Sunrise Promenade sells for $18.25 Million; Still Welcomes New Tenants
By Jenna-Lee Neff
INDIANAPOLIS-BASED THOMPSON THRIFT RETAIL GROUP RECENTLY ANNOUNCED THE SALE OF SUNRISE PROMENADE SHOPPING CENTER FOR $18.25 MILLION. Thompson Thrift hadn’t publicly confirmed the buyer as of press time but, according to a recent article in The Phoenix Business Journal, “The buyer was Pleasant Parkway SEC LLC, which is connected to John Simon, CEO of SimonMed Imaging, according to Tempe-based Vizzda LLC real estate database.” Sunrise Promenade, located on southeast corner of Lake Pleasant Parkway and Happy Valley Road, features 26,852 square feet of multi-tenanted space with the international supermarket chain Aldi as one of the anchor stores. Other national, region and local retailers and restaurants include Black Rock Coffee Bar, Sherwin-Williams, StretchLab, Pearle Vision, and several others. “We were able to command an impressive sales price based on the property’s excellent positioning in the market and synergy from our neighboring multifamily community,” says Chris Hake, senior vice president, director of the Southwest region of Thompson Thrift.
Sunrise Promenade is the retail component of a masterplanned development that includes Grandstone at Sunrise, a new luxury-leased villa-style community that was announced in February 2021 and is currently under construction by Thompson Thrift’s multifamily business unit. City News One Step Beyond Empowers Adults Who Have Intellectual Disabilities The annual Help Us Grow campaign provides a vehicle for the community to support One Step Beyond’s innovative programming By Jennifer Schwegman Photos Courtesy of One Step Beyond, Inc. BELIEVING HER DAUGHTER, DYLAN, SHOULD HAVE POST-HIGH SCHOOL OPPORTUNITIES TO CONTRIBUTE TO THE COMMUNITY AND ACHIEVE HER PERSONAL GOALS, MIMI ROGERS—A FORMER TEACHER—WENT INTO ACTION. In 2003, she started One Step Beyond, Inc. (OSBI), with a vision of providing innovative programs that empower adults who have intellectual disabilities, like her daughter, to be independent, to seek and maintain employment and achieve greater social participation in their communities. “Mimi started the program with 16 participants in a small Phoenix neighborhood location,” says One Step Beyond CEO Madison Blanton. “Today, we’re the Valley’s largest provider of advanced education programs for adults who have intellectual and cognitive disabilities, serving more than 500 individuals at four Phoenix metro locations.” Each One Step Beyond campus includes a fully equipped music room, art studio, commercial kitchen, fitness center, and four large classrooms for individualized instruction.
“The amenities at OSBI are unmatched and enable us to provide one-of-a-kind programs unavailable anywhere else,” says Blanton. “For instance, our culinary training programs take place in a real commercial kitchen where we provide food-industry training with an emphasis on customer service, healthy dietary planning, food preparation, and proper sanitation skills that equip our participants with the necessary skills to seek employment in the food industry.” The culinary program also includes a catering business that can provide lunch service and catering to local businesses, or even take-home meals for nightly family dinners. Information and menus are available on the One Step Beyond website. One Step Beyond’s life skills programs help members strengthen independent living skills, with an emphasis on money management, functional literacy, social skills, and safe community access. Employment programs provide training and volunteer opportunities for selfreliance that lead to competitive or supported employment. OSBI recreation and fine arts programs provide music, art, dance and fitness with an emphasis on personal wellness.

Music students have the opportunity to work with some of the best in the business, performing in front of large crowds and recording with A-list producers. According to Theresa Robinette, whose son Eric attends daily programming at OSBI, “My son was struggling but his language and communication skills have skyrocketed. He now loves singing in front of an audience and, when he sang an entire four-minute Ed Sheeran song at the last One Step Beyond music performance, I cried.” OSBI also has the first and only campusbased day training program that has a special needs hockey team, The One Step Coyotes who just started their fifth season in November. OSBI’s formal partnership with Special Olympics enables more than 300 OSBI athletes to participate in year-round sports training and tournament participation. Unlike other campus-based day training programs, OSBI partners with its members and their families to identify and provide innovative, individualized, and comprehensive educational, employment, life skills and transitional services. If a desired program isn’t currently offered, the team finds a way to make it happen.
One Step Beyond programs give participants a voice.
“One Step Beyond gives our participants a voice,” says Blanton. “It’s not up to us to decide what opportunities to provide so we rely on our participants to provide that feedback.” One Step Beyond’s staff is comprised of professionals whose mission to better the lives of adults who have intellectual disabilities. The organization’s annual Help Us Grow campaign provides a vehicle for individuals and local businesses to support the effort. Individuals interested in supporting the Help Us Grow campaign and the One Step Beyond mission can make a monetary donation by visiting the One Step Beyond website at osbi.org. Local businesses interested in offering hiring opportunities for individuals who have intellectual disabilities can learn more by visiting the One Step Beyond website or contacting Vocational Director Vonn Towns at 623-215-2449. OSBI is also a qualifying agency for the Arizona Charitable Tax Credit where a gift of up to $400 (single filers) or up to $800 (filing jointly) can reduce state tax liability by the same amount. For more information, visit osbi.org.

Modern Yoga Studio Opens New Location in UWS
Local entrepreneurs debut YogaSix, a new take on yoga YOGASIX, A MODERN FITNESS BOUTIQUE OFFERING A FRESH PERSPECTIVE ON ONE OF THE WORLD’S OLDEST PRACTICES, RECENTLY OPENED A NEW LOCATION AT 24737 NORTH LAKE PLEASANT PARKWAY, SUITE 104. The studio will introduce people of all ages and abilities to the various health and wellness benefits of the brand’s unique take on yoga in a welcoming, modern, and calming environment. An amazing team of teachers and wellness advisors have been put together and will be led by husband-andwife team Jane and Clint Amator. Jane discovered the YogaSix opportunity while recovering from treatment and surgery following a rare cancer diagnosis. It was during that time Jane decided to turn “lemons into lemonade.” “Everything YogaSix had to offer allowed us to fulfill bringing a health and wellness venue to everyone in the community,” Jane says. “YogaSix brings a fresh, modern take on yoga and we’re looking forward to giving our members a community where they can focus on themselves,” she adds. “We have the opportunity to change lives and positively impact the community around us, which is why we are very excited to open our doors.” A variety of yoga classes are offered at YogaSix to encompass everything from deep stretching to stress relief to high intensity training. The studio offers six core formats – Y6 101, Y6 Restore, Y6 Slow Flow, Y6 Hot, Y6
Power, and Y6 Sculpt Flow – catering to every fitness level and to strengthening the mind-body connection. The studio provides class options for everybody, from beginners seeking a recovery to more advanced students. The new studio plans to make an impression with its unique version of yoga. Particularly notable is the use of modern language instead of Sanskrit to describe its practice, as the traditional language can be intimidating to newcomers. YogaSix wants to introduce yoga in a modern practice that allows all levels to feel welcome. New students are always greeted by a wellness advisor when they enter the studio to educate and empower them before they engage in a YogaSix experience. YogaSix Lake Pleasant is open seven days a week with class times that ensure both members and guests can practice on a schedule that meets their needs. Monthly memberships are available for four or unlimited visits per month, as well as drop-in packages and a ten-class pack. More information about the new studio can be found at yogasix.com/lake-pleasant and the studio can be contacted by phone at 623-254-7277. To ensure the safety of all members and staff, YogaSix is taking extra safety precautions. The new studio offers contactless check-in and members are required to bring their own mats, props, and towels to practice. Hand sanitizers and wipes will be provided throughout the studio and staff will clean in between all classes.

A Year of Gratitude By Bridget Binsbacher, Mesquite District Councilmember
AS THE YEAR ENDS, WE FIND OURSELVES REFLECTING ON SO MANY HIGHLIGHTS FROM THE PAST TWELVE MONTHS. Personally, I am filled with gratitude for the opportunity to serve the residents of the Mesquite District. There are so many rewarding aspects about being a councilmember for this community, and among the most significant is working alongside dedicated residents, organizations, and employees. I wanted to highlight a few of those moments and programs that are inspiring and impacting our community. The talented and dedicated staff and artists involved in Peoria’s Arts and Culture Program bring so much richness to our community. Public art enhances placemaking initiatives, stimulates the local economy, honors our history, and celebrates our identity. Whether it’s the “Blooming Spire” light installation at the
Four Corners of Lake Pleasant Parkway and Happy Valley Road or the fantastic “Vida” and “Songbirds” sculptures at Paloma Community Park or, my favorite, the mosaic art panels on the Happy Valley Bridge that were created by local children, we are fortunate to have these unbelievable assets in our community that provide us with a vibrant sense of place. In fact, recently our Peoria community art projects received the Quality of Life award from WESTMARC – a wonderful recognition for this important community asset.
In addition, there are many nonprofit organizations in Mesquite that provide vital services and resources to our community. Recently, I visited the Boy Scout troop from Vistancia. This group of young people were eager to ask questions and learn more about local government and their city. In addition, our local Girl Scout Troop #558 completed a fishing line recycling project at Paloma Community Park – not only helping the environment but local wildlife as well. It is so rewarding to see that our Peoria youth develop leadership skills and self-confidence through these organizations. They are helping to nurture community servant leaders. Lastly, the backbone of any organization
is the people who work for it, but in Peoria that sentiment runs even deeper. Earlier this year, I was able to do a ride-a-long with a recycling driver and visit the recycling center. I was so impressed with the staff, their knowledge and enthusiasm about recycling, that it was exciting to see. Peoria’s city employees have proven they are the best. During the past two years, they have persevered by working through the pandemic to ensure our residents received critical services without interruption and the quality of life amenities that make our community the best place to live. Thank you to all the individuals, organizations and employees that make the Mesquite District, and all of Peoria, such a special place. I wish you and your family a very wonderful holiday season. WHAT WOULD YOU LIKE TO SEE IN YOUR COMMUNITY? If there is something you would like to see in our district or if you have any concerns, I want to know. Contact me directly at 623-773-7306 or bridget.binsbacher@ peoriaaz.gov. Follow me on Facebook and Twitter and sign up for my e-newsletter on the Mesquite District page on peoriaaz. gov. Thank you for the opportunity to serve you.

I-17 Improvement Project Advances with Developer Agreement
Your Traditional Mexican Food Restaurant!
Construction set to begin in 2022 on 23-mile section of highway north of Phoenix Information and Photo Courtesy of ADOT THE ARIZONA DEPARTMENT OF TRANSPORTATION (ADOT) HAS SIGNED AN AGREEMENT WITH THE DEVELOPER TEAM THAT WILL DESIGN, BUILD, OPERATE, AND MAINTAIN THE INTERSTATE 17 IMPROVEMENT PROJECT FROM ANTHEM WAY TO SUNSET POINT. The total project cost is nearly $446 million, which includes the construction cost by the developer team, along with ADOT’s cost to administer the project. Construction is scheduled to begin in 2022 and is expected to take approximately three years. Now that the contract is signed, work can begin on this highly anticipated project that will include 15 miles of widening from Anthem Way to Black Canyon City and eight miles of flex lanes from Black Canyon City to Sunset Point. The developer team is Kiewit-Fann Joint Venture. Key members of the team include Kiewit Infrastructure West Co.; Fann Contracting Inc.; Kiewit Engineering Group Inc.; DBI Services LLC; CONSOR Engineers LLC dba Apex Design; T.Y. Lin International; Lee Engineering; Terracon Consultants Inc.; Wheat Design Group, Inc.; Y2K Engineering; and Pinyon Environmental Inc. The KFJV developer team was selected over two other finalists after an extensive review by ADOT with oversight from representatives from the Federal Highway Administration and the Maricopa Association of Governments. All three developer team finalists were encouraged to use innovation and develop alternative concepts to reduce project time and impacts to the traveling public and community while construction is underway. Interstate 17 between Anthem Way and Sunset Point is a major stretch of highway that sees more than one
million travelers every year. Because much of that travel and congestion occur on weekends, ADOT and the KFJV developer team will limit most of the lane closures to weeknights from 7 p.m. to 6 a.m. All motorists still need to be cautious and alert in the construction zone, which will be active seven days a week. Once complete, the I-17 Improvement Project will help alleviate congestion and improve safety and traffic flow north of the metro Phoenix region. This project will improve 23 miles of I-17, including 15 miles of roadway widening, two bridge replacements, one bridge deck replacement, 10 bridge widenings, and the installation of an eight-mile flex lane system—a new feature for Arizona’s highway system. Flex lanes are proven technology to help reduce congestion on I-17 during peak travel times and allow for traffic movement during emergency situations. The I-17 flex lanes will operate as a separate, two-lane roadway carrying one direction of traffic at a time depending on the greatest need along the steep, winding eight miles between Black Canyon City and Sunset Point. For example, the flex lanes will be able to carry heavy northbound traffic on a Friday or heavy southbound traffic on a Sunday. Similarly, ADOT will be able to open the flex lanes to accommodate traffic any time if a crash or other incident causes long delays. The flex lanes will be next to, but physically separated from southbound I-17 using concrete barriers. Access to the flex-lane entrances will be controlled by gates. In February, Governor Ducey announced $40 million in funding for the I-17 Improvement Project from higher-than-anticipated revenue amid Arizona’s strong economic recovery and federal COVID-relief funds. Additional project funding sources include: • $130 million of state highway funds appropriated by the state legislature in 2019. • $90 million from an Infrastructure for Rebuilding America (INFRA) grant. • $50 million programmed by the Maricopa Association of Governments (MAG) for the Maricopa County portion of this project. • $135.9 million from federal aid with matching state highway funds. That includes $83.6 million approved by the Arizona State Transportation Board on October 15, clearing the way for construction to begin in 2022. For more information about the I-17 Improvement Project, visit azdot.gov/i17-anthem-way-to-sunset-point.

Vistancia Elementary, West Wing Teachers Have Classroom Wishes Granted
T
hough Thanksgiving was technically celebrated on November 25 this year, for 400 teachers across Arizona – including Allison Griesel, a K-4 music and choir teacher at Vistancia Elementary School and Brigitte Beaudoin, a second grade teacher at West Wing School – it came early this year.
Register at peoriachamber.com/events or email events@peoriachamber.com for more information.
During the first days of November, in what has become an annual tradition to honor, support and celebrate Arizona’s teachers, the Fiesta Bowl Organization was proud to award $1 million to teachers through the Desert Financial Fiesta Bowl Charities Wishes for Teachers program. “They may not wear capes, but teachers are real-life superheroes. They give tirelessly to their students and Wishes for Teachers is our opportunity to reward them for their efforts,” says Jeff Meshey, president and CEO at Desert Financial. “Desert Financial was founded by teachers—we continue their legacy by returning as the title partner for this year’s Wishes for Teachers, in partnership with Fiesta Bowl Charities. Teachers often pay for school supplies out of their own pockets, so there’s no greater way to express our gratitude than by granting their classroom wishes.” Through a three-day Virtual Draft Day presented by Salt River Project (SRP), 400 teachers from K-12 schools were each given $2,500 to grant a wish in their classrooms. The winners were chosen based on a program in the fall wherein any Arizona K-12 teacher was able to fill out an online application detailing a school or classroom need. The wishes were then verified and selected by random drawing for teachers to receive a grant. Over the six years
of the program, Fiesta Bowl Wishes for Teachers has granted $4.7 total million to more than 1,200 Arizona teachers, impacting more than 500,000 children across the state. “I love Desert Financial Fiesta Bowl Charities Draft Day presented by SRP, it is so exciting when we call each teacher to let them know their name was selected as a grant recipient,” says Patrick Barkley, chairman of the Fiesta Bowl Board of Directors. “Wishes for Teachers is well-known around the state as the preeminent program for teacher support. My mom was a teacher, and we all know teachers who inspire us with their selfless work.” This year, the 400 teachers represent 300 schools in 63 cities across the state, teaching more than 200,000 students in 84 districts over 75 subjects, from social studies to special education, literature to leadership, music to math. Griesel is using her wish to purchase new instruments and build a music library for the students while Beaudoin will use hers to provide science materials to support student learning. “Teachers are our unsung heroes, who give so much to our students in helping them become tomorrow’s leaders. Giving them a spotlight for their selfless work and support them with extra resources is an important part of the Fiesta Bowl’s commitment to our community,” says Mike Nealy, Fiesta Bowl Executive Director. “Thanks to our partners Desert Financial and SRP, Wishes for Teachers help rewards Arizona’s teachers and give them a step forward in ways they may have only wished.” For more information, or for a full list of granted wishes, visit fiestabowl.org.

iberty High School Girls Golf secured the Division 1 AIA State Championship title recently. Peoria Unified is thrilled to share the team placed first at Districts, Sectionals, and State. Two of the team’s players were medal finishers in top 10 at State out of 82 athletes. • Mattison Frick (Senior): 2nd place • Brooke McGlasson (Junior): tied in 8th place Members of the winning team are: • Mattison Frick (Senior) • Brooke McGlasson (Junior) • Annika Saida (Junior) • Teaen Sweet (Junior) • Kaitlin Anderson (Sophomore) “The girls have been working very hard for a very long time; some of them have been playing since they were 4-years-
old,” shares Liberty High School’s Golf Coach Kyle Pooler. “At the end of last season, there was talk about us being able to crack the top three this year. I tried to change that mindset into, ‘Let’s not settle for just the top three, we need to get the mindset that we are going to win the State Championship!’” “All year, we focused on the little things that we needed to do to put ourselves in position to win the state title,” Pooler continues. “I told the girls early on that it is a process, and we need to trust the process. If we trust the process, the outcome will be there. In the end, we got the result we were looking for.” Liberty Girls Golf beat Xavier by three strokes. “I could not be more proud of these girls for trusting the process and doing what they needed to do to become champions,” says Pooler.

Kids’ Corner
Celebrating The Joy
of An Interfaith Holiday Season By Nadine Bubeck
G
rowing up I always wanted a Christmas tree, and like most Jewish kids, I had immense Christmas envy. Sure, my parents went big for Hanukkah, but still, I put out cookies and milk hoping Santa wouldn’t forget me… and go figure, he never did. I tell my kids they’re the lucky ones— they get to celebrate both holidays as my husband and I come from different backgrounds. While things can be a tad confusing, we’re flooding our children with tradition and instilling in them values varying religions have in common: being a good person, compassion, integrity, and faith. To us, the holiday season is about a twinkling Christmas tree and lighting the menorah. It’s about listening to jolly jams, watching holiday movies, visiting Santa, and spinning the dreidel. It’s about opening presents—maybe too many— considering we celebrate eight crazy nights and the joy of Christmas morning. It’s about discussing the miraculous meaning of Hanukkah and attending church on Christmas. And it’s about believing—simply believing in the magic of the season.
If you’re anything like us, juggling holidays and striving to find meaning, remember you’re not alone. As parents, we aim to pave “the right path” for our children, but I’ve come to realize there’s beauty in our winding journey, and that is what makes it special, interesting, and sacred. Here are some of our annual traditions to ring in the holidays. READ Sure, we’re stocked with Christmas books, but one of my favorites is a good read that’s ideal for interfaith families with young children. My son’s former kindergarten teacher introduced us to the book “Daddy Christmas and Hanukkah Mama,” by Selina Alko, and it’s a colorfully illustrated, beautiful story showcasing a mix of two traditions. The storyline makes for an excellent road map to help navigate the holidays. DO SOMETHING GOOD Every year we bring goodies to our hospital’s NICU—whether little gifts for the newborn babies or cookies for the nurses working overtime. Pick a place special to your family and drop off some treats or have your kids choose a few toys they don’t play with anymore to donate to a children’s shelter. Teaching your kids to give back is the true spirit of the season.
ARRANGE A NEIGHBORHOOD GIFT EXCHANGE A neighborhood gift exchange is a simple way to celebrate with friends without going overboard. With a $20 maximum, arrange for the kids in your neighborhood to buy presents for one another and then pick a December evening for the exchange (even in someone’s driveway). It’s a celebratory way to instill in kids there’s a lot of fun in giving as well as receiving. SNAG INSTA-WORTHY PJ PICS If you’re looking for twinning pajamas, check out our family’s fave: LazyOne. The high-quality sets have something for everyone: dad, mom, kids, baby, and even pets. Choose from cliché Christmas plaid, Menorah-decorated onesies, or wintery designs infused with moose, bears, fa-lala llamas, elves, candy canes, and more. Visit lazyone.com to see the collections.
with white acrylic paint, coating the tips of the pinecone. Add ornaments by small dotting red, blue and yellow scattered around the tree. Finally, get a small wooden star from any local craft store, paint it yellow, and paste it to the top using a hot glue gun. Both crafts are so adorable for festive home décor! From our family to yours, merry everything. May Santa be good to you, and may you win the jackpot at dreidel. Nadine Bubeck is a former news anchor turned all things mama. She is a TV parenting/lifestyle/travel contributor, author, influencer, and blessed boy mom times three. Learn more at nadinebubeck.com. Her eldest, Nicholas, is CEO of creationsbynicholas.com.
GET CRAFTY For Hanukkah, make edible dreidels; they’re simple. To make, stick a pretzel into a big marshmallow, and on the opposite end of the marshmallow, glue a Hershey Kiss using frosting. See if it spins, then taste its goodness! For Christmas, create pinecone trees. To make, find a pinecone and paint it green using acrylic paint. Once dry, add snow

UTILITY COSTS AND BARRIERS TO GOING SOLAR REMOVED BY REGULATORS
W
Going Solar Is Now Easier and Less Expensive
hoever said that all good things must come to an end never saw anything like the Arizona solar industry. With generous government subsidies, rapidly improving technology, and plenty of Arizona sunshine, the past decade has been a great time for homeowners to invest in solar power, and the reasons to go solar are about to get even better after some recent policy victories for energy customers go into effect this month. Arizona’s utility regulator, on November 9, issued a litany of ruleshredding orders to one of the state’s largest power companies, resolving a number of longstanding disputes over burdensome restrictions on solar energy. A few of these orders make solar power even more economically beneficial than it already is. Most importantly, the Arizona Corporation Commission ordered APS to eliminate the “grid-access charge” that it had imposed on owners of home solar systems. This fee, which totaled about $100 a year per household on average, was based on a supposed need to recoup a shortfall in what solar customers contributed to grid maintenance. But after a long debate, the commission found this need to be unsubstantiated and ordered it revoked. Solar-industry companies and their customers are celebrating the removal of this arbitrary financial burden, which promises to enhance the financial returns to an investment in solar. “Arizona got rid of an unjustified and outdated charge that has been a drag on the Arizona solar economy,” said Sara Birmingham, a senior policy director at the Solar Energy Industries Association, in a statement. “We are at a point in our country where we need to focus SSS Horizontal.qxp_Layout 1 11/19/21 3:57 PM Page 1 on deploying more clean energy, and unnecessary utility charges and
fees can be a major deterrent to potential solar customers. This change will more fairly recognize the benefits of local solar adoption and we hope we can expand solar accessibility to even more Arizonans. We commend the commission for reversing course on this harmful and discriminatory charge for residential solar customers in Arizona.” Two other rule revocations lift arbitrary restrictions on the size of customers’ solar systems. APS had previously capped the productive capacity of residents’ systems at 1.5 times their greatest energy demand, which APS calculated on the basis of one hour of peak usage in a year. Another scrapped rule had required customers with systems above a certain KW threshold to buy an expensive new electrical control panel, a mandate with no basis in either technological necessity or the electrical code. This will have the effect of reducing the cost to homeowners of larger system installations by up to $3000. These rule changes, which are effective this month, promise to make a good deal even better. By creating substantial cost savings, increasing home equity, and insulating homeowners from unpredictable fossilfuel prices, solar power has already proven its ability to enhance Arizonans’ financial security and independence. Now APS customers can maximize their energy freedom with fewer arbitrary restrictions on how much solar energy they can harness or how much financial benefit they can derive from it. Solar pioneers are winning the fight for forward-thinking energy policy in Arizona. Have you considered taking advantage of the new opportunities that are opening up? If so, contact SunSolar Solutions today at 623-562-9009 to have a design prepared for your home free of charge.

Hello Neighbor! HI, MY NAME IS… Katie Roe. I’VE LIVED IN NORTHWEST PEORIA FOR 15 YEARS AND I LOVE IT BECAUSE… The area is so beautiful, and I have met so many wonderful people here. A TYPICAL DAY IN MY LIFE… Starts with checking social media and texts, then coffee and breakfast. Next, I get to work, which includes checking emails (there are always a lot), sending emails, creating social media posts, monitoring and responding to social media comments or messages, checking multiple news media outlets to see if there are articles that pertain to our community, and then any of a number of different things depending on the day. I am the founder of Upper West Side PHX (uwsphx. com), which is a grassroots community movement encouraging specialty shops and restaurants to open locations on the Upper West Side. Between Facebook and Instagram, Upper West Side PHX has over 18,500 followers that are engaged members of the community and work to create change in the zip codes of 85383, 85382, 85083, 85310, 85308, and 85373.

Some days I have a lot of meetings/ events with local business owners, developers, businesses looking to come to the area, local government staff, or anyone that has a connection that may be able to help advocate for the Upper West Side PHX community. On days when I don’t have a lot of meetings, I spend a lot of time doing research and digging for info on what is coming soon. Somewhere in there I do all the normal errands, which often includes taking photos at local businesses. At night, if I’m not attending an event, my husband and I always sit down to dinner together. Then we’re usually sitting on the couch watching TV with our dog while I continue to monitor social media. On weekends I love hanging out on a patio at a restaurant having dinner and cocktails with my family and friends. MY FAMILY… Helps me a lot! My mom is always there anytime I need something. ONE THING I CANNOT LIVE WITHOUT IS… Dairy-free creamer and cozy blankets. I love being cold and snuggled up in a blanket!
THE ONE PERSON WHO MOTIVATES ME IS… My business partner Kristi Hunter. She never stops going! She juggles work, being a supermom and wife, and she is always doing something thoughtful and kinds for others. I must be motivated to be able to keep up with her! THE LAST THING THAT MADE ME LAUGH OUT LOUD WAS… Probably an Instagram Reel of a bulldog doing something funny. THE PERFECT DAY WOULD BE… Sipping coffee on a lanai (covered porch) in Maui with my husband, followed by getting a massage, taking a nap, back to the lanai for cocktails, and then getting some good takeout.
MY FAVORITE LOCAL PLACE TO VISIT IS… Lake Pleasant! I’d love to have a pontoon boat someday. MY LIFE… Is crazy, but I’m becoming highly adaptable. I never intended to start a business and I learn a mindblowing amount of information every single day.
MY FAVORITE MOVIE I COULD NEVER GET TIRED OF WATCHING AND WHY… Girls Just Want To Have Fun! I know all the words. It’s such a classic and such an underrated 80s movie. One of Sarah Jessica Parker’s original leading roles. What’s not to like?
THE BEST GIFT I’VE EVER RECEIVED WAS… As far as material things go, probably a purse. I’m not really into fashion but I do love purses!
WHEN I WAS YOUNGER, I WANTED TO BE… A figure skating coach. Then I moved to the desert. The irony is not lost on me.
THE BEST PIECE OF ADVICE I’VE EVER RECEIVED… Who you choose as a partner in life may be the most important decision you ever make.
MY DREAM VACATION WOULD BE TO… Tour all of Europe and see all the sights.

arlier this year, the award-winning 7,100-acre Vistancia community located in Northwest Peoria announced the opening of its fourth and final lifestyle community within the master planned development, Northpointe at Vistancia – the community’s elevated desert living community. Northpointe at Vistancia, which has already sold nearly 250 homes from Phase 1 builders David Weekley Homes, Pulte Homes and Richmond American, spans 3,450 acres and features stunning panoramic views, natural desert foothills, and amazing dark skies. It is nestled between the White Peak and Twin Buttes landforms and offers approximately 1,000 acres of mountain preserve. When new Northpointe at Vistancia residents start to move into their homes they will have a new recreation amenity to access as well. Perched at one of the highest points on the property and spanning 10-acres, The Sovita Club takes advantage of the stunning 360-degree desert and is anticipated to be a focal point for the community. The Sovita Club features a 5,300-square-foot resortstyle recreation center including a diverse mix of active and reflective engagement areas offering transitional spaces with large garage doors that can be opened to transform the space for a special event or indoor/ outdoor experience. The clubhouse offers residents a movement and fitness on-demand studio, a catering kitchen, a large event meeting space, and seating areas for relaxing or connecting with neighbors. The Sovita Club features an industrial and modern interior design with clean lines, metals, wood tones, and exposed ceilings. “The Sovita Club is a modern and refreshing gathering hub for our Northpointe at Vistancia residents,” says Mark Hammons, vice president and general manager of Vistancia. “It was important to create a space that is engaging and fun for all ages, but flexible and open to invite more tranquil and quiet experiences.”

What Does the End of Zillow Offers Mean for Real Estate in 85383? By Frank May
Z
illow Offers shook up the industry in several regions across the United States, but seemingly as quickly as the program took the country by storm, the real estate giant announced it would wind down program operations. The program was part of what we know in the industry as instant buyers, or ‘iBuyers.’ These are real estate companies that are using technology to purchase good condition homes directly from sellers to turn around and sell them directly to buyers. The complete business model works around having high volume, low margins and charging fees to the seller.
In October, the company announced they would not buy any more homes under the Zillow Offers program through the end of 2021. But a press release issued just a few weeks later announced two major changes to the company: Zillow will get out of the home buying business altogether and Zillow will reduce their workforce by approximately 25 percent. IS THIS A SIGN THAT THE REAL ESTATE MARKET IS SHIFTING? In their November 2 press release, Zillow cited unpredictability in Zillow Offers sales as part of why they are shuttering the program’s operations. Their third-quarter results included a write-down of inventory of approximately $304 million within the myhyperlocalnews.com
homes segment. Simply put, they purchased homes in Q3 and earlier at higher prices than they estimate they can sell them for in the future based on changing real estate trends.
While I can’t tell you exactly what the future of the industry holds, I can tell you that this was a massive shift in direction for one of the biggest iBuyer players in the game. Everyone in my industry is taking notes of Zillow’s announcements and continue to watch the market closely for other telling changes. As of writing this article, Zillow Offers had eight percent of the active homes for sale in the 85383 market, with those homes averaging about 18 days on the market. iBuyers account for 27.7 percent of the active listings in our zip code. WHAT DOES A CHANGE LIKE THIS MEAN FOR OUR COMMUNITY? Inventory in the 85383 zip code rose from 120 homes on the market two months ago to just over 150 during the first week of November. But those numbers have already dipped back down to the mid120s. It’s hard to tell how much of that was in response to Zillow’s announcement. Dropping home inventory is common during this time of year because many homeowners don’t want to list their homes during the holidays. January traditionally sees a rise in active home listings and seeing what those numbers are like then will help myself and other realtors in the area better understand the impact Zillow has had on our local housing market. DOES THIS MARK THE BEGINNING OF A CRASH IN THE REAL ESTATE MARKET? While there may be some rocky moments in the market in the coming year, I don’t think we will see a market crash like we saw in 2008. And a large part of that is
because of changes in how lenders handle new loans now versus how they handled them then. Back in 2008, you could really buy a home you couldn’t afford if you had a high credit score. This was referred to as a ‘no-doc loan.’ The lending criteria has changed since then, ensuring that lenders are approving buyers for amounts they can afford. This, along with the increase in equity, means current homeowners are in a much better situation than they were back then. iBuyers only make up one part of the changing industry, and I think it’s impossible to use the failure of Zillow Offers as the benchmark for exactly what is going to happen in the market. The best tool for buyers and sellers alike is information from industry professionals who understand what the numbers mean. I watch inventory daily to help alert me to any change in the market and I have a list of clients who want to be informed of that so they can decide what they want to do. If you are interested in a weekly email showing inventory of our MLS and 85383, email me at Frank@MayTeam.com.

urse-led telephone triage is increasingly used to help manage healthcare demand for a variety of medical needs. This has proven to be especially helpful in overcoming barriers to healthcare. Healthcare barriers can include cost, health insurance, time, transportation, and the medical distancing that kept many people away from their providers during the initial phases of the pandemic. NOAH’s Nurse Triage service is helping address these barriers. Medical telephone triage has been shown to provide safe and effective care with additional benefits of patient and provider satisfaction. It can also help patients avoid expensive medical bills when they go to the emergency department or urgent care facility when they don’t have another option for the care they need. NOAH (Neighborhood Access Outreach to Health), a community health center nonprofit, launched its Nurse Triage program earlier this fall and recently expanded to seven days per week. This program helps patients navigate their healthcare needs when and where they need it, before stepping foot into a medical facility. “We are committed to making it easier for all people to get the healthcare they need,” says Jennifer Rosas, MD, Chief Medical Informatics Officer at NOAH. “Offering a free nurse triage line seven days per week increases our patients’ access to care because too often people end up forgoing treatment or end up in the emergency department when one of our nurses can help them with safe and effective care over the phone.” HOW THE NURSE TRIAGE PROGRAM WORKS NOAH’s telephone triage nurse talks to a patient by phone and asks detailed questions about the patient’s injury, problems, or symptoms. For example, they may suffer a minor injury and want to know what they need to treat it at home. Parents may call because their baby is running a fever and don’t know if they need to see their pediatrician or if they can treat it at home. Additionally, some people call because they want to know when to go to the emergency room.

The Nurse Triage is staffed with registered nurses using medical guidelines to allow them to triage, support, and even follow-up with patients. At the end of the telephone triage encounter the nurse provides a recommendation for level of care (disposition), education (health information), and care advice. Patients will have peace of mind knowing that they can get advice from a registered nurse. They will also know what to do to manage an illness or injury. NOAH’s new free Nurse Triage Line serves is available seven days a week: Monday – Friday from 7 a.m. to 7 p.m. and Saturday – Sunday from 8 a.m. to 3 p.m. The Triage Hotline is 480-882-4545 and more info can be found at NOAHhelps.org.

North Pole Experience NPX, Home of Santa’s Workshop, Welcomes Valley Families This Holiday Season
T
he North Pole Experience (NPX), the Home of Santa’s Workshop, is heading into their twelfth year of opening their workshop doors to families from around the world to build toys with the elves. Located in Flagstaff, the North Pole Experience is the only one of its kind in the United States, providing guests the utmost unique Christmas adventure of a lifetime. The NPX adventure begins at the Little America Hotel in Flagstaff, which is decked out in millions of lights. When families arrive to Little America, they will check in and receive their golden ticket to Santa’s Workshop. The golden ticket grants access to board one of Santa’s trolleys, which is where the North Pole Experience begins. Families take a ride through a magic portal to Santa’s massive workshop in the middle of the forest. As guests pass through the portal, Christmas music fills the trolley, lights flash, and children close their eyes. Before they know it, they have reached the North Pole. There in front of them lies the secret of all secrets: Santa’s massive workshop in the middle of the North Pole Forest. Children and parents are then guided off the trolley where they find themselves in front of a set of mag-

nificent doors where they knock for the elves. Once families enter Santa’s toy factory headquarters, that is where the real magic begins. Santa’s Workshop at the North Pole Experience is a complete, hands-on experience for children. Families work side-by-side with the elves, learning all sort of secrets inside the workshops. Children receive high-clearance access to build toys with the elves, interacting with the workshop bustle. Families visit Santa’s main factory floor, which is filled with conveyor belts and soaring ceilings filled with gifts and packages. The fun doesn’t stop there as you stop for a visit with Mrs. Claus and enjoy scrumptious “Yeti-o’s” (sugared donuts) and “snowman soup” (hot chocolate with marshmallows) in the North Pole Bakery before heading into Elf University.
Owner Scott Pace is the mastermind behind the ultimate Christmas experience, carefully recreating every detail and vision of what his then-5-year-old twin girls requested 13 years ago. “They wanted to visit Santa’s real workshop, and a year later, the portal opened.” “It’s wonderful to have guests back to the North Pole Experience again this year and welcome families to enjoy the magic of Christmas,” says Pace. “Christmas is a magical time of year, and it just wasn’t the same last year. NPX offers a truly one-of-a-kind experience that captures the essence of the Christmas spirit and unforgettable memories to last a lifetime.”

Movie Reviews and Upcoming Release Dates By A.D. Beal
IN THEATERS Dune
Spencer A fable about Princess Diana set over three days. Haunting, but not scary, Spencer is strangely a relatable movie. The anxiety that Diana feels throughout the film, in one of Kristen Stewart’s finest roles, is realistic and terrifying, sometimes going into surreal. The fuzzy visuals add to the mood of the film, giving it a lovely but still unsettling mood. Jonny Greenwood’s score is outstanding, very different from his usual film work, more like his earlier Radiohead days in how somber it comes across. If you can stomach how patient it is as a film, you will be rewarded with an incredible experience. Eternals
have praised this film for diverging from the usual Marvel fare, but to me it didn’t go far enough. Every now and then, an interesting idea about these characters’ roles pops its head, and almost goes somewhere. But then, the script does nothing with it and chooses to focus on something else, like the usual forced humor of Marvel films or long scenes of dull exposition. You feel bad for the actors here, trying so desperately to get something out of this material when they have so little to work with, but only Brian Tyree Henry comes out succeeding. Most of all, for a film with the lore it has, it strangely does little with it and takes potentially grand images and worlds and wastes them. What could have been something special in this series turned out to be another disposable picture to add to the Disney+ library.
ON NETFLIX The Harder They Fall
In the far future, a young man must face his destiny when his family is under attack over control of a planet and its resources. Dune is the ideal blockbuster and a showcase of Denis Villenueve at the height of his filmmaking career. With worldbuilding not seen since The Lord Of The Rings trilogy, each faction, character and planet feel alive and breathing, despite their different amounts of screen time. In spite of its handling as an adventure/action film (which it delivers), the film is filled with several moments straight out of a horror movie with Paul’s terrible visions of war and the scenes on Giedi Prime. At the same time, the tragic moments pack their necessary punch and the cast is one of the best ensembles in recent years. A true masterpiece, and likely to be a defining film of its time, Dune is not to be missed. 32 • December 2021 • UPPER WESTSIDER
They Fall establishes Jeymes Samuel well. An homage that doesn’t become a copy, energetic but still thoughtful, it’s a rare Netflix original with genuine personality to it. Portrayed like a tall tale of these real-life people, the cast brings them to life with the tone that fits its time while still modernizing it. The old west feels like it’s at the end of its peak in this film, complimented by the production design, which is both complex and minimal when needed. Most of all, the action is exciting with each blast, explosion and punch hitting their mark. The Harder They Fall is one of Netflix’s best films yet.
