DECENTRALISED CONTINUOUS FLO

AN ALTERNATIVE TO Centralised plant rooms for heating and hot water systems are a traditional solution and have been so for many years. But we live in different times where economic and energy efficiency – and legislative compliance – are demanded by users, premises owners and managers in both public and private sectors.

An alternative solution that marries high efficiency and wide ranges of modulation with simplicity of installation and design is the gas fired continuous flow hot water heating unit. These can be manifolded into a hot water system capable of coping with virtually any size of site or application. This system is a process of delivering a continuous flow of hot water at a constant temperature, without the need for storage. Continuous flow will only ever utilise energy whenever heat is needed i.e., the turning on of a tap in a washroom or a kitchen. When the units are in operation and heating water - gas is used - when the user is finished, so is the energy usage. With continuous flow systems, the user can set the required temperature of hot water to suit the needs and demands of the site. So, vulnerable users, such as children, the elderly or less able, can be safeguarded from the risk of scalding. Also, where the site has a secondary recirculating system the temperatures can be set at a level to further minimise the possibility of the proliferation of Legionella bacteria.

OW HOT WATER HEATING SYSTEMS

O CENTRAL PLANT Condensing continuous flow hot water solutions qualify for additional energy efficiency points, boosting building energy performance as they far exceed energy efficiencies called for in Part L Building Regulations (Conservation of fuel and power). The systems are also ‘A’ rated under ErP. Current thinking on the design of systems is moving towards separating the hot water production from the heating system completely as it can give better efficiencies all round. Buildings need hot water all year round. However, better insulation in most buildings, and a greater

awareness of energy efficiency, means there is a reduced need for heating input. In large commercial buildings, centralised heating and hot water systems have traditionally adopted the thermal storage design. These systems are frequently over-sized at the design stage in relation to actual usage on the not too scientific basis of ‘just in case’. This ‘hedging of bets’ approach to system design often leads to excessive safety margins, which in turn adds to the expense of purchase, installation and running costs. A storage type, conventional system of hot water that must be heated 24/7, 365 days a year to ensure hot water is always available is an anachronism in today’s energy and cost-conscious world. Even if no hot water is drawn off, a standard cylinder, just for example, can lose a maximum of 3Kw of heat a day as a standing loss. All cylinders suffer from this to some extent and it equates, over a year, to 1095Kw of energy wasted. If you also look at the gas saving alone it equates to 101.8m₃ of gas used. Decentralised hot water provision was recently installed at a luxury country club and spa in the leafy and very affluent Cheshire countryside. The site operators, having both the contractor and the consultant make calculations on usage and life cycle costings, was adamant that a stored hot water system was not in the frame for the new fit out as it would be “inefficient and expensive”. The company went on to specify 19 gas fired condensing continuous flow units over the whole site to fulfil its huge demand for 20,000 litres per hour of safe, temperature controlled hot water. The heavy-duty units feed executive soaker showers, poolside showers and all changing room ablutions. Within this complex, the water heaters feed the showers directly so there is no need for re-circulation around the building. With no centralised boiler room having to be incorporated into the plans.

Elsewhere, one local authority in North Wales is currently in the process of replacing its stored hot water systems with manifolded continuous flow systems. The council is set to make considerable savings on running costs. When the water isn’t running the continuous flow, system is not using fuel, which is ideal for the schools’ shut down during the holidays, for example. These claims and assertions have been borne out by independent scrutiny. Recent independent testing - by AECOM - of continuous flow hot water systems showed a clear advantage in terms of initial capital costs, as well as life cycle costs over 20 years, when compared with indirect stored and stored hot water systems. The AECOM findings, after extensive deliberation, found that the brand’s continuous flow water heaters are 7.5% more economical than ‘traditional’ stored hot water systems. Decentralised water heating saves energy and money, but it also offers flexibility. If, for example, a hot water store cylinder should burst or break down, the whole system is shut down - no more hot water until the problem is fixed. With a manifolded system one unit may be at fault but this doesn’t stop the whole system shutting down. The problem of potential legionella proliferation is also better maintained in the design of a manifolded continuous flow system. In a continuous flow unit, water temperature for distribution is accurate to ±1˚C. The fact that there is no stratification as there is no storage ensures permanent even temperature and because of this there is no requirement to heat a volume of water just to ensure the elimination of legionella. Another plus is, if demand grows, additional plant can easily be added in a modular fashion at a later stage if required. In addition, smart controls can be added to commercial condensing continuous flow systems to boost and govern the performance of the hot water system. Sliding over rooflight provides ease of access to Victorian townhouse The ensuing creation of a delightful outdoor terrace in a five-storey Victorian townhouse in Chelsea was made possible by the installation of a sliding, retractable rooflight supplied by Glazing Vision. Stephen Fletcher Architects, renowned for their expertise in working with historically sensitive sites, have dramatically transformed this long and narrow townhouse into a stunningly impressive private residence complete with a new basement level beneath the footprint of the house, vaults and most of the rear garden. The internal rebuild was so extensive, with the relocation of an architecturally impressive staircase, that only the front façade and the roof of the original house remain. For Stephen Fletcher Architects the primary objective was to increase the sense of space throughout the restricted property.

Sliding over rooflight to provide space and natural daylight Glazing Vision’s Sliding Over Rooflight was specified as providing the best solution, given the limited roof space and was made to a bespoke size. Supported on tracks installed on the roof, the double-glazed rooflight abuts a fixed wall on one short side, and is framed on the adjacent side by an elegant glass weathered upstand, a nod to the glass balustrade of the staircase below. The external framework in slate grey nuances the polished grey plaster wall of the staircase, whilst the pure white, matt-finished internal framework ensures it enhances the airy ambience of the floor below. Its simple yet sophisticated sliding mechanism is electronically controlled at the touch of a button retracting the entire section of glazing, thereby providing an unimpeded, 100% clear-opening access from the stairwell out onto the roof terrace. In this case, Glazing Vision’s Sliding Over Rooflight maximises the amount of natural daylight within the property and ensures building occupants can make the most of the fabulous vistas over West London. However this multipurpose product is also used in a variety of projects for ventilation purposes to expel heat and allow fresh air to enter the rooms below.

Editor's Choice Q: How can I best maximise light in my home for an increased sense of well-being? raham Kempton, Designer Contracts’ logistics director was also honoured with Highly Commended in the ‘Recycling Champion of the Year’ category, for an individual who has gone the extra mile to ensure as much carpet as possible is recycled at their organisation. Laurance Bird, director of Carpet Recycling UK said: “We are really pleased with all the hard work Designer Contracts has put into its recycling scheme and the results speak for themselves. The awards are much deserved.” The company initially trialled a recycling scheme, spearheaded by Louise Abbott, Designer Contracts’ merchandise and marketing manager, in conjunction with CRUK, at its central region based in Chesterfield before rolling it out to all 12 of Designer Contracts’ regional offices. The scheme works by diverting 90% of its fitters’ unfitted carpet into felt underlay. What isn’t turned into underlay is used in the equestrian sector for arena flooring. This innovative scheme saves a staggering 250 tonnes of waste going to landfill every year. Said Louise: “We’re delighted to have been recognised, once again, for our recycling scheme and were pitted against some tough competition. We’re helping the environment by transforming our waste into a sustainable solution and from the customers’ point of view, dealing with a contractor or manufacturer that recycles materials is increasingly beneficial.”

Platform Lift for the Festival of Speed The Goodwood Festival of Speed is an annual event for car lovers across the UK and beyond, featuring historic and modern racing vehicles attempting the famous hill climb in as short a time as possible. The festival attracts crowds of over 100,000 visitors on each of three days over the holiday weekend.

The lift needed to travel 3.3 metres with an open adjacent arrangement and glazed doors to serve the hospitality suite.

Due to the nature of the event, temporary buildings are erected to serve the needs of the visitors. Losberger UK Ltd are one such specialist in the supply of Goodwood’s temporary event structures.

With a 400 kilogram capacity and being fully weatherproofed against the unpredictable British weather, the lift was the perfect solution for access to the hospitality suite.

This year, they erected a hospitality suite which required a lift over just four days to assist with access during the Festival of Speed. Invalifts were contacted, and managed to supply and install their external platform lift, the LRH400 within the tight installation deadlines.

When Tony and Pene Hamilton, now in their seventies, bought their new house last year in a beautiful corner of Oxfordshire, their list of immediate home improvements had one unusual and key investment.

How Air Conditioning Works Mitsubishi Electric’s air conditioning systems use heat pump technology to provide heating, cooling and hot water where required. Our heat pumps require only a small amount of electricity to harvest, upgrade and move heat from one location to another. To achieve this a vapour compression cycle is used, which has the ability to move heat from one space to another. Low temperature heat from the environment can be increased to usable temperatures inside the building in the winter, or waste heat from a building can be moved outside in the summer, or even recovered in to hot water. The efficiency of a heat pump is known as the Coefficient of Performance or CoP (or Energy Efficiency Ratio (EER) in cooling mode). This is a ratio of the heat delivered to power consumed. The operation of a heat pump is similar to a refrigerator. This process is known as the vapour compression cycle and the following is a more detailed explanation and example of the system delivering heat into a building. Cooling is the same, but the heat is taken from the inside and rejected to the outside.

1. Compression – Refrigerant vapour is raised in pressure and therefore temperature. 2. Condensing – This hot pressurised refrigerant vapour is then passed through a condenser, where it liquefies and gives off useable heat that can be delivered to a building by either air or water. 3. Expansion – Liquid refrigerant is then allowed to expand, which lowers its pressure. 4. Evaporation – The low pressure liquid then expands and absorbs naturally occurring heat from the environment (this can be from the air, water or ground) and in doing so changes back to a vapour, which is then passed to the compressor for the cycle to start again.

CRL teams up with Bellis Homes on the restoration of Grade II listed former convent CRL is working with Bellis Homes on the conversion of a Grade II listed former convent into 11 luxury apartments and detached house in North Barnet.

The construction insurance specialist was selected by the Essex-based upmarket luxury house builder to source structural defects warranties for the sympathetic conversion of Littleberries into stunning new homes. Littleberries Estate, a convent school run by the Sisters of Charity St Vincent between 1887 – 2007, is located within the Mill Hill Conservation Area and the North Barnet Area of Special Character in north London. Bellis Homes purchased the site with consent to convert the abandoned school house into 11 luxury apartments and to renovate the West Lodge, a single detached dilapidated building, into a three-bedroom house. The one, two and three bedroom apartments range in size between 1,800 sq ft – 4,000 sq ft. Bellis Homes has submitted a further planning application to provide roof terraces on several of the apartments which will offer spectacular views across the Mill Hill countryside. CRL was appointed at the beginning of the project to source a 10-year warranty certification to protect against any future structural issues. Mark Hedley, Business Manager for Bellis Homes, said: “In the past we worked with NHBC until one of our close contacts suggested that we should consider switching to CRL to source warranties for our developments.


“At the time, we had not worked with CRL before. However, it was their commitment to providing a high quality, flexible, competitively priced, customer focused service that gave us the confidence to work with a new intermediary. We have worked with CRL on six of our developments so far, including Littleberries.”

“The conversion of the existing heritage building meant the team at Bellis Homes has had a lot of restrictions placed on the build, we were able to take these into consideration and find a sustainable warranty solution that fitted our client’s specific requirements.

CRL were able to take the complexities of the conversion, including its Grade II listed status and the more unusual aspects of the build, and assist Bellis Homes in arranging appropriate cover that suited their requirements, allowing them to focus on the restoration.

“Our flexible approach meant that we could offer them a product that ticked all the boxes and that the developer will be able to pass on to their buyers. At CRL we pride ourselves in our appetite for adventure and work with a range of developers and housebuilders on interesting and unusual renovations and new builds.”

Other interesting features of the build include reinstating the shell and core of the original chapel, which is being converted into a five-bedroom house. Bellis Homes is also restoring the ceiling in the guilt rooms, removing the safes in the basement and rejuvenate the avenue leading to a temple in the grounds. Once the building work is complete in February 2018, the 10-year structural defects insurance warranties will be passed on to the new owners of the apartments and house.
