EQUITONE gives new London facility striking new look A new facility for London self-storage company, Attic Self Storage, has been developed using EQUITONE [natura] fibre cement facade material giving the contemporary building a modern, vibrant appearance. The premises, in London N7, bordering Islington and Camden, offers businesses and individuals across North London safe, secure and convenient storage solutions. Award-winning architectural practice TP Bennett was appointed to obtain the planning permission for the purpose of Attic Storage’s occupation of the building. Jeff Wall, director at TP Bennett, said EQUITONE was specified on the Attic development

because of its performance and aesthetics. TP Bennett had previously specified EQUITONE facade materials on a number of its design projects. He added: “EQUITONE is a durable material which gives an attractive appearance – qualities we always strive for on any project we’re involved in.” Attic’s North London facility has the latest self-storage design features, including state-of-theart security.

Frederic de Ryckman de Betz, director of Attic, said: “EQUITONE has given our building an exceptional, contemporary look that has completely transformed the street scene on York Way, near King’s Cross. “EQUITONE [natura] has enabled us to ensure we continue to set the standard when it comes to building new, independent self storage facilities in London.” EQUITONE [natura] offers a tactile smooth surface which

storage allows textures of the fibre cement to show through the facade. A durable facade material, EQUITONE combines outstanding physical and aesthetic properties, including a life expectancy of at least 50 years. In addition, EQUITONE meets the fire performance classification (A2-s1 d0), making it suitable for a variety of building types. ‘Aluprof & Pyroguard Collaborate’

functional safety requirements needn’t come at the expense of aesthetics,” says Vince Crook, Technical Director at Pyroguard.

Bringing together more than eight decades of technical industry experience, fire door & window partition systems specialists Aluprof and fire glass experts Pyroguard, have completed an ambitious testing programme for a new, cost-efficient, non-insulated, slimline fire-resistant glazing system for the UK and European market. Following two years of collaboration, the new MB45EW framing system has been developed and rigorously tested for applications where non-insulated screens and doors are required. A first for the UK market, the slim system exceeds the current ratings of E30 and EW requirements with additional radiation reduction. Suitable for internal applications, the framing system also offers a smokeproof screen arrangement with doors, compliant with EN13502-2. Pyroguard Integrity Plus glass is the first fire glazing tested and certified for the new system delivering El 15 and

EW30 fire performance along with 1B1 impact protection. Wojciech Brozyna, Managing Director at Aluprof UK, commented: “As we’ve strived to deliver a solution which is effective, cost-efficient and aesthetically pleasing to suit the needs of specifiers today, we’ve had to overcome several challenges. The expertise of Pyroguard has been invaluable and by combining our efforts throughout the testing phase we have created a solution which exceeds current safety requirements to deliver advanced protection.” “Glazing often plays a vital role in modern buildings, but meeting

“By collaborating with Aluprof, we’ve been able to develop a fully-accredited and certified framing solution which utilises the key characteristics of our high-performing products – namely design and 1B1-classified impact protection, in addition to essential EI 15 and EW30 safety requirements.” Aluprof’s extensive range of systems extend to unitised curtain walling, sliding folding doors, commercial doors systems and a wide range of window systems, all of which are increasingly being specified on a variety of residential and commercial projects across the UK and overseas. All systems are designed and installed by selected, specially trained companies to ensure each product meets Aluprof’s exacting standards. slo studio Rever & Drage Architects used a variety of cladding materials and traditional construction techniques to distinguish the different functional spaces at this mountain cabin in Norway’s Sunndal region. Rever & Drage Architects designed the Cabin at Troll’s Peak for an active family who enjoy hiking and skiing in the mountains of the Trolltindane ridge. A key requirement of the design was to ensure the building is robust enough to withstand the area’s harsh climate, while fulfilling its function as a place for resting, changing and storing equipment. The cabin features several spaces arranged in a sequence that addresses the needs of the family as they arrive back from their activities. A transparent garage at one end provides a place to leave their gear before they pass though a laundry area, bathroom and kitchen on the way to a lounge that looks out across the surrounding landscape.

Troll’s Peak cabin features facades and roofs clad in contrasting materials Each area is constructed differently and clad in materials chosen in response to its function and the weather conditions it is are exposed to.

that cover the majority of the cabin’s facades, creating a sense of consistency that is enhanced by the identical pitches of the various roofs.

“The outside composition is that of a traditional row farm, where buildings with different functions and different construction techniques are arranged in a line corresponding with the dominant direction of wind,” the architects explained.

“In the western facade of the building, the individual characters of the different units are most obvious,” the studio added, “while in the eastern facade their coherence and the cabin as a whole is more prominent.”

A dark-green tar-based oil is used to stain the timber boards

“The cabin is in this respect can be seen as both a single unit and four separate buildings.”

Deal to start world’s tallest modular towers in Croydon Investors have agreed a funding deal to start construction of a twin-tower scheme of build-to-rent flats that will become the world’s tallest offsite project. Greystar and Henderson Park have exchanged contracts with Tide Construction to acquire the 550-apartment residential development in Croydon, London.

Tide is both a development and contracting company, and has delivered several projects in recent years using its off-site manufacturing system, Vision Modular Systems.

On completion, the 101 George Street development will comprise two of the world’s tallest towers built using modular construction, at 44-storeys and 38-storeys.

101 George Street is the fourth project Greystar and Tide Construction have delivered and, once complete, will bring the total number of units the partnership has delivered in London to 1,700 units.

The site has full planning permission and the transaction is expected to close in the first quarter of 2018. The towers scheme, drawn up by HT Design, will be worth over £150m and will be a trailblazer for modular construction methods. Presently, the tallest prefabricated building in the world is a 32-storey block in New York.

Christy Hayes, CEO of Tide Construction, said: “The towers of 101 George Street will stand tall as testimony to the potential of modular construction within the UK and beyond. “Modular construction is highly suited to rental developments as investors and operators can welcome residents into their homes sooner and open the revenue streams earlier.”

The modules will be shipped from a factory in Bedford with the electricity prewired and plumbing, furniture and windows already installed. The total build time for the project will take just 24 months, from construction starting to residents moving in to their new homes. Troy Tomasik, Greystar Managing Director, Investments, said: “This is an ambitious development and an exciting milestone for Greystar which signals our commitment to finding innovative solutions to London’s housing challenge.”

DW3 sold to Masonite International in £70m deal The deal will expand Masonite’s UK operations and product offerings NorthEdge Capital has completed the sale of DW3 Products Holding Limited (DW3) to Masonite International Corporation, a global designer and manufacturer of interior and exterior doors for the residential new construction, the residential repair, renovation and remodelling and the nonresidential building construction markets.

06

Led by CEO, Gareth Mobley, DW3 is a UK provider of door and window systems, supplying products under brand names such as Solidor, Residor, Nicedor, and Residence. Solidor’s online offering, includes a door designer and a specialised online portal, which allows trade customers to specify and purchase products online. DW3 employs approximately 300 people located in Stoke-on-Trent and Gloucester.

Headquartered in Tampa, Florida, Masonite serves more than 7,000 customers in 65 countries and posted net sales of $1.52 billion in the first nine months of 2017. DW3 will expand Masonite’s UK operations. Jon Pickering, partner and head of NorthWest at NorthEdge Capital, said: “DW3 has been a pioneer in developing composite doors and window products in recent years as well as leading the industry with its online presence and cloud based ordering platforms. This deal is testament to the talent within the Group, and the success the Company has been able to generate through a targeted, dynamic buy and build approach which has seen the Group make acquisitions and invest heavily in capex, operational platforms, IT infrastructure, and technology.

LABC chooses insulation specialist Actis as 2018 sponsor

HBV’s Living Scheme Approaches Completion Developer HBV, which specialises in supported living, has announced that its latest scheme will be completed in March 2018. Based in Tile Hill, Coventry, ‘Jardine Crescent’ is made up of a single block of sixteen apartments and a single block of eight apartments, together with an additional ten apartments that are designed to ease the life of adults who require high levels of complex care. “We are delighted to be nearing completion on this important supported living development. We are committed to improving the standards of supported living accommodation and are confident that Jardine Crescent will be a muchwelcomed addition to Coventry. Our sincere thanks to all the Council officers and politicians who have engaged in such a supportive manner,” said Alastair Sheehan, Head of Development at HBV. J Tomlinson, the appointed contractor, is reaching work completion now and residents will be able to move in after the final interior is fitted out. The future tenants will be referred by Coventry City Council and local adults with disabilities will finally have their own home. Additionally, they will benefit from on-site support staff.

Actis’ Hybrid range can be accepted ‘with confidence’ by all LABC building surveyors in more than 300 local authorities in England and Wales The Local Authority Building Control (LABC) has strengthened its relationship with insulation specialist Actis by choosing it as one its sponsors for 2018. Actis, which already has LABC registered details, as well as LABSS registered details and NHBC approval, will sponsor the LABC for the coming year. The arrangement will see Actis involved in regional LABC awards, present a prize to the winner of one of 12 categories at the annual B2B awards in the UK construction industry – the LABC Building Excellence Awards – in November, present technical seminars at around ten regional roadshow events for architects, designers, builders and surveyors throughout the year, and take part in the annual LABC conference in March. Actis is the manufacturer of the CE marked Hybrid range. The fact that all three of these mix-and-match products have both LABC and LABSS registered details means they can be accepted with confidence by all LABC building surveyors in more than 300 local authorities in England and Wales and all 32 authorities in Scotland when used according to the certification. Thomas Wiedmer, architect and Actis UK and Ireland technical director, added: “We’re thrilled about our new partnership with the LABC which provides us with an excellent opportunity to share our technical expertise with colleagues across the construction industry.”

LEVEL CHANGE SOLUTIONS commercial or residential

Andy Street, Mayor of the West Midlands, said that being able to offer help to those vulnerable is really important for the region and the local communities: “This is a really good example of what can be done using the specialist supported living model which is a fantastic approach to dealing with the shortage of quality accommodation for vulnerable adults.” Seeing the existing housing stock upgraded and improved is not the only purpose of this scheme and HBV’s philosophy is to make sure that better outcomes are achieved for residents and the wider local community. Vulnerable adults don’t have to live with parents or in sheltered accommodation and can now have their own apartment and can start feeling more independent and in charge of their life. ATEL will also provide assistive technology, such as automatic doors, care call system, and access control.

BuckleyGrayYeoman completes Herbal House refurb This comprehensive refurbishment celebrates the historic industrial character of a former printworks, adding two storeys to create a contemporary flagship creative space for Clerkenwell in London The adaptive reuse of former industrial buildings continues to create unique working spaces in London and further afield. Another example of this trend can be seen with BuckleyGrayYeoman’s extensive refurbishment of Herbal House, a former print works in Clerkenwell, owned by Ærium and managed by Allied London. Arranged over ten floors, Herbal House provides 115,000sq ft of flexible office space and high-quality apartments in the heart of Clerkenwell, close to Farringdon station in London.

08

Commenting on the project Matt Yeoman, Director of BuckleyGrayYeoman said: “Herbal House is an exciting development for the heart of London’s creative district. Clerkenwell is one of Central London’s most exciting districts, a mature creative district ideally placed for access to the knowledge quarter in Kings Cross, the tech cluster at Old Street and the emerging cultural hub in Farringdon. The size

of this former print works has offered us the scope to create a lively and characterful focal point for the working life of the area, which is being transformed by the imminent arrival of the Elizabeth Line.” Constructed in 1928 as a printworks for the Daily Mirror, Herbal House later became part of the academic campus of Central St Martins College of Art and the London College of Printing. The building sits within the Hatton Garden Conservation Area. Commenting on the project Robin Carr, Co-chief Investment Officer at Ærium, said: “Herbal House is located in the heart of London’s best-established hub for digital, design and creative business, and also benefits from excellent public transport links including the forthcoming Elizabeth line, which will launch in 2018. We look forward to welcoming businesses to experience this exclusive and imaginative office space in Clerkenwell.”

The qualification was undertaken by staff members from across the business: employees Jenna Cottis and Caroline Vaughan from the Contact Centre, Tomasz Stasiek from the Purchasing team and Kelly Wing from the Direct Sourcing team all completed the Level 1 course. The qualification provides the staff with professional industry knowledge and skills, including everything they need to know about the range of ironmongery products on the market, from how they are made to how they are used. Contact Centre Team Manager, Jenna Cottis, said: “The GAI qualification makes my job ten times easier. In my role I am asked a lot of technical questions and this course has given me the professional skillset and industry knowledge to provide customers with the best information and support. “This qualification gives our customers confidence in us and reassures them that we are a source of information they can rely on.” Wayne Lysaght-Mason, Managing Director at IronmongeryDirect, said: “We are incredibly proud of all our employees who have achieved this highly-regarded qualification in architectural hardware. They have all worked extremely hard to complete their studies and are now able to provide the very best service for our customers, supporting our status as ‘masters of our trade’.”

VELUX® launches MyDaylight

- the world’s first virtual reality app for renovation design

The app enables homeowners to design their own room, visualising the real effect of daylight, with 360° view and virtual reality options. MyDaylight is a powerful new app by VELUX that enables homeowners to design their own room or renovation project by easily selecting parameters such as floor dimensions, roof height and ceiling pitch. They can then customise further by adding windows, floor and wall finishes, the room’s location, and more. After approximately ten minutes, they receive a digital simulation which can be viewed in 360° or virtual reality, and gives a life-like recreation of the room and the changing effects of daylight inside.

10

The app bridges a gap, leading homeowners from imagination to implementation: “Many people

who are looking to reshape their home find it difficult moving from imagination to concrete proposals. The app brings homeowners one step closer to the home they have envisioned, as the 360° and virtual reality visualisations make it both tangible and achievable,” says Grant Sneddon, Daylight Expert, VELUX.

in 2016 [European Home Improvement Monitor, 2016]. Meanwhile, the building industry is becoming ever more digital, and with MyDaylight, VELUX is empowering homeowners with a groundbreaking digital tool to inform their home investment decisions.

Fuelling the home renovation market digitally

Sneddon continues: “As the market for home improvement is growing and our customers are getting more digital, we see a clear business potential in launching an app, which for the first time will enable homeowners to see just how much daylight can change a home, adding value and ensuring that the renovation pays off.

The do-it-yourself market is booming, with Europeans spending as much as EUR 377 billion on home improvement

“We anticipate it will boost sales revenue throughout 2018 and beyond thanks to new renovation projects triggered by use of the app.”

February 2018

Private capital available for renovation projects across Europe reaches a staggering EUR 30 trillion [Copenhagen Economics, Healthy Homes Barometer 2017], and providing homeowners with the best possible information is key to unlocking this potential.

The future is digital The app is a unique opportunity for homeowners to experiment with different renovation options, and a mobile application means the service is available anywhere, anytime – thereby meeting the growing consumer trend for online customisation, browsing and shopping. “The search for inspiration is truly moving into the online space. With this app we meet our customers where they are. Homeowners can investigate different renovation ideas wherever they are - on the bus, the train or at home,” says Sneddon. The time spent browsing on mobile devices is accelerating and has almost doubled across Europe, from an average of 53 minutes per day in 2012 to 1 hour 38 minutes in 2016 [Global web index 2016]. Today, more than 515 million Europeans are internet users, while 296 million are e-shoppers, corresponding to 43 per cent of Europeans over the age of 15 [Ecommerce Europe 2016 Report]. E-commerce increased from EUR 402 bn to EUR 510 bn from 2014 to 2016, while mobile commerce

is expected to triple from 2014 to 2018 [E-commerce report 2015].

World first using cloud and virtual reality technology in a home renovation app For the first time ever, homeowners have the benefit of the most cutting-edge technology in order to experience daylight in an environment matching the specific characteristics of their own home. “We are using advanced new technology, which no company has ever deployed before, to provide an immersive feeling of light and space. You can customise your own room in the rendering, helping to take your ideas and inspiration to the next level,” adds Sneddon. The rendering technology is built on cloud and virtual reality gaming technology taking the app to new levels.

To imagine and design with daylight in mind you simply: 1. Download the MyDaylight app 2. Configure your space by plotting in data, such as floor dimensions and roof pitch 3. Create different daylight designs by playing with the positioning and size of windows

4. Within minutes, you will receive a notification that your personal daylight render is ready (expect around 1 minute for loading of your simulation the first time you see it, as it loads a big data file) 5. With the rendering saved on your phone, you will be able to experience the room in both 360° and VR formats. VR goggles will make you feel as if you were standing in the middle of the room you just created! You can play with endless scenarios and designs and create as many simulations as you like. Time and imagination are the only limits. The MyDaylight app is free of charge for everyone and available in the App and Google Play stores now in Great Britain, Ireland, Denmark, Austria, Belgium, Slovenia and Germany. In February, it will be available in Poland, Switzerland, the Netherlands, the Czech Republic, Spain and Hungary, and more countries are to follow later in the year. A version for the US will also be available later in the year. See our MyDaylight video here: http://ow.ly/uEN330hZrZA

Consumer safety in the home – Government gets serious With the news this week of the creation of a new Office for Product Safety and Standards, it seems at last there are signs of government taking a serious interest in consumer safety in the home. The remit of this new office, according to the government, will be to manage large scale product recalls, like that of the defective tumble driers and faulty fridge freezers known to be the cause of many devastating fires – including Grenfell. But why, with so much legislation in place, is the consumer still being put at risk due to buying products for the home which are not safe or “fit for purpose”? “We feel there is still a long way to go to help consumers understand how to be vigilant when purchasing certain products for the home” says Yvonne Orgill, CEO of the Bathroom Manufacturers Association. Mrs Orgill continues “We feel there is a perception from the British public that improved standards of manufacture are needed to stop dangerous products “getting out there” in the first place. But this is simply not the case. The sad truth is that the UK market has been flooded for years with lower priced products which appeal to the ever more price aware consumer, but which do not

14

meet the UK’s stringent safety and quality requirements.” The CE Mark – which is an assurance that a product has been made or imported has been certified “fit for purpose” covers all electrical goods, and since 2013, also includes bathroom products like shower enclosures and trays, glass and plastic shower screens, baths and ceramic ware.” Reputable UK & European manufacturers invest heavily to ensure their production and technical teams undertake the technical checks for their products to carry the CE Mark. But consumers have an equally important role to play by being vigilant about looking out for the CE Mark to ensure the quality of products they are buying. “We, in the bathroom industry, applaud the creation of the new Office for Product Safety & Standards” says Mrs Orgill “but handling product recalls feels like it’s only solving part of the problem – a bit like shutting the stable door when the horse has bolted. We

agree with Alex Neil of Which? who says an independent national body is needed to protect consumers and get dangerous products out of their homes. That national body should also have responsibility for working hard to educate consumers to help prevent them from buying dangerous and illegal products in the first place.” The bathroom industry is already working hard to help make a huge cultural shift needed to move consumers away from practices of “doing things cheaply”. Mrs Orgill says “Our industry is committed to getting the message through to the consumer that saving a few pounds by buying illegal and nonconforming products for the home can be very expensive in the long term. We’d be delighted to work with the new Office for Product Safety and Standards to help them do the same.” To buy CE Marked bathroom products with confidence, you will find reputable bathroom product manufacturers here www.bathroom-association.org/ members/bma-members/

Norcros Adhesives Relaunches its 4 into 1 Grout Range with New Formulations and Colours Norcros Adhesives is relaunching its successful 4 into 1 grout range with new improved formulations, new colours, packaging and marketing support. The Norcros 4 into 1 Grouts & Sealants range has established itself in recent years as one of the leading ranges on the market, known for technical excellence and ease of use, so the relaunch will be of considerable interest both to fixers and distributors. The new products have been reformulated to be both efflorescenceresistant and water-repellant. Efflorescence is the movement of salts towards the surface of a porous material, generally the grout lines, where it can leave an unsightly deposit. In some tiling installations this can be a real problem which negatively affects the aesthetic appearance of a tiled surface. The formulation also contains Norcros Stop Mould Antibacterial additives to protect against mould and discolouration, which can occur in areas which will be subject to moisture or high humidity. The grouts can be used either internally or externally and in permanently immersed locations such as swimming pools. They are suitable for use with all types of wall and floor tiles, including natural stone, especially where a narrow fine-textured joint is required. The new grouts have a high flexural strength, meaning they are suitable for use in areas where limited background movement or vibration can occur, such as in heated floors or where tiling has been applied to wooden flooring. They are also suitable for use in wider joint applications of up to 12mm. The new range has been considerably expanded and now includes a total of 15 colours, reflecting current tile trends, in particular the escalating popularity of wood effect tiles. Norcros Adhesives has added four new colours to the 4 into 1 Grouts range. These are specifically designed to complement the new generation of modern tiles. The colours have been formulated so that they now match the existing successful Norcros Flexible Wide Joint grout range.

16

To assist specifiers and architects at the design stage, the colours of the new range can also now be quoted as RAL numbers. Autumn Chestnut, Forest Acorn, Tropical Ebony and Rustic Cedar are the new colours

joining the range. The remaining colours which formed part of the previous range have all been reformulated, repackaged and mostly renamed. The new names are Arctic White, Oxford Stone, Golden Jasmine, Cornish Cream, Blanched Almond, Sandy Beach, Silver Grey, Steel Grey, Slate Grey, Midnight Coal and Coffee Bean.

“With this exciting new range, we have sought to address two key issues,” says Mandy Searle, technical services manager at Norcros Adhesives. “Firstly the issue of efflorescence, which can be an unsightly problem for fixers, for which we believe we have provided a solution by implementing a technical enhancement of the product. Secondly we have addressed the need to match our grouts to the latest fashion trends in the tiling market.” The new 4 into 1 grouts are available in 5kg or 10kg bags and are covered by the usual Norcros lifetime guarantee. They are also supported by a new A4 Colour Samples folder. This comes on a durable heavy duty folding card. It includes product and application guidance on all Norcros grouts and sealants, including the 4 into 1 range. It also features sample sticks which can be used to test against actual tiles, providing a real benefit for fixers who are looking to coordinate grout lines with their tiling selections. More detail on the entire Norcros Adhesives product range, including the new grouts, is available on the company’s new website at www.norcros-adhesives.co.uk.

You are breaking the law if the products you are selling are ‘not fit for purpose’ and carry a CE Mark “After the tragedy of Grenfell, in 2018 it will be our duty to keep the pressure on to raise awareness of non-compliant product on the market” says Yvonne Orgill, CEO of the Bathroom Manufacturers Association.

A

t the beginning of a new year it’s a good time to remind all manufacturers, retailers and merchants of the importance of compliance within your product ranges. As you all should know, the Construction Product Regulation (CPR) makes it mandatory for companies to carry a CE mark on relevant bathroom products. Dame Judith Hackitt, who was appointed by Government, led an Independent Review of Building Regulations and published her findings late 2017. These findings called on the Construction Industry to undertake a ‘culture review’ of identifying good, compliant product. Bathrooms form part of the construction sector. The BMA has been calling for some time for merchant’s and retailers to ensure they are only selling legal compliant products to the end user. Take this opportunity to check your brochures, packaging and website to ensure you are showing your company is taking responsibility for compliance seriously. A manufacturer is breaking the law if it does not comply with the legal requirements of CE mark certification. You are breaking the law if the products you are selling are ‘not fit for purpose’ and carry a CE Mark.

18

If you cannot supply a Declaration of Performance (DoP) with your products, it must at the very least be available on your website. The more you can educate your customers to ask to see evidence of the CE Mark when they’re buying, the quicker we’ll eliminate non-compliant product from the marketplace. With a proposed reform by Dame Hackitt of the current Building Regulations and accompanying guidance following her interim report, it will be up to you to keep on top of any changes, being a member of a Trade Body will help you keep one step ahead.

Offsite Solutions Expands Range of Grp Pods With Hybrid Design to Meet Demand for Higher Specification Bathrooms

Offsite Solutions, the UK’s leading bathroom pod manufacturer, has expanded its range of GRP composite pods with the development of a hybrid design to offer an enhanced level of finish for higher specification student accommodation, hotels, and apartments for market sale or build-to-rent.

20

The GRP hybrid pods create highly robust, low maintenance and cost-efficient bathrooms for largescale projects which require additional design features for a contemporary appearance.

Applications for these hybrid shower pods include hotels, student accommodation, key worker housing, and the build-to-rent sector aimed at young professionals.

The shell structure of Offsite Solutions’ GRP pods can now be fabricated to incorporate ceramic tiles with options for completely tiled walls, inset feature walls or bands of tiles. These hybrid bathroom pods allow even more aesthetic flexibility for GRP units – with all the time and quality benefits of offsite construction.

The hybrid modular units can be manufactured in a demountable configuration for refurbishment and new build schemes where there may be insufficient access to install fully assembled pods. This sectional format radically reduces work on site, and offers the superior and consistent quality offactory-built bathrooms.

Inset feature panels in back-painted glass or coloured acrylic can also be specified for limitless design opportunities. These panels can be applied to the shower cubicle and as a splashback above the wash hand basin and between cabinets for a modern, stylish solution. The range of colours available in glass or acrylic gives designers and developers the opportunity to vary the appearance of the bathrooms very cost effectively.

A highly durable and easy-to-clean bathroom solution, GRP pods from Offsite Solutions use a unique panellised system which creates vertical walls and 90° corners. This design has greater visual appeal by avoiding the tapered walls of pods created from a single GRP mould.

February 2018 Offsite Solutions has an extensive library of standardised GRP pod layouts and designs which architects, contractors and developers can draw on to save time and cost by using the repetition of the modular production process. With sufficient economies of scale, the design of the hybrid pods can also be project specific to suit the developer’s exact requirements. The hybrid GRP pod carcass has the reassurance of a 50-year guarantee from Offsite Solutions*. Other options for GRP bathroom pods which can be also be applied to the hybrid units include: • Vinyl floor tiles which can be laid edge-to-edge for a higher quality finish • Cabinet carcasses which can be post-formed as part of the GRP pod, ready for the addition of door fronts • An unrivalled choice of vanity and wall mounted cabinets • Rain-head showers • Glass shower screens • Pivot or bi-fold shower doors • Low energy LED downlights or under-cabinet LED lighting • Electrics pre-wired to a junction box to further reduce work on site • Thermostatic shower valves and temperature-controlled hand basin taps. As with all Offsite Solutions bathroom pods, pre-delivery testing is rigorous and quality assurance procedures are stringent for ready-to-use installation, mitigating defects and remedial works. Offsite Solutions offers a comprehensive and expanding range of bathroom pods to suit different building types and applications, to help improve the efficiency of construction by maximising work offsite. In addition to the GRP and hybrid GRP pods, Offsite Solutions manufactures steel-framed pods with ceramic tiled finishes for high-end apartments, student residences and hotels; floorless pods where a continuous floor finish is required or for floors with no threshold, and concrete base pods for luxury ensuite wet rooms. The simplest and fastest way to reduce DER rates by up to 24% The house building industry could be saving several thousand pounds per plot by the simple installation of the Canetis GasSaver flue gas heat recovery technology with every combi boiler.

B

ecause GasSaver reduces the Dwelling Emission Rate so dramatically, by as much as 24%, it’s possible to dispense with other more costly and time-consuming energy efficiency measures, such as solar panels or insulation, and still achieve the required SAP rating. The catalyst for this opportunity is the imminent introduction of the Government’s new Boiler Plus legislation, part of the Clean Growth Strategy, which comes into effect on 18th April 2018. Boiler Plus specifies that one of a choice of four energy efficiency measures – weather compensation, load compensation, smart controls or flue gas heat recovery (FGHR) - must be included in all new combi boiler installations, but of all these options, only the GasSaver stored FGHR system can deliver such exceptional energy savings. FGHR works by capturing waste heat from the flue gases that vent from a combi boiler into the atmosphere. Escaping flue gases can exceed 70°C during the winter months but this is reduced to between 20-45°C by the GasSaver stored FGHR system. GasSaver creates a self-maintaining thermal store of condensate and this is used to heat mains cold water that is stored for later use.

22

As well as the cost savings for developers, GasSaver delivers substantial savings to consumers on their household bills, water as well as gas. Consumers who have a water meter will see a significant reduction in lukewarm water rejection, which represents roughly 20% of UK domestic water consumption, because the water delivered to the tap takes less time to reach a usable temperature. The combined savings on energy and water are officially estimated to be around £100 per annum, substantially more than the other Boiler Plus options, but tests by Canetis show that the realistic savings are as much as £180. Only the GasSaver stored FGHR system can make these savings; a standard FGHR system will only save around £9 per annum. “Profitability can be a challenge for the house building industry but GasSaver can substantially increase the profit per plot, as well as deliver the best value for consumers and significantly reduce emissions,” said Greg Finnigan, Canetis Chief Operating Officer. “Of the plethora of energy saving devices on the market, GasSaver is the only one that can achieve these benefits.” For more information visit www.canetis.io or call 01271 812104

Hammersley House Refurbishment features Underfloor Air Conditioning

AET Flexible Space, underfloor air conditioning specialists have just completed another West End project in London at Hammersley House, 5-8 Warwick Street. The six floor property offers both retail and office accommodation and was acquired by Royal London Asset Management from Development Securities for £8.85million. The 16,311 sq. ft. building has been stripped back to the core and undergone a full redevelopment, including redesigned windows and a vibrant new green brick façade to grant more architectural definition and visual interest from the street.

26

M&E Consultant, MTT specified the mechanical services design for the refurbishment and AET Flexible Space worked in conjunction with the appointed M&E Contractor, WBS Mechanical Services to deliver the underfloor air conditioning system specified for the 11,000 sq. ft. of Grade – A

office accommodation on floors 1-4. With underfloor systems, fully conditioned air is fed into the plenum by zonal downflow units (CAM), which is then supplied into the workspace via fan terminal units (Fantile) recessed into the floor. Systems can be either chilled water or direct expansion, configured with either floor level or high level return and they can easily integrate with passive or other ventilation systems. The final system specification at Hammersley House is a CAM-V direct expansion (DX) system, with underfloor supply air and return air at high level. The high level return air option is often preferred as it can offer greater flexibility for positioning Fantiles for future and speculative tenants as there is no air segregation baffle dividing the underfloor plenum. A total of seven CAM-V downflow units provide conditioned air to the four floors, with two zones on floors 1 to 3 and a larger single unit for the smaller 4th floor.

These each are connected to respectively sized, high efficiency Daikin VRV4 heat pumps located on the rooftop. The underfloor void is 400mm, more than adequate to accommodate the standard TU4 Fantile unit which all have additional 500W heaters for additional performance. A total of 59 Fantiles were supplied by AET, approximately 15 per floor and the system is connected to a central BMS using an AET Flexgateway interface module. The project has been developed under Royal London’s sustainability framework and is expected to be awarded BREEAM “Very good” status. The newly refurbished office accommodation will be available for tenancy early 2018.

Punching shear problems resolved with Schöck Bole system With flat slab construction, there is the inevitable risk of punching failure. So when loads in the stress areas are increased, consideration has to be given to issues such as the quality of the concrete, additional reinforcement content, even enlarging the column heads. These options are neither time efficient nor cost effective, and rarely solve the problem to an acceptable performance level. Resolving any potential problems of punch-ing shear at the major new Harbour Central development needed to be cost-effective, easy-to-install and certainly dependable. The Maine Tower

C

anary Wharf, in Docklands, is home to some of the UK’s most high profile buildings and the latest addition to the skyline in East London is Harbour Central. Located just a few hundred metres to the south of Canary Wharf, on the far side of South Dock at Millharbour; it is an exciting mixed-use development covering an area of around 1000 hectares. Seven, new buildings, ranging in height from eight to forty-two storeys, will deliver over 900 new homes as a mix of one, two, three and four bed homes, along with eight exceptional penthouse apartments. All of which sit alongside retail and leisure facilities designed around two green squares High-rise glass and bronze clad 35 and 42 storey residential towers dominate the development. The focal point of the development is Maine Tower, a marker building which offers 297 extremely high specification apartments with exceptional views from the upper floors. The tower also features a New York-style lounge, a library, gym, spa and cocktail bar. Historically the site used to be a grain storage area and the design concept of the building picks up on this organic ‘wheat stalk’ theme by breaking it up vertically into eight storey segments, made up of four storey ‘pods’.

Preventing punching failure is critical

28

Construction at Harbour Central involves a large single-storey reinforced concrete basement, high-rise reinforced concrete cores and frames up to 42 storeys. The high-rise reinforced tower cores utilise a slip-form method of construction and all suspended reinforced concrete slabs are constructed using a post tensioning system. Flat slab floor is of course primarily an economical form of construction, but it offers other benefits as well. The minimisation of shuttering time for example, simplification of reinforcement work, ease of underslab work such as ducting and just as importantly, the optimum use of space.

February 2018 With flat slab construction, there is the inevitable risk of punching failure

However, with flat slab construction the risk of punching failure is always a critical issue. When increasing the loads in the stress areas, a great deal of consideration has to be given to variables such as the quality of the concrete itself, improving the reinforcement content and even enlarging the column heads. None of these options is necessarily time efficient or cost effective. They rarely solve the problem to an acceptable performance level either. So the ideal solution to resolving any potential problems of punching shear, needs to be cost-effective, easy-to-install and certainly dependable.

Increased shear force resistance of around 70% The Schöck Bole reinforcement system is used to prevent punching failure throughout the Harbour Central development. This widely used and trusted solution consists of double-headed studs and anchors, with spacing bars, which enable installation after the bottom reinforcement and before the top layer. Two spacer bars are welded to the vertical studs, which ensure the correct distance between uprights; and the forged stud heads guarantee a perfect finishing bond with the concrete. As result, when compared with a typical stirrup reinforcement system, an increased shear force resistance of around 70% is achievable. It is a costeffective and timesaving solution and as the Modebest Senior Engineer on site, Sean Togher commented: “The Schöck Bole product was easy to understand from a reference point of view and we found it really straightforward to install”.

Bole in position

Work in progress

Other variants – plus Schöck design software too In addition to the standard Bole solution, Schöck has developed three other punching shear reinforcement variants. The type U is a solution designed for installation before the lower mat; the type O is for installation after the top reinforcement layer; and the type F is designed for use in element slabs at prefabricating plants. The entire range is supplied

ready for installation and provides a totally reliable solution to the problem of punching shear in flat slabs. There is downloadable userfriendly Schöck design software available too, which enables fast and simple dimensioning of the product to British Standards and the export of CAD drawings with dxf-format. Overcoming the tiling challenge of anhydrite screeds Mandy Searle, head of technical services at Norcros Adhesives, looks at the latest solutions for tiling on to anhydrite screeds in time-sensitive tiling installations. Anhydrite screeds, also referred to as calcium sulphate or gypsum-based screeds, are now increasingly popular for larger flooring installations. Their use has grown dramatically in the building industry over the last few years because they offer a number of benefits over sand:cement screeds. The principal advantage is that, anhydrite screeds can be laid more quickly and easily than traditional sand: cement screeds and are more cost-effective especially for larger areas. They will self-level and offer minimal shrinkage, making them especially suitable for use with underfloor heating systems, where they will fully encapsulate all pipework. Up to 2,000m2 of anhydrite screed can be laid in a single day – compared to 100-150m2 which is the maximum possible with conventional sand:cement screeds, making them particularly suitable for use on large commercial contracts. However there are a number of disadvantages associated with this type of screed, mainly associated with the extended drying time. Typically sand:cement screeds should be allowed to dry for a minimum of 21 days before they are able to receive a tiled finish as per the recommendations contained within BS5385-3:2003. To achieve the required maximum relative humidity of 75%, the minimum drying times quoted for anhydrite screeds before tiling can commence are 1 day per mm up to 40mm thickness, with an additional 2

30

days per mm thickness above 40mm according to BS8204-7:2003. In ideal drying conditions therefore a 40mm thick screed should be allowed to dry for a minimum of 40 days, at 50mm thick the minimum drying time would be 60 days and at 60mm thick a minimum of 80 days drying time would be required before the screed was sufficiently dry to receive a tiled finish. Failure to follow these recommendations and tiling before the screed is sufficiently dry will generally result in adhesion failure at the screed/ adhesive interface. In an attempt to reduce the incidence of failures, Norcros Adhesives worked together with a major national house builder and screed manufacturer Gypsol to prepare a generic specification for the industry. Whilst providing a safe method of tiling to anhydrite screeds using cementbased adhesives, it did not improve the drying times required before tiling could commence. Reductions in drying time can be achieved with the use of a gypsum-based adhesive. This eliminates the formation of ettringite, a chemical reaction which occurs between a wet cementitious adhesive and the gypsum in the screed, causing tiles to loosen and debond. Additionally tiling can be carried out when the screed reaches 85 per cent relative humidity, rather than the 75 per cent RH, required when fixing tiles in cement-based adhesive. A number of tile adhesive manufacturers are now offering a tile to gypsum product. However Norcros’ latest innovation, Pro Gyp Base, is a fast-track system and a complete game changer in terms of screed drying times. Norcros Pro

Gyp Base enables anhydrite screeds with a relative humidity of 95% to be tiled using a cement-based adhesive. This can normally be achieved in just seven days. Norcros Pro Gyp Base can reduce the time required for the overall build-up of the floor surface by at least 53 days for a 50mm thick screed in ideal drying conditions. This can clearly have a very significant impact on timescales and costs on-site. These latest generation systems work by taking a system approach, comprising all the required elements – a primer, a moisture suppressant and a gritted primer to provide a ‘key’ on to which the ceramic tile adhesive can form a strong bond. The adoption of one of these new systems will allow contractors to derive all the benefits of rapid and easy pouring of an anhydrite screed, without involving delays on the job caused by having to wait for an extended drying period. Growth of manufacturer recognised at national design impact awards Sealant and adhesive manufacturer Polyseam has achieved the ultimate design accolade for the rebrand of its GRAFT product range. The Yorkshire-headquartered company and its branding agency The Engine Room were both presented with a gold design impact trophy at the glittering DBA Design Effectiveness Awards in London. But the GRAFT project also went on to scoop the ultimate recognition of the evening when it was announced as the Grand Prix winner of winners at the end of the night. Since GRAFT’s launch in 2014, annual sales have increased by a staggering 744% and export levels have risen by more than £1million. In fact, this transformational business exercise has played a significant part in Polyseam now building a 50,000sqm factory which is expected to create a further 50 jobs by 2020. It was this bottom line impact that impressed the line-up of high-profile judges, which included Andy Palmer,

32

CEO of Aston Martin; Josh Berger, president and managing director of Warner Bros; and renowned entrepreneur Deborah Meaden. Commenting on the win, Polyseam’s marketing manager Olando Salina said: “The evolving challenges in the manufacturing market mean we must continually innovate to drive growth. We therefore focused on the development of an environmentally friendly, all-in-one adhesive and sealant created using our own in-house expertise. “This high-performance technology was already award-winning in its own right. But it didn’t achieve the traction we sought, which is why we engaged The Engine Room to help clarify our market position, overhaul the branding of this product range, and craft the communication materials we’d need moving forward. The Engine Room team has specific expertise in this field, and we were therefore delighted when

GRAFT was ‘born’. The project success is a testament to the collaboration of these forward-thinking business and design brains.” The Engine Room’s managing director Lesley Gulliver added: “The building, construction and manufacturing sectors are perhaps not renowned for their design prowess. But this project goes to show that strategic creative thinking is about much more than just what looks good. The overhaul of this product range and the development of the GRAFT brand has helped to revolutionise Polyseam’s entire business.” Polyseam has been independently manufacturing first-class brands for the majority of the world’s leading suppliers since 1993. The company manufactures more than 150 different products, and exports to 21 countries globally.

Remmers Repair Bawdsey Radar Station Built in 1938 and protected by Concrete Blast Walls, Bawdsey Radar Station was the world’s first operational radar station. The walls had decayed steadily since the building was vacated in 1991, leaving the top layer of reinforcement exposed to the elements.

2/2016 12:47 Page 1

Being a Heritage site, traditional concrete repair techniques were not allowed. Working in partnership, Remmers and Concrete Renovations Ltd devised a way to repair the walls by using Remmers restoration materials. Remmers coloured mortars were used to repair and simulate the colour of the original concrete alongside

Remmers migrating corrosion inhibitor and impregnation cream as part of the 25-year maintenance plan. The project has recently received a prestigious Award of Merit, issued by the International Concrete Repair Institute at the convention in New Orleans, Louisiana. Aluprof Explains Current Thinking There has been a lot of speculation of late on the choice of pretreatment used on powder coated aluminium profile. With ‘chrome’ based systems likely to be banned under EU’s REACH (Registration, Evaluation, Authorisation & restriction of CHemicals) in late 2017, where are we now and what should you specify? There are two National and European standards that cover the aspect of architectural powder coating, BS 6496:1984, which, despite it being withdrawn earlier in 2017, is still referred to. BS EN 12206-1:2004 is the current harmonised standard. The Qualicoat Standard, now in its 15th edition, encompasses BS EN 12206-1:2004, this BS EN standard was compiled along the lines of the European Qualicoat standard at the time of writing. The BS EN standard does refer to pretreatment systems, but is vague of what to specify, if anything. What is well known is that chrome based pretreatment systems perform very well and have the benefit of being around for many years with an extensive track record. Qualicoat recognises both chrome and chrome free pretreatment systems and are encouraging members to adopt the newer chrome free technology. Pretreatment of aluminium includes the cleaning and etching of the surface of the aluminium with the addition of a very thin ‘conversion layer’ which bonds to the aluminium and seals it from air and moisture. It is the ‘conversion layer’ that also offers a ‘key’ for the subsequent powder coating to adhere to the profile. So, the most important part of the powder coating process is the very process that is invisible once coated! Chrome based pretreatment systems have been proven to be carcinogenic in application, i.e. when the pretreatment is being applied to the aluminium. The finished powder coated extrusion carries no chrome residue so is entirely safe in use and recycling.

36

Aluprof, based in Poland, have been members of Qualicoat since 2003, they have been awarded with licence number ‘1508’ and carry the prestigious ‘Seaside’ option on powder coating for more exposed conditions where required. Aluprof offer the option to specify chrome or chrome-free pretreatment systems to suit the specifier, should they have a strong preference, as they utilise both pretreatment systems in their production facility.

Whilst the National and European standards are frequently seen in specifications, it is encouraging to see the growth of the ‘Qualicoat Standard’ being referred to in a growing number of specifications. What is unusual though, is the occasional specification of the AAMA standard, which has been seen from time to time. AAMA, the American Architectural Manufacturers Association, is not currently recognised in the UK. Whilst over half of the members of Qualicoat UK & Ireland have made the switch to ‘Chrome Free’ pre-treatment systems within their plants, a number are staying with chrome pretreatment, for now. The Qualicoat organisation, based in Zurich, have made it clear to members that they fully support the use of chrome free pretreatment systems and that this would be a pre-requisite for continued licence holders if a ban on the use of chrome in pretreatment systems was initiated again by REACH. It is understood that the ban is for the sale of such chrome pretreatment systems and not the use, so conceivably companies could carry stock of the chrome pretreatment system for continued use for a limited time. So, the reason for some applicators not changing earlier is the possibility that chrome systems could have had a last-minute reprieve. A European based association VECCO, who challenged the EU’s ruling, has led to the ruling being overturned before the sunset date of September 2017 was reached. A further 4 years has been granted for the use of Hexavalent Chrome 6 till September 2021. The NGO, the European Environmental Bureau (EEB), says these proposals are placing business interests before public health as chrome based systems continue to be used. REACH have warned that very tight guidelines will now be placed on the use of chrome in pretreatment, this will include the need to closely monitor the health of employees, which may include the use of exposure labels and mandatory, regular medical check-ups. To date, no guidelines have been released by REACH. So why stay with chrome based systems? Some senior consultants in powder coating circles see the chrome based pretreatment systems as being the most robust available. They believe the use of this pretreatment minimises the possibility of corrosion under the powder coat finish, however, as European powder coaters are prominently ‘chrome-free’ and experience no more failures than with chrome based systems, the argument continues. Recent research from Qualicoat members, undertaken by Qualicoat in Zurich, confirms that correctly applied chromefree pretreatment systems perform as well as their chrome cousins.

When specifying Aluprof powder coating, the option exists to ask for either system, or if the project is exposed and in a harsh environment such as by the sea or near an industrial application, the robust Qualicoat ‘Seaside’ class can be specified. Importantly, Aluprof staff are knowledgeable in the options and can assist any specifier getting the standard of powder coating that is specified on any project. Aluprof’s extensive range of systems extend to unitised curtain walling, sliding folding doors, commercial doors systems and a wide range of window systems, all of which are increasingly being specified on a variety of

residential and commercial projects across the UK and overseas. All systems are designed and installed by selected, specially trained companies to ensure each product meets Aluprof’s exacting standards. Further information is available on the company website at aluprof.co.uk.

Westminster Chelsea Barracks project benefits from Aspex door risers Aspex, one of the UK’s leading architectural ironmongery and doorset companies, has recently won a contract to supply its doorsets to Chelsea Barracks, a luxurious residential development in Westminster. Aspex will be supplying Novista Riser Timber Doorsets to the £3 billion residential development, which will include a range of townhouses and penthouses. The Novista Riser, with a timber door leaf, has been developed to help blend access and riser doors into the adjoining wall so that they are virtually invisible with no architrave, and the door frame is concealed within the wall – an ideal solution for this development as the doorsets are being installed within the living areas.

40

The Novista Riser Timber has a solid timber core, and has been tested to both FD30 and FD60 fire safety standards and

is acoustic rated to 35dB. As well as the four-sided frame that is installed raised above the floor level, this system is also available with a standard three-sided frame, which can be used for doors such as cleaners’ cupboards and stores, allowing them to also blend into the wall. The door leafs are hung on concealed hinges that are threeway adjustable, which helps to ensure that there is a consistent gap around the door. They can be locked with either a square or security key. Ashley Burberry, Managing Director of Aspex UK, said: “One of the benefits of the Novista Riser Timber Doorsets

is that they can be assembled in a matter of minutes using our unique connecting system, and once assembled, they provide a rigid frame which is ready for installation into the wall. “Our doorsets are an ideal solution for this project as they will create a minimalistic and contemporary look and feel which will blend into the surroundings. We’re delighted to be supplying our door risers to such an exciting project.” For more information, visit www.aspex-uk.co.uk

The Low Energy Buildings you’ve always wanted… develop sites, like soft ground, steeply sloping land and potential flood plain areas.

Intrigued by the claims of this ‘full service’ company we decided to investigate their approach a little more. Value Engineering: First, we wanted to know what was meant by ‘Value Engineering’ (VE). Professor Dr. Michael Benfield, their CEO, explained: “By focusing on the various ‘functions’ of a client’s building and its components, we aim to identify and remove unnecessary costs while at the same time maintaining - even enhancing - its performance.” Comprehensive Knowledge: This approach blends their extensive and rather unique knowledge of all forms of timber structure, building science, regulations, and state of the art products with individual client’s design concepts. “For us, value engineering starts with environmental planning and regulatory impositions as part of our analytical and technical design processes.” he explained. “These feed our drive for, and commitment to, sustainable development through into waste reduction, recycling and lean manufacture. It embraces a ‘Pride in the Job’ and a ‘Right First Time’ mentality that is applied to all our Design & Build (D&B) operations.” Focus on End User: Paying attention to end user demands is central to Benfield ATT’s approach (the ATT stands for Advanced Timber Technologies, by the way).

42

They believe it enables them to deliver highly effective, quality buildings for projects large & small. This includes providing solutions for difficult to

Product Selection: Self-evidently, to value engineer design & build solutions, the selection of the most appropriate products needs the services and methods used to be an integral part of the process. Working closely with architects, building designers, engineers and quantity surveyors, Benfield ATT helps select and specify those which are most functionally appropriate and cost effective. In turn this encourages the delivery of high quality products to be protected, and results in saving time for on-site build operations. All of this, they claim, reduces costs, enhances client’s projects and helps to make them one of the most competitive full service timber engineering design and build firms in the UK. Fabric First: In the current business climate it is perhaps not surprising to find Efficiency, Performance & Cost Effectiveness to be included in their key current considerations. This is most clearly evidenced in their ‘Fabric First” approach to designing really effective building envelopes. “There is a crucial need to deliver highly energy efficient structures with optimum levels of insulation, minimal thermal transmission and appropriate airtightness for floors, walls, roofs, windows and doors.” explains Prof Benfield. Unsurprising, therefore, that in their drive toward Zero Carbon and minimal heating requirements, they offer factory Insulated Panels, SIP’s, Green Oak, Post & Beam, Glulam and Hybrid structures all orientated to achieve what was Code for Sustainable Homes levels 4, 5, 6 and Passivhaus Standards. Specialist Builders’ Merchants: Potentially, the procurement of design specific components can create unforeseen difficulties, for example locating the source of supplies, avoiding delays in delivery lead times, quality assurance, and securing ‘best value’ products and terms. Here Benfield ATT’s long established connections, access and volume

buying capabilities as manufacturers and selective builder’s merchants, enables them to secure and supply such requirements in the most timely and competitive manner as part of their value engineered, design & build methodology. Catalysts for Quality: “We believe that our approach to helping you create the ‘Low Energy Buildings you’ve always dreamed of …’ is distinctly different” says Benfield. “We welcome collaboration with other construction professionals in our drive to achieve this.” In doing so, his company aims to help enhance the professional construction team of architects, other designers, engineers, quantity surveyors, contractors, house-builders, developers, et al, facilitating the delivery of the high quality buildings they and their clients both need and want. And, if end user clients like selfbuilders and home improvers lack any of these skills, to be the catalyst drawing in those that are most appropriate for each individual project. To compliment this they offer a selective part or full project management service. Professional Partnerships: While they are happy to engage in ‘one off’ projects, Benfield ATT see the greatest benefits to industry and end user occupiers as coming from the establishment of long term ‘partnering’ style arrangements with other construction professionals. This can include Joint Venture arrangements for specific developments, which may be of interest to land owners and those who wish to fund, say, housing schemes, but lack the technical knowledge and industry experience necessary to make them successful. In such cases they believe that their comprehensive team approach can be highly valuable.

The Clear Advantages of Osmo UV-Protection-Oil Osmo UK, the eco-friendly wood and finishes specialist, has developed a quality finish to protect, maintain and restore exterior wood. Osmo UV-Protection-Oil has been specially designed to preserve the natural colour of the wood, leaving it looking in top condition throughout summer months.

P

rotection of exterior wood is of the upmost importance as the colour can fade after harmful UV rays damage the lignin within the wood. Osmo UV-ProtectionOil is a clear, satin finish for exterior application onto vertical wooden structures only such as doors, cladding, fencing etc. Based on natural oil, it does not crack, flake, peel or blister. This natural protective finish has been produced to resist the greying effect on exterior wood due to exposure to the sun, maintaining the wood’s natural aesthetics. The UV-Protection-Oil 410 consists of natural ingredients and is safe for use on children’s play equipment, flower boxes as well as animal housing, whilst UVProtection Oil Extra 420 contains additional activeingredients perfectly blended in order to reduce algae and fungal decay and provide optimal protection during winter periods. For horizontal/flat surfaces, including decking, tables and benches, a pigmented finish is required to protect against the wood’s

44

natural greying process. It is advised to select a mid-dark colour tone for stronger UV-protection. Alternatively, choose a colour that is as close as possible to the natural wood’s colour, to preserve the natural appearance. Both Osmo Decking-Oil and Natural Oil Woodstain product ranges offer a wide selection of colours. The Natural Oil Woodstain range can be expertly mixed to any RAL/NCS colour, resulting in over 2,000 options. The transparent nature of the finish allows the natural characteristics and aesthetics of the wood to remain visible, maintaining the natural feel and story of the wood itself. Optigreen Green Roof of the Year 2017 – Winners Case study Green roof specialists, Optigreen, were proud to award their Green Roof the Year accolade for 2017 to Bridgman and Bridgman for their challenging project on the Isle of Harris.

46

February 2018

O

ptigreen and Bridgman & Bridgman were contacted to design and install a 500m2 pitched green roof system on a timber-framed property where the house and garage are topped with a series of 20-degree pitched roofs Due to the size of the site, the building project required 90% of the island’s scaffolding during construction. For Bridgman & Bridgman, the project was 650 miles away from their HQ in Milton Keynes; some 17 hour journey which included ferry crossings. Phone signal is extremely limited and contacting suppliers and the office involved a 20-minute drive to a high-level area to get signal. Sending materials from the UK mainland often took 3-4 days travelling time. The roadway up to the house was constructed from local rock, but unsuitable for HGVs; and a Telehandler was required to bring all the materials from the island road up the mountain face to the work area. Strong winds of up to 95 miles per hour were experienced during Bridgman’s time on the island and

many days were lost and work halted due to severe gales and driving rain. The roof and vegetation needed to be able to cope with the high sea salt levels and winds measuring over 120mph, which the island have previously experienced. Three articulated lorry loads of material were delivered to the island containing some 30m3 of substrate and 21 pallets of precultivated sedum mat. Since completion the house owners report that Golden Eagles and

White-tailed Eagles frequently visit the roof. As part of their continued involvement with the now completed project, a drone operator, based on the island, has been contracted by Bridgman & Bridgman to take monthly aerial images of the roof area and send the images back for roof monitoring and wind up-lift checks. A full case study of the project is available at www.optigreen.co.uk Contact info@optigreen.co.uk or call 0203 5899 400

Case Study February 2018

in 1988. They don’t always work so close to home and the company’s dedicated teams of structural engineers, steel fabricators, joiners and installation staff were all proud to be working on a local project.

The historic Copley Bridge near Sowerby Bridge that was destroyed by floods in 2015 has recently been replaced by an all new steel and timber structure supplied by local specialists CTS Bridges.

New Bridge – New Name for Copley Bridge “Wilson Bridge” is the new name chosen by local primary school children and residents for the bridleway crossing. Pupils’ research revealed that the original Copley Bridge was once a toll bridge and that one neighbouring resident – the late Mr Graham Wilson – had done much to maintain and improve the bridge. Thus the name “Wilson Bridge” was a worthy winner. Calderdale Council appointed CTS Bridges of Huddersfield to design, manufacture, deliver

52

and install the 40m x 3m bridge. The single span truss bridge is above the flood level and avoids reliance on any supports within the river channel making it far less vulnerable if there were to be a repeat of the 2015 flood. Stone from the original Copley bridge was used to enhance the approaches to the new crossing. CTS Bridges deliver designand-build bridge projects for customers all over the UK and boast a portfolio of several thousand bridges of all shapes and styles since their formation

As CTS director Sally Preston explained: “Along with meeting Calderdale Council’s project requirements the main design challenge of this scheme was the difficult access into the site which prohibited delivery of a fully assembled bridge and restricted the crane size to carry out the final lift. This influenced the design, resulting in the incorporation of removable elements such as the deck so that the weight could be minimised during the lift and then the bridge completed insitu”. The structure was brought into site in 3-sections and welded together on the bank in the weeks before the main lift. To work within the capacity of the 350-tonne crane CTS joiners only fitted the hardwood deck boards after the bridge had been dropped into its final position. The installation over the weekend was organised with Calderdale Council and site contractor BAM Nuttall to minimise disruption to residents - many of whom turned out to watch their new “Wilson Bridge” reunite the two river banks once again.

Landscape February 2018

Charcon’s Stonemaster® Triumphs At Salisbury Court Charcon, the commercial hard landscaping division of Aggregate Industries, has successfully completed a significant delivery on the new £27m Salisbury Court student accommodation scheme in Edinburgh.

Appointed by contractors McAleer & Rushe for UNITE Students, Charon consulted with landscape architect, Harrison Stevens, to recommend the best hard landscaping products to complete the aesthetics of the street frontage on St Leonards Street and a private courtyard within the student accommodation area. More than 1,100m2 of StoneMaster®, a premium precast concrete flag and block paving product, was supplied by Charcon to provide a high quality paving solution which complimented the stone clad of the surrounding building. Supplied in Sandy Buff, Sienna Buff, Amber Buff, Light Grey, Medium Grey and Dark Grey, the result was a visually pleasing design that respected the historic context of the neighbourhood, whilst providing a central courtyard for students to congregate and interact safely. In a partnership approach with McAleer & Rushe, and groundwork

54

contractor M Squared, Charcon managed the supply of StoneMaster® in a variety of different sizes and shades, whilst working to a challenging construction programme. By working closely with both parties, Charcon was able to ensure the correct product was available when required and complete the work within the designated timescales. Mike Davies, Sector Marketing Manager at Aggregate Industries, said: “We were delighted to supply our popular range of StoneMaster® flag and block paving for this rewarding project. NatraTex, BituChem’s leading material, has been used to create footpaths, roads and driveways in many residential areas, including a recent development in Cholsey, Oxfordshire. NatraTex, BituChem’s leading material, has been used to create footpaths, roads and driveways in many residential areas, including a recent development in Cholsey, Oxfordshire. The new housing estate, launching this winter, is an exclusive development of two, three and four bedroom houses built by Linden Homes at Meadow View just one mile from Cholsey village. To complement the beautiful surroundings, BituChem’s NatraTex Cotswold was specified for the roads and pedestrian footpaths. NatraTex 10mm Cotswold was applied to create attractive and hard-wearing new roads and pathways around the estate. The material works with the colours of the newly built houses and also provides a smooth durable surface for residents. NatraTex Cotswold is hard-wearing and versatile and offers the same durable, high-performance qualities

as traditional asphalt technology. The material has been designed to withstand the everyday use from pedestrians and light vehicles and is created using a specialist clear synthetic binder and naturallyoccurring, coloured aggregates to offer a fully compact finish. Once applied, NatraTex is virtually maintenance-free and maintains its colour for a long-lasting finish. The smooth surface is also much safer than other alternatives as it is resistant to cracks and potholes preventing any trip hazards. NatraTex is also available in a variety of colours and finishes, including gravel and red, under the NatraTex Colour range. NatraTex is not a resin bound or bonded product, it is an asphalt surface course with similar characteristics to conventional macadam and installed at the same depth and same sub layers (base and binder course). NatraTex Cotswold is manufactured and supplied to surfacing contractors.

This results in a cost-effective and multipurpose surfacing material which is perfect for highways, footpaths, cycleways, playgrounds or domestic use. NatraTex can be used for new construction, overlays or regeneration projects and is very environmentally friendly. It is fast and easy to install, making it a particularly popular choice for housing developments and projects with limited timescales. BituChem has developed a NatraTex heavy duty option for areas that form a part of a main road or see increased vehicle activity and also NatraTex ColdLay, a quick repair product for use in small areas such as bollard replacements or small utility reinstatements.

Sun shading in the Winter? Have you noticed how the Sun adjusts its position in the sky, throughout the day and throughout the year?

Adjustable sun needs adjustable shading.
