Coming Soon to Sunrise Promenade: Grandstone at Sunrise

Grandstone at Sunrise, located at the intersection of Lake Pleasant Parkway and Happy Valley Road, is a new community situated on 9.8 acres featuring luxury one and twostory cottage style homes for lease.

As part of the Sunrise Promenade, a master-planned development by Thompson Thrift, Grandstone serves as the residential component of this mixed-use project. Surrounded by national and regional retailers, including Super Target, Kohl’s, Lowes, Starbucks, Fry’s Marketplace, and Sprouts Farmers Market, Grandstone at Sunrise will offer residents not only a wide selection of shopping and dining options inside Sunrise Promenade but also nearby.

“Peoria has been one of the fastestgrowing cities nationally for the past 30 years and recently has emerged as a center for innovation and employment growth,” according to Thompson Thrift. “The city now has four planned area development projects underway, including an approximately 112-acre medical center and two commercial parks totaling around 650 acres. These will accommodate a variety of employment uses, such as high-tech manufacturing, corporate offices, limited light industrial, wholesaling, warehousing, distribution, and business park uses, as well as support retail and hotels.”

Grandstone at Sunrise will feature 140 residential units and community amenities will include: a clubhouse, fitness center, pool, pocket parks, outdoor kitchens, a fire pit, and more. A specific opening date has not yet been announced but construction is underway.

Is Your Home The Right Fit For You?

By Frank May

Because of the pandemic, recent statistics show that more than 41 percent of American workers are currently working from home. Some of you may already have a space set up for a home office, and it hasn’t been a big transition for you. I know others have had to alter how they live significantly, such as giving up their dining room or modifying a bedroom for an office. This is fine for now. Or is it?

I’M READY TO MAKE A MOVE.

Every situation is different for the individual. Some would rather move and start fresh with a home that they can customize on their own. It is because, as I’ve said, month after month since the pandemic began, the market is hot! In fact, it’s so hot, if you read last month’s article, you can see that the market year over year showed significant increases in your equity. There are many ways to sell a home—instant cash offers, traditional sale, etc. We can help you with any of them, but they ultimately depend on your needs.

I STILL LOVE MY HOME AND DON’T WANT TO MOVE.

Although it seems like I want to talk to you about selling your home, this isn’t why I am writing this piece. I want to talk about what happens if you don’t want to sell. I’m so glad you love your home, neighborhood, schools, or whatever it may be that is anchoring you to your current living situation. If you are like me, you want your home to be your sanctuary now more so than ever. Times are changing, and we are here to tell you your home can change with you.

MI have clients that called us over the summer to talk about selling and buying a new build. They are not quite ready to sell and want to spend a few years living in their home while they build. We discussed some options for them, and ultimately, they decided that they wanted to do a few renovations to the house to live comfortably for the next few years before building their forever home. Like many in this zip code, their home was built during the height of the Tuscan design era; beautifully ornate design and heavy details throughout. They are tired of the weight of this style and felt it was time for an update. Their concern was: How do we update the home without losing the Tuscan style’s overall aesthetic while losing some of the weight?

WHO DO YOU CALL?

We offered a designer we have worked with to come in and discuss some options for them. They voiced their wants, needs and concerns with updating the style. Ultimately, they could get an updated home that feels light and airy yet isn’t competing in Tuscan’s design style to the popular white/ grey modern. Their home should be completed by the time this article lands in your hands, and I cannot tell you how much I love their new look. buying, selling or how to maximize the look of your home. We have a list of great vendors that can help you along the way. Give us a call at 623-203-1800 with any home needs you may have. We are more than happy to help and point you in the right direction, even beyond buying or selling. F T
