"I FEEL LIKE A NEW PERSON!" Zamora Acupuncture in North Scottsdale brings hope to those that are experiencing back pain or nerve pain. “ I felt like I needed to try an alternative prior to surgery. I had several spinal injections with NO relief. Since going to Kourtney over the last 3 months my pain and numbness in my right leg has subsided, and I feel like a new person!” There is hope for back pain and it’s right here in North Scottsdale. Dr. Kourtney Zamora, Doctor of acupuncture, has provided pain relieving acupuncture for over nine years. She has expertise in providing treatments for nerve pain relief and chronic back pain. She takes on cases that are complex and even severe cases of pain with disruptions in sleep. Many of Dr. Zamora’s patients express how they are now able to carry out their daily activities because of her treatments. One patient says “..my pain and neuropathy became unbearable. I’m now able to sleep all night now without any help from pills. Thank you So much for your help and caring.” As early as 16 years old, she describes working in a nursing home as a nursing assistant. She describes herself as a natural caregiver. She’s grateful for finding her calling for healthcare early on in life. She is board certified in acupuncture through the NCCAOM and practices the
style of traditional Chinese acupuncture. Q&A with Dr. Zamora, D.Ac.
Kourtney
Question: What services do you offer that are unique? Answer: I provide services for people that have been in pain for a long time. People come in with back pain, peripheral neuropathy, sciatic pain and more. I provide evidencebased traditional Chinese acupuncture with modern technology that has been FDA approved to decrease pain. I use my experience in healthcare to provide exceptional care. Oftentimes, the patients that I see have already tried everything else. They have done surgery, tried various medications, physical therapy, injections and more. Many people think they are too far gone in terms of their pain. In many cases, this can\ lead to depression because they are unable to get out and enjoy life. I am here to tell you that there is hope for a more pain-free life
Answer: The most rewarding part of my job is seeing how patients progress through their treatments and get better. The first phase of treatment can be slow moving. At this phase patients are often impatient for results because they have been in pain for so long. During the second phase of treatment, patients begin to feel the benefits of acupuncture. They become hopeful, I see an improvement in their mood, and they tell me things like, “I was able to take my dog for a walk without my sciatic pain acting up the rest of the day. I slept all night without waking up with nerve pain in my feet.” And, “I was able to complete 18 holes of golf, which I haven’t been able to do in years!” It’s time you start feeling your best, especially during this holiday season!! If you are suffering in pain, schedule a complimentary consultation at Zamora Acupuncture to discuss your condition. It’s never too late to start your journey to better health.
Question: What is the most rewarding part of your job?

Make way for designer boards, fancy champagne cocktails, decadent desserts, memorable aesthetics, and modern European dining. The chic new concept, anticipated to open in January, will offer something for everyone, especially the girls! Mon Cheri, located at 7014 E. 1st Ave. in Scottsdale, is in the former Arcadia Farms 1953 house turned restaurant. After months of renovations and gallons of pink paint, the restaurant has transformed to provide an elevated experience that showcases the beauty of sharable dining. “I love the unique style of charcuterie eating,” says Brand Founder Lexi Caliskan. “It’s sharable, unique, beautiful, and delicious. It’s meaningful to me to share food with the people I love in a beautiful way. Mon Cheri, ‘My Dear’ will be a unique dining experience and a proper introduction to modern charcuterie dining.” Caliskan has always loved to share food – it’s been her style of eating for as long as she can remember. She coined
it ‘the girlfriend style of eating’ – when girls enjoy stealing bites from their boyfriends’ plates. That’s how her vision of Mon Cheri was created. While this may be her first venture in the culinary space, Caliskan is experienced in the entrepreneurial product world. She founded the Original MakeUp Eraser in 2013 and has many accolades to her name. Caliskan partnered with Uno Más Hospitality Group on the new project. Uno Más was recently founded by a dedicated team of seasoned hospitality and business professionals that provide hospitality experience. “We’re excited to partner with Lexi and her team to bring this unique concept to the Valley,” says Eric Nugent, CEO of Uno Más Hospitality Group. “From our champagne-based cocktails and bubble bar to our beautifully designed space and shareable cuisine, Mon Cheri is a one-ofa-kind experience. You can expect to see big things coming from this partnership.” Mon Cheri’s menu will feature curated charcuterie boards to satisfy snack-loving palates. In addition to the signature charcuterie, Mon Cheri will offer a fullservice European menu of delectable dishes that can be enjoyed individually or as sharable items. Pre-designed
multi-course menus will be available for those wanting to experience it all! The restaurant will also offer catering with designer boards to-go, for any and every occasion. With fancy food, comes fancy cocktails. Mon Cheri’s beverage menu is designed to complement the delicious menu with photo opportunities in mind. From the best champagnes and wines to visually appealing champagne-based cocktails, Mon Cheri will serve up drinks aimed to heighten the experience. The venue will be known for its elegant aesthetic with plush velvet seating,
stylish lighting, custom murals, girly décor, vintage dishes, and pink china. Upon entering, guests will be greeted by Mon Cheri’s signature champagne cart located in front of its charming patio. Guests will enjoy dining in the all-season covered front and east patios and the expansive back courtyard that provides a romantic environment. The restaurant features both indoor and outdoor seating and a full-service bar. Mon Cheri will be open every day from 11 a.m. to 11 p.m. Mon Cheri will soon be hiring for all positions. With over 25 years of experience teaching music, Christina strives to create a teaching environment focused on each student’s needs and personality. She is proud of her students’ many accomplishments, which have included winner in the Protégé International competition, participation in Regionals and AllState, and first place in the Arizona Flute Society competition.
The Flute Choir is the newest DHCSM ensemble, joining the popular Saxophone Ensemble and Community Band. WORLD’S BIGGEST BOUNCE PARK: Creating Fun and Supporting Foster Youth Photo courtesy of FUNBOX
F
UNBOX, the world’s largest bounce park, is not just a paradise of inflatable adventures; it’s a venture combining fun with a heartfelt cause. Located at Salt River Fields at Talking Stick through January 21, FUNBOX is a marvel in family entertainment, where each jump and laugh goes beyond mere enjoyment, supporting vital community initiatives. FUNBOX is centered around the simple concept of fun, including the curation of entertaining experiences for children of varying financial circumstances and family situations. FUNBOX supports initiatives for foster care youth through local community charities and encourages the belief that fun and family bonding is an opportunity that everyone should be able to reach. This year, $1 of all FUNBOX tickets sold during its opening weekend
benefited The Foster Alliance (formerly known as Arizona Helping Hands), a nonprofit supporting foster communities throughout Arizona and beyond. “We strive to create affordable and accessible experiences that bring joy and wonder to families from all walks of life,” says founder Antonio Nieves. “FUNBOX brings a new level of fun that all should be able to experience.” FUNBOX’s goals to combine fun and support for foster youth organizations are far-reaching, and not just for children at younger ages. Another aspect of the bounce park’s founding values is the impact that these experiences have on adolescent youth as they approach young adulthood, seeking their place in the world. “Our focus is and always will be to create
lasting, family moments,” says Franchise Owner and Operator Michael Bolbach. FUNBOX attractions cycle through different locations seasonally, and it’s Scottsdale’s turn to enjoy this massive outdoor extravaganza, spanning a whopping 25,000 square feet of inflatable bounce play zones. Through January 21, guests can enjoy FUNBOX’s distinct play zones, featuring The Mountain Challenge, Battle Beam, Obstacle Course, Ninja Wall, 23-Foot Slide, Chill Zone, and the all-new debut of Marshmallow Mountain! This family-friendly experience is open Fridays from 3 p.m. to 6 p.m., Saturdays from 9 a.m. to 6 p.m., and Sundays from 9 a.m. to 6 p.m. Salt River Fields at Talking Stick is located at 7330 93rd St, in Scottsdale. SHAKE UP MAGIC DIY holiday snow globes for creative kids.
G
et ready to dive into the holiday spirit with a magical DIY snow globe! 3. CREATE YOUR SNOW GLOBE LIQUID This craft is perfect for kids aged 8 to 14, combining creativity, a bit of • Fill the jar nearly to the top with distilled water. science, and lots of festive fun. • Add a teaspoon of glycerin. This helps the glitter float more slowly, making your snow globe more magical! Materials Needed: • Sprinkle in a pinch of glitter. Remember, a little goes a long way! • A clear, sealable jar (like a mason jar) • Distilled water • Glycerin (available at pharmacies) • Glitter (preferably biodegradable) • Waterproof craft glue or a hot glue gun (to be used with adult supervision) • Small waterproof holiday-themed figurines or decorations • Optional: White paint and a paintbrush
Step-by-Step Instructions: 1. PREPARE YOUR JAR • Clean the jar thoroughly, ensuring it's dry inside. • If desired, paint the jar lid with white paint to give a snowy effect. Let it dry completely. 2. ATTACH YOUR FIGURINES • Using waterproof craft glue or a hot glue gun, attach your chosen figurines to the inside of the jar lid. Make sure they're securely fastened and small enough to fit inside the jar with the lid closed.
4. ASSEMBLE YOUR SNOW GLOBE • Carefully screw the lid onto the jar, ensuring the figurines are inside and the lid is tight. • Turn the jar over and give it a gentle shake. Watch the glitter swirl around your festive scene! 5. SAFETY AND MAINTENANCE • Make sure the lid is securely glued or tightened to prevent leaks. • Keep your snow globe out of direct sunlight and away from extreme temperatures.
Congratulations! You've created your very own holiday snow globe. It's not only a fun craft but a beautiful decoration to display or a heartfelt gift to give. Educational Twist This craft offers a fantastic opportunity to discuss the science of liquids and solids, the concept of density (why the glitter floats), and the properties of glycerin. It's a perfect blend of learning and festive fun!

MOBILITY PLUS Helps You Go Where You Want to Go...

imple activities such as getting in and out of bed or the recliner, bathing, climbing stairs, and walking can be challenging for seniors and those with orthopedic or neuromuscular impairments. For some, these activities can also be a safety hazard. However, mobility and fall prevention devices can facilitate safe movement around the house and away from home. That’s how Mobility Plus North Scottsdale helps. As Arizona’s first such franchise in the state opened in the summer of 2020 by Scott and Lara Vineyard, its industry-leading products include scooters, power wheelchairs, ramps, lift chairs, stair lifts, pool lifts, vehicle lifts, pool therapy equipment, walkers, wheelchairs, hospital beds, and fall prevention products. Customers can buy

or rent mobility devices and depend on Mobility Plus North Scottsdale to install and repair their equipment. The nationwide franchise has been providing mobility solutions for aging Americans, people with disabilities, and veterans since 2007. “I reached a point in my career where I was looking for something more fulfilling,” says Scott. “I wanted to give back to the community and do something more important than preparing a PowerPoint presentation for the next board meeting. I wanted to help improve people’s lives.” Scott and Lara also know firsthand the struggles of caring for loved ones who are mobility impaired. “Having taken care of my grandfather through his dialysis and my father through Alzheimer’s, I understand how challenging and difficult it is for families going through these journeys,” says Lara.
COMBINING SKILLS FOR MOBILITY CONSULTING Ready for a career change and being on the other side of caring for family, the Vineyards saw the opportunity to take an existing industry model, add customer education, and improve the customer experience. “I wanted to turn the mobility industry model on its head,” explains Scott, “and provide mobility and fall prevention products by teaming with professionals in the community who also care about helping others.” With corporate finance and entrepreneurial marketing backgrounds, Scott and Lara became a service-oriented mobility consulting team. And they brought on other team members who are just as passionate about changing the industry. All Mobility Plus North Scottsdale associates have been caregivers and understand the complexity of care and navigating the medical system while being compassionate and understanding.

Scott is a recognized finance and strategy leader with 23-plus years of experience in budgeting, mergers and acquisitions, financial analysis, strategy, and collaboration to improve company processes, reporting, and performance in diverse industries. Lara is a business entrepreneur with over 20 years of experience in digital marketing — from website, email, and logo design to online communication and branding. EDUCATION FIRST, NOT SALES Three and a half years into running Mobility Plus North Scottsdale, the Vineyards have continued to offer a better method to help customers and their caregivers choose the right mobility and fall-prevention devices. “Our focus is not and never has been on sales,” says Lara. “We’re not salespeople, we’re not going to make an easy sale of an unsuitable product just because a customer comes in and says, ‘This is what I want.’ Instead, we educate them on all the options. We spend time with people and their caregivers to help determine what will support them best.” Scott says their team is all about education. For instance, they get to know customers. Then, based on what they learn about their lifestyle and where they want to go, they offer options for what may be helpful and give them information to make educated choices, including a list of resources even if they don’t buy. “Because we’ve come from the caregiver side, we know that looking for mobility devices is confusing and frustrating, especially if they’re new to it,” Scott says. “So, we’re mobility consultants first and view ourselves as educators and problem solvers, showing our customers the top products that exist for their needs today, and for the needs they may have in the future if they have a progressive illness.”
myhyperlocalnews.com
Lara says there are great mobility solutions, but “it’s a matter of ensuring people are paired with the right devices for their needs.” Additionally, the Vineyards and their team make sure mobility devices are manageable for caregivers, so they stay safe. When necessary, an extension of the Mobility Plus team includes an occupational therapist or a physical therapist who helps determine what equipment and features will work for mobility needs at home. COMMUNITY CONSULTING ON MOBILITY Another extension of Mobility Plus includes health care professionals who teach free educational classes, including safe patient transfers and care strategies for dementia. Upcoming in December, there is a Dementia Immersion Experience, a discussion on Becoming Your Loved One’s Caregiver, and a class on Accessible Travel. “We want to be the community’s partner and informational resource for mobility,” says Scott, a National Multiple Sclerosis Society, Arizona Falls Prevention Coalition, and Arizona in Home Care Association member. The Vineyards are also part of a select group of Senior Home Safety Specialists nationwide. As a winner of the 2022 and 2023 Best of the Desert and 2023 Neighborhood Faves, Mobility Plus doesn’t go unappreciated by its community. “We’re extremely passionate about what we do, and that’s what makes it work,” says Lara. Redevelopment of the CrackerJax site – The Parque – moves forward By Kelly Corsette
A
fter a lengthy review process, the Scottsdale City Council approved an ambitious mixed-use redevelopment project called The Parque on a 32-acre site that was once home to the CrackerJax amusement park on north Scottsdale Road.
The project will harvest and repurpose rainwater and air conditioning condensation, reducing the need for external water sources for landscape irrigation. Innovative methods like capturing rainwater through special pavements and storing it underground for future use are also part of the plan, and the parking facility will include a green roof and solar energy generation.
Plans call for a variety of buildings that encompass a 2-acre “Central Park” green space that will be open to the community. Structures will feature a diversity of architectural styles for uses that include more than 250,000 square feet of commercial space, a hotel, and residential, with up to 1,322 residential units and hotel rooms combined.
“The Parque will be another Scottsdale landmark, a reflection of our city’s sustainable development ideals,” says Mayor David D. Ortega. “This project brings a best-in-class cyber security employer and other national security affiliates - a huge win for Scottsdale.”
Development plans place a strong emphasis on sustainable practices, with a special focus on conserving water, mirroring Scottsdale’s commitment to eco-friendly urban development.
WHAT’S NEXT? The November city council approval was preceded by a unanimous recommendation by the Scottsdale Planning Commission. The zoning approvals are the

first step in redevelopment of the property since a 2012 General Plan Amendment that added the option for residential mixed use on the site. As stipulated in the city council approval, future development of the site will conform with the development plan and development agreement. It is anticipated that the project will be built in multiple phases. The next step in the process will be submission of a Development Review Board (DRB) application for the first phase. Through the DRB application, the city will receive the first detailed design plans for the project. Once the DRB determines that the design is consistent with the city council approval, building construction plans can be submitted and permits issued. The development review and construction permitting process typically takes from eight to twelve months per phase.

Unlocking Today’s Real Estate Market: Why Now Could Be Your Golden Opportunity By Scott Gaertner, Associate Broker
N
avigating the real estate market often feels like a journey through a labyrinth of uncertainties, particularly in the current climate. Common advice suggests now is the worst time to buy a home. A recent headline was, “The housing market has never been this unaffordable for new buyers.” However, let’s explore a different perspective: this might be a golden opportunity. DEBUNKING THE TIMING MYTH Firstly, let’s address a common myth: the elusive ‘perfect’ time to buy a house. Savvy financial advisors often say, “You can’t time the market.” The most opportune moments, marked by the lowest prices and interest rates, are only evident in retrospect.
THE STORY OF JANE AND JOHN DOE: A CASE STUDY Consider the example of Jane and John Doe. Confronted with high mortgage rates and soaring prices, they hesitated to buy. Yet, today’s market dynamics suggest a different strategy. REDUCED COMPETITION: A BUYER’S ADVANTAGE With mortgage rates around 8%, many are postponing their buying decisions, resulting in less competition. This environment contrasts sharply with the frenzied pandemic market, where houses sold rapidly, often without standard protections like inspections. This might be your chance to buy a home without the extreme pressures of recent years, such as having to fight through fierce competitions to beat multiple offers in bidding wars.
Or waiving contingencies to buy the home “as is” or skipping inspections altogether – ultimately compromising on your dream home. EXPERT INSIGHTS: A UNIQUE OPPORTUNITY Real estate experts, including Barbara Corcoran, emphasize the current market’s unique opportunities. They caution against waiting for a drop to the 2% to 3% rate range, as any future decrease may spur a demand surge, increasing prices. The key takeaway? Stay engaged in the market. PERSPECTIVES FROM INDUSTRY LEADERS Lawrence Yun of the National Association of Realtors and Daryl Fairweather of Redfin recognize the potential for unique buying opportunities now. They advise against waiting for lower rates, as future decreases might be offset by rising prices due to increased demand. GREATER CHOICES, BETTER OPPORTUNITIES Currently, buyers have more options and face less pressure than in recent years. This might be your chance to buy a home without compromising on your dream in a bidding war. THE NEW BOOMTOWN After the 2008 crash, many wished they had bought more properties. Scottsdale North, reminiscent of 1950’s California, offers a similar opportunity. Its inviting climate and growing industries, despite water concerns, make it an ideal investment and living location. And it isn’t just semiconductor plants. Tons of high-tech and other industries are suddenly choosing our area in droves.
myhyperlocalnews.com
A HISTORICAL VIEWPOINT: LESSONS FROM 1971 This brings us to an important historical perspective that underscores the entire argument. Consider the housing market in 1971, when the mortgage rate was 7.33%. Had you waited for rates to drop, you wouldn’t have bought until 1993 – that’s 22 years of waiting while real estate values soared. The lesson? Don’t wait to buy real estate. Buy real estate and wait. Marry the house, date the rate. TAKE ACTION: THE TIME IS NOW In summary, while the market might seem intimidating with its high rates and prices, it presents a unique opportunity. Even if you just want to upsize or downsize, now there is more choice. Don’t repeat past mistakes of hesitancy. If you’re considering entering the market, now could be the right time. We’re here to help you navigate these complexities. Give us a call, and let’s explore your options together. Scott Gaertner is an Associate Broker with Keller Williams Arizona Realty who for the past 35+ years has helped more people find their lifestyle niche in the Scottsdale North area than anyone else. He also contributes his thoughts on the real estate market and lifestyle interests in the area and is the creator of ConnectingScottsdaleNorth.com. Hello Neighbor! MY FAVORITE MOVIE I COULD NEVER GET TIRED OF WATCHING AND WHY IS… “Once Upon a Time in America.” I absolutely love Sergio Leone and I’d consider this his best work by far. In what was originally a six-hour movie, the most common release clocks in at four-plus and is what I’d consider to be the ultimate commentary on America, especially with its highly contested ending of dream or nightmare. WHEN I WAS YOUNGER, I WANTED TO BE… a writer. Then I found out the pay was not great. THE SONG I WOULD SING AT KARAOKE NIGHT IS… probably one of life’s great mysteries, as I don’t think this would ever happen.
HI, MY NAME IS… Justin Gray. I’VE LIVED IN ARIZONA FOR 44 YEARS AND I LOVE IT… in spite of a lot of things but primarily because at its heart, Arizona is an outlaw state, and that spirit is incredibly important for maintaining innovation. Plus, anyone who chooses to live in 120-plus degree heat is a survivor. A TYPICAL DAY IN MY LIFE INCLUDES… an incredible amount of variance. I’ve never wanted to wake up and have my day look like the previous. I’ve gravitated toward entrepreneurship to ensure that’s always the case. And then I had kids just to put a topper on it. MY FAMILY IS… the reason I take risks and how I define legacy. ONE THING I CANNOT LIVE WITHOUT IS… cars. Nothing is as simple or has such a profound impact on my mood as going for a drive at 100-plus mph. myhyperlocalnews.com
THE ONE PERSON WHO MOTIVATES ME IS… in truth there are many, but the standout will always be my grandfather. He’s always been the pinnacle of both hard work and upward mobility for his family that I gauge myself against.
THE BEST GIFT I’VE EVER RECEIVED WAS… and it’s going to sound cheesy, but my son and daughter truly are a gift to my wife and me. Kids are magic as they give you the ability to see everything again for the first time. MY DREAM VACATION WOULD BE… anything that looks like my 40th birthday. My wife chartered a yacht, filled it with my best friends (one of them who’s a ship captain and actually captained the ship) and we spent two weeks island hopping in the Caribbean around the Virgin Islands. We know the people down there (St. Thomas is my favorite place on earth) so we essentially had friends in every port but spent our time discovering places we had never seen before that were absolutely beautiful - all while surrounded by the people I truly love. THE BEST PIECE OF ADVICE I’VE EVER RECEIVED IS… “never ask someone else to do something you’re not willing to,” that one is courtesy of my father.
THE LAST THING THAT MADE ME LAUGH OUT LOUD WAS… the years-long running text thread I have with my core group of friends that is populated with everyone’s attempt to constantly ‘one up’ one another with movie lines, song links, and video clips. THE PERFECT DAY IS… any day I can start something and see real progress toward it in the same day. MY FAVORITE LOCAL NONPROFIT IS… StartupAZ, but in reality, I spend most of my charitable time focused on actual people that I’ve identified that I can help. I like StartupAZ as they have a very similar and tangible mission, but there’s nothing better than mentoring and advising folks who I see something special in. MY LIFE IS… incredibly blessed. Every day I wake up and think about the fact that I could be repairing a roof in 120-plus degree heat - and that’s a great context point I never want to lose. Scottsdale Residents Should Feel Safe in Their Own Homes
S
cottsdale is home, it’s safe, it’s welcoming, and the city has everything you need. Between the excellent golf courses like Troon North, great food at Cook & Craft, and citysponsored senior centers, what more could residents ask for? For residents with accessibility needs, the city has allocated a lot of effort to ensuring folks can get around with as few barriers as possible. In fact, you can request accommodations directly from the city. There is a team on standby for all your accessibility needs outside of the home for issues like maintaining sidewalks and interpretation for people who are deaf or hard of hearing. But, what about inside your own home? How can you ensure that your home is safe and accessible?
City services create a barrier-free city, but that is not the case for homes you live in. Whether it’s a home that’s been in your family for generations or one you recently purchased, it is unlikely that it was made with your safety in mind. Six out of 10 falls happen at home, where we spend most of our time. This number escalates for anyone dealing with mobility issues. The fear around falling inside your own home, being severely
injured, or potentially needing to be hospitalized is real for many Scottsdale residents. For some, the fear of falling is so great that they do not explore certain parts of their homes anymore.
Proper home modifications can quickly reduce the risks of falling at home. For instance, a walk-in shower supports safe use of the bathroom without assistance. While this might seem like a small change, this can do wonders for your sense of independence. Modifications like these can ensure you’re feeling safe and supported without always needing someone else with you. Below are some other home modifications you or your loved ones may not have considered. BATHROOM • Toilet – Automatic toilet seat risers are a great product for seating assistance and convenience • Flooring – Non-slip flooring (e.g., non-slip paint or non-slip mats) can do wonders for your safety and comfort • Shower Stool - Providing the option to sit or support oneself while taking a shower can prevent falls • Shower Head – An adjustable-height,
handheld showerhead with cord is one of the most important changes you can make in a bathroom as most people with mobility issues can safely shower and reach the most important areas of your body
femur procedure following a fall can cost nearly $150,00 and multiple days in the hospital. Ensuring that falls are prevented by making some of these modifications for a relatively modest sum can save money and unnecessary pain and risk.
LIGHTING • Light Switches - switches should be placed between 36 inches to 40 inches above the floor, any worn outlets should be replaced, and ground faultinterrupt safety plugs installed • Hallway lighting – Hallways should have nighttime guide lighting for safety of movement • Lighting controls – Lighting controls should be easily accessible from a seated position height; these can come in many forms, but apps or remote powered lights can be extremely beneficial and help with safety of movement
In fact, many people see improved occupational performance and psychological effects by making home modifications. This is mostly attributed to alleviating the work around activities of daily living like toileting, moving around, and cooking. Most of all, reducing the mental stress of not feeling safe in your own home can change lives.
KITCHEN • Sink – Lower height to ensure access to seated individuals, in addition more space may need to be created under the sink for wheelchair users (be sure to insulate pipes to avoid burns) • Countertops – The ADA recommends a minimum countertop height of 36 inches, but the height should be aligned to the use of the user with adjustable options • Stove/Oven – A safer option than a gas stove is an electric cooktop with controls in the front or on the side, modified for seated use • Dishwasher – Dishwasher height should be determined by the user to support the workflow of the user in the kitchen • Storage – Recommendation: LazySusan’s in corner cupboards, pullout shelves, and adjustable-height cupboards • Lighting – Installed over the stove, sink, and other work areas These home modifications have been proven to reduce falls and in turn avoid hospitalizations. Home modifications have a proven ability to drive many positive physical and mental health outcomes and can act as a preventive intervention to avoid adverse health, worsening of conditions, and hospitalizations. Studies have shown older adults with functional difficulties self-reported less fear of falling and qualitative reports of “feeling safer from accidents” following after the implementation of home modifications. The feeling is extended to caregivers as well, as other studies show simply discussing home modifications can relieve symptoms of depression and actually improve quality of life for the person utilizing the home modification. Today, Rosarium Health connects any individual who needs a home modification with the certified contractors and licensed clinicians to do the work. Our process is to send out a licensed clinician to assess your home to meet your health needs, send a certified contractor to complete the home modification you’re looking for, and re-send the same licensed clinician who can ensure that the home modification is done properly for your health needs. Our mission is to help all individuals age in place. If you’re looking for assistance getting in touch with OTs and licensed contractors, Rosarium Health is here to help. The Butterfly (Gland) Effect: Unraveling Thyroid Mysteries! By Dr. Alexandra Mayer, Ethos Integrative Medicine
A
re you experiencing the classic symptoms of a thyroid issue, such as difficulty losing weight, low energy, slow metabolism, and dry skin — but your thyroid labs are ‘normal?’ It can feel like your body is playing a trick on you! When you know that something is ‘off,’ but the puzzle pieces aren’t fitting together, it’s necessary to dig a little deeper. A thyroid panel is more than just TSH, which tells the body to make thyroid hormones. We also want to investigate Free T3, Free T4, and TPO Antibodies. RUNNING THE RIGHT THYROID LABS Free T3 can tell us how your thyroid is regulating metabolism, energy production, and cellular function. Low levels can indicate an under-active thyroid, while high levels may suggest an overactive thyroid. Free T4 is converted into T3, so if there is not enough T4, that can impact your thyroid hormone production. Elevated TPO Antibodies may indicate an autoimmune response, where your immune system mistakenly attacks the thyroid.

OTHER HORMONES TO CONSIDER If thyroid labs are normal, but you’re still experiencing symptoms, then we want to consider other factors at play. Changes in your adrenal function and sex hormones can disrupt the balance of your thyroid health!
GETTING RELIEF FROM SYMPTOMS While TSH is a crucial hormone, it is only one piece of the puzzle! Unfortunately, most thyroid, adrenal, and sex hormones are often overlooked, leading to weight fluctuations, changes in metabolism, and dips in energy. Working with a women’s hormone specialist can uncover the full picture of your thyroid health by ensuring that accurate, comprehensive labs are run, and that optimal lab values are considered when creating your individualized treatment plan! Scan the QR code below to access our FREE report, “Why Your Labs Are Normal but You Still Feel Like Crap,” and call 480-360-0115 to schedule an appointment with our hormone specialists at Ethos Integrative Medicine!
When cortisol (stress hormone) is too high or low, the thyroid will dial down your metabolism to ‘protect’ the body. High progesterone can increase your T4 production, and changes in testosterone can also contribute to imbalances in the thyroid. Additionally, changes in estrogen during pregnancy or menopause can affect thyroid production, increasing the risk of hypothyroidism. myhyperlocalnews.com
Legal Home Title Theft and Trust Planning By Libby Banks, the Law Office of Libby Banks, PLLC
T
he news is often filled with stories about fraud. One of the areas of current concern I often hear about is title theft. What is title theft? It can range from someone fraudulently refinancing your home and pocketing the money, accessing the equity with a home equity line of credit, forging a deed, and selling your property to an unsuspecting buyer, or providing fake wiring instructions so the payment for your new home goes to a fake title company. How can we protect against this type of title fraud? Recently the Maricopa County Recorder has set up a program to alert you if a document is being recorded that might affect your title. You can sign up to be notified by email with Title Alert. You can sign up to get an alert regarding your name (it is not specific to your property) at https://recorder.maricopa.gov/ MaricopaTitleAlert/. I highly recommend this to keep on top of what might be happening with your title. Pinal County has a similar alert, but our other counties have not yet put in place an alert system. So, what about a house held in trust? Could having your house in a trust help prevent fraud? Likewise, is a rental property in an LLC better protected from title fraud than one held by an individual? For most fraudsters, the easier it is to defraud you, the better for them. The

more complications in their way, the harder it is to defraud you, and the greater the risk of getting caught. When you title your home to your trust there are many additional complications. It takes a high level of sophistication to commit fraud regarding that property. When the title is in an individual’s name, the criminal only needs to sign the name to forge a deed or loan document. If the home is in a trust, they must provide proof that the trustee has the authority to take out the loan or transfer the property. Sometimes the title company or lender will ask for the entire trust document. Faced with these additional requirements, a fraudster would quickly decide to pursue a home offering fewer difficulties and move on. Likewise, a fraudster stealing or financing a property in an LLC must again show that they are authorized to act. The lender should be checking the State records to determine who owns the LLC, who is the manager, and asking for documents showing the authority of each person to act. The criminal is likely to move on if you have an LLC as a stumbling block. If you’ve been thinking about putting a trust in place, the possibility that it may help prevent fraud is one more reason to move forward. Movie Reviews and Upcoming Release Dates By Tony Beal
IN THEATERS & ON PEACOCK “Five Nights at Freddy’s” A security guard discovers a chilling secret behind the animatronics at a children’s restaurant. While "Five Nights at Freddy’s" boasts a cast of talented actors, the film struggles to deliver a compelling horror experience. The narrative takes an excessive amount of time to progress beyond its initial setup, resulting in a sluggish first act. The remainder of the film seems to experiment with various elements—such as dream sequences, playful encounters with animatronics, and a murder mystery—but these aspects feel underdeveloped. The actors, despite their capabilities, are constrained by the film’s uneven direction and lackluster script. Furthermore, the cameos, although potentially exciting, come across as overly indulgent. This movie, even for younger audiences who might be new to the horror genre, falls short in providing the engaging, thrilling, and genuinely scary experience that can be both entertaining and a suitable introduction to the genre. In summary, "Five Nights at Freddy’s" misses an opportunity to captivate its audience with the kind of horror that is both enjoyable and memorable.
misses an opportunity to develop these characters beyond superficial traits, which diminishes the emotional investment in their outcomes. The gore, although competently executed, may not stand out to viewers familiar with more intense horror films like "Evil Dead 2013." The film’s attempt at visceral impact falls short, leaving little impression of actual terror or pain. Additionally, the portrayal of autism in the film raises concerns about sensitivity and accuracy. Overall, "When Evil Lurks" struggles to leave a lasting mark in the horror genre, lacking both the thrills and the depth that could have made it more memorable and engaging.
ON NETFLIX
“The Killer” A hitman goes on a revenge killing spree where he starts questioning his own methods.
ON AMC+ & ON SHUDDER “When Evil Lurks” The citizens of a small town are at the mercy (or lack thereof) of a demon which will destroy anything in its path. "When Evil Lurks" may initially seem like a jarring experience for those new to the horror genre, particularly due to its graphic content. However, the film primarily suffers from its characters’ lack of depth and rational decision-making, reducing the impact of their fates. While featuring unlikable characters can be an intriguing approach in horror, the film
This superficial treatment may give the impression that the filmmakers and cast are more focused on emulating a Scorsesestyle approach rather than developing a unique voice. The direction, editing, and performances come across as overly deliberate, possibly detracting from the film’s intended tone and impact. Regarding its commentary on the opioid crisis, “Pain Hustlers” presents the idea that greed is detrimental, a theme that has been more intricately and compellingly handled in other films. The message, while important, doesn’t seem to add new insights or perspectives to the conversation. Furthermore, the film’s approach seems tailored for immediate, short-lived attention on platforms like Netflix, relying heavily on its cast to attract viewers. This strategy might contribute to the film being quickly forgotten after its initial release. Overall, “Pain Hustlers” may disappoint viewers looking for a deeper, more original examination of a critical and complex issue.
“Pain Hustlers” A high school dropout joins a low-level pharmaceutical company where she engages in their shady practices. "Pain Hustlers" falls short in its attempt to delve deeply into the complexities of its subject matter. The film appears to skim the surface of the opioid crisis, rather than offering a nuanced exploration.

Nearly three decades after “Seven,” David Fincher and Andrew Kevin Walker reunite to create a film that surprisingly blends dark humor with its narrative. Michael Fassbender shines in the lead role, portraying a character who is as much a pitiable loser as he is dangerous. His quest for vengeance is driven more by personal ego and pride than by a pursuit of justice, adding layers to his character. The film’s approach to its antagonist’s targets is noteworthy, featuring a series of mishaps that could be likened to a comedy of errors. These encounters often end unexpectedly, either through accidental circumstances or quick, unceremonious conclusions, deviate from the typical climactic showdowns common in the genre. Fincher’s use of handheld cameras marks a departure from his usual style, contributing significantly to the film’s dynamic and intense
mood. This technique is especially effective in a standout fight scene towards the end of the second act, which is both thrilling and visceral. The film’s strength lies in its simplicity and straightforward storytelling, avoiding unnecessary complexities. The reunion of Fincher and Walker is a welcome one, as they bring their unique talents to a film that successfully merges elements of humor and action in an engaging and entertaining way.

Why You Still Have Sciatica Pain Shooting Into Your Hips, Back, and Leg (And How To Get Rid Of It For Good)
-By Leading USA Sciatica Expert, Dr. Tom Padilla
I
s doing everyday things from standing up straight to finding comfortable sleeping positions and even just walking difficult because of sciatica pain? You may find it hard to focus on enjoying those around you because you’re distracted by your pain. You may have already tried chiropractic, massage, stretching, and exercise, but the difficulty is knowing which things will help and which won’t. This can be frustrating because it seems unpredictable. Some sciatica is caused by muscular weakness and restriction, while others can be caused by stiff joints. Ultimately, certain exercises may help some sciatica, but make other types worse. To best help you, I’ve compiled a list of tips that will help anyone with sciatica regardless of the type to reduce daily pain. Most people with sciatica just want to know if there’s a solution that actually lasts. Solutions that used to work, don’t work any longer. Eventually you find yourself in a rabbit hole, searching high and low for solutions that hopefully help you avoid surgery. One of my patients, Marian, had tried everything above on top of back surgery, unspecialized physical therapy, pain management, spinal injections, spinal electrostimulation, acupuncture, and dietary analysis. Marian told me, “When you go through this, you learn how many things you can no longer do if you can’t stand or walk.” You Don’t Have to Choose Between Surgery and Giving Up the Activities that You Love. Sciatica is so common because many of the solutions out there just take one area into consideration. The muscles, the joints, nerves, strength, weakness, etcetera. The simple truth is that sciatica is a complex condition with many contributing factors. The core issue, which has been proven time and again in the best research, is that the body has developed compensation patterns in order to protect itself. These patterns are hardwired into the brain, and will continue to persist unless they are fixed. This pattern is what CAUSES the tight muscles, and the stiff joints. These tight muscles and stiff joints eventually pinch the nerve, causing sciatica. Therefore, correcting the pattern is the true root cause. No matter how long you’ve suffered, you can still get your life back. No surgery. No pills.
SOLUTION ON PAGE 31.
HAPPY HOLIDAYS! myhyperlocalnews.com
6 Reasons Why Your Sciatica May Be Lasting Longer than it Should: 1. You tried looking up exercises to do on your own for your sciatica. But with many “causes,” it’s difficult to figure out which exercises are right for you. This is why some exercises can seem to make it better, but some make it much worse. 2. You tried a few relaxing massages and it felt good for a few days but then it came back. 3. You tried chiropractic care and it eased a bit, but the nagging sensation is still there. 4. You tried waiting for it to go away on its own. That didn’t work… 5. You went to the doctor’s office, and they gave you pain meds or nerve medication to numb the pain. They told you to come back in 6 weeks if it didn’t work. 6. You went to a physical therapist who put you on the same exercises everyone else with sciatica gets…then they left you with an assistant who only half watched your technique. Why What You’ve Tried Hasn’t Worked If any of these things have happened to you,
unfortunately it’s common. The issue with a lot of these methods is that they focus on addressing the symptoms, not the root cause of your sciatica. What to Avoid Here are 3 things that can make your sciatica pain worse. Stretching: If you’ve been stretching to fix your sciatica and it hasn’t worked yet, it likely won’t. More often than not, sciatica has come up because of tight muscles. Stretching is for short muscles. Tight muscles are tight because they’re compensating for a weak muscle nearby. Stretching will relieve them for a little bit, but it will come back unless the weakness is resolved. Crossing Your Legs: Avoid crossing your legs at all costs. This can cause stretching in the back of your hip which compresses the sciatic nerve. It also causes twisting in your hips and pelvis which can put stress on the nerves in your back. Resting: Certain activities right now might make your sciatica worse, but that doesn’t mean you should restrict all of your movements. If certain things are painful, like walking, lifting, sitting, it’s important to find the root cause so you can start moving properly and stay active. How to Fix Sciatica for the Long Term So many of the “solutions” we try only provide temporary relief because they’re not targeting the root cause. And without getting to the source of the problem, sciatica pain will continue to return because the cause was never addressed. Marian learned this the hard way, and unfortunately a lot of people do. After addressing the root cause, Marian says, “I’m back to walking 3-4 miles a day; I can lift and hold my grandbabies; I can go to parties without having to sit in a corner; I can go shopping again.” The only thing she’d change? Finding a specialist to help her address the root cause sooner. “I could have avoided a lot of doctors’ appointments and needless and expensive treatments, not to mention losing a couple of years to my other attempts.”
How to Get Rid of Sciatica Pain for Good
