Welcome.
In this edition of Estates we present range of great opportunities for investing in Australian agriculture. We are also featuring several large-scale investment grade opportunities in the Western Australian grain belt. The WA grains industry is an export powerhouse. Approximately 80 per cent of WA grain is export to some of the fastest growing regions in the world at present.
WA Agricultural output has been growing at an average of 9% CAGR for the last 5 years. Underpinning this growth has been the growth in output of cereals, oilseeds and legume crops. The strong growth of output in the WA grains sector has been due to continued expansion of arable area, and productivity improvements, and investments in storage handling and transport by CBH and the wider grains industry.
WA is the largest winter cropping production state in Australia producing 38%, 34% and 40% of Australia’s total wheat, canola and barley production from 2023 to 2025.
After driving around the wheat belt earlier in the year it is easy to see the extent of investment that has been made in transport, storage and handling and general infrastructure. WA enjoys some of the most efficient and lowest cost grain supply chains in Australia.
The WA grains industry is an excellent opportunity to invest at scale in Australian agriculture. The Elders WA team has done a great job of assembled a number high-quality, large-scale investment ready grain production assets which are featured in this edition of Estates.
This week I attended the Global Ag Investing Conference in New York with my colleague Nick Myer, the Victorian and Riverina Rural Real Estate Manager. I advocated for the WA grains industry and the broader Australian agriculture sector in general to a large number of international agricultural investors from around the world.

The Western Australian grains industry
INDUSTRY INSIGHT

The Western Australian (WA) grains industry produces approximately 40 per cent of Australia’s total dry land farming output. Of this 80 per cent is exported to a wide range of countries around the world. Western Australia also enjoys a freight advantage to the Middle East and South-East Asia, several of the fastest growing regions in the world.
WA grain output has increased 9 per cent per annum for the last 5 years. WA farms have been consolidating as machinery capacity continues to increase, and larger and large sowing rigs, sprayers and harvesters allow every increasing areas to be managed with fewer staff.
The WA grain belt extends from high rainfall coastal regions from Esperance and Albany in the south through the south-west of Western Australia up to Geraldton in the north.

The storage and logistics system in WA is one of the most modern and efficient in the world. CGH handles and exports approximately 90 per cent of the crop each year, moving it to one of four major ports, Esperance and Albany in the south, Kwinana close to Perth, and Geraldton on the northern end of the wheat belt.

CBH is grower owned cooperative and invests heavily in storage and freight infrastructure on behalf of growers and in collaboration with the WA State Government. The result is highly cost-efficient supply chain able to turn out large quantities of grain each season into export markets.
Productivity investments by growers in conjunction with large publicly funded research organisation, such as the Grains Research and Development Corporation (GRDC), have resulted in strong productivity growth and climatic risk resilience. WA is one of the most consistent grain production regions in Australia.
The main outputs of WA are milling wheat, barely (malting and stock feed), canola (oilseed) and lupins (legume). These are considered staple food and feed items and therefore are an hedge against inflation.

A large-scale, cropping enterprise in WA’s Central Midlands.
Marchagee Farms is a large scale farming enterprise in the Geraldton Port Zone of Western Australia.
The operation is of sufficient sized to support a manager and operations team making it a standalone grain production enterprise.
Encompassing 5,497 hectares | 13,583 acres across eight mostly contiguous freehold lots, the property enjoys reliable rainfall, outstanding soil types and has the potential for significant alternative income streams.

Stewart’s understanding of land and production was formed long before his career in real estate, beginning on his family’s farm in the Cowra district.

With more than three decades in the livestock xsector and a long standing connection to rural communities, Crighton brings practical knowledge and long-standing connections to every transaction.
Crighton’s career began in livestock, where his interest developed through hands on work and time spent around saleyards and processors.
“I’ve always been interested in the livestock job,” Crighton said.
“I started many years ago as a runner at the saleyards, then worked as a meat buyer for a processor before joining Elders in livestock about 30 years ago.”
His move into real estate came gradually, shaped by his exposure to auctions and client relationships through Elders in Smithton.
“I used to work with a lady at Elders Smithton who did a lot of real estate,” he said.
“I helped run her auctions, and when the agent she worked with retired, I got my licence to help out. I’ve been doing it ever since.”
Today, Crighton works across both real estate and livestock, with a strong focus on rural property.
“I probably do more real estate now than livestock, but I still do a fair bit of both,” he said.
