Australia enjoys a strong competitive position in the world sheep meat, lamb and wool markets due to productivity gains and the structural changes experienced by the industry over the last decade. Australia is now the largest exporter of sheep meat and lamb, servicing a very wide range of export markets. Demand for red meat protein is strong and sheep meat and lamb is a major source of highquality protein in some of the fastest growing regions in the world. Elders has been involved with some of the largest sheep meat and lamb asset transactions in Australia recently and we have fielded strong inquiry for this sector.

As this edition is published, the war in the Middle East has created significant turmoil in financial markets and disruptions to fuel and other input supplies. There are wide-spread concerns about farm input availability as farmers prepare for sowing the winter crop in Australia. This will affect the confidence of both buyers and sellers until there is more certainty about the duration of the war and alternate input supply chains are developed. I hope that these issues are resolved quickly. However, longer term, this type of uncertainty reinforces the value of investing in farmland. Farmland is an inflation hedge and an intergenerational capital secure asset class.

Shining the light on the Australian sheep industry

In this edition of Estates, we are highlighting the Australian sheep industry. The Australian sheep industry has a demonstrable competitive advantage in global protein markets and strong future growth prospects, and should be high on the list of potential investment opportunities for family and corporate interests. Few agricultural sectors offer such strong fundamentals, competitive advantages and growth opportunities.

Australia and NZ exporters dominate global sheepmeat exports with 54% and 31% share, respectively. Supply dynamics across Oceania therefore can have a major influence on availability and prices in global sheepmeat markets. Led by an increased focus on meat lamb production, Australian sheepmeat production has trended significantly higher by around 50% over the past two decades.

Lamb turn-off – in reference to the size of Australia’s breeding ewe flock – is growing, due to continual investment in genetics which has boosted productivity through higher lambing and marking rates and accelerated weight gains.

In contrast, production in our major competitor, NZ is in structural decline as land use shifts from lamb production to higher value forestry and dairying. Lower production is crimping NZ sheepmeat exports which fell to the lowest level in 15 years last season.

Australian export volumes are rising strongly from 0.9% per annum from 2000-10 to 2.5% per annum 20102025, in part due to weaker NZ competition but also due to rising consumption in our export markets.

Global sheepmeat consumption is projected to increase at the fastest rate of all the meat proteins driven by population growth, urbanisation and the rising middle-class in the Middle East, north Africa and Asia. Sheepmeat holds a special place in local cuisines across Asia and the Middle East where it is central to cultural and religious traditions. Growth is occurring across all our major export regions (North America, Europe, Asia and MENA) led by China.

Also, merino wool prices (especially fine types) have climbed significantly in early 2026, with key indicators like the Eastern Market Indicator (EMI) reaching levels near multi-year highs, driven largely by stronger demand (particularly from China and Asian textile markets). Elders have managed some of the largest sheep industry transactions in recent years. Tom Russo and the Elders Team managed the sale of both Rawlina and Madura Plains.

QLD | NT Growing up in central west Queensland, Steve Heslin’s experience is varied, having worked as a Channel Country station hand, hotel proprietor, and now, a rural property specialist.

Introducing

Steve Heslin Steve has also spent a decade buying cattle in northern Australia for live export, which is a role that gave him a deep understanding of the livestock industry and the people who drive it. It was during his time in this role that Steve also got his start in real estate, selling rural properties alongside his livestock work. Steve’s connection to Elders is longstanding, having first joined the company in the early 2010s for a couple of years, before returning for his current stint, which has so far lasted 18 months. A typical day for Steve is spent on the road, canvassing clients, inspecting properties, and fielding calls and enquiries. “I specialise in rural property, and I work in an area that spans the north of Queensland, all the way from Townsville to Mount Isa. That means I spend a lot of time in the car, doing inspections and talking to clients,” he said. “It’s all about being available and making sure I’m servicing their needs.” What Steve enjoys most about real estate is the variety and the people.

“I enjoy the interaction with people and the opportunity to cover such a large area with different types of properties,” he says.

Brian McAneney

Brian McAneney is a rural real estate agent with Elders, based in Dubbo, servicing a broad and diverse patch that stretches from Grenfell to Hebel and Denman to Brewarrina. With experience across irrigation, broadacre farming and pastoral properties, Brian works closely with clients to understand how each operation functions, noting that no two properties are ever the same. Brian’s career in real estate spans four decades. After high school and a year on the family farm, he went straight into the industry, completing his real estate course in 1985. “I went straight from high school to do the real estate course full time in 1985,” Brian said. “Real estate has been my whole career.”

While Brian’s role is largely focused on rural property, his long-standing presence in the Dubbo market means he also works with some local land developers. “I largely focus on rural properties,” he said. “However, due to my background and longevity in the Dubbo market I have a handful of land developers which I continue to work for since the early 1990s.” What Brian enjoys most about real estate is the pace of the industry and the constant variety it brings. He joined Elders in 1986, progressing through the business to become Southern Area Real Estate Manager by the age of 24. In 1990, Brian started Ray White Dubbo, growing the business to 22 staff and a 24 per cent market share. “I saw an opportunity in rural property sales in our region and thought that the skills and processes that I had learnt in the residential business could be applied to rural property sales,” he said. That opportunity led to the establishment of Ray White Rural in 2012. Brian sold the residential business in 2014, and in 2023, Elders acquired the Ray White Rural team, bringing Brian back to the Elders network. In his current role, Brian focuses on sourcing high-quality rural property, marketing it to a high standard and achieving premium results for his clients. “My major role is to source high quality rural property and market them to a high standard and sell them for a premium,” he said. “This month my normal day is doing three-hour inspections in the hills at Coolah in our side-by-side and getting advertising material approved for the best listing south of Narromine for the last three years.”

We have a teamfirst mentality.” Over the course of his career, Brian has consistently performed at the top of the industry. “I have been in the top two per cent of the industry for the last 15 years,” he said.

Greg Smith

Deep knowledge of the north For Greg Smith, Elders’ pastoral sales specialist based in Belmont, real estate is as much about people as it is about properties. With decades of experience across WA’s north, Smith has built enduring relationships with station owners, corporate operators, and familyrun pastoralists. “When people ask how long I’ve been with Elders, I tell them I’ve probably been an Elders client for 40 or 45 years. We sold our wool through Elders, handled our insurance and finance there, and I officially joined the team 21 years ago,” Smith says. Smith’s deep industry background - from growing up on the land to shearing to owning a station at Mount Magnet, and even serving as a member of parliament — has earned him numerous accolades, including Elders Real Estate WA 2015 – Elite Sales Performer and No. 2 Rural Salesperson. “You can’t do this job from behind a desk,” Smith explains. “You’ve got to be out there, seeing the country, walking the paddocks, sitting at kitchen tables. That’s where you really understand what matters to people.” Navigating WA’s pastoral leases, with their complex legislative requirements for transfer, requires both local knowledge and technical expertise. Smith’s clients rely on him not just for property transactions, but for insight into market trends, regional conditions, and the business of running a station. “Every sale is different,” he says. “But at the end of the day, it’s about doing the right thing by both parties,

being transparent, communicating clearly, and working hard to get the best result.

“The confidence is coming back into the cattle industry and prices are starting to go up again,” he says.

When it comes to notable sales, Smith has handled everything from $600,000 properties to $65 million.

Marketing remains a mix of traditional and modern channels, mainly across Rural Press publications - Farm Weekly, Stock Journal, Land Queensland, Country Life - social media, and the business pages of larger newspapers for high-profile listings.

Over his career, he’s also navigated significant market changes, including the emergence of carbon credit projects, particularly in WA’s southern rangelands. “In the southern rangelands, from Mount Magnet to Carnarvon south, a lot of properties now have human-induced regeneration (HIR) carbon projects,” he explains. “They’re attracting a different type of buyer in corporates and fund managers, and it’s completely changed the values in that part of the market.”

“We don’t have a lot of sheep stations in WA but the ones we do have are very strong at the moment, like Madura Plain on the Nullarbor that we’ve listed, 1.7 million acres and selling it with 40,000 to 60,000 sheep. “Other properties I’ve got on the market currently are an 80,000-hectare property with a caravan park, tourism accommodation, and a carbon project, so it is all very varied.”

For Smith, the joy of the role comes from being immersed in the landscape he knows so well. “There’s nothing better than driving around, and whether it’s the best season in grass that’s three-foot high, or whether it’s the end of a long drought and there’s nothing but red dirt and mulga trees, I just just love it out in the bush and the people you meet. It’s a real privilege.”

Where Smith’s experience is rooted in the red dust and open ranges of WA’s north, Simon Cheetham brings a statespanning perspective from his base in Perth. In his role as Elders Senior Rural Real Estate Executive in WA, Cheetham supports more than 20 rural sales specialists spread across the state. “We make a real effort to have people on the ground across every region,” Cheetham says. “Clients expect that local knowledge, and our structure makes sure we can deliver it — backed by the reach and capability of the national Elders brand.” Raised on a family farm between Lake Grace and Katanning, Cheetham’s connection to agriculture runs deep. With a prior background in Agribusiness banking, Cheetham began selling rural real estate in 2012, and has since successfully negotiated the sale of over 500 rural properties through Private Treaty, Expression of Interest, Tender and Auction as the Exclusive Selling Agent. His early career as an agribusiness banker gave him a strong grounding in

the financial and operational side of farming, which he now brings to every real estate transaction. “That background really helped,” he explains. “Initially, there’s a fair bit of crossover, so a lot of the skills within that role applied quite closely to or were really relevant to what I was doing within real estate. And I guess most people within real estate tend to have had a, you know, a background outside of it. So most of our team would have, yeah, a lot of experience. A lot of them operated their own small businesses and that sort of thing before getting into the site. “Rural real estate is about understanding how farm businesses work, and helping clients make decisions that align with their goals.” Cheetham joined Elders in 2020, right in the middle of the COVID-19 pandemic, and has since led a team that has consistently grown its sales results year on year, from XX to XX. He attributes that success to strong communication, transparent processes, and clear strategy. “We pride ourselves on being thorough,” he says. “Sellers know what to expect, buyers know the process is fair, and we always aim to exceed expectations. That’s what earns repeat business and referrals.” Cheetham’s view of the WA market is pragmatic but optimistic. He’s seen corporate and international investors become more active, but says the strength of local family farmers remains the foundation of the industry. To Cheetham, upholding Elders’ commitment to rural communities is key. “We make a big effort to have people on the ground across the state and invest heavily to ensure they have everything they need,” he says. “Elders probably has the largest ruralbased sales team of specialist real estate agents in WA, and we hold a significant market share. Our clients

value and expect that local knowledge and expertise. “For sellers, that means knowing their property inside out, and for buyers, it means having local agents with strong relationships and connections. At the same time, we provide support from the capital cities for corporate buyers, specialists, and investors, so every angle is covered.” When it comes to buyers, he notes, they are becoming more sophisticated and data-driven, wanting detailed information before a farm is put up for sale. Local farming families remain the most common buyers in terms of transaction numbers,but corporate and international buyers represent a greater total value, as their purchases tend to be on a much larger scale. “Corporate interest can fluctuate from year to year, but there are a handful of well-established players in WA, with a few more looking to enter the market,” he says. “Another trend is that settlement dates keep moving earlier each year, as buyers want it done before seeding starts. With land values rising and farms being larger, expectations are higher than ever, so it’s critical we’re exceptionally thorough and professional throughout the process.” When it comes to best practice, strong communication is key. “It’s critical that there’s strong communication with the buyers and sellers all the way through, and that expectations are managed from the outset,” Cheetham says. “Often sellers want things to move quickly, which we can do, but the more time we have to prepare marketing and materials, the better the outcome. “Good practice is making sure sellers get what they were promised, ideally exceeding expectations, and for buyers, it’s about ensuring the process is fair, that their offers are considered on merit, and managing the reality that only one buyer can ultimately succeed.”

local relationships and community focus Further south in Albany, Simon Thomas represents another vital piece of the Elders WA story - an agent whose 25-year career is defined by deep community ties and an unwavering focus on client relationships. A licensed Real Estate Agent, Thomas has held a Triennial Certificate since 2005.
