If you're currently looking to buy or sell a home in Cornwall, then you're in luck! This month I've been speaking to some of Cornwall's leading estate agents to discover more about the property market in the Duchy and what this means in terms of sales and available stock. Thankfully, the news is good and there is much optimism for the year ahead. From page 19, discover what 2023 looks like in terms of property sales as well as a showcase of homes currently on the market.

Part of the reason that Cornwall has become so desirable when it comes to relocation is the ability we now have to work from home. No longer are we tied to offices in city centre locations; work can be done remotely. With that in mind, we spoke to The Cabin Company (page 35) who have been hand-crafting bespoke cabins and huts since 2011. Using sustainable timber, these are equally suitable for glamping accommodation, meaning they are as versatile as they are beautiful. On the subject of Cornish stays, we have found some fine examples on both the north and south coast from page 41. Properties in Mawnan Smith and Mylor Bridge embrace riverside living, while for surf seekers you'll find a contemporary base from which to explore the waves in New Polzeath.

Our thoughts this month have also turned to food... Cornwall’s two adult hospices have received top class ratings from the Care Quality Commission (CQC). Mount Edgcumbe Hospice in St Austell has been recognised as ‘outstanding’ and at St Julia’s Hospice in Hayle the team are rated as ‘good’. Both hospices provide 24/7 end of life support for people with terminal illnesses and their families. Mount Edgcumbe Hospice was the first hospice in Cornwall and was opened in 1980. St Julia’s Hospice started as a ward at the hospital in Hayle with the purpose-built hospice opening in 1999.

Gina Starnes is the Director of Clinical Services at Cornwall Hospice Care: “I’m absolutely delighted for both hospice teams who’ve worked so hard to ensure our wards are safe, welcoming and caring. Both have the same policies, procedures and clinical

governance but I’m told by the CQC that the inspector’s reports are based on the findings on the day of their visit and the evidence shared with them at the time. For me it shows that we’ve made very positive moves since the last inspections and this is down to our hospice teams who continue to make a real difference.”

Paul Brinsley is the Cornish healthcare charity’s Chief Executive: “I’m proud of each and every person at our hospices and thank them all for their commitment and hard work. These inspections are never easy and demand a lot of additional hard work but the staff and volunteers at both Mount Edgcumbe and St Julia’s rose to the challenge and attracted amazing ratings as a result.”

A stunning exhibition at the Jackson Foundation Gallery

The name Kurt Jackson is synonymous with large-scale, ambitious, visceral plein-air paintings that capture the raw power and natural beauty of the landscape laid before his canvas.

For ‘Helford River’, Jackson turns his eye to a stretch of water running west to east, entering the sea into Falmouth Bay. The Helford’s shoreline is vast, taking in a wide range of habitats; its exposed rocky estuary stands in stark contrast to the sheltered muddy creeks found further inland. This flooded river valley is fed by seven streams including Frenchman’s Creek, immortalised by

Daphne DuMaurier’s enduringly popular novel of the same name.

Throughout this exhibition, Jackson dives into the Helford’s creeks and tributaries to reveal stunning beauty and incredible biodiversity. RA Design has been lucky enough on this project to work together with a close friend to design their dream home. This is a replacement dwelling in a setting with wonderful south-easterly views towards Porthleven. The aim was to maximise the space whilst staying in keeping with the surrounding area by using complimentary materials and finishes. The challenge of mixing traditional and modern elements, similar to that of a barn conversion, proved to be an exciting and challenging project; and although it fell just outside the conservation area and World Heritage site, their close proximity impacted upon the design process.

The resultant dwelling blends comfortably within its setting and is a testament to the close working relationship between client, architect and builder.

Kicking things off with a bang!

Tight Lines – a non-profit organisation supporting adult mental health in Cornwall – recently had their inaugural ‘kick-off’ meeting, and what an evening it was! A busy room at Wendron Football Club saw founder, Justin Keight, outline the key objectives of the initiative.

Brian Tregunna, therapist, life coach and mentor, then spoke about the unconscious mind and how to be the best you, followed by Robin Bradley, bass angler, author, and conservation and science lead, who shared many tales about his experience bass fishing over the past 40 years. Both truly fantastic speakers who imparted a wealth of knowledge.

The last few years have been a rollercoaster for property markets across the country. Cornwall in particular saw a sharp rise in house prices during Covid as buyers identified the benefits of moving closer to the coast. The ability to work from home and those seeking a positive work-life balance drew buyers out of the city. This, in turn, put pressure on the number of available properties and for a time it really was a seller’s market. Fast forward to the autumn mini-budget and the property market was thrown into disarray as mortgage rates sky rocketed and asking prices fell consecutively in November and December. As we enter 2023, Rightmove reports that average new seller asking prices have risen by 0.9% (+£3,301) in January and although it’s early days, there are signs of positivity, which along with a softening of mortgage rates has resulted in a bounce of buyer activity compared to the end of 2022.

Sean Johnston, Partner at Philip Martin (philip-martin.co.uk) echoes these sentiments: “Interestingly, new data shows that the number of property sales agreed in the first week of this year is slightly higher when compared with the corresponding period last year suggesting that buyer demand in Cornwall is still strong, and the market is surprisingly robust. After almost three years since the start of the Covid pandemic and the frantic housing market, we expect that 2023 will be a calmer market with the property trends heading back to those last seen in 2019.

“The market in 2023 is likely to favour the buyer, although buyers who transact this year will undoubtedly be more cautious and more price sensitive than in recent times and therefore realistic pricing from sellers will be crucial to achieving a sale. Affordability, both in terms of household costs and mortgages, will undoubtedly impact the market and it is predicted that lending by banks and building societies will return to pre-Covid levels.”

Evidence of the strength of Cornwall’s market can be seen in the current homes in Philip Martin’s portfolio, an example of which is Riverbank (guide price £1.395M), an impressive detached riverside house in Malpas. However, there are many people still wanting to move and Cornwall continues to be a highly desirable location that lots of people wish to buy within – and this has been reflected in the numbers of enquiries we are receiving and viewings that have been taking place.

“Buyers are naturally bound to have concerns about the market and property prices in general, so the key to selling at the best price in 2023 will involve marketing a property in the correct format and using an experienced and professional estate agent. The correct marketing strategy should include high quality marketing that will make a property stand out against any competition and it will also generate high levels of interest, which in turn reassures buyers that they are not overpaying. of the market as these markets are naturally driven by purchasers with higher percentage levels of mortgage finance. In the mid to high range however, many buyers have no need for a mortgage and as such they are far less constrained or affected by rising interest rates.”

What could be more motivating for a buyer than Penmore in Perranuthnoe (guide price £1.45M) currently on the market with Rohrs & Rowe; a five-bedroom home just a few hundred yards from the beach. It’s elevated position results in impressive sea views from all principal rooms, including a 360 degree panorama from the orangery style conservatory. With a master bedroom suite that has its own balcony this is a property that affords ocean front living at its best. An integral double garage and additional workshop both have potential for alternative uses or as additional accommodation subject to the necessary consents.

Moving from coast to countryside and Trescullion Barn near Padstow (guide price £1.85M) has recently returned to the market due to a change in buyer’s circumstances. This detached, modern, eco barn conversion sits within approximately four acres of grounds just under two miles from Padstow. Senior Valuer at Mather Partnership (thematherpartnership.co.uk), Helen Retallack reaffirms a return to a more stable property market in the Duchy: “Whilst we have certainly now moved out of the overheated post-Covid market, stabilising interest rates alongside a steadier political environment seem to be restoring buyer confidence. Despite a partial return to offices and normal social interactions, country and coastal living remains hugely popular, with many buyers still seeking to improve quality of life with lifestyle-based moves providing space to work from home.

“Whilst more debt-dependent firsttime buyers are possibly likely to find themselves less able to transact until affordability improves, there is still a huge amount of cash coming into the county and correctly priced and well marketed properties are generating excellent levels of interest and strong final sale prices. In conclusion, we are simply now in a more ‘normal’ market which for many will be a more comfortable market place with less pressure and more

“We have agreed sales ranging from £200k to figures in excess of £1M, which confirms there are still buyers wanting to purchase, either for use as a main home or luxury second home. With stock in the area limited, pricing remains strong although we do not expect to see much in the way of an increase for some time. However, optimism is building as spring approaches, with new stock coming to the market over the next few months as we look forward to those heady days of summer.”

“A recent property report by Zoopla indicated that house prices remained steady over the past month with the typical home in the county worth £313,300 and taking an average of 38 days to go under offer. We feel this trend will continue on a similar path into the spring market and over the next sixmonth period. As with any market there will always be some supply and demand issues, those mainly being three to four-bedroom properties in desirable areas, i.e. close to schools, with views and nearby beaches.”

Headleigh Road, Newquay (guide price £625,000) is one such example from David Ball. Completely refurbished just three years ago, this is now a superb four-bedroom family home, with beautiful views across Trenance boating lake to the National Trust countryside beyond. In summary, while news reports are still somewhat gloomy when it comes to the property market, it appears that Cornwall is bucking the trend. The draw of the coast and Cornwall’s equally attractive countryside is keeping the market buoyant, while its plethora of unique properties are expertly marketed by agents whose experience ensures both buyers and sellers receive the best possible service.

The Cabin Company have been creating extraordinary cabins and huts for living, holidays and workspaces since 2011.

Founder and Head Carpenter, Ben Ranson specialises in designing and making bespoke structures for everything from practical potting sheds to contemporary granny annexes, unique glamping accommodation and even substantial family homes. The small team based in west Devon work with timber grown in the south west, specifically Douglas fir and larch, and Ben loves using a sustainable resource available locally to create an end product which is both beautiful and solid.

Formerly known as Barrel Top Wagons, the new name reflects the change in their work and the market. Jo Henderson, Ben’s partner who deals with sales and admin, explains: “We began in 2011 making mostly wagons for both holiday and residential use. Then our designs developed and the market changed. While we still make wagons today, at the time we came to realise that the subject of cabins was filling our inbox! We thought long and hard about our next steps, but we had funding for a new website and it felt right at that point for a refresh.

“We’ve learnt a lot in the twelve years since we began,” Jo continues, “about what is and isn’t possible, about the planning system and

about people’s expectations.” Most of the cabins come under the classification of a caravan and Jo is on hand to advise on, or even carry out, any necessary planning applications. With a 100% success rate in this, it’s an aspect of their business which has become invaluable for them and their clients.

As an extension of The Cabin Company, the couple created Devon Dens, an awardwinning, off-grid woodland where guests can stay in one of two stunning cabins. However, it also works as the perfect show case for them. “Cabin Company clients can view the standard of what we do up close and in a natural setting to really get a feel for the space" Jo says. “Potential clients have stayed the night, only to place their order the next day. This, along with the fact that many of our clients go on to commission more work from us, is the best endorsement we could have.”

Since the energy price hikes we saw towards the middle and end of last year, the cost of heating our homes has increased significantly. Mains gas, which has always broadly been the cheapest method of heating your home, has now become one of the most expensive fuels at over 10p a unit. Oil has always been an expensive fuel – a big, green tank in the garden, a nasty smell around the boiler. Not to mention volatile prices

Air source heating is a direct replacement for oil and gas boilers, providing all a property's heating and hot water. Typically, a single fan unit will sit on the outside of the home and connect into a water tank and the existing central heating. Some small upgrades may be required but disruption in the home is minimal. Once installed, the heat pump provides a more constant, low-grade type of heat, maintaining an ambient temperature between 18 and 21c.

Air source heating requires no storage of fuel or deliveries, offers lower running costs and creates an annual carbon reduction of a number of tonnes. In addition to all of this, the government is currently offering £5,000 to any homeowner looking to replace their fossil fuel boiler with a low carbon heat pump. The Boiler Upgrade Scheme provides

a £5,000 lump sum payment towards the costs of installing a heat pump. This makes the costs of upgrading to air source similar to installing a gas or oil boiler.

After Christmas in New Zealand, Jude Kereama is back, ready to hit the ground running with some exciting culinary plans for 2023.

Happy New Year to everyone! I hope everybody has had an amazing festive season. Now that we’re back – the dust having settled after New Year’s Day and much celebratory feasting and drinking – our thoughts turn to New Year’s resolutions. They turn to the promises many of us make to eat healthier, to drink less, and to do more exercise. As many will know, it’s incredibly difficult to discipline yourself after all the gluttony of Christmas. I myself always use the holidays as an excuse to gorge on all of the season’s treats – stuffing myself on pigs in blankets,

snaffling mince pies all day, not to mention the blue cheese and port, turkey toasties, tots of whiskey, and what usually equates to a barrel of red wine.

If you are like me and are now reaching desperately for the Rennies, you’re likely thinking about how you can get back in shape. Some might even be going to such lengths as taking on Dry January, or Veganuary. Of course, some don’t want to commit to such extreme regimens, but that’s not to say that you can’t still eat healthy, nutritious dishes to foster a better sense of health. I personally always love a good, nutritious stew or hot pot, brimming with flavour and full of seasonal vegetables. Hot soups, chowders and bone broths; these are all favourites as well. Another healthy dish that springs to mind is my mum’s Hainese chicken – poached in, and served with, a ginger broth, as well as rice, vegetables, crispy chilli oil and a soy ginger dipping sauce. It’s like a health tonic and is packed full of flavour.

Over Christmas, I was lucky enough to go back to New Zealand to spend Christmas with my family. It was the first time I’d seen them in person in years, so it was amazing to spend some quality time together. But it was also a chance for me to enjoy Kiwi cuisine and, on our journey over, to try out a few restaurants in San Francisco and Los Angeles! As a chef, I can find inspiration in many different ways, but perhaps the best way is to dine out and see what other chefs are doing. Now that I’m back, those experiences have really given me a spark for the year ahead, to try out my own versions of dishes that I’ve tasted, and the new dishes they have inspired me to create. I was joined by my son Joe and, between us, we tried a lot of things that would be perfect for Kota Kai. These included sushi hand rolls, different versions of hot dogs (think ‘Asian inspired with grilled chillies’), Asian street food, lots of Korean food, as well as Mexican and even Japanese. We also found inspiration for Kota after visiting some of the area's finer establishments.

Now that we’re back, I’m excited to announce that, at Kota, we have a lot of changes planned for the year ahead. In fact, I couldn’t be more eager to get back in the kitchen! My old friend, Ross Sloan, will be taking over the reins as Head Chef, after my friend and previous Head Chef of seven years, Pete Almond, moved back to Australia. Although I’m extremely sad to see Pete go, it is exciting to have someone like Ross coming in. Those of you who have eaten with Ross will know him for the excellent cuisine he has created in every place he’s worked, and we are very much looking forward to welcoming him to Kota. In terms of the menus themselves, there’s going to be a real focus on development over the next few months, with set lunches continuing but with a few extra small plates that will change weekly. Tasting menus will also be changing a lot, as we continue to evolve and remain super seasonal.

Over at Kota Kai, I’m excited to see some great new dishes being developed, many inspired from my recent travels. Aside from this, there is always something going on at Kai, with movie nights, Sunday roasts, Asian themed feast nights, as well as large parties for guests celebrating special occasions. We also have some special plans for Valentine’s Day.

To put it simply, we have an exciting year planned at both Kota and Kota Kai. As we continue to develop the flavours and menus of both restaurants, there are sure to be some memorable foodie moments to come, and I cannot wait to share them with our guests.

Agapanthus Freestanding Wave by Claire Harris

Situated in the historic Market House in St Austell, Claire draws inspiration for her fused glass art from the natural beauty of the Cornish coast and countryside. Her designs include sea and agapanthus scenes, engine houses as well as the iconic ‘nearly home trees’ and many more. This piece has been fired twice in a specialist glass kiln for 12 hours each time, reaching temperatures up to almost 800°C.
