Elders Estates July 2026

Page 1

Welcome.

Welcome to the July edition of Estates Magazine.

I have had the privilege of working with the team from Northern Queensland to King Island and most places in between. It has been really encouraging to see the improvement in seasonal conditions in most areas, a great turnaround from the start of the year. Next week I am off to WA where the team are gearing up for a great spring with some terrific listings ready to go.

The change in seasonal conditions, and the improvement in security of critical inputs, has seen early signs of an increase in confidence in the market in recent weeks. The Elders team across the country are fielding more buyer and vendor inquiry which is likely to improve as spring draws closer. This really shows the resilience of Australian agriculture and the long term confidence those in the industry have.

In this edition of Estates we explore some of the recent trends in the wool market and recent steady price rises. Whilst there has been support from volatility in synthetic fibre markets, rising demand in high quality fashion and active wear have contributed to increased demand for fine wools. Seasonal conditions have affected supply last financial year but forecasts of solid prices into 2027 should support increased production. Wool production continues to play an important role in the Australian livestock sector, and there are encouraging signs of a growth in demand for this wonderful product.

There are some good indications of a buoyant spring property market on the back of solid seasonal conditions, improved input security, and strong livestock prices. The Elders team are preparing for a busy second half of the year. I hope you enjoy this edition of Estates and find the opportunity you are looking for.

Wool Demand Builds on Global Trends

In this section of Estates we review some of the recent changes in textile and wool markets that underpin recent wool price rises.

Encouragingly, while there has been support for wool from disruptions in synthetic textile markets, the active wear market has been growing where wool is a standout fibre. Demand for high end fashion, a traditional market wool, is also strong.

Underpinning global wool demand has been the global activewear industry that has been experiencing explosive growth recently due to the increasing priority placed on health and wellness, especially among younger buyers.

THE ACTIVEWEAR MARKET WAS VALUED AT

$US430 billion in 2025 and is expected to grow $US850 billion near double in 2035 at an annual growth rate of 7%

The two largest groups participating in this trend are Millennials and Generation Z, who are putting a high priority on being fit and healthy.

The merging of function and fashion has created an expanded target audience with companies such as Nike and Lululemon producing versatile items that can be worn to work out or for daily casual wear.

1988–891991–921994–951997–982000–012003–042006–072009–102012–132015–162018–192021–222024–25

Greasy Wool Production (’000 tonnes)EMI

Lower global production and reduced stocks in both Australia and China, are supporting higher prices as Chinese mills compete to secure wool for clothing manufacturing. Chinese domestic consumption of woollen garments, particularly in high end fashion and athletic wear has supported global demand. In addition, increased Australian exports to Italy of finer micron wool at higher prices indicate the strength of the premium wool market.

Other commonly used materials in textiles such as polyester and nylon rely heavily on crude oil and have experienced significant disruptions and price rises due to the Middle East conflict. The cotton price is also forecast to rise in 2026–27, as world cotton production is forecast to fall and consumption to rise.

Seasonal conditions have impacted on wool production in Australia. The Australian Wool Production Forecasting Committee forecast Australian shorn wool production for the 2025/26 season at 255.4 Mkg (greasy), 8.8% lower than the 2024/25 season estimate.

The forecast of shorn wool production for the 2026/27 season is 243,900 tonnes greasy, 4.5% lower than 2025/26.

Australian wool prices are forecast to remain firm in 2026–27, despite an expected appreciation of the Australian dollar compared to 2025–26. China’s domestic economy and consumer spending has proven resilient despite recent headwinds and the Chinese Renminbi has also appreciated against the US Dollar, supporting margins for mills.

It is likely that as seasonal conditions improve, wool production is expected to increase as producers take advantage of recent increases in prices and growing demand for clean, sustainably produced fibres.

A quiet shift is underway in how farming families think about wealth management and diversification. A growing number of primary producers are directing capital off the farm and into commercial property; not as a retreat from agriculture, but to diversify and provide a passive income base.

The logic is straightforward. Farming assets are land-rich but incomemodest, typically returning somewhere in the order of 1–5% on capital. Commercial property, by contrast, generally yields between 5-8%, with income secured by lease rather than season. For producers whose balance sheets are dominated by rural landholdings, shifting even a portion of capital into commercial assets can meaningfully lift the income return on that capital; without selling down the farming enterprise itself.

More than yield

While income is the headline, the drivers run deeper.

Succession planning is front of mind for many farming families. Commercial property offers a cleaner structure for passing wealth to the next generation; particularly where not every child intends to stay on the land. An incomeproducing asset can be divided, held in trust, or sold far more readily than a working farm.

Cash flow that works both ways. The rental income from a commercial investment doesn’t have to sit outside the farm gate. For many producers, it flows straight back into the agricultural operation; smoothing seasonal cash flow, servicing debt, or funding the next stage of expansion. The off-farm asset becomes, in effect, a funding engine for on-farm growth.

Fewer variables outside the owner’s control. Every investor contends with interest rates and inflation. Farmers face all of that plus weather, commodity prices, freight and logistics,

and geopolitical shocks; as recent instability in the Middle East has again demonstrated. A tenanted commercial asset on a long lease strips most of those variables out. The rent arrives whether it rains or not.

What they’re buying

The preference is overwhelmingly for non-discretionary asset classes; the categories consumers keep spending on regardless of economic conditions. Large format retail, fast food and fuel lead the list.

Recent transactions demonstrate the strength and diversity of the market, with the Elders Commercial Hobart team successfully facilitating the sale of key commercial assets across the state. These include 10 Derwent Park Road, Derwent Park, a largeformat retail property anchored by three national tenants, and 165–169 Elphin Road, Newstead, a purposebuilt medical centre fully leased and anchored by Northern Tasmania’s largest general practice and associated allied health providers.

Both assets offer secure income streams, strong tenant covenants and exposure to sectors less sensitive to economic cycles.

Coming to market: three new assets, one auction

For buyers looking to follow the trend, the Elders Commercial Hobart will present a rare opportunity this September. Three brand-new assets on long-term leases, offered for purchase by auction:

• KFC

• Hungry Jack’s

• Vibe Petroleum service station

Indicative yields sit at approximately 4.5% for the fast food assets and 7% for fuel. The assets are positioned alongside a highperforming Coles neighbourhood centre and a brand-new Green Leaves childcare centre; surrounded by the kind of daily-needs traffic that underpins non-discretionary retail.

As newly constructed assets they offer depreciation benefits, improving the after-tax return for investors; a consideration worth exploring with an accountant or tax adviser.

The bottom line

For primary producers, commercial property is proving a natural complement to the farm: stronger income yield, simpler succession, steadier cash flow, and exposure to tenants whose customers show up in every economic climate.

The Opportunity

An astute entry point

The current market environment represents a rare opportunity to acquire premium vineyard and winery assets at reset pricing levels, ahead of an anticipated recovery. Key supportive dynamics include:

• Cyclical price dislocation creating favourable entry conditions

• Continued premiumisation supporting long-term margins

• Structural supply contraction tightening the market

• Recovering global demand for premium wines

• Strong underlying real asset fundamentals

For high-quality, well-located assets - particularly those in established premium regions - these factors converge to create a compelling medium to longterm investment proposition, with both income and capital growth potential.

Portfolio investment strategy

The Endeavour Group portfolio represents a rare opportunity to acquire a scaled, strategically curated collection of premium vineyard, winery and hospitality (DTC) assets that may deliver materially greater value in combination than as individual components. It offers scale, diversification, operational leverage, and strategic optionality within a single, cohesive platform that would otherwise be difficult to assemble in the Australian wine sector.

• Diversification: Meaningful production volume across multiple regions and varieties, with diversified income streams including direct to customer channels, hospitality and tourism

• Turn key: High quality established infrastructure and operational capability. No additional capex required.

• Scale: A ready made platform suitable for institutional ownership or strategic expansion. This scale enables a purchaser to enter or expand within the sector with immediate relevance, bypassing the time, cost, and execution risk associated with piecemeal acquisitions

• Efficiency: the portfolio presents clear opportunities to unlock efficiencies that are not available to a fragmented buyer base; shared management, labour, and operational oversight, consolidated procurement and input costs, optimised vineyard and winery utilisation, coordinated production and logistics

• Supply chain strategy: The combination of vineyard and winery assets creates vertical integration across key parts of the value chain, security of fruit supply, greater control over quality and production outcomes

• Premium geo-based brand strategy: A foundation for brand-led value creation through access to consistent, scalable fruit supply, branded wine programs and capacity to capture margin uplift through premiumisation and direct-to-market strategies

The portfolio includes land, water entitlements, fixed improvement, plant and equipment. The sale excludes inventory, intellectual property (wine brands, labels, trademarks, customer databases, trading names) and I.T systems.
