The financial unpredictability of utilitydistributed electric power has been a consistent theme in this column. We have argued repeatedly that the cost of electricity could potentially rise faster than incomes and consumer prices overall, and so far that has been enough to convince our customers—as well as homeowners around the country—that locking in energy costs with a rooftop solar system is a sensible investment.
But now, homeowners are faced with two impending challenges. First, and most time critical, the export rate, the means by which homeowners recoup their solar investment costs, will be reduced August 31st, making it imperative that homeowners who are interested in solar decide quickly. Homeowners who sign up for solar after August 31 will be paid 10 percent less for the extra energy their systems produce and export to the grid (receiving 7.6 cents per kWh from APS rather than 8.5 cents per kWh). To realize the same economic benefit from their investment, these homeowners will need a system that’s larger and, hence, more expensive.
All this means that if you are interested in going solar but slow to commit, you’re between a rock and a hard place. It’s especially important now, before the end of August, that homeowners go solar so that they can avoid getting squeezed from both sides.
Second, the potential for such a massive price hike is starting to look like a sure thing. That is because of widespread uncertainty and worry over the EPA’s recent proposal to
drastically shrink power-plant emissions, which foreshadow a rocky path ahead for utilities with significant greenhouse-gas-emitting assets.
As with any other air-quality requirement, the EPA has to show that feasible technologies exist that polluting companies can use to comply with the agency’s proposed rules, and the agency says it has done so. In fact, the EPA has described the cost impact of its requirements— including a 90-percent reduction of emissions by 2035—as “negligible.”
Yet certain facts and contrary assessments cast doubt on that claim.
Carbon capture and storage—the technology necessary to comply with the agency’s proposed 90-percent-capture rule— has not quite proven itself as an actual long-term industrial asset. None of America’s plants use it to any significant degree, and, as Politico noted in an article earlier this year, “only one coal plant in the U.S. has ever installed it on a commercial scale, and equipment failures and billions of dollars in cost overruns plagued its few years of service.”
As the technology’s name implies, capturing the carbon dioxide is only half the task. There is no infrastructure for transporting CO2 to the places where it must be stored and little movement toward changing that, according to Politico.
Finally, other actions the federal government has taken don’t exactly shore up confidence. On the same day that EPA’s proposed rule was published, the Department of Energy announced an up-to-$45.5-million grant “to advance carbon dioxide (CO2) capture
technologies.” Not “implement” the technologies, but “advance” them, presumably from a, well, not-so-advanced state of development.
Comments on the proposed rule reveal widespread uncertainty and consternation over the feasibility of CSS, among other aspects of EPA’s rule, suggesting that a smooth transition could be less certain than assumed. Every letter we read that came from an affected industry requested an extension to the EPA’s 60-day period for receiving comments, citing either the complexity of the EPA’s proposed rules, doubt over whether compliance would be as do-able or painless as the agency predicted, or both.
And, whatever its operational readiness, the technology is expensive. The research that the EPA relies on shows the cost of electricity generation (per unit of energy) roughly doubling with installation of CSS equipment.
It’s not hard to figure out what all this means for energy consumers. According to the law of supply and demand, plant shutdowns and technical difficulties entail higher energy prices. Solar power, unlike carbon capture, is a proven and reliable technology, and it offers families freedom from the increasingly heavy burden of dirty energy. But if you’re considering going solar, time is running out to secure the best deal.
The power company isn’t waiting to maximize the value it gets from rooftop solar systems. If you’re ready to put the sun to work for your household, then call SunSolar Solutions today at 623-562-9009 to have a design prepared for your home free of charge.

AUTHENTIC ITALIAN FLAVORS FOUND AT NEWLY OPENED FABIO ON FIRE’S GELATERIA & PANINI SHOP

Italian Chef Fabio Ceschetti is bringing a new culinary experience to Peoria with Fabio on Fire Gelateria & Panini, which opened this summer. Born and trained in northern Italy, Ceschetti has infused his family’s Southern Italian heritage into his West Valley eatery Fabio on Fire, and now he extends that tradition to a more casual deli and gelateria.
Located in the Four Corners shopping center at Happy Valley and Lake Pleasant roads, the new venue replaces the former Wow Wow Lemonade store. The 1,500-squarefoot space features both indoor and outdoor seating, accommodating up to 55 patrons.
Fabio on Fire Gelateria & Panini offers artisanal sandwiches and house-made gelato, with an on-site market selling imported delicacies from Puglia and Piedmont regions. Ceschetti’s commitment to authentic Italian cuisine extends to the bread used for paninis, which is freshly baked daily from pizza dough and then filled with imported Italian meats and cheeses. His unique high hydration dough results in a tangier flavor and a crispy crust that perfectly complements the fillings.
The gelateria side of the business boasts a range of rotating weekly gelato flavors, all made from a machine imported from Italy to ensure authenticity. Favorites such as pistachio, amarena, stracciatella, berries, and lemon cake can be expected on the menu. The restaurant is located at 24775 N. Lake Pleasant Pkwy., Suite 101. Axis for Autism, an Arizona-based company, has unveiled its new clinic at 12725 W. Indian School Rd., Suite C102, Avondale, to respond to the escalating demand for autism care and evaluations. The expansion promises a relief for families in the West Valley, offering accelerated diagnostic evaluations, improving accessibility to essential interventions and therapies.
Established in 2021, Axis for Autism uses a proprietary model to hasten diagnosis and reduce wait times. The company has bridged an essential gap, as families across Arizona have typically been compelled to wait for more than a year for autism evaluations. This development holds particular significance as Arizona’s autism prevalence has climbed from one in 64 children in 2008 to
one in 36 currently, according to CDC reports.
Axis for Autism’s Avondale clinic will provide diagnostic services to both children and adults, with options in both English and Spanish to counter language barriers. This clinic aims to remove impediments to autism diagnosis, by providing low-cost screenings that accept health insurance coverage and Medicaid.
The company also offers applied behavior analysis (ABA) therapy, an evidence-based practice beneficial for children, adolescents, and adults with autism. Axis for Autism has plans to further extend its presence in the West Valley later this year. For more information or to book an appointment, please visit axisforautism.com.
In July, the Peoria Unified School District governing board turned down a cost-free computer science education program amid concerns over its commitment to diversity, equity, and inclusion. The proposal was for a memorandum of understanding with the Microsoft Philanthropies Technology Education and Learning Support program, which targets underrepresented groups in the tech industry. The motion ended in a stalemate, with board president David Sandoval absent from the meeting.
Sandoval, however, can call for a reconsideration of the motion in future meetings, according to district spokesperson Danielle Airey. If accepted, the Microsoft initiative would have teamed up tech professionals with educators at three district schools — Raymond S. Kellis High School, Centennial High School, and the MET Professional Academy — to collectively instruct computer science.
The program, new to the district and executed at no cost, aimed to bolster access to computer science education in Peoria Unified, boosting both computational thinking and problem-solving skills, according to Teresa Hernandez, the district’s chief academic support officer.
The board’s decision was influenced by public objections, including opposition from Tiffany Benson, a representative from Turning Point USA, a conservative youth organization. Heather Rooks, a board member who voted against the program, recognized the district’s dearth of computer science teachers but remained skeptical about the initiative.
LEADING SHOPPING CENTER OWNER AND MANAGER VESTAR STARTED A $50 MILLION CONSTRUCTION PROJECT EARLIER THIS SUMMER TO EXPAND THE SHOPS AT LAKE PLEASANT. The new addition will span across 16 acres, enhancing the existing 650,000 square-foot Lake Pleasant Towne Center with an additional 90,000 square feet of retail and restaurant outlets.
The Shops at Lake Pleasant, situated on the northeast intersection of Happy Valley Road and Lake Pleasant Parkway, is one of five shopping centers Vestar is currently developing in the greater Phoenix area. The expansion project, expected to reach completion by fall 2023, signals the continuing growth in the region.
The state of Arizona provided the land for the project, while Vestar entrusted the design and construction work to Upward Architects and the Chasse Building Team. The expansion will introduce a unique assortment of both local and national vendors to the
shopping center. A few prominent names include OverEasy, Visionworks, Cinnaholic, European Wax, Raising Cane’s, Handel’s Ice Cream, Wild Fork, Honor Health, Christian Brothers Automotive, and Panda Nails.
This expansion project is part of Vestar’s broader strategy to address the rapid population growth and the corresponding demand for more shopping and dining options in the northwest area of Valley, specifically in Peoria. Over the past five years, the region has seen a surge in the number of residents, making these development projects pivotal for the community.
Vestar’s ongoing projects in the Phoenix area total over 1.5 million square feet of retail space. In addition to The Shops at Lake Pleasant, the company is developing Queen Creek Crossing and Vineyard Towne Center in Queen Creek, Verrado Marketplace in Buckeye, and Laveen Towne Center in Phoenix.
As Vestar moves ahead with the expansion, the anticipation is high for what The Shops at Lake Pleasant will bring to Peoria when its doors open in fall 2023.

TAIWAN SEMICONDUCTOR MANUFACTURING CO. (TSMC), THE WORLD’S LARGEST SEMICONDUCTOR MANUFACTURER, ANNOUNCED IN JULY THAT IT’S PUSHING BACK THE PRODUCTION START DATE AT ITS ARIZONA CHIP FACTORY BY A YEAR DUE TO A SHORTAGE OF SKILLED LABOR. The delay marks a setback in the company’s ambitious plans for its first Arizona fab, which started construction in April 2021.
TSMC had projected to kick-start its N4 semiconductor processing in Arizona by 2024. However, a scarcity of workers capable of installing specialized equipment has created roadblocks. The factory, currently under construction in North Phoenix, is now set to begin production in 2025.
To tackle the labor shortage, TSMC is transferring experienced technicians from Taiwan to Arizona for training local workers over a short period. The company, in its quest to accelerate the project, is also importing temporary workers from Taiwan to handle its sophisticated facility systems and some construction activities.
Meanwhile, TSMC continues to deal with a financial downturn, reporting a 13.7% drop in Q2 revenue to $15.6 billion,
down from the same period last year. The company’s Q2 net income also fell by 23.3% to $5.9 billion - the first annual decline in quarterly profit TSMC has reported in four years.
The slump in earnings is largely attributed to decreasing purchases of smartphones. TSMC, known for producing main processors for Apple iPhones, Qualcomm mobile chipsets, and processors by Advanced Micro Devices, has felt the impact of weaker global economic conditions and a softened end-market demand.
Despite these challenges, TSMC remains hopeful for Q3 2023, citing expectations of a boost from the robust ramp-up of their 3-nanometer technologies. However, the company also foresees a continuation of customers’ inventory adjustments, offsetting potential gains.
Further, TSMC anticipates higher building costs for its fabs in the U.S., Europe, and Japan due to smaller fab scales and earlier stage semiconductor ecosystems compared to Taiwan. To mitigate these higher costs, the company is engaging with senior government officials to discuss expansion plans and possible avenues to narrow down the cost gap.
AN INNOVATIVE KANSAS CITY-BASED RESTAURANT AND SPORTS BUSINESS IS MAKING A THRILLING EXPANSION INTO THE HEART OF ARIZONA, GIVING LOCALS AN ENTICING TASTE OF THE MIDWEST’S POPULAR CULINARY AND SPORTS FUSION CONCEPT. Chicken N Pickle, known for its exceptional blend of pickleball fun and delectable wood-fired rotisserie chicken, will officially swing its doors open in the bustling Westgate Entertainment District this August.
The exciting new location in Glendale will feature a whopping 11 pickleball courts. To secure a spot on the court, patrons are encouraged to make reservations up to two weeks in advance, although walk-ins are always welcome. Each court also comes equipped with a table so that guests can enjoy food and drinks while keeping an eye on the heated matches.
The centerpiece of the establishment is its fresh, wood-fired rotisserie chicken, which is available for purchase by the quarter or half. The menu, described as chef-driven, will primarily center around chicken-themed dishes, promising to
deliver a memorable dining experience for food connoisseurs.
Chicken N Pickle, or CNP, originated in the Grand Cayman Islands from one man’s shared passion for wood-fire chicken and the sport of pickleball, and has quickly become a fan-favorite across the Midwest. The concept, which harmoniously unites pickleball — America’s fastest-growing sport — and a mouthwatering food selection, provides guests with an entirely unique entertainment experience.
Beyond the primary offerings of pickleball and chicken, CNP also hosts tournaments, camps, and clinics for kids and adults. It’s not just a place to dine and play; it’s a hub for team-building events, parties, and an array of other activities that keep the venue buzzing seven days a week.
Pickleball, often described as a hybrid of tennis and ping pong, is a doubles game played on a court half the size of a tennis court. Its simplified rules and approachable play style make it a hit across age groups, solidifying its status as a rapidly rising sport in the country.
Guests at CNP can look forward to not
just casual play, but also competitive leagues. Divisions for men, women, and mixed groups, from beginners to advanced players, will be regularly hosted at CNP.
The new Chicken N Pickle outpost, located at 9330 W. Hanna Lane in Glendale, invites pickleball enthusiasts and food lovers alike to reserve a court and enjoy the venue’s unique offering. Regardless
of the weather, the indoor courts ensure a good time is always served, justifying why pickleball is America’s fastestgrowing sport.
This August, get ready to enjoy a game of pickleball and savor the taste of wood-fired rotisserie chicken. For more information, visit chickennpickle.com/ location/glendale.

Aspace helmet is vital for any astronaut traveling into space. The helmet can protect the astronaut’s skull from any sudden impacts. Engineering your own helmet takes a lot of time and testing to perfect it. Using an egg to represent an astronaut skull, use your nogging to design and test an egg-cellent helmet for your astronaut!
SUPPLIES
• 1 egg
• 1 sandwich bag per egg
• 1 water bottle
• 1 pair of scissors
• 1 roll of tape
• Any small materials around the house such as:
• cotton balls
• balloons
• small pieces of fabric
• tissue paper
• cardboard
• popsicle sticks

CHALLENGE: CAN YOU ENGINEER A SAFE SPACE HELMET TO PROTECT YOUR ASTRONAUT?
• Make an observation on your egg. Where is it the most fragile? Where should you focus on protecting your astronaut? Place your egg in a sandwich bag and place it to the side.
• The water bottle will be the base for the helmet and can be used however you would like. The egg in the bag has to be placed within the water bottle somehow.
• Present additional materials that can be used as cushioning for your helmet. Feel free to set rules on how materials distribution will work (e.g., you can only pick three additional materials or tape counts as one material).
• Design a plan. Draw and label the needed materials. Once the design plan has been approved, you can start engineering the helmet! (Keep the egg in the bag for easy clean up).
• When complete, determine your testing site with a consistent drop height. You can stand on a chair with your arm straight out.
• Drop the helmet and see what happens! Was your astronaut protected?

She’s Liz, he’s Pete, they are Liz & Pete. Liz Cerepanya and Peter Dalton Ronstadt join musical forces to explore material old and new. Cerepanya’s heartfelt voice with Dalton Ronstadt’s haunting harmonies and rich guitar arrangements captivate the mind and tug at the heart.
After a few passing introductions in their shared music scene, Cerepanya joined Dalton Ronstadt, Linda Ronstadt’s nephew, on stage at Monterey Court in Tucson in the fall of 2019. They had an opportunity to work up a few songs, including Rodney Crowell’s “Leaving Louisiana in the Broad Daylight,” and an instant musical match was realized. Quickly Liz & Pete began exploring
material including the timeless songs of Alan Garr, songs of their favorite songwriters and singers, new and old compositions by Dalton Ronstadt, as well as classic songs from his father Michael Joseph Ronstadt’s repertoire. Liz & Pete’s natural element is just the two of them on stage accompanied by an acoustic guitar and the Pennsylvania Stompbox.
Named ‘Best Group/Duo’ in the International Acoustic Music Awards, acoustic-duo Ryanhood got their first break more than a decade ago as street-performers at Boston’s Quincy Market. It was there that they were spotted by a college booking agent and thrust into the college touring scene, where “Campus Activities” magazine would name them “one of the most requested acts by college buyers all across the country.” They’ve since gone on to perform more than 1,000 shows in 46 U.S. states over the past decade, and have shared stages with Jason Mraz, Matt Nathanson, Train, and many more. Residing in Tucson, where they have won more than a dozen Tucson Music Awards, Ryanhood was also recently named the “Discovery of the Year” by John Platt at WFUV in New York City and was a featured act at Australia’s National Folk Festival in 2018.
Their latest album “Under the Leaves,” sees the pair’s lead guitarist Ryan David Green stepping into the role of sole producer, weaving a tapestry of lush strings and rich harmonies. The album, like their shows, is driven by strong acoustic guitar performances and is at turns energetic, hopeful, and quietly moving—a musical invitation to breathe, and to soak in a river of melodies and harmonic hooks.
Cameron Hood, the band’s primary lyricist, has waded into those musical rivers with dream-like verses about seeds and forests, breath and wind, and the cycles and seasons that frame our lives.
The Cross-Eyed Possum (CEP) is fresh off of winning the Pickin’ in The Pines band competition in Flagstaff. From Prescott, CEP is an identical twin led acoustic family trio, consisting of two core members of the band Sugar and the Mint (2017 winners of Telluride Bluegrass’s band competition).
Their set is a unique blend of originality, musical proficiency, explosive vocal performance, and accessibility. The Possum’s have been wowing Arizona audiences since 2013 and are anticipating their second studio album.
More information for both series can be found on the city of Peoria website at www. peoriaaz.gov/PCPA, and on their Facebook and Instagram pages at @PeoriaAZArts.

The Benefitness Adaptive Gym, located at the main campus of the nonprofit Benevilla, opened one year ago with the goal to prove physical fitness and a healthy lifestyle is no longer out of reach for anyone.
What makes this adaptive gym different from other local gyms? Benefitness
Adaptive Gym offers an innovative and exciting way to help those in our community with different abilities, special considerations, and on-going clinical needs. The equipment and facilities in the Benefitness Adaptive Gym are specifically designed to meet the needs of people with various physical limitations, including wheelchair accessibility. The equipment has adjustable heights and positions so exercises can be done standing, sitting, or in a walker, and the machines are adaptable for upper or lower body workouts.
In the first year, Benefitness has achieved some amazing milestones. Originally the
adaptive gym was scheduled to be open four hours a day. Now, classes have been extended to six hours per day. The gym is open to the public Monday through Friday, 8 a.m. to 4 p.m. Since opening, Director Lorrie Karn and her coaches have run over 1,900 classes. Of those, over 900 of them have been Rock Steady Boxing, for those diagnosed with Parkinson’s or Beneboxing classes for individuals wishing to take boxing-based classes who are not diagnosed with Parkinson’s.
The Benefitness Adaptive Gym is staffed with nationally certified coaches who are disciplined to work with people with different abilities and special considerations. The coaches are knowledgeable about the different modifications and adaptations that may be necessary to help clients reach their fitness goals.
The team of coaches provide specialized group and individual fitness programs and classes helping strengthen those with physical challenges and movement disorders (e.g., Parkinson’s, dementia, MS, and
more). Classes and programs are designed for those with early onset diagnoses and those with progressive stages. Their programs help improve participant’s physical efficiencies, mental acuity, strength, balance, agility, and overall wellbeing.
New program additions include one on one training sessions with Smart Glove technology. The Neofect Smart Glove is a high-tech rehab device measuring movements of the forearm, wrist, and fingers with accelerometer and bending sensors. The Smart Glove works interactively through entertaining games and activities to increase hand and arm movement and functionality.
Benefitness has also added a Bio-electrical Impedance Analysis (BIA) tool as part of their member assessment process. This method is used to monitor health by looking at body composition. It measures body fat in relation to lean body mass and is said to be more accurate than BMI testing.
This month, the adaptive gym is adding
nutrition coaching as an essential element in the battle against aging. Nutrition coaching aims to provide personalized guidance to help members meet their nutritional needs, manage chronic conditions, maintain a healthy weight, support bone health, boost immune function, and promote overall wellbeing. Nutrition programming greatly supports workout efforts for maximum fitness results.
Benevilla is also excited to offer their Member Assistance Program (MAP) for those needing financial help to join their adaptive gym. Thanks to a grant from Gila River Indian Community, qualifying members can receive financial assistance to participate in any range of services from classes to individual training. So far, 10 members have taken advantage of the program totaling over $11,000 in assistance.
For more information on services, volunteer opportunities, to take a tour, or donate to Benevilla, call 623-584-4999 or visit benevilla.org.
At first glance, it looks like “Grandparents’ Day” at preschool — a roomful of giggling seniors playing peekaboo with a dozen adorable toddlers. Except these “grandmas and grandpas” aren’t related to the kiddos. No matter. They love each other just the same.
Welcome to a one-of-a-kind Intergenerational Enrichment Program, where people living with dementia enjoy activities, social engagement, and the excitement of interacting with young kids. Located at Hospice of the Valley’s new Dementia Care and Education Campus, the Adult Day Club and adjoining Child Center help both generations flourish. The grown-ups are energized by the youngsters’ carefree exuberance. The children are treated to cuddles every time they climb into a soft lap for a movie, story, or song.
“Just to hear the joyful sounds of kids playing and laughing is uplifting,” says Michelle Bales, Adult Day and Intergenerational Program manager. “Sometimes we play games, sometimes we share a snack, we dance, we laugh and most of all, we appreciate what makes each of us unique. Every day we encourage connection and watch the magic happen as organic moments of joy are created.”
Numerous studies show that intergenerational programs enhance quality of life. Adults experience a more positive outlook, decreased social isolation, and improved cognitive function and overall quality of life. Children gain self-esteem, self-confidence, and learn to make new friends. Both age groups feel valued, safe, and cared for.
“This is the best thing that could have ever happened to me,” says Judy Wind, a member of the Adult Day Club. “I love kids and these kids just keep you alive. When I found this place, I knew I was home. I just love coming here!”
A wide array of activities ensures everyone has a great time — from art to dance, exercise, gardening, story time, movies, singing, surprising guests like a musical cowboy on a horse, petting zoo animals, and visits from therapy pets, including a miniature cow! The goal is to stimulate the senses and create joy.
An added benefit is the friendship that develops as the children and adults bond with one another. When 3-yearold Jack was planning his birthday party, the first person on his invite list was his sweet 74-year-old pal, Susan, from the Adult Day Club.
Family members like Pat McKenna can take a break from
caregiving knowing their loved ones with dementia are thriving in a culture of fun. “My husband has always loved children, and this is an opportunity to spend time with them, sometimes on a one-on-one basis. The kids get a lot out of it as well. It’s just a win-win.”
The Intergeneration Enrichment Program at The Campus is also teaching youngsters that dementia is nothing to be feared. It’s empowering families who didn’t realize there was a place to turn for support. And it’s inspiring the community to learn more about this challenging disease and how to enhance quality of life as dementia progresses.
“Life doesn’t stop because someone has dementia. It changes,” says Dr. Gillian Hamilton, Hospice of the Valley medical director. “With understanding and compassion, we believe it’s possible to still find meaning, purpose, connection, and joy in living.”
The Dementia Care and Education Campus is at 3811 N. 44th St., Phoenix. In addition to the Intergenerational Enrichment Program, there are free support groups, educational classes for the community and dementia resources. For more information, visit dementiacampus. org.
As we find ourselves in the peak of summer, we’re back in action after the annual July print hiatus at “The Upper Westsider.” Since then, we’ve had quite an interest-rate ride!
Rewind back two months, FHA rates were hovering at 6.125% and Conventional rates were at 7.375%. Fast forward to the present week, and we’ve seen rates undergo a tumultuous journey, ebbing and flowing through a series of highs and lows, eventually winding up remarkably close to our starting point. This fluctuation underscores the need for a savvy lender when looking to buy a home, someone with a keen eye on the market and a strong grasp of expert predictions. Choosing to lock your rate or float for a better one could mean the difference between saving thousands over the lifetime of a loan. Don’t hesitate to reach out if you’re in need of a reliable lender or advice on rates. I have a great lender.
Interestingly, both inventory and the number of homes under contract have seen a decrease. Expert predictions point towards lower rates by the end of the year or early next year, and that’s when we may see the housing market kick into high gear. With dropping rates and prices easing off their mid-2022 peak, more prospective homeowners will find themselves in a position to afford a house. This surge in buyers could stimulate prices to ascend a bit more rapidly than we’ve seen in the past year, a development likely to put a smile on every current homeowner’s face.
I was recently in a conversation with a fellow real estate agent whose client has been contemplating purchasing a home for about a year and a half. This client held back when multiple offers were coming in, reluctant to overpay. Now, the deterrent is the high interest rates. It got me thinking: seeking the perfect conditions may leave one perpetually waiting on the sidelines. But consider
this - they could now secure a home at a price discounted by 20 to 25% compared to last year. While interest rate drops aren’t a guarantee, the odds are leaning favorably. Should rates decline, a refinance could put them in an enviable position. Above all, they’d be homeowners, investing in their own equity rather than contributing 100% ‘interest’ to a landlord.
Now, onto my real estate rant. If you’re in the selling market, conduct thorough research and quiz potential agents thoroughly. It’s crucial that your chosen agent boasts a solid record of sales in your area and has a few years of experience under their belt. A professional approach to marketing your home is key - no cellphone snapshots, please! The agent should be proactive, aiming to sell your home rather than simply listing it on the MLS and waiting. The difference could translate into thousands of dollars. If you need help framing questions for your potential agent, drop me an email or give me a call.

Asprawling estate in Peoria has been listed for a record-breaking price of $5.98 million, making it the highest listed property in the city’s history. The nearly 12,000-square-foot home at 8035 W. Expedition Way is a set on a rare, resort-like homesite of 2.18 acres.
Realtors Jamie Wong and Melissa Dierks of Re/Max Fine Properties, who have had record sales of two other homes on the same street, are listing the property. Constructed in 2009 by Scottsdale-based Legendary Homes Inc., the residence includes a 1,277-square-foot guest house.
The home features a floor-to-ceiling limestone gas fireplace, elaborate hard floor surfaces with decor/custom insets and design, and custom furnishings that blend with the property’s finishes.
The home features commercial-grade appliances, multiple dishwashers, full-size freezer and refrigerator, and a butler/entertainment space open to the dining area. Adjacent to the great room is a sunken full bar and a game room equipped with three televisions and a comprehensive Crestron system throughout the estate.
The home also boasts a theater with
seating for 15, a primary suite with dual fireplaces and a bathroom that includes a gym and sauna. Additional features include three ensuite bedrooms with designer finishes, an entertainment room overlooking a second patio, and three exterior fireplaces.
The guest house serves as a separate home, complete with a full kitchen, breakfast nook, and spacious sleeping quarters that open onto a private patio.
Outdoor amenities include a massive resort-size diving pool with a color wheel, heated slide and diving board, an exterior bar, heated spa, golf putting greens, and a sports court. The property also offers a vast RV garage that can accommodate up to six cars, in addition to eight other air-conditioned garages with epoxy floors and custom cabinets.
In the words of the property’s Zillow listing, “You cannot duplicate this home; you cannot experience the luxury and quality this home delivers in every single aspect! Truly a masterpiece of art and love created within these walls.”
This property, poised to break Peoria’s residential sales record, reflects the upward trend of the city’s real estate market, further highlighting the growing demand for high-end properties in the West Valley.
Each year, hundreds of children ages 1 to 4 die from drowning in the United States.
“Drowning is the leading cause of death for children 1 to 4 years old and remains in the top five causes of death for children ages 5 to 9 years old,” says Caitlin Sageng, director of Special Projects and Family Resources at Child Crisis Arizona, whose mission is to provide children and youth in Arizona a safe environment by creating strong and successful families. “In Arizona, we have one of the highest drowning rates in the nation. An average of 20 children drown every year in Maricopa County alone.”
No single device or solution can prevent a child drowning on their own; however, there are steps caregivers can take to place multiple barriers between children and water and minimize the risk. In an effort to decrease the chance of accidents around water, Child Crisis Arizona partners with
Salt River Project (SRP) and the United Phoenix Firefighters Charities (UPFC), annually on a Pool Fence Safety Program. Its mission is simple: to provide local families with pool fences.
This year, Child Crisis Arizona is pleased to announce nine families across the West Valley in Goodyear, Avondale, Surprise, Peoria, and Glendale as recipients of the program. Over the past two weeks, pool fences have been installed in all backyards, including families where the grandparents are serving as caregivers, single-parent households, and in households where children are in the adoption process.
In addition to installing the fences, the Child Crisis Arizona Pool Fence Safety Program works across the Valley to educate caregivers on the importance of keeping their children safe around water through its Virtual Water Safety Workshop led by a Safe Kids Maricopa County Program Coordinator and available on the Child Crisis Arizona website at childcrisisaz.org.
Fast facts from the Child Crisis Arizona Pool Fence Safety Program for all caregivers:
• A pool fence should surround all sides of the pool and be at least five feet tall with self-closing and self-latching gates.
• Make sure that all furniture is on the inside of the pool fence so that children cannot use it to climb over the fence.
• Ensure that the pool gate is always properly latched and closed and that it is not broken.
• Children should not be able to go under, over or around the pool fence.
• Children can be small enough to fit through a doggie door when parents are not aware. Lock doggie doors so that it creates a barrier between the child and water.
• Never allow a child to sit on or next to a drain. Teach your child not to swim or play near the drain.
• Swim with a partner. Keep young children and weak swimmers within arm’s reach of an adult. Make sure older children swim with a partner every time.
“In addition to this, we recommend that kids learn water survival skills starting at age 2 or sooner in some cases. They should be able to step or jump into water over their head and return to the surface; turn around in the water and orient to safety; float or tread water; combine breathing with forward movement in the water; and exit the water,” says David J. Ramirez, city of Phoenix firefighter and United Phoenix Firefighters board member.

Phoenix native Robert Mulvin began his journey in the shade business at the tender age of 16. He first earned his stripes assembling window sunscreens in his friend’s father’s garage, a part-time gig that grew into a lifelong passion and business. Fast-forward 17 years, and today he presides over All Pro Shade Concepts, the most sought-after provider of shade solutions in the Valley.
The company has blossomed under Mulvin’s leadership, employing a team of 24 dedicated to installing, selling, and managing the inventory of the most diverse range of shade products available — from window sunscreens to retractable awnings and patio drop shades.
Mulvin’s business ethos is grounded in customer satisfaction. Offering free quotes with no sales pressure, he maintains, “We are there to inspect your home or business, not to pressure you into a sale. We pride ourselves on our transparency and offering the best price from the start.”
Why choose All Pro Shade Concepts over a big-box store solution? Mulvin explains that while a cheap shade from a large retailer might save you money in the short term, the product’s quality and longevity don’t match up to their custom-made alternatives.
Mulvin’s company prides itself on providing durable, resilient fabric shades built to withstand the punishing Arizona sun. They custom make every product, professionally measuring and installing them to ensure a perfect fit and premium feel.
“All Pro Shade Concepts only deals with the top manufacturers in the country,” Mulvin states, “This, coupled with our purchasing power, enables us to offer the lowest prices and quickest delivery and installation times.”
Offering manual and motorized shades and awnings, All Pro Shade Concepts caters to a variety of customer needs. They began offering retractable shades in 2008, adding motorized options in 2012. These shades not only shield against the Arizona sun but also extend outdoor entertainment space and retain heat during winter.
Motorized awnings come with an additional bonus — built-in dimmable LED lights as a standard feature. This addition allows users to control the lighting level conveniently via remote control. Furthermore, each awning is equipped with wind sensors and a motor override for power outage scenarios.
Apart from shades and awnings, All Pro Shade Concepts has a solid reputation for delivering superior window sunscreens. Mulvin boasts of having made and installed more than 300,000 window sunscreens to date. Customers can customize their screens by choosing the frame, sun blockage percentage, and fabric color to suit their specific needs.
The company’s Textilene shades are popular, blocking a majority of the sun’s rays and resulting in a cooling cost savings. Moreover, customers can take advantage of the SRP Screen Rebate offered by SRP for professionally installed shade screens, another smart way to stay cool during Phoenix’s scorching summers.
Mulvin says, “We conduct business with integrity, ensuring satisfaction for our clients, suppliers, and contractors.” This belief, combined with an unmatched commitment to customer service, is why All Pro Shade Concepts is the top choice for shade solutions in Arizona.
Visit the company’s website at allproshadeconcepts.com or call 623-204-1476 for a free home or business inspection. They also welcome walk-ins at their showroom located at 21617 N. 2nd Ave. in Phoenix, though appointments are recommended to ensure the best service.

“No Hard Feelings”
A woman is hired to date a rich couple’s son in exchange for a car.
Simplicity is the perfect word to describe ‘No Hard Feelings.’ This fun, raunchy romp is surprisingly considerate of its leads and the subject matter. Jennifer Lawrence is absolutely incredible here, demonstrating considerable skill in physical comedy and timing, while Andrew Barth Feldman offers a softspoken performance that competes effectively with his co-star. The film adeptly illustrates the dangers of succumbing to unwanted pressure without sounding preachy. Most significantly, it sustains audience laughter throughout without overstaying its welcome, making it a pleasant surprise in an otherwise underwhelming summer.
“Run Rabbit Run”
A mother’s life begins to fall apart after her daughter begins acting strangely.
“Run Rabbit Run” serves as one of the poorest examples of “elevated” horror that purports to be “about trauma” but ultimately has nothing of substance to say. For 95 minutes, the film merely goes around in circles with its repetitive pattern. The sequence of the daughter acting weirdly, Sarah Snook experiencing a mental breakdown, and the inclusion of spooky Australian imagery, all rinse and repeat monotonously. Unfortunately, none of it is spooky or even unnerving; it is simply boring and irritating. The film doesn’t bring anything new to the table in terms of themes or filmmaking, except for imagery that is hard to discern due to excessive darkness. Overall, it’s a complete waste of time.
Rock Hudson was undeniably one of the greatest actors to have ever lived. However, this documentary reveals that behind his brilliance lay a great deal of pain. Instead of relying solely on traditional talking head interviews (though a few are included from those who knew him), the filmmakers effectively use footage from his films and voiceovers, both new and old, to narrate his journey from his early roles to his final days. The correlations drawn between fiction and reality are genuinely impressive. While this documentary may not reveal much that is new to those already familiar with Hudson’s life, it provides an essential insight into the complexity of a man’s life that was tragically not lived to its fullest potential.
this installment is a tad more uneven than the previous two. It mirrors “Mad Max: Fury Road” in how the narrative is propelled by relentless action, with each act essentially forming one major set piece. Despite its length, the film manages not to exhaust viewers but instead keeps them engaged. Moreover, there’s an emotional core delivered by our actors, both veteran and newcomer, through their compelling character portrayals. This film has everything and more, serving as a reminder of why we are drawn to the cinema.

For those craving an extra dash of nostalgia this summer, a trip to the heart of the ‘80s and ‘90s is just a booking away or visit away. Fairmont Scottsdale Princess is bringing back your favorite decades through Labor Day with its latest spectacle, Let’s Roll, Summer at the Princess. The memories of yesteryears are set to spring to life in a vibrant jamboree that promises a nostalgic journey back in time.
From the moment you step onto the property, prepare to be whisked back to a colorful era where roller skates were a sensation, neon reigned supreme, and Saturday nights were adorned with fireworks and dive-in movies. Parents can relive their youth with their children, experiencing the thrill of roller skating on a real outdoor rink, taking aim in an adrenaline-pumping game of Ghost Blasterz laser tag, or trying their luck at neon mini-golf. The Arcade, brimming with retro video games, stands ready to whisk you straight back to your childhood. All these activities and more await, free for hotel guests and available from Wednesday through Sunday.
For budding young scientists, the Trailblazer’s Kid’s Club transforms into the Professor Science Learning Lab
from 9 a.m. to 1 p.m. daily. Here, children aged 5 to 12 can help Professor Science carry out wild experiments, uncover the mysteries of the universe, and earn their very own Science Achievement Award.
Meanwhile, the adults can enjoy a luxurious slice of the past at the 44,000-square-foot Well & Being Spa. Offering a ‘90s-inspired water aerobics class at the Sonoran Landing Pool every Friday and Saturday in August, and home to the largest Sisley Spa in the United States, guests can start their indulgence with champagne and French pastries before losing themselves in the 90-minute Black Rose Facial.
Bookings are encouraged as soon as possible to secure a spot in this throwback paradise. The resort is offering a special Game, Glo, and Roll package, providing admission to all the resort’s activities and a $100 daily resort credit. This year’s charity partner is Thunderbirds Charities, ensuring that your nostalgia trip also contributes to a noble cause, benefitting children and families in need in the Valley.
Let’s Roll, Summer at the Princess extends beyond the hotel’s overnight guests. For just $35 per person, general admission tickets grant access to a range of attractions
from 5 p.m. to 9 p.m. Let the good times roll at Scottsdale Skate, an open-air roller rink disco oasis complete with an oversized roller skate for the perfect photo opportunity. Take on the Stay Puft Marshmallow Man and Slimer in the black light Ghost Blasterz Laser Tag or enjoy a round of glow-in-the-dark mini-golf at Neon 9 Mini Golf. Finish your evening at The Arcade, where you can rekindle your love for classic arcade games like Frogger, Pac-Man, Donkey Kong, pinball, and Skee-Ball.
As you prepare to step back in time, do remember that the nightly general admission to Let’s Roll, Summer at the Princess doesn’t include access to the resort’s luxurious pools. The resort’s pools remain an exclusive perk for overnight guests, providing them a chance to cool off and relax in style after a day full of ‘80s and ‘90s fun. Please also note that parking is available but must be purchased separately. Be sure to plan your visit accordingly to make the most out of this time-traveling experience.
So, pack your bags, dust off your neon attire, and prepare to travel back in time this summer at the Fairmont Scottsdale Princess. As you roll back the years, you’re also rolling forward a good cause.

“We were referred to Frank by our realtor in Flagstaff. We were looking for a home for our daughter who is attending school in Phoenix. Being from Flagstaff we were unfamiliar with a lot of the areas, Frank was very open about us looking in safe neighborhoods. He was very patient with our crazy searches, I think we broke his record for most home showings in one day. We finally found a house and the buying process went very well. His whole team was great to work with. Frank went above and beyond for us as a realtor, and has become a friend in the process.”
“
Frank and his team are amazing to work with. This is our second time working with Frank and we will choose him every time. He is so knowledgeable but in addition he is a very kind soul. Frank May is our realtor for life!”
“Frank and his team are the best! They go above and beyond to help their clients through the whole real estate process. They are always ready and willing to help and answer questions. Highly recommend the Frank May Team!”
“
I’m a first time homebuyer and had a wonderful experience with Frank and his team. My lender recommended finding a realtor from the Dave Ramsey ELP group and that’s how I got connected with Frank. He was so kind, an excellent communicator and found me the home of my dreams in this crazy market. I felt prepared and informed on the whole process. Working with Frank I felt like I really had someone on my team. Would recommend 100x over. Thank you Frank :)”
“
At a time when good service is hard to find, Frank and his team deliver in spades! From the time Frank came over to discuss our house until closing (and even after), I always felt I was in good hands. Even during times when I got anxious, his team kept me reassured during the whole process. Everyone involved, from the photographer to Kate and the rest of the staff, made me feel special. And that never happens anymore. I’m only giving 5 stars because I can’t give 10!”
