H+H and SIG Offsite collaboration helps meet housing demand In a unique collaboration, H+H UK Ltd and SIG Offsite have worked together to create the SIG I-House – an innovative housebuilding system incorporating Celcon Elements from H+H. The SIG I-House provides all the speed of offsite construction with the familiarity of a traditional build, from foundations to roof in just five days. The system can encompass the inner leaves of external cavity walls, floors, lintel, cavity closers, insulation and roof trusses. With the inclusion of soffit and fascia, the system delivers the internal skin of a property, fully wrapped and ready for follow-on trades. Created at a time when there is a demand to increase the volume of house building and when skilled workers are in short supply, the system is a one stop shop for clients – with a single contractor required to deliver the whole house shell. The system is intended for the construction of domestic houses of up to two storey height, replacing the structure of the inner leaf of external cavity walls, separating walls and internal partitions with storey height Celcon Elements. Installed by the SIG Offsite team, Celcon Elements are craned into place and fixed using H+H element mortar. Timber I-Joist cassette floors are used in conjunction with the system to maintain the speed of build and roofs are either standard truss construction or the ‘Roofspace I-Roof’ – panelised roof system. All components are raised into position by crane. Celcon Elements are manufactured from the same intrinsic material as aircrete blocks and have the same performance advantages including excellent thermal performance with reduced heat loss at thermal bridges.

Bringing the Outdoors In As we well and truly settle into 2017, the suspected trends are beginning to take a firm grip in the interiors world. In the modern home we are choosing to incorporate the Scandi style, in the form of pale wood furniture and clear glass lighting to give the space a clean, uncluttered feel. Bars and restaurants are adding a pop of colour to their projects, breathing life and fun into a room. A great example of this is Be At One, Nottingham who chose to use our popular LED ring fitting, yet added a twist by asking us to finish this in hot pink. Amongst all these trends, is one that has been around forever, yet is making its way to the top. Bringing the outdoors in, whether this be in the form of greenery or natural wood fittings is one way to create a sanctuary, and a feeling of calm. Creating huge windows to bring in natural light is a great way to achieve this, or why not add in a feature wall? When thinking of a feature wall, you’d be forgiven for thinking of something bright and busy. But using natural materials in a more neutral palette can be just as effective, such as marble, stone or even concrete. All suit very different tastes, but go hand in hand with a natural theme. DESIGNER CONTRACTS AT HOUSING 2017 CONFERENCE & EXHIBITION Stand P16 - 27-29 June 2017 – Manchester Central The UK’s largest flooring contractor, Designer Contracts, will showcase its latest products and service offering at the Chartered Institute of Housing 2017 Conference and Exhibition. CRL teams up with Bellis Homes on the restoration of Grade II listed former convent CRL is working with Bellis Homes on the conversion of a Grade II listed former convent into 11 luxury apartments and detached house in North Barnet.

The construction insurance specialist was selected by the Essex-based upmarket luxury house builder to source structural defects warranties for the sympathetic conversion of Littleberries into stunning new homes. Littleberries Estate, a convent school run by the Sisters of Charity St Vincent between 1887 – 2007, is located within the Mill Hill Conservation Area and the North Barnet Area of Special Character in north London. Bellis Homes purchased the site with consent to convert the abandoned school house into 11 luxury apartments and to renovate the West Lodge, a single detached dilapidated building, into a three-bedroom house. The one, two and three bedroom apartments range in size between 1,800 sq ft – 4,000 sq ft. Bellis Homes has submitted a further planning application to provide roof terraces on several of the apartments which will offer spectacular views across the Mill Hill countryside. CRL was appointed at the beginning of the project to source a 10-year warranty certification to protect against any future structural issues. Mark Hedley, Business Manager for Bellis Homes, said: “In the past we worked with NHBC until one of our close contacts suggested that we should consider switching to CRL to source warranties for our developments.


“At the time, we had not worked with CRL before. However, it was their commitment to providing a high quality, flexible, competitively priced, customer focused service that gave us the confidence to work with a new intermediary. We have worked with CRL on six of our developments so far, including Littleberries.”

“The conversion of the existing heritage building meant the team at Bellis Homes has had a lot of restrictions placed on the build, we were able to take these into consideration and find a sustainable warranty solution that fitted our client’s specific requirements.

CRL were able to take the complexities of the conversion, including its Grade II listed status and the more unusual aspects of the build, and assist Bellis Homes in arranging appropriate cover that suited their requirements, allowing them to focus on the restoration.

“Our flexible approach meant that we could offer them a product that ticked all the boxes and that the developer will be able to pass on to their buyers. At CRL we pride ourselves in our appetite for adventure and work with a range of developers and housebuilders on interesting and unusual renovations and new builds.”

Other interesting features of the build include reinstating the shell and core of the original chapel, which is being converted into a five-bedroom house. Bellis Homes is also restoring the ceiling in the guilt rooms, removing the safes in the basement and rejuvenate the avenue leading to a temple in the grounds. Once the building work is complete in February 2018, the 10-year structural defects insurance warranties will be passed on to the new owners of the apartments and house. Mark added: “Working with CRL has been very straight forward. Sofas and Chairs An extensive list of major UK upholstery brands are launching new models and showing remodelled hot-sellers. Mixed materials and styles from course rustic to smooth sophisticated will be on show from some of the most progressive cabinet companies currently selling in the UK. Cabinet furniture is definitely in a renaissance, and will be shown in all its glory here - think marble, metal, glass and different woods with curves, inlays and new finishes.

In common with upholstery, Manchester also welcomes returning living and dining favourites. One of the UK’s most inventive cabinet companies is Baker Furniture and they are definitely on the favourites list. Their new Soho dining shows all of their design flair, featuring deep and rich solid wood tops and on-trend leather chairs, it is unquestionably for 21st Century living. Growth of manufacturer recognised at national design impact awards Sealant and adhesive manufacturer Polyseam has achieved the ultimate design accolade for the rebrand of its GRAFT product range. The Yorkshire-headquartered company and its branding agency The Engine Room were both presented with a gold design impact trophy at the glittering DBA Design Effectiveness Awards in London. But the GRAFT project also went on to scoop the ultimate recognition of the evening when it was announced as the Grand Prix winner of winners at the end of the night. Since GRAFT’s launch in 2014, annual sales have increased by a staggering 744% and export levels have risen by more than £1million. In fact, this transformational business exercise has played a significant part in Polyseam now building a 50,000sqm factory which is expected to create a further 50 jobs by 2020. Launching September 2017 Royal Lancaster London will launch in September 2017 following an £80 million renovation led by Studio PROOF. Upon completion, the midcentury icon will reinstate its original name of ‘Royal Lancaster London’ in time for the hotel’s 50th Anniversary. Works include a dramatic new entrance façade and reception lobby, and the redesign of all 411 guestrooms and suites in the 18-storey tower – one of central London’s best-known landmarks on the boundary of Hyde Park. The lobby will be divided into a series of individual spaces, including a new bar. Rooflight specified fo short-listed courtyar Project challenges with a restricted plot size Stephen Blowers, co-founder of Designcubed Architects and himself the client, encountered a number of challenges once work commenced on the site. As both project manager and co-builder, Blowers had to prioritise the design aspirations for this eco-friendly house. Unable to build upwards and restricted by the planners to respect the building line and brickwork of the surrounding neighbourhood, Blowers decided on a clever, geometric courtyard concept. The exterior walls, composed of traditional blockwork and brick, were built to the outer perimeter of the plot, with courtyard •64•

areas created in the 2 corners diagonally opposite one another. These inner courtyard areas provide a quiet, private oasis and are enclosed by the flanks of the living quarters.

Solution for maximising natural daylight Of critical importance to the design of this single-storey courtyard property was the need to maximise the access to natural daylight. This allows the heat pump to automatically adjust itself to the power demand of the property which results in optimal savings and reduced energy consumption as the heat pump runs at the correct output all year round. Two sizes are available (1.5 – 6kW and 3 – 12kW) to suit a wide range of properties. Both operate at extraordinarily high efficiency levels – SCOP 5.2 at 35°C and both have been attributed A+++ energy label rating. for Zetland House Originally a printing works for the Bank of England, Zetland House, based in the heart of Shoreditch, is a distinctive and unusual character property. It has now been refurbished and repurposed as a set of modern office spaces and is used by a mix of businesses in the creative sector.

ecently, a new staircase area was being designed, and platform lift experts, Invalifts were consulted to give their input into the feasibility of a lift for disabled access. The lift needed to serve three floors and be situated at the centre of the staircase, whilst being glazed on all four sides to ensure the space retained it’s light and airy feel. Elite Outdoor Living & Elite Balustrade Systems Create Beautiful Garden Decking & Balcony Space for Manchester Family

A local customer came to us looking for a complete outdoor solution for her spacious garden in Manchester. The client had started the construction of a new kitchen and dining room extension to the back of the property. They were looking to create an outdoor space that would expand on the extension and allow easy access to their large garden. We arranged a site visit to meet our client and their builder for a discussion around their design ideas and what solutions we could offer. The client wanted two areas creating, one being outside their large bi-folding doors leading to a secure balcony overlooking the garden. The other was a lower area to the side of the property leading down to the garden. The total area covered was 42 square metres including steps from

the garden and up to the property. The steps to the property were designed so they could also be used as a seating area if required. The frameless glass balustrade was manufactured using one of our four standard glazing channels which we secured to a concrete block wall. We worked closely with the builder to ensure the wall was constructed to an exact height and to give a seamless look once the glazing channel and composite decking were installed. The area outside the bi-folding doors was installed and completed within two days, including the frameless glass balustrade. The lower decking area and steps were a bit more challenging due to the different levels we needed to work with, and the intricate details

required to ensure a quality Ăžnish once complete. Our products are designed with simplicity in mind which allowed us to complete the project quickly and easily. The QWICKBUILD deck frame and glazing channel were manufactured and pre-assembled in our UK workshop to strict quality assured standards, then transported to site as made-tomeasure kits. The creation of this state of the art garden design, has enabled us to demonstrate how seamlessly our balustrade solutions work with our composite decking boards and QWICKBUILD subframe.

The treatment plant you choose should be around 95% efficient thus allowing long intervals before de-sludge is required. The waste water must be cleaned to a standard meeting the usual discharge level requirement, you must apply for either an exemption certificate or permit, before making a discharge we can assist with this and advise on the method of discharge, be it a ditch, stream, watercourse or soakaway. As the system breaks down and aerates the solids, the introduction of non-degradable items such as wipes, sanitary products etc. should be avoided at all times in any treatment plant, this will clog up the system and increase the

need to empty the unit, follow this instruction and typical emptying will be around 3-5 years, it is also recommended no medicines, or

Trends in Contract Kitchen Design Key looks and must-have features in 2017. Each year sees new trends in fitted kitchen design within new build housing and renovation schemes, as developers seek to meet consumer expectation for the latest looks and must-have appliances. Barry Casement, managing director at Lanzet – one of the main kitchen suppliers to the UK’s property sector, designing and supplying fitted kitchens to property developers of all sizes, explains what trends to expect in 2017. “Many of the trends affecting the contract kitchen sector reflect what’s happening in retail kitchen sales. But unlike other areas of interior design, where there can be major shifts in neutral to bright colours and key new looks led by big brands like Dulux, Farrow and Ball and high street retailers. Changes in contract kitchen design and looks tend to be more subtle and longer term. We have identified five key trends we expect to have most impact in 2017.” 1. Mix and match colour combos Mirroring the retail kitchen sector, mixing two colours within a single kitchen design is big news in contract kitchens and this trend will continue apace in 2017. The main colour combinations in high demand are anthracite and white, taupe and porcelain and also painted wood with natural woodgrains. You can adopt other complementary colours, such as navy blue and soft grey, for a softer contrast. Popular home interest web portal Houzz calls this trend “Tuxedo kitchen cabinets”, which, put simply, explains the monochromatic effect. The idea is to apply two complimentary tones, one light and one dark. The combination often denotes different areas within the kitchens, often with one hue for the island unit and another for walled units. 2. Dove Grey One shade of grey, not fifty, is currently dominating when it comes to colour (those that aren’t white or cream of

course) and that’s Dove Grey, a pale grey. It is frequently requested as either a high gloss or matt door and when paired with white walls and light grey flooring this is a kitchen that ticks all of the boxes in terms of being ‘on trend’ but is still a look that will offer longevity.

Is Spade Lane the UK’s largest single site metal roof refurb? At over 32,500m2 Spade Lane Distribution Centre, Sittingbourne, is the largest single site roof project to be undertaken using Delvemade Protective Coatings products, Seamsil and Delcote.
