¿Recibir reintegro por parte del IRS en mi declaración anual afecta el acceso a un préstamo para vivienda?

En mi práctica como preparadora de impuestos, siempre me consigo numerosas inquietudes por parte de los contribuyentes, una muy común está vinculada con la compra de bienes

raíces, específicamente vivienda: “Quiero comprar mi casa este año, me han dicho que no debo recibir refund, ya que, si recibo refund o si tengo muchas deducciones y créditos

tributarios o fiscales a mi favor, esto reduce mis probabilidades para obtener un préstamo de vivienda (Loan) ¿es eso cierto?”

La respuesta a esta pregunta dependerá siempre de los ingresos gravables (taxables) del o los contribuyentes en el año fiscal. Un preparador de impuestos no puede evitar que Ud. reciba ciertos créditos fiscales que por derecho le corresponden, ya que éstos pueden depender, por ejemplo:

pudiendo manipular, aumentar ni disminuir ningún concepto. En consecuencia, si resultaren muchas deducciones por la actividad del contribuyente o si producto de esa información resultare un refund o reintegro a favor del contribuyente, el preparador de impuestos no puede cambiar ese resultado.

1.- De sus ingresos o Earned Income Credit (EIC), según lo establecen las tablas de ingresos emitidas por el IRS para el año correspondiente; 2.- Del número de hijos o dependientes calificados de hasta 17 años de edad (al 31 de Diciembre del año correspondiente) y que cumplan las pruebas respectivas para ser considerados como tales, por los cuales le será otorgado al contribuyente el crédito por hijo (Child Tax Credit, CTC); 3.- Porque resulte beneficiario de un crédito tributario por otros dependientes (Other Dependents Credit, ODC).

Es importante también que Usted tenga en cuenta que si declara solamente ingresos derivados de sueldos y salarios por su empleo reflejados en una W2, no habrá mayores deducciones que se puedan hacer debido a los recientes cambios en materia impositiva. Lo que más comúnmente sucede es que Usted tome la deducción estándar de acuerdo a su estado civil al ultimo día del año fiscal de su declaración (31 de diciembre), y por ende, los montos de su ingreso ajustado o Adjusted Gross Income así como de su ingreso taxable, dependerán de sus ingresos totales, su deducción estándar y/o detallada (en los casos que apliquen), y de sus Tax Credits (créditos tributarios o fiscales por Ingresos, por Dependientes, por Savings Credits, por Vivienda, por Cuidado de Salud y Educativos) y, una vez más, esta información no puede ser manipulada por su preparador de impuestos.

Además de lo dicho, si el contribuyente declara ingresos como trabajador independiente y/o como contratista, de acuerdo con las publicaciones del IRS, puede deducir los gastos relacionados con su negocio. Claro está, debe ser una actividad que cumpla con ciertas características y deben llevarse registros de los ingresos y/o ventas y gastos por dicha actividad, por lo que, si un preparador de impuestos tiene en frente a un contribuyente con estas características, debe hacer las preguntas correspondientes y preparar la declaración conforme a la información derivada de los registros y comprobantes del contribuyente, no

Por ello, si está planificando comprar vivienda, no dependa absolutamente de lo que reflejará su declaración de impuestos, debe tener unos ingresos que puedan soportar un crédito de vivienda y un buen puntaje de crédito, no todo dependerá de su refund o de sus deducciones o créditos fiscales.

Receiving a refund from the IRS affect access to residential loans?

In my practice as a tax preparer, I always get numerous concerns from taxpayers, a prevalent one relates to the purchase of real estate properties: “I want to buy my house this year, I have been told that I should not receive refund, since, if I receive refund or if I have many deductions and credits in my favor, will decrease the chances for me to get a home loan, is that true? ” The answer to this question will always depend on the taxable income of the taxpayer (s) in the fiscal year. A tax preparer cannot prevent you from receiving certain credits that by law correspond to you, since these may depend, for example: 1.- On your Earned Income Credit (EIC), as established by the income tables issued by the IRS for the corresponding year; 2.- On the number of children or qualified dependents up to 17 years of age as of December 31 of the corresponding year and who meet the respective tests to be considered as such, for which the Child Tax Credit, (CTC) will be granted to the taxpayer; 3.- Because he is the beneficiary of a Tax Credit by other dependents (Other Dependents Credit, ODC).

In addition to the above, if the taxpayer reports income as a Self-employed and / or as a Independent Conntractor, according to IRS

TERESA GARAY – INF4COLLEGE Si usted está pensando mudarse a los Estados Unidos es importante conocer todas las opciones de escuelas primarias y secundarias que se ofrecen en este país. Hay muchas posibilidades a la hora de seleccionar una escuela para sus hijos. Entre otras, hay escuelas públicas, privadas, y la educación en el hogar.

Escuelas públicas: son escuelas que se ofrecen a todos los estudiantes sin ningún cargo.

Registrar a un niño en una escuela pública estadounidense es un proceso muy sencillo.

El requisito básico es que el estudiante y su representante vivan en el mismo distrito donde está ubicada la escuela. Dependiendo de la zona donde vive, le será asignada una escuela pública a su hijo. Cada distrito escolar público establece sus propias reglas y límites para cada una de sus escuelas. Estas escuelas están financiadas parcial o totalmente por los impuestos. La mayor parte de los fondos proviene del Estado. A menudo exigen pruebas estandarizadas desde Kinder hasta el grado 12.

Escuelas privadas: son escuelas que no reciben fondos del Estado. Generalmente son libres de determinar su propio plan de estudios y establecer sus propios criterios de admisión. Su hijo puede asistir a cualquier escuela charter en su distrito, o fuera de su distrito, siempre y cuando cumpla con los requisitos que se le pidan y haya espacio disponible.

Educación en el hogar: la educación en el hogar generalmente es realizada por un padre,

tutor o maestro en línea, en vez de enviar a los estudiantes a una escuela pública o privada.

There are many possibilities when selecting a school for your children. Among others, there are public and private schools and homeschooling as-well.

Public schools: these are schools offered to all students without charge. Registering a child in an American public school is a straightforward process. The essential requirement is that the student and his representative live in the same district where the school is located. Depending on the area where you live, a public school will be assigned to your child. Each school district sets its own rules and limits for each of its schools.

These schools are partially or fully funded by taxes. Most of the funds come from the state.

Una vez el oficial de préstamos analiza tu situación, podrá darte recomendaciones de qué hacer si tienes que mejorar tu puntaje, o cumplir condiciones que te hagan posible obtener la financiación. Si todo está listo, tu Realtor inicia contigo el proceso de búsqueda de tu casa.

Por cuánto fue aprobado tu préstamo? En que área de la ciudad quieres vivir? Qué es lo más importante para ti en este momento? El colegio de tus hijos? La cercanía a tu trabajo? Es esta la comunidad en la que en realidad te conviene invertir? Es aquí donde la experiencia, integridad y honestidad de tu Realtor son importantes.

Tendencias Decorativas en el 2020

CAROLINA PEDRIQUE – AREA HOME DECOR Cada año las tendencias decorativas evolucionan, tal vez no con la misma velocidad que la moda, pero ciertamente anualmente vemos propuestas de estilos, colores y texturas diferentes relacionadas al diseño de interiores.

El estilo de la decoración no debe ser muy diferente al estilo de la arquitectura del inmueble, sin embargo, si se saben seleccionar bien los elementos, se pueden lograr transiciones de estilo muy interesantes que permitan desplazarse de un estilo a otro sin crear en un error garrafal de diseño.

Houston, por ser una ciudad tan extensa y con tanta diversidad, vemos dos tendencias de construcción muy marcadas que han ido cogiendo auge desde hace un par de años y que distan mucho la una de la otra.

La primera, en las zonas céntricas, buscando hacía diseños modernos, tonos blancos y líneas rectas, con elementos arquitectónicos que incluyen concreto y metales en sus acabados.

La segunda, en las zonas distantes al centro de la ciudad, con diseños rústicos y cálidos, usando acabados industriales.

pueda mantener un balance entre la inversión y el espacio según el momento, es decir, que si usted va a invertir en una mejora para su inmueble o en comprar muebles para su casa, lo haga de manera tal que se note el cambio y que esté acorde a la época en la que lo está haciendo.

Lo interesante en este caso es que ambos estilos, a pesar de ser tan diferentes entre sí, comulgan perfectamente en esta metrópolis y se van fusionando unos con otros. Como similitud entre ambos estilos tenemos los espacios abiertos, los tonos de pared claros, los techos altos y las ventanas grandes.

En el caso del estilo de casas moderno, la tendencia de muebles incluye textiles aterciopelados que evocan el estilo Art Deco pero sin los fuertes contrastes de los años 20, nos referimos a diseños de muebles tapizados en terciopelos oscuros, con acabados curvilíneos en metales que incluyen tonos dorados, pero que se mezclan fácilmente con fondos claros y accesorios estilo Nórdico.

Para seleccionar los acabados y el mobiliario adecuado para cada estilo es muy importante conocer las tendencias, de manera que se

Cuando hablamos de casas más tradicionales, vemos una tendencia muy marcada al estilo Farmhouse, donde se mezclan texturas y acabados en tonos neutros, mobiliario cómodo, duradero y fácilmente combinable con estilos Rústicos e Industriales. Nuevamente en la decoración acorde a esta arquitectura vemos la incorporación de piezas y accesorios estilo Nórdico, pero en este caso combinados con acabados en fibras más naturales.

La Biofilia en la decoración surge como una tendencia fuerte también este año, esto no es otra cosa más que la incorporación de plantas en ambientes interiores, y surge de la necesidad de traer la naturaleza a las casas, vemos más y más jardines verticales internos en los espacios de la casa con mayor entrada de luz o materos con diseños sencillos que se integran perfectamente al estilo decorativo seleccionado. Lo más interesante en este caso es que la biofília aparece con igual fuerza en espacios modernos y tradicionales.

Otro estilo que vamos a ver cada vez más durante este año es el estilo Japandi, que mezcla diseños japoneses con estilos más occidentales y que trabaja muy bien con tonos grises y tierra.

Es importante destacar que en cualquier caso la tendencia sigue siendo a tener accesorios de gran escala, evitando tener muchas cosas y haciendo especial énfasis en piezas de arte como puntos focales. ¡Menos es más!

Again, in the decoration, according to this architecture, we see the incorporation of pieces and accessories with Nordic style, but in this case, combined with finishes in more natural fibers.

Another style that we will see more and more during this year is the Japandi style, which mixes Japanese designs with more western styles and works very well with gray and earth tones.

It is important to note that in any case, the tendency is still to have large-scale accessories, avoiding having many things and placing special emphasis on art pieces as focal points. Less is more!

Los espacios son el reflejo de la personalidad de sus habitantes. Los invitados al entrar a tu hogar tienen una primera lectura, de cuáles son las costumbre o gustos de la familia. Antes de iniciar una propuesta para renovar nuestros espacios, es importante preguntarnos cómo vivimos, el número de personas que habitan el espacio, qué nos gusta, de qué espacios disfrutamos, cuáles son nuestras costumbres, cómo nos vemos proyectados en el futuro. Un autoanálisis, porque tu casa tiene que ser el reflejo de todas esas cosas.

Para plasmar nuestra esencia en nuestros espacios, es recomendable contar con tres elementos bases como son: la luz, el color y los revestimientos, los cuales nos ayudarán a renovar la envolvente del espacio, en el cual coexistimos con todo el conjunto que le dará forma a la decoración.

La luz natural es la pieza que nos dará luminosidad y color al interior de nuestro hogar, tomando como referencia la orientación geográfica de la vivienda y la apertura de los ventanales. Un ventanal orientado al oeste, es ideal para recibir todo el sol de tarde, tornando el espacio mucho más anaranjado o amarillento, en cambio los rayos de sol de la mañana suelen ser más fríos y blancos, es una alternativa de diseño para saber sacar partido del contexto donde se encuentre la vivienda.

El color no existe sin la luz, por lo tanto, sabemos también que los diferentes tipos e intensidades de luz van a generar cambios en la percepción del color. La luz artificial viste. La luz puede transmitir calidez, calma, alegría, sosiego, melancolía, o sensualidad. Tenemos que ser precavidos de las posibles combinaciones de las luces en la vivienda para que puedan acompañar las distintas escenografías de los ambientes.

Si son de tonos claros, nos aportará luminosidad. En cambio, los tonos más oscuros nos van a sumar un poco de dramatismo, intensidad y, probablemente, también ambientes más cálidos.

Los materiales tienen una estrecha relación con la textura. La textura está asociada al sentido del tacto, pero también la vista percibe diferentes cosas a través de los diferentes materiales. Si queremos nuestro hogar con un ambiente muy natural, tenemos que elegir materiales que vengan de la naturaleza, como la madera, los tejidos, las cañas, las piedras. En lo contario, los materiales más industriales como el acero, el vidrio, las telas sintéticas y los plásticos representan un ambiente moderno.

La representación en los espacios de superficies más lisas y reflectivas, como los espejos, los mármoles, los cromados, los porcelanatos pulidos y las sedas, tienden a materializar ambientes más fríos. Before initiating a proposal to renew our spaces, it is essential to ask yourself: how we live, the number of people who inhabit the house, what we like, what areas we enjoy, what our customs are, how we look projected in the future. To express our essence in the spaces, it is advisable to consider three essential elements: light, color, and finishes, which will help us renew the area in which we coexist with the whole set that will shape the decoration.

Natural light is the piece that will give light and color to the interior of our home, using as reference the geographical orientation of the house and the opening of the windows. A west-facing window is ideal to receive all the afternoon sun, making space much more orange or yellowish; in the other hand, the morning sun rays are usually cooler and whiter. It is a design alternative to know how to take advantage of the location of the house.

Color does not exist without light. Therefore, we

know that different types and intensities of light will generate changes in color perception. Artificial light dresses. Light can convey warmth, calm, joy, melancholy, or sensuality. Si nos ponemos a pensar en el cuidado de nuestra familia deberíamos tomar en cuenta que la mejor protección se la podemos brindar con el cuidado de nuestra casa, por lo que, es muy importante cuidar de tu techo y estar preparados en épocas de lluvia.

La mayoría de las veces una gotera es lo que nos alerta a realizar una inspección. Sin embargo, podemos evitar esto revisando el techo previamente y limpiando escombros, hojas y todo tipo de basura que pueda obstruir el drenaje del agua, para así evitar acumulaciones y posibles goteras.

2.- Antes de llamar al seguro solicita una inspección contactando a una compañía confiable y registrada en el estado para que te asesore y represente en tu reclamo.

3.- Asegúrate de que tu póliza cubra la reparación de los daños en tu techo.

4.- Procesa el reclamo con tu seguro.

5.- Una vez aprobado el caso, reemplaza el techo y paga cuando el trabajo este finalizado.

If we think about taking care of our family, we should take into account that the best protection can be provided with the care of our house, so it is very important to take care of your roof and be prepared in times of rain.

Con frecuencia escuchamos que no es posible hacer accesibles los edificios más antiguos solo porque son viejos, y encontramos todas las formas posibles en las leyes y regulaciones de los Estados Unidos para clasificarlos como “protegidos”, lo que se traduce en que, debido a la antigüedad son imposibles de mejorar en ciertas áreas, por lo tanto, en muchos casos no son totalmente accesibles y esto es aceptable.

Aunque reconozco que a veces es desafiante y costoso, creo que siempre hay un retorno de esta inversión, no solo monetaria sino también social.

Mientras colaboraba en un proyecto en Lima, Perú, pude demostrar una vez más que hacer accesibles edificios antiguos puede tener un gran impacto. El Club Lawn Tennis es uno de los edificios más antiguos del centro de Lima con un gran valor histórico, ya que fue el primer club de tenis de la ciudad, construido en 1884. La mayoría de los miembros de este club son personas jubiladas que disfrutan de las comodidades proporcionadas.

El club fue remodelado para albergar los Juegos Parapanamericanos, pero antes del evento, la accesibilidad no era una preocupación, aunque los miembros son mayores. Después de varios estudios y acuerdos con el propietario, las intervenciones fueron aprobadas y estas consistieron en nuevas

rampas que conectaban todas las canchas de tenis, mejoras en los baños, acceso a las áreas de concesión y una nueva rampa accesible en la entrada principal. El resultado es que hoy es el club de tenis más accesible en Lima y donde más personas, independientemente de su edad o discapacidad, pueden participar y participar en cualquier actividad que se ofrezca.

Accessibility brings old buildings back to life ARQ. ILEANA RODRÍGUEZ Frequently we hear that older buildings are impossible to make accessible just because they are old, and we find all the possible ways in the United States laws and regulations to classify them as “grandfathered”, meaning that due to age they are impossible to improve in certain areas, therefore in many instances they are not fully accessible and this is acceptable. Although I recognize that it is challenging and costly at times, I believe there is always a return on this investment, not only monetary but also social.

While collaborating on a project in Lima, Peru I was able to prove one more time, that making older buildings accessible can have a great impact. The Club Lawn Tennis is one of the oldest buildings in the centre of Lima with great historical value, as it was the first tennis club in the city, built in 1884. Most of the members of this club are retired people who enjoy the amenities provided.

The club was remodelled to host the Parapan American Games but before the event accessibility was not a concern even though must of the members are older. Studies by the United Nations show that 60% of people with disabilities are 60 or older, therefore accessibility should be considered to provide equal service. When we started to work on this project the owner was hesitant to make permanent interventions into the property, the concept was to do only temporary accommodations to serve the purpose of the

event, but soon we came to realize that it was more expensive to make temporary interventions than to find permanent changes that would leave a long lasting legacy. The permanent interventions were minimal compare to the temporary structures required to mitigate the lack of accessibility. After several studies and agreements with the owner, the interventions were approved and this one consisted of, new ramps connecting between all the tennis courts, improvement to bathrooms, access to concession areas and a new accessible ramp at the main entrance. The result, today it is the most accessible tennis club in Lima and where more people regardless of age or disability can be

a part off and engage in any activity offered at this one.

This is a great lesson in a reality where the “grandfathered” exception did not exits in the regulations but the concept was imbedded in the mind of the owners at the early stages, it was up to the designer to come up with a feasible solution that could leave as a result a more inclusive environment. In cities like Houston we have several buildings that are not nearly as old, and we still have this mentality that rather than helping us is stopping designer from making a long-lasting social impact that will ultimately help all to live and thrive as a society.
