, activity and pricing in central London’s commercial property market remains robust for prime assets, offering potential opportunities for us to crystallise further surpluses through sales in the near term. Although we can expect some weakness in market rents and secondary yields during this period of uncertainty, demographic growth and the broad spread and depth of the capital’s economic activity will help to cement its position as one of only a handful of truly global cities and Europe’s business capital, generating demand for our brand of well designed, centrally located, high quality space.” developer-update.co.uk

Construction careers more attractive according to new CITB report One in four young people (28%) have given construction careers the thumbs up by awarding the sector top marks for attractiveness, according to a new report from the Construction Industry Training Board (CITB).

Changing Perceptions: the growing appeal of a career in construction, is based on a survey of 1,000 young people, 500 parents and 800 guidance career professionals. This year’s findings show an improvement in the perception of construction careers among all of the groups surveyed. But results also show that a limited knowledge of the sector among guidance professionals persists along with a tendency to encourage lesser qualified people into the sector.

Careers guidance professionals were more likely to give construction careers advice to those with lower qualifications than graduates and those with at least 4 A-levels – a consistent trend since 2014. Two out of five (41%) school students were told by guidance professionals that a degree would be more beneficial in the long term than other qualification. Among 18-year-olds, more than half (51%) were advised that a degree offered better prospects.. Two thirds (67%) of male respondents said they would consider a construction career compared to only a third (34%) of females.

Encouraging statistics show that young people’s knowledge of the industry has increased and they have a greater awareness of the breadth of roles in the sector. They are also more likely to see a construction career as well paid and an increasing number agree that the sector offers as many jobs for women as men. To add to this, both construction and civil engineering were placed in the top 10 (seventh and eighth, respectively) from a list of 29 potential career paths which young people were

Safety concerns still feature highly for young people – 46% of young people saw this as a concern. The survey found that career guidance professionals would welcome increased engagement with the sector to help them develop their knowledge of construction. The number of guidance professionals working directly with local employers was up for the fourth year in a row rising to 53%.

BMF calls on Chancellor to support modernisation of builder’s merchants’ delivery vehicles The Builders Merchants’ Federation (BMF) has written to the Chancellor to urge him to put measures in the forthcoming budget that will support the modernisation of builder’s merchants’ delivery vehicles. The BMF, the UK trade association for businesses in the building materials’ supply chain, state in the letter that transport is the second biggest operating cost for builders merchants after wages. John Newcomb, chief executive of the BMF said: “Our members tell us that the best action the Chancellor could take to support our industry would be to provide incentives for the modernisation of delivery vehicles. “Currently merchants are limited in the types of vehicles that they can use, often needing diesel HGVs to move heavy materials like bricks and timber that use lifting gear to load/unload them. Rising costs, coupled with planned Clean Air Zones that aim to control access to cities or set entry charges, could have a hugely significant impact on merchants”. Based on a recent members survey, the BMF list five key asks of the Chancellor in their letter: resist the temptation to increase Road Fuel Duty and maintain the freeze on all fuels; protect the funds previously allocated to develop alternative fuels for HGVs; be sparing in any Vehicle Excise Duty increase HM Treasury apply linked to the Retail Prices Index; be clear to explain changes in tax

treatment of business vehicles to favour cleaner models; and, find money to fund a diesel scrappage scheme to help SMEs replace lorries, trucks and vans. John Newcomb added: “The BMF supports action towards cleaner air. Government and industry ought to work together to ensure that policy to tackle nitrogen dioxide pollution does not restrict the delivery of materials and products to where they are needed. This is why our members are calling on the Chancellor to implement measures to support them to modernise their vehicles, and ensure that we can continue delivering the vital building blocks of growth in all parts of the UK”.

Management restructure at Vicaima Limited Following five successful years at Vicaima, including three as Managing Director, Barry Waddell has decided to take early retirement from the company at the end of the year. Leading Rendering Company’s Hat Trick Win At National Awards Leading render and external wall insulation supplier SPSenvirowall has scooped the prestigious Project of the Year award and two other accolades at the Insulated Render and Cladding Association (INCA) Awards.

13 The leading render and external wall insulation supplier took home more awards than any other entrant at the national awards ceremony. Winning categories included Project of the Year, New Build and High Rise Refurbishment. Its work on Langley Academy Primary School in Berkshire, in conjunction with sub contractor Build-Therm, picked up both the coveted Project of the Year and New Build awards. SPSenvirowall supplied high performance external wall insulation and renders to the project. INCA recognised the project’s success in minimising disruption to staff and pupils and delivering great thermal performance and design. SPSenvirowall and EWI installer Rateavon also scooped the High Rise Refurbishment award in recognition of the work carried out on Bristol-based high rise buildings Sedgewick House and Barwick House. The council-owned buildings used SPSenvirowall’s Wall System 2 to improve thermal insulation and its innovative flexible brick slips to create a leafy tree mural on the side of the buildings to improve their appearance. The project resulted in reduced heating bills for the buildings’ residents, reduced energy consumption and carbon emissions, and extended lifespan of the building. Brio Brio Puts Puts a a Brio architectural hardware made an adventurous curved door project a reality for an innovative wedding venue in north Devon. Tunnels Beaches is a network of hand carved tunnels leading to sheltered beaches and a tidal Victorian bathing pool at Ilfracombe, the location of a breath-taking beach front wedding venue operated by Devon Beach Weddings. The bespoke building curving out of the rock means there are no concerns about the UK weather and whatever turn it takes it is all visible through curved bi-folding glazed doors – whether opened or closed. The owner had the idea to refurbish and at the same time to extend the upper story of the curved building by 2 metres, installing curved bi-folding glazed doors and thereby increasing capacity from 130 guests to 160. With a full house for weddings in 2017, (120+ weddings booked), over 100 weddings already booked for 2018 and prime dates in 2019 booking fast, the extension was a must.

Awlwood Joinery already had a good relationship with the owners Jamie and Zoe McLintock having worked with them at the Tunnels Beaches Bath House – an old Victorian bath house – which was turned in to wedding accommodation for the venues guests, so when the scheme was mooted to install curving bi-folding doors the McLintock’s turned to David Wray at Awlwood Joinery. “It wasn’t anything we had done before but we are skilled guys and the concept is not beyond the reach of man – after all we can send men to the moon – so we undertook the commission. The architect, RGP of Barnstaple, came up with a scheme and we did as they instructed – but with fewer doors (two sets, opening out). The design included wood cladding and lots of steel. “We opted for the Brio Weatherfold 4s system after talking to Bob Harrison at Hebden & Holding architectural ironmonger and the Brio

The decision was led by the architect’ plans and the constraints of the timber as you cannot have huge pieces of curved timber so we had to make up the doors from smaller pieces that would eventually be bolted together on site. The actual frame was put together by the owner’s site carpenters.” David Wray says: “I am very pleased with the results especially with Brio’s new dual point locking mechanism. Most bi-folding doors are locked top and bottom which means reaching up and bending down to operate. The new Brio system is a finger locking mechanism. I am so impressed with it I am using it on all jobs. It may be more expensive but it is well worth the investment for the huge improvement and simplified operation and it looks so much better. Brio’s 286 Dual Point Lock system launched last year has been joined by Brio’s 288 Lever Furniture to give joiners a deluxe option to offer their customers who now, more than ever, are looking for aesthetics as well as practicality. Brio’s 286 Dual Point Lock is suitable for Brio’s tough exterior folding system Weatherfold 4s with timber or aluminium panels and for single hinge panels, such as French doors, up to 3.5 metres high, offering an alternative to the standard flushbolts. It is both ultra secure and aesthetically pleasing.

This prestigious £100m joint venture project between Barratt London and Sainsbury’s really tested my knowledge! It was a very challenging project from the outset with lots of upfront detail design input (over 50 bespoke waterproofing details), a tight programme, lots of different roof areas (+10,000/m2), build ups and a variety of complex interface details to overcome. Wholly rewarding to be able to say that you helped design and waterproof that structure. Best moment of 2017: Building the team; in much the same way I entered the business, this year I helped recruit five new Trainee Technical Sales Managers to bolster key geographical regions and to help grow our UK presence. I hope to continue the Axter tutelage and pass on my knowledge to the next generation to come.

Power Grab ‘n’ Bond in the essence of a heavyduty adhesive will successfully bond metal, wood, stone, glass, fibreglass and most plastics. These materials can also be bonded in any combination. There are not many adhesives on the market that can really hold the description of a heavy-duty adhesive. The purpose requires an ultra-strong formulation that is able to adhere to even the most difficult of materials in a variety of applications. Of course, the phrase “heavy duty” will mean different things depending on your individual interpretation of a heavy-duty glue. The question then arises, what fulfils the criteria of heavy duty adhesive? There really are only two glue types that will perform as a strong bond and proclaim to be a heavy-duty adhesive. These are the two component epoxies and the polyurethanes. Epoxies, even though they will create a stronger bond than Cyanoacrylate, (and can achieve bond strengths of up to 170N/CM²), they have many

disadvantages that would not fulfil the criteria as a heavy duty glue. The two components have to be mixed in exactly the right proportions otherwise the adhesive will not cure. A heavyduty adhesive should retain flexibility, which both glue type’s lack. Aspects governing the necessity of a heavy duty adhesive are; tensile force on the materials to be bonded, excess vibration and sheer and peel strain. When these elements far exceed the norm where a P.V.A or Cyanoacrylate will not suffice, then a heavy-duty adhesive is required. The epoxies and polyurethanes will fulfil the above demands but only in limited circumstances. For example, these types of glues will not bond various materials together and are incredibly slow to cure, (48 hours in some applications). These are all references to horizontal bonding but the real challenge is when the adhesives are faces with a vertical bonding application involving some serious heavy duty. The proclaimed heavy-duty glues or adhesives available cannot cope with when it comes to vertical bonding is the fact that the materials are often

too heavy (weighs over 8/9 kg). In these circumstances, heavy duty glues have to be supported and clamped for at least 24 hours. So that’s the science and technical aspects explained and CTEC want to explain in detail to the reader, why the sister product of CT1 has also now be claimed as the best heavy-duty adhesive for vertical and horizontal bonding on the market. This has been used on many iconic and well-known buildings and places of interest. “Power Grab & Bond was used at the Victoria Square shopping centre Belfast, with a tight schedule off only 3 days to install all the staircases, this was only achievable by using Power Grab& Bond saving us time allowing instant adhesion of the treads without any worry of slippage”. An Introduction to the Bathroom Switch It is all very well installing subtle mood lighting into a new bathroom but how are you going to control it safely within the bathroom? Yes there are pull-cords aplenty, even dimmable ones, but when you are spending good money creating your bathroom heaven, a load of pieces of string hanging from the ceiling somehow detracts from the overall design. Queue The Bathroom Switch. Wired to small Sensor Pads, which can be placed behind most materials such as Ceramic or Stone Tiles, Wood, Plastic, Glass, and even Metals, users can create switches or dimmers in virtually any shape and situation. Tiles covering Sensor Pads are adhered with silicone allowing access should it be necessary. In Bathrooms, these Sensor Pads can even be placed behind tiles reachable from the bath or shower (zones 1&2) and thus allow safe switching and dimming. These Bathroom Switch controllers can be activated from up to 12 low voltage (5vdc) Sensor Pads, so for example a Dimmer Controller can be operated from a Sensor Pad by the door and then the lights dimmed by touching a tile whilst in the bath.

Most types of lighting can be operated by the Bathroom Switch; this includes incandescent bulbs, halogens (mains and low voltage), LEDs and low energy bulbs. The dimmer controller will work with most leading and trailing edge dimming LEDs and because of the method of output wiring, it is even possible to dim lights as well as switch a fan on and off using the same Dimmer Controller. The Bathroom Switch will also switch other devices (to a maximum loading of 500Watts) such as mirror demisters etc.. If a greater load is present, the Bathroom Switch will switch a slave relay or contactor. Bathroom Switch controllers are usually sited outside bathrooms, they should be installed either in the ceiling/loft space or elsewhere outside any zoned area. Sensor Pads are connected to controllers using thin cable such as “CAT5” or “CAT6”. Operating the Bathroom Switch is simple: Touch your chosen faceplate (tile etc.) and the lights will turn on. Touch again to switch off. The Dimmer variant operation is also easy; touch your chosen faceplate and the lights will turn on at low level, keep touching and the lights will begin to ramp up to full brightness, remove the hand and the lights will stay at the intensity reached. To switch off, touch

briefly and the lights will slowly dim back down and switch off. If required, a further touch at this stage will again latch to the intensity reached and the lights can then be ramped up again. In the timer variant, the delay is set within the controller and the lights will remain on and then switch off once the set time is reached Applications for the Bathroom Switch include (obviously) bathrooms and wet rooms, but they can of course be used elsewhere; Bathroom Switches have been used in various situations including in domestic situations such as where switches are required to be non obtrusive i.e. mounted behind door architraves etc, and in kitchens etc. Commercial applications include vandal proof switching, commercial kitchens, swimming pools and stairwells where wiring for multipoint switching becomes easy with just 2 wires connecting all Sensor Pads to one controller. With mood lighting becoming a desirable option within bathrooms the Bathroom Switch provides an elegant alternative to pull-cord operation.

DuPont Teijin Films Introduces Flame Retardant Polyester Film Melinex® FR220 PET Film UL Certified as VTM-0 HOPEWELL, Va., Nov 6, 2017 – A new class of flame retardant PET polyester films from DuPont Teijin Films promises to help designers in the industrial, transportation, construction, electronics and label industries provide improved safety at low cost. The halogen-free, clear Melinex® FR2XX series of polyethylene terephthalate (PET) films combines the inherent polyester film properties with the VTM-0 flame rating certified by UL’s UL 94 flame classification testing. “Traditional PET polyester films are well-known for their performance and reliability characteristics, and this new film type has combined those properties with the highly desired VTM-0 certification,” said Scott Gordon, business development manager, DuPont Teijin Films. “We have worked closely with key customers to develop a clear flame retardant film that meets the needs of several industry segments.” Recent reports have predicted growth rates over 7 percent per year in flame retardant polymer usage, driven by more stringent fire safety requirements in the construction, automotive and other industries. Some commercial polymer film types offer inherent flame retardance, but often at a price point of up to 30 times higher than PET films. Meanwhile, most PET polyester films are known for their physical durability, chemical resistance and low water absorption, but with typical flame classification ratings at only the VTM-2 level.
