stablished 33 years ago in October 1982, Touch Ironmongery is one of London’s leading ironmongers. Originally called “A Touch of Brass”, the firm changed their name in 2003 in reaction to slowly advancing market changes in architectural ironmongery which is no longer supplied solely in brass, and to also reflect the broader range of products and finishes that they sell. In fact today, Touch can supply a wide range of finishes including Brass, Satin Brass, Polished Chrome, Satin Chrome, Polished Nickel, Satin Nickel, Copper, Bronze -solid and plated, BMA, Antique Brass, Black, Pewter, Ceramic, Leather, Stainless Steel, Satin Stainless Steel, Gun Metal, and the list keeps growing. Whatever finish you require, Touch can help you get the right look. Touch occupy their recently refurbished showroom at 210 Fulham Road, Chelsea, where they display a vast range of their 5,000 products. With a customer base including Interior Designers, Builders and individuals who are interested in the top end of the

Ironmongery market, Touch mainly supply to residential premises but hotel and office properties also contribute to their vast clientele. The company also have a healthy export market to all corners of the world, namely the Middle East, Europe and the Americas. Touch’s owner and founder, Bill Benham, has 33 years’ experience in the ironmongery trade, as do his colleagues Jim Haselup and Alan Blanchard. Saleem Qureshi is the newest member of our team and has 10 years’ experience, meaning their knowledge is unrivalled in this industry. The range of products supplied by Touch date from circa 1640 French (Louise XIV) and cover all subsequent periods (Georgian, Edwardian & Victorian), art deco and contemporary pieces also make up the product ranges. In addition, Touch showcases the very best of British manufacturing; the best ranges are still produced in the Midlands by craftsmen in factories dating back 200 years or more. Touch also sell European manufactured goods

which is considered to be of a very good quality and in recent years they have introduced some of the far eastern made products, albeit in a limited range but cost effective. With trends continuously evolving, new innovative products are constantly under development. Touch understand that keeping up with the fashion-shifts is imperative in order to provide every customer with the best solution for their requirements. Ironmongery can be a difficult and complicated aspect of a building project, as a result Touch aim to take this awkward aspect and make it user friendly and clear to understand by offering an onsite service where they carry out a detailed door by door, window by window, room by room Ironmongery schedule, highlighting all requirements and identifying any items that can be refurbished. Refurbishment is a large part of the business; Touch will undertake complete ironmongery refurbishment projects, and can restore old paint covered door furniture to their former glory, looking as new, at a fraction of the cost to replace.

Sheffield firm to supply new Wimbledon roof for No.1 Court Sheffield based engineering specialist SCX has been awarded the contract to build a retractable roof at Wimbledon’s No.1 Court. ir Robert McAlpine is main contractor on the latest £70m project for The All England Lawn Tennis Club. SCX also supplied the new roof at Centre Court to guaranteed play in all weather conditions.

S

London’s second tallest tower set for approval Plans to build London’s second tallest skyscraper at the site of Aviva’s London headquarters have been recommended for approval. he tower at 1 Undershaft, now nicknamed the Trellis for its visible structural steel cross-bracing, would take the title of the Square Mile’s tallest skyscraper, if built.

T

Next week the City of London Corporation’s planning and transportation committee are

expected to rubber stamp the project following the chief planners recommendation for approval. Singapore-based developers Aroland Holdings commissioned architect Eric Parry to design the 73-storey landmark building. It will rise to 305m, just above the recently approved 22 Bishopsgate tower at 278m, but a few metres below the Shard’s tallest steelwork point in London Bridge. The 90,000 sq m building would be able to accommodate 10,000 people and boast a viewing platform higher than that of the Shard, and London’s highest public sky restaurant.

•4•

SCX Group Managing Director, Simon Eastwood said: “We are very proud to have built the original retractable roof on Centre Court, so to be chosen to work on No.1 Court is a real honour.” The company will be responsible for the design and supply of all the mechanical and electrical equipment and construction of all the components that make up the moving sections of the roof. Much of the construction, assembly and testing work will be carried out at SCX’s new Tyler Street facility in Sheffield. SCX Special Projects Director, Andy Whitworth said: “SCX prides itself on its expertise in the field of precision engineering. We have an amazing team of designers, engineers and suppliers and everyone is excited about working on

such a prestigious project.” The project is due for completion in 2019. Key Technical Facts: • The roof is based on a concertina design with two main sections that meet in the middle. • It will be made of transparent Gore Tenara (a type of Gore-Tex fabric), which is stretched between the steel trusses. • The roof will cover an area of about 5,500m². • The roof is made up of eleven trusses and weighs around 1,100 tonnes. • It can be deployed or retracted in around 8 minutes. Around 220 electromechanical devices (including motors) along with a control system capable of working to accuracies of a fraction of a millimetre are needed to ensure the roof operates smoothly and quietly. The roof is divided into two sections with a total of 10 bays. Each of the bays is clamped on either side by prismatic steel trusses. The ends of each truss are supported on a wheeled bogie that moves along rails that are fixed to the new superstructure of No.1 Court.

End in sight for Kier’s challenging Hong Kong projects ier is on course to complete two challenging contracts in Hong Kong early next year. In a trading statement this morning, Kier said the two contracts relating to Hong Kong rail system projects were now drawing to a close.

K

Go-ahead for £75m student scheme in Cardiff Mace Developments has been granted planning consent for a new £75m student accommodation scheme in Cardiff. onstruction will begin next year on the Glossop Halls project which will see the former West Wing of Cardiff Royal Infirmary demolished and replaced with 644 student rooms.

C

David Grover, COO for Mace Developments, said: “The current availability of private sector student accommodation in Cardiff is generally considered below expected standards, so in delivering circa 650 new student accommodation beds, this scheme will also help reduce student demand for private housing in the area – a strong local authority preference.”

•6•

The development is located in the evolving student quarter of Cardiff, a short walk from the university’s main campus and student union. Designed by The Kalyvides Partnership, Glossop Halls will be up to 10 storeys at its highest point comprising of 181 studios, 453 clusters and 10 apartments. Residents will also benefit from a multimedia room, yoga room, gym, library and study space. In addition, two retail units will serve students and the public. Mace Developments is forecast to have the building ready for occupation ahead of the 2019/20 academic year.

One of the projects is a 2.6m section of rock tunnel for the new high speed link from China to Hong Kong, which started in 2012 and was due for completion in May 2015. Kier holds a 50% stake in the £120m contract which was secured in joint venture with Kaden Construction (Hong Kong) and Spanish contractor Obras Subterraneas. Also Kier is working in joint venture with Laing O’Rourke on the £200m expansion of the Admiralty Station in Hong Kong. The four-year contract also for transport operator MTR Corporation started in 2011. “Internationally, our two Hong Kong contracts remain challenging; however, they are expected to reach completion during the first quarter of 2017 and work is underway to close the final accounts,” said the firm this morning. Chief executive Haydn Mursell said that Kier Group was on course to meet expectations for the current financial year, despite increased economic uncertainty in the UK following the EU referendum

Start date for T Clarke on £56m M&E package Clarke has confirmed the M&E package at 22 Bishopsgate will be worth £56m. The company will start on the massive subcontract for Multiplex next year with a completion date set for 2019. T Clarke will deliver four key packages across the 1.275m sq ft scheme which will be the City of London’s tallest tower. The firm will work on: Electrical Shell & Core, Electrical Cat “A” Fit Out, ELV (Systems Integration) Package (including BMS, ICT and Security) and Fire Alarm Installation.

T

T Clarke revealed the details in a trading update today which also confirmed a £24m award from Lendlease at Stratford for a £24m M&E fit out project at The International Quarter. The company has also started legal proceedings to recover up to £2.8m allegedly taken by an employee over the last few years from the firm’s account. T Clarke said: “We have now commenced legal proceedings to recover misappropriated funds. It is too early at this stage to confirm the quantum of what will be recovered, but investigations and proceedings are continuing in conjunction with expert professional advisors to recover as much as practicable.”

35 jobs axed as Charter Construction sinks he Harrow-based firm was set up in 1983 and enjoyed a period of rapid expansion in the last few years under the management of former Balfour Beatty contracts manager Arthur Bennett. Since becoming managing director in 2010, Bennett doubled revenue from £8m in 2011 to just under £16m this year. Charter delivered a range of work from small building projects for London universities to utility jobs with UK Power Networks.

T

But this year the firm revealed it had suffered two major loss-making jobs, which resulted in a trading loss for the first time in eight years. Unveiling the £1.45m loss this September, Bennett said: “We have also taken into consideration several projects, which have recently been completed or are nearing completion which were secured during a particularly competitive period. “The overall effect is to leave the company with a negative balance sheet.” He added that the company planned to maintain a controlled increase in turnover while seeking to enhance management resources.

Great Portland Estates flags weakening London market Chief Executive Toby Courtauld said: “The referendum result has had a negative effect on business confidence in London which will likely result in lower economic growth. “As a consequence, we can expect London’s commercial property markets to weaken during this period of uncertainty.” Great Portland Estates is currently on site at five schemes and has two uncommitted schemes in the pipeline which “could start in the next 18 months”. At Oxford House on Oxford Street the firm has planning approval

for an 88,200 sq ft major mixed-use refurbishment. As part of the letting at Rathbone Square, Facebook has a right of first offer to pre-let all the anticipated 55,700 sq ft of office space. At Hanover Square, W1, demolition work is currently underway on the western side of the site. The firm said: “These limited works will give us the option, should the market be supportive, to accelerate the construction programme for the wider scheme ahead of delivery of the station structure by Crossrail in 2018.

IT’S SHOW TIME WITH

JANUARY FURNITURE SHOW

As the industry starts the countdown to the furniture event of the year – The January Furniture Show 2017 (JFS) – visitors can expect bigger and better as organisers announce a raft of new names, a partnership with the Society of British Interior Designers, a collaboration with the Great Hospitality Show and a designated new exhibitor zone. Making a welcome return to the show after 16 years, Michael Tyler is the latest high profile name to join the impressive line-up alongside new sign ups Premier Housewares, Celio Furniture, Lifestyle Europe and Gwinner. The next show will also see a partnership with the Society of British Interior Designers (SBID) to host a members area in Hall 2, and a collaboration with the Great Hospitality Show taking place in Hall 9 (23-25 January) – this will allow visitors dual registration so that they only have to sign up once and offers a free shuttle bus in between the halls. Said Laraine Janes of the January Furniture Show: “We are delighted that SBID is involved in the show and creating a designated lounge area for interior designers. It will give them the opportunity to relax and escape the hustle and bustle of the show.” The four-day trade show which runs from Sunday 22 until Wednesday 25 January is a must attend event for designers and architects. It gives visitors the first opportunity of the year to see the best of the best in cabinet furniture, upholstery and beds to soft furnishings, flooring and giftware. Said Steve Smedley, managing director of Michael Tyler: “The last time we exhibited at the NEC in January was 2001 but we feel the time is right for us to exhibit once again. The new show offers an ideal opportunity to present our latest collection to a wide audience including designers and architects.

“Exhibiting at trade shows is becoming increasingly important as retailers have less time to leave their stores and visit individual manufacturer’s showrooms.” The next show will also see a dedicated exhibitor zone for smaller companies featuring in Hall 3 along with the return of the Flooring Showcase with companies such as Westex, Edel Telenzo, Victoria Carpets and Think Rugs. The fabric area will, once again, take place in Hall 1 with Kobe, Swaffer, The Isle Mill, Ian Mankin Fabrics, Essente, Barker & Barker and Titley & Marr. Laraine, said: “The show provides designers and architects the opportunity to get ahead of the game by seeing the up and coming trends in one go, under one roof. With a high calibre of exhibitors for 2017, and with the show being bigger than ever before, there will be an array of inspiration from the many beautiful stands, product designs and concepts.”

CRL provides warranties house restoration in CRL has worked with a North West developer to source structural defects insurance for a beautifully renovated Grade II listed mansion in Lancashire which has been sympathetically converted into stunning apartments.

T

he construction insurance specialist was selected by Berkshire Homes to work with them on the restoration of Holme Hall Manor in Cliviger which dates back to the 1700s.

Harrison Kiely, sales and marketing manager for Berkshire Homes, said: “In the past we have worked with other warranty providers who are known to be notoriously difficult when working on old historic buildings.

A family home for more than 200 years, the building has also been a retirement home and nightclub in recent years before it was gutted in an arson attack in 2004. The southern elevation, along with many of the original period features were destroyed.

“We approached CRL having not worked with them previously and they couldn’t have been more helpful. They simplified everything.

Holme Hall Manor stood empty and derelict for more than 10 years before being bought at auction by Berkshire Homes. The heritage site has now been transformed into 10 one and two-bedroom apartments with impressive views over the Cliviger Valley and a wealth of character. CRL was appointed at the beginning of the project to source a 10-year warranty certification to protect against any future structural issues.

•18•

“They found us the best warranty for our build, worked around the Heritage England requirements, arranged for the surveyor to come to site and promptly issued the warranties once the build was complete.” CRL were able to take the complexities of the build and assist Berkshire Homes in arranging appropriate cover that suited their requirements, allowing them to focus on this unusual restoration.

On completion of the build the 10-year structural defects insurance warranties were passed on to the new individual owners of the apartments. Harrison said: “Without a doubt we will use CRL on all of our developments going forward. They made the whole process so easy.” James Topping, a Customer Relationship Manager at CRL, said: “Our flexible solution of arranging the policy allowed plans for Holme Hall Manor to progress with the assurance of a warranty for the potential purchasing residents.

“The conversion of the existing heritage building meant Harrison and his team had a lot of restrictions placed on the build by Heritage England, we were able to take these into consideration and find a sustainable warranty solution that fitted our client’s specific requirements.

for 17th century manor Lancashire Holme Hall selected by CRL for its Venturous Builds campaign “Our flexible approach meant that we could offer them a product that ticked all the boxes and pass this on to their buyers. I have since visited the finished site and the quality and workmanship is incredible and a credit to Berkshire Homes.” Family-run Berkshire Homes started out in 2012 building two homes in Bolton and has since gone from strength to strength with further developments underway in Whitefield, Kendal and Rawtenstall. The company which specialises in homes for first time buyers aims to develop 100 units in the next 12 months.

In a nod to the stunning transformation of Holme Hall Manor, CRL chose the property as one of three winners of its Venturous Builds campaign. The inspiring new web series, which can be viewed on CRL’s website www.c-r-l.com, is showcasing Britain’s inspiring self-builders and their construction achievements. The short films charting each of the builds are currently being rolled out on CRL’s website. Berkshire Homes was selected by the structural defects insurance specialist as being truly venturous of spirit, after the developer was advised to walk away from the delipidated ruin of a building. But with grit, determination and a passion to restore the building to its former glory the team defied the odds and succeeded in their goal. Commenting on the win, Harrison said: “Holme Hall has been an incredible project. It was previously owned by four experienced property developers who gave up on restoring this ruin. Our appointed surveyors advised us to put this property back in the auction and cut our losses because it would take us more than two years to complete and we would lose money.

For more information about CRL please:

“However, we said no way. The rebuild took us six months to complete from start to finish. Local residents, who have a lot of memories of this magnificent 400-year-old building, were thrilled to see Holme Hall restored.”

LATHAMS LATEST SURFACE

MAKES A BIG IMPRESSION James Latham is seeing the popularity of Xylocleaf - the innovative and highly textured range of premium Thermo Structured Surface (TSS) decors which offers a variety of wood grains, linens and other unique materials – soar within the A&D sector.

U

nlike anything else on the UK market, XyloCleaf is a highly original and exclusive range of decors which are created using a unique process of thermal fusing in which decorative papers are treated with melamine resins, that under heat and pressure become part of the panel itself, hence the term Thermo Structured Surface. This process provides not only a stunning end result, but also a product that is strong, durable and highly scratch and chemical resistant, meaning that as well as looking great, it will stand up to the toughest of challenges when used in high traffic areas. The sensational and inspiring XyloCleaf collection is perfectly suited to premium design schemes within the retail sector and is perfect for furniture, fixtures and wall panelling. In addition, it is also popular for high-end commercial, leisure and hotel specifications.

The deep textures and intricate detail of XyloCleaf makes it difficult to distinguish from the real material it is designed to mimic and the portfolio includes 60 different colours and patterns, all of which come with ABS edging as standard. Plus, it is also available as HPL in 16 decors. Paul Morson, James Latham’s Group Product Champion for Melamine said, ”XyloCleaf represents a new generation of panel product and one which offers extraordinary potential, delivering a complete solution of innovative products to suit all retail decorative tastes, trends and applications and it has quickly become a real success story for Lathams.” XyloCleaf is available nationwide and directly from stock through James Latham and is supplied in panel sizes of 2800 x 2070 x 18mm. AECOM REPORT ON LIFE CYCLE COSTING:

CONTINUOUS FLOW UP TO 7% MORE COST EFFECTIVE AECOM, a major global player in the building engineering services consultancy arena, has concluded a report showing that continuous flow water heating systems have a clear advantage in terms of initial capital costs as well as life cycle costs over 20 years, when compared with stored hot water systems*. The study** shows that continuous flow water heating systems can be up to 7% more economical than equivalent ‘traditional’ stored hot water systems. AECOM was commissioned to carry out a life cycle study on continuous flow water heating systems, and to provide a comparison with conventional storage systems. Two case studies were provided that are based on projects using continuous flow water heating systems. AECOM then determined an equivalent storage based system for each case study

•26•

and compared operational and capital costs. For the life cycle comparison, the analysis period was 20 years, based on the expected service life. The net present value (NPV) calculation is based on a discount rate of 3.5% (The GREEN BOOK - HM Treasury), an inflation rate of 2% for servicing costs and projected retail fuel costs from DECC1. In both case studies the continuous flow system showed a clear advantage in terms of initial capital costs, as well as

life cycle costs over 20 years, with the continuous flow system consistently lower in energy use than the two storage systems. Case study 1 This was a system for a typical, small, pre-fabricated fast food restaurant. It is assumed the system only serves the hot water demand. The life cycle analysis includes the initial capital costs, projected annual fuel costs, and estimated annual servicing costs which are assumed to increase by 2% each year. The annual fuel cost assumes the same daily fuel consumption over the whole year. The servicing cost is based on £130/year per boiler, and £160/year for a boiler and cylinder. The resulting net present values of the three showed that the continuous flow system is 6 - 7% lower than the two storage systems based on that 20-year analysis period.

Heating & VentILation company of the year

SYSTEMS EMPLOYED IN THE STUDY * Indirect fired storage systems This consists of separate heat source and storage cylinders, where for this study the heat source will be gas fired boilers running on 80ºC flow and 60ºC return with gross efficiency of 89%. As the hot water is stored at 60ºC in insulated cylinders there will be standing heat losses. The standby electricity is assumed to be 15W per boiler, and 60W when operating to cover fan and controls.

Direct fired storage systems

Case study 2 This was a system for a shower block in a holiday camp, with six showers and four basin taps. For the continuous flow option, the analysis is based on a configuration of 4 continuous flow water heaters that each have a nominal output of 48 kW, which, for this particular application, because there is a very short run of pipe work between the water heaters and the fixtures, it is possible for the water heaters to generate water at 40°C. The risk of legionella is overcome by regular flushing of the system. For the energy required to deal with the instantaneous hot water demand the analysis assumes that the bulk of the hot water demand would be due to the showers. Each shower would typically have a flow rate of around 9 litres per minute, which if mixed to 40ºC would equate to an instantaneous load of around 19 kW each, so even if there was only one shower running, the load on a single continuous flow water heater would equate to an efficiency of 95% based on the performance curve. As the hot water demand increases, the modular nature of this particular configuration would allow the 95% efficiency to be maintained for the bulk of the demand. The difference in daily fuel costs between the three systems is around 7%. The usage profile for this case study is particularly suited to continuous flow systems (i.e. high but infrequent demand over the day), which is why there is an advantage in fuel consumption over the storage systems.

This is where the hot water storage cylinder has an integral gas burner to directly heat the water, and the key difference with indirect fired storage systems is that they are designed to operate in condensing mode and generally achieve gross efficiency up to 96%. A disadvantage of direct fired storage systems is that the standing losses are around 3 times higher than indirect storage cylinders.

Continuous flow systems This is essentially a gas boiler that is designed to instantaneously heat mains water for supply directly to water fixtures without any storage. The key advantages with this type of hot water heating, is firstly saving in space needed for hot water cylinders and the associated standing heat losses. The challenge is that instantaneous hot water demand can vary hugely for most systems and therefore the continuous flow heating system needs to have a wide modulation range as well as maintaining efficiency over that range.

2016 - A YEAR OF MANY LIFTS! 2016 has been a year of many interesting lift installations for Invalifts. As the year draws to a close, let’s take a look at some of the unusual places that Invalifts has installed lifts in over the year.

T

he story starts in the Cors Dyfi Reserve near Machynlleth on the west coast of mid Wales. This is the location of the The Dyfi Osprey Project, a Montgomeryshire Wildlife Trust flagship project. The project started with the aim of supporting and conserving the osprey population in Wales. There is a visitor centre located onsite to allow the general public a chance to see these rare birds in their natural habitat. In order for the project to be accessible by all, the two floor centre decided that a platform lift would allow wheelchair access to the upper floor of the centre. They set up a camera and lift appeal to help raise money for the project. In 2016, a grant was awarded that helped cover the cost of the lift and installation. Invalifts was chosen to supply and install the lift, as their MC2000 Platform Lift was available with a glazed shaft at the upper level to maximise light and allow views of the beautiful scenery. Invalifts co-ordinated the installation of the lift with the centre so that the lift would be installed before the return of the ospreys. The Dyfi Osprey Project was thrilled with the results, describing the ability to see Monty the Osprey for the first time in the feather as ‘Priceless!’. •30•

O

ur story continues at Halfpenny Green Vineyards, a few miles West of Dudley, where 30 acres of vines are managed by Martin, producing award-winning wines crafted by his son Clive. When the Vineyard was thinking of expanding the

shop area of the business, Invalifts were called in to offer expert advice on how disabled access could be fully achieved. The main issue was a significant floor level discrepancy between the new area and the older shop area and the new area was also to have an upper floor accessed by new stairs.

Lifts, Stairs & Balustrades company of the year Invalifts recommended the MC2000 platform lift with an open through configuration. To let as much light pass into the shop they offered a partially glazed shaft and glazed doors. The whole unit was mounted directly on to the concrete floor and a small chequer plate ramp was fitted at the lower ground floor door in lieu of the 60mm pit. The whole installation took just 3 days to complete. The final product blends beautifully with the new overall decoration, helping to bridge the new with the old. The use of glass has let light come into the area and has ensured that older beams are not hidden but rather shown and highlight the architecture of the original building. The new lift is used by the disabled, elderly and parents with push chairs to gain access to all levels of the shop.

F

inally, we’ll travel to the disused central dry dock in Hull, which has undergone a spectacular transformation into a major outdoor amphitheatre taking centre stage in Hull’s revitalised cultural quarter. The 350 seat outdoor venue required a platform lift to enable wheelchair access from the upper to lower levels. Invalifts supplied and installed their InvaEuro external platform lift, as the larger platform size of 1600mm x 1000mm allowed additional flexibility. The lift was supplied with an open-through configuration and a glazed shaft to complement the open air feel of the site. The lift shaft was finished in a goose grey colour to match with general colour scheme of balustrade, and is now ready for Hull to start it’s reign as UK City of Culture 2017. We can’t wait to see where 2017 will take us! To find out more about platform lifts, you can give Invalifts a call on 0845 468 2543 and speak to one of their friendly experts, or visit their website at www.invalifts.com

The Telguard range of telephone, GSM, and soon to be released, SIP based intercom systems are suitable for new build or retro fit. Designed, developed and manufactured in the UK since 1992 we have provided entry solutions for thousands of projects nationally and overseas. The telephone based system plugs in to a standard analogue telephone socket or phone system extension and the GSM system requires a SIM card. The SIP product requires a Broadband connection and a link to the LAN or local Wi-Fi. The only other requirement is for local power and the intercom can be installed. Installation is not disruptive as the installation takes place at the entrance to be controlled and there is no need to put handsets into flats or houses as they are already in place – their own telephone or mobile. The telephone numbers of the apartments/ houses/businesses are programmed into the intercom system with any access codes required and the system is ready for use. A visitor enters the flat or house number into the intercom via the keypad and then presses the ‘CALL’ button. The receiver of the call picks the telephone and can speak to the visitor and allow access by pressing a digit on their telephone keypad. This sends a signal to the intercom that activates the door lock or entrance gate and the visitor is able to gain access. If the receiver of the call does not want to grant access they simply put their phone down to end the call. If the resident is out, the system is able to divert the call to up to 8 follow on numbers. This could be to a mobile phone or even a Call Centre where access may be granted from. Telguard benefits from an internal battery backed time clock which enables timed access PINs, timed number divert, disable the system to prevent unsociable calls, timed trade access via a ‘Trade’ button or PIN and a number of other timed features. This facility also updates from BST to GMT as required, again removing the need for a site visit. Any alterations required to telephone numbers or PIN codes can be actioned by the system installer and can be carried out remotely reducing the need for on-site attendance.

•34•

The Activity Logs provide a record of every function that the system performs backed up with accurate time and date information. The Logs also provide a ‘Dashboard’ to the installer providing operational information ie. Voltage, temperature. The Telguard system is not only quick to install compared with hard-wired systems but also extremely flexible. Calls can be answered on cordless telephones making it possible for users to answer entrance requests while going about day to day business or it is possible for a mobile phone to be called for access requests. We are able to provide systems with backlit keypads and buttons, integrated proximity access and video. The video picture can go to a dedicated monitor or into the communal TV aerial for viewing on any television in the premise. DDA systems are available with large halo illuminated Braille buttons with big letter, easy to read displays and audio and visual call progress indication. Bespoke applications are also undertaken making it possible to provide almost any style or shape of system. It may be that we have to provide a system to replace an existing installation so we are able to manufacture our panel to fit the aperture of an old, non functional system. We are able to manufacture systems in different finishes and colour schemes, we powder coat stainless steel so as to not impact on the vandal resistance of the panel.. As advances in technology arrive in to the public domain, we are always in a prime position to make the most of these advances thanks to our in-house development team. We are also able to engineer modifications to software and hardware should a specific requirement be requested. Our systems carry a 2 year return to manufacturer warranty which can also be extended.

T

he conversion of the attic presented the architects with a number of challenges, primarily the need to be sensitive to the character of this conservation area and the requirement to respect the stringent planning restrictions governing the roofline. In addition, the attic itself had an exceptionally low ceiling height of just 2.1 metres, as well as a sloping aspect. Azman Architects’ design for this conversion skillfully optimized the limited space to accommodate a generous ensuite bathroom and an attractive master bedroom. Birch-faced plywood used extensively on the walls, ceiling and bathroom joinery not only lent an elegant and harmonious feel to this contemporary attic conversion, but also helped to subtly set it apart from the main living area of the apartment below. The walk-in shower and sanitary ware were installed below the sloping roof, which incorporated two in-plane rooflights. The bathtub was cleverly accommodated by means of a space-saving box design built onto the birch veneered partition wall, into which a sliding door was integrated, opening out onto the master bedroom. White lacquered fitted wardrobes keep the bedroom uncluttered and bright, whilst the bed, situated to the reverse of the partition wall, faces out onto the newly created outdoor space. The decked terrace offers the clients the opportunity to enjoy the impressive views over the surrounding area throughout the day and evening. Mindful of the need to maintain the roofline, free of any bulky external casing, and yet keen to make the master bedroom feel light and airy, Azman Architects incorporated two large skylights into the roof. Glazing Vision’s Flushglaze flat rooflights, one single unit and one modular unit in two sections were specified for these skylights and were both precision engineered to fit. Their

Loft conversion to increase living space in London apartment Having purchased an apartment in the conservation area of Barnsbury Square, North London, the clients were seeking to add a master bedroom and en-suite bathroom, and to create an outdoor space where they could enjoy the rooftop views. They enlisted the services of Azman Architects, with whom they had already worked on two previous properties. minimalist external finish ensured that the external aspect of the roof remained unchanged and thus adhered to the local planning restrictions. The lack of any external cladding meant that dirt would also not be trapped above the rooflights, which was seen as an important additional benefit. Critically Glazing Vision’s Flushglaze fixed rooflights, ensured that far from negatively impacting on the low ceiling, the room height was actually maximized and the natural light falling into the master bedroom and stairwell thereby optimized. Azman Architects have succeeded in realising the full potential of the original attic. The space now provides the clients with a modern and spacious bedroom complete with a stylish ensuite bathroom and a beautiful outdoor space, whilst the value of the property in this much sought-after location has been significantly enhanced. There is no doubt that winter is well and truly here. However, dark nights are a great excuse to brighten up those rooms that may get a bit less attention than others. Your bathroom, is one of the most used rooms in your home and also the one that has to deal with moisture on a regular basis. The presence of moisture can have a far- reaching effects on the longevity of the bathroom area and its immediate surrounding rooms, as well as adverse effects on the health of the people using the bathroom.

O

ne of the biggest problems your bathroom faces is the high humidity levels. Humidity is simply the amount of water vapour in the air and warm air holds more humidity than cold air. The adverse effect in your bathroom is caused by the presence of microbial hazards that grow in damp and dark areas. This is more likely in poorly designed bathrooms or those sealed with cheap sealants. We can’t help with the bathroom design, but we can provide you with a product that will help eliminate the growth of mould and reduce the health hazards. Architects and Sign Professionals

a prolific relationship At the onset of every construction project, several professionals must cooperate to ensure the project is carried out successfully from paper to practice. Architects, civil engineers, construction consultants, concrete engineers, electric engineers, systems engineers and so forth are prerequisites. But what does a signage professional have to do with construction, you may ask?

W

ell, any project, be it industrial construction or a residential project, requires way-finding signage at the finishing stage. It is not over until all finishing touches, internally and externally, are completed - including landscaping and signage. Without proper orientation in the space; without proper direction, the project is nothing but a white elephant. While the architect provides the design with proper arrangements for ventilation, lighting, rooms and facilities, land utilization etc., signage professionals contribute from their own experience by way of realizing the way-finding needs and requirements of a particular project, while conceptualizing the right solutions for each space and their functionality. Together, they can create a vision of utilitarian beauty. Often enough, in construction projects, unrealistic remarks are made by patrons: “We will deal with signage at the end of the project” or “The building is not standing yet, why should I bother about signs right now?” The truth is quite the opposite. Any collaboration between architects and sign professionals should start on day one. It must be a part of the overall design and budget structure. Architects and contractors must incorporate the signage requirements into the blueprints and create a strong bond with a signage professional that can provide solutions for the entire project. During the past two decades, Vista System meticulously cultivated and encouraged this unique relationship between its direct clients: sign professionals and decision makers: architects and construction companies. Creating understanding about the ever-increasing way-finding solutions and providing samples and marketing tools to both are at the heart of Vista System’s vision. The Architects’ Kit, encompassing the key systems, is just another link in the chain.

Creating the perfect winter garden wonderland as some can grow up to 80 feet tall. For a festive touch in your garden, why not opt for a holly tree. Make sure that you get a male bush are these are the ones that produce those signature red berries. For those who do not have the space for a Holly tree, Cotoneaster horizontalis or Pyracantha are a great choice for adding a pop of colour to the garden. The winter scent While the inside of the house smells of cinnamon, spices and oranges to evoke the festive spirit, the garden is largely forgotten, but there are various ways of creating the sweet smell of winter in the garden with scented flowers.

Y

our garden doesn’t have to be a no go area in the winter months, in fact with a little planning and creativity you can create your own winter garden wonderland that the whole family can enjoy. Garden specialists Oeco Garden Rooms have had many years of experience creating bespoke garden sanctuaries that can be used all year round and give us their tips on creating the perfect winter garden wonderland. Garden Layout Having the right garden layout from the get go is the most important thing, not only for the summer months when the flowers are in bloom but also the winter as the plants start to die off; this is where you will see the bare bones of the garden and if it is not laid out properly it can look gloomy and untidy. Wall gardens, hedges and raised flower beds are all great ways of adding structure to the garden, providing designated areas for different activities and can be repurposed for different times of the year.

•44•

Planting Witch Hazel is a great choice to add a wintery scent to the garden; its large yellow flowers release a delicious scent of liquorice into the air. Adding seasonal colours to your garden During the summer months flowers explode in an array of bright and colourful blooms, but that doesn’t mean that your winter garden can’t be extraordinarily beautiful too! Adding seasonal colours such as red and white will make the garden more inviting and flowers such as Hellebores are a great choice. These flowers, sometimes known as the Christmas rose are pastel pink and white in colour and produce big leaves that fill the space in the garden. They flower for a long time as well, generally lasting between late winter and early spring. Another white flower to consider is Clematis Jingle Bells; these flowers have a bold white colour and typically flower from December to January. Clematis Jingle Bells will need some pruning to keep the size down as they can grow up to five metres high. Fir trees are the quintessential winter wonderland accessory especially when it snows; they are evergreen and require very little maintenance, but be sure to choose a small species of fir tree

Winter honeysuckle is also a good choice, producing a lemony-fresh scent. For those who want an evergreen shrub that has little maintenance then Sarcococca is the perfect fit. Commonly known as the Christmas Box or Sweet Box, Sarcococca produces small white flowers with a lush, leathery foliage and best of all it exudes a fragrant honey scent during the winter. Decorate your wonderland Your winter garden wonderland wouldn’t be complete without some decoration. Fairy lights and lanterns are a great way of creating light in an outdoor space and can be hung on trees, draped over bushes or hung from outdoor structures like sheds, garden rooms and decking. For those on a budget, there are plenty of things to do that won’t cost a lot of money including tying festive ribbons to tree branches, hanging wreaths around the garden and decorating trees with baubles and tinsel.

Build a Fire Pit Many people give the garden a miss during the winter months because of the cold, but adding a heat source is easy and cheap and provides an outdoor space that can be used all year round. Patio heaters and chimera’s are a great way of adding heat to the garden, and building your own fire pit is a cheap way for the whole family to gather around and enjoy. Attract Robins to your garden If there is one bird that evokes a winter wonderland, then it’s a robin redbreast. These majestic birds are strongly associated with Christmas, taking a starring role in many festive cards since the mid-19th century. Robins will often come when other birds are around, so make sure that you put plenty of food out for all the birds. Black sunflower seeds and seed balls are great for attracting various species of birds, but be sure to avoid dried lentils as only certain birds can eat them. Robins are also fond of crushed nuts so placing some on a bird table is sure to get them knocking.

Air Tight Timber Frames Introducing the latest innovation from leading construction connector manufacturer Simpson Strong-Tie; the timber frame panel closer, or TFPC. This useful connector provides the quickest and most accurate way of drawing together timber frame panels and eliminating gaps – and that’s important, because those gaps contribute to air leakage and insulation issues.

•46•

The TFPC features an angled plate which guides a structural screw (included) into the adjacent timber frame panels at precisely the angle necessary to pull them together to form an air tight bond, with the added benefit that it won’t damage the substrate. The special design of the screw cinches the panels together and gives 3kN of shear capacity – keeping them that way. Simpson Strong-Tie Timber Frame expert Fraser Pilkington explains: “It seems such a simple solution, but we put a great deal of thought into making it easy to use, with no room for error. The combination of the guide plate and screw achieves exactly that”. The TPFC is supplied as a kit, which includes the guide plate, structural screw and two square twist nails. Search TFPC at www.strongtie.co.uk for a demonstration video as well as performance data and installation advice.

S

hower enclosure specialist, Lakes Bathrooms, has launched PureVueHD, an optically superior, low-iron glass that appears entirely clear. This new high quality glass is being offered as standard on shower enclosures, doors and bath screens in both its Classic and Coastline Collection, so no incremental charge will be made for this high-end, ultraclear look.

PureVueHD has minimal iron content, meaning that the glass appears clear, rather than having the green tinge that is visible in standard glass. This is because very high transmission levels, of around 90 per cent, enable as much light as possible to pass through PureVueHD glass, making everything viewed through it appear lighter and brighter. With standard glass the iron content reduces light transmission, which creates the green hue that tints everything viewed through it and is particularly noticeable on the edges of the shower enclosure, door or bath screen. This dramatically clearer glass allows the bathroom’s colour palette to be viewed with untainted accuracy. The difference in colours, sharpness and enhanced clarity that PureVueHD makes in the bathroom is like the vivid quality brought to the living room by high definition TV. Whilst low-iron glass can cost as much as 50 per cent more due to the higher grade of silica that it demands, Lakes Bathrooms is supplying it as standard; without adding to its prices. So this visual luxury is now part of all products in its Classic and Coastline collections (excluding only the Mirror range).

Lakes Bathrooms launches ultra-clear PureVueHD glass without charge

•20•

The choice of PureVueHD products includes shower enclosures, shower doors and bath screens, with over 40 styles. The latest walk-in ranges are included, plus heavier thickness glass, which shows even more strongly the contrast between standard ‘green’ and this new ultra-clear glass. PureVueHD products start from £145.00 plus VAT and are detailed in the latest catalogue from Lakes Bathrooms. For more information or to find the nearest stockist visit www.lakesbathrooms.co.uk

Green is so last year

Standard glass has a green tinge

PureVueHD glass is optically superior and ultra-clear

Standard glass always has a green tinge that’s particularly apparent when you view the edge of the glass. PureVueHD by comparison is dramatically clearer. Its reduced iron content reduces the greenish hue to zero levels, so the glass almost disappears and the natural beauty of anything seen through it truly shines. From anybody else this dramatic advance would carry a significant premium. From Lakes Bathrooms, where superior comes as standard, this extra clarity comes with no extra cost. Your local Lakes representative will be pleased to show you a side by side comparison and explain more about the brilliance and immediate availability of PureVueHD enclosures, walk-ins and bath screens.

Elite Outdoor Living Create Spectacular Spa Decking Area Overlooking the Beautiful Worcestershire Countryside One of our recent clients required a complete decking and balustrade system to integrate with two spa pools, a large seating area, and a large expanse of lawn. They owned an existing traditional timber deck and balustrade but this had become tired and dated over the years despite regular maintenance and treatment. One of the main drivers for our client’s renovation was the amount of space they had available to extend their outdoor living areas and the potential to spend more time entertaining family and friends. five metres without supports and offers 100 per cent moisture resistance for vastly superior durability and dimensional stability. They also recommended RESORTDECK as the perfect decking solution for the most natural aesthetics, greatest durability, and because of the incorporated spa pool areas, the greatest slip resistance.

At Consultation, our experts advised that two QWICKBUILD frames would make for much easier installation over timber piles given the complexity of the project at hand. QWICKBUILD is an extremely versatile sub-frame system which spans

•56•

Furthermore, we were able to save costs for our client by modifying part of the existing timber frame and strengthening it by adjusting the joist centres to the best positions. Therefore, this part of sub-frame could still be used for the new RESORTDECK and frameless glass balustrade installation. Our frameless mini-post balustrade system was chosen as the most economical solution for ensuring unobstructed views which was high on the design’s priorities. Installation

involved dismantling of the existing wooden balustrade and deck and manufacturing our QWICKBUILD aluminium frame as made-to-measure sections prior to being on site, saving time and money on installation for the client. This along with the unmatched dimensional stability and durability over the coming years has made QWICKBUILD a real winner for our client. The first decking system to eliminate screws for fastening the boards to the frame, when used with RESORTDECK, QWICKBUILD has proven popular with architects, specifiers, and home DIY enthusiasts alike. Harfa flooring is available in eight colours, including natural, natural white, double smoked black, smoked tobacco, smoked natural, washy grey, smoked white and stone grey. There is also the option to choose between 2 or 3 layer parquet and your desired wood style - elegance, superb, classic or original. Harfa Vintage is the so called used old version of the Harfa collection. The boards have a special optic in square saw lines in trendy unique colour variations. The surface can be rough as well as smooth; the lines of the blade of the saw are irregular and give Harfa a vintage look. Harfa Vintage is also available in eight tones, including slate stone, cappuccino white, forest honey and dark chocolate. As with all ESCO flooring, Harfa is finished with Polyx®-Oil, Osmo’s renowned wood finishing product. Polyx®-Oil both protects and accentuates Harfa’s traditional and character filled rough-sawn solid oak flooring. As a premium wood finish, Osmo guarantees to keep wooden surfaces in top condition. It is a high quality, water-repellent and tread-resistant wood finish based on natural ingredients.

•64•

Offering all the professional features of a traditional oil-based finish, Polyx®-Oil combines the smooth surface of conventional lacquers, and the ease of application of a water-based finish, while managing to eliminate the inherent disadvantages of these other types of finish. Unlike ordinary oil finish products which form a film on the wood, Polyx®-Oil’s natural components penetrate deeply into the wood to create a micro-porous finish. This allows the wood to breathe, moisture to evaporate and ensures a flawless finish both upon application and for many years to come. Thanks to Polyx®-Oil, ESCO flooring is strengthened from within and retains its elasticity. The surface is water repellent, stain resistant and more hard-wearing, and because it meets the wood’s natural demands and does not crack, flake, peel or blister. Established over 25 years ago, Osmo UK is one of the leading suppliers a natural and environmentally friendly alternative to wood finishing. The products are based on rapidly renewable, natural vegetable oils that penetrate deeply into the wood, keeping it elastic and healthy, whilst preventing it from drying and becoming brittle. As the range is not produced for the mass market, more time can be spent on ensuring all the products are of the highest quality. Founded in 1997 in the Netherlands, ESCO Group has grown from a trader to all-round trading and manufacturing company with official partners, such as Osmo, all over Europe and the rest of the world. The company produces flooring for architects, real estate, builders and wholesales within the wooden flooring markets, specialising in rustic oak flooring in both solid and engineered (3-layer, 2-layer multi).

Flexfurn launches two new modular design collections Under the name X-Design Flexfurn, the Belgian manufacturer of folding and stacking furniture, is launching two new innovative product lines onto the market. The LAZE collection and the FLOW collection have three characteristics in common: they are light, extremely strong and modular. Moreover, they have been designed with the focus on attractive contemporary design and are suitable for outdoor use. They meet the market requirements of catering entrepreneurs, event organisers, offices, shopping centres, care institutions, etc. who are looking for affordable ergonomic and flexible design furniture. LAZE is a collection of seating furniture and FLOW is the table and bench collection. An outdoor version has been added to the popular KUBO collection. For the design of the new LAZE collection Flexfurn worked together with Boonen Design Studio. At the start of this year Frédéric Boonen received a Henry van de Velde Award with his Buggybooker as best product on the market.

The LAZE lounge sets With the LAZE lounge set Flexfurn meets the increasing demand for functional yet exclusive outdoor lounge furniture. Industrial designer Frédéric Boonen worked with the keywords lounge, design, light, modular and outdoor. The result is the surprising LAZE collection. The LAZE chair is the centrepiece of the collection. A particularly light shell-shaped seat with back. The rounded shapes are the result of the rotation moulding production method. The high-quality polyethylene used for this makes the seats light, strong, maintenancefriendly and UV-resistant, four important basic characteristics for outdoor furniture. Because of the fine grain of the 100% recyclable polyethylene, the LAZE collection is very easy to keep clean. A number of clever details provide extra durability and ease of use. There are four durable feet underneath the LAZE chair so that it stands firmly on the ground and does not get damaged. Using the connector you can click the chairs neatly and discretely into the configuration of your choice. The lumen LED lights can be attached

•70•

to the connector by a handy magnet, creating surprising light effects. The LAZE chair can be used with or without cushions. Chair cushions are available in high-quality Sunbrella fabrics and are filled with EZY dry foam, a foam with the right specifications for intensive outdoor use. The LAZE table/pouf / ottoman is the perfect addition to the chair. If the word multifunctional didn’t already exist, we would have had to invent it for the table/pouf! The table/pouf can also be used as a small table and as a pouf, but equally well as a small seat, ice bucket, plant container or protection for parasol base. Of course, the features that make the chair so interesting also apply to the table/ pouf: wear-resistant feet, connector, magnetic lumen LED lights and cushions in various designs. As an extra with every table/pouf you receive a table top and a cap at the bottom of the hollow space for easy water drainage. The chairs and tables/poufs can be stacked together on a handy trolley that enables the transport of up to ten units.

The FLOW tables and benches The approach to the design of the FLOW collection was identical to that for the LAZE collection with an extra dimension: the tables and benches had to be folding. For this reason James Verbeeck opted for a lightweight aluminium frame to which he added extra stability with handy adjustable feet. The high-quality white coating is ideal for events and outdoor use. The black coating looks particularly attractive in combination with the tops in bamboo, perfect for trendy urban catering. The FLOW grande is a high and long bar table. The FLOW dinner is the lower and shorter version. These two lightweight frames have easily interchangeable table tops in melamine, bamboo or solid core composite material. Melamine is the standard material for indoor use and is available in a variety of colours. Bamboo not only looks very attractive, but is also suitable for outdoor use in good weather conditions. Finally, the solid core composite tops in white or black are ideal for heavy duty outdoor use. The bamboo version is particularly interesting due to the specific properties of this natural product. Bamboo is 27% stronger and 50% more water-resistant than oak. A bamboo leaf has no knots and is resistant to insects and fungi. Flexfurn ensures that only FSC-certified sustainable bamboo is used for production.

The FLOW benches have exactly the same characteristics as the tables: an aluminium folding frame and interchangeable seats. If required, a wide variety of cushions are also available. For those customers who are a looking for an alternative to the benches with the FLOW grande, there is the KUBO Smart Bar aluminium, a high stacking bar stool with an aluminium frame. The FLOW tables and benches fit perfectly on the Flexfurn trolleys, a useful functional detail! They are very easy to fold and, just like the LAZE chairs, are easy to put up and down.

James Verbeeck, CEO Flexfurn: “Outdoor is a fast-growing segment with a lot of requirements of its own. Outdoor design furniture not only has to be functional, but also attractive, comfortable and affordable. With the LAZE and FLOW collections Flexfurn is responding to the lounge trend. These collections have a very broad application area. Catering and events are the obvious ones, but these chairs, benches and tables also come into their own in gardens or on terraces. This kind of casual furniture is also suitable for meeting rooms, waiting and reception areas, shopping centres, museums, beach bars, etc. So we firmly believe that these new collections will be a huge success as they add an extra design dimension to Flexfurn’s traditional reliability and functionality.” For more information, contact Peter Whiteland (MD, Flexfurn UK), peter.whiteland@flexfurn.com
