PEORIA CITY COUNCIL UNVEILS UPDATED WEBSITE WITH FOCUS ON KEY PRIORITIES
The Peoria City Council has revamped its website to prominently feature its three main priorities: economic development, public safety, and water security.
The economic development section provides updates on significant projects, including Amkor's new semiconductor packaging and test facility, studies for a Peoria Airpark, the new American Leadership Academy public charter school coming to Vistancia, and various medical and commercial developments across the city. Visitors can also find the latest information on growth initiatives in downtown Peoria.
The public safety page offers resources and updates from the police and fire departments. Highlights
include the introduction of a new Aviation Unit, the expansion of the School Resource Officer and School Liaison Officer programs, and progress on the Real Time Crime Center and the new Joint Public Safety Facility near Vistancia.
Water security is a critical component of Peoria's long-term sustainability. The updated website details the city’s efforts in water conservation, the expansion of water reclamation facilities, and projects to ensure a reliable and high-quality water supply for future generations.

UNDERSTANDING POLITICAL SIGN ETIQUETTE FOR THE 2024 ELECTION SEASON
With the election season upon us, political and campaign signs are starting to appear on public and private properties. While these signs are permitted beginning in May, it's essential to follow Arizona Revised Statute regulations regarding their placement. Here are some key guidelines to ensure proper sign etiquette:
Permission for Placement: Political signs do not require a city permit. However, if placed on private property, the sign owner must have the property owner's permission.
Sign Specifications: Political signs can be freestanding, single, or double-sided. They may be positioned either perpendicular or parallel to the street.
Installation and Removal: Political signs can be installed up to 90 days before Primary Election Day and must be removed within 15 days after the General Election Day. Candidates who do not advance to the General Election must remove their signs within 15 days after the Primary Election Day.
Utility Safety: Before digging to install signs, contact Arizona 811. State law mandates that anyone excavating on public or private property must determine if underground utilities are present.
Adhering to these guidelines not only demonstrates good neighborly behavior but also ensures compliance with state regulations. Using proper sign etiquette can contribute to a respectful and orderly election season.

City News Study Shows Peoria Airpark Could Be Major Economic Engine for City
THE PEORIA AIRPARK PROJECT IS POISED TO GENERATE SIGNIFICANT ECONOMIC BENEFITS FOR THE CITY, POTENTIALLY CREATING NEARLY 8,000 JOBS AND MILLIONS IN REVENUE. A recently released study highlights the extensive impact this new regional airport and employment center could have on the area.
The proposed $150 million general aviation airport, surrounded by an industrial corridor, aims to drive economic development in the West Valley and promote growth across thousands of acres of state trust land. Inspired by the successful Scottsdale Airpark, the Peoria Airpark is projected to generate an estimated $1 billion in annual economic impact once fully operational. This development is expected to yield $60 million in annual state and city taxes, according to an economic analysis by Rounds Consulting Group Inc.
The project envisions the construction of 1.5 million square feet of industrial buildings, nearly 900,000 square feet of office space, and about 400,000 square feet of retail space. This construction could create nearly 5,000 jobs during the building phase, over 4,000 direct jobs, and approximately 3,400 indirect jobs, depending on the types of businesses established at the park.
The initial site for the airport is expected to cover 280 acres, with plans to expand to 550 acres. The total cost for land acquisition is estimated at $55 million, based on a feasibility study conducted by Coffman Associates. The city plans to apply for a state land auction to secure the site.
This feasibility study marks the first step in the Federal Aviation Administration (FAA) process for developing a new airport in Peoria. The next phase involves a site selection study to identify and evaluate potential locations for the airport in north Peoria. This will be followed by a master plan and an environmental analysis.
The Peoria Airpark project supports the Peoria City Council’s strategic priority of economic development. By transforming the northern part of the city into a major employment center, the project aims to attract industries related to aviation, aerospace, and defense. These sectors are expected to become new economic engines for the city.
Peoria is working with several partners, including Luke Air Force Base, the Arizona State Land Department, the FAA, and local consultants, to ensure the successful implementation of the
project. The city is also coordinating with the city of Phoenix, which is developing the 12,000-acre Biscuit Flats area into a major science and technology park.
The feasibility study, presented to the Peoria City Council last month, concluded that a new general aviation airport in north Peoria is feasible and justifies further investigation. The next step, a site selection study, is expected to take six to nine months to complete, and its findings will be publicly available.
If successful, the Peoria Airpark could serve as a cornerstone of the city’s economic development strategy, providing a substantial boost to local employment and revenue. The project’s comprehensive planning process and community involvement aim to ensure its long-term success and sustainability.

Peoria to Host All-American Festival for Independence Day
THE CITY OF PEORIA IS GEARING UP FOR ITS ANNUAL ALL-AMERICAN FESTIVAL, SET TO TAKE PLACE ON THURSDAY, JULY 4, FROM 6 P.M. TO 9 P.M. AT THE PEORIA SPORTS COMPLEX, LOCATED AT 16101 N. 83RD AVE. The festival promises an evening of big backyard barbecue vibes and a variety of free, family-friendly entertainment.
This year’s lineup features live music by The Spazmatics, an '80s New Wave tribute band. Attendees can also enjoy performances by the Superhero Stunt Team, who will showcase exciting BMX tricks. Over 25 food and beverage vendors will be on hand, offering classic American fare.
“We’re thrilled to bring the community together for this celebration,” says a city spokesperson. “The All-American Festival is a wonderful tradition that highlights the best of Peoria.”
One of the main attractions is the fireworks display, touted as the best in Arizona. In addition to the pyrotechnics, festivalgoers can participate in various carnival-style and outdoor games, including corn hole, giant Jenga, Connect Four, ring toss, Skee-Ball,
and axe throwing. The first 5,000 attendees will receive glow items and giveaways while supplies last.
The event will also feature a Sensory Room in the Visitor’s Clubhouse, providing a calming space for children, teens, and adults with sensory processing needs. The room will be equipped with noisecanceling headphones, weighted blankets, plush chairs, and soft toys. Sensory kits will be available for checkout during the festival.
Although there will not be a Water Zone at this year’s festival, residents can still enjoy water activities earlier in the day. Community pools will offer free admission for open swim from noon to 4 p.m. at Centennial Pool, Peoria Pool, and Sunrise Pool. Sweet treats and festive giveaways will be available at these locations during the open swim hours. Additionally, splash pads at Camino A Lago Park, Paloma Community Park, Pioneer Community Park, and Rio Vista Community Park will be open from 10 a.m. to 8 p.m.

Family-Run Mr. Shine Car Wash Celebrates Five Years of Success in Peoria

This second building, in the newly renovated Express Interior Cleaning Building, features a 12-foot-wide conveyor belt, akin to a giant treadmill. "The customer drives on to the conveyor belt, turns off their car, takes their keys and then our team gets to work," Alivia describes. "In about seven minutes, we clean the dashboard, console, cup holders, windows, door jambs, mats, and vacuum. It's an assembly line, efficient and thorough. Customers can walk alongside their car on our customer walkway or relax in our seating area with complimentary coffee, tea, and water."
The quick, flex-service interior and exterior cleaning process, completed in about 15 minutes, has been a hit with busy families and professionals. "It's great for people who don't have 30 or 40 minutes to spend at a full service car wash," Alivia notes.
The Gleason family’s commitment to the business is evident in every aspect, from the meticulous maintenance to the welcoming atmosphere they’ve created. "We've invested in training and brought in a car wash consultant," Alivia says. "It wasn't always smooth sailing, but we've learned a lot and built a great team."
Community engagement is a cornerstone of Mr. Shine's success. "We grew up here and live in the
area," Alivia shares. "Being a part of the community means a lot to us. We host a haunted car wash event and are thrilled to be up for “Phoenix Magazine’s” Best of the Valley again. We've won in 2020, 2021, and 2023. If we win this year, it will be four years out of five, which is amazing for a single-location car wash."
Looking to the future, the Gleason family plans to expand while maintaining their personal touch. “We have property in Surprise and hope to start construction soon,” Alivia reveals. “We want to keep it in the family and stay local. While the car wash industry has seen a lot of private equity involvement, we believe in the importance of community connection.”
For Alivia, the most rewarding part is working with her parents and brother Shane, who is the general manager. “Seeing what my parents started and being part of its growth is incredibly fulfilling,” she says. “We aim to create an enjoyable experience for our customers and remain a vital part of the community where we’ve lived since 1995.”

New Café Opens at Peoria City Hall

Hānai, a new nonprofit run restaurant, has opened at Peoria City Hall. Hānai is Hawaiian for "chosen family" and the café employs youth who are in transitional housing programs or have aged out of foster care. One hundred percent of Hānai’s proceeds go to their nonprofit called Friends of Ohana. Hānai trains and hires approximately 50 foster youth a year to give them job experience and responsibility in a work setting.
The menu includes beverages such as espresso, cold brew, teas, refreshers, frappes, and energy drinks. A variety of baked goods including muffins and danishes, acai, breakfast sandwiches, waffles with toppings, lunch sandwiches and wraps, and salads are also available. Dinner and a show? That is what you can expect from your visit to Park West Shopping Center’s Kasai Japanese Steakhouse.
The space is very welcoming, with entrances on both the east and west sides of the building, allowing for convenient access from several parking lots. The space is fully remodeled and features modern and inviting décor upon either entrance. The restaurant is an ideal option for families looking to dine out, have a date night, or dinner with family and friends.
The focus of the restaurant is Japanese teppanyaki, and there are currently 12 hoodless teppanyaki tables on site. However, if you are looking for other dining options, they have those as well with traditional dining tables offering a full menu or bar seating for up to
50 patrons. Another option is to grab a seat on the outdoor patio, weather permitting. If you are searching for a more intimate atmosphere, they have a private dining room that you can reserve, which includes two teppanyaki tables, a television with HDMI hookups, and a speaker sound system. This is an ideal choice for birthday parties, graduation celebrations, or baby reveals.
If you opt for the teppanyaki dining options, be sure to come hungry, as the main entrée is served with mushroom soup, house salad, a shrimp starter, fried rice, seasonal vegetables, and Kasai's signature pineapple soft serve dessert. There are plenty of meat and fish options for the main dish, including filet mignon, New York strip, chicken, shrimp, sea bass, lobster, and scallops. There is also a tofu option for those opting for no meat.
Kasai also has a specialty crafted sushi menu, with several classic and signature rolls. If you’d prefer to order off the regular menu rather than the teppanyaki menu, there are certainly options there as well. Appetizer or small bite options include crab rangoons, Korean steak tacos, coconut chicken skewers, lobster dumplings, sea salt and kung pao edamame, and more. There are also salad and soup options such as teriyaki grilled salmon salad, squid salad, seaweed salad, miso soup, and mushroom soup. As for the main dishes, you can find options such as Szechuan beef udon yaki, wagyu burger, New York steak fried rice, lobster fried rice, orange peel tempura chicken, kung pao tempura chicken, and kung pao tempura shrimp, among others.
Looking to finish off your meal with a sweet treat? There are several to choose from, including brown butter cake, bananas foster spring rolls, bourbon caramel toffee crunch ice cream, vanilla ice cream, and, of course, their signature frozen pineapple soft serve.

Peoria Unified Seniors Raise the Bar, Securing over $98 Million in Scholarships
The Peoria Unified School District (PVUSD) graduating class of 2024 achieved a landmark accomplishment by securing a record amount of scholarship awards, over $20 million higher than awards earned last year, which was also a record number. The collective efforts of PVUSD seniors resulted in an unprecedented amount of scholarship awards at $98.9 million.
Cactus High School was especially committed to encouraging more seniors to apply for scholarships. This year’s scholarship awards illustrate the hard work seniors put in to apply for and earn scholarships. Multiple Cactus High School seniors earned a significant amount in scholarship awards this year.
This year’s total scholarship awards include scholarships for in-state and out-of-state colleges and universities for students pursuing a wide range of fields. They are based on academic merit, athletics, arts, community service, and more.
seminar, at least one additional study-related travel in the United States or internationally, mentorship, invitations to cultural events and membership of a community comprised of scholars and alumni. The package is worth an estimated $100,000.
Ironwood High School senior, Yusur Al-Mosawi, is the recipient of a Questbridge scholarship and will attend Notre Dame. Ironwood is also home to senior Angeline Mohatt who was awarded the C-CAP America’s Best High School Chef and won a scholarship to attend the Culinary Institute of New York.
Liberty High School senior, Leyah Fonseca, who also attends the MET Professional Academy, received a $10,000 CMiC / Allen Berg Memorial Scholarship for her work in the ACE Mentor Program, an after-school program for engineering students who work with industry professionals. Fonseca is the only student in Arizona to be awarded this scholarship.
Zane Tallman, a senior at Liberty High School, will attend Westpoint Military Academy Preparatory School in preparation for admittance to Westpoint Military Academy. Other notable scholarship recipients from Liberty include Taylor Colangelo who earned $1.6 million in academic and athletic scholarships and Ryan Wolfer with $1.75 million in athletic scholarships.

A few highlights from this year include the following: Cactus High School senior, Tristan Glaze, received the 2023-24 National Naval Reserve Officers Training Corps (NROTC) Scholarship, which is a full-ride scholarship in the amount of $180,000. This covers tuition, room, board, and additional fees. Glaze will be attending Arizona State University serving in their NROTC program, studying engineering.
Cactus High School senior, Cougarjade Reyes, earned the AFJROTC J-100 Scholarship, valued at $250,000 and can be used at any host or crosstown school with AFROTC. He plans to study cybersecurity at Arizona State University. Reyes was selected as the national keynote speaker for the NICE K12 Cybersecurity Educational Conference. He serves as the group commander for Cactus High School’s AFJROTC program and is co-captain of the team competing at the JROTC National Fitness Competition. Reyes was also ranked number one out of 150 ambassadors at the Hugh O’Brien Youth (HOBY) AZ Seminar and was asked to represent Arizona at the HOBY World Leadership Congress in Chicago.
Anahli Trujillo senior at Peoria High School, received the 2024 El Valle Puede Scholarship in the amount of $50,000 from the Phoenix Suns/Phoenix Mercury Foundation and the Helios Education Foundation. This scholarship is granted to Latino high school seniors to support them in their pursuit of postsecondary education.

He will receive an all-inclusive package at an Arizona public university that includes tuition, room and board and an opportunity to study abroad. The scholarship, considered to be the most prestigious merit scholarship in the nation, provides an opportunity for a three-week intensive overseas
Raymond S. Kellis High School senior, Raul Santiago, is a Dorrance Scholarship recipient. The Dorrance Scholarship is a need-based award that aims to instill college-going traditions in future generations of Arizona families, to provide financial access and academic support for recipients, and to enhance college persistence through unique enrichment experiences, such as study abroad, innovation, and cultural enrichment. The program includes a $12,000 scholarship per academic year for four years. The total program is valued at over $100,000. Santiago went through three meticulous phases of the application. He plans to major in computer science and attend Arizona State University, The Barrett Honors College, next year.
Sunrise Mountain High School senior, Trinity Sadoski, earned a NROTC full-ride scholarship that she will use towards Embry-Riddle Aeronautical University.

Peoria High Students Win First Place in State Mesa Competition

Peoria High School students in the Mathematics Engineering Science Achievement (MESA) program recently participated in the 2024 Arizona MESA Day competition held at the University of Arizona. The Peoria High MESA team competed in eight challenges and won first place in the state, securing the title as 2024 state champions.
Each member of the Peoria High team brought home medals or ribbons for placing in their events. Four students received first place in the National Engineering Design Competition. Corona Annala, Magdalena Annala, Leah Bucher, and Evan Lyda will go on to the MESA USA National Competition in San Diego in June, representing Arizona. This marks the 15th state championship for the Peoria High
MESA program out of 32 years of competing and is the fourth time in the team’s history to qualify for nationals.
MESA is a STEM program offered at Peoria High School which promotes interest in STEM careers for under-represented minorities in the field. Each year, students research and design projects to meet the challenges related to something that will help improve our society. Students attend the MESA Day event to test and defend their projects.
The students who participate in the Peoria High School MESA Program work with an advisor, David Hill, at least once per week, focusing on science-related design projects.
“I can’t express how proud we are of their hard work this semester, their performance and the rewards they achieved,” says Hill.

The Peoria Public Library system is preparing to kick off its Summer Reading Program as part of Maricopa County Reads, starting June 1. This annual program, which runs until August 1, encourages readers of all ages to participate and aims to reach a community goal of 65 million minutes read.
Maricopa County Reads is one of the county’s largest literacy initiatives, playing a crucial role in preventing learning loss during the summer break. Participants, including children, teens, and adults, earn one point for every minute spent reading physical or electronic books, graphic novels, or listening to audiobooks. Additional points can be earned by attending events, completing reading challenges, and engaging in
community experiences to discover secret codes throughout Maricopa County.
Prizes are awarded based on the points accumulated. Readers who reach 1,000 points can choose a free book for their home library or opt to donate it to a local Head Start classroom. This year’s theme, "Adventure Begins at Your Library," aims to inspire participants to embark on literary adventures.

Big Brothers Big Sisters of Central Arizona (BBBSAZ) has named its 2024 Bigs of the Year. Out of the more than 1,000 volunteers who serve as mentors to youth in Maricopa County, BBBSAZ has selected Geoffrey Nail and Ivy Davis as outstanding examples of volunteerism and the power of mentoring.
Research has shown that children who have mentors are more likely to participate in extracurricular activities, volunteer in their community, and graduate from high school; and less likely to engage in risky behavior like underage drug and alcohol use.
BIG BROTHER GEOFFREY NAIL AND LITTLE BROTHER RAAZI
Not only has he been a fantastic Big Brother to his Little, but Geoffrey Nail has been involved and given back to the agency in many different ways over the years, including by serving as a Big Brothers Big Sisters
board member and previous president of the Young Professionals Council.
Nail’s Little Brother Raazi was in the fourth grade when they were matched. Raazi’s mother believed he would benefit from having a younger positive male role model in his life, as his grandfather was the only male influence for him at that time. Nail has been a consistent, committed role model to Raazi since that time. Through the years he has been with Raazi for every major milestone. Raazi graduated from high school in December and is currently working. He was accepted to
NAU in the fall with a partial scholarship but is also looking at other options such as trade schools before making his final decision. With the continued support and friendship with Nail, Razzi is ready to embark on the next chapter of his life. He witnessed how bright his future could be with Nail as his role model.
BIG SISTER IVY DAVIS AND LITTLE SISTER RHIANNA
Davis and Rhianna were matched during the pandemic in 2021, when Rhianna was just 14. Often, Bigs enter the lives of Littles at a time when they need it most, and this is true for this match. While they built a relationship over shared meals and trampoline park outings, Rhianna was struggling with anxiety and depression. While she was able to receive treatment she was still challenged with significant instability in her life. Davis maintained regular visits and outings with Rhianna during this turbulent time, serving as a consistent, reliable support she could count on. Because of the special bond Ivy and Rhianna formed early on, they have
been able to effectively navigate these challenges together.
Now 17, Rhianna has shared that she can tell that Davis cares for her and she is grateful. She says Davis is the role model for who she aspires to be. Davis has been, and continues to be, a light for Rhianna during her journey, walking with her as she finds her way. Through consistency and genuine care, Ivy is able to support Rhianna in reaching her full potential.

Harness the Sun
Who needs a fancy kitchen when the sun can do the cooking for you? This easy and fun activity lets you harness the power of the sun to create a tasty treat. It's a fantastic way to learn about science while having a blast in your backyard.
WHAT YOU NEED
• A cardboard box (like a pizza box)
• Aluminum foil
• Matte black construction paper
• Clingfilm (plastic wrap)
• Marshmallows, chocolate, graham crackers (or other food, but avoid raw meat)
SOLAR OVEN FUN
1. Prep the Box: Line the inside of the box lid with aluminum foil, shiny side up. This will reflect the sunlight. Cover the bottom of the box with matte black paper, which will absorb the heat.
2. Set Up Your Food: Place graham crackers, chocolate, and marshmallows (or chosen food) inside the box. You may want to experiment with and without a plate.
3. Catch the Sun: Position the box so it faces the sun. Adjust the lid so it reflects the sunlight directly onto the food.
4. Cover and Cook: You may want to cover the inside base of the box with clingfilm to keep your food clean. Wait for about 20 minutes, and voilà, your s'mores will be ready.
SOLAR SCIENCE IN ACTION
As your solar oven cooks your food, it’s also teaching you some cool science principles:
• Heat Absorption: The matte black paper absorbs the heat, helping to cook your food.
• Reflection: The aluminum foil reflects sunlight onto the food, increasing the temperature.
• Conduction: The heat is transferred from the foil to the food, just like in a real oven.

However, the recent rate hikes by Arizona Public Service (APS) have changed the equation. APS implemented a significant rate increase in March, with most homeowners experiencing a 16% rise in their electricity bills. Tesla’s Powerwall 3 stands out because of its ability to provide whole-home backup power.
“Traditionally, batteries could only support limited loads, like your fridge or garage door,” Berechet
noted. “But with the Powerwall 3 and its backup switch, you can now back up your entire electrical panel, covering everything from lights to air conditioning. This capability, combined with reduced installation costs and the technology’s improved efficiency, makes the Powerwall 3 an attractive option.”
INTEGRATION WITH SOLAR SYSTEMS
The synergy between solar panels and battery storage is where the real benefits lie. The federal government offers a 30% tax credit on both solar systems and batteries, thanks to the Inflation Reduction Act. Additionally, Arizona residents can receive a $1,000 state tax credit. These incentives significantly reduce the upfront costs, making solar energy more accessible.
Beyond financial savings, the environmental impact of switching to solar is profound. Sunsolar Solutions has already helped reduce an estimated 6.8 million tons of CO2 emissions, equivalent to planting 16.2 million trees. INCLUDES… I am a very early riser because I have so much I want to accomplish everyday. My day starts out with an excellent cup of coffee delivered to me by my husband of over 40 years and good morning texts to
close friends and family. My husband and I enjoy our coffee chat time before we go our separate ways. I head off to my home office to catch-up on emails and phone calls with colleagues in D.C. and in the district. I spend most of my work day reading legislation, policy, and helping constituents with federally related issues. I am a public servant at heart. Work is very rewarding and fulfilling because I enjoy helping people. When I take a break, I usually get out into the great outdoors for a walk or a hike with friends and my dog, Summer. I like to spend time in the kitchen with my husband fixing healthy meals we can enjoy together while sharing our day. In the evening, I usually check-in with our family via text, call, or video chat. Video chats are the best when you don’t have family near. We are scattered throughout the U.S., so starting and ending the day checking-in is important to me.
MY FAMILY IS… my husband and best friend, Mark. We have two sons, Blake (35) and Grant (32). Blake is married to our daughter-in-law, Alex, and they have two sons, Oliver (3 ½) and Nico (20 months). Grant is engaged to Amanda.

THE PERFECT DAY IS… sitting in a lounge chair on the beach or the edge of a lake with my family and friends laughing, reminiscing, and contemplating life. We solve a lot of the world’s problems, or at least we think we do.
MY FAVORITE LOCAL NONPROFIT IS… Dysart Community Center. They do so much for local children. The children are so appreciative and touched by the love they are shown from the community. The Woman’s Club in Trilogy, that I belong to, supports this organization as one of their nonprofits.
MY LIFE IS… more than I could ever have dreamed of. That’s not to say there haven’t been ups and downs, but I have been so blessed with loving people to support me in my many dreams and ventures.
THE BEST GIFT I’VE EVER RECEIVED WAS… my two sons and grandsons. The day they were born changed my life for the better each and every time. I can’t express in mere words how they have impacted my life.
MY DREAM VACATION WOULD BE… relaxing by the water or exploring anywhere new. I have to mix it up with something that is challenging my brain, as it is difficult for me to just relax. I love to learn about the history of people, places, and things of the world and never want to stop.

The Driving Factors Behind 85383’s Real Estate Growth

Iwatch real estate numbers pretty obsessively. I look at the inventory for our entire market, then for 85383, and then some specific neighborhoods so I can find any trends that will help me advise my clients better.
I watch how many homes go under contract, how many are coming soon, and how many sold in the past 30 days. I look at monthly trends in our average prices so I can see which way we are heading. I look at it a LOT! Interestingly enough, those monthly trends are different for different areas. For example, if I look at our entire MLS, I see our average price has increased (month over month) by 2.72%. If I look at 85345 (the southern part of Peoria), I see a decrease in the average price of 8.54%. If I look at 85383 (the most important to my readers), I am showing an increase in our average price of 13.12%. Wow! That is a huge increase in the average price.
When people ask me why 85383 does so well, I start my answer with the most recognizable phrase in real estate: “Location, location, location!” I then go deeper as to why it is a great location. The Upper West Side has beautiful mountains around us that really make the look and feel so desirable. I hear this from homeowners and prospective buyers. Add to that the great schools, incredible businesses, and access to freeways, and you have a place where people want to be.
BUSINESS AND JOBS
According to uwsphx.com, we have 17 new businesses coming to the four corners area alone! Not too far away, in the Arrowhead/P83 area, we have nine new businesses, including Postino Wine Cafe (thanks to Katie for making that happen!).
The Trailhead will also be bringing businesses, including Safeway, at 83rd
Avenue and Happy Valley Road. When you include the proximity to the Taiwan Semiconductor Manufacturing Company (TSMC) and the Amkor Semiconductor Testing Plant, we are adding a lot of jobs, so residents don’t have to travel outside of the area as much.
We have so much to offer, so it is no wonder that we are seeing our prices go up. Now, we can’t keep up this kind of monthly increase, but I believe we will always be outperforming the general market year over year. The Upper West Side continues to be a great investment!
One last comment on the area involves the schools. We have some wonderful schools (both public and private). I hear from a lot of buyers coming into the market that the schools really were a deciding factor in coming to the UWS. So, remember to support our teachers as much as possible because they are the reason the schools are great, and that is one of the main reasons why your equity continues to grow!

Benevilla is set to launch a new Caregiver Boot Camp starting June 3.
This free, 11-session educational series is open to the public and aims to empower caregivers by providing expert guidance, valuable insights, and practical tools to assist them in their caregiving journey.
“Benevilla is excited to partner with so many local senior services experts willing to share their knowledge and support our aging population in the Northwest Valley,” says Benevilla President and CEO Joanne Byers.
“Today, 30 to 60% of caregivers pass from illnesses related to caregiver stress before the person they are caring for. That’s why getting family caregivers this type of specialized support and information is crucial for our aging communities and their families.”

Reality blurs for two teenagers who become obsessed with a canceled TV show.
Sometimes, there’s a horror film that you watch and immediately know it will be influential for its generation. Made by and for the creepypasta generation, “I Saw the TV Glow” is a quaint, slow-burn horror that captures the eerie feeling of the everyday not feeling right and how it eventually boils over. With deep colors and slightly detached performances, the film conveys the unsettling idea of not being yourself but being unable to face it. It’s terrifying yet also sad, like watching someone spiral out of control. With a terrific soundtrack, it’s everything one wants from horror while also showing a bright future for the genre.

There’s a sensuality infused in every frame of Luca Guadagnino’s newest film, which is much welcomed. The three leads have incredible chemistry that transcends typical romance, extending even into the tennis scenes. These scenes are astounding, with Guadagnino executing shots I thought were impossible, bringing a kinetic energy to the film. Additionally, the film is genuinely funny in a way that few studio films are. Topped off with an incredible score by Trent Reznor and Atticus Ross, we have a true cinematic treat.
“Kingdom of the Planet of the Apes”
Generations after Caesar’s death, a new era begins in the fight for prosperity between apes and humans.
Following up the triumph of the previous “Planet of the Apes” trilogy was always going to be a tough job, and “Kingdom” sort of succeeds. It establishes its own identity with engaging characters and tone. However, it drags at points, making a noble attempt to showcase more of the world but not quite getting there. Structurally, it sometimes feels like a repeat of the previous film, “War.” Despite this, the film shines when it really gets going,
thanks to the talented cast, particularly Peter Macon and Kevin Durand. It also explores the human and ape dynamic in a more interesting and uncertain way than previous films, offering a fresh angle for future installments. As a start, it’s worthwhile.
