This property is a 3-bedroom detached house built originally in the 1700’s. The property has undergone a side kitchen two-storey extension in the 1950’s. The main external walls are solid stone (600mm thick). The extension external walls are assumed cavity and it is not known whether these are insulated or not. The ground floor is solid, assumed uninsulated. The property has UPVC/wood double glazing throughout. The intermediate floors are assumed uninsulated timber. The loft space has got 100–200mm of insulation present within the joists. In order to be eligible for the Boiler Upgrade Scheme voucher, the external walls of the kitchen extension will need to be inspected for the presence of insulation. If the cavity walls are not insulated, this will need completing. The main loft space will also require an additional 100mm insulation to be installed. I will base the calculations on this being complete. The current heat source is a standard oil fired boiler located floor-mounted within the utility room cupboard. The current hot water cylinder is located within the loft space. The incoming mains and consumer units are located within the utility room cupboard above the boiler. The property is heated by a mixture of radiators and underfloor heating. The radiators appear to be on standard 15mm pipework. The ASHP outdoor unit is to go along the front external wall of the utility room cupboard. The new hot water cylinder is to replace the current boiler within the utility room cupboard. Flow and return pipework and go back to back from the ASHP outdoor unit to the hot water cylinder. Mr Leahy is aware that radiators will likely require replacing in order for the ASHP to work efficiently and provide the necessary room temperatures. Mr Leahy is open to discussion regarding this once the requirements are known. The heat demand of the property based on the above information is 18.320kW. So, the property will require a cascade of 2no 12kW Midea Monobloc R32 ASHP would alongside a 180L cylinder (based on being 3-bedrooms). The emitter/radiator schedule has been completed based on a 55°c flow temperature. A new additional radiator has been designed for the conservatory and a type 33 replacement for the living room due to the high demands. New radiators have been sized for the unheated porch and landing.
General and delivery access to the property is good. There is parking at the front of the property for 5+ vehicles. Kind Regards, Cat Baker Director

SCoP Defini on SCoP = Seasonal Coefficient of Performance: MCS SCoP is a theore cal indica on of the an cipated efficiency of a heat pump aggregated over a year using standard climate data across Europe. It indicates the units of total heat energy generated (output) for each unit of energy (electricity) consumed (input). It is slightly different to ErP SCoP as it contains efficency losses due to controls and brine pumps (for a GSHP). As a guide a heat pump with a MCS SCoP of 3 generates 3 kWh of heat energy for every 1 kWh of electrical energy it consumes. This also means that 2/3rds of the heat output could be eligible for RHI payments. MCS SCoP is based on stringent factory based tests for equipment but does not specifically include the energy consump on of hea ng circula ng pump(s) nor does it model the transient condi ons typically experienced in prac ce in the consumers home and hence the overall final system efficiency is likely to be different from the MCS SCoP.
Important Informa on This performance es mate should be accompanied by the Key Facts which explain the factors that can affect the performance of a heat pump. Any technical varia on to the specifica on could affect the performance of the Heat Pump System in which case the MCS Contractor MUST update and re-issue this document and advise the customer of their Consumer Rights.

Room Design Temperatures All Heat Pump (Air, Ground or Water Source) installations are required to be designed in compliance with MCS to be eligible for any government funding and/or incentives. The designing process entails Heat Loss Calculations to be carried out to ensure the equipment being installed is sufficient to meet the properties space heating and hot water demand. Room Design Temperatures
Below are the internal design temperatures for relevant spaces which are used to maintain compliance with MCS. These temperatures are also in line with the UK national annex to BS EN 12831. All rooms will be designed with a flow temperature of between 35-55c depending on the heat emitter servicing the rooms heat demand. Please select yes to all the room temperatures below that you are happy with. Please note, these temperatures are minimum design temperatures that must be used to ensure compliance. However, they can be increased above those stated below where required. Please advise the surveyor which rooms you desire to be warmer and to what temperatures so that the design can be completed accordingly.

Heat Loss Property Information Form Planning Permission
The Planning Portal states the following information relating to the installation of Air Source Heat Pumps: "From 1 December 2011 the installation of an air source heat pump on domestic premises is considered to be permitted development, not needing an application for planning permission, provided ALL the limits and conditions listed below are met. These permitted development rights apply to the installation, alteration or replacement of an air source heat pump on a house or block of flats, or within the curtilage (garden or grounds) of a house or block of flats, including on a building within that curtilage. A block of flats must consist wholly of flats (e.g. should not also contain commercial premises). Limits to be met: - Development is permitted only if the air source heat pump installation complies with the Microgeneration Certification Scheme Planning Standards (MCS 020) or equivalent standards. Read more about the scheme - The volume of the air source heat pump’s outdoor compressor unit (including housing) must not exceed 0.6 cubic metres - Only the first installation of an air source heat pump would be permitted development, and only if there is no existing wind turbine on a building or within the curtilage of that property. - Additional wind turbines or air source heat pumps at the same property requires an application for planning permission - All parts of the air source heat pump must be at least one metre from the property boundary - Installations on pitched roofs are not permitted development. If installed on a flat roof all parts of the air source heat pump must be at least one metre from the external edge of that roof - Permitted development rights do not apply for installations within the curtilage of a Listed Building or within a site designated as a Scheduled Monument - On land within a Conservation Area or World Heritage Site the air source heat pump must not be installed on a wall or roof which fronts a highway or be nearer to any highway which bounds the property than any part of the building - On land that is not within a Conservation Area or World Heritage Site, the air source heat pump must not be installed on a wall if that wall fronts a highway and any part of that wall is above the level of the ground storey. In addition, the following conditions must also be met. The air source heat pump must be: - Used solely for heating purposes Removed as soon as reasonably practicable when it is no longer needed for microgeneration - Sited, so far as is practicable, to minimise its effect on the external appearance of the building and its effect on the amenity of the area. You may wish to discuss with the Local Planning Authority for your area whether all of these limits and conditions will be met." Heat Loss Property Information Form Boiler Upgrade Scheme
For the property to be eligible for the Boiler Upgrade Scheme (BUS) the property must satisfy the following: - Have cavity wall insulation (if the property has cavity walls). Loft insulation meets one of the following: The National Insulation Association recommended depth for loft insulation is: - 270 millimetres for glass wool, - 250 millimetres for rock wool - 220 millimetres for cellulose. You must install loft and/or cavity wall insulation if it is recommended in your EPC. All EPC’s have a section which outline recommendations of methods to improve the efficiency of the building. If there is a recommendation to install loft insulation or cavity wall insulation this must be done prior too the application of the BUS voucher and a new EPC completed to reflect the change. All other recommendations present on the EPC such as upgrading glazing, floor insulation or external/internal wall insulation etc. are not a requirement of the BUS scheme and are optional. On occasion, there may be instances where it is not possible to install either loft or cavity wall insulation (or both). When this is the case, exemptions can be provided to enable eligibility for the BUS. Further information on how to obtain an exemption can be found within the Essential Guide for Applicants link below. This information was obtained from Ofgem's wesbite at the below link: https://www.ofgem.gov.uk/environmental-and-social-schemes/boiler-upgradescheme-bus/property-owners#paragraph-3951-title
