New Housing Concept Delivers On-Cost, Quality Sustainable Homes Fast (SIPs), the 4.9m x 11.4m modules can be assembled into units of up to five storeys in detached, terraced, tenement, semi-detached and four-in-a-block configurations giving occupants and housing associations a low-cost, energyefficient solution without compromising on good design and comfort.

Housing decision-makers across the UK can explore the affordable, energyefficient, quick to build volumetric housing solutions brought to market by Üserhuus AG and Tigh Grian Ltd at the BRE Innovation Park in Watford. The world renowned BRE Innovation Park, created in 2005 to trial, test and demonstrate low and zero carbon homes and buildings of the future is now host to two new housing units. These demonstrate the ultimate in superefficient, factory-finished, configurable dwellings built to the Scottish Building Regulation Gold Standard, with one unit having a completely building-integrated photovoltaic roof. At the heart of the project is the volumetric unit, comprising a singlebed apartment or a combination of units forming houses of up to four or five bedrooms. Manufactured in Wales using a structural insulated panel system

Each unit is built, fully serviced, fitted out and decorated practically ready for occupation upon leaving the factory, when it is transported via lorry to be laid on pre-prepared foundations. With EPC B ratings, each unit is fully insulated and heated using a whole house mechanical heat recovery ventilation system, with wall-mounted electric panel heaters. With Üserhuus’ input, there is also the option to replace the tiled roof with an entire photovoltaic “terra cotta” roof and part of the façade. The basic house types aim to deliver very low annual energy bills (estimated at £300-500 per annum for energy and space heating); with the addition of Üserhuus’ technology they could even produce supplementary energy. The overall affordability (cost calculations indicate less than £1000 per sq m), reduction in construction costs and the early delivery of houses for occupation, together with the assured and consistent internal quality, makes for a much more efficient use of development finance and earlier achievement of a revenue stream.

CBI chief blasts Government’s ‘green’ policies

The Confederation of British Industry (CBI) has hit out against the UK Government’s approach to energy efficiency and renewable technology. Speaking alongside the former Vice President of the United States, Al Gore, and the chief executive of Christian Aid, Loretta Minghella at an event organised by the environmental think tank, Green Alliance, CBI director-general John Cridland argued that certainty and clarity of direction are critical to developing long-term business investment in a low-carbon future. In his speech, he praised the steps that had been taken so far in the UK, but also warned that recent changes risk destabilising industry. Cridland said that the UK has “built up real credibility on climate leadership and low carbon investment,” but the roll-back of renewables and mixed messages on energy efficiency meant that the Government “risks sending a worrying signal to businesses.” “We need all countries to pull in the same direction at the Paris Summit [in November] to give firms the certainty and confidence they need to invest in the green economy for the long run. Politicians and negotiators should be confident that business is behind them in securing a lasting climate deal,” he concluded.

Single Ply Roofing Winner!

V for VitrA

Winner of the Single Ply Roofing category at this year’s NFRC National Roofing Awards, the roof refurbishment of the Joseph Black Building, University of Edinburgh, was an extraordinary project completed by BriggsAmasco using a Sika Sarnafil membrane. Sika Sarnafil Membrane S327-15EL in Patina Green was chosen to replace the old roof covering, as the local authority planning department advised that this product was an acceptable replacement for the original copper roofs on the listed building. Work to replace the roof included installing a new timber taper fall once the copper roof was lifted, to improve drainage, which was then covered with the mechanically fastened Sika Sarnafil system. The membrane was applied with standing seam profiles to replicate the original copper roof details. Flawless application of the Sika Sarnafil membrane across an area with complex detailing and upstands sealed the victory for BriggsAmasco at the tenth NFRC Roofing Awards. The project was recognised by the judging panel for the challenges that were overcome during the project and the wholly positive response from the client.

VitrA bathroom products have been chosen for the exciting new luxury hotel M by Montcalm Shoreditch. It is the fifth hotel in the group’s prestigious portfolio and has recently opened. Located near the ‘Silicon Roundabout’ and trendy Hoxton in London, the impressive 23-storey contemporary tower has been designed by 5plus Architects and built by SGP Contracts. Complementing the awe-inspiring rooms, VitrA products have been chosen for all of the new 269 bathrooms and washrooms. The bathrooms have been fitted with VitrA’s high-end M-Line basins and WCs designed by NOA, the German design studio. This award-winning range is sleek and understated and includes many practical benefits. For example, based on research by NOA, the design of the bowl has a very specific depth that minimises the build-up of soap and water residue on the basin’s surface; an ideal choice for hotel spaces.

INDUSTRY news Church Conversion: Linc Thelen Design and Scrafano Architects

Tallest building using structural cross-laminated timber in Europe completed in London

For a family of five, the designer and architect sought to gut and renovate a building that had been partially converted from a 5,500-square-foot church to a residential space, preserving historic elements of the existing structure while updating the home with modern conveniences. In dividing the cavernous building into a 7-bedroom, 6-bathroom, single-family residence located on top of a separate ground-floor unit, the design and architecture team began by relocating the kitchen to the central nave of the former church. The new, open-plan kitchen, dining, and living area sits beneath 25-foot-high vaulted ceilings and a large, original stained-glass window. A seethrough fireplace connects the multipurpose great room to an additional family room. The architect extended the lofted bedroom area, adding an exposed catwalk and cantilevered staircase. At the building’s highest point, the designer converted an 11-by-11-foot bell tower room, which formerly housed the HVAC unit, into a compact entertaining space with custom countertops, a wine fridge, and clear plastic furnishings. A wood-framed upper addition, clad in sheet metal with a composition shingle-roof, sits atop the original exposed brick. The bell tower was renovated with a glass floor and new windows, offering views of the city. Hickory wood cabinets, white quartz countertops, and 4-inch, white-washed, white oak flooring complete the kitchen, which flows into the living room where the fireplace is clad in white quartz. Other custom elements throughout the home include cabinetry, the kitchen light fixture, stools, an industrial steel door, the dining table, bathroom vanities, and wall coverings.

Hawkins\Brown has completed 49 new homes on Wenlock Road in Hackney, London, UK for Regal Homes. The £10m Cube building, located at 17 – 21 Wenlock Road, has a unique timber/steel hybrid structure and is the tallest building to use structural cross-laminated timber in Europe, with its ten stories reaching a total height of 33ms. The 6,750 sq m scheme, for which Regal Homes won the London Evening Standard New Homes Award for Developments of Outstanding Architectural Merit in 2015, has been designed with a twisted cruciform plan, ensuring each apartment has views up and down the neighbouring canal basin to the west, or across the park to the east. The cruciform layout turns the traditional inward-looking courtyard block on its head, creating four courtyards that face out towards the surrounding city, creating views and improving access to light and air from apartments that have three external walls. 1,190 sq m of commercial space has been created on the ground floor of the development, facing onto Wenlock Road. Alex Smith, Associate at Hawkins\Brown said: “The Cube breaks new ground and demonstrates the great potential of Cross Laminated Timber as a material that enables rapid construction with a reduced environmental impact.”

Simon de Friend, CEO at Regal Homes, added: “The Cube was created to be a pioneer of architectural possibilities, pushing the boundaries of residential construction and developing homes that are also works of art.” To achieve the unique “twisted stack” layout of The Cube, which has floors that cantilever out from the main mass of the building, Hawkins\Brown worked with specialist contractor B+K Structures to develop a CLT and steel hybrid structure built around a reinforced concrete core. The CLT panels and elements of the steel frame were manufactured offsite and brought together for assembly, minimising wet trades and time on site. The CLT panels are set into the steel frame, bracing it to form an integral part of the structure. The hybrid structure makes intelligent use of the best properties of both materials to create a lightweight, strong and modern construction that achieves much lower embodied carbon emissions than an equivalent concrete frame. The elevations of the building have been clad in slatted western red cedar. An open screen of black brick creates an orthogonal grid that wraps around the Wenlock Road elevation of the building, creating a visual harmony with the neighbouring buildings appropriate to the nearby conservation area.

INDUSTRY news New green-i PIR movement sensor launched

CP Electronics has further extended its green-i energy-saving lighting control range with the addition of a new pushbutton flush mounted PIR movement sensor. Boasting the same functionality as the GESM, its surface-mounted counterpart, the new GEFL-PB product is compatible with all lamp types – including LED – is designed to offer a wide range of features and benefits.

MAD proposes conceptual “vertical village” as alternative to sprawl for LA

Chinese firm MAD Architects has proposed a futuristic housing scheme for LA that features sculptural towers wrapped in gardens and connected by sky bridges. Called Cloud Corridor, the conceptual design calls for nine residential towers that would rise from a single podium. The development would be located on a 9,000-square-meter site along Museum Row – an area in downtown LA with four

major cultural institutions, including the LA County Museum of Art, which Peter Zumthor is redesigning. MAD conceived the housing scheme for the exhibition, Shelter: Rethinking How We Live in Los Angeles, which is on view at the A+D Museum through 6 November 2015. The exhibition coincides with a boom in architecture projects in LA, with major new buildings by Diller Scofidio + Renfro, Renzo Piano and Frank Gehry.

Features include lux level sensing, a range of up to 6 m at a mounting height of 2.8 m, and an automatically-activated movement sensor. The product also has a fully adjustable timer, with a delay of between 1 and 30 minutes. CP Electronics says the GEFL-PB has been designed to be simple to install, and each product comes with a full five-year warranty. Green-i divisional manager Paul Robbins said: “When creating the green-i range, our goal was to offer control solutions which not only looked good but were simple to install and set-up, and made a real difference to energy usage too. The reception among customers has been excellent, with numerous reports of heavily reduced energy bills. We continue to review what customers are seeking from the range, and the new GEFL-PB sensor is a reflection of the desire to further simplify installation via easy push button set-up.” Users can find out how much they can save through investing in green-i technology by using the free energy calculator at www.cpelectronics.co.uk.

The Mergence of Artificial and Natural Lighting to Create Open Space This period house backing onto Richmond Park needed the existing conservatory replaced at the rear of the property; 2PM architects followed the clients brief to both extend and improve the downstairs floor plan to provide an attractive, high quality living space which included a dining area, bespoke kitchen and children’s play area. Glass and lighting to enrich living space

The use of glass and lighting across the entire project creates an extension that feels interconnected with the outdoors; the strong emphasis upon natural light has helped to enliven the interior and brighten corners that would typically have been cast in shadow. Glazing Vision’s fixed Flushglaze rooflights were installed above the seating area and kitchen units; they help to dramatize these two main living spaces within such a large, open-plan extension. Their frameless finish in particular creates an uninterrupted, seamless flow between glass and ceiling. 2PM architects also chose to install up and down lighters within the reveals of each rooflight; this means that in the evenings the rooflights obtain a warm glow from the outside, whilst giving the comforting illusion of lighting up on the inside. The focal point of the project is a completely frameless corner with large sliding glass doors that open up to the back garden. When the doors are opened the dark, contrasting ceiling appears to be suspended, standing alone from any steel framework beneath it. This unique

t10t

feature highlights the architects’ attention to detail; the careful mergence of artificial lighting and glass materials throughout the project has created a consistent relationship between interior and exterior space. Aesthetics and sustainable improvements

A singular sheet of glass for each individual rooflight was vital to the overall aesthetic; therefore Glazing Vision’s engineers worked closely with 2PM architects to deliver bespoke fixed rooflight designs custom made to the correct size. Not only did this increase the amount of light to flood the extension, but a colossal head height was created under each section of glass, approximately by 4 metres. This enabled the glass rooflights to bring light even deeper into the living space. The design also features a green roof; accompanied with thermally efficient glazing from the Flushglaze rooflights, this highly improves the thermal performance and insulation values for the extension, aswell as creating a great outlook from the bedrooms on the first floor.

Achievements

The simplistic colour palette used throughout the design draws our attention to the solid pieces of oak furniture accompanied by strong overhead lighting, elements that carry weight for the entire space. Two main walls have also been constructed with brick to soften the minimalist tones, bringing warmth and texture to the rear property. 2PM Architects’ have not only created an engaging and playful space, but carefully constructed sections within the project build that serve a purpose for the entire family. The choice of positioning and materials used for the interior has helped to enhance exterior features of the property; the beautiful garden can now be viewed from every corner of the extension, bringing further enjoyment to the clients who can sit back and admire the views onto Richmond park. Timber cladding is becoming increasingly popular for replacing brick or rendered finishes as a warm, practical and sustainable product – but with so many options out there, how do you get it right? Often the process of selecting the right kind of species and the final detailing can be a little off-putting, so in this guide, we’ll explore how you can perfect this process and ensure you pick the correct timber for your project. Which timber? It’s recommended that a durable timber species is used for cladding, with a heartwood durability rating of between one (being most durable) and three (moderately durable), in accordance with the Individual Standards. Western red cedar, European larch, European oak and Douglas fir are among the most popular species to use in cladding as they don’t necessarily require any preservative treatment, since they’re naturally resistant to insects, moisture and rot. On the other hand, species such as spruce, fir and pine have to be treated. This involves impregnating them with chemicals such as boron, which helps stop decay and increases its resistance to fire. While softwood cladding is one of the cheapest, costing around £5-8/m2, if left in its raw state, it can deteriorate

t12t

very quickly. Therefore, it requires regular painting and staining - roughly three coats of stain is needed when first installed. So when this additional maintenance is taken into consideration, softwood is not necessarily the most cost-effective. This makes those species that require no staining or treatment, as mentioned above, much more appealing.

at corners isn’t recommended, as natural movement of the timber will allow the joint to open, causing failure of the surface coating and enabling water to penetrate. You also need great accuracy in measuring and sawing. If you do decide to use mitrecut boards, it’s advisable to provide a gap (about 2mm) between any adjoining surfaces, to allow for expansion.

However, it’s important to note that the sapwood content of timbers is non-durable, irrespective of species, so if present (open to the elements), it will need preservative pre-treatment.

Internal and external corners are more easily detailed on vertical boarding. These can be joined by ‘tonguing and grooving’ to give added stability and protection.

Assembling When it comes to assembly, if you’re dealing tongue and groove (T&G) cladding, the grooves must be faced down to avoid holding water. In non-profiled timber cladding, for boardon-board use, any sapwood present should be placed at the rear of the cladding to maintain the natural durability of the wood. Typically, horizontally-mounted boards are preferable to vertically-mounted ones, as they produce greater resistance to moisture penetration. If you do use vertical weatherboarding, however, the overlap should face away from the prevailing wind. And in either case where the boards overlap, they should do so by at least 30mm. In terms of installing, the cladding boards are fixed to battens, which should ideally measure 50mm deep and be spaced at a maximum distance of 600mm centres. To ensure stability, each board needs to be attached to at least three battens. The devil is in the detail With timber cladding, it’s essential to get the corner details just right. Not only will this look aesthetically pleasing, it will ensure moisture will not seep behind the boards, which can lead to damp issues – and in worse cases, rot. The best way to deal with corners is to assemble a length of timber, which has been cut into at the back to form a V-shape that fits over the corner. The boards then fits snug into this piece of timber, where they meet the corner. Mitre-cutting the boards ends (where both sides are cut at an angle of 45 degrees)

Moisture matters Some types of timber can deteriorate quickly when used outside without a protective coating, as they’re constantly exposed to sunlight and moisture. As the moisture content of timber used externally for cladding often exceeds 20 per cent, it may need to be treated with a preservative. Additionally, a moisture gap (or cavity) behind the cladding is one of the most important steps in the cladding installation - we’d recommend a minimum of 10mm gap at the fixing surface. The purpose of this cavity is to ensure air circulation behind the boards, which prevents a build-up of moisture that would otherwise compromise the durability of your cladding and may result in discolouring/staining of the timber. Finishing touches When assembled correctly, the next step would be to add any preservatives or treatments, if required. Although some hardwood cladding can be left untreated, when installed, it can be oiled to further enhance its durability and life. However, new technology has reduced the need to add preservatives. For example, heat treatments, such as Thermowood and wood-modifying processes, like Accoya, have introduced a new range of softwood products that achieve greater durability, without the use of preservatives. To avoid weathering, a clear or coloured coating can be applied to the timber, which will need to be re-applied every few years. The right timber preservative and finishing will enhance the service life of the cladding and keep maintenance to a low, practical level.

Three Quarters of Homebuyers Put off by New Build Homes with Poor Storage New research released last month highlights both the growing importance and value of storage and space saving solutions for homebuyers.

A

n overwhelming three quarters of purchasers find it off putting when new build homes have rooms that lack storage facilities and less than a third believe that new builds have enough design ideas to maximise the living space. Revealing that nearly half of homebuyers would pay up to £5,000 for appropriate storage solutions across a future home, with one in ten willing to invest as much as £10,000, the opportunity for housebuilders could be significant. Commissioned by Spacepro Contract, the new build division of Home Decor, the research, conducted by Vision One Research, demonstrates the increasing role of space efficiency in the homebuying decision. With 51 percent of homeowners stating that storage space was an important factor in their choice of property, ten percent rating it as the most important internal factor when buying a property

t18t

housebuilders should make the most of the space in our new homes through smart and innovative design and a substantial 66 percent of those living in new build homes wishing they’d considered it more when they purchased, the desire for smarter storage is clear. The research also reveals the commercial opportunity for housebuilders with 66 percent of homebuyers agreeing they would pay more for a new home with adequate storage space and 45 percent stating they would pay up to £5,000 extra for a property with built-in storage solutions in all rooms.

The ongoing PR problem new housebuilders continue to face is also prevalent throughout the research results, with 76 percent of recent and prospective homebuyers agreeing that new homes are getting smaller and 75 percent stating they tend to be less spacious than older properties.

Ongoing Concerns about New Build Homes for Modern Needs With 76 percent of respondents believing that the storage in new build homes in particular could better meet the needs of modern households, ongoing concern about living space and the size of our new homes continues, demonstrated by the groundswell in recent years and the Government’s responding and revised Space Standards, released earlier this year and due to go live next month. Storage is inherently connected to part of a wider concern about space generally with 41 percent of homebuyers rating room sizes as the most important factor and 16 percent citing flexible living space. Highlighting ever evolving consumer attitudes towards how we use the space in our homes for modern living, the growing

demand for housebuilders to make the most of the space in our new homes through smart and innovative design is clear. With 70 percent agreeing that new build homes need storage solutions in all rooms, 73 percent finding it off putting when new build homes have rooms that lack storage facilities and just 29 percent believing that new builds have enough space saving ideas to maximise the living space, the gauntlet is down for housebuilders to address this issue.

The current challenges and coping strategies of our householders Bedrooms (44 percent) and kitchens (31 percent) are considered the rooms with the greatest need for storage provision in the home and unsurprisingly are also considered the rooms lacking adequate storage the most, rating at 79 percent and 47 percent respectively. Bathrooms also present an issue amongst homeowners (41 percent). With storage for clothing and footwear the most lacking (69 percent), followed by storage for utility items (66 percent) and occasional use items (63 percent), it’s clear from the research that storage is presenting a problem across the house. For those lacking internal storage space, 40 percent are using a garage or shed on the property, 31 percent a spare room and one in five have no solution, leading to untidy cluttered living, a key issue raised in RIBA’s ‘Case for Space’ campaign in recent years and something that is proven to have an impact on the well-being of occupants.

This is particularly prevalent in new homes with 82 percent of those already living in new build homes having a desire for more storage space, 84 percent believing that their storage space could better meet their needs and over a quarter already utilising external storage options.

The desire for better storage the size of the prize for Britain’s housebuilders 66 percent of all research respondents agreed that they would pay more for a property with adequate storage space, with homebuyers willing to pay up to £5,000 extra (or 3 percent of the property value) for bespoke storage solutions in all rooms, and up to £4,000 extra (or 2 percent of the property value) for uniform solutions. Interestingly, the biggest opportunity for housebuilders could lie with those who paid less than £150,000 for their existing property who would be willing to pay an additional 5 percent of their property value for efficient storage solutions. Existing new homes dwellers are the most willing to pay more for a property with integrated storage solutions (73 percent).

With 51 percent of those surveyed stating a clear preference for built in storage solutions in new build homes, the results indicate that potential purchasers want to be provided with the integrated solution rather than the space to fix the problem and with 66 percent willing to pay for that solution, the opportunity for housebuilders is clear. Max Crosby-Browne, Chief Executive Officer of Home Decor, comments: “The desire for more space in our homes is nothing new, nor the widespread perception that new homes are getting smaller with less provision for living and storage. What is new, is the level of understanding this research provides into the preferences and value of better storage for consumers thinking about buying a new home. “This isn’t about repeating the case for making new homes bigger - that is in the hands of Government and the sector. This is about smarter use of the space that exists and recognising that there is a real value to that for prospective purchasers. “Given the right solution that maximises the usable space within a home, the majority of homebuyers are willing to pay a premium for effective storage within the home. This presents a significant commercial opportunity for housebuilders to not only differentiate themselves in the marketplace but also drive more value out of the homes they are building, the potential of which scales upwards with the property value.”

An online research survey was conducted by Vision One Research, an independent market research consultancy based in London (www.visionone.co.uk). A nationally representative sample of 529 respondents completed the survey, including homeowners (who had bought their property within the last five years) and/ or prospective homeowners (who plan to buy a property in the next five years). The maximum margin-of-error (at the 95% level of confidence) for the total sample of 529 is +/- 4.2%.

World-leading centre of design excellence University of Wales Trinity Saint David in Swansea has invested £15 million into the refurbishment, restoration and extension of the Grade II listed former Central Library building to create the new Institute for Sustainable Design. Devised by Powell Dobson Architects, the development incorporates a stunning twin wall façade featuring AluK curtain walling systems, complementing and adding a new dimension to the original design. The modern, double skin façade extension provides additional 657m2, and incorporates a new reception entrance off Alexandra Road, workshops, teaching spaces as well as design studios. The original circular reading room has been restored and made available as a public venue. Yvonne Gibbs, architect, Powell Dobson comments: “Due to the context of the Listed Building, it was imperative that the new extension was as transparent as possible to express the original scale and features of the historic fabric behind. The University was also looking for a truly sustainable solution, to both reduce energy consumption and create an inspiring place to learn.” As the main extension to the Grade II listed building, the twin wall façade runs the full 38 metres of the Alexandra Road elevation. Designed by D2e, a multi-disciplinary engineering and management consultancy, the façade comprises AluK SL60 curtain walling system forming the internal wall, and structurally bonded glazed toughened laminated glass skin forming the outer wall, with an interstitial space between them. “This arrangement provides the transparency that the Listed Building deserves, whilst introducing a number of opportunities for passive climatic control,” says Yvonne Gibbs. “The facade is south facing and therefore through solar gain the space between the two skins heats up naturally. This in turn acts as a thermal

t28t

buffer, which keeps the building warm in winter months whilst promoting air movement and cross ventilation during warmer periods. It also facilitates the introduction of fresh air into the space, which is attenuated through a series of louvers at the base of the facade to temper noise pollution from the busy road outside.” The gap between the internal and external wall allows to control the flow of air and temperature within the building interior, using the air exhaust louver on top and the air inlet louver at the bottom to create a ‘chimney’. In winter, solar gain can be collected in the buffer zone, brought into the building and offset the heating costs, while in summer, when overheating can be an issue, windows can be closed and heat rejected using mechanical ventilation. Banks of bespoke, top hung, open-in AluK 58BW window system are located on the internal wall open and close automatically depending on weather conditions, regulated by sensors located on the face of AluK’s SL60 curtain walling system. Manual operation is also possible to introduce further air. With a visual sightline of 60mm and a mullion depth of 150mm, the SL60 ensures that stringent aesthetic parameters set out by the architect were adhered to. The horizontal Vierendeel members, also designed to incorporate a 60mm face, ensured that the requirement of visual transparency of the main facades was attained. With demanding structural requirements, the 150mm deep mullion was adequate to conclude and surpass the project specification. Internally, the SL60 system seemingly spans 12 metres unsupported between structural columns. The support comes from a bespoke design of the aluminium Vierendeel Truss walkways, fixed at floor positions and supported by hanging stainless steel rods that are structurally retained in tension. These in turn act as a carrier for the glass Brise Soleil blades which run the full width of the building following the spectrum of

features AluK twin wall façade system the rainbow. Yvonne Gibbs continues: “They are multi-functional; environmentally, they protect the occupants and their computers from glare and they reduce over-heating. Their multi-coloured appearance, created in conjunction with a local glass artist from the application of a nano-technology coating, also signals the creativity and aspiration of the University within.” Lee Jones, Senior Design Engineer at System Glaze, the fabricator on the project, comments further: “The SL60 curtain walling system and the external Vierendeel walkway act as a whole; this is the structural design intent, allowing the curtain wall to span over 12 meters - the full height of the lobby unsupported. Implementation and erection of both elements at the same time proved to be difficult and due to tight programme constraints, the required design could not be delivered. The SL60 needed to be installed and glazed prior to the walkway installation, allowing other trades to progress. A series of temporary restraints and connection brackets were specifically design to ensure the curtain wall could handle the definitive wind loadings applied onto the fully glazed SL60 screen.’’ AluK SL52 curtain walling system, AluK bespoke 58BW window system, as well as AluK single GT55 NI and double GT55 NI door systems were specified throughout the rest of the extension:

Access from the interior into the twin wall zone is via a set of AluK double GT55 NI door system at each floor position

Staircase 3: AluK SL52 curtain walling system was specified for a 10m high external wall screen that runs the full building height to enclose the staircase

Roller shutter screen: AluK SL52 curtain walling with double GT55NI door system insert was installed for a 4m x 7m wall screen that shrouds the roller shutter entrance door and provides ventilation via a run of fixed blade glazed-in louvres.

Lift lobby screen: AluK SL52 curtain walling system with single GT55 NI door system insert was specified for an external 4m screen situated on the second floor that encloses the lift lobby.

Slot screen: AluK SL52 curtain walling system was specified for 17m run of curtain walling screen that is situated directly below the main twin wall screen to bring natural daylight into the basement workshop space.

Internal screens – AluK SL52 curtain walling system was used for two curtain walling screens that overlook reception from the ground and 1st floors. The largest of the screens runs 5.5m unsupported and is internally lined with continuous mullion sleeve inserts with steel plates to provide the required structural properties.

Main entrance - A 12m x 12m structurally glazed spider glass system runs full height of the building and full width of the entrance approach, adjoining the twin wall on one side and the existing Grade II listed building on the other. The glass has a low iron with light grey silicone finish to give the appearance of absolute transparency.

The glass wall is structurally supported back to a series of internal 525mm deep, 19mm thick toughened low iron glass blades. The 12m span of the blades was achieved with one joint to minimise the amount of stainless steel bracket components. An over clad entrance box with a double set of armour plate sliding doors provide a main point of ingress into the building, situated centrally within the spider glass wall.

The Icynene Insulation System

The Icynene Insulation System is a soft, flexible, breathable, foam insulation and air barrier system. Sprayed as a liquid Icynene expands to 100 times its initial volume in seconds filling every nook, cranny and penetration into walls, ceilings and floors. Icynene’s unique formulation sets it apart from other insulation products offering many advantages over traditional insulation materials and more modern alternatives. While all materials of equal thermal resistance perform identically under laboratory conditions the same is not true in real life; some insulation materials off-gas which, over time, diminishes their effectiveness, others allow the passage of air through gaps between them and other building components. Installing

t30t

Icynene ensures no loss of performance and it will remain the same over the lifetime of the building. Minimising air leakage from a building enables the correct design of heating and ventilation systems, saving money on the initial installation and future running costs. Buildings with Icynene installed have easily reached Passivhaus standards for air leakage without the use of membranes and tapes. Needing only a short installation period, Icynene can save you valuable build time and is therefore extremely cost effective compared to other products, not only that but you benefit from insulation and airtightness in one application.

The Icynene Insulation System is 100% water blown containing no toxic chemicals. Icynene doesn’t contain any HFC’s, CFC’s, HFA or HCFC’s and it remains soft and flexible accommodating any normal expansion, contraction or movement within a building. So whether you plan to build, renovate or upgrade the Icynene Insulation System will deliver the performance you can count on for a lifetime of savings and comfort.

QuickBuild Britain’s only demountable container that can be built without tools, by two operatives in just 5 minutes!

I

n the rapidly expanding and fiercely competitive market of portable containers, national distributors QuickBuild have been successfully supplying demountable containers to the building industry for over ten years. With depots in London and Devon, both branches of the company have recently relocated to new larger premises as QuickBuild expands in line with growing demand for their products. The secret to the success of the company lies in the quality of the QuickBuild range. QuickBuild containers are built to the highest standard but they are still surprisingly simple to use. The units are totally unique in that the only components used to fasten the whole container together are four spring clip pins. Yet the containers remain very stable and resilient keeping the contents dry safe and secure. Additional security measures can be fitted for greater peace of mind. Using either a crane, lifting from the roof, or a forklift, lifting from underneath with the forklift points, the container can be transported with up to an incredible 3 tonne load, or upgraded for a 6 tonne load. t36t

All the units are galvanised with a five year guarantee and are fully CE tested for lifting safety. For many years QuickBuild containers have proved popular within the construction industry, but increasingly QuickBuild are finding the flexibility in use of the units makes them the ideal solution to storage problems in almost any application, above or below ground particularly where space is an issue. QuickBuild containers are produced in the standard sizes of 2.1 x 2.1 x 2.1 metres through to 6.1 metres in length, but with the option of connecting units side to side, or end to end, their versatility means they can meet virtually all requirements. 20 YEARS of FURNITURE FASHION They’re the best known faces in the UK world of furnishing exhibitions - and after more than 20 years of organising them, Laraine Janes and Theresa Raymond, organisers of the January Furniture Show (Birmingham NEC, January 24-27 2016) have seen furniture trends come and go – and then come back again! Here they take a look back at the changing face of two decades in the world of home furnishings. Back in the early 1990’s the home interiors market was dominated by pine, pine and more pine. Companies such as Ducal reigned supreme, ‘Victoriana’ was still massive and amidst the creativity of our contrived ‘casual clutter’ we sank into three piece suites with floral loose covers. The suite, naturally, had matching cushions and curtains. In this world of shabby chic we watched tellies housed in TV cabinets, stored our CDs and VHS videos in special storage cabinets and ate regularly around a dining room table with matching chairs. In our top-to-toe fitted bedrooms we slept in trendy pine or metal bedsteads. And much of the furniture we bought for the home was made in Britain.

outdated notion of the three piece suite or anything else that smacks of being matched and co-ordinated. We’re much more into ‘unit’ seating (corner sofas), and sofas with ‘chaise longue’ style extensions. The recliner chair has also become significantly more popular along with ‘feature piece’ chairs that help to express our individuality. In the bedroom the fully fitted look has given way to a more practical ‘semi-fitted’ finish which allows our more mobile population to take their prized wardrobe storage pieces with them in the event of a house move.

Out went the clutter, the ornaments, the frippery and the walls full of pictures. In came the sleek and the very, very plain. Walls were plain, floors were plain, curtains were plain and upholstery was plain. It made cleaning easy and homes very ‘sellable’ but hardly distinguished between one house and the next.

So we’re back full circle, to an era of renewed and reinvigorated individualism where the British love of self-expression once again reigns supreme. It’s a whole new take on the chintz-filled world of 1990s but We’ve also returned to the unquestionable testament to the ongoing inventiveness of luxury of the divan bed sleeping experience. the furnishings sector. But this time round, the once boring looking bed has been souped up to become a To see what the future holds, be sure to visit Fast forward 20 years and, after a brief fling visual feast of fully upholstered comfort. But, while there is something of a renaissance in British furniture manufacturing, chances are that the sofas or coffee tables we now own have been imported from the Far East or eastern Europe. By far the greatest sea-change of the past 20 years has been the shift of furniture production to offshore locations. Gone too from our homes are the TV and CD/video cabinets as we watch wall mounted, large screen televisions through which we can digitally download our films and stream music from our smart phones. We rarely sit together as a family around a formal dining table, preferring instead to dine casually – and even individually – around a kitchen island unit or with take-aways in front of the telly. Many of us don’t even bother to buy a dining table and the beautifully veneered cabinets we once needed to house the best crockery and glassware have been replaced by chunky, solid oak furniture from overseas. Banished from many homes too is the

In between the ‘then’ and ‘now’ of home furniture fashions came a stark era of minimalism, best summed up by Ikea’s ‘Chuck out the Chintz’ advertising campaign of the late 1990s.

Stannah: winning access campaigns in Britain When it comes to winning access campaigns, a Stannah Maxilift MRL motor room-less passenger lift has earned its wings in the Battle of Britain Visitor Centre in Folkestone, Kent. Housed in The Wing, the Battle of Britain Memorial Trust’s new building at the Capel-le-Ferne site of the National Memorial to the Few, the 8-person passenger lift brings access for all over two floors of exciting and informative facilities comprising: The Scramble Experience – a hands-on, audio-visual attraction that gives some idea of what it was like for the Few in 1940; a classroom area – to help educate youngsters about this major campaign waged in British airspace, especially the heroism and sacrifice of those involved; and, last but not least, the Cockpit Café, and Viewing Balcony open to views across the Channel. The Wing was designed in the shape of a spitfire wing by chartered building surveyors, Godden Allen Lawn, with Kentbased Epps Construction as main contractor. Nick Hamer, Project Manager for Epps, comments: “We put our passenger lift requirement out to tender with the Stannah Maxilift MRL coming in as the most cost-effective, fitfor-purpose solution. We have used Stannah lift products before and have had Stannah recommended to us within the industry. The Stannah passenger lift is performing to the desired standard and was even used by the Queen herself at the official opening of The Wing.” This EN81-70 compliant lift solution ensures accessibility for all. The lift is housed in an aesthetically attractive, circular structure, with the stairs sited to the left, winding around and behind it. Hydraulically rope-driven in a wall-mounted shaft, the lift operates over a distance of 4180mm, at a speed of .50m/s. The motor room-less capability saves space with the controller located in a landing architrave at ground-floor level. The Maxilift MRL finish complements its environment, with silver-grey interior car walls, brushed stainless steel doors, a silver half-height rear mirror and dark slate floor. For added safety and reassurance, an autodialler allows communication between the lift user and the premises’ staff. As with all Stannah lift products, the Maxilift MRL passenger lift is covered by Stannah’s comprehensive 12 month lift servicing cover, with 6 service visits and continued lift maintenance by the Dartford branch of the London & South East arm of Stannah Lift Services, part of a nationwide network providing comprehensive lift servicing and support.

Solarlux exceeds expectations at exceptional Mersey Estuary development Solarlux has exceeded the expectations of residents at The Prom Apartments New Brighton – a new luxury housing development in Merseyside.

Solarlux has exceeded the expectations of residents at The Prom Apartments New Brighton – a new luxury housing development in Merseyside. The luxury development has stunning, far reaching coastal views but as such is exposed to the elements, including very high wind speeds. The request by The Neptune Group was for a glazing solution which matched the high-end feel of the development, this meant secure systems which didn’t rattle, offered extensive noise reduction and also protected the building – and its residents – from the elements, whilst allowing full enjoyment of the spectacular views of the Mersey estuary. The SL 25 XXL glazing solution chosen for The Prom Apartments, Town Square, New Brighton is a further development of the SL 25. It is fitted with a carriage that can bear up to 65kg in weight, which mechanically secures tempered safety glass up to 15mm thick. This makes it ideal for use on balconies and highly exposed locations as it exceeds all the relevant increased wind loading requirements, whilst also providing a quiet living space due to its significant noise reduction. This frameless glazing system offers full protection against adverse weather conditions and when the glass panels are 100 per cent open, they also offer a full outdoor experience. The SL 25 XXL was chosen to provide residents with full protection from the elements during inclement weather but to allow natural light to flood through the property on sunnier days, bringing a homely warmth to relax and unwind in. Martijn Venema, Managing Sales Director at Solarlux, said: “The SL25XXL is specifically designed to welcome the atmosphere into buildings; this is obviously a particular selling point when the properties enjoy such stunning views of the Mersey Estuary. It is also able to exceed expectations for such a challenging and exposed location which can experience numerous weather fronts across short periods.” Solarlux also contributed significantly to the design manufacture and fitting of the bespoke balcony balustrades incorporating enhanced strength wind posts to support the substantial structural loadings, whilst remaining an elegant feature. The use of this bespoke SL45 system offers added value to residents of The Prom Apartments, providing an exceptionally safe outdoor lifestyle and allowing true appreciation of the stunning coastal views. Daniel Hynd, Project Manager of the development, said: “The area has been transformed into a top leisure destination in the Wirral, enjoying superb local facilities, an easy commute to Liverpool and a truly cosmopolitan atmosphere, the addition of the brand new homes just shows what a great place New Brighton is to live and visit.” For further information about balcony glazing, call Solarlux on 01707 339 970 or email info@solarlux.co.uk.

Lifts, Stairs & Balustrades

How does a Platform Lift work? Have you ever wondered what makes a platform lift go up and down? It’s actually not as simple as you may think, as there are three main types of platform lift drive systems, each having their own advantages and disadvantages. Most modern platform lifts are controlled with electrical inputs from the call buttons. These send signals to a central processor unit which initiate motors or pumps as required. Screw and nut drive system The first drive system we’ll look at is the screw and nut system. This works by utilising a steel screw pole which runs the full length of the shaft. A drive nut on the screw is attached to a motor on the platform. The motor turns the nut and depending on the direction of rotation the lift will go either up or down. The installation of this system often requires a supporting wall especially on longer travel lifts in order to stabilise the unit. This system requires routine lubrication of the thread, often done by a self lubricating system. The disadvantages of this system are the wear and tear on the thread of the screw and drive nut. It is usually only possible to glaze three sides of the lift shaft due to one wall being used to conceal the screw thread. Hydraulic drive system The next drive system to look at is the hydraulic drive system. In this system, the lift platform is attached to a hydraulic ram. To move the lift, hydraulic fluid is pushed via a pump from a central reservoir into the ram. The ram extends and the lift rises, to lower the lift, the flow is reversed. The disadvantages of this system are that there is an additional space requirement for a pump and reservoir unit, and also that hydraulic fluid can sometimes give off an odour in hot weather.

Encapsulated chain drive system The final form of drive system we’ll look at is the encapsulated drive system. The key part of this system is the chain which is encased in a highly durable polyurethane plastic casing which guides the chain and ensures that slippage is virtually impossible. A motor and gearbox at top of the shaft turns a driveshaft that the chains are attached to. The chains are attached to either side of the platform. As the driveshaft rotates the chains are either pulled or pushed and hence the platform moves upwards or downwards. The advantage of this system is that its durability allows the lift installer to offer a much longer guarantee on the drive system. It’s also possible to glaze all 4 sides of shaft as chains run in the corners of the shaft. About the author This article was written by Craig Merry, Director at Invalifts. Invalifts specialise in platform lifts for homes and offices. or builders and architects working on a project for a client who is in early retirement and starting to find getting up and down the stairs difficult, the Stiltz Lift provides an ideal solution. It is also the perfect alternative to a stairlift but with the distinct advantage that homeowners can choose where the home lift is fitted. For home renovation, having a domestic lift installed allows owners of a property to avoid compromising the look of the staircase with a stairlift, because a home lift keeps the stairs exactly as they were and untouched.

LIFT OFF WITH STILTZ:

THE HOME LIFT THAT CAN BE INSTALLED ALMOST ANYWHERE Stiltz offers a simple way of making a house completely accessible with its innovative range of stylish domestic lifts which can be fitted virtually anywhere in the home.

Unlike most domestic lifts on the market, the Stiltz Lift can be installed in almost any place in the home and it has an unrivalled ability to fit into spaces other lifts simply cannot. This is because there is no lift shaft or load bearing walls required and it does not have to be fixed to the floor. Thanks to its unique dual rail system, the Stiltz Lift is a totally self-supporting structure and there is no need for hydraulics. It is

powered by an electric motor system that is very quiet and housed out of sight at the top of the lift. It plugs straight into the wall using a normal 13-amp power socket. With the cost of designing or refurbishing a home often running into thousands of pounds, having a domestic lift installed can also ‘future proof’ a home. This means that a client who has made a substantial investment in a renovation can be safe in the knowledge that the home lift will see them through to later life if they experience mobility problems. The Stiltz Lift also gives homeowners the WATCH: STILTZ DOMESTIC LIFTS VIDEO freedom to stay in their own homes without having to move house as well as it adding value to a property. Many Stiltz customers enjoy the Stiltz Lift because it has enhanced their lifestyle and provides a more convenient way of getting between floors. The Stiltz Lift is compliant with all European standards and starts at £11,950 (+vat) (including all standard site preparation and installation) and is available in different interior and exterior colours. There is also a wheelchair lifts Stiltz Lift model available which starts from £12,950 (+vat). Standard features include a remote control to call the lift from any floor, a battery back-up, full height light curtain, full or half height doors, obstruction sensors, and the roof of the lift is covered with the original flooring so when the lift is downstairs it does not intrude upstairs. Cavity Wall Protection By Design

SureCav®50 is a moulded, 100% recycled, polypropylene panel with spacer protrusions, forming a 50mm cavity, allowing a stone, slate, brick and flint outer leaf to be built without the need of an additional block leaf. It is fully certificated by the British Board of Agrément. This cavity protection system ensures clean and moisture free cavities with either timber frame or traditional construction.

SureCav®50 is 100% recycled polypropylene Instead of ending up as landfill or incineration material, SureCav®50 is manufactured by injection moulding to produce a building material that shows we care for the environment. By using 100% recycled polypropylene, SureCav®50 reduces the Embodied CO₂ (ECO₂) footprint in new buildings as well as being 100 times lighter than concrete blocks, making site management and movement of materials much easier.

SureCav®50 - a solution to the problem of wind driven rain One of the greatest threats to the integrity of the building structure come from water ingress. The incidence of wind driven rain is much more prevalent in properties closer to the western coast of Britain and any increase in moisture giving rise to wall saturation will require a managed construction. The increased effect of wind driven rain will be particularly relevant where external walls are not designed with a suitable cavity or rain screen. The specially formed panels of SureCav®50 provide a barrier that becomes a “wall” of plastic, shielding the cavity and inner leaf from water ingress, but at the same time proving to be an excellent surface for the construction of the outer masonry leaf. The unique shape of the SureCav®50 pods directs any moisture to the outside leaf, thus protecting the fabric of the building with an approved 50mm cavity instead of the usual 75mm required in high exposure zones. The barrier formed by the panels, locked together by the joining strips, will protect the structure in even the most exposed weather conditions.

Natural stone

Dry Wall appearance

SureCav®50 – a wise choice! Of course, you do not have to only build in high risk weather zones to experience the benefits of SureCav®50. The SureCav®50 Cavity Protection System is currently being used successfully throughout the entire country and is designed to maximise the protection of the cavity whilst providing an excellent surface on which to construct your outer masonry leaf, be it brick, stone, slate or flint.

The barrier formed by the panels, locked together by the joining strips, will protect the structure in even the most exposed weather conditions.

Building cavity walls with confidence! The “wall” of plastic, formed by the SureCav®50 panels shields the cavity and inner leaf from water ingress. Proving to be an essential construction element in all exposure zones, the unique shape of the pods directs any moisture to the outside leaf, thus protecting the fabric of the building. The SureCav®50 Cavity Protection System is currently being used successfully throughout the entire country and is designed to maximise the protection of the cavity whilst providing the best backing board available to construct the outer masonry leaf, be it brick, stone, slate or flint.

Rain Storms bring problems and Unifold provides the answers

T

he recent storms where a month’s rain falls in less than a few hours are creating major problems for large warehouses. If the gutter systems and siphonic drains are not in top condition they are simply not able to dispose of the vast amounts of water that come from these very large roof areas and these problems are exacerbated if the condition of the gutters has degraded causing leaks. Such were the circumstances at a major Sainsbury Distribution Centre in Northampton and Distribution Hygiene Services Limited (DHS) were tasked with correcting this situation using the Unifold Gutter System manufactured by Ampteam Limited. Dr. Robert Perryment, the CEO of Distribution Hygiene Services Limited (DHS), has created a high level team that are trained to work safely at height in order to ensure that the gutters and drainage systems are fit for purpose in order to prevent water ingress into these buildings. Dr Perryment says “Gutters really need to be inspected and cleaned at least twice a year. Unfortunately, quite often, roof areas are not visited until a problem occurs. On this site, the gutter system had degraded and leaks were about to become a major problem. Whole roof areas cannot be removed to replace the gutter systems without major disruption to the operational requirements of the distribution centre and ‘quick fix’ plastic paint just isn’t an effective answer in the long term. However, we did have an answer to the problem. t62t

The DHS High Level Team

The Unifold® Gutter System is a bespoke system that can be fitted into an existing gutter that now carries a twenty five year warranty. All our operatives have been trained in this system in order to have Approved Contractor Approval and our work is inspected during the refurbishment programme. Ampteam have provided us with an excellent service, carrying out extensive surveys and producing a first class product on time and within budget. They are always on hand to give advice should we meet with any technical details. The only major problems that we have to contend with is the weather itself – you simply can’t work in these gutters if it rains as they become fast flowing rivers.

We will now be going back on a regular basis to keep these gutters clean and serviceable and they will be good for another twenty five years.” For more information on the Unifold Gutter Lining System please call Ampteam on 01384 252777, alternatively visit our web site at www.gutterliners.com or send us an e mail at unifold@ampteam.co.uk Distribution Hygiene Services Limited, Five House Farm Business Park, Sandon Road, Therfield, Hertfordshire SG8 9RE, can be contacted on 01763 287267.

It takes a long time to create perfection.

Once in a while a product comes along and changes everything, from the way it’s crafted to the way it works. Products are often copied and many are great ideas that never really see true success in their application. Many years are spent searching for a product that will ultimately surpass expectations, stand the test of time and become recognised as the leader in its field. We created one of those successful products nearly two decades ago and still today it has never been equalled. Why? Because we have never compromised on quality.
