CRL teams up with Bellis Homes on the restoration of Grade II listed former convent CRL is working with Bellis Homes on the conversion of a Grade II listed former convent into 11 luxury apartments and detached house in North Barnet.
The construction insurance specialist was selected by the Essex-based upmarket luxury house builder to source structural defects warranties for the sympathetic conversion of Littleberries into stunning new homes. Littleberries Estate, a convent school run by the Sisters of Charity St Vincent between 1887 – 2007, is located within the Mill Hill Conservation Area and the North Barnet Area of Special Character in north London. Bellis Homes purchased the site with consent to convert the abandoned school house into 11 luxury apartments and to renovate the West Lodge, a single detached dilapidated building, into a three-bedroom house. The one, two and three bedroom apartments range in size between 1,800 sq ft – 4,000 sq ft. Bellis Homes has submitted a further planning application to provide roof terraces on several of the apartments which will offer spectacular views across the Mill Hill countryside. CRL was appointed at the beginning of the project to source a 10-year warranty certification to protect against any future structural issues. Mark Hedley, Business Manager for Bellis Homes, said: “In the past we worked with NHBC until one of our close contacts suggested that we should consider switching to CRL to source warranties for our developments.
“At the time, we had not worked with CRL before. However, it was their commitment to providing a high quality, flexible, competitively priced, customer focused service that gave us the confidence to work with a new intermediary. We have worked with CRL on six of our developments so far, including Littleberries.”
“The conversion of the existing heritage building meant the team at Bellis Homes has had a lot of restrictions placed on the build, we were able to take these into consideration and find a sustainable warranty solution that fitted our client’s specific requirements.
CRL were able to take the complexities of the conversion, including its Grade II listed status and the more unusual aspects of the build, and assist Bellis Homes in arranging appropriate cover that suited their requirements, allowing them to focus on the restoration.
“Our flexible approach meant that we could offer them a product that ticked all the boxes and that the developer will be able to pass on to their buyers. At CRL we pride ourselves in our appetite for adventure and work with a range of developers and housebuilders on interesting and unusual renovations and new builds.”
Other interesting features of the build include reinstating the shell and core of the original chapel, which is being converted into a five-bedroom house. Bellis Homes is also restoring the ceiling in the guilt rooms, removing the safes in the basement and rejuvenate the avenue leading to a temple in the grounds. Once the building work is complete in February 2018, the 10-year structural defects insurance warranties will be passed on to the new owners of the apartments and house. Mark added: “Working with CRL has been very straight forward. Gaia wet underfloor heating allows homeowners to retire in style Specialist retirement home developer, Beechcroft, has installed Gaia wet underfloor heating throughout a new scheme in the village of Theale, Berkshire. The new development comprises an exclusive collection of 27 one, two and three-bedroom apartments plus five new two- and three-bed townhouses.

On the first day of the scheme’s official launch, in February 2016, more than 40 groups of people flocked to the showhouse and six of the new homes were reserved immediately. Gaia’s wet underfloor heating is used in the ground floors of the five new houses to ensure warm, comfortable and energy-efficient living space, free of the clutter of wall-mounted radiators. “These houses are all high-spec homes intended for private sale and the developer wanted the best possible results,” explains Gaia, account manager, William Theobald. Gaia installed the system over a total floorspace of approximately 330m2 and supplied WT-D digital display manual thermostats for installation in each room, ensuring maximum flexibility for temperature control.

This new service lets customers skip the drawn-out processes of searching for potential tradesmen, comparing quotes and haggling for a fair price just to book a minor home improvement job. Nobody wants to spend hours finding a plumber to fix a clogged sink! Instant bookings are made possible by Plentific’s network of Verified Pros, who are now available to book for more than 90 home improvement services, though this will increase to 450 soon. The APS National Awards are back for 2017 The 10th edition of the APS National CDM Awards is gearing up to be the biggest and best yet. Judged by leading industry figures and the Health and Safety Executive, the awards are a demonstration of excellence in Design and Construction Health and Safety Risk Management. Health and Safety Award The winner will demonstrate both leadership and innovation in consideration of project Health and Safety at either pre-construction or construction phases to produce new schemes, tools, processes or actions that safeguard against ill health and/or injury. The judges will look at entrants’ overarching health and safety management systems, consideration of health and safety during the design phase and clear demonstration of sustainable and effective risk management.
Project of the Year The judges will be looking for a project that embodies the ethos of the CDM Regulations and beyond: fully integrated design teams, strong client leadership, and detailed involvement of the Principal Designer and Contractor. Hazards and risks need to have been highlighted, considered and if possible dealt with during the design process. Buildability, maintainability and usability must be at the forefront with client satisfaction on the final scheme a pre-requisite! This category is open to small, medium and large projects.
Principal Designer of the Year The Principal Designer is a role created under the CDM Regulations 2015. The judges will be looking for an individual or firm that encompass all of the duties this role entails but also goes that little bit extra to further
the principles of the regulations. They should be able to sow how they were fully engaged, add value to the whole process, understanding of design risk management, buildability and maintainability issues and involvement in industry wide initiatives.
Client of the Year Judges are looking for a construction client that has shown clear consistent leadership and commitment to core CDM principles on one or preferably several projects. These principles include clear and considered project briefs, ensuring the provision of full and relevant pre-construction information, strong leadership of the design team with health and safety set as a key driver. Clients who have been actively involved to encourage and reward excellence, and embraced the ethos of CDM 2105 will be acknowledged for their leadership. Submissions from third parties are encouraged but must include endorsement from the client themselves.
Principal Contractor of the year For this category the judges are looking for an organisation that undertakes the Principal Contractor role as defined under the CDM Regulations 2015. The PC will be an organisation that has Health and Safety at its core and be able to show how it is integrated into its business and ensures that its staff and supply chain are fully on board with this.

BIM project – Integrating H&S design risk management with BIM This category is looking for companies or projects that are using digital processes (Building Information Modelling) to dramatically improve the design, delivery and operation of built assets. Judges are particularly looking for teams who can demonstrate the effective use and benefits of integrated and interoperable BIM solutions that reduce cost, time, and/or risk to the benefit of the client and others without detriment to others. Projects may be in the advanced stages of design, under construction or in full operation. Submissions should highlight how the adoption of collaborative digital processes have dramatically improved planning, design, fabrication, construction and/or operation of built facilities or infrastructure. Entries should demonstrate the use of best practice or new forms of collaboration or partnering, information sharing, innovative new tools/methods and processes, and should describe how these have/will deliver a wide variety of stakeholder benefits over the lifecycle of the asset.
Consultancy of the Year The applicant should be a construction consultancy that has taken on board the roles of Principal designer and designer as noted in the CDM 2015 regulations. They should be able to show a full integration (along with continual review) of design risk management within their processes. Staff should be trained in all aspects of health and safety and show good knowledge of buildability, maintainability and usability issues. The consultancy should have at its core an active and integrated health and safety policy that promotes the industries health objectives.
The Awards Celebration 19th October 2017 Shortlisted candidates will be invited to attend a prestigious reception at the House of Commons, with an opportunity to meet their local MP and network with peers. Later that day will be the highly anticipated Awards Ceremony held at Gibson Hall, London where the winners in each category will be announced.
Health and Safety Innovation Award This category is for those innovative projects/products/processes within the fields of design and construction. They should be new, something that could be utilised throughout the industry and not simply good practice. The judges are looking for submissions that cover reasons for the innovation, its research and development and it’s testing in the practical world.

The new model, is 1400mm high by 500mm wide and has a BTU output of 1722. supply and fit a platform lift to allow access to the upper floor of the clubhouse. Growth of manufacturer recognised at national design impact awards Sealant and adhesive manufacturer Polyseam has achieved the ultimate design accolade for the rebrand of its GRAFT product range. The Yorkshire-headquartered company and its branding agency The Engine Room were both presented with a gold design impact trophy at the glittering DBA Design Effectiveness Awards in London. But the GRAFT project also went on to scoop the ultimate recognition of the evening when it was announced as the Grand Prix winner of winners at the end of the night. Since GRAFT’s launch in 2014, annual sales have increased by a staggering 744% and export levels have risen by more than £1million. In fact, this transformational business exercise has played a significant part in Polyseam now building a 50,000sqm factory which is expected to create a further 50 jobs by 2020. It was this bottom line impact that impressed the line-up of high-profile judges, which included Andy Palmer, CEO of
Aston Martin; Josh Berger, president and managing director of Warner Bros; and renowned entrepreneur Deborah Meaden. Boxed rooflight specified for Lancaster water tower conversion
Situated within the converted water tower of the former Lancaster Moor Hospital, Glazing Visionâ€™s 3 wall box rooflight was key to unlocking the spectacular views from the apartment. Located just outside Lancaster and close to the Forest of Bowland, this is a designated area of natural beauty. The former asylum has been transformed as part of a multi-million pound housing development by the PJ Livesey Group, and was shortlisted for the LABC NW Building Excellence Awards 2016.
Doors Windows & Architectural Hardware Restoring Gothic architecture for contemporary living space Once described by the writer Alan Bennett as a “gaunt grey penitentiary” due to its Gothic exterior, this huge behemoth of a quadrangular stone building had lain empty since 2000. Three million pounds of investment for essential infrastructure work had already been made by the NW Homes & Communities Agency, who, working alongside English Heritage and Lancaster City Council, had been keen to unlock the buildings’ potential and add to the much needed local housing stock. Manchester based PJ Livesey Group acquired the site from the HCA and successfully presented its Residence scheme to convert the Grade II Listed Building, as well as nearby Campbell House, into an attractive mix of carefully converted mews homes and modern apartments, finished to the highest specification.
Structural challenges for the water tower conversion The conversion of the stone water tower, located above the imposing main entrance, presented a number of structural challenges for PJ Livesey. There was a narrow spiral staircase leading up to two rooms at the top, and positioned high in the tower was a water tank containing ¼ million gallons of water. Before any construction work could take place these obstacles had to be carefully removed, ensuring no damage was caused to the fabric of the building. A roof terrace was an integral element of the design of the planned water tower luxury apartment. This was crucial to capitalize on the panoramic views of the Fells of Bowland and Morecambe Bay, whilst also providing a generous amount of outdoor living space. However the existing roof was deemed to be too high to offer safe barrier height for the intended roof terrace, in relation to the parapet walls.
Glass box rooflight solution for terrace access and aesthetics Initially, a hinged Glazing Vision Skydoor rooflight was specified before PJ Livesey decided upon their innovative box rooflight, which was seen as offering superior head height and removed the requirement for installing a balustrade around the opening.
PJL needed to ensure that the building remained watertight as construction work progressed to the roof top phase. The solution was to build a new roof under the old one. Once an aperture for the box rooflight was created, the old roof was removed. This then allowed for the smooth installation of the glass box rooflight, which had been prevision-engineered to PJL’s unique dimensions by Glazing Vision’s dedicated team. The rooflight was fixed onto 3 walls and as such was enclosed within the existing fabric. No additional balustrading was required and the minimal structural framework of the box rooflight, supplied in a timeless powder-coated grey, guaranteed full use of the sizeable roof terrace and a seamless integration of the exterior and the interior. The retractable glazed section, which slides over the fixed section of glass, is operated at the touch of a button. This provides a clear 50% opening and sufficient head height for easy access. The resident can thus climb the small stairwell whilst the rooflight is retracting into its open position, without having to “bow” his head. The secure manual override also detects movement during the open/close operation to provide the all-important safety features. An access key pad also offers an additional benefit to the resident with regards to comfort and security. In keeping with the development’s contemporary and airy aesthetics, the large glazed sections of the box roof light ensure that the interior is flooded with natural light during the day. The streamlined structure of the box rooflight externally ensures that the resident can enjoy unparalleled daytime views from this attractive roof terrace, over the fells, coastline and later can marvel at the night sky.

Pure Delight From Choosing Trespa Pura NFC® Discovering Trespa’s high pressure laminate cladding provided the answer to a design conundrum for a stylish new residence on the outskirts of Aberdeen. Steph Craigie and her husband were looking for something different. A visit to the Grand Designs exhibition in London introduced them to timber-effect cladding but still they could not identify a product that met their needs. “Many hours were spent searching for something suitable and my husband eventually stumbled across the Trespa® product online,” says Steph Craigie. “I called to find the Trespa Pura NFC® product was very new to the UK but we soon had our hands on samples and it was immediately clear to us that this was the product we were looking for.”

RINNAI SOLO – A SPECIFIER’S AND INSTALLER’S FLEXIBLE FRIEND Infinity Solo condensing low NOX water heater is the first Rinnai product for the UK that combines the advanced technology of wall mounted continuous flow water heaters with a stainless-steel storage cylinder in one compact footprint. When the product was first introduced Solo was adopted as a single installation product for light commercial operations such as small hotels and schools. However, Rinnai is now seeing greater penetration as installers are beginning to use them in multiples on larger projects - one installer has utilised three units for a major school academy installation. It seems the market is identifying other areas for the Solo, beyond the target market of new build and refurbishment housing projects, where it is proving its worth in larger three/four-bed dwellings where one can expect to find a family bathroom, ensuite and a downstairs cloakroom/shower. New Design Strikes From AEON Sculptural Heating Stepping away from conventional home heating design, AEON brings a refreshing twist to the towel warmer and radiator to bathrooms everywhere. Unveiled at this year’s ISH exhibition, the Zig Zag collection of four designs has been causing quite a stir. Striking in stainless steel, Zig Zag (the M model), new to the AEON Collection stimulates the eyes and imagination. Never seen before in radiator design, the jagged, unpredictable continuous line forms an irregular pattern. Short diagonal bars haphazardly interlink to create strength and visual appeal. Much like a maze, Zig Zag (M) leads the eye to follow the cleverly designed pointed path.
