NORTHPOINTE AT VISTANCIA STARTS CONSTRUCTION ON ITS AMENITY SITE AND RECREATION CENTER Northpointe at Vistancia, located within the 7,100-acre Vistancia master plan in North Peoria, has recently broken ground on a 10-acre amenity site that includes a 5,300-square-foot recreation center called The Sovita Club, centrally located in the first phase of Vistancia’s finale community. The Sovita Club, scheduled to be completed this year, will be set in the heart of the first phase of the community and perched at one of the highest points of the property to take advantage of stunning panoramic desert and mountain views. IN A MOVE THAT WILL ADD THOUSANDS OF JOBS AND PROVIDE AN ENORMOUS ECONOMIC BOOST TO THE VALLEY, THE CITY OF PHOENIX HAS APPROVED A MASSIVE $12 BILLION DEAL WITH TAIWAN SEMICONDUCTOR MANUFACTURING COMPANY (TSMC). TSMC recently bought 1,128 acres of land in north Phoenix at a state land auction for this project, according to reports. TSMC will build an advanced semiconductor fabrication plant to produce the company’s 5-nanometer technology for semiconductor wafer. The $12 billion figure represents direct capital investment; the full economic impact of the deal is estimated at $16 billion. In addition to being a recordsetting deal for Phoenix, it is also among the largest private investments in Arizona history. “It is remarkable that this came to fruition during a pandemic,” says
Phoenix Mayor Kate Gallego. “It speaks volumes about what makes Phoenix so attractive. We have the workforce, the neighborhoods, and the kind of peer network of advanced manufacturers that companies like TSMC look for.” She added, “The payoff is huge. TSMC will create 1,900 high-tech jobs and foster thousands more related jobs in the semiconductor supply chain ecosystem.” Initial conversations with TSMC began several years ago and have continued ever since. Mayor Gallego traveled to Taiwan last year to solidify relationships and move the deal forward. At the council meeting, the mayor thanked those involved for the hard work and persistence that brought the project across the finish line.

City News DID YOU KNOW?
Your body can absorb minerals quicker from water than it can from food consumption? Therefore, making Alkaline Water a great way of maintaining mineral and electrolyte balance.
Peoria Revisits Sustainability Plan, Asks for Residents’ Input THE CITY OF PEORIA HAS STARTED THE PROCESS OF UPDATING ITS SUSTAINABILITY PLAN THAT ADDRESSES EDUCATION, WATER CONSERVATION, ENERGY CONSUMPTION, AND BEST ENVIRONMENTAL PRACTICES. Beginning this month, the city will open a public engagement period to ask residents about their suggestions for future sustainable programs and actions. “Past sustainability efforts have provided a solid base for us to build upon, but we are always looking for ways to improve,” says Cape Powers, Peoria director of water services. “The updated plan will help us adapt to changing conditions, such as increasing concerns related to water availability, and more directly reflect the views of our residents. Our goal is to ensure that providing for our community’s needs today does not impact the ability to provide for the needs of future generations.” The city’s last sustainability plan was created in 2012 to establish clear goals and metrics that guided all departments in reviewing and adopting more sustainable practices and technologies. This year’s plan, named the Sustainable Peoria Plan, aims to not only expand upon the previous plan’s objectives but to set new, ambitious goals and engage Peoria residents throughout the development and implementation processes. Residents have the opportunity to provide their feedback in an online survey, developed in partnership with Arizona State University’s Project Cities. In addition, there will be four virtual
listening sessions that will review the eight different categories of the new plan and allow residents a chance to give input and ask questions. • Natural Systems, Community Forestry and Community Health and Wellness Wednesday, Jan. 6 from 6 – 7 p.m. http://links.asu.edu/ SustainablePeoria_ListeningSession1 • Urban Form and Transportation Wednesday, Jan. 13 from 6 – 7 p.m. http://links.asu.edu/ SustainablePeoria_ListeningSession2 • Water Resources and Waste Management Wednesday, Jan. 20 from 6 – 7 p.m. http://links.asu.edu/ SustainablePeoria_ListeningSession3 • Building and Energy and Community Education and Outreach Wednesday, Jan. 27 from 6 – 7 p.m. http://links.asu.edu/ SustainablePeoria_ListeningSession4 “We want this plan to be driven by the community and are excited to hear what actions and goals our residents envision in our eight topic areas,” says Victoria Caster, Peoria’s sustainability and water conservation coordinator. The new proposed plan will be reviewed by the Peoria City Council later this year. For more information or to sign up to receive sustainability news, visit peoriaaz. gov/sustainability.

City News Peoria Has Enough Water to Use, But Never Enough to Waste By Bridget Binsbacher, Peoria Councilmember, Mesquite District AS THE NEW YEAR STARTS, AND WE BEGIN PUTTING TOGETHER OUR IDEAS AND PLANS FOR 2021, ONE OF THE ITEMS I AM PLEASED THE CITY WILL BE LOOKING AT IS UPDATING OUR SUSTAINABILITY ACTION PLAN. I am proud of the work accomplished in the first 10 years of the plan, but I am especially looking forward to establishing new goals and developing meaningful measurements to further Peoria’s sustainability mission. Although the plan includes goals in many areas of service delivery, the water resources goals are very important to me. Representing a district that has experienced significant growth and development, I recognize how important our water resources are to residents. The city has done an excellent job of planning for future needs. Peoria continues to thrive in our desert environment, but we are always mindful of our water resources, especially as we grow. One of the key sources of water that enables the city to maintain a strong water portfolio is the processing and production of reclaimed water, which currently makes up about 15% off our 100-year assured supply. Reclaimed water is also Peoria’s most
myhyperlocalnews.com
climate resilient water supply. As such, Peoria’s goal is to use its reclaimed water efficiently and to its highest and best use throughout the city. Reclaimed or recycled water (also called wastewater reuse or water reclamation) is wastewater that has been converted through a treatment process into water that can be reused for other purposes. In Peoria, it’s currently reused to irrigate parks, greenbelt areas and it even supplies the water for the lake at Pioneer Park. Additional uses currently include irrigation of agricultural fields and replenishing surface water and groundwater (i.e., groundwater recharge). This spring, the city council will be discussing additional methods of strategic delivery of reclaimed water for Peoria’s future growth. This may include locating our reclaimed water resources in areas of the city that will allow for delivery to high-use turf facilities, groundwater recharge opportunities and eventually direct potable reuse. It’s important for all us to remember, Peoria has enough water to use, but never enough to waste. We encourage conservation and wise water use to ensure that we have enough water, so that our desired quality of life and community growth goals can both be achieved.

City News The Free January 16 Itty Bitty Open Introduces The Littlest of Golfers to the Sport IN ITS THIRTY THIRD YEAR, THE JUNIOR GOLF ASSOCIATION OF ARIZONA (JGAA) WILL HOST THE 2021 ITTY BITTY OPEN ON JANUARY 16 AT NUMEROUS VALLEY-WIDE LOCATIONS. Open to all kids age 3-5 years old, the free event offers three clinic times per location starting a 9, 10 and 11 a.m. where juniors and their parents will learn the basics skills of golf taught by qualified PGA and LPGA professionals. Locally, the event is held at Rio Vista Community Center and Legend at Arrowhead Golf Club. After the clinics, the kids will then participate in fun-filled, non-competitive golf games and tournaments. Each golfer will receive a set of plastic golf clubs (right-handed only), balls, a bag, and a visor – participants are asked to leave their own clubs at home. An adult “caddie” must accompany each golfer.
“The Itty Bitty Open is a great way for parents to introduce their children to the game of golf,” says Scott McNevin, executive director of the JGAA. “In fact, after 33 years, adults who attended Itty Bitty Open decades ago are now bringing their kids, so the second generation is already here.” A special contest with prizes will be held at each session for the “Best Dressed Golfer and Caddie Team.” Anything goes: classic golf fashion; contemporary golf fashion; or any unique golf duds that may come to mind. All winners will receive a trophy. Space is limited; sign up before January 11 deadline. For more information, call 602-944-6168. Register online at jgaa.bluegolf.com.

Waste Not Launches Free App to Connect Donors with Nonprofits Feeding the Hungry

WASTE NOT, A 501(C) 3 NONPROFIT AGENCY THAT RESCUES PERISHABLE FOODS BEFORE IT GOES TO WASTE AND DELIVERS IT TO THOSE IN NEED, HAS LAUNCHED THE MEALCONNECT APP, A FREE AND EASY WAY TO DELIVER EXCESS FOOD PRODUCTS TO NONPROFITS HELPING FEED THE HUNGRY. After a successful and well-received soft launch last spring just as the coronavirus pandemic took hold, MealConnect “is easy to use and requires no obligation from the user, only that they use it when they have surplus food,” says Hillary Bryant, community engagement manager at Waste Not. “MealConnect users don’t need to donate a lot of food to be part of the effort because every donation, no matter how big or small, has an impact. And, with the intensifying impact of the pandemic, the need for food items also is growing.” Users of the app are immediately connected with nonprofits in their community and local volunteer drivers who deliver the food. “The process of donating meals through MealConnect is seamless and very userfriendly,” says Samantha Liotta, a sports dietician for Sun Devil Athletics. Liotta and her team create balanced, nutritious meals for ASU student athletes. “It makes the process so easy and we have recommended it to others to use. It feels good knowing our excess nutritious meals are being donated to those who need and appreciate them. All the volunteers have been kind and great to work with as well.” The app has significant benefits for the community and for donors: • Nonprofit agencies, including homeless shelters, transitional housing, senior facilities, preschools and after-school programs, rehabilitation centers and food pantries receive food with no cost for distribution to individuals and families. • Food businesses reduce waste costs, generate tax savings and help those in need. myhyperlocalnews.com
• The food donation system addresses food insecurity in a state where one in four children go to bed hungry every night and one in five adults lack consistent access to adequate food. “Our goal is to add to our base of more than 70 generous local food businesses, including restaurants, catering companies, resorts, grocery stores and event venues that consistently donate excess perishable food that would otherwise go to waste,” Bryant says. “Expanding our base means that we can provide food to more people in more communities across the Valley.” Nationally, more than $218 billion is spent on food every year that is never eaten. Waste Not provides nearly 3.5 million meals a year through donations. In 2019, Waste Not diverted 963 tons of food from landfills, a total value of more than $2.2 million. Among the more than 70 agencies served by Waste Not are A New Leaf, Arizona Center for the Blind, Arizona Housing, Inc., Arizona Retirement Home, Boys & Girls club of Metro Phoenix, Homeward Bound, Hope Women’s Center, Joshua Tree Feeding Program, Maggie’s Place, New Dimension in Recovery, Salvation Army, UMOM New Day Centers, Veterans for Veterans and West Valley Community Food Pantry (The Way). For more information about MealConnect, to donate food, or to become a volunteer driver, contact Community Engagement Manager Hillary Bryant at Hillary@wastenotaz.org or 602-3619162. Arizona DPS to Enforce Distracted Driving Law By Sergeant Kameron Lee, Arizona Department of Public Safety NINETY FOUR PERCENT OF CRASHES THE ARIZONA DEPARTMENT OF PUBLIC SAFETY (ARIZONA DPS) INVESTIGATES ARE DUE TO DRIVER ERROR, MEANING 94% OF THE CRASHES ARE COMPLETELY AVOIDABLE. Distraction remains a common theme in many of the crashes we respond to. Beginning this month, Arizona DPS will enforce the law signed last year that says it is “Illegal in Arizona to talk or text on a cellphone while driving unless the device is in a hands-free mode.” This law prohibits drivers from using a cellphone or a stand-alone electronic device while driving unless it is being used in a handsfree mode. This includes, but is not limited to, cell phones, tablets, music and gaming devices. A “stand-alone electronic device” is a portable device other than a portable wireless communication device that stores audio or video data files to be retrieved on demand by a user.
e to Welcom
We want people to think of the consequences of distracted driving now, not after a crash has happened. If someone is hurt, or worse, loses their life because you chose to look at a text, scroll social media or even looked down to follow the GPS on your phone, the consequences can be life altering and life changing. The hardest part of a trooper’s job is knocking on the door of a home and telling the people living there that their family member isn’t coming home. We are asking for voluntary compliance of the hands-free law. In our day and age, we have the technology that allows us to safely operate our vehicles without phones or other electronics in our hands. That one text or that one phone call isn’t worth it. This is more than a text and driving ban. You cannot hold your phone or any portable electronic communication device in your hand while driving–you don’t have to be texting to be in violation.

City News Local Girl Scout Collects Unused Medical Supplies for Underprivileged Communities By Emma Wolff DID YOU KNOW THAT $765 BILLION WORTH OF UNUSED MEDICAL SUPPLIES END UP IN LANDFILLS ANNUALLY? Every year equipment and resources like gauze, surgical tape, stethoscopes, face masks and scrubs are dumped into landfills when they could be utilized by those in need both in the U.S. and abroad. This local Girl Scout’s mission is to recycle and find better use for these perfectly good medical supplies. Eden Sapien, 15, made it her goal to help the people of Arizona by getting them needed medical supplies. She spent the last 10 years as a Girl Scout helping her community, but this year she wanted to do even more. She is currently working toward her Gold Award, the highest recognition a Girl Scout can achieve.
ects in response to pressing community needs. The Gold Award is presented to fewer than 6% of Girl Scouts annually. In general, each Girl Scout will spend roughly two years on her passion project. For her Gold Award project, Sapien started “Saving Supplies Saves Lives.” “Seeing the impact these donations make on people’s lives is my favorite thing about my project,” says Sapien. “People who have lost loved ones and have leftover medical supplies they don’t know what to do with are so happy to know the supplies will be used to help someone else in need.” Sapien’s mission works to create a partnership between Esperança, a global nonprofit organization, and medical establishments to donate gently used or new medical equipment and supplies. Esperança provides seniors and lowincome community members the medical equipment they cannot afford. Not only

does the Esperança group help health facilities in the Valley, but it assists others globally. The organization works in countries all over the world including Bolivia, Ecuador, Peru, Nicaragua and Mozambique. They partner with nonprofit organizations in each country to supply under-resourced hospitals and clinics with supplies and equipment. All the supplies provided to Esperança are acquired through donations. Not only can medical establishments contribute gently used or unused equipment, but individuals can contribute as well. Any supplies remaining from a medical procedure or from a deceased loved one can be donated to this cause. Esperança has also found a way to repurpose surgical and expired medical supplies for safe future use. The nonprofit group can accept sealed and expired supplies from manufactures too, including gloves, tubing, catheters and syringes. All donations are welcomed, no matter how big or small. In the past, Sapien has
received adult diapers, diabetic supplies, walkers and crutches. She is actively collecting supplies for her project. Donations can be accepted during the COVID-19 pandemic. Safety precautions are in place with mask wearing during donation drop offs. All donated items are sanitized before distribution. For more information about how you can contribute to Sapien’s Gold Award project, visit her website at savingsuppliessaveslives.weebly.com.

Bird Watching Takes Flight in Peoria this Winter By Emma Wolff A RENEWED INTEREST IN BIRD WATCHING HAS RESURFACED THIS YEAR THANKS TO COVID-19. The pandemic has inspired people across the state to uncover new hobbies, especially ones that are safe and offer the ability to social distance, like bird watching. In the last year birding has become increasingly popular not only for Arizona residents but for people all over the United States. According to The Washington Post, there are currently 47 million birders in the U.S. with the number growing steadily. For much of the nation, winter is a time to stay indoors and watch the snow. Luckily, for Phoenicians, it is the perfect time to go outside in the 70-degree weather and search the sky for feathered friends. According to Della Killeen, a City of Peoria park ranger, you don’t have to be an expert to enjoy bird watching. “Birding engages so many senses,” she says. “Searching for birds with our eyes, listening for birds with our ears, being outdoors and smelling the rich organic, earthy smells. Watching birds as they cycle through their daily and seasonal tasks is calming and reassuring. It’s where we find resilience. It’s where we take comfort in the cycles of life.” “We spend so much time in modern life in our prefrontal cortex, the thinking and planning parts of our brains, that we don’t spend very much time in our sensory brains,” Killeen adds. “We don’t spend a lot of time paying attention to what we’re smelling and what we’re hearing. So, when we’re able to do that, even on a subconscious level, it just makes us feel more relaxed and comfortable.” There are many wonderful places to start a bird watching adventure in the Valley. Picking the destination has much to do with choosing the birds to observe. This season, the most common birds to see are riparian birds like warblers and egrets, desert birds like woodpeckers and sparrows and raptors such as hawks and falcons. myhyperlocalnews.com

You don’t need to be an expert to try birding for the first time. The sport of bird watching requires little equipment other than a good starter pair of binoculars, some patience, and a positive attitude. When shopping for binoculars look for an 8 x 40 or a 10 x 50 specification in terms of magnification and size. If venturing out to bird watch seems daunting, try a virtual group first. Sonoran Audubon Society is hosting a virtual birding workshop on Jan. 13 at 7 p.m. To register, send your name and email address to Karen LaFrance at klaf40@gmail.com. Stay up to date on the latest bird watching outings and information by checking the City of Peoria’s website at peoriaaz.gov or by visiting the Sonoran Audubon Society website at sonoranaudubon.org.

Education DVUSD Pathways Offers Students Another Option By Lynn Palacios, Instructional Coach, Barry Goldwater High School
I
n January 2019, the Deer Valley Unified School District (DVUSD) launched DVUSD Pathways to provide additional opportunities to students who needed flexibility in their schedule, wanted to accelerate their school experience, or needed to recover credits. This district gem is hosted by the Barry Goldwater and Boulder Creek high school campuses, but students from any of the high schools in DVUSD are eligible to participate. The program offers 7-week enrollment sessions, classes meet four days a week that utilize a block schedule, running for two hours and 45 minutes. There are five enrollment periods over the course of the year, two each in the fall and spring, and one in the summer. During each 7-week session, five courses are offered, with the course menu changing each session. Interested DVUSD students work with their school counselor to enroll in the program.
During the 2019-2020 school year, 437 students enrolled and completed their Pathways courses, offered in 18 different subjects. One hundred and thirty-two students challenged themselves by enrolling in both blocks. Pathways was able to assist 85 seniors in meeting the state requirements for the May 2020 graduation milestone. Students also consider the Pathways program to open their course schedule in their junior and senior year to participate in CTE courses, Dual Enrollment opportunities, WEST-MEC, or planning for an early graduation. Guided by its core values of being Diverse, Vigorous, Uplifting, Data Driven, and promoting Success, DVUSD Pathways offers students smaller class sizes, the chance to build stronger relationships between students and teachers, and compressed semesters. Paula Collins is the DVUSD Pathways principal, but the
program’s faculty varies depending on the courses offered during a given enrollment session. This past fall, DVUSD Pathways introduced to the community their mascot, the Phoenix. This mascot was suggested by faculty member Mr. Darrell Hudson, a world history teacher. “I keep thinking that the ancient Greek mythical bird, the Phoenix, would be a great [mascot] because it regenerates itself, obtains new life, and I feel like Pathways gives a lot of our students that new life, that chance to regenerate and instead of ‘crashing and burning,’ they ‘rise up’ and reach their potential,” he says. A current senior from Sandra Day O’Connor High School says, “After a difficult move, some failed classes, and a lot of confusion, I was terrified for the rest of my high school career. Being introduced to the Pathways program, I finally felt hope for the first time in years. With the
help of amazing staff and informative courses, I felt that I had truly received the best support possible to create my academic success. This program has taught me so much responsibility. I would genuinely recommend it to any student needing credits.” For more information about DVUSD Pathways, visit their program website at dvusd.org/pathways. Students are also encouraged to get more information from their high school counselor.

PUSD Celebrates a Deserving Recent Grad and Student Teacher
L
ast month, Desert Valley Elementary School in the Peoria Unified School District held a surprise graduation ceremony for student teacher Claudia Vasquez. Mrs. Vasquez was set to graduate from Grand Canyon University, but unfortunately the graduation ceremony was cancelled due to the pandemic. Upon hearing the news of the cancelled event, Desert Valley’s leadership decided to hold their own surprise ceremony just for Mrs. Vasquez. Desert Valley principal Tonja Neve set up a mock meeting for her to attend right after school while Mrs. Vasquez’ husband brought in her cap and gown during the meeting. After revealing the surprise, Mrs. Vasquez has time to dress for her special occasion and met her colleagues outside in the amphitheater. Desert Valley staff dressed in their own caps and gowns, and socially distanced, celebrated the accomplishment. “Claudia is one of those people you love to work with,” shares principal Tonja Neve. “She is humble, dedicated, selfless, funny, and kind. It brought tears to our eyes to honor such an amazing woman and future educator. When we heard her ceremony was cancelled due to COVID-19, we knew we had to do something for her. No one is more deserving of a little recognition for all of her hard work and triumphs.” Mrs. Vasquez was overjoyed by the friends, family and colleagues who
showed their support for the Grand Canyon University graduate. “Upon completing my student teaching and earning my bachelor’s of science in elementary education, Grand Canyon University notified me that my graduation ceremony would be cancelled due to COVID-19,” Mrs. Vasquez says. “I was truly disappointed and shared that news with Mrs. Neve and Mrs. Gomez, as well as some of my friends from Desert Valley. Little did I know, my Desert family came together to give me my own graduation ceremony. Some of the staff wore their caps and gowns, gave wonderful touching speeches, decorated the amphitheater, and contacted my family, including my parents. Desert Valley made me feel beyond special. Most of them have walked this academic journey with me. They have supported me, offered me their experience, and encouraged me to keep going, especially when I had moments of frustration. I am forever grateful to every single person at Desert Valley for making this happen, for inspiring me to become part of the wonderful world of educators, and for giving me an unforgettable memory. I will always cherish this expression of love and celebration of my accomplishment.” Prior to being a student teacher, Mrs. Vasquez served as registrar for Desert Valley for 12 years and spent time as an attendance clerk at Ironwood High School. Mrs. Vasquez hopes to secure a permanent teaching position now that she has graduated.

CONNECTIONS
The behind the scenes story of Upper West Side PHX and The Upper Westsider and how both work to keep you connected and informed
By Michelle Talsma Everson Local residents Katie Roe and Natasha Beal have a lot in common. Both are female business owners, care about their community, are from the Midwest, and they each want to bring that midwestern feel to the Upper West Side. They’re each doing this in different ways that complement one another. Katie Roe is the founder of Upper West Side PHX, which she describes as, “A grassroots community movement encouraging specialty shops and restaurants to open locations on the Upper West 16 • January 2021 • UPPER WESTSIDER
Side of the Phoenix metro area.” Between Facebook and Instagram, Upper West Side PHX has over 18,500 followers that are engaged members of the community and work to create change in the zip codes of 85383, 85382, 85083, 85310, 85308, and 85373. “It [Upper West Side PHX] all started because I wanted a Postino Winecafe I could walk to,” Katie shares. “I posted on the Nextdoor app that I wanted more shopping and non-chain dining options in the area and, before I knew it, there were hundreds of comments from people who agreed.” This led Katie
to establish the Upper West Side PHX Facebook page, which quickly became a forum for like-minded community members. The name is a catchy play on words of the high-end neighborhood in New York City and it quickly caught on. Now, heading into her fourth year, Katie has the help of Kristi Hunter, a fellow local resident who serves as the organization’s community coordinator. Together, their focus for Upper West Side PHX is: advocate for the area; keep locals informed about what’s going on; and, especially during the COVID-19 pandemic, encourage their followers to support local businesses. myhyperlocalnews.com
“I was originally a volunteer ambassador before I was hired on,” Kristi explains. “I am a Phoenix and West Valley native, and I take pride in the Northwest Valley. I’ve lived in this area for 34 years; this is where my family is, and where my kids are growing up.”
Natasha and her team launched The Upper Westsider in September 2019. Sticking with their model of “hyper-local,” Natasha’s team, along with the help of Katie, was able to narrow down their focus and direct mail to 20,000 homes in the 85383 zip code.
Katie shares that she has lived in Arizona for 15 years and been an involved member of the Peoria community for seven years. When she moved into a new house in North Peoria, she was determined to get to know her neighbors. She worked as a personal trainer at Mountainside Fitness and quickly made friends with many of her clients that live in the area. This led Katie to join her HOA social and event planning committee, which then led to her being elected to the HOA board of directors. Through these activities, she learned more about Peoria, and became more engaged with her community.
“While we may not be partners in business, we are each passionate about our partnership in supporting the community and hardworking businesses of Peoria’s Upper West Side,” Natasha says.
In 2018, she began holding community meetings to get an understanding of what residents wanted to see come to the area as she launched Upper West Side PHX. She had no idea that Upper West Side PHX would ever become what it is today but believes that goes to show how engaged the community is. In 2019, Katie was named the Volunteer of the Year by the Peoria Chamber of Commerce. She has been invited to speak at many organizations in the West Valley about how to engage the community to create positive change. In February 2018, Katie and Natasha, the owner and publisher at Eculeus Group Publishing, connected on social media. At the time, Katie asked Natasha if she would share the news about the Upper West Side PHX organization in the Deer Valley Times. “I saw that Upper West Side PHX had a large social media following, all of whom were heavily engaged, so with Katie’s support, I could expand our brand of hyper local community newspapers to the Upper West Side community. The newspaper was an additional way we could all work together to support the residents and business owners alike,” Natasha explains.
+
Moving into a new year, the dynamic duo at Upper West Side PHX plan to not only continue their work to support local businesses, but also push to put North Peoria on the map as a viable option for expanding companies. This increased awareness not only continues to bring in a new caliber of businesses, but increases the local residents’ property values, making the area that much more appealing to old and new residents alike.

HAPPY HOUR
Katie and her team at Upper West Side PHX currently serve to advocate for positive changes for residents in six different zip codes. She, Kristi, and their team of volunteers can be found at city council meetings, city planning and zoning meetings, developer meetings, new restaurant openings, and most community gatherings. “Their strong belief in continuing to better an already amazing community is inspiring,” Natasha says.

“2020 was all about supporting local since so many businesses were shut down or restricted due to COVID-19,” Katie says. “In 2021, we plan to continue that, but also want to work hard to promote this area as a great place for new businesses to open as residential development continues to grow rapidly.” On a sunny December day at Paloma Community Park, Natasha, Brian, Katie, and Kristi all gathered to talk about their respective organizations’ future plans in support of the community. Moving forward together in the new year they plan to continue doing what they do best—providing ways for the local community to communicate and connect.

WILD ANIMAL RESCUE IN ARIZONA By Jill “MamaBug” Frier
O
ne of the many reasons we love living in the Sonoran Desert is that it is home to an abundance of wildlife. Coyotes and their kits roam freely across the desert behind our home, while hawks, owls, and falcons soar above the mountains throughout the metro area. We have frequent visits from hummingbirds and bats, with the occasional Javelina scavenging for food down the block. But living in such close quarters with wild animals can take its toll on both humans and wildlife. As the Phoenix metro area has grown over the years, our love of wildlife in the Valley has given rise to some fantastic nonprofit animal sanctuaries and rescue facilities. Many of these facilities are open to the public and are a great way to get your kids interested in science and
nature. If you and your family need help with a wild animal rescue or want to lend your support to helping these efforts, take a look at these local organizations.
SOUTHWEST WILDLIFE CONSERVATION CENTER southwestwildlife.org One of the leading wildlife sanctuaries in the southwestern United States can be found in northeast Scottsdale, just north of McDowell Mountain Regional Park. The Southwest Wildlife Conservation Center (SWCC) is a nonprofit organization that has rescued and rehabilitated thousands of wild animals for more than 25 years. The main goal of SWCC is to release the animals back into the wild. However, their accredited sanctuary also provides a home for those animals that cannot be released. The SWCC facility is open to the public 365 days a year to provide education and help inspire people to learn about and respect native wildlife and conserve its habitat. The sanctuary is home to native wildlife from around the southwest and is proud to offer space at their sanctuary to care for part of the captive Mexican Wolf population as a member of the Mexican Wolf Species Survival Plan (SSP). PHOENIX HERPETOLOGICAL SANCTUARY phoenixherp.com The Phoenix Herpetological Society (PHS) is one of the premier reptile sanctuaries in the country. This North Scottsdale based organization and its research facility works with private citizens, rescue organizations, and state and federal wildlife officials and law enforcement to house and care for rescued, unwanted, or seized reptiles from across the United States. Most of the hundreds of animals at the sanctuary were abandoned, abused, or confiscated from individuals who possessed them illegally. PHS was started almost 20 years ago to provide a refuge for unwanted or rescued reptiles around the state due to a lack of specific knowledge and understanding of the special care and housing required for reptiles by other rescue agencies. The organization believes that conservation begins with education and their volunteers spend countless hours visiting schools and educational locations around the Valley to educate the public about reptiles and how important they are to our ecosystem. The facility is

open by appointment only, but they do host birthday parties, lead field trips, and conduct classroom programs, professional development workshops, and venomous snake training courses for the public.
WILD AT HEART wildatheartraptors.org Wild At Heart in Cave Creek is a rescue, rehabilitation, and release center specifically for raptors and birds of prey. This organization focuses on rehabilitating and rescuing injured owls, hawks, falcons, and eagles with a goal to release them back into the wild. Wild At Heart also works to relocate displaced burrowing owls, manage species recovery programs and habitat enhancement projects, and provide educational presentations to schools and other organizations. This facility is open to the general public by special appointment only, but they do provide educational presentations upon request. LIBERTY WILDLIFE libertywildlife.org Liberty Wildlife, located in the heart of downtown Phoenix just south of Sky Harbor Airport, has been helping Arizona rehabilitate and release thousands of wild animals every year for almost 40 years. The organization cares for between 7,000 and 8,000 animals every year and has a release rate of over 50%, well above the national average. You can find animals that they were not able to be rereleased in many zoos, nature centers, and breeding facilities as wildlife ambassadors for conservation around the state. As strong believers in educating the public, especially children, Liberty Wildlife provides world class educational programs with trained wildlife handlers and teachers using well-conditioned educational raptors who have been deemed non-releasable. The organization provides hundreds of programs each year for the public in a variety of settings. They also host field trips, summer camp, activities for kids, and a special program for Eagle Scouts. These are just a few of the many nonprofit organizations in the Valley of the Sun that rescue injured and displaced wildlife in Arizona. Visit Ladybug’s Blog at ladybugsblog.com for more information about wildlife and other animal sightings in our state.

2021 Last Year for Solar Investment Tax Credits
T
he Federal Solar Tax Credit (ITC) can help pay for 22% of the total cost of installing a solar system in 2021. That subsidy is going to $0 in 2022. A homeowner who would like to receive that benefit must have the solar system install by the end of 2021 to qualify. The credit is calculated by multiplying 22% of the total system cost. This includes all equipment, labor, materials, engineering and permit fees. It can also include any costs to upgrade the home electrical infrastructure such as stepping up from a 200 AMP Main Panel to a 400 AMP Main Panel electrical service. APS requires this for homes that are installing systems that are more than 15KW in size. It also equips a home for future electrical upgrades such as pools, spas, RV garages, casitas and electric cars. It may also include roofing repairs and applicable portions of a home re-roofing. Getting your home re-roofed in conjunction with your solar system installation can not only reduce your cost of getting that done it can be included in the $0 down solar financing. With solar financing programs taking advantage of the very low interest rates you could finance a solar system and new roof for as low as 1.49% APR and end up with a new roof and solar system for less than what you are paying now for just your current average monthly electric bill. The tax credit is applied to your federal income taxes and can greatly reduce, or even eliminate, what you owe. Anyone who pays for a solar panel installation on their home or business property they own can claim the solar tax credit. It will provide a dollar for dollar reduction in in their federal tax liability. Instead of the IRS keeping the money that you will pay in federal taxes this year they will return it to you to invest in the solar

project in the amount of the tax credit. Keep in mind, you can’t take a credit larger than the amount of taxes you will pay, because the ITC is a “non-refundable” tax credit. You can, however, claim the credit over more than one year, and carry any leftover amount forward to the next year. You must also be the owner of the solar system in order to qualify for the solar tax credit. If you choose to get solar through a lease program then the solar leasing company would take the tax credit and reduce the lease payment accordingly. This can be a good alternative for homeowners that do not have a substantial tax liability. There is no maximum credit — the total tax credit is simply based on the cost of the system and how much tax liability you have. In addition, the State of Arizona provides a $1000 state tax credit which remains in effect for 2021. Also, in sharp contrast to utility bills, the sale of solar systems and monthly payments for solar are held as tax exempt by state and local municipalities for sales tax. To claim the residential credit, complete Form 5695 along with Form 1040 when you file your income taxes. The instructions for Form 5695 are fairly easy to follow, and include a worksheet to help you figure out how much of the credit you can claim this year. Here are links to the two main documents: Form 5695: https://www.irs.gov/pub/irs-pdf/f5695.pdf Instructions for Form 5695: https://www.irs.gov/pub/irs-pdf/i5695.pdf

Home Finding the Right Built-In Gas Grill Contributed by BBQ Island
B
uilt-in gas grills are a must-have to hosting a barbecue party in your backyard. As the name suggests, built-in grills are installed within a structure or built into it. With outdoor cooking more popular now than ever before, outdoor kitchens and equipment are hot sellers. There are many brands to choose from and even more products. Therefore, it is essential to keep a few things in mind before you choose a built-in gas grill for your home.
CHOOSE THE RIGHT BRAND With it being a popular installation, there are numerous options available for gas grills. Some of the popular brands that are used are Alfresco, BBQ Island Grills, Alturi, Blaze Grills, and more. Invest in a good quality gas grill that sustains for a long period of time, even if it is higher than the average price.
CHOOSE THE RIGHT SIZE AND MATERIAL Built-in gas grills can be made up of various materials including aluminum, stainless steel, and cast iron. Each material has benefits of its own. For instance, aluminum is inexpensive, lightweight and prevents rust and discoloration. Stainless steel is also longlasting and is touted to be the best material for building built-in-gas grills.
Reputed brands provide good quality products and also provide good customer after-sale service. Even if there is a requirement of replacing any part of your grill, you can always go back to the trusted brand. Model upgrades can also easily be accommodated in your built-in gas grill.
Choose the right material depending upon the climate and the area you live in. Ensure that your grill is covered at all times to increase its life cycle. Specifically, in winters and rainy seasons, it is essential to shield your grill from water. The size of the grill needs to be deciphered keeping in mind the area of your backyard.
PICK ONE WITH UNMATCHED STYLE AND CONVENIENCE Choose a built-in gas grill that easily merges with the design and aesthetic of your outdoor setup. A built-in gas grill will never be an eye-sore or look odd in your backyard. You may also choose to expand around the gas grill in keeping with the size and shape of the equipment.
Get a chance to build your dream outdoor kitchen featuring state of the art gas grill equipment with BBQ Island Inc. Make sure that you study the manual or take professional help from those who install your grill. This is essential to ensure security while using a built-in gas grill. A built-in gas grill is a long-term investment and is, therefore, an important one. Learn more at bbqislandinc.com.

Real Estate 2021 Starts Off an Unchartered Year in Real Estate for Peoria Home Sellers and Buyers • • • • •
By Frank May
I
t’s December 2020 as I write this article and we are in an uncharted area in the real estate market. In the greater Phoenix area, as of December 9, the active listing count in the Arizona Regional MLS is 6,544, which is down 19% from this time in November. This in comparison to December 2008 where there were 56,000 active listings. Michael Orr of the Cromford Report states: “The supply situation has gone from bad to worse with many areas hitting record lows for the number of homes available to buy. This is not because of a low number of new listings. The flow of new listings was respectable in November and exceeded the total for November 2019 and 2018. However, it increased by far less than the annual increase in demand and many of these new listings went under contract within days of listing. We exited November with 15% fewer homes for sale than we entered it. We have run out of adjectives to describe the weakness of the supply situation. It looks almost certain that supply will collapse further during December, so if we had a good adjective, we would need a better one for January 3. Demand is extraordinarily strong for this late in the season, so we currently have a market that is more unbalanced (in favor of sellers) than we have ever seen before, even at the height of the 2005 bubble. But next month will be even more extreme.” WHAT DOES THIS MEAN FOR YOU? As a seller, you can bet you will get top dollar for your listing and can expect multiple offers if priced appropriately. This is evident in the 1,900+ homes that sold in 85383 in 2020; even during a pandemic we still saw growth year over year in homes sold. Not only did we sell more homes, 1,864 in 2019, but we also sold them for more money and in fewer days on the market. Here is a chart of comparable sales year over year:

S Although that chart doesn’t seem overly impressive, having an 8.9% increase in home sale prices on average in just one year of sales is pretty impressive. If you were to put the money into the bank you would not see almost a 9% increase in one year. Not just a price increase but a time decrease happened year over year as well. This year saw homes selling in 20 days less time than the previous year. This is almost an entire month that people were not having to show their home to prospective clients. This can feel like a whole lot of stats. But, the break down is that 2020 had more sales for more money in fewer days than 2019. If you ask anyone in real estate, they will tell you that 2020 was a crazy year and surprisingly they were busier than they had been in their entire career or very close to their busiest. BUYERS STILL HAVE A CHANCE AT THEIR DREAM HOME. This doesn’t mean buyers don’t have a shot at getting the home of their dreams. We have been able to get many clients into homes in 85383. We negotiate properly, and educate you, the buyer, on what you need to be competitive in this market. But don’t wait for a bubble to happen just yet. With interest rates staying at record low numbers and homeowners sitting with a ton of equity in their home, you won’t see another bubble like 2007 anytime soon. My best advice is to act now if you are ready to buy. We are happy to help you find that perfect home. Give us a call at 623-203-1800 and we can walk you through what you need to buy or sell in 2021. Getaway Uptown Phoenix’s First Boutique Hotel
ARRIVE PHOENIX IS HANDCRAFTED BY LOCALS
Photos by Kristin Teig
N
ow open, and featuring high-tech safety protocols, ARRIVE Phoenix invites visitors and locals alike to explore its gorgeous open-air design and gracious home-grown hospitality at Uptown Phoenix’s first-ever neighborhood hotel. ARRIVE Phoenix is an allnew 79-room, $25 million boutique hotel spanning two restored mid-century modern towers at Camelback Road and 4th Avenue (400 W. Camelback). Opening in two phases, guests will be able to check in at the colorful Pop Stand, a handcrafted popsicle shop that doubles as the registration desk, plus enjoy the onsite Cartel Coffee Lab or lounge around the Lylo Swim Club. Then soon, the second guestroom tower featuring the Don Woods’ Say When rooftop bar is scheduled to open. Of course, the world has changed since ARRIVE Phoenix kicked off construction more than a year ago, but guests can rest assured that every step has been taken to ensure their safety, says ARRIVE Hotels & Restaurants CEO and Co-Founder Matt Steinberg. “From touchless on-site payments, to sanitized and pre-bagged linens and bathrobes, every aspect of the guest experience has been thoughtfully redesigned for today’s hospitality world.” This includes the use of Hospital-Grade Electrostatic Disinfection machines utilizing a non-toxic disinfectant solution (the same technology deployed in hospitals) to sanitize guestrooms before and after any staff member enters the room. Plus, guests are required to wear masks in all public areas.
myhyperlocalnews.com
As part of that mission to welcome people to the neighborhood, ARRIVE has partnered with Great Minds Drink Alike, the hospitality company known for globally recognized local favorites Bitter & Twisted Cocktail Parlour and Little Rituals to create Lylo Swim Club, a standout poolside bar and restaurant to anchor the hotel. ARRIVE also collaborated with top local artists and designers such as ModFire, Slabhaus and Urban Plough to put a stylish, uniquely Phoenix twist on this boutique property. “Phoenix’s world-class dining and drinking scenes and vibrant arts and design community is what drew us to Uptown in the first place,” says ARRIVE’s Co-Founder and Chief Development Officer Chris Pardo. “So, we’re proud to have partnered with top local artisans to make ARRIVE Phoenix part of the local, cultural fabric, right down to the rooftop lounge named after a famed former tenant of these very buildings, Don Woods’ Say When.” ARRIVE Phoenix features on-site dining, drinks and amenities such as: THE POP STAND Paying homage to the team’s favorite Mexican paleterías, the ARRIVE popsicle stand is the starting point for an ARRIVE escape. Hotel guests will enjoy a welcoming gift of handcrafted paletas-style popsicles while completing their check-in process. Guests will feel like kids in a candy shop as they choose from an ever-changing menu made from fresh fruit, luxurious cream and even your favorite booze, such as strawberries con crema, chile mango, pink lemonade, and frozen margarita.
CARTEL UPTOWN PHOENIX Cartel Coffee Lab’s Cartel Uptown Phoenix is the boutique roaster’s first central Phoenix location, housed in a sleek 600 square feet space fronting Camelback Road. Offering fresh baked goodies and grab-and-go meals, Cartel Uptown Phoenix offers their full coffee program, complete with single origin beans, canned cold brew, plus the classic six-ounce cappuccino, which allows aficionados to experience and appreciate espresso and milk in perfect balance. LYLO SWIM CLUB Pronounced ‘lie-low’ (a U.K. term for a pool float), Lylo tempts with delicious, balanced and refreshing cocktails enhancing its pool setting, with craft cocktails such as rotating sorbet bellinis, fresh fruit Caipirinhas and other reworked poolside favorites, like a rum-spiked version of the classic Dole Whip frozen pineapple drink. Rounded out with a thirst-quenching selection of canned craft beers and wines, the 15-item drink list can be enjoyed poolside by the bar or in the social-distancing-friendly cabana service. The fare is served with eco-conscious thoughtfulness, including colorful plush acrylic drinkware and small compostable wares. Open daily to guests and locals, Lylo also features an all-day menu of light, Hawaiian-Japanese influenced bites, such as made-to-order musubi, stunning poke bowls and Japanese-style fried chicken. WandaVision Marvel’s first Disney+ show is a doozy. Wanda and Vision finally find their peace in a quaint town straight out of a 1950s sitcom. In fact, it very well might be out of several sitcoms from several decades. As they start to uncover the truth, a more sinister presence lurks to destroy the quiet, family life they’ve worked so hard to create. A uniquely funny, yet still epic and heartfelt series, WandaVision takes the MCU to a new place for its next chapter, bringing several familiar and new characters along with it. Starting on Disney+ January 15. .
One Night in Miami Imagine a night where four icons converse over several hours. That’s the hook to One Night in Miami, which features incredible performances from actors portraying such characters as Muhammad Ali, Malcolm X, Sam Cooke and Jim Brown. What starts as a celebration of the former’s recent victory turns into an in-depth conversation about their responsibilities in the fight for civil rights. The directorial debut of Regina King, the film is a nice showcase of how thrilling such a simple concept can be. On Amazon Prime January 15.

Tessa Thompson plays a young woman who reconnects with a summer flame and discovers that the love is still there. The performances from Thompson and Nnamdi Asomugha are convincing in their passion as a couple. Combined with a unique atmosphere, this film is a must-see for romance fans. On Amazon Prime now.
