S

ince 1995, Peoria-based Outreach360 has provided educational opportunities to disadvantaged youth in Latin America. The mission of Outreach360 is to inspire and empower people to reach their full potential and give back by expanding educational, leadership, and service opportunities. Peoria resident Tom Eklund founded the nonprofit organization after visiting an impoverished orphanage in the Dominican Republic. He began assembling small teams of volunteers to visit the orphanage on weeklong service trips. The groups would help provide basic necessities, improve the orphanage facilities, and provide muchneeded educational assistance to the children. After a few years, children, families, and schools outside the orphanage began requesting the volunteers work with them as well, primarily teaching English. The organization was blessed with many volunteers and began teaching English in local public schools. By 2011, Outreach360 also had its own after-school learning centers in both the Dominican Republic and Nicaragua. “In Latin America, knowing English can provide huge educational and career opportunities,” Eklund says. “And opportunities to learn English from native English speakers are extremely valuable, especially in the rural areas where we work.” By 2020, nearly 25,000 American and Canadian volunteers had served with Outreach360 in the Dominican Republic and Nicaragua. Most volunteers participated in one-week service trips. Families, junior and senior high school students, college students, church groups, and seniors were all involved. Thousands of Dominican and Nicaraguan students received life-changing educational opportunities. A number of students from the orphanage and community received college scholarships, supported by Outreach360 donors. In March 2020, COVID-19 interrupted Outreach360’s

international volunteer program. However, the organization quickly pivoted to a virtual education program. Since May 2020, over 400 virtual volunteers have continued teaching Outreach360 students. Outreach360’s Virtual Impact Program has produced some unexpected and significant breakthroughs. First, rather than being limited to two small communities in the Dominican Republic and Nicaragua, students from throughout Latin American are able to participate. Students from eleven different countries are now learning from Outreach360 volunteers. Second, volunteers no longer have to commit a full week and get on a plane to join Outreach360. Virtual international volunteer opportunities are available for as little as 75 minutes each week. Virtual volunteer opportunities are available for experienced education professionals to serve as Lead Teachers, for adults and gap year students to serve as English teachers, and for volunteers from any background (as young as 13 years old) to serve as English and/or Spanish Enrichment Volunteers. Outreach360 virtual volunteers find the experience extremely rewarding. Local high school student Paloma Guerin says, “In this Outreach360 family, I have found kindness, passion, dedication, and a sense of community. I am so grateful to have been able to experience such a wonderful program, and I will definitely be coming back in the future.” To learn more about Outreach360 virtual international volunteer opportunities, visit outreach360.org/ virtualimpact.

Volunteers Needed to Help Homebound Adults and Seniors Fight Isolation Beyond the Pandemic

A

s temperatures in the Valley continue to rise, isolated homebound adults, many of whom are seniors, face increased difficulty in everyday tasks such as grocery shopping or getting to and from medical appointments. For forty years, nonprofit Duet: Partners In Health & Aging has been matching compassionate volunteers with homebound adults for free-of-charge services that include help with grocery shopping, transportation to medical appointments, providing friendly visits, and more. Duet is in need of new volunteers to help local homebound adults (affectionately called ‘neighbors’). “The summer has always been a tough time for us to retain the volunteers that we have but also recruit new volunteers to help fill in the gap of the volunteers who are out of town,” says Wendy Cohen, MPH, senior director of volunteer services. “Our highest need is volunteers

who can take homebound adults to their medical appointments and trips to the grocery store. It’s about more than just transportation though; it’s about connecting with isolated adults and seniors who often share with us that the time they spend with their Duet volunteer is the highlight of their week.” Volunteers set their own hours and Duet matches them with homebound adults close to them, so it’s flexible and convenient. Just a few hours a month during the day, evening, or weekend can make a world of difference in the life of a homebound adult. With the COVID-19 vaccine now readily available, Duet volunteers can also help local seniors with transportation to and from their vaccine appointments. “I am so very thankful for over five years of the help and assistance given to me by Duet,” says Verne, a 97-year-old Duet

neighbor. “Duet thankfully arranged my COVID shots and drove me there. I give my very sincere and grateful thanks for their help, which I could not have managed without.” “The neighbors we serve are so appreciative and easy to be with,” shares Bernice, a Duet volunteer. “I would encourage anyone who has the time to try helping Duet make life easier for seniors and make your own life much more enjoyable.” Right now, there are 56 homebound adults waiting to be matched with compassionate volunteers. The first step to becoming a Duet volunteer is to attend an orientation. Orientations are held at the Duet office (located at 10000 N. 31st Avenue, Suite D200, in Phoenix) in the large Mariposa Room with a HEPA air filtration system. Non-vaccinated

LOCAL MYTHS ABOUT HOSPICE Part 2

Continued from part 1 in the June/July issue!

Patients Must Transfer To Another Hospice When Told To Do So. Only patient and his/her family can make that decision. No other caregivers or entity can insist that services be transferred to another hospice. Transferring to another hospice can be traumatic for a patient who has already bonded with their team but could be necessary due to service failures. Transferring does not affect benefit periods as cancelation of services can. A Hospice That Is “Not-For-Profit” Provides More Comfort. All Medicare hospices must provide the same services based on the rules and regulations set forth by Medicare and each hospice is audited by Medicare to make sure they are providing and documenting what the guidelines require. Patients should receive the same services from a “for-profit” hospice, as they would a “not-for-profit” hospice, and those services should be palliative comfort care in nature.

myhyperlocalnews.com

“For-Profit” Hospices Make More Money. Medicare compensates each hospice the same amount, without regard to the profit status of the business. The amount varies by state and region, but it is a per-day rate. “For-profit” hospice companies pay taxes as a corporation, “non-profit” hospices do not. Memorial donations given to a “non-profit” hospice may be used at the discretion of the hospice management without any encumbrance regulations from the government. Donations to a “forprofit” hospice have strict guidelines and rules for use of the monies and is monitored by the federal and state government. Patients Must Have a Full-Time Caregiver. Again, hospices interpret the regulations in different ways. For patients who are independent, many hospices do not require a full-time caregiver. They will want to know what plan is in place if the need arises for a higher level of care and a full-time caregiver is required for safety and comfort of the patient. Patients Must Choose Do Not Resuscitate (DNR orange form). Hospices interpret the regulations in different ways. Some hospices have this requirement but many do not. Electing the Hospice Benefit Eliminates Medicare Coverage. By electing the Hospice Benefit, hospice will manage the care related to the terminal illness. Any care needed that is not related to the terminal illness will continue to be covered under Medicare or the existing insurance that the patient has. Hospice Benefit Eliminates Ability To Visit the Hospital. Patients have the right to return to the hospital at any time they choose. Most care is at home, but they are not prevented from seeking treatment at hospitals for emergency events. APS Deadline Approaching, Homeowners Must Act Now

omeowners must sign up for solar and have an APS Solar Reservation approved by APS by end of day September 30 in order to receive and be grandfathered in to the current cash price for solar system production exported to the grid. Homeowners who go solar after the September 30th deadline will receive a substantially lower cash credit.

A typical rooftop solar system produces a large surplus of power in the Arizona spring months when we have abundant sunshine but little or no need for air conditioning. This power is sold to APS at the price set by the ACC and the cash credit is added to the customer’s account. For systems that are designed to produce the same power per year as the homeowner consumes per year (1:1 ratio), the homeowner will sell 50% to 60% of their solar production back to APS, which creates a cash credit that will be used to pay APS for the additional kWh’s needed in the summer months when the system is producing a deficit amount of the power needed. This ends up being thousands of kWhs sold every year and so the price per unit is very important. The less homeowners get paid from APS, the less cash credit their spring production will generate and the more the homeowner will have to come out of pocket to cover the summer bills. With the exception of 2020 when the ACC voted to postpone the price drop to October 2021 due to the pandemic, the price APS pays the customer for their credits has been dropping yearly since 2017 when the ACC approved ending Net Metering and replacing it with a form of Net Billing, known as RCP. Prior to 2017, customers who installed solar were grandfathered into Net Metering, which provided homeowners a 1:1 kWh credit, which meant they are getting full price for their production as compared to what they were being charged. A system designed to

GO SOLAR

produce 100% of the customer’s usage would leave them with a $20 remaining bill for APS fees and other taxes. Since September 2017, homeowners have been getting grandfathered into the RCP program and their credit is based on the price that APS is required to pay in the year that they sign up. In 2017/18 that price was 12.9 cents. In 2018/19 it was lowered to 11.6 cents and then dropped again in 2019/20 to 10.45 cents where it is today and will be until September 30. At the current buyback rate a homeowner that has a 1:1 or 100% usage to production design will experience a $40 to $80 average remaining APS bill depending on system size. This has increased from the $20 per month under Net Metering and will increase again for customers that go solar after September 30. The good news about RCP is that, unlike Net Metering, homeowners can reduce their annual APS net bill to $0 per year by increasing the number of panels to produce enough additional cash to cover the APS differential in prices, fees and other taxes. Once the buyback rate drops in October it will take more panels to get the net to zero. There is very little, but enough time left, to get a solar system custom designed for your home and have the APS reservation submitted and approved before the deadline. Contact Sunsolar Solutions today at 623-562-9009 to have the design prepared for your home free of charge. Business Hi, my name is… Tamra Wyman of Wyman Plumbing & Mechanical LLC HI, MY NAME IS… Tamra Wyman MY COMPANY AND TITLE IS… Owner at Wyman Plumbing & Mechanical LLC A TYPICAL DAY IN MY LIFE INCLUDES… My workweek is pretty routine. I start by getting up early and going for a 45 minute run (rain or shine), get cleaned up, drop the kids off at school, and then head to work. After a day at work, I end the day with a weight-lifting workout then find something to do with the family, whether it is swimming, dirt biking, playing a game, or watching a movie. The night ends with some light reading before bed. MY FAVORITE THING ABOUT LIVING/ WORKING IN THE NORTH VALLEY IS… It feels like a small community. We both grew up in a small town of 1,200 people in Southwest Colorado, and though we moved to one of the largest counties in the U.S.A., being in the North Valley feels more like a small, tight knit community. We have come to know our customers,

fellow business owners and neighbors, and no matter whether we eat out or go grocery shopping, we run into friends. MY FAVORITE MOVIE I COULD NEVER GET TIRED OF WATCHING AND WHY… For some reason, I’ve never had an all time favorite movie. My husband’s is the movie “Tombstone.” I enjoy many actors and genres. My favorites are action, comedy, and western. The Rambo saga, 3:10 to Yuma, The Magnificent Seven, Open Range, any John Wayne movie, and The Expendables, to name a few. MY FAMILY IS… husband Doug, son Erik (19), daughter Jilli (15), son Henry (13), and daughter Allie (5). We all have a lot of fun together camping, tubing down the Salt River, paddle boarding on the lake, riding dirt bikes, swimming, and exploring in the Jeep. THE BUSINESS LESSON I LEARNED THE HARD WAY IS… All of them. But the important thing is to learn from

them and find ways to make sure it doesn’t happen again. I think learning the hard way helps it stick in mind longer, too! ONE THING I CANNOT LIVE WITHOUT IS… My workouts and music! I absolutely love lifting weights and losing myself in my music. I’ve always loved country dancing, too, but have lived without that since kids. Maybe again in the future! WHEN I WAS YOUNGER, I WANTED TO BE… a veterinarian. THE SONG I WOULD SING AT KARAOKE NIGHT IS…The Devil Went Down to Georgia by The Charlie Daniels Band. THE ONE PERSON WHO MOTIVATES ME IS… my husband. He’s my rock and my beacon that shines in the dark. I love his work ethic, his morals, his empathy, how he can set goals then stick to them, and he has the patience of a saint. He sets so many examples that I try to follow. THE LAST THING THAT MADE ME LAUGH OUT LOUD WAS…Definitely my youngest daughter. She says the most random things. THE PERFECT DAY WOULD BE… Enjoying my husband’s company exploring the deserts, lakes or the mountains. MY FIRST JOB WAS… Working in my dad’s wood shop as a pre-teen, but outside family business it was actually working for a plumbing supply store. Little did I know I’d marry a plumber and own a plumbing company!

MY LIFE…is filled with family, running a business, raising kids, health/fitness routine, and still trying to make time for me. I’m currently working on staying positive, being the best version of myself, and completing the 75 Hard program. THE BEST GIFT I’VE EVER RECEIVED WAS… a new wedding ring that my husband gave me when he re-proposed to me on our last anniversary. It was the loving and tear-jerking introduction speech leading up to the gift that made it so special. I’m honestly not much of a “jewelry girl” but the story behind it was beautiful. MY DREAM VACATION WOULD BE TO… Try out one of those beach vacations at an exotic place or go escape to the mountains during the summer. MY WORDS OF WISDOM TO ASPIRING BUSINESS OWNERS… Take a leap of faith. Do not doubt yourself. If you think you can or you can’t – you’re probably right. Where there is a will, there is a way. You can’t build a business from the ground if you don’t have the “whatever it takes” mentality. Stay positive, build a business plan, work the hours and put in all the hard work. If it were easy, everyone would do it. Business Own a Local Business? Join the North Valley’s Business Pros Connect

N

etworking and running a successful business go hand in hand. It is an invaluable way to make new connections, learn from other business owners, and tell others about your business. While at events, it is important to remember that you are not just gaining exposure to the people in the room, you are building connections with their networks, too. So, how can you get the most out of a networking event? Ask the right questions. Good questions are a way of building relationships and connecting with those that you meet. Here are some engaging questions to ask at a networking event: • “What business problem does your company solve?” • “Tell me why you love what you do.” • “Who is your ideal client?” • “What sets you apart from others in your industry?” • “What’s the best thing that has happened in your business this year?” • “What kind of people can I introduce you to that would be a good fit for your business?” • “How do you like to de-stress from work?”

We recommend not starting a conversation with “What do you do?” This implies that you are only interested in what they do for business, and what they can do for you. You want to show that you are interested in who they are as a person as well. Remember, real conversations lead to real connections—and networking is all about the connections. Did you know that the North Valley has its own business networking group? Our very own Business Pros Connect was created specifically for fellow local business owners in the community to form business relationships and exchange referrals. For more information, join in at Facebook.com/Groups/BusinessProsConnect. In addition to the virtual group, Business Pros Connect meets monthly at Elevate Coffee Company, located at 2530 W. Happy Valley Road, Ste. 1273, in the Shops at Norterra. This month, we’re meeting from 11:30 a.m. to 12: 30 p.m. on Wednesday, August 25. This is a free, non-industry exclusive event. Be sure to bring plenty of business cards. Whether you join Business Pros Connect in-person, online, or both, we can’t wait to hear about your business.

CREDIT ALL BETTER

A local company helps you build better credit for a better future

A

n Experian study indicates that as many as thirty percent, or more, of Americans have bad or poor credit. In addition to that startling figure, 39 percent of Americans don’t have enough money on hand to cover a $400 emergency expense, according to the Federal Reserve. A poor credit score—which is often the result of a few mistakes or life circumstances that may be out of your control—can impact many facets of your life. From qualifying for a place to live, to a vehicle to drive, or rates on educational loans for ourselves or our children, most of our major purchases are impacted by our credit scores. Luckily, local company Credit All Better specializes in helping Valley residents to improve their credit scores and their futures. “We [Credit All Better staff members] have many years of experience in evaluating credit and guiding consumers to assert their legal rights,” explains John Thomas, the company’s owner. “We do it every day! honesty and dependability; virtues which most people seem to have forgotten. Credit repair firms cannot do anything that you couldn’t do yourself, but we can help you to achieve results in a fraction of the time without making costly errors.” HOW TO GET STARTED It all begins with a free consultation and credit analysis, Thomas says. During this consultation, Credit All Better helps the client to pull all three credit scores and reviews them in detail. What makes Credit All Better stand out from the rest of the credit repair agencies? Thomas shares his thoughts: “We are locally owned and operated, which I think makes a difference when selecting a credit repair company to help you improve your credit score. In addition, we will tell you the truth: for example, it’s not always the best policy to dispute everything on your credit score. And not everyone is a good fit for our services—we are always honest if a potential

client isn’t a candidate for our company. Honesty first is the best policy.” HOW DO THEY HELP FIX CREDIT? Thomas says that Credit All Better helps its clients to improve their credit scores through a multifaceted approach: • Their team of experts will dispute any issues or inaccuracies negatively impacting a client’s credit. • They provide credit counseling to help clients gain a better understanding of how credit works. • And they help clients to learn better habits so past mistakes aren’t repeated once the credit is improved. “I made a lot of mistakes when I was young,” says one Credit All Better client. “Helping me to fix those mistakes has saved me hundreds of dollars each month.” “Our experts will work with the credit bureaus and your creditors to challenge the negative report items that affect your credit score,” Thomas explains about myhyperlocalnews.com

the process. “Clients also have easy access to their account 24/7 for live status updates on improvements on your credit reports and scores. And, we’ll maximize your score so you can achieve your goals and learn how to maintain your awesome credit long after our work is done.”

Thomas shares more about their fee structure: • Fees are as low as $59 a month. • There is no hourly fee. • They charge less than you would pay for a few hours with an attorney. • They do not stick you with hidden fees. • The initial consultation is free.

THE CREDIT ALL BETTER DIFFERENCE Thomas shares that there are many perks that clients can expect when working with Credit All Better: • They offer a 100% money back guarantee. • Their team is highly experienced in consumer, business, and mortgage credit. • They will be intimately involved with your credit repair experience.

“Our service is no money down, no money for the first 30 days, then as low as $59 a month,” Thomas says. “Clients can cancel at any time! And, if they cancel, it means we did our job and helped them to fix their credit and build better habits, so they no longer need our services.”

“Credit education and correction is legal, and the law is on your side,” he says. “We help and guide you from start to finish and we prepare all of the documentation for the various credit agencies.” Another thing that makes Credit All Better different from its competition is its easy-to-understand low fees. “Our fees are reasonable and there are no long binding contracts,” Thomas says. “We help you to work with your files until it is done.”

“If you have a better credit score you could potentially have a better interest rate,” Thomas explains. “Just an increase of 20 point in your credit score can mean a difference of tens of thousands of dollars in interest saved on an average priced home and hundreds of dollars of interest saved on car payments and credit cards. We have a proven track record of helping clients to raise credit scores quickly and effectively to give them better purchasing power.” To learn more about Credit All Better, visit creditallbetter.com where you can fill out a form requesting a free consultation.

WHAT IS A CREDIT SCORE?

Whether you become a Credit All Better client or not, it’s important for everyone to know the basics on credit scores. “A credit score is a number generated by a mathematical formula that is meant to predict credit worthiness,” according to the experts at Credit All Better. “Credit scores range from 300-850. The higher your score is, the more likely you are to get a loan. The lower your score is, the less likely you are to get a loan. If you have a low credit score and you do manage to get approved for credit, then your interest rate will be much higher than someone who had a good credit score and borrowed money. Therefore, having a high credit score can save many thousands of dollars over the life of your mortgage, auto loan, or credit card.”

Education Liberty High School Graduate Recognized for Volunteer Work with Peoria Unified Students

E

arlier this summer, the office of Congresswoman Debbie Lesko honored 2016 Liberty High School graduate Krista Aufdemberge for her volunteer work during the pandemic. Krista Aufdemberge is a 2016 graduate of Liberty High School and has volunteered in Peoria Unified’s kindergarten classrooms since she donned her cap and gown. Krista has special needs and loves helping children, so when Peoria Unified temporarily halted its volunteer program this past year due to COVID-19, she was heartbroken. Determined to continue to connect with students, Krista gathered a team to help her find a way to still feel connected

to the kindergarten students. The end result was a video, produced by Krista each week, shared with the kindergarten students at Oasis, Oakwood, Paseo Verde, and Frontier elementary schools. Following the kindergarten pacing guide, her short videos begin with a color of the week, then a word, and then progressed to include four to five flashcard words each week. “This is just one positive example at how one of Peoria Unified’s most eager helpers adapted in order to make it work during the pandemic,” says Erin Dunsey, Communications Manager at Peoria Unified. “We are proud of her time, effort, and creativity to help our kindergarten students.”

Community NW Peoria Cub Scouts Welcomes Community to Join in the Fun Find out more about Cub Scout Pack 1776 on August 12 By David Masciangelo, Cub Scout Pack 1776 Cubmaster Photos Courtesy of Cub Scout Pack 1776

C

ub Scouting is a year-round program uniquely designed to meet the needs of young boys and girls in kindergarten through fifth grade and their families. The program offers fun and challenging activities that promote character development and physical fitness. Family involvement is an essential part of the program, and parents are encouraged to play an active role. A great way to find out what you do best is to do it. Catch

a fish. Ride a bike. Set up a tent. Build a Pinewood Derby car. Cub Scouting offers boys and girls the opportunity to see and learn fun, new things that can’t be found anywhere else. Cub Scouts are at that magical age where everything is new and possible and, most important, fun. They build things. Play with purpose. Make friends and work together. The life lessons learned form a foundation to embrace opportunity and overcome obstacles in life. Cub Scout Pack 1776 in Northwest Peoria Scouts focus on community service, outdoor adventure, and learning new things. Last year, our Cub Scouts and their families performed 125 hours of service to the community, 45 of which were for conservation. We participated in service projects like partnering with the Trilogy Veteran’s Club to help with their Adopt-A-Road program on National Cleanup Day, dedicating the new Vistancia Village HOA flags on 9/11, placing flags on veterans’ graves at Sunland Cemetery in Sun City for Memorial Day, and collecting 926 pounds of food for our Scouting for Food drive to fill local food pantries. Due to our recent worldwide pandemic we modified our program to include virtual meetings and adapted to spend even more time outdoors. We found fellowship and fun at our two family camps on South Mountain and at Christopher Creek. We hiked all over Arizona; our Scouts and leaders logged 320 hiking miles! They went to local trails like Calderwood Butte, South Mountain, Sunrise

Mountain Trail, and Thunderbird Conservation Park. Our Scouts also travelled further afield in the state going to the Box Canyon at Christopher Creek, Granite Mountain Memorial Hike in Yarnell, and West Fork Trail in Oak Creek Canyon. Pack 1776 has many fun and challenging activities that promote character development and physical fitness. Cub Scouting helps parents make the most of the time they have to impact the lives of their children. Are you interested in what Scouting has to offer? Come join the adventure at the Cub Scout New Family Roundup at the Vistancia Gymnasium (29701 N. Sunrise Point) on Thursday, August 12 at 6:30 p.m. Visit pack1776az.org for more information.

Kids’ Corner

e t a r b e Cel

• Over one in four parents (28%) say the Tooth Fairy was one of their child’s favorite surprises during the pandemic.

y r i a F h Toot Day!

SOME TOP TOOTH FAIRY FACTS FOR FAMILY FUN By Alison Bailin Batz

D

id you know that August 22 marks National Tooth Fairy Day? This special day is a great way to start a discussion about oral health with kids and have a little fun at the same time. By celebrating a lost tooth, parents can reinforce the importance of good oral health in a fun and engaging way. Here in the United States, the Tooth Fairy is best known for collecting a child’s tooth or teeth from under his or her pillow, replacing the tooth with money. How much money these days, you ask? According to a new survey from Delta Dental of Arizona, the Tooth Fairy is getting more and more generous! Findings from Delta Dental’s Original Tooth Fairy Poll show that the Tooth Fairy’s

average cash gift reached its highest point in the 23-year history of the poll for a total of $4.70 per tooth. Here in the West, the Tooth Fairy upped her giving by nearly $2 over the last 12 months, leaving an average of $5.54 for a lost tooth.

Other U.S. Tooth Fairy Facts: • The Tooth Fairy visits 78% of the nation’s homes with children ages 6-12. • Around half of parents welcome the Tooth Fairy into their homes to give their child something to be excited about (53%) and to celebrate something fun (48%). • Almost half of children (49%) are receiving at least $5 for each tooth they lose. • The value of a first tooth is $5.87 on average—over a dollar more than what a typical tooth receives.

The Tooth Fairy isn’t celebrated in the same way everywhere, however. Here is a look at some of the ways lost teeth are celebrated in other countries, which makes for a great conversation about different cultures with kids: • In Argentina and Sweden, boys and girls leave the baby teeth they lose in a glass of water by their bedside. While they sleep at night, Magical Mouse visits to get a sip of water and trade the tooth for a few coins. • Many children in Europe celebrate much like American kids by leaving a tooth under their pillow for overnight collection. However, you won’t find the Tooth Fairy there – her brownie and elf friends have taken up the task. • Filipino children may be some of the only children in the world who look forward to a visit from a rat! In the Philippines, Tooth Rat asks that kids leave baby teeth on windowsills so he can pick them up and move on quickly to the next house. • In Colombia and South Africa, another little mouse performs duties similar to the Tooth Fairy. Children may leave their baby teeth under their pillows or deposit them in slippers. • Baby teeth make lovely gifts in Chile and Costa Rica, where mothers craft charms out of the pearly white beauties and give them back to the children. It may sound a little odd, but people have been making and wearing enamel jewelry for centuries! We all know that the Tooth Fairy is one of the most powerful tools parents and caregivers can use to teach children about oral health. Families may want to use Tooth Fairy Day to reinforce these lessons as well as open lines of communication about responsible saving – perhaps the money from each lost tooth could be saved and tallied up once all baby teeth have fallen out and used for something special – and how different cultures have special traditions as well.

Housing Inventory Is Rising: What Does It Mean For You? By Frank May, Realtor

A

n important factor in today’s market is the number of homes for sale. While inventory levels continue to sit near historic lows, there are indications we may have hit the lowest point we’ll see. Odeta Kushi, Deputy Chief Economist at First American, recently said of our supply challenges: “It looks like inventory may have hit a bottom (we’ve seen this in the higher frequency data as well). Unsold inventory in May was at 2.5 months supply, up from 2.4.” Although Odeta Kushi is working off national numbers, I can confirm this is happening in the local area. Our local MLS hit the low in inventory in March of this year when we were at 3,900 homes for sale. Since March, we have slowly been increasing our active inventory, and as of today, we are at 6,700 active homes. While inventory is still meager, it represents an increase of 71%. Is that a huge percentage increase?

Yes. Does it mean the Arizona real estate market is crashing? No.

To put it in a bit of perspective, we had about 11,000 active homes on the market right before COVID-19 hit in March 2020. At that level of inventory, we saw multiple offers on homes listed because 11,000 is a low number of homes for sale in our market. We also have something called an Absorption Rate that I watch, which means how long it would take for us to sell all of the homes currently on the market if no more homes were listed. That rate is now at less than .7 months (less than one month to sell everything), which is extremely low. When we dig deeper, we see that the Upper Westside had a more significant increase of inventory at 138% from March 2021 to today. I am keeping my eye on the shift as I also see the average days on market going up. The great news in 85383 is our average

sales price went up from $430,809 in June 2020 to $634,636! It was a great year to own a home in 85383! I continue to get calls weekly from people asking if they should sell and rent for the next year because they think the market is getting ready to crash, and they don’t want to be in the same situation as they were in 2008. Since then, the lending guidelines have changed, so you could only buy a home if you could afford it. It puts us in such a better place than we were in 2007-2010. We don’t have tens of thousands of homes that are upside down. We have homes where the buyer has put money down, prices have been increasing, and they haven’t taken that equity out to finance a second or third home. When they call asking what the future holds, I tell them that I don’t have a crystal ball, but let’s look at the numbers. We look at the rent they would be paying, and it isn’t unreasonable to pay $2,500 a month

for a rental right now. They would spend $30,000 renting for the next year! You will lose whatever equity you gain while prices are going up, the equity by making your monthly mortgage payment, and that $30,000 for rent. It adds up. If the only reason you want to sell is to avoid a crash, I would advise you not to. I can add you to my list of people who want to be notified if things change in the real estate market. Give me a call at 623203-1800, I am always happy to help. Frank May grew up in the Valley, graduating from Northwest Christian School and NAU. The First Phase of Homes Debut at Northpointe at Vistancia By Emma Wolff

lashback to nearly 20 years ago when the far West Valley was not much more than Sonoran Desert. Since then, Peoria has become one of the most desirable places to live in the Metro Phoenix area, with a diverse selection of retail and entertainment experiences. Vistancia, the award-winning 7,100-acre master planned community located in Northwest Peoria, has played a key role to the positive growth of the city. Vistancia is currently home to more than 17,500 residents within its three unique lifestyle communities: The Village at Vistancia, which boasts family-friendly living; Blackstone at Vistancia, a private golf course community; and Trilogy at Vistancia, which offers active adult living to those age 55 plus. This year, the master plan opened its fourth and final lifestyle community, Northpointe at Vistancia. Northpointe at Vistancia, is possibly the “icing on the cake,” nestled among the most elevated and mountainous land within Vistancia. Northpointe at Vistancia spans 3,450 acres and is nestled between the White Peak and Twin Buttes landforms. It features

stunning panoramic views, natural desert foothills, amazing dark skies, and approximately 1,000 acres of mountain preserve. “It has been an absolute pleasure to contribute to the growth of North Peoria,” says Mark Hammons, vice president/general manager of Vistancia. “Northpointe at Vistancia’s elevated desert living experience celebrates the surrounding natural Sonoran desert. It’s what makes this community so unique and special, and completes the ultimate living experience in the West Valley.”

More than 125 homes have already sold and the first residents are expected to move in soon.

nless we have a zoning case that impacts our own neighborhood, most of us don’t spend much time pondering the rezoning process. Until we have to. As the country reopens and the real estate market continues to be strong, we will surely see an increase in development activity. For the same reasons you and I live in this wonderful city, many others are attracted to our fabulous amenities and quality of life. All of this brings requests for more residential, more commercial, and more everything. And sometimes it all begins with a request for a change in land use – an application for rezoning. It is important to start with the basics – the General Plan. A General Plan is simply a policy document that establishes the community’s aspirational vision and goals. Our General Plan is used to guide Peoria’s decisions relative to land use, public services, infrastructure, and resource management. The state of Arizona requires that a General Plan be ratified by voters at least every ten years. The Peoria General Plan 2040 was ratified by 67% of our voters in November 2020. A general plan is not to be confused with zoning. Although both the general plan and the zoning ordinance designate how land may be developed, they do so in different ways. A general plan has a broad, long-term outlook. It identifies the desired land use intensity, the spatial relationships among land uses, and the general pattern of future development.

not only meet the specific requirements of the zoning ordinance, but also the broader policies set forth in the general plan. If an applicant chooses to file a rezoning request, the City Code provides for a full public process. Notification is provided every step of the way: upon submittal, prior to the required neighborhood meeting, and prior to public hearings before the Planning & Zoning Commission and City Council. Through this inclusive and very public process, Peoria residents will have access to the public record and the Planning Department staff.

A zoning ordinance regulates current development through specific standards such as lot size, building setbacks, height, and allowable uses.

The City of Peoria strongly relies on the public hearing process – as well as the importance of the community’s input and feedback on what is important to you and your quality of life. In addition to the legal framework, this public input informs and shapes the evolution of the development project.

Changes to the zoning map are required to be consistent with the adopted general plan map. Development must

And at the end of the day, our goal is your goal – to have the Peoria we all desire. myhyperlocalnews.com

Real Estate Lennar Announces Innovative Next Gen Homes Coming to North Peoria

L

ennar, Arizona’s largest homebuilder, is bringing its popular Next Gen home to the Northwest Valley.

Next Gen homes are basically a home within a home, giving residents the balance of family privacy and togetherness under one roof. Featuring two homes under one roof, this design allows residents to share their home with loved ones, whether it be aging parents or long-term guests. With the coronavirus pandemic and more people looking for alternatives for elderly parents or work from home options, this multigenerational concept has taken off. Next Gen units can serve as fully functioning home offices, a state of the art gym, a home for aging relatives, or even a classroom that keeps kids engaged and learning. These Next Gen homes are open in Peoria’s new 1,300acre Mystic community, located just north of Happy Valley Road and west of the Loop 303. “As Peoria continues to grow and maintains its reputation for a truly family friendly community, it’s a perfect fit for our Next Gen home concept,” says Alan Jones, Division President for Lennar Homes.

Lennar’s Next Gen homes range from 2,649 to 3,520 square feet and offer amenities such as Wi-Fi connectivity, green building and smart home features, and Energy Star appliances. Home prices start from the low $500,000’s. Lennar sold more Next Gen homes last year during the pandemic than in any other year since Lennar pioneered the Next Gen concept in Phoenix in 2012. Nearly 500 Next Gen homes were sold in 2020 alone in the Phoenix market, accounting for more than 25% of all Lennar sales. ‘With the realities of home schooling, working from home and having parents and grandparents living in the family residence now, this project was accelerated due to what’s happening in the world today,” adds Jones. “Lennar will continue to identify consumer needs based on the lifestyle our clients are living today and design homes that meet those needs. These innovative floor plans better reflect the way families are expected to live, work, play and learn in the 2020’s. This is definitely our home of the future.” For more information on Lennar’s new home community at Mystic, visit lennar.com/New-Homes/ Arizona/Phoenix/Peoria/Mystic.

to Florence Pugh’s performance. Florence is a standout who brings an energy and personality that differs her from Natasha and, in this case, clearly outshines her. I cannot say the same for the characters of Red Guardian and Melina, though the actors are certainly trying, it is just not enough. It’s a film that feels like it’s trying to be a more classic thriller film but is unfortunately held back by the expectations and similarities of prior MCU films.

say it all. Ahmir Khalib Thompson, better known as Questlove, shines in his directorial debut. The mixing of archival footage of the festival, news of events at the time (notably the moon landing), and interviews is beautiful. It gives you a coherent and thorough view of what those living at the time felt, and how the festival complemented it. F9: The Fast Saga

Summer Of Soul (....or, When the Revolution Could Not Be Televised)

Gunpowder Milkshake A hitwoman must reunite with her estranged mother after a job goes horribly wrong. Gunpowder Milkshake really wants to be a stylish, Tarantinoesque action film with quirky characters and old school homages. Unfortunately, underneath all that style lies little substance. A brilliant cast is wasted on paper thin characters, a generic story, and action that’s been done to death before. There’s only so many times you can do neon-soaked long takes before the novelty wears off. There’s also no actual exploration of the passing of generational scars and violence that it introduces. What a disappointment.

AUGUST RELEASES August 6: The Suicide Squad Annette A prequel set after the events of Civil War, where Natasha Romanoff faces her origins and past demons to shape a better future for her loved ones. There’s really not much to say if you’re familiar with the MCU (Marvel Comics Universe) at this point. Though some interesting ideas are present (namely the Red Room’s parallels with human trafficking) and Cate Shortland shows some great action directing skills, Black Widow is a very underwhelming film. It is mostly brought down by its mediocre script, which continues Marvel’s commitment to bathos while not really going into the themes it presents. Add Scarlett Johannson’s clearly disinterested performance, like she’s ready to be done with this series, and you bring her time as the Black Widow to a two-plus hour death. On the upside, Yelena Belova is actually quite likable, but I attribute that mostly 32 • August 2021 • UPPER WESTSIDER

The return of Dominic Toretto and his crew as his long lost brother resurfaces with an old enemy. F9 has a sincerity missing from some of the more recent Fast films. It knows it’s over the top, but like the best entries in the series, it commits to it, playing it with an authenticity that the actors go with. John Cena is perfect for this series, as his energy makes his character interesting and surprisingly nuanced. Justin Lin reminds everyone how he’s still one of the best big budget filmmakers working today, giving a coherent and exciting vibe to the action. The remaining cast is still a lot of fun, especially Michelle Rodriguez.
