BAM Nuttall leads the way in LED site lighting

Squire and Partners reimagine Brixton’s past

BAM Nuttall, the UK based supplier of civil engineering services, has opted to purchase twenty X-ECO lighting towers from the Cambridgeshire supplier, Trime (UK) Limited.

In the process of renovating this Edwardian department store the architects discovered some intriguing layers of period detail that now form part of the fabric of the new look premises

In order to validate the sustainable features that the Trime X-ECO highlights and with sustainability at the heart of their operations, the company evaluated a demonstration unit during a series of extensive field trials over a six week period.

Following the conclusion of this trial period, BAM Nuttall’s plant manager, Andy Haythorne said, “We were extremely impressed with the ease of operation of the X-ECO, Trime have succeeded in combining an evident reliable and robust machine with sustainable features and fuel saving capabilities.”

“This is our first venture into LED lighting for our sites and we needed a set that helps to maintain our strong commitment to becoming a more sustainable and responsible business, in keeping with our Beyond Zero programme,” added Andy.

With storage and delivery facilities at capacity during peak operations, the compact size and relatively low weight of the X-ECO will bring immediate benefits to BAM Nuttall logistics operations. Up to thirteen X-ECO sets can be loaded on one single truck which, potentially, means an increase in their transport vehicle fleet utilisation Trime engineers have calculated that the X-ECO uses approximately £336.00 less in fuel each month when compared to many lighting sets currently available. These savings equate to a reduction in C02 output by around 888kg per month.

Adaptive reuse projects often uncover interesting details from the past and that was certainly the case when London based architects Squire and Partners were launching their new Brixton office, The Department Store. Having purchased a dilapidated Edwardian department store in 2015, the practice has entirely reimagined the space allowing the existing fabric and layers of history to inform the new design. Collaborating with craftspeople and furniture makers, the restored building provides an exciting array of spaces for the various design disciplines within.

Stripping the building back to its raw state revealed a decayed grandeur and an extraordinary commitment to craft and detail by the original artisans of the day. The practice sought to reveal and highlight these elements – in their found state – as well as exposing remnants left by more recent inhabitants, whilst adding a series of sensitive contemporary interventions in order to repurpose the building as an inspiring modern workspace.

On the exterior, design solutions focussed on reversing years of neglect to reactivate the street level through animation and display. Incrementally added shopfronts and layers of paint were removed to reveal original brickwork, stone, marble and terracotta.

A new rooftop level was added comprising a series of oak framed pavilions with copper shingle roofs, and a crafted glass dome to replace a dilapidated existing cupola.

At ground level a striking reception area and active modelshop animate the street, while a triple height void and central landscaped courtyard provide breathing space. Generous social and event spaces are at lower ground and the fourth floor, with workspaces on first to third floors supported by a series of meeting and breakout areas.

The existing fabric of the interior was assessed in the early stages of the project, ensuring that elements such as original 111-yearold mahogany and teak parquet flooring, a grand tiled central staircase, a series of cast iron radiators and a remarkable patina of colours which document the building’s history could be preserved.

A series of voids were cut through the building to create dramatic volumes, and provide vistas between levels.

The office floors offered the opportunity to reveal the many facets of design undertaken by the practice and expose the process of craft and making. Project areas are designed to act as evolving ‘concessions’ - showcases to the process of design and development. Models, prototypes and explorations document and celebrate a project’s journey from concept to realisation. Multiple areas for presentation can be found throughout the office with display cases, shelving, libraries for materials and books, models and explorative studies.

Orms has created new mixed-use destination in Midtown at Chancery Lane Architecture practice Orms has completed work on the major redevelopment of 79-86 Chancery Lane, comprising 50,000 sq ft of contemporary office space, five one and two-bed apartments and 7,500 sq ft of retail space, including the remodelling of the historic Chichester Rents passage way to create an attractive new arcade. Developed by Raingate Limited, the five floors of contemporary, BREEAM ‘excellent’ office space which were prelet to a chamber of barristers and residential units are all carefully crafted behind a restored Victorian façade.The renovations also include the re-design of Chichester Rents which once formed an open alleyway between 83 and 84 Chancery Lane, the two Victorian buildings which sit either side. In order to reinstate Chichester Rents as an open alleyway from Chancery Lane to Star Yard, existing bridges linking 83 and 84 Chancery Lane have been removed and replaced with a stepped glass and metal infill. Faceted by anodised aluminium panels, the façade of this new build changes in appearance according to the movement of the sun throughout the day due to the nature of its glistening jewel-like quality. At ground level, the facades have been replaced with full height glazed shop fronts to activate a lively street frontage, complemented by new connections that create a thoroughfare linking the nearby Bishops Court. The new retail space, delivered in two larger units and three smaller boutiques, has been designed to attract high-end retailers to Chancery Lane.

Orms’ in-fill intervention appears to float above the alleyway between 83 and 84 Chancery Lane which both date back to the 19th Century. Here, Orms has undertaken careful retention to the Victorian facades, enhancing them with terracotta fins to reference the faïence of the Victorian buildings replaced in 1990. An additional top floor of 8,200 sq ft which is part of the prelet office space provides views of Lincoln’s Inn Fields.

Campaign to encourage more into construction Build UK and CITB have launched a new campaign to encourage people to choose a career in construction.

Inspiring Construction provides employers with information, tools and advice to promote construction careers, with Build UK and CITB calling on the whole industry to get involved.

The campaign aims to channel the passion and enthusiasm from across the industry to promote construction to the next generation of new entrants, including young people and career changers.

The campaign is responding to the Skills Hack at last year’s Construction News Summit where employers and industry representatives explored new approaches to recruitment.

Employers wanted to see a more engaging approach to recruitment, showcasing the pride and passion which makes

the construction industry so vibrant.

Barratt bags 350home London station regen site

Station is an important development site in the context of the wider regeneration of this area.

Transport for London has named a Barratt/London & Quadrant joint venture as preferred partner to develop a 1.8 acre site at Waltham Forest in north east London.

Andy Rowland, Regional Managing Director – East Region at L&Q, said: “We are delighted to be working with TfL to deliver hundreds of new homes on the Blackhorse Road site, with half of the homes being genuinely affordable to Londoners on average and lower incomes.

The duo will deliver 350 new homes at the 1.8-acre site opposite Blackhorse Road London overground station with half the homes due to be affordable.

“We are looking forward to working closely with TfL, the London Borough of Waltham Forest and local stakeholders to ensure the delivery of high quality homes and new commercial facilities that will benefit the entire community.”

“The project forms part of an exciting wider redevelopment of the area and will sit proudly in a thriving new neighbourhood a short journey from central London.”

Currently used as a car park, the site is adjacent to several industrial spaces which are being redeveloped to provide around 1,700 new homes, plus new retail, commercial and leisure facilities.

Work is due to begin in 2019 for completion in 2022.

The use of bold, vibrant colours throughout this house makes a clear statement and has created an exciting place to live.

Located on the north east suburbs of Athens in Greece, this house has been designed by Kipseli Architects with vertical axis due to the building coverage ratio. Therefore each floor has a specific use; the ground and first floor are the house’s living space and kitchen area which have both direct access to the exterior landscape due to the sloped lot.

The bedrooms, along with a small playroom, are on the second floor and the master bedroom is on the top floor and connected to the roof terrace. This four-storey rectangular volume opens up in order to welcome light and life into the house.

The north facade swings slightly in order to absorb the west sunlight and at the same time encloses the main entrance and stairway of the house along with the lift and the house’s atrium.

The opening gesture is underlined by using bright orange colour on the hypotenuse wall of the triangle and raising the sense of an “ablaze” space. The coloured wall is light-washed from above, and reflected upon all adjacent walls, creating a warm colour filter that travels through the whole house. This triangle shaped space, is an interstitial void that connects the circulation zone with the private and living spaces, thus becomes the most influential and significant part of the house.

The owner is a young man who is just about to start his family dream. His favorite movie is Star Wars and his favourite game is Rubik’s cube. Therefore a colour palette of white, blue, green, red, yellow and orange (Rubik colours) has been carefully chosen.

Boot bags north east’s international advanced manufacturing park South Tyneside and Sunderland City Councils have selected Henry Boot as development partner to deliver for the North East’s International Advanced Manufacturing Park.

IAMP has been designated a ‘Nationally Significant Infrastructure Project’ by the UK Government. Plans for infrastructure work have been submitted to the Government and further approvals are expected in coming months.

Henry Boot Developments will be responsible for the physical building of the site which is proposed for an area close to the A19 and to the north of Nissan’s existing manufacturing plant.

The Sheffield firm will deliver infrastructure works, such as highways and utilities, and floorspace for accommodation on the site, equivalent to more than 100 football pitches in scale.

Work could begin next year, subject to further permissions. The councils aim to attract high tech industries, advanced manufacturing businesses, creating more than 5,000 jobs and attracting more than £300m of private sector investment over the next 10 years.

The Government has already pledged £42m through the North East Local Enterprise Partnership towards infrastructure at IAMP including new roads, bridges and environmental enhancements.

Is it “Damp” or “Condensation”?

Damp and condensation are common problems in a wide range of properties; Housing Associations, Leisure Centres, Schools, Industrial Premises and Domestic Properties all suffer to some extent. There are several methods to control the problems, but ideally we need to discover the source of the problem. Then it can be treated using the correct control method, let’s say an anti-damp or anti-condensation coating in a ‘belt and braces’ approach to the problem. We hope the information given will help understand the issues involved.

Visual analysis Look for the following symptoms and sketch them on a plan:1. Water leaks from kitchen, central heating system or bathroom.

2. Water stains, discoloured paint, peeling paper.

3. White salts on the surface or pushing the paper off the wall.

This is called efflorescence and the salts are mobilised by water and crystallize on the wall surface.

4. Mould.

5. A tide mark, often a wavy line along the wall.

6. Chimney breast stains, which floor?

After this look at the outside of the building and compare the results, does that patch of damp in the bedroom correspond with that cracked gutter, or even that patch of weeds blocking the water flow in the gutter. Or the tide mark corresponds to a wall where the soil level is higher... potentially over the damp proof membrane (DPC). Again make a sketch it may just help you to understand the root cause of the problem.

Concentrate on the following:1. Leaking or blocked gutters, downpipes or drains.

2. High external ground levels relative to the DPC. 3. Cracks or pointing issues in the chimney, has someone made off with the lead flashing?

Measuring Ideally test for dampness using a conductivity ‘pin’ meter, again note the readings on the sketch and compare with readings from an unaffected area. If you do not have access to a meter then it is possible to test for damp vs condensation by taking an unbroken layer of polyethylene sheet and taping it to the wall, sealing it completely with a good strong waterproof tape on all

This prevents you simply moving the problem to another area on, for example, an external wall.

Once you’ve solved any long term issues around the chimney stack, but as part of our belt and braces approach apply two coats of Coo-Var Anti-Damp paint to the chimney breast and even the surrounding walls. This also has the added benefit that it has integral stain blocking properties and will prevent the staining by salts and chemicals returning at a later date. four sides. Leave overnight before examining. Ideally leave it for a few days; condensation on the inside means there is a damp problem either within the wall or penetrating from the outside. No condensation inside the plastic means we simply have a condensation problem; the condensation is unlikely to form on the plastic because of the insulating layer of air inside.

Analysis of the problem Rising dampness is indicated by readings which start in the skirting board and continue up anywhere between 150mm and 500mm; usually there is a fast cut off from a high reading to zero very quickly.

There may well be a tide mark corresponding to this cut off.

Penetrating dampness can occur at any height, look for a patch of high readings around the defect.

Condensation is often accompanied by mould growth, black or green in colour, with no real sign of any dampness within the wall, i.e. low meter readings. There are other key pointers; condensation often occurs around windows, especially single glazed where the temperature drop is large. Cold spots often give rings or patches of mould; these are often caused by an isolated defect in solid walls. Chimney breast staining is caused by salts and chemicals being slowly washed through the

walls as a result of moisture in the chimney. The moisture can come from poor flashing, poor chimney stack pointing or leaking back boilers. Condensation in the chimney itself is usually the result of a lack of ventilation in the flue.

Belt and Braces Approach Firstly, if there are any doubts at all about the problems encountered, then before you spend a small fortune on repairs, have the dampness assessed by an expert.

If you have carried out the above analysis and are confident it is a simple issue. Then, if condensation, consider an Anti-Condensation paint.

Firstly, an insulation type coating which helps remove the cause of condensation; it keeps the wall warmer and hence prevents condensation in the first place.

Secondly, moisture absorption coating which attempts to absorb condensation and then let the moisture out when the conditions are dryer. Both types of product generally have a film protective additive to stop the mould growth.

Please note insulation coatings generally have a micro texture and can be over coated with decorative paint which should not affect their Anti-Condensation properties.

Summary We would always recommend analysis to discover the root cause of the problem, but, both Coo-Var Anti-Damp and AntiCondensation paints are a useful tool to have in the battle against dampness and condensation.

Even in these modern days where ‘one coat of one paint does everything’, they should continue to be an integral part of every decorator’s emergency kit.

Hanover Building Unveiled by Remmers The Grade II Listed building located in Manchester City Centre is being refurbished by Quadriga Contracts Ltd as part of the NOMA regeneration scheme to provide Grade A office space, retail and leisure facilities.

Constructed in 1905; the interior walls have accumulated a thick build-up of dust, dirt, polish and even nicotine residue, all of which needed to be removed.

Following trials of various products, Remmers Arte Mundit Eco was selected as it is a selfvulcanising cleaning paste designed for thorough, water-free removal of residues and soiling on a wide range of substrates.

The Arte Mundit Eco was applied using a 4” brush and left to ‘set’ overnight.

The set rubber-like material was then removed by hand the following day revealing the original white marble finish. The Client is delighted with the results that the product has achieved.

October 2017 Date: January 2017 Project: Four Seasons Hotel, Tianjin, China Products: Flexirol Straight Sliding, Soltaire 120, Securefold 150, Husky 100 Location The Four Seasons Hotel in Tianjin, China is a 45 storey, 259 room hotel in the heart of the city’s Central Business District.

Currently the tallest building in the metropolis, the high-end hotel is the first skyscraper in Tianjin to achieve LEED Gold certification for its extensive use of sustainable building products and construction methods.

Requirements A range of P C Henderson’s sliding and folding door hardware products were specified by the project’s Architectural Hardware Consultant to enhance the bespoke design of the building.

The main requirements were for large, heavy doors that offered a distinctive grandeur, while portraying the luxurious look, feel and operation desired by the end user.

It was also important that the chosen hardware could cover a variety of sizeable apertures for different uses within the large luxurious development. Part of this included conference rooms and a signature Italian restaurant.

Mock up rooms for Four Seasons’ branded residences were also created as well as a grand and impressive ballroom installation.

In addition to this P C Henderson’s sliding door hardware was also fitted in the hotel’s lavish 3,434 sq. ft. Presidential Suite. The Presidential Suite is designed with many large openings to provide guests with expansive city views from the highest floors, as well as to create flexible and abundant spaces for entertaining and relaxing.

Products Used A total of 31 Flexirol Straight Sliding systems were installed as room dividers in the Presidential Suite and as sliding doors in

the hotel’s conference rooms to create flexible spaces. This system offers a high performance and attractive finish with the option of being face or soffit fixed.

Our Soltaire 120 hardware was employed in the grand ballroom, due to its low friction and fingertip operation benefits.

Alongside this two sets of our popular Securefold 150 folding door systems were also fitted in the hotel’s Italian restaurant’s entrance allowing the use of folding wooden doors weighing up to 150kg to be specified.

Phase 1 of the build also included the installation of 32 Husky 100 sliding door hardware systems, complete with soft close mechanisms in mock-up rooms for the hotel’s branded residences. The 2nd phase of the development will see the fit out of a further 143 branded residences within the same tower.

CaberDek is one of Norbord’s flagship quality flooring products. It is made from the same moisture-resistant particleboard as the standard CaberFloor P5 but has a protective non-slip film applied to its upper surface.

n most new-build projects, the upper floors of a house will be installed before the roof goes on, with the inevitable result that the new floor is left open to the elements for days or even weeks. CaberDek’s protective film prevents rain and frost damage to the new floor surface as well as providing a safe non-slip working surface for the construction team.

Innovative Underfloor Air Conditioning for Plexal at Here East AET Flexible Space recently supplied a bespoke underfloor air conditioning system to the Plexal innovation centre at Here East, Queen Elizabeth Olympic Park.

T

he Here East project announced in 2013 involved transforming the former Olympic Press and Broadcast spaces into Europe’s biggest technology hub. Plexal’s vision was to create new space at the East London campus for technology companies, universities, start-ups and creatives, and AET Flexible Space are delighted to have contributed to this visionary development.

The innovation centre has office spaces that can accommodate from four to thirty workers, in addition to shared co-working space. The centre also offers bespoke services for residents, such as discounted PR, law and recruitment, and the campus-led design for coworking and collaboration gives it a distinctly unique edge over comparable coworking spaces in London.

Working closely with M&E consultant, Cundall and M&E contractor, McDowall’s Air Conditioning, AET Flexible Space have supplied and commissioned a total of 13 downflow units (CAM-V) and 146 slimline TUS-EC Fantiles to the new 50,000 ft2 workspace located on the ground floor, and on an additional mezzanine level of the former Olympic Press Centre building.

The CAM-V system introduces conditioned air into the 190mm depth plenum beneath the raised

access floor, and is then introduced into the space via the fan terminal unit (Fantile).

The Fantile replaces a standard 600mm x 600mm floor tile and is therefore easily interchangeable.

The CAM-V unit receives used air back at high level for re-conditioning. This configuration is ideally suited to the “hangar” style building and enables a flexible offering for future reconfiguration of the space as no division of the plenum into supply and return air plena is required.

The underfloor system designed for the cellular office pods was also required to run in conjunction with other services, such as the 4-pipe fan coils used to cool the mezzanine co-working areas and the pre-existing trench heating system installed at the perimeter.

Custom floor stands were designed to raise the height of the CAM-V units, located in the central Plexal corridor within special acoustic enclosures.

The Here East development in Stratford was officially opened in June 2017 but was already 55% pre-let 18 months before completion.

Underfloor Air Conditioning fits the bill at 8 Waterloo Place No. 8 Waterloo Place, a fabulous Edwardian building with a Grade II listed Portland stone façade, has recently undergone a full refurbishment including structural reconfiguration to the central core and installation of new HVAC services creating 33,000 sq. ft. of prime speculative office space just off Piccadilly in the St James’ area of London.

The stunning building constructed in the early 1900’s was once the UK headquarters for the Bank of Montreal, and since 1991 has accommodated a branch of Lloyds bank. AET Flexible Space are delighted to have supplied a CAM-C direct expansion underfloor air conditioning system for this prestigious refurbishment; comprising 8 CAM-C 35 downflow units, Daikin heat pumps and approximately 108 TU4-EC Fantiles.

The underfloor system was specified by consultant Watkins Payne Partnership for four floors within the seven floor building.

Both the client, Cornerstone Real

Estate and Architect, Morrow and Lorraine, had requested a clean finish with no services at high level to allow the decorative feature plasterwork in the ceiling to be left exposed. The AET Flexible Space CAM-C direct expansion system fits this brief perfectly.

The CAM-C downflow unit supplies conditioned air into the plenum beneath the raised access floor, which serves as the ventilation zone. This zone is divided into supply and return air paths using airtight relocatable baffle and then the CAM receives spent air back at floor level for re-conditioning, allowing the total elimination of services located

in the ceiling. Conditioned air is fed into the space using modular, plug and play TU4 Fantile units with the upgraded EC fan option for additional energy efficiency.

Completed in April 2017, the refurbishment was successful in creating fully refurbished, additional net area grade-A office space, an enlarged reception and alterations to the top storey to create a roof terrace. The building was also shortlisted for the 2017 BREEAM awards, refurbishment category and Chinese restaurant giant Imperial Treasure has secured 8500 sq. ft. of mezzanine, ground and basement floors on a 25 year lease deal.

he 22,500-square foot Emperor House development has been awarded the highest EPC A+ rating and is expected to deliver enough low-carbon electricity to power the equivalent of 40 homes a year, also saving 57 tonnes of CO2 annually. The development, which has been let to the LV= Exeter team, includes insulated cladding, LED lighting and a rooftop solar installation with 128kW capacity.

The property is Grenadier’s first EPC A+ rated construction, and was developed in partnership with Somerset based Summerfields Developments.

LV= will occupy the building from November.

Peter Quincey, Director of Grenadier, said: “Emperor House is one of the most energy efficient in the country, with less than one percent of the entire building stock in England and Wales meeting the criteria for EPC A+ rating.

“To receive a rating this high for energy efficiency is a huge achievement for our team and the team at Summerfields. Carbon neutral university laboratory gets breath of fresh air Gilberts Blackpool helps deliver a BREEAM ‘outstanding’ rating for Nottingham Labratory The University of Nottingham’s £23million GlaxoSmithKline Carbon Neutral Laboratory for Sustainable Chemistry has been designed to achieve a BREEAM ‘outstanding’ rating, and be carbon neutral within 25 years of operation with ventilation developed by Imtech, in partnership with Gilberts Blackpool.

The 60,000ft2 building focuses on a timber frame, PV panels and natural ventilation for its green credentials. To improve fresh air within the five research labs and communal spaces, Gilberts’ DGA ceiling diffusers, NV transfer grilles, GSFA swirl diffusers, GX air valves, egg crates and linear bar grilles were selected, with Computational Fluid Dynamic (CFD) modelling undertaken to prove the performance objectives for intake and extract.

For the input of fresh air, Glberts’ DGA4 louvred diffusers provide four-way blow with a 12degree cooling differential and up to 0.350m3/s through the suspended ceilings, complimented by Gilberts’ GSFA ceiling fixed swirl diffusers, and aluminium NV vision proof transfer grilles moving air through partitions and doors at a maximum 1.5m/s.

Extract of used air is achieved via a combination of Gilberts’ GX steel air valves providing volume flow up to 200l/s, DGA diffusers, and linear bar grilles. All Gilberts’ components were finished in gloss or satin silver to the preferred RAL.

Saracen Completes Work On Mayfair Heritage Site Leading workplace consultant Saracen Interiors has completed a 6000 sq ft fast-track, repair and refurbishment project for global educational charity, the English Speaking Union (ESU) at its prestigious headquarters, just off Berkeley Square in Mayfair.

Work was undertaken on the ground floor and in the basement library to make good the damage caused by a leak. Painstaking care and attention was taken by the team to ensure that all refurbishments met the high standards and quality of the current fitting of this high design, Grade 2 listed building.

The project took just under five weeks to finish and was completed during office hours, with Saracen taking on board the need for its tenants to resume full occupancy as soon as possible.

Director of Saracen Interiors, Michael Page comments: “Taking on any work in a building that has heritage status always requires thought and attention, as well as skill, as there is an onus on respecting and preserving the original design work. We had to be

particularly meticulous, especially when we worked on the ceiling area, as we wanted to make sure that the detailed edging was perfect.

“Projects like these usually require some time however we knew that ESU didn’t have this luxury and was keen to reclaim full occupancy as soon as possible. A key part of our role is to accommodate and support our clients and this project involved a certain amount of noise awareness, consideration and communication as ESU staff members were working in other parts of the building. Turnaround time was, therefore, a priority in order to ensure a speedy delivery.”

Aggregate Industries All Aboard with McDermotts to create New National College for High Speed Rail

Aggregate Industries has provided the platform for the newly created National College for High Speed Rail, located in the centre of Birmingham.

The college, which welcomed students for the first time in September 2017, is a new threestorey building on Birmingham Science Park, and includes hundreds of metres of rail track and space to host a full size 25 tonne Eurostar power car. Part of the £52bn HS2 investment, Aggregate Industries was awarded the contract to supply concrete for the landmark development by McDermotts, the Birmingham based groundwork and civil engineering company.

The project saw Aggregate Industries deliver 1,500 cubic metres of ready-mixed concrete for the ground-works of the college, which will train the thousands of skilled workers required for the HS2 rail link.

Clegg Construction has completed a multi-million pound scheme to create new student accommodation in Nottingham city centre.

T

he Nottingham-based company was the main build contractor for the transformation of a 1950s office block overlooking Old Market Square.

The £3.3m scheme, for RedOak Property, saw the upper floors of Norwich Union House in South Parade converted into 88 studio rooms.

Simon Blackburn, Managing Director of Clegg Construction, said: “We’re really pleased to have worked on this high quality project with the developer and for it to be ready in time for new students coming to university in Nottingham in September.

“Student accommodation is a primary sector for Clegg Construction, this scheme is one of three similar projects our teams have been working on, totalling £23m and providing more than 400 rooms in three cities.”

Construction Management students from Nottingham Trent University visited the site as part of one of their modules, which included a tour by the site manager and the opportunity to gain an insight into the development.

Clegg Construction is also on site in Derby’s Friar Gate creating a £10.9m 244 bedroom student apartment building for developers Jensco (Derby).

An £8.8m contract for student accommodation in Solly Street, Sheffield, has just been completed for specialist student accommodation provider, Empiric. This involved the design and construction of 107 student rooms in four blocks.

Awarded £8.2M Contract to Design and Build New Romford Free School Academy Offsite The McAvoy Group has been awarded an £8.2m contract for the design and offsite construction of a new 630-place primary school for Concordia Academy in Romford.

The start on site has been marked with a ground breaking ceremony and children planting a time capsule.

The 2,972m2 three-form entry free school will create an exemplar learning environment for local children, reflecting the academy’s vision and ethos, increasing parental choice, and providing a valuable facility for the community.

Funded by the Department for Education via the Education and Skills Funding Agency, the school will be operated by REAch2 Academy Trust – the largest primary only academy trust in the UK. The use of a McAvoy offsite solution for the project is allowing the development of a highly constrained brownfield site. The new

building will be just 1.5m from the site boundary to the front elevation. Modular construction will significantly reduce disruption to the surrounding residential area and will cut the build programme to just 12 months.

The first of 67 modules will arrive on site in the autumn.

McAvoy has also provided a suite of interim school buildings for the academy, until its new building opens in September 2018.

population is set to rise by 11.2 per cent by 2021, further intensifying the pressure on school places.

Designed by Blue Sky Architects, the Concordia scheme will occupy the site of a disused nurses’ home. The curriculum areas will be organised in clusters of three for each year group, and with a linear band of classrooms either side of a central corridor. The teaching spaces are designed to be flexible, allowing adaptation to support future modes of curriculum delivery or advances in technology.

Facilities will include a music and drama studio, main hall with adjacent smaller hall, 14 classrooms, full catering kitchen, activity room, small group learning rooms, staff room and administration offices.

The design solution maximises the external play space within the site and the landscaping will create an inspirational external environment to reflect and support the school’s educational needs. There will be a hard surfaced games area for high-

energy play; an informal outdoor learning area with tensile fabric canopy to provide a shaded area; a garden space with raised planting beds; a dedicated, secure reception play area along the southern elevation, and a natural habitat ecology zone.

The contemporary design for the new school combines strong lines, bold geometric shapes and a palette of materials that includes red brick, timber-effect cladding, render and high levels of glazing.

Elements of colour provide bright accents to reflect the school’s corporate identity and emphasise the architectural features. There are brick and rendered bays to the curriculum wing, with full height glazing to the recessed areas which allow light into the break-out and circulation spaces.

New building made with GreenCoat® shortlisted for the Swedish Building Award 2017 A newly constructed apartment complex in Uppsala (Sweden), made with the most sustainable colour coated steel GreenCoat from SSAB, has been shortlisted for the Swedish Building Award 2017 (Stålbyggnadspriset 2017).

The apartment complex named Fjärilen (the butterfly), located in a new residential district in Uppsala, Sweden, was designed in order to link the different scales and appearances of the neighbouring city blocks. To achieve this, as well as to create an urban look, a façade and roof made from sustainable GreenCoat PLX Pro BT, from SSAB, was chosen.

The choice and use of material as well as the practical, yet modern approach to architecture has resulted in Fjärilen being shortlisted for the Stålbyggnadspriset 2017 award, presented by the Swedish Institute of Steel Construction.

“The use of GreenCoat in Fjärilen has supported us to fulfill both creative architectural designs as well as demanding building and environmental requirements,” says Rahel Belatchew, Belatchew Arkitekter AB, Stockholm.

international experience in hotel design and references the verticality of the terminal building, while providing a stylish and distinctly contemporary aesthetic.

although we wanted to create a synergy of form, we also needed to differentiate the hospitality nature of the hotel building in contrast to the commercial functionality of the surrounding airport buildings.

“The broad choice of façade colourways offered by Shackerley helped us to achieve that aesthetic goal while SureClad® ceramic granite’s inherent impermeability and resistance to the elements also gave us the robust finish we needed to withstand an airport environment and retain a quality appearance over time.”

Achieving an Italian Aesthetic

The use of Shackerley’s SureClad® ceramic granite ventilated cladding system across all the building’s façades has been pivotal to the success of this vision, which both makes a design statement and provides a subtle, unobtrusive addition to the Stansted landscape.

The largest Hampton by Hilton hotel in the UK, the new Stansted scheme is a ‘C’ shaped building. It has been designed to mirror the terminal building in verticality and modularity and its height has also been restricted to match that of the terminal building and comply with planning requirements.

“The building was inspired by the terminal building,” explains the Director of the London office and lead architect, Alessio Venturi from LRW, “but,

Long-Lasting Looks In addition to enabling the design team to express its creative vision for the building, the SureClad® ceramic granite façade has also been instrumental in answering the practical needs of the building’s location.

Shackerley’s SureClad® ceramic granite ventilated façade system has been specified in a variegated grey/white colourway with a natural finish, which is sympathetic to local surroundings.

The distinctive panel was chosen to give the façade an appearance that is subtle, while providing a timeless elegance.

Explains Alessio Venturi: “The building’s design has been inspired by both its context as part of the wider airport estate and by my own heritage in Rome. The series of columns at the front of the building creates an active frontage that connects with the surrounding infrastructure and draws upon design influences from the buildings of Rome’s EUR district, an area of the city that was constructed for the proposed Universal Exposition of Rome in 1942. The use of SureClad® ceramic granite with white and grey tones follows this design inspiration through to the façade finish bringing a little Italian flair and classic design to Stansted.”

Articulating Form Alongside the colourway and finish of the SureClad® façades, the size and spacing of the ceramic granite panels was also central to answering the architect’s aesthetic aspirations for the Hampton by Hilton Stansted project.

In total, more than 10,000 panels were cut individually by Shackerley to meet the specific requirements of the

building. They were supplied to the site with fixing straps securely anchored to the rear as part of the SureClad® installation-ready ventilated façade system, with all prefabrication carried out off-site at Shackerley’s ISO900l accredited production plant. The company’s Queen’s Award winning SureClad® Access system was used for the installation, facilitating rapid nonsequential installation and providing the required flexibility in design.

The building has been designed to maximise the light within each room with the light penetration always equating to 10 per cent of the room area. However, room size and orientation varies across the building, which has prompted differently sized windows.

These design principles have also affected the way the cladding system has been installed. Alessio Venturi explains: “The façade is based on a repeated module placed between the 500mm wide columns which are repeated consistently across the building. Each module is divided into either two or three parts to define the width of the windows and the panels on the façade.”

While SureClad® facades are usually installed with an 8mm open joint between each ceramic granite panel.

LRW wanted the SureClad® system to express the two or three part division of each module and a design decision was taken to expand the joint to 15mm.

This increased gap between the panels provides a visible indication of the geometry used to design the façade.

Alessio Venturi continues: “Specifying the SureClad® system provided us with the design flexibility we needed to achieve this approach to the façade as we could trust Shackerley to cut

Marshalls launch New Ethical Risk Index During recent years, improper practice in large organisation’s supply chains have been brought to light in the media, with brands such as ASOS, Mango and Marks and Spencer all being put in the spotlight, with issues including child workers and the exploitation of refugees being uncovered.

Ethical sourcing is an issue affecting many industries today, and is not going away any time soon. Issues including slave and child labour have traditionally marred the stone industry’s reputation, but a positive move towards transparent supply chains has been a sea change of late. However, sourcing in the stone industry is still a difficult area in which to clearly identify transparency in supply chains across the world.

Marshalls has acknowledged the industry’s need for an allencompassing structure, which highlights potential issues when it comes to stone sourcing in a number of well-known countries, and brought varying measures together in the Ethical Risk Index.

The Marshalls Ethical Risk Index (ERI) uses a bespoke, independently audited scoring framework and gives a genuine insight into the multidimensional ethical challenges facing stone procurers to allow for more informed decision-making. It scores its own commercial stone portfolio against the industry ‘cluster’ for the corresponding origin of the stone in terms of ethical sourcing for that particular location.

The ERI has been developed in conjunction with Stirling Smith, an independent consultant who specialises in ethical trade and human rights at work. He has worked for DFID, British Council, Fair Labour Association, trade unions, NGOs and several companies. He is a lead trainer for the Ethical Trading Initiative, and his areas of expertise include child labour, HIV/AIDS in the workplace, migrant labour, social dialogue and industrial relations, and health and safety at work.

Stirling has worked in more than thirty countries and his training manuals have been translated into more than twenty languages.

He said: “The ERI is a huge step forward in transparency. Marshalls was the first company in the stone sector to join the Ethical Trading Initiative and has been a leader for more than a decade. The Ethical Risk Index will enable customers to see what kind of problems might exist in a particular country, and whether a supplier is better or worse than the average in that country.”

The ERI score is presented on two levels, a detailed breakdown across 10 assessment criteria, with a simple rating system derived from the average score, and consists of 10 different measures, all of which have equal bearing on the overall ERI score. These are:

1. Modern Slavery Act Awareness This measures Marshalls’ journey on implementing the Modern Slavery Act and Marshalls’ declared actions from its Modern Slavery and Anti-Human Trafficking Policy and Disclosure Statement. The measure is scored on the suppliers ‘Awareness’ of the Act, ‘Understanding’ of the Act and ‘Implementation’ of a Corrective Action Plan (CAP) where this has been deemed appropriate This measure is not about the risk of modern slavery in the supply chain, but it is about embedding the awareness of the UK legislation into the Marshalls supply chain.

2. Supply Chain Visibility Supply chain visibility is a measure of the transparency of the supply chain to raw material extraction. It is about how confident Marshalls can be that it knows how and where the product is extracted and processed into finished goods for re-sale. Supply chain visibility gives Marshalls the ability to be confident in assessing the ethical risks.

3. Income & Employment Security This looks at how employees are paid and their contract of work. It is about how exploited the work force are, and gives some indication as to whether modern slavery may be present.

The measure has four issues against which it is scored. These are wage levels, payment of wages, working hours and regular employment

4. Health & Safety Health and safety precautions and the welfare of the workers are all considered in this measure. It is about the awareness of potential hazards and the measures which are undertaken to prevent these.

This is a measure of the supplier’s awareness, understanding and implementation of standards on corruption and bribery. The highest level of compliance would be the supplier prohibiting these activities with documented evidence including such things as ‘whistle blowing’.

The measure is scored for treatment on evidence for harsh or inhumane treatment through perceived treatment and finally exemplar treatment with good management systems.

The measure is split into two issues, the first being Freedom of Association and the right to collective bargaining and the second is on levels of Discrimination

The detailed scoring breakdown of each of the 10 measures not only illustrates how Marshalls score against the 10 criteria, but also against the score of the industry cluster – where other UK stone distributors draw from. The basic score consists of a simple visual rating, enabling a very quick and easily understood comparator.

The Corporate Social Responsibility program is scored from none in place, through informal and limited up to embedded and exemplar.

6. Employment Freely Chosen This looks at whether or not the workers freely chose to be employed at the location, and is the true indicator of modern slavery. Scored by two issues, child labour and forced, bonded or prison labour, both issues are scored on a scale of evidence for employment not being freely chosen via perceived opinion, to exemplar where formal management system are in place for each worker, documenting name,

Now a concerted effort to continually improve the sustainability of Brett Landscaping has resulted in the business receiving the top classification for responsible sourcing from the BRE Trust - the UK’s leading independent accreditation service for sustainability.

During the recent reverification for the BES 6001 Issue 3.1 Framework Standard for Responsible Sourcing, Brett Landscaping was delighted to be awarded the highest overall ranking of “Excellent”, an improvement on the previous ranking of “Very Good”.

Charcon reports sales growth of linear drainage solution Charcon, the commercial hard landscaping division of Aggregate Industries, has reported continued sales growth for its linear drainage product: Safeticurb. Having relaunched the product in January 2016, the innovative technology vastly reduces the need for conventional underground piping, and offers a discrete solution for removing surface water.

The product continues to be specified on a variety of hard landscaping projects, with supermarket chain, Sainsbury’s, the latest name on the list. The product was installed in the Staines superstore in spring 2017, providing an effective and well-priced solution to eliminate standing surface water around the complex.

Safeticurb is designed to fit most hard landscaping projects, including car parks, industrial sites and pedestrianised developments. The product is tested to BS EN 1433 standards and can withstand up to 400kN, Class D, in its heaviest specification.

To create a perfect balance between cost and effectiveness, the product runs parallel drainage sections at 30-35m intervals across the total drainage area. The system also requires very little maintenance, reducing overheads through smart design.

New Bridge – New Name

for Copley Bridge

fabricators, joiners and installation staff were all proud to be working on a local project.

As CTS director Sally Preston explained: “Along with meeting Calderdale Council’s project requirements the main design challenge of this scheme was the difficult access into the site which prohibited delivery of a fully assembled bridge and restricted the crane size to carry out the final lift. This influenced the design, resulting in the incorporation of removable elements such as the deck so that the weight could be minimised during the lift and then the bridge completed insitu”.

The historic Copley Bridge near Sowerby Bridge that was destroyed by floods in 2015 has recently been replaced by an all new steel and timber structure supplied by local specialists CTS Bridges.

“Wilson Bridge” is the new name chosen by local primary school children and residents for the bridleway crossing.

Pupils’ research revealed that the original Copley Bridge was once a toll bridge and that one neighbouring resident – the late Mr Graham Wilson – had done much to maintain and improve the bridge. Thus the name “Wilson Bridge” was a worthy winner.

Calderdale Council appointed CTS Bridges of Huddersfield to design, manufacture, deliver and install the 40m x 3m bridge. The single span truss bridge is above the flood

level and avoids reliance on any supports within the river channel making it far less vulnerable if there were to be a repeat of the 2015 flood.

Stone from the original Copley bridge was used to enhance the approaches to the new crossing.

The installation over the weekend was organised with Calderdale Council and site contractor BAM Nuttall to minimise disruption to residents - many of whom turned out to watch their new “Wilson Bridge” reunite the two river banks once again.
