Welcome. Welcome to this edition of Estates Magazine. The Elders team have a large number of high-quality properties on the market this spring. We are also fielding an increase in enquiry across the country as buyers look for opportunities to invest in agriculture. The Elders Team are reporting an increase in buyer confidence and a willingness to engage in good quality properties that have the ability to produce an immediate return. In this market, particularly when working capital is more expensive, buyers are looking to produce a return from their purchase as quickly as possible with minimal capital investment. Well managed soils and pastures are first on the list for buyers. Good quality infrastructure, water systems, accommodation, fencing and roads are also import attributes that buyers look for. Getting the basics right before going to market will ensure more buyer interest and engagement through the transaction.

With volatility in others sectors of the market farmland looks more attractive to family farmers, institutional investors and potentially a wider range of new entrants. However, family farms continue to be dominant in the market looking to expand or diversify to other geographic areas. Strong balance sheets, and near record levels of Farm Management Deposits are creating a lot of liquidity in the market. In particular, we are seeing strong demand for high-quality grazing properties due to the strength in sheep meat, lamb and beef prices. Patrick Bird
After building one of regional New South Wales’ most respected rural property businesses, Patrick Bird is now focused on helping shape the future of the profession he loves. As Elders NSW Rural Real Estate Manager and Director Elders Emms Mooney, he is drawing on decades of industry experience to support agents, strengthen rural communities and grow the next generation of rural property professionals.
“Growing up, I always wanted to be a stock and station agent,” Patrick said.
For Patrick, the journey began long before he entered real estate. Growing up in the Central Tablelands, he was drawn to agriculture from an early age and developed a fascination with the stock and station industry.
“I’ve always enjoyed working with rural clients and helping them achieve their goals. Over time, that naturally led me into rural real estate.”

“I used to work at the Bathurst saleyards and spend time around local stock agents. That’s where my interest in the industry really started.” Those early experiences shaped the direction of his career and laid the foundations for what would become a lifelong involvement in rural property.

In 2005, Patrick established his own business, Emms Mooney & Co. When Emms Mooney & Co joined the Elders network in 2023, it marked the beginning of a new chapter.
