The main purpose of this project was to take an existing building and repurpose it for the next AIA headquarters while meeting AIA COTE top ten measures and minimizing carbon footprint. In this case the building is located at 1022 10th street, Sacramento, California 95814. The building is a 16,000 sf building. With my design the new indoor space square footage is 14, 825. The renovated design consists of a mixed-use space having public spaces on the ground floor and private spaces, such as the office space, are on the second level. The public spaces are meant to connect with the community with the space. On the ground floor there is a café, gallery, bookstore, lounge area, and multi-purpose room where the public can come in and relax while connecting with the space. The multi-purpose room will have public classes and presentations. There are various easy ways to commute to the site: biking, transit, walking. The data provided by Walk Score states; bike score is 98, transit score is 67, and walk score is 95.

Design for Energy Design solutions to reduce energy usage by elminating dependence of fossil fuels while improving builing performance, function, comfort, and enjoyment. Operable glazing will open to allow the Delta breeze to cross ventilate the space. Daylighting will be provided from the glazed storefront and skylight on the roof. The solar panel will provide shading and will help with rainwater catchment. The exposed ground floor concrete will provide night vent cooling & direct gain: heat storage.

Design for Equitable Community Design solutions affect the occupants as well as the community. In the building there are many public spaces for the community. For example; cafe, gallery, bookstore, mother’s room, and multi-purpose room. The way the building’s exterior is designed helps activate K street and 10th street, making the building more welcoming.

Design for Discovery Were the design solutions adequate for a successful outcome? How will others learn from your design solutions? For this measure I have implemented signage in the space stating how much energy has been saved and how much energy is being currently used. There will also be tours of the building offered to the community.

Design for Economy Design solutions that add vaule to stakeholders. The on-site public amenities such as the cafe, gallery, and bookstore will bring in business sales.

Design for Ecosystems

Design solutions for informed material selection and healthy design to minimize any possible negative impacts on the environment. This projects demonstrates this measure by reusing an existing structure and using recycled materials. The main recycled material used in the project was recycled wood pallets. Another strategy to minimize materials in the space was to make the space easily repurposed.

Design solutions that benefit nature while also helping the buildings occupants. Drought friendly plants with be placed on the plant wall in the reception as well as the planters in the lobby. Daylighting changes intensity throughout the day creating shadows and conditions that occur in nature.

Design for Well-Being Design solutions for the well-being of people by taking to account their emotional, mental, and physical health. Daylighting is a strong factor in the design of the building. This is shown throughout the structure from the use of glazing and an addition of a skylight. Thermal comfort will also be a key element in helping with well-being.

Design for Change Design solutions for adaptability and resilience. The projects design minimizes wall usage so the design can be easily repurposed or rearranged.

Design solutions fit together for one big idea, design excellence. Building design maximizes daylighting to help with the occupants’ well-being. Also, by maximizing daylighting from the storefront glazings and skylight the building is being energy efficient Design solutions activate K St. and 10th street, making the building more welcoming to the public.
