The federal tax credit for rooftop solar systems, rather than continuing toward its imminent sunset, will last at least ten more years at its original 30-percent rate. That represents a huge expansion of the government’s commitment to distributed solar power, an indispensable means of escaping fossil-fuel dependence.
Congress Passes, President Signs New Act. Homeowners to Receive Additional Billions to Go SOLAR!

Don’t let the name fool you: the Inflation Reduction Act, more than just another attempt at alleviating price pressures, constitutes Uncle Sam’s largest and most ambitious investment in the nation’s energy future. A combined $369 billion dollars’ worth of tax cuts, grants, and low-cost loans will fund a thorough reorientation of America’s economy around clean, renewable energy, hopefully enabling us to leave planet-heating fossil fuels where they belong: in the past and in the ground.
2 • September 2022 • UPPER WESTSIDER myhyperlocalnews.com
Well, it’s always darkest before the dawn, as they say, and we’re happy to report a bright ray of hope peeking above the horizon.
Some critics have derided the bill’s inflation-fighting measures, saying its industrial policies (and various other measures) don’t do enough—or don’t do it fast enough—to tame price increases. To be sure, inflation is a complex and controversial phenomenon, one with many causes and no simple solutions. Nonetheless, having endured wild increases in equipment prices since the pandemic, we can attest to the importance of foresight in avoiding calamitous supply shocks. Washington, just as it is only now belatedly pushing a large-scale reversal of the medical-supply industry’s decades-long wave of profit-driven offshorings, seems to have recognized only recently the importance of a domestic manufacturing sector for supplying the country’s energy revolution.
With last month’s abrupt, unexpected breakthrough in negotiations between Senate leadership and fickle holdout Joe Manchin, the future of clean energy suddenly started looking a lot brighter—as did our outlook.
With our state’s abundant, year-round sunshine, we Arizonans stand ready to lead that revolution. And the professionals at SunSolar Solutions, Arizona’s largest, best-rated solar installer in 2021, are ready to help guide Arizonans every step of the way.
If you’re ready to leave fossil fuels behind and embrace America’s future, then call SunSolar Solutions today at 623-562-9009 to have a design prepared for your home free of charge.
We’ll admit it: events outside our control have had us worried for a while about the future of solar power—in Arizona and throughout the country. With swelling panel prices, the Fed’s rate increases, and the ongoing, seemingly inevitable shriveling of government support for the green-energy transition, an ominous gloom appeared to be settling over our industry, foreshadowing a long night.
The law also extends and expands support for other household energy infrastructure, such as energy-efficient appliances and heat pumps.
With this provision, the Inflation Reduction Act lives up to its name by enabling the expansion of both energy supply and demand. The government’s traditionally weak, wavering commitment to this key subsidy has long discouraged the kinds of large, long-term capital investments needed to generate growth in the nascent industry, leaving America straggling behind solar trailblazers like China and Germany. Researchers and manufacturers of clean-energy technology will see even more direct help from Uncle Sam in the form of tax credits, grants, and low-interest loans.

The implementation of district-wide laptops is part of the district’s four-part Strategic Reset Plan, falling under the Student Success and Stewardship of Resources perspective that ensures all students receive the resources they need to be successful.

To put into perspective how much work the district’s IMT Department put into this laptop implementation, each laptop takes approximately two hours to image and make ready for student use. This equals to about 60,000 total hours of the IMT Department’s time to ensure all Peoria Unified students receive equitable access to technology. Students in younger grade levels may keep their assigned laptops at the school site to be checked out during the school day whereas older students will be able to bring their laptops home each evening to continue their schoolwork. Schools will be communicating that process to the appropriate grade levels this fall.
Essay Contest O ers Valley Fifth Graders an Opportunity to Win $529 Toward Education and Career Goals
AZ529, Arizona’s Education Savings Plan together with the Arizona State Treasurer’s Office are asking Arizona fifth graders: “What is your dream job and how do you plan on achieving it in the future?” That is the theme for this year’s third-annual essay writing contest, which is open to fifthgrade students across Arizona. A total of 20 winners will be selected across the state and receive $529 towards opening a new or existing AZ529 Education Savings Plan. One winner will be selected from each of Arizona’s 15 counties and at least one winner each representing a district, charter, private, tribal school and homeschool will be selected. Up to five additional winners will be awarded in Maricopa and Pima counties, based on higher population. In all, more than $10,500 will be distributed to 20 students to assist in saving for their educational plans beyond high school. Parents or guardians of the winners will be responsiable for setting up an AZ529 account if an account does not already exist. All entries must be submitted online to az529.gov/essaycontest or through direct mail. Entries must be received by Oct. 2, 2022, at 11:59 p.m. (MST). “Our young students are the future of Arizona,” says Treasurer Kimberly Yee. “This essay contest gives students an opportunity to highlight their aspirations for the future and think about how they will achieve their dream job with a plan for education. Families are setting up their child’s future when they begin saving for education with an AZ529 Plan. We are excited to bring this essay contest to students across our great Thestate.”AZ529 Plan has provided a successful education savings plan for Arizonans since 1999, helping families accumulate $1.9 billion in tax-deferred savings. The goal of the essay contest is to increase awareness of the AZ529 Plan and pave a path for another generation of students to achieve their post-secondary dreams through proper savings. Winners will be honored by Treasurer Yee during a special ceremony at the state capitol in October.

Peoria Unified’s Information Management and Technology (IMT) Department received the first shipment of laptops in February and worked throughout the summer to prepare the laptops for Peoria Unified students for the start of the 2022-23 school year.
to a grant from the Federal Communications Commission (FCC), the Peoria Unified School District will be able to provide a laptop to every student in kindergarten through 12th-grade for school use during the 2022-23 school year. This initiative is made possible by the FCC Emergency Connectivity Fund (ECF) to help schools provide tools and services during the COVID-19 emergency period. Peoria Unified applied for these funds and the district was able to purchase nearly 30,000 laptops for student use.
“Our IMT Department has been hard at work since February imaging and preparing laptops so that students can use them this fall at the start of the school year,” says Director of IMT Network Operations Mike Treguboff. “We are excited for all students in kindergarten through 12th-grade to use these laptops and have access to resources they may not have otherwise.”

A recent eye-opening study of 14,000 children in the United States found that as many as 40% of children don’t develop strong emotional bonds (what psychologists refer to as ‘secure attachment’) with their parents. Attachment refers to the impact that children’s early parental care has on their social and emotional development.

1. Recognize your child’s small and large successes. Children develop self-esteem gradually. Telling your child they are smart is nice but pointing out something specific gives them proof to internalize this belief.

5. Recognize when your child makes negative statements about themselves. If your child struggles with math and makes a generalized statement such as, “I can’t do math,” respond along the lines of, “You do well in school when you work hard. Math is a subject that you may need to spend more time on.”
8. Respect your child’s cry. In other words, honor your child’s feelings and emotions. Instead of saying, “You’re 7 and too old to cry,” realize that shedding tears is a form of self-expression and it’s our body’s natural way to release upset feelings. In fact, crying lets the body rid itself of variants of the chemical cortisol, which is produced in times of stress
2. Give praise when deserved, without overdoing it. Empty praise or a ribbon for no effort is not meaningful. A true sense of self-worth comes from trying, failing, trying again, and succeeding.

6. Resist comparing one child to another in the family. Asking, “Why can’t you be more like your brother” will eventually lead to a lowered sense of selfworth. Emphasize what makes your child unique.

C arolyn Berry, owner of Clean Colonic, has always been passionate about helping people. But it wasn’t until her own health issues and years of suffering that she turned to colonics for the answer to unlocking the mystery of her own health –leading her down the path to becoming a successful business owner today.
“I had a lot of food allergies and was allergic to almost all foods. For example, I ate cheese pizza once and had to go to the ER! In fact, I had to walk around with liquid Benadryl in case my stomach swelled up,” she recalls. “I also had a lot of problems with my uterus. I had cysts, fibroids, endometriosis, and was diagnosed with adenomyosis. My doctor recommended that I get a hysterectomy because I had been suffering with these issues for more than 20 years. Instead, I opted to look for other solutions.”

Because of this amazing, life changing experience, Berry took a new career direction and became dedicated to helping people through colon hydrotherapy.
Clean Colonic: Building a business from the bottom up

“A friend suggested that I get a colonic. Even though I didn’t think they were connected, I was desperate to find some relief,” Berry continues. “After seven sessions, the very next month I had no issues with my uterus – no cramps or pain. My stomach went down and, when I went back to the doctor, I had no more cysts and the adenomyosis was gone. Today, I have no more problems with my cycle. I also now have no food allergies and can eat anything. In fact, my favorite thing on the menu to try is truffle mac and cheese!”
Berry is the proud owner of four Clean Colonic locations and has been in business since 2016. Her business locations can be found in Tempe, Phoenix/ Scottsdale, Fountain Hills, and Glendale. Prior to owning her own company, Berry, a competitive women’s doubles sand volleyball player, was a massage therapist for 15 years. She then took a corporate job managing spas in a fitness center for nearly eight years where she developed systems and helped grow the business. After leaving that role, she wrote a book titled “I’m Happy. How Did I Get Here?” that included a program to lead people from chaos to happiness. And while happy, Berry was struggling with life-impacting health issues.
Berry opened her first location in Tempe because the California native was living in the area at the time. “I started with just one device in one room,” she says.
“I never thought I’d be in this business, let alone have multiple locations,” she says. “But it’s very satisfying to educate people on other ways to assist their body; not just for constipation and weight loss, but for other issues they may have. More and more research is coming out that everything starts in the gut — and I believe it.”

For those that are squeamish about the idea of this type of service, there is no one that understands that more than Berry herself. “I didn’t want to do it myself,” she admits. However, once she tried it, she says, “It was life-changing for me. That’s why I am in this business. Everyone could benefit from a colonic.”

Aiming to provide only the best services for her clients, Clean Colonic follows the manufacturer recommendations for cleanliness and the treatment protocol. “I use everything they recommend for cleaning, supplies, nozzles, etc.,” she says. “The device we use is registered with the FDA and is a class two medical device.”
“That is simply toxic and unhealthy — it’s best to have it as clean as possible,” she adds. While the first several sessions generally serve to clear out contents, and clean the pockets and walls of the colon, the real benefit comes after about 10 to 12 sessions, which Berry refers to as a “gut reset.”
monitor the process and provide the patient with any assistance or anything they need to ensure their comfort.
Berry aims to continue to grow and bring awareness to the community, while maintaining the integrity of colon hydrotherapy. “I want people to try it, even if they don’t have any gastrointestinal issues. And I’d love to be the clinician to help. You just don’t know what’s in there and it’s best to clean it out.”
Weight loss is certainly one benefit because the body can hold onto quite a bit of waste in the large intestine.
“You could also take routes such as a nutritional cleanse, colon hydrotherapy, or enemas. Though not always recommended, these processes remove old fecal matter from the body by gently injecting and extracting water to and from the colon. When body waste is stuck inside of your internal systems, it can cause problems by releasing toxins back into your body,” says Robbins.
For people that are experiencing gastrointestinal issues, and even ones that aren’t, hydrotherapy is said to work wonders. “More and more people are realizing from word of mouth all the other aspects it can help with,” Berry says. “I get a lot of people who come in and have no issues; they just wanted to try it because they heard about it. They always are surprised at how much better they feel after. It is life changing.”

No. 3: There’s a National Network of Chargers, and More Are on the Way. According to the Department of Energy, there are currently more than 45,000 fastcharging stations nationwide, with multiple overlapping national networks under development, mostly funded by private companies. Tesla has by far the largest network with more than 1,200 U.S. charging stations (up from about 100 in 2014). Electrify America, a subsidiary of Volkswagen, is aggressively building out its network, with 673 stations operating now and 136 in the planning stage. The best way to find a nearby charger or plan a longdistance road trip is with an app like PlugShare, which calculates distance to stations and tells you if individual chargers are currently in use.
One big question you may have before trading in your gasoline-powered car is: how easy will it be to find a charger? The answer will be based on your individual circumstances, needs, and driving habits. But here are three things to keep in mind.
To help bolster EV owner confidence, the $1.2 trillion infrastructure package passed by Congress in November includes $7.5 billion to accelerate building the charging network. It focuses on building along highway corridors to ease long-distance travel. President Joe Biden has announced a goal of building 500,000 chargers to accelerate the transition.
22 • September 2022 • UPPER WESTSIDER myhyperlocalnews.com Technology
Courtesy of StatePoint Electric vehicles (EV) are becoming commonplace. By now, you’ve probably seen a Tesla, the Ford Mustang Mach E, or Nissan Leaf on the road at least once. Maybe you’ve even heard about newer models like the Rivian R1T pickup and the Toyota bZ4X crossover. And chargers? Yeah, you’ve probably seen them at highway rest stops or store parking lots. Now, you may be wondering if it’s time to go electric.
Are There Really Enough Electric Vehicle Chargers?
No. 2: Charging Stations Are Not Gas Stations. Often consumers think commercial charging stations will eventually be as widespread as today’s gas stations. But this assumes charging stations will be used the same way.
The reality is that we may not need as many chargers as most charging will be done at home.
Charging time is also important to consider. Today’s public chargers might take 30 minutes or more to charge enough electricity for you to resume your trip, compared to the five minutes or less at the gas station.
While charging, vehicle owners will want something to do. That’s why charging stations built around shopping or dining destinations, like malls and town centers, may become more common. You’ll be able to take a break, eat, or shop while your EV charges.
No. 1: Most Charging is Done at Home. This may be the biggest change new EV owners experience. Few, if any, have had a gasoline pump in their garage. But most EV owners will install an electric charger for convenience and economy. It’s one of the great opportunities of EV ownership, as well as a stumbling block. Installation is a major up-front expense, averaging around $1,200, according to some national surveys. But your true cost could be between $500 and $2,000, depending on hardware, permits, electrician fees, and needed electrical upgrades. However, you’ll be saving on energy costs. A good rule of thumb is you’ll be spending about half as much on electricity versus what you spend on gas now. A typical driver would save enough to cover the installation in two to three years. More carmakers are working home-charging solutions into EV purchases. For example, Toyota recently announced it’s partnered with ChargePoint to allow purchase of its home charger at the dealership, and lineup of a qualified electrician through Qmerit.

Many industrial chemicals and pesticides can cause inflammation. When possible, choose organic foods and “green” personal care and cleaning products.
GOOD FATS VS BAD FATS
WHAT IS INFLAMMATION?
Intake of refined grains and simple sugars is associated with the risk of developing inflammatory mediated diseases such as cardiovascular disease and diabetes. Fructose, which is found in table sugar, high fructose corn syrup, and fruit juices can cause inflammation and hinder the healing process. These should be limited or avoided. It is best to eat complex carbohydrates that are unprocessed such as whole oats, whole rye, barley, and legumes.

Colorful vegetables and fruit contain a variety of anti-inflammatory properties. Many fruits and vegetables are beneficial, however green leafy vegetables, berries, cherries, and pomegranate are excellent choices for a healthy diet. STRESS REDUCTION Stress can be just as aggravating to the immune system as the foods we eat. Physical activity, yoga, nature, and plenty of sleep may be helpful ways to reduce stress, thus decreasing inflammation.
Inflammation is a natural response by the immune system to events such as illness, trauma, physical stress, and chronic disease. Acute inflammation is a short-term healing process that warns our body of an injury. For example, if you break a bone, the body reacts quickly with redness, swelling, pain, and heat. This warns us to be more cautious of the injured area, preventing any further Chronicdamage.
Poly-unsaturated fats high in Omega-3 fatty acids provide anti-inflammatory benefits. A SOLUTION FOR AGING TEETH. Bridges and dentures can only restore a certain number of teeth, whereas dental implants can be used to restore as many teeth as required. For instance, dentures require the removal of healthy teeth before they can be put into place. But dental implants create one root for each tooth, allowing you to replace as many missing teeth as needed without sacrificing healthy teeth.
YOU CAN ROCK A GREAT SMILE. If you have a broken, chipped, or missing tooth, it might pave the way for insecurities related to your appearance. It might become a hindrance to you openly smiling or laughing, which isn’t the way to live life. With dental implants, you’ll be able to restore your smile without feeling selfconscious. It’s about loving life, not just living it.

Mostfantastic.importantly, dental implants allow you to express yourself as freely as you want. There’s no more hiding that beautiful smile of yours, and for us, this reason makes it worth everything.
Now, let’s move to the talking bit. Teeth play a vital role in helping you pronounce words the right way (try saying the sentence: Freddy’s fantastic flip-flops felt fine). Since dental implants settle well in the jaw, they’ll help your speech and let words flow more naturally.
Lucky for you, dental implants have quickly become a popular treatment and rightfully so. If you want to know about the several benefits that dental implants offer, then keep reading.
Withcavities.dental implants, not only the gaps are taken care of, but also the surrounding teeth. This means lesser exposure to bacteria, cavities, and tooth decay and a better chance at retaining more of your natural teeth. Moreover, investing in dental implants makes you more likely to prioritize oral hygiene. Plus, they are easy to maintain and won’t require a lot of work on your part. With proper care, they can easily last you a lifetime.
THEY PREVENT BONE LOSS & PROTECT JAWBONE HEALTH. If gaps are left unattended, your body’s natural response is to reabsorb the jawbone and reallocate the nutrients to be used elsewhere. When a dental implant fills the empty space, it stimulates the jawbone the way a natural tooth’s root would. This helps prevent bone loss, keeps the jawbone intact, and protects the facial structure.
THEY IMPROVE YOUR ORAL HEALTH & ARE INCREDIBLY LOW MAINTENANCE. Gaps in your teeth tend to trap food and give birth to bacteria and infections, which can lead to gum disease. A gap also causes surrounding teeth to lose part of what was holding them in place. This might cause the teeth to tilt towards the open space or become loose over time. As a result, there is more risk for tooth decay and
Temporary tooth replacements, on the other hand, aren’t as effective when it comes to forceful biting or normal chewing.
EVERYTHING’S EASIER: THE EATING & THE TALKING. Simply put, dental implants will make your life easier. Let’s talk about eating, first. Dental implants are stable and robust, so they let you eat whatever you want. This also means that you no longer must avoid difficult-to-chew foods, such as apples or steak (yum, yum). This, in turn, means you have a better chance of maintaining a balanced, healthy diet and enjoying a healthier life. So, it starts with something as tiny as a tooth but affects your entire body.
DENTAL IMPLANTS LOOK & FEEL LIKE NATURAL TEETH. Natural teeth enable a particular force when biting and chewing, and dental implants successfully mimic the same force. This is because dental implants are placed right into the jawbone, mimicking the root of a tooth, and making it the most comfortable option out there.
If you’re dealing with a broken tooth or more, we understand how frustrating it can be. While a tooth is a small part of our body, it plays many important roles. According to the American College of Prosthodontists, nearly 180 million Americans are missing at least one tooth. If you can’t grasp that number, let’s put it another way: that’s more than half of the population in the United States. EASY INGESTION
PROPER DOSAGE There is wide variation in the amount of active ingredients in each supplement. Some iron supplements, for example, contain only slightly more iron than a glass of tap water. Make sure you get what you’re paying for. On the other hand, taking too high a dosage can be dangerous. Know the Tolerable Upper Intake Level or UL (the maximum amount you can ingest without negative side effects) of each supplement you take.

While organic is a good thing when you buy vegetables, when it comes to products that require a shelf-life, this might not be the best approach. Some popular “all-natural” supplements have been recalled due to bacterial contamination. Without some level of preservative, harmful bacteria can grow in liquid supplements and make users seriously ill.
To help you navigate this largely unregulated industry, NovaFerrum, a leading manufacturer of iron supplements for children and adults whose products have been clinically proven safe, effective, and well tolerated, offers the following primer:

The supplement industry is booming, with more than four in five Americans taking vitamins or supplements, according to a recent Harris Poll on behalf of the American Osteopathic Association. Despite their popularity, the FDA doesn’t test the effectiveness, safety, or quality of supplements or their ingredients.
Look for infant and children’s products that taste good enough that they’ll take them. The pediatric drops and chewable tablets from come in flavors like chocolate and raspberry grape. Also, when it comes to iron supplements, stick with formulations that reduce ironrelated gastrointestinal side effects often experienced by people of all ages.
TRUTHFUL PRODUCT CLAIMS Don’t be fooled by product claims not backed by third parties. The “certified gluten-free” symbol on food packaging means stringent steps were followed to prevent gluten cross-contamination and that the food has been independently tested by a third party. Similarly, many products are listed as vegan, kosher, and halal, but smart consumers know to look for those that are vegan-verified and Etimad Halal or Kosher certified.
The supplement industry has experienced several lawsuits and recalls for issues related to ineffectiveness and adverse reactions. Do your homework.
SCIENCE-BACKED PRODUCTS
GOOD SOURCING Where it comes from is almost as important as what’s in it. Manufacturers can cut corners by working with lowerquality global suppliers or operating in places that require little oversight. Look for products sourced and manufactured in the United States.
Facts on Vitamins and Supplements
Don’t trust your family’s health to a formula cooked up in a kitchen sink. Seek scientifically proven solutions based on years of pharmaceutical and health care experience and recommended by licensed medical professionals. Choose only supplements that have voluntarily undergone fullscale, multi-year clinical trials to prove that they’re safe, effective, and welltolerated.

The law is named after 19-year-old ASU student Jack Culolias, who died as result of drinking excessive amounts of alcohol during a fraternity pledge event. His body was later recovered in Tempe Town Lake some three weeks later.
Through a life-saving legislative collaboration between Phoenix Attorney Pat McGroder, Arizona State Representative John Kavanagh (R) Dist. 23, Grace Culolias (the mother of Jack Culolias), and the family of hazing victim Christian Leventhal, a new anti-hazing law, ‘Jack’s Law,’ will soon go into that effect that makes hazing a crime in Arizona.

New Legislation Goes into Effect This Month to Keep Collegiates Safe from Hazing
The new legislation House Bill 2322 ‘Jack’s Law’ was signed in August by Arizona Governor Doug Ducey. It goes into effect on Sept. 24 and protects both college and high school students.
Arizona was one of six states that didn’t carry any kind of penalty for active hazing participants until Othernow.
“No other parent should ever have to go through losing a child to these horrendous hazing acts,” says Grace ‘Jack’sCulolias.Law’ in Arizona makes hazing a crime and makes hazing resulting in death a felony. The law protects against physical and mental abuse, as well as sexual Proponentshumiliation.

“The purpose of Jack’s Law is to save lives, plain and simple so this law also contains a provision to prevent the prosecution of those who take an injured student to the emergency room, or otherwise seek help from the authorities,” says Pat McGroder, plaintiff’s attorney for the Culolias family. “Jack Culolias should have never been hazed in the first place. We want to stop hazing of all forms but the moment he was in distress, someone should have come to his aide and taken him to the Jack’shospital.”Law also updates a pre-existing Arizona law that directed public universities to establish anti-hazing programs and regulations.

HI, MY NAME IS… Destry Jetton I’VE LIVED IN PEORIA FOR SIX YEARS AND IN ARIZONA FOR 20-PLUS YEARS AND I LOVE IT BECAUSE… there’s always something to do! There’s hiking and biking and Lake Pleasant is a short drive away. There are also great new stores and restaurants opening up that I love to explore.
THE ONE PERSON WHO MOTIVATES ME… is my twin sister Cheyana. She was a teacher, a vice principal, and a principal in the Valley for years. Now, she’s a consultant. She works harder than almost anyone I know (except maybe my boss Greg Hague!) She also cares deeply about her job and helping others. Something to look up to!

The other thing that is important is getting your house as perfect as possible before selling. There is a balance here between getting it ready and taking too much time to get it on the market. There is a sense of urgency to get your home on sooner than later, so if something needs to be done, start getting it done now. If you need referrals to someone, please let me know.
Asrepresented.always, please feel free to contact me with any questions. I love talking about real estate!
The Sweet Spot
Regarding prices, I am seeing a lot of price reductions. Some of this is because sellers are still looking at what homes were selling for a couple of months ago and thinking they can get the same price. They can’t. And, if they want to get their home sold, they need to be in the right price range. Buyers just aren’t over-paying right now, and if prices keep dropping you can find yourself chasing the right price and missing out on getting the highest price for your home. I saw this back in 2007-2008. Sellers who were priced $25,000 over what similar homes were selling for would wait too long to lower their price and by that time the prices had dropped another $25,000. They would sit on the market too long again before lowering and again, the prices had already dropped another $25,000. To be clear, I’m not seeing prices drop like they did back in 2007-2008, but if it needs to be $10,000 lower, you could end up making more if you get to the spot where the buyers are buying before everyone else does.
Locally in 85383 we have seen a small increase in inventory going from 322 a couple of weeks ago to 326 today. The number of homes under contract seemed to bottom out about a month ago at 316 and today we are at 326. It’s not a big increase but it is going in the right direction!
UPPER WESTSIDER • September 2022 • 29myhyperlocalnews.com
estate experts, Altos Research, the national increase in listings is slowing and they think we are in for an even softer landing than they thought just a couple of months ago. This is great news, and locally we are following that same path, as our increase is slower than it was. We are still expecting the Fed to raise rates, which doesn’t correlate one to one with mortgage rates, but it does affect them. So, we should see the mortgage rates increase again before the end of the year. We just don’t know how much higher that will Speakingbe. of interest rates, we are seeing an increase of our sellers offering the incentive of buying down the interest rate for the buyer of their home. It is a great way of helping the buyer get the payment they were looking for and it helps us get the seller’s home sold. It’s a great win/win!
And if you are wanting to move to another house in the Valley, you can do so at any time and be in the same boat, which is if you sell your home for less than it was worth a few months ago you will be buying a home for less than you would have a few months ago. If you wait for your home to go up in value, the home you buy will have gone up. So, if you want to move, I will tell you to get where you want to be and enjoy your new home.
By Frank May, Real Estate Agent As kids are going back to school, we usually see an increase in inventory, as less people want to make a move if they just put their kids in school. This year isn’t disappointing, as we have risen from around 16,500 last month to 18,900 Accordingtoday.toreal

“Predator” is a series that has always redefined itself with each installment, and “Prey” continues the trend with excellent results. Scaling down the action genre to its barest bones, director Dan Trachtenberg brings a vicious and exciting ride that doesn’t let up, while also introducing new and unique set pieces and ideas. Even then, it still lets the characters guide it, as Amber Midthunder and Dakota Beavers (the latter of whom is in his first role) are natural born action stars who shine as a sister-brother duo. Most of all, it brings back the fear that this series has been missing for a while with a brutal new creature. It’s a nice reminder that any series can come back with the right idea. “Bullet Train” A group of assassins on a Japanese train find themselves connected in a way that puts them all at risk. Sometimes you watch a movie and can tell from the first few minutes that it won’t be for you, and yet it can still surprise you with how bad it is. “Bullet Train” is that kind of film that goes through the motions of having a big cast (including cameos), a funky tone and soundtrack, and enough humor and quirks to keep the audience’s interest. What it doesn’t do is make any of those characters likable (wasting a hugely talented cast), provide humor that’s actually funny or give you a reason to care about anything that’s going on. It can’t even deliver on the action, with choppy and ugly fight scenes that have little variety and no thought in the visuals beyond “flashy neon.” It’s a movie where you can tell everyone was only there because they were bored from COVID quarantine and wanted some quick bucks, and no one had any real passion. It’s an infuriating and obnoxious movie, a compilation of the worst aspects of modern action movies.

“Vengeance” A journalist travels to a small Texas town to make a podcast around the death of a woman he hooked up with. Have you ever watched a movie and can tell that the writer spends too much time on Twitter? “Vengeance” is one of those movies, as BJ Novak seems to think he’s made something very insightful on the political divide between uppermiddle class Liberals and middle-class Republicans, when all he’s done is come off as someone who’s never met anyone from the latter group. Caricatures roam the story instead of characters (though Boyd Holbrook is trying), in a story that doesn’t seem to know what it’s even about. Is it about the assumptions we make about each other, or the justifications ones will make to deny the truth? I’m not even sure if Novak knows, and it’s hard to laugh at anything going on here or feel like anyone is in danger. By the end, none of it really amounts to anything, as if he himself has given up on the story by that point. You’ll have given up much earlier. “Day Shift” A vampire hunter finds himself in the crosshairs of a new danger as he struggles to secure money for his family. “Day Shift” almost realizes its potential, if only it could help itself. JJ Perry takes his stuntman past and uses those skills to direct some great action, with some of the most intriguing camerawork of the year and a nice mixture of practical and digital effects. Unfortunately, the script has an obsession with quipping and a selfawareness that is akin to the “Deadpool” movies, as if it needs to acknowledge the strangeness of the story. Sometimes, it’s enough to let the story of a vampire union play out without winking to the audience every five minutes. Still, the actors deliver and sell it well, with Snoop Dogg making the biggest impact—despite his lack of screen time as an old-timer cowboy character. In terms of action movies, Netflix has made worse with more money, and it’s worth a viewing for what it still pulls off.
