 VIRTUAL SHOWINGS VS IN-PERSON SHOWINGS
When deciding whether to do virtual showings or in-person showings when buying a house, both options have pros and cons and which one is better depends on your situation. Let’s break it down!
VIRTUAL SHOWINGS
Virtual showings allow buyers to view a home remotely through video tours, live video calls, or prerecorded walkthroughs.
✅ Pros:
Convenience&Accessibility: View homes from anywhere, which is great for out-of-town or military buyers;
Time-Saving: Quickly screen multiple properties without physically traveling to each one;
Flexible Scheduling:Easier to arrange, especially for quick previews or busy schedules;
Reduced Pressure: You can rewatch recorded tours to review features carefully.
Cons:
Limited Perspective: It can be hard to judge room sizes, natural lighting, or subtle defects through a screen;
Technology Limitations: Video quality, internet connection, or shaky filming can distort the viewing experience;
Less Emotional Connection: You might not get the same "feel" for a home as you would in person.
IN-PERSON SHOWINGS
Seeing a property in real life lets you physically explore the space, inspect details, and get a firsthand sense of the environment.
✅ Pros:
Full Sensory Experience: You can see, hear, and feel the home — noticing things like smells, noise levels, and airflow;
Better Inspection: Spot things that might not show upon camera (like small cracks, uneven floors, or poorly maintained areas);
Neighbourhood Vibes: Walk around the area to check out nearby amenities, traffic patterns, and overall atmosphere;
Emotional Connection: It’s easier to picture yourself living in the space.
Cons:
Time & Effort: Driving to multiple showings can be tiring and time consuming;
Scheduling Conflicts: Coordinating in person visits can be tricky, especially for occupied homes;
Market Pressure: In a fast-moving market, it might not be practical to visit every home you're considering.
