The Environment Tops the Agenda For Designer Contracts The environment is top of the agenda for Designer Contracts – the UK’s largest flooring contractor. The company’s award-winning recycling scheme sees all waste removed from site and taken back to its 12 regional centres, saving a staggering 250 tonnes of waste going to landfill every year. A HOME LIFT SLOTS IN TO ANY SELF-BUILD PROJECT When David and Carol Simpson decided to move back to Devon to reconnect with their roots, little did they realise they would need to embark on their second self-build project in 20 years. The Simpsons were not new to self-building – they completed their last project in Marlow- a mock Tudor dwelling – more than 20 years ago and were not really looking to build from the ground up again. However, after only a few months of living in their two-bedroomed Devon bungalow, they discovered that the layout simply did not work for them and extending was not going to resolve the main issue which was the windows. They were not positioned in a way that enabled David and Carol to enjoy the fabulous panoramic views of the coast. So the couple sketched out a plan of the type of ‘future proof’ house they wanted and took it to a self-build show. There they met representatives from Hanse Haus, builders of pre-manufactured, energy efficient houses.

Additionally, the domestic lift has an integrated drive system and simply plugs straight into the wall, using a normal 13 amp power socket so there was no need to worry about making space for a separate machine room. To compliment the streamlined and modern interior, the Simpsons installed their Stiltz Home Lift behind contemporary wooden doors in the hallway and upstairs on the landing to match the doors throughout the rest of the house. Mr Simpson said: “We decided, even before we started our initial drawings, that we wanted a home lift for two reasons. The first was to ‘future proof’ our home for when we eventually get too old to use the stairs properly and secondly for Carol’s elderly mother.

The Simpsons were keen for a quick turnaround, so hired the German house builder to fully project manage the scheme. Their sketches were turned into architectural plans on the basis of which, planning permission was received. Work began on demolishing the bungalow and digging in of new footings for the concrete blockwork. With all the hard work that was going to be involved, both David, 69, and Carol, 67 were adamant that they didn’t want to move again. Therefore it was imperative for them to ‘future proof’ their new home, and installing a domestic lift was the perfect way achieve this. Additionally, the plan was for Carol’s elderly mother who is in her nineties, to move in once the build was complete. Adding a home lift had obvious benefits for her too. Although Carol’s mother did not use a wheelchair the Simpson’s decided on a Stiltz Home Lift as part of their future proofing. The lift, which is a great alternative to a stairlift, travels on a unique dual rail system and worked perfectly with the couple’s original sketched ideas.

“We came across Stiltz online and they provided us with a floor template so we knew exactly how much space we needed for the lift. This made it easy for us to include the lift in the sketches and plans which we handed over to Hanse Haus. “We did consider a stairlift but our stairs bend halfway up. Stairlifts also take up a lot of space in the stairwell and are a bit of an eyesore, so we are very happy with our decision. It sits behind a door in the hall and goes up to the first floor landing just perfectly.” 0330 222 0334

Next Generation Airtightness With ever increasing demands on buildings to be more energy efficient ensuring buildings are constructed to higher levels of airtightness is becoming a key mechanism in delivering higher levels of thermal performance and comfort. Put simply a building that leaks air is thermally less efficient and eliminating leakage (air movement) within the building fabric coupled with controlled ventilation is a straightforward way to create a thermally efficient low cost structure. There are many ways which this can be achieved and most thermally efficient buildings adopt a range of strategies and materials to achieve this, newest amongst these must be Blowerproof a liquid applied airtightness membrane recently awarded a BBA certificate.

What makes Blowerproof so different is that it is wet applied: applying a liquid membrane onto a surface brings with it some immediate and obvious benefits, firstly it’s super quick, second it follows the contours of the substrate getting into every nook and cranny ensuring complete contact and a total uninterrupted seal, third its simplicity helps eliminate application errors and lastly it is safe to use, water soluble and contains no VOC’s. There are three types of Blowerproof: a brush version (thicker, fibre reinforced) a roller version without fibres and a spray version (more liquid). Blowerproof Brush is designed for use on a range of applications typically wall and floor, wall and ceiling, penetrations, connections and window and door jambs. The roller version can additionally be used directly onto blockwork, brick, masonry or any hard surface, the spray version covers all these elements and is perfect for larger areas such as walls and roofs. The spray version can be directly applied to mineral wool, spray foam or PIR insulation. Blowerproof is perfect for solving ‘tricky’ and ‘difficult to reach’ applications such as joist ends, kicker joints and penetrations, especially where grommets cannot be fitted so for anyone faced with making existing penetrations such as pipes and cables airtight this is a real ‘get out of jail free card’. Blowerproof has a unique feature it changes colour. Blowerproof is a light blue colour but when applied to a substrate and cured it turns jet black. This feature means that the applicator knows precisely when a full cure, or seal has been achieved, helpful to let you know when a second coat can be applied or when it is suitable for over coating or finishing. ITV Carlisle Gets External Lift Invalifts were asked by the well known TV production company, ITV, to consult on disability access to one of its offices in Carlisle. The client did not want to lose any vital space within the building and so a space outside the building was selected to form an external lift shaft in which to fit the space efficient MC2000 Platform lift. Invalifts worked with a specialist external shaft fabricator to design and build the external shaft from steel and kingspan cladding to provide a weatherproof structure for the MC2000 platform lift to be installed into. The builders work included forming the concrete plinth for the lift and forming the external openings at each level. The MC2000 Platform Lift was then fitted inside the cladded external shaft, with it’s unique twin guided chain drive providing a smooth ride whilst still ensuring maximum space within the lift. The client wanted the lift to be as unobtrusive as possible and so the fire rated lift doors were chosen that would match the internal doors in the building. The doors were left in the standard colour as white was used throughout the building. Composite Decking Rooftop Terrace We were recently fortunate enough to play a part in the construction of this fantastic rooftop balcony project. The customer wanted to create a deck ßooring solution on their large waterproof membrane roof extension. With a glass balustrade already assigned to the project, they were looking for a decking system to Þt in the structure without causing any damage to the membrane. Our QWICKBUILD deck frame was of course a perfect solution. Light weight and moisture resistant, the kit frames were manufactured in our workshop and delivered to site as ready made lengths ready for our installation team to carry out the project. Once on site, our team were able to work around the balustrade installation and carry out their work to our usual high standard for both quality and timescale. The decking was Þtted perfectly around the installed centre roof lights and bordering decking lights which created a spectacular Þnish. On this particular project, the customer had also invested in a customised set of bi-folding doors, that open up by sliding on to the decking area. Our inhouse design team took extra care in making sure this, and every detailed requirement of the project was considered before manufacturing commenced. This enabled our installation team to be well informed on exactly how to carry out the tasks within the timescale quoted. Without a straight forward corner within the whole rooftop balcony area, this project was both challenging and exciting for our team, really showcasing the capabilities of our product range and the endless design possibilities it can cater for. The RESORTDECK composite decking boards used on this project were easily slotted into place using a concealed clip Þxing system. This eliminated the need for screws or nails to fasten the boards to the frame, thus reducing the risk of damaging the waterproof membrane during installation. With seventy Þve per cent less fasteners required than a traditional timber deck, and a deck frame that spans up to Þve metres without support, the beneÞts of QWICKBUILD over other installation methods were soon realised on this project. With fast installation and the added value of moisture resistant materials, low maintenance, and no fading, rotting, cracking, or splintering, it is safe to say the customer was very happy with the end result and will be enjoying their rooftop balcony for a very long time.

wned by the same family for generations, the current owner was born in the house and has lived there ever since. While the basic structure of the house – including the roof - was in good condition, the windows were in a state of disrepair. In addition, the southern gable end had been letting in wind-driven rain through failed pointing and, despite having central heating (installed in the 1990s) and insulated attic spaces, the house was not a warm one. The owner’s aims were threefold: to replace the rotten and draughty windows with new; to insulate the walls, and; to improve the appearance of the house by re-introducing the 19th Century symmetry. After choosing timber casement windows to replace the rotten sashes, a number of wall insulation solutions were considered. The owner decided that external insulation would help resolve the aesthetics issue and deal with both the threat of failing pointing and general poor weather-proofing. Houlston Manor is solid-walled and without a damp-proof course and the risk of moisture condensation within the walls was considered to be of paramount

In the early 19th century, the house was also ‘gentrified’ according to the fashion of the day when the timber-framed front wall was replaced with brick to create a unified exterior.

The use of breathable materials, which would allow vapour transfer through the insulating layer, was essential and the Lime Green Warmshell system, which uses wood fibre board as the insulation layer and lime render as a weather-proofer, was judged to fit the bill. The sustainable Warmshell insulation system is flexible and perfect for bringing an old traditionally constructed building up to modern energy efficiency standards. To install the Warmshell system at Houlston Manor, wood-fibre insulation boards were fixed directly to the external brickwork after excavating down around the sides of the house at ground level – a precaution taken as the house had different floor levels internally. The insulation boards were then covered by two coats of lime render – a basecoat (with reinforcing fibreglass mesh) and decorative finishing coat. The eaves were also extended to ensure that the roof had significant overhang over the insulation and renders.

Houlston Manor is now secure, warm and weather-proof for decades to come. In the first three months following the installation of Warmshell (in winter 2015), the property used 2800kWh for heating, compared to 6821 kWh in the exact same period the previous year. This represents an incredible 59% reduction in energy costs! As the original brick walls dry out and warm up over time, the owners expect to see even greater energy cost savings. A frameless approach to pitched roof windows Glazing Vision’s new Pitchglaze roof window provided the perfect solution for a 20-year-old modern town house in Milton Keynes, delivering enhanced natural daylight and a feeling of airiness in this increased interior space. Located on a modest plot facing a communal green in one of Milton Keynes’s “village-like communities”, the property has been given a stunning ground floor extension, incorporating not only a modern kitchen but also an inviting and bright family room with views out to a landscaped back garden. The layout of the ground floor was essentially one of two halves. The south-facing front of the property incorporated the dining room, which benefited from the warm daylight coming in from the bay window and overlooking the green. However, the kitchen at the back of the house with its’ north-facing aspect felt like a dark and cold galley despite its’ significant size of 3.5 x 6 metres. The small archway separating the dining and the kitchen areas compromised the amount of light flowing through this open plan ground floor. Only when the narrow glass doors were opened onto the back garden was the amount of light in the space noticeably improved. In the brief given to the local architect Robin Bradbury of Bradbury Design, the family expressed the following requirements: the need to increase natural daylight at the back of the property, to provide a family room (a snug) which would serve as a “central hub” for the children where they could eat and play, an attractive space for the adults to entertain guests, and critically, the need to extend the property on the ground floor without sacrificing too much of the relatively small garden. Bradbury proposed opening up the archway, doubling the size of the aperture and adding structural support to ensure a seamless integration with the bright dining room. Furthermore he recommended removing the whole rear wall of the house and adding large 2.4 metre ‘French’ doors rather than the bi-fold doors that had been initially selected by the family. This change of door type alone would avoid the need for a more substantial structural framework, be more attractive visually and


would make the snug feel more spacious. Two roof windows were specified for the pitched roof of the family room to further maximise the natural daylight, whilst the installation of high specification LED spotlights would provide soft lighting during the evening hours. Glazing Vision’s Pitchglaze roof windows were specified as they offered a sleek, almost “frameless” design in a contemporary finish, which would not only stylishly complement the interior of this room but more importantly they would provide sky-only views, something which is not usually found with traditional roof window products. A further advantage of the Glazing Vision Pitchglaze is that it can be used in roof pitches between 15 degrees and 60 degrees making it ideal for both smaller domestic builds such as the Golder house, or the substantial, high-end residential properties where several units can be installed adjacent to one another to create entire glazed ceilings as an architectural feature. Whilst the family room extension at the Golder property actually necessitated a new pitched roof, the Pitchglaze has been designed so that all fixings are accessible from the outside. This means that the roof window can be installed to existing buildings with minimal disruption to internal finishes, an additional advantage for both the homeowner and builder alike. The Pitchglaze roof window can be installed both vertically or horizontally, and can be manufactured up to 3m2 in size by the Glazing Vision factory. The window is made from high performance thermally efficient low emissivity glass as standard, which has been heat soak tested for additional safety. The roof window is CE marked. Independently tested, it is a low-maintenance way to protect against the damaging and expensive impact of limescale on hot water systems. Not only does it offer long lasting protection against the formation of hard limescale it also ensures bacteria has fewer places to hide as a result of cleaner surfaces, so in a secondary return DHW system the problem of Legionella is also heavily reduced. The independently tested and proven technology protects capital investment and occupier health.


The electrolytic zinc anode technology used in this solution is mentioned in the Part L Building Services Compliance Guide, whereas “external to pipe” water conditioning techniques are not. The system’s low level zinc additions change the water chemistry to inhibit the formation of limescale by transforming calcite in such a way that they do not stick to the interior of the unit or pipework. The system delivers value engineering as it does not decay after dosing and its effectiveness is not impacted by water storage or agitation caused by passing through a booster set. Rinnai has recently supplied its system efficiency systems for London-based SGA Consulting, a specialist in low energy buildings, after liaising with the practice’s mechanical engineer Vivek Devan on two restaurant projects. Devan says “The Rinnai units are compact and their smaller footprint both physically and environmentally made them a good choice here. The scale inhibitor technology was also a factor.” Devan spoke with Rinnai technical experts before specifying the units and heard that Rinnai is actively promoting and selling scale inhibitor solutions following the successful results obtained from various trial sites. The electrolytic unit may be installed in the rising main, before the water heater and booster set. Capex cost savings are probable because the rising main pipe size is often a smaller diameter than the hot and cold water distribution pipe sizes. Therefore, just one inhibitor system will treat the whole location, also offering an attractive value engineering opportunity.

Glazing Vision – Le Petit Fort, Jersey

Glazing Vision’s Flushglaze fixed and circular rooflights were installed within a fortress-like home, located on the shore of St Ouen’s Bay in West Jersey, which has generated in equal measure both glowing accolades and highly negative critique since its completion. The austere, somewhat secretive looking castellated exterior walls hide the two spacious, modern interior wings of the property. These wings flank a central hinge, which houses the three-storey granite entrance block or ‘keep’ and the main staircase. It is above this stairwell that Glazing Vision’s Flushglaze Circular rooflight was key to both maximising the amount of daylight falling into this pivotal central area as well as adding a modern aesthetic to the historical overtones of the ‘keep’. Respecting history & accommodating the contemporary The client was acutely aware of the limitations of the original building on this former farmstead, and was keen to embark on an innovative and ambitious design to create a home fit for a family of five. Whilst there was existing planning on this site (drawn up by the late Richard MacCormac’s practice MJP Architects), the design - a large, glazed circular white house, was the antithesis of what the client actually wanted. Through an invited competition she selected Hudson Architects, whom she felt would be able to transform the dark, characterless farmhouse into a unique property where a mixture of both natural and highly engineered materials would add a contemporary note to the property’s historical context.

the heights allowed for in MacCormac’s designs - they encountered no opposition from the Jersey authorities. Furthermore, the local planning officer himself was keen to promote contemporary architecture on the island and proved a useful ally when some local opposition was voiced. To complete the ‘fortification’ of this property, a fourth wall to the east was added to close the gap in the retained and restored perimeter wall, made of weathered Jersey granite. The resulting enclosure provides both privacy but also essential protection from the bracing winds and rains so typical of this particular shoreline. The house itself, designed as a pair of 2-storey accommodation wings rotated around a helical stair located in the granite entrance block or ‘keep’, was built using a combination of Cor-ten panels, polished micro-cement render and weathered Jersey granite, some of which was reclaimed from the original farmstead buildings. Inside the perimeter walls the 2 wings and the ‘keep’ frame a landscaped pool terrace, a sheltered garden, and an entrance forecourt. Full-height tilt and turn windows on the ground floor fulfill the architect’s vision of merging the courtyard and the house into one space. Sliding doors on the first floor are used where the 2 wings meet and generous windows throughout provide for bright, airy living quarters as well as breathtaking views out westwards to the sea and eastwards to the craggy hillside landscape. Maximising the light in the property’s central hinge The living spaces on the first floor are accessed from the feature staircase in the ‘keep’. Here the architect has successfully interpreted the client’s brief to have synergy between the exterior and interior by combining weathered Cor-Ten steel on the cladding of the staircase with finely crafted oak timber treads and a cement

lining. The stairwell is capped with a large, circular Flushglaze rooflight from Glazing Vision. Precision-engineered at Glazing Vision’s Norfolk factory to meet the bespoke dimensions specified by the architect, this circular rooflight offered a number of design benefits: no visible internal framework ensured the amount of light entering this central space was maximized and the high ceiling not compromised. The lack of visible fixings ensured a completely flush external finish. The absence of bulky capping systems meant that the rooflight will not attract dirt or spoil the view. During the day the stairwell and central space are now bathed in daylight and have unadulterated sky-only views, whilst at night the rooflight reflects the LED lights installed below, and provides a fabulous vista of the stars above. Given the exposure of the property to the ravages of the Jersey weather the Glazing Vision circular rooflight also offered critical technical features: the double glazed unit was BBA certified, proven to resist wind and rain, offering excellent thermal performance, structural integrity and durability of paint finishes and sealants. Two rectangular, fixed Flushglaze rooflights from Glazing Vision were also installed on the property: one above the master bedroom (dressing area) and one above the master en-suite. The architect, having successfully used the Glazing Vision Flushglaze rooflights on previous projects, specified them for the master en-suite and master bedroom dressing area in Le Petit Fort in order to maximise the natural light in spaces where larger openings in the elevations would not have been practical. The minimal and elegant internal finish of these units complemented the modern interior décor as well as enhanced the sense of space and height. No Ordinary Work of Art - Architectural Ceramics Firm Skills in Demand by the Art World

Architectural ceramics specialist, Darwen Terracotta and Faience, was chosen by Charles Holland of commissioned artists Ordinary Architecture to build the artwork Foundation Myths. This pioneering sculpture has been installed at the new Artists’ Garden at the York Art Gallery. The work comprises ten, life-sized, ceramic tree stumps arranged geometrically in two rows to echo the foundations of a former building. he Artists’ Garden has considerable history. At one time an orchard, it was also once part of the St Mary’s Abbey Precinct and was the location of the Great Hall of the Yorkshire Exhibition of 1879. The twin rows of five ceramic tree stumps are redolent of this arboreal and architectural history, but are finished in a bright yellow glaze, creating a strong contrast to their environment.


“As a team we have worked with Charles before, most notably on the House for Essex, a collaboration between Grayson

Perry, the ceramic artist, and FAT Architects. This multi-coloured wedding-cake of a building uses colour and shape dramatically to inspire visitors. Charles knew that our team had the skills in clay working, glaze formulation and firing to turn his ideas into reality and the work has subsequently attracted much interest,” explained Jon Wilson a Darwen Terracotta director. Darwen Terracotta work with architects and conservation specialists throughout the UK and in the USA to restore terracotta and faience facings on heritage buildings.
