This property is a 5-bedroom detached house built in the late 1980’s. The property has got cavity walls (as built insulation). The ground floor is solid assumed insulated. The property has wooden double glazing throughout, unknown installation date. The intermediate floors are assumed uninsulated timber. The space has got 250–300mm of insulation present within the joists.

The current heat source is LPG delivered through a standard boiler located wallmounted in the rear of the garage. The current hot water cylinder is located within the loft space. The incoming mains are located along the side external wall of the garage (accessible externally). The consumer unit is located within the garage. The property is heated by radiators throughout, all of which appear to be on standard 15mm pipework.

The location for the ASHP outdoor unit is currently undecided but two locations were discussed as follows:

Option 1 – to go in place of the current LPG tank alongside the shed, slightly away from the rear of the garage. This is Mr Hanson-Abbott’s preferred location.

Option 2 – to go along the side external hall of the living room. Mr Hanson-Abbott does not prefer this location due to concerns of disturbing the neighbours. I did reassure Mr Hanson-Abbott that this location should not disturb the neighbours.

The new hot water cylinder is either to replace the current cylinder within the loft space or replace the boiler within the rear of the garage. This will be dependent on the ASHP location chosen. Mr Hanson-Abbott would prefer this cylinder to retain the current location within the loft space which option 2 ASHP location would be most suitable. The loft hatch is 810x570 and the ridge height is 2.70m.

Mr Hanson-Abbott is aware that radiators may require replacing in order for the ASHP to work efficiently and provide the necessary room temperatures. Mr HansonAbbott is open to discussion regarding this once the requirements are known.

When discussing the room design temperatures Mr Hanson-Abbott requested that the property is designed at 22°c throughout rather than the standard MCS design temperatures. Mr Hanson-Abbott is aware that this may have an impact on the ASHP and radiator sizes is required.

The heat demand of the property based on the above information is 16.342kW. So, the property will require a cascade of 2no 12kW Midea Monobloc R32 ASHP’s alongside a 270L cylinder (based on being 5-bedrooms). The emitter/radiator schedule has been completed based on a 55°c flow temperature.

As a cascade installation is required, planning permission will be required.

General and delivery access to the property is good. There is parking on the private driveway for 3+ vehicles.

Planning Permission

The Planning Portal states the following information relating to the installation of Air Source Heat Pumps:

"From 1 December 2011 the installation of an air source heat pump on domestic premises is considered to be permitted development, not needing an application for planning permission, provided ALL the limits and conditions listed below are met.

These permitted development rights apply to the installation, alteration or replacement of an air source heat pump on a house or block of flats, or within the curtilage (garden or grounds) of a house or block of flats, including on a building within that curtilage. A block of flats must consist wholly of flats (e.g. should not also contain commercial premises).

Limits to be met:

- Development is permitted only if the air source heat pump installation complies with the Microgeneration Certification Scheme Planning Standards (MCS 020) or equivalent standards. Read more about the scheme

- The volume of the air source heat pump’s outdoor compressor unit (including housing) must not exceed 0.6 cubic metres

- Only the first installation of an air source heat pump would be permitted development, and only if there is no existing wind turbine on a building or within the curtilage of that property.

- Additional wind turbines or air source heat pumps at the same property requires an application for planning permission

- All parts of the air source heat pump must be at least one metre from the property boundary

- Installations on pitched roofs are not permitted development. If installed on a flat roof all parts of the air source heat pump must be at least one metre from the external edge of that roof

You must install loft and/or cavity wall insulation if it is recommended in your EPC.

All EPC’s have a section which outline recommendations of methods to improve the efficiency of the building. If there is a recommendation to install loft insulation or cavity wall insulation this must be done prior too the application of the BUS voucher and a new EPC completed to reflect the change. All other recommendations present on the EPC such as upgrading glazing, floor insulation or external/internal wall insulation etc. are not a requirement of the BUS scheme and are optional.

On occasion, there may be instances where it is not possible to install either loft or cavity wall insulation (or both). When this is the case, exemptions can be provided to enable eligibility for the BUS. Regenertec Consulting accept no responsibility and take no liability for the installation of any of the proposed equipment.

Regenertec Consulting are appointed on an impartial basis to provide advice and recommendations based on discussions with the client(s) and/or installer(s). All final equipment locations and specifications are to be made with/by the appointed installer for the project.

The heat loss calculations were completed following the on-site survey completed on the date outlined above in Page 1. The construction types and insulation levels used for the heat loss calculations can be found under the section “Building Construction / Insulation” unless stated otherwise within any related survey documentation.

When the property is due to undergo a new extension and/or renovations, the new extended areas will be assumed to meet the minimum Current Building Regulation standards as set out in Approved Document L1B. Alternative construction types and u-values will only be used if details can be provided by the client(s) and/or installer. Details of the new extensions can be found under the heading “Building Construction / Insulation - New Extension” or within any other related survey documentation.

When the property is due to undergo extension, renovation or internal changes measurements may have been taken from architectural plans or measurements provided by the client(s) and/or installer. Regenertec Consulting take no liability for the accuracy of the any plans or measurements provided where measurements cannot be taken onsite.

All measurements of the property were taken internally during the on-site survey by manually taking the measurements utilising relevant equipment (laser measure tools and/or tape measures).

Regenertec Consulting take no liability for any future alterations to internal and/or external room sizes as well as construction types and/or insulation levels unless explicitly stated otherwise within Heat Loss Calculation Assumptions and Forecasts section or any other documentation issued. If the property undergoes any changes to the proposed size, layout or construction/insulation levels after the date of the calculations being completed, the heat loss calculations completed will become void.

In the event that either the existing dwelling and/or extension changes in any of the aforementioned ways, Regenertec Consulting should be appointed too re-complete the calculations. Regenertec Consulting reserve the right to charge for any required changes and additional fee’s will be discussed at the time of request.

Room Design Temperatures

All Heat Pump (Air, Ground or Water Source) installations are required to be designed in compliance with MCS to be eligible for any government funding and/or incentives. The designing process entails Heat Loss Calculations to be carried out to ensure the equipment being installed is sufficient to meet the properties space heating and hot water demand.

Room Design Temperatures

Below are the internal design temperatures for relevant spaces which are used to maintain compliance with MCS. These temperatures are also in line with the UK national annex to BS EN 12831. All rooms will be designed with a flow temperature of between 35-55c depending on the heat emitter servicing the rooms heat demand.

Please note, these temperatures are minimum design temperatures that must be used to ensure compliance. However, they can be increased above those stated below where required. Please advise the surveyor which rooms you desire to be warmer and to what temperatures so that the design can be completed accordingly.
