Welcome. This months edition highlights some impressive properties the Tasmanian team are presenting to the market at present. As a relatively new addition to Elders, the Tassie team bring a wealth of knowledge and experience of the wide range of opportunities Tasmania has to offer. The region has an abundance of water resources, highly productive soils and a temperate climate suitable for a wide range of agricultural enterprises. High and secure rainfall combined with ample water resources ensure the production of consistent and high quality produce. The region has been attracting a lot of attention from the mainland, and our Tasmania team has deep and wide spread market experience to assist. I would also like to welcome Ben Tiller to the Elders Real Estate Team as the WA Rural Real Estate Manager. Ben has long a accomplished career in agriculture and commodity marketing, and will lead our highly experienced WA Rural Real Estate team. I look forward to spending more time in the West with Ben and the team. Two weeks ago I presented at the PGG Wrightson Real Estate Sales conferences in New Zealand. PGG Wrightson is 176 years old, just a little young than Elders at 186 years. Like Elders, PGG Wrightson has a proud history of serving New Zealand agriculture, working closely with their clients and communities. I enjoyed learning how the PGGW team operates and shared some of the Elders experiences. Like Elders, their success is based on their people and their strong market knowledge and relationships with their clients.

King Island’s Beef Machine The King Island Portfolio comprises approximately 3,000 acres (1,214 hectares) across four complementary grazing properties, Darlot Downs, Summerfields, Millstone and Bookara, assembled and developed over almost forty years across two generations of ownership. King Island has long been recognised as one of Australia’s premier pasturebased beef production regions, and this is one of the largest grazing offerings to reach the market on the island in more than a decade. 4 AUGUST I AUGUST 2026 2026I ESTATES. I ESTATES.

Positioned across Egg Lagoon, Yambacoona and Loorana in the island’s northern and central districts, the portfolio has been progressively built into a coordinated breeding and steer-fattening platform rather than a collection of individual farms. Darlot Downs and Summerfields form the core Egg Lagoon grazing base, Millstone contributes lucerne-capable semi-coastal country linked to Summerfields by an old public road, and Bookara adds further scale and diversity from its central King Island location. Every major holding carries its own cattle-handling infrastructure, giving a purchaser genuine turnkey capability from day one.

FEATURE

Significant Scale Approximately 1,214 hectares | 3,000 acres* across four complementary grazing properties, with Darlot Downs, Summerfields and Millstone forming a practical northern operating group and Bookara adding further scale and diversity.

Rainfall Security

King Island’s greatest asset is its climate. Positioned at the western entrance to Bass Strait, the island combines reliable frontal rainfall, an absence of temperature extremes and a genuinely year-round growing season, a combination that has earned it an international reputation as one of Australia’s premier grass-fed beef regions. Rainfall

while February, the driest month, still averages 31mm. King Island is effectively frost-free, with mean overnight minimums near 8 degrees even in grazing regions, the milder winter conditions help reduce seasonal checks in pasture growth and support more consistent feed availability. Producers are able to maintain stock on a rising plane of nutrition for most of the year, supporting

A pressurised two-inch reticulated water system feeds concrete troughs throughout, backed by a solar bore, catchment dam and shed storage. Extensive Ti-tree shelter belts provide valuable cover across the property.

The largest holding in the portfolio and one of its key production assets, combining highly productive Egg Lagoon grazing with complementary coastal country used for seasonal spelling. Three separate water systems, spearpoint bores, a conventional bore and a spring-fed dam, gravity feed troughs from elevated header tanks. Recently completed undercover Clipex cattle yards include an RMP crush with integrated weigh bars, a handler, concrete race and round yard, while 5.1 kilometres of coastal exclusion fencing connect into a broader network exceeding 11 kilometres with neighbouring properties.

A Yambacoona holding that adds highquality feed and finishing capacity to the northern operating group. Around 250 acres (100 hectares) of lucernebased pasture sit on free-draining, semi-coastal soils, supported by fescue, chicory, clover and native grasses. Two spring-fed water systems, steel post and timber board cattle yards with a Te Pari crush, and a two-bay machinery shed with power round out the improvements. An old unmade public road provides a practical laneway link to Summerfields, approximately 1.4 kilometres away.

A separate central King Island holding at Loorana that adds grazing area, shelter and locational diversity to the broader portfolio. Improved pasture, pressurised reticulated stock water and Clipex cattle yards with a Norton crush and integrated weigh bars are accessed via a central laneway.

FEATURE

Soils and Pasture Systems The portfolio’s land classes are deliberately complementary rather than uniform. Darlot Downs and the heavier country at Summerfields and Bookara are dominated by traditional King Island sandy loams and grey sandy loams, carrying ryegrass and white and sub-clover based pastures over reliable soils. Summerfields also includes material areas of peat soil with a high water table, extending the spring pasture flush well into summer. Millstone’s semi-coastal country, formed from old dunes with sand-based soils and higher organic matter, is particularly well suited to lucerne and carries around 250 acres of lucerne-based pasture alongside fescue, chicory, clover and native grasses. Coastal country at Darlot Downs and Summerfields, renovated to kikuyu and fescue with some phalaris, is grazed seasonally to spell the heavier inland paddocks during wetter periods. Together these systems give a purchaser the flexibility to breed, background, finish or adjust stocking pressure according to season, underpinned by a long-term pasture improvement program covering renovation, drainage maintenance and laneway development.

Infrastructure Built for Efficiency Substantial capital investment across the portfolio has focused on building a practical, low-labour cattle operation. Every property carries its own modern handling facilities, reducing unnecessary livestock movement between holdings, and infrastructure includes reticulated stock water to troughs throughout, multiple bores, spring-fed and catchment dams, elevated header tanks and Farmbot remote monitoring across key water points. Cattle yards range from Clipex and Prattley systems through to steel post and timber board yards, all fitted with modern crushes,

several with integrated weigh bars. Internal laneways connect paddocks and, in the case of Millstone and Summerfields, adjoining properties, improving stock flow while reducing labour requirements. Extensive fencing, including more than 11 kilometres of coastal exclusion fencing, and established shelter belts round out a portfolio capable of immediate operation.

Natural Biosecurity Advantage King Island’s isolation across Bass Strait provides a genuine biosecurity advantage. The island is free of rabbits, foxes, pigs and wombats, pest species that place significant pressure on pasture, fencing and infrastructure across much of mainland Australia. Wallabies are the main grazing pressure, managed through exclusion fencing that connects into neighbouring networks at key points. With fewer major pest pressures to manage, ownership can stay focused on pasture growth and cattle performance rather than routine pest control, contributing to King Island’s long-standing reputation for clean, premium grass-fed beef. These natural advantages, combined with King Island’s isolation, low disease pressure and clean environmental reputation,

support access to premium and branded grass-fed beef programs that place a premium on provenance and animal health history, a further point of differentiation for cattle grown across the portfolio.

Location and Logistics The portfolio sits within an established agricultural landscape across Egg Lagoon, Yambacoona and Loorana, within practical distance of Currie, King Island’s main township and service centre, and Grassy. King Island Airport connects the island to Wynyard and Burnie in approximately 35 to 40 minutes, Launceston in around an hour and Melbourne in 45 to 55 minutes, subject to flight schedules. Cattle freight typically moves by sea to Stanley or Smithton in around six to seven hours, or to Welshpool in Victoria in nine to ten hours, with established transport and freight arrangements servicing the island’s livestock and farm input requirements. Bass Strait freight is a known and well-understood cost of production on King Island, commonly budgeted at approximately $150 to $180 per head for a mature animal, and should be assessed as a normal part of King Island production economics rather than a barrier to market access.

FEATURE

Vacant possession is available, with cattle able to be transacted separately subject to valuation at settlement, giving a purchaser a clean start on a fully developed platform.

Market Position and Opportunity King Island holds a distinctive position within Tasmania’s beef industry. The state’s temperate climate, strong pasture base and clean agricultural reputation support a premium grassfed production profile, and King Island is recognised as one of Tasmania’s leading beef regions within it. Industry estimates suggest between 35,000 and 40,000 head of cattle are shipped from the island each year, with established market access into major processors including JBS and Greenham. Tasmania’s beef sector continues to offer a point of difference within the national market. Australia exports more than 80 per cent of national beef production, exposing cattle values to global demand, currency movements and processor access to premium markets, while the national market itself has become increasingly regionalised, with Queensland driving supply growth through 2026 and southern states, including Tasmania, taking a more measured approach to processing. Within this environment, King Island’s reliable pasture growth and long grazing season provide genuine resilience, allowing cattle to be held, finished to specification and marketed into premium grass-fed and branded beef programs as conditions allow. For investors, corporate farming operations and progressive family businesses, the portfolio offers exposure to one of Australia’s most

tightly held agricultural regions, backed by rainfall reliability, established infrastructure and the flexibility to breed, background or finish cattle according to season.

Nearly Forty Years in the Making Trading as Taroona Pastoral, the King Island Portfolio has been progressively assembled and developed over almost forty years and across two generations of ownership. The approach has been consistent throughout: secure productive country first, then build water, fencing, laneways and cattlehandling infrastructure so the holdings operate as one coordinated beef platform rather than four separate farms. Calving is centred around 1 September to align peak feed demand with King Island’s main spring pasture flush, with steers typically turned off at 12 to 14 months as feeder or backgrounding cattle. Liveweight gains of 1 kilogram per head per day or more from weaning to sale reflect the strength of the underlying pasture and climate base.

Investment Opportunity For a purchaser weighing scale against risk, the numbers speak for themselves. The portfolio’s combined 1,213 hectares are held across 21 titles, all under one ownership structure, removing the settlement and integration complexity that typically accompanies assembling a comparable landholding lot by lot on King Island.

The management approach has centred on matching cattle demand to pasture supply rather than maximising nominal stocking numbers, and the portfolio is understood to be currently running below its full carrying capacity. This leaves genuine upside for an incoming operator to lift throughput on infrastructure and pasture systems already built to support it, without further capital works. With approximately 2,998 acres of developed grazing country, modern cattle infrastructure on every property, dependable and evenly distributed rainfall, year-round grass production and a proven production history, the King Island Portfolio represents one of Tasmania’s most significant grazing offerings. It is a turnkey livestock enterprise positioned to capitalise on the enduring strengths of King Island agriculture and the long-term outlook for premium pasture-based beef production.

Introducing

Aiden Coombe

Joining Elders rural real estate in Tasmania earlier this year, Aiden brings more than a decade of industry experience and a practical understanding of farming enterprises that few agents can match.

“Any chance I could get to go with Dad, I would. I loved sitting and listening to him talk to farmers,’ said Aiden.

Ever since as a little boy, he often accompanied his father, now Elders Tasmania’s state livestock manager, listening to conversations with clients and learning firsthand the importance of trust, integrity and communication.

“It really sparked my interest in building relationships, understanding people’s needs and learning how important trust is in this industry.”

20 TAS I AUGUST 2026 I ESTATES.

After boarding at Scotch Oakburn

College in Launceston, Aiden’s first job was as a farm hand on Westmore, a property that would later become an important part of his career. In 2014, at just 19 years of age, he joined Greenham in a livestock buying role servicing Tasmania’s north-west coast. Armed with a company vehicle, a phone and a willingness to learn, he was entrusted with building relationships with producers across a diverse agricultural region from the very beginning.

TAS

“It taught me where the efficiencies lie within a business and how important it is to take a long-term approach,” he said. “You’re constantly looking for ways to improve outcomes while keeping sustainability front of mind.” While agriculture has always been central to his professional life, it is equally important at home.

The role saw him work with everyone from small-scale farmers selling a single animal each year to large commercial enterprises marketing thousands of head of cattle.

“I always say I had a 15-year apprenticeship with my father before I started,” he said.

Aiden and his wife Sarah have built their lives around the industry, often tackling ambitious projects together. During a period of accumulated leave last year, they reared approximately 1,350 dairy-beef calves between them, and the experience reinforced lessons in patience, resilience and teamwork.

“Sarah and I are just an amazing team together,” he shared. That team recently expanded, with the arrival of their second son, Tucker, who joins older brother Alfie to this lovely home. Professionally, Aiden’s move into rural real estate was driven by a desire to work more closely with producers while staying connected to the industry he knows best.

After five years with Greenham as livestock buyer, Aiden returned to Westmore, the same property where he had started as a young farm hand, taking on the role of Farm Manager and leading the operation for the next six years. Covering approximately 8,500 acres and finishing around 5,000 to 5,500 grass-fed cattle annually, Westmore presented both scale and complexity. Managing staff, overseeing operations and identifying opportunities to improve productivity gave Aiden a holistic view of what drives successful agricultural enterprises.

His extensive experience across beef and dairy sector has equipped him with a practical understanding of the challenges and opportunities facing rural landholders. He believes that knowledge allows him to provide meaningful insight to clients navigating one of the most significant decisions of their lives.

For Aiden, successful real estate transactions are built on fairness, transparency and strong communication. “I want every client to understand where they are throughout the process, feel informed and know they’ve been treated with respect.” Those values were a key reason for joining Elders. With its long history in Australian agriculture and a reputation built on supporting rural communities, the company represented a natural fit. “Elders has a strong name in agriculture and the values of fairness, professionalism and integrity are things that really resonate with me.” he added. Looking ahead, Aiden hopes to play a role in strengthening the agricultural sector and helping rural businesses continue to thrive. He is particularly passionate about supporting the next generation of farmers entering the industry. “Agriculture is critical to society through food and fibre production,” he said.

“I’ve always enjoyed the relationship side of agriculture and the process of bringing people together to achieve an outcome.”

“If I can help people achieve their goals while contributing to the future of agriculture, that’s something I’m very proud to be part of.”

From onfarm visits and appraisals to listing preparation, contract management and settlement, he builds strong relationships with clients and is committed to achieving the best possible outcomes for landowners. What he enjoys most about real estate is the people he meets. He values

the trust placed in him by his clients, appreciating the autonomy to tailor his approach to the unique needs of each sale. “The people are definitely the best part of the job. I also love getting behind the farm gate and seeing the incredible properties our region has to offer.” Courtney’s market includes mixed farming operations along the coastal fringe and large-scale broadacre enterprises further inland.

is helping people to leave the industry on their own terms and making that process as stress-free as possible.” He also credits Elders’ supportive culture and trust-based approach as an important factor in delivering those outcomes. “Elders trusts me to represent both its interests and those of our clients. That level of trust gives me the flexibility to manage my role in a way that delivers the best outcomes for everyone involved.”

His territory covers a diverse agricultural landscape, stretching from Kalbarri and Ajana in the north to Watheroo and Warradage in the south. Along the coastal fringe, mixed farming enterprises combine livestock and cropping operations, while larger broadacre properties dominate further inland. “Rainfall zones range from 300mm to 500mm. The largest properties are about 40,000 hectares, with a typical broadacre cropping property being 4,000 to 5,000 hectares,” he shared. While achieving strong sale results is always a priority, Courtney measures success by more than just the final figure. “I’m proud of the record sale prices we’ve achieved for clients over the years, but what means the most to me

With deep agricultural roots, a practical understanding of regional Australia and a genuine commitment to his clients, Courtney has built a reputation as a trusted advisor for rural landowners across Western Australia. “At the end of the day, relationships matter the most. My goal is to help clients achieve the outcome they’re looking for while making the journey as smooth as I can.”

Ben Tiller’s journey through agribusiness has taken him across industries, continents and markets, but the thread connecting every step has been his passion for regional Australia and a genuine love of the land.

Ben Tiller

Rural Real Estate Manager Western Australia produced in regional Australia and market them globally.

Today, as Elders’ WA rural real estate manager, Ben combines global expertise with local insight. While his career has spanned the globe, the values that continue to shape his approach were grounded in his West Australian roots.

“I saw how Brownes was expanding its exports into Southeast Asia. The idea of taking a product from regional Australia and marketing it around the world really appealed to me,” he said.

Growing up in Bicton, near Fremantle, Ben spent many school holidays travelling across Western Australia with his family. “My father was an orthopaedic surgeon. He spent a lot of time working in regional and remote communities across Western Australia and the Indo-Pacific,” Ben said. “Whenever school holidays coincided with his WA clinics, I’d jump in the 4WD and travel around with my dad and my family. I got to see and experience all sorts of regional areas, the communities, the spaces and the vastness of it all.” Looking back, Ben regards those family trips as pivotal experiences.

30 WA I AUGUST 2026 I ESTATES.

Watching his father use his skills to support regional communities left a lasting impression and fostered a lifelong connection to rural Australia. Over time, that connection evolved into a genuine interest in agriculture and the industries. Ben’s first exposure to agribusiness came while working at Brownes Dairy, where he became fascinated by the ability to take products

That interest led him to study Agribusiness Marketing at Curtin University’s Muresk Institute of Agriculture, where he developed a strong foundation in agricultural markets, finance and risk management. Following graduation, Ben worked with Milne Feeds before joining the Federal Department of Agriculture, Forestry and Fisheries and the Wheat Export Authority, gaining valuable insight into Australia’s grain export industry and international markets. Eager to return to the commercial side of agribusiness, he joined

the global company Cargill and embarked on a 14-year international career spanning commodity trading, commercial operations, and business transformation in Australia and the United States. “I was effectively bridging agricultural and energy trading, which gave me a unique perspective and tremendous learning opportunities,” he shared. After several years in North America, however, family considerations began influencing his next career move. With three young children, Ben and his family decided the time was right to return home to Western Australia.

“I wanted my children to grow up with Australian culture and sport. It felt like the right time to bring the family home,” he said. In 2015, he joined CBH Group, where he spent the next decade helping to shape the cooperative’s commercial and trading operations. Progressing to the position of Head of Trading and international marketing, he oversaw significant growth and profitability while leading major strategic initiatives and business transformation programs. Reflecting on his time with CBH, Ben was proud of the organisation’s achievements but felt that it was time for a new challenge. This ultimately led him to Elders and the rural property sector. In 2026, after being approached by Elders, he joined as Rural Real Estate Manager – Western Australia. While the move represented a new chapter, Ben saw a natural alignment between his agribusiness background and the rural property market. “It was a big change for me, but it’s very much connected to where I started, which is a love of rural areas and the land. Joining the iconic

Australian agribusiness Elders is also a privilege. It’s a great company, full of great people, and provides firsthand insight into the breadth of Australian rural industries.”

sales representatives. They’re the people living and breathing in these communities. My job is to provide them with everything they need to do their best work,” he said.

He believes his experience across agriculture, international markets and complex commercial transactions gives him a valuable perspective on rural property transactions. “Most of the time we’re selling ongoing agribusiness enterprises, family businesses and livelihoods, not just a piece of property” he said. “I’ve spent much of my career negotiating large and complex transactions in global commodity markets. Those experiences have sharpened my commercial and negotiation skills, which I believe are particularly valuable in the highervalue agribusiness property market.” With demand for high-quality agricultural assets continuing to grow, Ben is ambitious about the future of rural real estate and Elders’ role in the market. “Rural properties are increasingly attracting institutional investors, corporate farming enterprises and sophisticated buyers. I see significant opportunities for Elders to continue strengthening its position across WA,” he said.

“I would like to see the Elders name become absolutely synonymous with rural real estate in Western Australia.” Central to that vision is supporting the people on the ground who represent the business every day. Ben’s leadership philosophy is grounded in honesty, transparency and empowering others to succeed. “I see my role as supporting our

“Honesty, openness, transparency and ethical conduct are always at the core of how I lead.” He also believes that trust is the foundation of every successful business relationship. “Through honesty, you build trust. That’s important both internally with team members and externally with customers. If there’s no trust, there’s no relationship.” Beyond the commercial side of the role, Ben is motivated by the opportunity to keep learning while making a meaningful contribution to the industries and communities he cares about. “I’ve been very fortunate with the experiences I’ve had throughout my career. Being able to take that knowledge and apply it to assist the business and its people is a privilege.” “I’m still eager to learn. Learning is motivating, and being motivated is engaging and enjoyable.” For Ben, contributing to regional industries, supporting rural communities, and staying connected to the land is as rewarding today as it was during his childhood trips across Western Australia. “I enjoy every day knowing I can head out bush and improve outcomes for Elders’ people and Elders’ customers”.

Introducing

Paul Dawson

Based in Elders’ Dorrigo Office, Paul combines a lifelong connection to agriculture with more than 15 years of experience in hospitality, creating a unique skill set that serves clients across residential, rural, and commercial property markets. Born and raised in Armidale, New South Wales, Paul grew up on a sheep and cattle property where he developed a deep appreciation for agriculture, livestock, and the rural lifestyle. Before entering real estate, Paul spent more than 15 years managing hotels and pubs across New South Wales, Queensland and Singapore, where he honed the communication and relationship-building skills that remain central to his success today.

50 NSW I AUGUST 2026 I ESTATES.

“Working in hospitality exposed me to people from all walks of life. It taught me how to communicate effectively, negotiate, solve problems and build strong relationships,” he said. “I enjoyed the industry and the opportunities it provided, but my passion for agriculture never disappeared.” That passion eventually drew him back to regional Australia, where he purchased a cattle property in the Dorrigo region and began the next chapter of his career.

“Real estate was a natural fit. It gave me the opportunity to combine my people skills, local knowledge and understanding of rural property to help clients achieve their goals.”

closely aligns with his own approach to business and client service. “Elders has a strong ethical culture and a genuine passion for agriculture and regional communities,” he said. “Doing the right thing by clients is always the priority at Elders.” Based in Dorrigo, Paul services the Dorrigo Plateau, Ebor and surrounding districts, a region he believes offers exceptional opportunities for both lifestyle and agricultural buyers. Today, Paul enjoys the variety that comes with his dual role at Elders, working across both real estate and livestock. “No two days are the same. One day I might be meeting with property owners, carrying out appraisals and working on marketing campaigns, and the next I’m helping local producers with livestock sales and agricultural services,” he shared. “Being involved in both areas keeps me closely connected to the farming community and gives me a strong understanding of what’s happening across regional markets. That knowledge is invaluable when advising clients.” While Paul works across residential, commercial and rural property, his primary focus is rural real estate, where his agricultural background provides a distinct advantage. “Rural property isn’t just about land. NSW | VIC Before stepping into real estate sales, Oliver Boyd spent nearly 30 years building a career in property valuation. From assessing rural holdings across regional Victoria, southern New South Wales and Tasmania to advising clients on complex agricultural assets, his professional life has been shaped by a deep understanding of land.

Oliver Boyd

Real Estate Sales | Echuca Rural Office As spring approaches, his days are filled with inspections, appraisals, meetings with vendors and buyers, and preparing properties for market.

Growing up in a farming family gave Oliver an early appreciation for the rural community.

“Our family farm was north of Jerilderie in the Riverina. Property and agriculture have always been a big part of my life,” he said. “It built my appreciation for the land, the people who work it, and the important role property plays in farming families and businesses.” For many years, he worked behind the scenes as a valuer, analysing rural and agricultural properties and developing a deep understanding of the factors that influence their value. While he enjoyed the work, he found himself increasingly interested in the people behind the properties and the stories that brought them to market.

76 VIC I AUGUST 2026 I ESTATES.

“We are also working across a few campaigns, including Murray Gums at Moama, a premium lifestyle property on the Murray River, a dairy farm, and the upcoming auction of Gully Green at Moama on 4 September,” he shared. For Oliver, it’s the people behind the properties that make real estate so rewarding. “After many years looking at property from a valuation perspective, I wanted to become more involved in the sales process and work more closely with clients,” he said. “It has been a great opportunity to bring that experience and understanding of property into the sales environment.” Today, Oliver is part of the Elders Real Estate team in Echuca, specialising in rural property across the EchucaMoama region, the Goulburn Valley and southern NSW.

“I like staying close to the market, understanding what buyers are looking for and making sure each property is presented in the best possible way,” he said. Whether he is assessing soils, water entitlements, farming operations or development potential, he approaches every transaction with the same focus: providing sound advice and helping clients to achieve the best possible outcome.

NSW | VIC

That philosophy aligns naturally with Elders’ long-standing connection to regional Australia.

“Elders has the resources and reach of a larger organisation while still being very much a local business,” he said. “That combination is important in regional property, where local knowledge, relationships and an understanding of the market really matter.”

Oliver also appreciates the strong support of his colleagues and the collaborative nature of the industry. “I have the best team around me. Real estate can look like an individual business from the outside, but there is a lot of work that goes into every campaign, and a good result is rarely achieved alone,” he added. Outside of work, Oliver’s connection to the Echuca-Moama community is equally important. Family and community are what make the region feel like home, and they are a big part of why he enjoys helping others find opportunities in the area.

Illawarra & Koonunga Hill Aggregation Mid North, SA 2,633 Ha | 6,505 Ac*

Premier South Australian mixed farming enterprise – whole or part.

A historic generational farming aggregation held in the Mid North by the Shannon family is on the sales market after almost 150 years. Located between Kapunda and Eudunda, the Illawarra and Koonunga Hill aggregation comprises 42 individual titles spanning about 2,633 hectares | 6,505 acres. The farm sale represents one of the most significant and tightly held family-owned holdings to be offered to the SA market in recent history. The Shannons are a prominent and historic pastoral and pioneering family with a deep history in the Mid North. Their pioneering story began in 1839 when Abraham (“Big Abe”) Shannon emigrated from Derry and settled in Gumeracha, aged 19.

Big Abe was soon followed by his brother, David, who arrived at Port Adelaide and found his way, on foot, to where his brother had settled. The two got to work clearing their land and building the first Shannon family farm in Australia. The family first arrived in the Kapunda district in 1844, buying a 501ha (1237 acre) property named Yatara. The brothers farmed adjoining land and successfully grew their enterprise. Illawarra itself was established in 1878 by William Moore Shannon (David’s eldest son), who ran sheep and raised a family there until 1911.

SA was officially founded as a settlement only three years prior.

The family has since expanded their agricultural interests throughout Australia and have decided to divest the Illawarra and Koonunga Hill aggregation to focus on, and consolidate, their asset base in Tasmania. Illawarra is today a property shaped over generations through consistent investment, disciplined management and a deeply embedded connection to the land.

“This is a genuine generational offering in every sense,” Tom Russo from Elders said. productive cropping region which receives more than 450mm rainfall in an average year. The aggregation also has mains water connection and River Light frontage, providing year round water security.

Mr Russo said 150 years was “an extraordinary period” of stewardship. He said long ownership across multiple generations had allowed for a long-term approach to decision making, with a clear focus on maintaining and improving the productive capacity of the land over time. “That is evident throughout the property.” The aggregation has been built into a highly efficient and well-balanced mixed farming enterprise. The holding today reflects both its historical foundations and the evolution of modern agricultural practices, combining precision broadacre cropping with a well-established sheep enterprise capable of supporting up to 5000 ewes (subject to enterprise mix). The farm portfolio is located in a highly

Other modern improvements include extensive livestock handling infrastructure, significant grain and fertiliser storage capacity and a welldeveloped central operational hub which supports efficient large-scale farming. The property also retains strong physical links to its heritage, including a renovated circa 1850s homestead which provides a direct connection to its early establishment. “The improvements across Illawarra have not been developed in a single phase or through short-term capital injection,” Mr Russo said. “They have built over time, reflecting a pattern of reinvestment that is typical of high-quality family farming operations practical, considered and aligned to longterm productivity.” The asset’s scale, proximity to Adelaide and connection to established agricultural supply chains further enhance its appeal. “Opportunities of this nature are exceptionally rare,” Adam Chilcott said.

The aggregation is being offered via a flexible expressions of interest process, allowing for acquisition as a whole or in components. The sale can also include the plus plant and equipment.

“The Shannon family has created something of enduring value, and the opportunity now exists for a new owner to continue that story into its next chapter,”
