GIVING BACK TO VETERANS Helping Arizona’s veterans is the mission of American Legion Post 34. Therefore, throughout the month of November, Legion Post 34 will honor the fallen and support the future of local veterans, active-duty military personnel and their families and children with medical and financial needs during National Poppy Month. The Legion’s auxiliary is partnering with businesses in Cave Creek, Carefree and nearby communities to distribute poppies, and request donations, so the community can assist veterans in need. By wearing a poppy, citizens honor every service member who has died in the name of liberty, freedom and democracy, and supports veterans for generations to come. The red poppy came to symbolize the blood shed by those who fought and those who continue to fight for our country following World War. In 1920, the poppy became the memorial flower of The American Legion. Arizonans can look for the poppy cans at their favorite local businesses or at American Legion Post 34, which is located at 6272 E. Cave Creek Road. CAVE CREEK MUSEUM SPAGHETTI FUNDRAISER PLANNED The Cave Creek Museum will benefit from an evening spaghetti dinner fundraiser on Tuesday, November 16 from 4 to 7 p.m. The dinner will be held at Harold’s Corral, located at 6895 E. We want people to come and experience how gold mining was done.” The stamp mill will be operated on the second Saturday of each month during the museum’s 2021-22 season. Hidden in the Hills Artist Studio Tour Set for Last Two Weekends of The Month Images Courtesy of the Sonoran Arts League and Jon Linton THE NONPROFIT SONORAN ARTS LEAGUE RECENTLY ANNOUNCED THAT ARIZONA’S LARGEST AND LONGESTRUNNING ARTIST STUDIO TOUR, HIDDEN IN THE HILLS (HITH), IS SCHEDULED TO TAKE PLACE DURING THE LAST TWO WEEKENDS OF THIS MONTH: FRIDAY, SATURDAY AND SUNDAY, NOVEMBER 19, 20 AND 21 AND NOVEMBER 26, 27 AND 28. This year’s free, self-guided tour features 191 artists at 45 private studios throughout the scenic Desert Foothills communities of Cave Creek, Carefree and North Scottsdale. The League also announced that Jon Linton’s “Barrio Viejo” photograph of the front entrance of a colorful adobe home will grace the cover of this year’s highly collectible four-color artist directory. Linton is an acclaimed photographer and activist who advocates for the homeless and other underserved populations. He is best known for his “I Have a Name” street photography series as well as his serene and stunning black and white landscape photography. “Jon’s photograph captured the sentiment of our 25th annual event beautifully,” says Jane Boggs, a gourd artist and studio host who serves as the event’s co-chair. “We are eager to welcome collectors and art enthusiasts to our studios for what is sure to be a memorable artist studio tour.”
HITH co-chair and mixed media sculptor/studio host Joanie Wolter says that the cover art selection is also significant because it is the first time a photographer’s work has been featured on the artist directory cover. “We had many strong entries, but ‘Barrio Viejo’ really stood out,” Wolter says. “It conveys a warm, welcoming message that resonated with us, and we’re thrilled that Jon will exhibit his new work during the tour this year.” JON LINTON: SEEKING TRUTH THROUGH HIS CAMERA LENS This is Linton’s first year participating in Hidden in the Hills. The talented artist will exhibit and sell his work at painter Stuart Yankell’s studio in Cave Creek. A Phoenix resident and well-known activist, Linton has been immersed in the art world for more than two decades. After graduating from Eastern Illinois University with a liberal arts degree in 1987, he went on to work for Ralph Lauren in New York City. A displaced Chicagoan, the former art magazine and book publisher has called Phoenix home for nearly three decades. “Barrio Viejo” is atypical for Linton, who primarily exhibits black and white photography. Linton says he was surprised and humbled to be chosen as the cover artist for this year’s milestone Hidden in the Hills event.
“I’m honored and also moved by having my work highlighted in such a prominent way,” he says. “By virtue of being selected as the Hidden in the Hills cover artist, I am already changing the trajectory of my career. I’m now inspired to expand my body of work to include additional imagery in color, and I’m looking forward to unveiling my new work during the artist studio tour.” Downloadable maps and details about participating artists will be available at HiddenInTheHills.org. For details, call 480575-6624.

5th Annual Arizona Pinners Conference Takes Place November 12-13 THE PINNERS CONFERENCE AND EXPO PROUDLY CELEBRATES ITS 5TH ANNUAL ARIZONA PINNERS CONFERENCE, WHICH RETURNS ON FRIDAY, NOVEMBER 12 AND SATURDAY, NOVEMBER 13. During the two-day event, Westworld of Scottsdale, located at 16601 North Pima Road, will come alive with online inspiration. The extravaganza features more than 100 hands-on classes and more than 250 vendor shopping booths, providing attendees with the opportunity to develop new skills, shop the latest trends while supporting small businesses, and create finished projects. “Our vision of the Pinners Conference has continued to evolve as online inspiration does,” says Kendall Bennett, who cofounded the Pinners Conference and Expo with Roxanne Bennett. “We are pleased to partner with valued sponsors and vendors to create a comprehensive experience that is educational and fun — and that connects a community of like-minded people in a vibrant, welcoming environment.”
This year’s event sponsors include The Home Depot, Michaels, Dixie Belle Paint Company, Chalk Couture, Janome, Plaid Crafts, Craft HTV, and Makers Movement.
Kendall and Roxanne founded the Pinners Conference and Expo seven years ago in Salt Lake City with the idea to bring the spirit of Pinterest to life by inviting guests to learn, create and connect through a series of workshops and opportunities that empower them to customize their experience while connecting them with other passionate “DIYers,” creators, experts, influencers and retailers. Pinners has since expanded nationally with events in California, Georgia, Minnesota, Texas, and Arizona. The Pinners Conference and Expo gathers some of the most popular brands under one roof, providing attendees with one-of-a-kind opportunities to meet with, and learn from, some of the most inspiring, creative women on the web, including experts in DIY, home décor, food arts, fashion, beauty, self-
improvement, sewing, party planning, photography, and much more. At the end of the event, attendees take home finished projects and new skills to improve their lifestyles and develop their personal advancement. The Pinners
Conference serves as a place to create lasting memories, build relationships, and empower guests to create without limitation. For more information, tickets, and class packages, visit az.pinnersconference.com.

City News North Scottsdale Walk for Parkinson’s Set for November 13 By Anne Prine Photo by Carol Creekman ON SATURDAY, NOVEMBER 13, THE N. SCOTTSDALE MOVERS AND SHAKERS TEAM WILL WALK FOR PARKINSON’S IN NORTH SCOTTSDALE IN SUPPORT OF THE THIRD ANNUAL MOVING DAY PHOENIX FUNDRAISING EFFORT. The local walk will cover a 1.3-mile, easyterrain course through the Terravita community and nature trail. The walk starts at 10:30 a.m. at the Terravita Country Club and will be followed by a group lunch on the club’s patio. Those interested in walking with the Movers and Shakers team are asked to donate any amount to support the work of the Parkinson’s Foundation. (The team gratefully acknowledges the many who have already donated.) Contact Team Co-Captain Cathy Boss-Fessel at cboss20@gmail.com to sign up for the walk and lunch. Moving Day is part of a nationwide series of awareness-building fundraisers to benefit the Parkinson’s Foundation, whose goal is to make life better for the one million Americans living with Parkinson’s. In Arizona alone, some 18,000 people struggle with Parkinson’s disease. Across the nation, around 60,000 new cases are diagnosed each year. The Valley-wide Moving Day Phoenix event will take place Saturday, November 6 at Kiwanis Park in Tempe. The Movers and Shakers team will also walk at the Tempe event. FUNDRAISER NETS $4,000 FOR PARKINSON’S The Movers and Shakers kicked off this year’s Moving Day events at a “Meet the Artists” art and wine reception held at JoyEful Gallery – Joye DeGoede Fine Art, El Pedregal at The Boulders Resort on Saturday, October 9. The event drew almost 70 attendees and raised $4,000 for the Parkinson’s Foundation, bringing the team very close to its $20,000 goal for 2021 at press time. Raffle prizes were donated by local businesses including gallery host Joye DeGoede – JoyEful Party Animals, The Boulders Resort & Spa, Hyde Park Interiors, Stefan myhyperlocalnews.com
Mann at El Pedregal, Clear Dermatology & Aesthetics Center, Salon Mila, HarumiYoga+, Spotted Donkey Cantina, Merle Norman Studio, Spa Splendore at The Summit, Cave Creek Olive Oil, and more. SUCCESS IN 2020 “Last year, in spite of COVID, we raised almost $15,000,” says team founder and co-captain Cathy Boss-Fessel. “While the Valley-wide event went virtual, I credit much of our success to an inperson walk within our own community,” Boss-Fessel says. “So, we decided to do another local walk in 2021, and we will also participate in the Valley-wide Moving Day Phoenix event in Tempe.” Team Co-captain and Boulders resident Jennifer Campbell, who also serves on the Parkinson’s Advisory Board for the Southwest Region, says, “Fundraising to support Parkinson’s research is deeply personal for me. My brother Dave was diagnosed with Parkinson’s when he turned 50, 17 years ago. This is considered young adult onset. He underwent brain surgery, yet he still struggles every day to fight Parkinson’s. My brother is truly my inspiration. It pains me knowing he suffers with this terrible disease, which underscores just how important research and the availability of resources are to make lives better for those in Dave’s situation.” For more information about the North Scottsdale walk for Parkinson’s on Saturday, November 13, e-mail cboss20@ gmail.com to sign up for the walk and lunch. Donate to N. Scottsdale Movers and Shakers at MovingDayPhoenix.org. The Parkinson’s Foundation makes life better for people with Parkinson’s disease by improving care and advancing research toward a cure. For more information, visit parkinson.org.

TRASH AND RECYCLING DAYS CHANGE THIS MONTH FOR MANY RESIDENTS Beginning November 1, most Scottsdale trash and recycling residential customers will have a new pick-up day. Scottsdale will now pick up recycling and trash five days a week. To achieve this, about 95 percent of Scottsdale residents will have a change to trash and/or recycling curbside days. The primary reason for this day of service change is to improve efficiency and make it easier to process recyclables. Current trash and recycling routes have become unbalanced due to the growth of the city. The new collection schedule is based on the number of homes on a route and the amount/weight of solid waste and recycling collected.
Operating more efficiently means the city can balance the size of collection routes to provide more consistent service, preserve the longevity of collection vehicles by carrying the right sized loads, and not overload our recycling processing center. These changes will not affect planned solid waste rate increases and should help stabilize future rates. To determine your new collection days, visit ScottsdaleAZ.gov, search “Collection Day,” then find your service area on the map or use the Find My Service Day Tool, also found on the website. Residents can also call the city of Scottsdale at 480-312-5353. CITY SEEKS INPUT ON AMENDMENTS TO PUBLIC SAFETY PLAN ORDINANCE On Sept. 10, 2013, the Scottsdale City Council approved a Public Safety Plan Ordinance. The purpose of this ordinance is to promote the general health, safety and welfare of our community by requiring certain types of businesses to file, follow and keep current a public safety plan. The ordinance also requires mandatory training for security personnel. The ordinance went into effect on Oct. 10, 2013. On August 26, 2021, the City Council, after a presentation on the status of the Public Safety Plan Ordinance, voted to direct the City Manager, in consultation with the City Attorney, to return to the City Council with recommended amendments to the Public Safety Plan Ordinance and conduct related public outreach as expeditiously as possible. Scottsdale residents are invited to review the draft ordinance amendments at ScottsdaleAZ.gov and provide comments by Nov. 30 to the Scottsdale Police Department’s Public Information Office by email at PIO@ScottsdaleAZ.gov.

The holidays can be both enjoyable and stressful. The hustle and bustle may cause fatigue and overstimulation in someone living with dementia, leading to confusion, anxiety, or agitation. Caregivers may become overwhelmed, particularly with the additional challenges posed by COVID-19. Hospice of the Valley’s Dementia Team shares ways to modify traditional holiday celebrations so they continue to bring joy. • Try to maintain routine as much as possible. • Keep expectations realistic and give yourself permission to do only what you can reasonably accomplish. Ask family and friends for help so there is time to do shopping, cooking or just rest. • Be flexible. Perhaps celebrate with brunch if your loved one is usually tired or anxious later in the day. Allow him/her to direct the flow of the day. If he/she needs a nap, honor that need. • Keep gatherings small (three to five people) and simple. Help others understand that decisions regarding in-person and virtual (phone or video calls) celebrations will focus on whatever is best to keep your person safe and comfortable. • Do not talk in front of the person with dementia as if he/she is not present. Do not argue, contradict, or question. Avoid explanations that may overwhelm. Update others on changes so they can adjust their communication styles to fit the person’s current abilities. • Develop a ritual to honor the person living with dementia — maybe serve a favorite dish this person prepared in the past and give everyone the recipe. Share favorite stories that involve the person. • Provide soft and sweet foods (ice cream is always a good choice). • To bring joy with sensory stimulation, choose ways that honor the lifelong preferences of the person with
dementia and bring comfort. Choose experiences associated with the holiday — songs, traditional foods, the smell of seasonal potpourri or spices, holiday stories or photos. The best gifts are often your time and focused attention. Simply listen to caregivers and offer opportunities for respite, even if it’s an hour or two of downtime. For the person living with dementia, gentle touch, conversation, and a comforting presence are reassuring. And because time is even more precious during the holiday season, Hospice of the Valley’s support groups for dementia caregivers are available on Zoom from the comfort of home. All are welcome to join these no-cost sessions: • Tuesdays at 10 a.m., join Dr. Maribeth Gallagher, Dementia Program director, for a short practice to help relax and refresh, then discuss your heartfelt concerns as a caregiver. • Wednesdays at noon, experienced social worker Nicole Crothers discusses the challenges and rewards of providing care for a person living with dementia. Find Zoom links to both groups here: hovdementiacampus.azurewebsites.net/ care-at-the-campus/videos-and-supportgroups. For more information, call the Dementia Program at 602-636-6363 or email dementiacare@hov.org. Check out more holiday tips at alz.org/help-support/ resources/holidays. myhyperlocalnews.com

Make a Difference in the Lives of Foster Children This Holiday Season By Tamara Webb, Director of Operations, OCJ Kids
A
s the holiday season approaches, the focus of OCJ Kids remains the same: to impact Arizona’s foster children and create memories to last a lifetime. Since 2006, OCJ Kids has provided opportunities for our community to support Arizona’s foster children who currently live in group homes. Arizona currently has more than 14,000 children in the foster care system. Many of those children do not live with a traditional foster family but in group homes. OCJ Kids works with the group homes and with the Department of Child Safety offices to bring hope to these children. As children enter the foster care system, they often come with only the clothes on their back. From the moment children in Arizona enter foster care until the time they leave the system, OCJ Kids is involved. Diapers, wipes, pajamas, hygiene products and clothing are provided as they enter foster care. Transition suitcases filled with supplies and resources are provided to teens as they leave the system at 18. Every year, OCJ Kids hosts a career development fair, cowboy camp, back to school celebration, and Christmas bowling party. During the COVID-19 pandemic, OCJ Kids never stopped working to provide essential supplies to these children. On December 11 – 12, OCJ Kids will host the annual One Bright Star Christmas Bowling Party. Over the two days, more than 500 foster children and teens will have
the opportunity to bowl, visit with Santa, and receive gifts from their wish list. Local residents can be a part of creating memories and bringing hope to Arizona’s foster children. To purchase a gift for a child, visit Amazon’s charity wish lists and look for OCJ Kids One Bright Star. Your purchase can be shipped directly to OCJ Kids. OCJ Kids is a qualified foster care organization. As an Arizona taxpayer, you may be eligible to receive a dollarfor-dollar credit on your 2021 Arizona state taxes when you donate to OCJ Kids. The Arizona Tax Credit allows taxpayers to decide where their tax dollars are going to be spent by choosing a qualified charity to donate your tax dollars. Individual taxpayers may donate up to $500 and joint filers may donate up to $1,000. To make your Arizona Tax Credit donation, visit ocjkids.org/donate.

Different Trusts Meet Different Needs in Your Estate Plan
By Libby Banks, the Law Office of Libby Banks, PLLC
T
here are several different types of trusts we use when doing an estate plan. The primary trust we use in estate planning is the Revocable Living Trust (“RLT”). It is the foundation of most estate plans and has many benefits. It contains instructions for managing the assets in the trust during your life, upon your death, and if you become incapacitated. The RLT will also avoid the need for a probate court proceeding on your death. You can select the person(s) who will be able to step in quickly to gather, sell, and distribute your assets to your beneficiaries without a court’s involvement. We sometimes create irrevocable trusts for specific purposes. Most of them involve someone else serving as the trustee of the irrevocable trust – meaning transferring property out of your hands and out of your control.
There are four primary uses for irrevocable trusts. One is estate tax avoidance. Estate taxes – or inheritance or death taxes as they are sometimes called – are calculated based on what you own (your “estate”) at your death. To avoid estate taxes, you might create a trust and transfer some of your property out of your estate and into another person’s estate (your children’s, for instance) to avoid or minimize estate taxes at the time of your death.
asset protection trust needs careful and considered planning. It must be created in advance of any trouble on the horizon. If you already have a claim coming down the pike, it is too late to start asset protection planning.
An irrevocable trust can also be established for someone who is receiving government benefits such as Medicaid or trying to protect assets while qualifying for Medicaid long term care services.
An irrevocable trust can also be created upon your death to benefit a spouse in a blended family situation. This irrevocable trust can be used to care for your current spouse during his or her lifetime, while assuring that at your current spouse’s death, your children from your previous marriage receive what remains of the assets in the trust.
Another trust is a pet trust. These are designed to leave money for the care of your pets after your death. The wealthy often use them, but if you have long lived or expensive pets – parrots, tortoises and horses come to mind – a pet trust might be just right for you.
Asset protection trusts are another common irrevocable trust, designed to avoid creditors and protect assets. An RLT does not provide asset protection. This

Neighbors
Hello Neighbor! HI, MY NAME IS... Lara Vineyard. I’VE LIVED IN NORTH SCOTTSDALE FOR 24 YEARS AND I LOVE IT BECAUSE... It’s been wonderful to see the city grow and to grow with it. I’ve run a digital marketing business for over 22 years working with many businesses and nonprofits, and raised my family here. It’s been such a privilege to call this city home. A TYPICAL DAY IN MY LIFE INCLUDES... Helping people select the right mobility devices to have the freedom to live their best lives. My husband purchased a Mobility Plus franchise last year and, since then, we’ve been dedicated to helping our community find better options to make their homes more accessible and to prevent falls. I pivot between meeting with clients, to attending classes, to training new franchisees, to exploring new products, to getting my daughter from school, to spending some creative time crafting marketing materials, and if I am lucky, doing a bit of photography, attending a yoga class, or knitting a few stitches before the end of the day. MY FAMILY... Consists of two kids, two dogs and a husband of 22 years with whom I’ve been blessed to share my life. My parents retired here about a decade and a half ago from Jamaica and we are fortunate to have them in our lives. ONE THING I CANNOT LIVE WITHOUT IS... My camera. I’ve always been passionate about photography and enjoy being able to capture those moments we only get a short period of time to experience. MY FAVORITE MOVIE I COULD NEVER GET TIRED OF WATCHING AND WHY… Lord of the Rings: The Fellowship of the Ring. It has amazing story telling, cast, set design and artistry all around. myhyperlocalnews.com
WHEN I WAS YOUNGER, I WANTED TO BE… An artist, a DJ, a photographer, a psychologist, and a paramedic. Although none of these turned out to be a professional career, they all contribute to what I have done. THE SONG I WOULD SING AT KARAOKE NIGHT IS… Redemption Song by Bob Marley. THE ONE PERSON WHO MOTIVATES ME IS… My father, who is now suffering from late-stage Alzheimer’s. He lived every day to the fullest while he was healthy and did the very best to not put off for tomorrow what can be done today.
of time. When I was 16, I graduated from high school too early to start university. So I was allow to take two gap years and spent a year in Belgium and then six months with my grandparents in Canada. Both experiences have shaped so much of the person I have become and still strive to be. MY DREAM VACATION WOULD BE TO… Revisit my childhood home in Jamaica. THE BEST PIECE OF ADVICE I’VE EVER RECEIVED... Whenever you can, leave it better than you found it.
THE LAST THING THAT MADE ME LAUGH OUT LOUD WAS… Watching my dog trying to communicate that he wanted some water. THE PERFECT DAY WOULD BE… A Via Ferrata climb at Castle Hot Springs with some friends, or a hike on the West Fork Trail in Sedona, a picnic lunch, a good book, yoga, an afternoon nap, dinner at Pomo’s, and nighttime star gazing. SOME OF MY FAVORITE LOCAL SPOTS ARE… My favorite local business would be Castle Hot Springs, where I had the privilege to document the recent restoration and uncover the amazing treasures it holds for Arizona. My favorite local nonprofit is Maggie’s Place, where 21 years ago we had the chance to meet the five (just out of college) women who were starting on this dream to change the journey for homeless, pregnant women in Arizona, and it’s been amazing to see how their dream has evolved over the years. My favorite place to visit is Arizona State University since that’s what brought me to this state over 25 years ago. It was amazing back then, and even more amazing now! As our son has just started his studies there, I have a good excuse to visit. MY LIFE… Is really busy but fulfilling at the moment. Starting a new family business focused around helping others find solutions has been a very memorable way to spend the past year. Kids’ Corner
Instilling Gratitude in Kids By Nadine Bubeck
T
hanksgiving is my favorite holiday. It’s a universal time when many take an extra moment to count their blessings, because truth be told, we often take for granted the very things that most deserve our gratitude. I’m always looking for ways to instill positive vibes in my sons—values of kindness, and ways to express and acknowledge gratitude. Here are six ideas that families can implement to bring more “warm and fuzzy” into the house this fall. CREATE A KINDNESS CHART Every time your kids go above and beyond—unasked or prompted—place a sticker on the chart. (Examples can include helping with household tasks or being supportive of a sibling or friend.) For every ten acts of kindness, give them a small prize, and once they get 100, throw a pizza party (or a similar fun prize). The best part about this is it’s a joint effort among siblings, not a competition. It’s not him versus her chart—it’s a shared chart, so they’re working together to be awarded for good deeds.
can buy kid-targeted affirmation cards (I love Joyful Hearts Co., joyfulheartsco.com) or make your own (a fun DIY project!). Have your child choose a card every morning and during breakfast read it aloud—it’s a very empowering way to start the day. JOURNAL Journaling is a great way to teach your kids to express themselves and focus on the good in life. There are plenty of gratitude journals aimed for young kids with fill-in-the-blank prompts, making it a simple nightly task. In fact, my oldest and I have a mom-and-son journal that we take turns filling in and reading. It’s a very special activity that we do, and I plan on doing it with each of my boys when they’re ready. Journaling is a positive habit that gives kids a safe place to express their inner thoughts and emotions.
RECITE POSITIVE AFFIRMATIONS It’s so important to teach your kids words of affirmation early on. Positive affirmations give a boost in confidence for young children, which helps them develop a positive selfimage. Words of affirmation are also a great way to help kids cope when they’re feeling down, upset, scared, or overwhelmed. You

HAND WRITE CARDS This is simple, sweet, and easy. Especially with all that’s going on in the world, have your kids write a hand-written card to someone they care about or even someone that they don’t know who does good (such as a police officer or fire fighter). Teach them that kind, unexpected words go a long way, and can make someone’s day. Consider it a good time to send “thank you” notes to teachers, law enforcement, and extended family.
to incorporate more often. Designate a weekly night to pay each member of your family a compliment. This will teach your kids to accept compliments with grace and give them with sincerity. For parents, some complimentary ideas for our kids include: complimenting our child’s character, their contributions to the family, when they achieve something new, their sense of self, and steps toward a long-term goal.
REFLECT ON YOUR BLESSINGS To be the best for our children, we must strive for being our best selves—so this one is for you, mom, dad and other caregivers. This month, in addition to reflecting on what you’re thankful for, reflect on what your kids have and continue to teach you. Being a parent is tough and it’s not always easy to be positive and peppy. For example, my children have taught me a wealth of patience, true priorities, the art of affection, resilience, to connect with my inner child, and of course, unconditional love.

The “Why” Behind Healthy Home Flooring Healthy Home Flooring began with a young man and a big dream. The owner grew up in the industry and started his career working for Express Flooring, helping it grow into one of the most well-known flooring companies in the U.S. He soon after moved to Detroit where he helped two separate family-owned flooring businesses grow into some of the largest flooring companies in the state. After that experience he decided to move his family back to Arizona where he worked with Empire. The now industry expert soon realized something that was all too common in the flooring industry—it was all about the sale and everyone was a number rather than a person. There was no real personal touch myhyperlocalnews.com
in the entire industry. That’s when he realized his vision, and that vision became a mission. With a fantastic team of like-minded people, the mission soon became a reality and Healthy Home Flooring was born. Healthy Home Flooring revolutionized the flooring industry and forever changed the way floors were purchased. The goal was to create a memorable flooring experience that the customer would be proud to share with their family because, after all, Healthy Home Flooring makes the customer feel like family. Everything is about the customer, from getting to know them, finding their perfect product, and making them smile every step of the way. Real Estate
The Big Question: Should You Renovate or Move? 43% of homeowners with a mortgage rate over 4%, you may be able to do a cash-out refinance or buy a more expensive home without significantly increasing your monthly payment.
By Scott Gaertner, Associate Broker
T
he last 18 months changed what many buyers are looking for in a home. Recently, the American Institute of Architects released their AIA Home Design Trends Survey results for Q3 2021. The survey reveals the following: • 70% of respondents want more outdoor living space • 69% of respondents want a home office (48% wanted multiple offices) • 46% of respondents want a multi-function room/flexible space • 42% of respondents want an au pair/ in-law suite • 39% of respondents want an exercise room/yoga space If you’re a homeowner who wants to add any of the above, you have two options: renovate your current house or buy a home that already has the spaces you desire. The decision you make could be determined by factors like: 1. A possible desire to relocate. 2. The difference in the cost of a renovation versus a purchase. 3. Finding an existing home or designing a new home that has exactly what you want (versus trying to restructure the layout of your current house). In any case, you’ll need access to capital: the funds for the renovation or the down
FIRST STEP: DETERMINE THE AMOUNT OF EQUITY IN YOUR HOME If you are ready to either redesign your current house or find an existing or newly constructed home that has everything you want, you first need to determine how much equity you have in your current home. To do that, you’ll need two things: 1. The current mortgage balance on your home. 2. The current value of your home.
payment your next home would require. The great news is that the money you need probably already exists in your current home in the form of equity. HOME EQUITY IS SKYROCKETING The record-setting increases in home prices over the last two years dramatically improved homeowners’ equity. The graph above uses data from CoreLogic to show the average home equity gain in the first quarter of the previous nine years. Odeta Kushi, Deputy Chief Economist at First American, quantifies the amount of equity homeowners gained recently: “Remember U.S. households own nearly $35 trillion in owner-occupied real estate, just over $11 trillion in debt, and the remaining $24 trillion in equity. In inflation-adjusted terms, homeowners in Q2 had an average of $280,000 in equity – a historic high.” As a homeowner, the money you need to purchase the perfect home or renovate your current house may be right at your fingertips. However, waiting to make
myhyperlocalnews.com
your decision may increase the cost of tapping that equity. Most Scottsdale North homeowners have the means to renovate their home completely should they so choose. But with interest rates still at historic lows, and the stock market being bullish, you may not want to. If you decide to renovate, you could refinance (or take out an equity loan) to access the equity. If you choose to move instead and use your equity as a down payment, you might want to mortgage the remaining difference between the down payment and the cost of your next home. Waiting to leverage your equity will probably mean you’ll pay more to do so. Mortgage rates are forecasted to increase over the next year. According to the latest data from the Federal Housing Finance Agency (FHFA), almost 57% of current mortgage holders have a mortgage rate of 4% or below. If you’re one of those homeowners, you can keep your mortgage rate under 4% by doing it now. If you’re one of the
You can probably find the mortgage balance on your monthly mortgage statement. To find the current market value of your house, you can pay several hundreds of dollars for an appraisal, or you can contact a local real estate professional who will be able to present to you, at no charge, a professional equity assessment report. BOTTOM LINE If the past 18 months have refocused your thoughts on what you want from your house, now may be the time to either renovate or make a move to the perfect home. If you are wondering how much equity you have in your home, we can help. Just let us know, and we can prepare a free noobligation Professional Equity Assessment Report. Celebrating a Successful First Quarter at CCUSD
By Cort Monroe, Ed.D., CCUSD Superintendent
N
ovember is a time when we all pause, gather, and give thanks. At CCUSD, we are thankful for our employees, students, parents and caregivers, and community. We thought we’d highlight some of the amazing and unique things happening in our schools for the first quarter of the 2021-2022 school year. BLACK MOUNTAIN ELEMENTARY SCHOOL: One of the most popular events of the year at Black Mountain takes place every September when the students come together to celebrate all first responders during Patriot Day (9/11). This year, the students lined the sidewalks surrounding BMES with flags and signs as first responders traveled through the parking lots in a wonderful parade filled with flashing lights. Black Mountain is excited for the wonderful opportunity to thank even more heroes during the annual Veterans Day Walk of Honor on November 10. DESERT SUN ACADEMY: This year Desert
Sun Academy is doing “Standards Showcases” where teachers invite families into the classroom after school each quarter and the students describe a project or recent learning they completed. These opportunities for students to showcase their work leads to students who are diligent and take pride in their work. Families have really enjoyed these extra opportunities to see their child’s learning and get to see their child take on leadership skills as well.
Lone Mountain Elementary School has been busy supporting the school and local community this quarter. The students sponsored a food drive for the Foothills Food Bank and brought in over 650 pounds of food. On campus, they have started a recycling initiative, built, and painted a lending library for the front of the school, and have posted inspirational messages around the school to encourage their peers.
DESERT WILLOW ELEMENTARY SCHOOL: Desert Willow was able to start more before and after school clubs this year. Students were thrilled to join Choir, Mileage Club, and Cross Country clubs, to name a few. Spirit weeks for Hispanic Heritage Month and Cactus Shadows homecoming were enthusiastically supported by the staff and students alike at DWES. In addition, Desert Willow hosted a visit from the Embassy of Spain to renew their designation as the only International Spanish Academy in Arizona!
HORSESHOE TRAILS ELEMENTARY SCHOOL: The first quarter at Horseshoe Trails was a smashing success! Literacy and math stations have been in full swing since September for all grade levels; students are loving their new computer science curriculum that’s being offered as an Encore class; and Mandarin is being taught to all students in preschool through 6th grade. The PTO has been amazing at organizing different team building events for the school that also supports local businesses in downtown Cave Creek.
CACTUS SHADOWS HIGH SCHOOL: CSHS Student Council put in a tremendous amount of hard work making sure the week was one to remember for the students! The home volleyball games were filled with students dressed in their spirit wear. The feast and fireworks, enjoyed by both staff and students, started out with a dodgeball tournament that had over 16 teams participate. The homecoming football game was one of the most attended games. The week concluded with the outdoor Paint Party Dance that 1,092 students attended, which is close to being the most attended homecoming dances in the history of Cactus Shadows.

Their girls and boys cross country teams were also successful, and the cross country championships were recently held at Sonoran Trails. In addition, they have 11 clubs currently meeting every week.

Solar Costs Rising for the First Time in a Decade! But There’s Still Time to Lock In Maximum Savings!
By Erick O’Donnell
I
n times of turmoil and uncertainty, everything can feel as if it’s going either too fast or too slow. We appear to be going through one of those hectic times, with the world rushing toward a carbon-free energy revolution while simultaneously struggling to deliver the equipment needed to make the revolution work. Snarled supply chains are threatening to jack up the cost of residential solar power at a moment when the worldwide push for green energy has never been fiercer—and when the practical benefits of renewable, dependable power have never been clearer. Technological innovation and scaled-up production steadily pushed down prices for photovoltaic cells (the main component of solar panels) over the past decade to unprecedented lows, but events are conspiring to push back. Supply-chain slowdowns have driven significant and sustained increases in prices for PV equipment for the first time since Wood Mackenzie started crunching the data in 2014, the energy analyst said earlier this year in a report published in conjunction with the Solar Energy Industries Association. Data from the second quarter of 2021 show a spike in year-over-year equipment costs for all system types (including residential), and the researchers foresee consequences for customers early next year if transport snarls aren’t straightened out soon. As it is, these slowdowns are already driving up costs for raw materials used in panel manufacturing, such as mono-polysilicon and silver, and increased costs for panels are expected to follow. And that’s not the only raincloud on the horizon. After rising at a steadily increasing rate, home energy prices are set to keep climbing through the rest of the year and throughout 2022 at about a 3.4-percent annual rate, according to a recent projection by the U.S. Energy Information
Administration. Financing costs, which track mortgage rates, are expected to rise from their current rate of 1.99 percent APR beginning sometime next year. Here’s the good news: it’s not too late to take full advantage of the still historically low cost of equipment and financing and secure a great deal on your own personal power plant. Depending on how soon your system is installed, you could even secure your 26 percent federal tax credit in time to use it early next year. A solar system offers even more financial benefits to your household. As a long-term money-saving asset, a PV array is likely to increase the value of your home, according to the U.S. Department of Energy. Our projections show that the average solar customer can expect to save an estimated $50,000 to $100,000 over a 25-year period. Our customer testimonials show that Sunsolar Solutions is focused on maximizing savings by harnessing the greatest amount of solar energy possible (and, along with it, the greatest tax savings possible). Another major advantage to going solar before the end of the year is that the system will have time to generate the credits needed to knock down next summer’s electricity costs. In the winter and spring months, solar systems in the Valley create a big surplus of power, which is turned into cash credits on the homeowner’s utility account. Those credits are used in the summer months to offset hot-weather usage. If you choose to start your project soon, the system will be installed in time to produce those essential credits. Even in an era of economic volatility, time can be on your side—that is, if you’re willing to act and leave unnecessary risks behind. Sunsolar Solutions is ready to provide the tools you need to take your energy future into your hands. Contact Sunsolar Solutions today at 623-562-9009 to have a design prepared for your home free of charge.
You may soon be limited from going solar! Act now before you are locked out! myhyperlocalnews.com

Five Tips for Transitioning into Retirement Renee A. Hanson, CFP®, ChFC®, CEP®, CDFA™, CFS®, BFA®, APMA®
R
etirement marks the end of a chapter in your career and the start of a new lifestyle. This unique transition can bring a myriad of emotions, most commonly ones of excitement and apprehension. If you’re pondering retiring in the next year or so, here are five tips to help you transition smoothly.
important as you shift into retirement. Prioritize eating healthy, sleeping well, staying fit and maintaining friendships in your new routine.
4
Evaluate your finances. Prior to retirement, you likely outlined how you will manage your cash flow. (If not, today is the day to put a plan in place.) As you enter retirement, review your expenses to ensure they’re aligned with your plan. It’s common to revise your spending and activities after experiencing the first few weeks away from your primary job, so it’s okay if you need to adjust how much you withdraw from your accounts each month. If you want to increase your spending, calculate what that means for your later retirement years, as you don’t want your savings to come up short. Consult a financial advisor for guidance on how to make your money last while living the lifestyle you desire.
1
Know the transition could take weeks – or months. You likely spent decades forming a routine around your work schedule. Establishing your new normal of volunteer work, an encore career or helping family will take time. If you are married, remember that your retired status may affect your spouse’s routine, too. Talk openly about how you’re feeling during the transition to keep your spouse in the loop.
2
Communicate your retirement plans with family members. Your parents, kids or other family members will likely be interested in how you intend to spend your retirement days. Will you be visiting the grandkids more often? Continuing to host family get-togethers? Planning to move or purchase a retirement home? As you share your plans, don’t forget to discuss your financial picture. The benefits of open communication are three-fold: it reassures your kids that you’re financially prepared; allows you to introduce or remind your family of your estate and legacy plans; and it establishes a safe space for both sides to discuss potentially challenging financial topics.
5
Reset your attitude. Retirement is not the ultimate finish line. Experiencing a lot of emotions is common but try to focus on what you’re excited about in this next chapter. And, remember you’re not alone. Talk to friends, family and professionals in your life for support along the way.

Venom: Let There Be Carnage
MOVIE REVIEWS No Time To Die
Titane A father reunites with his missing son after a series of murders grips the country. There’s no easy way to describe Titane without massively giving it away. A dark horror/comedy mixture, Titane is about desire, murder, deception, and how all of these don’t really mix. Which is ironic as, to me at least, they go together for a very skillfully crafted picture with nightmarish editing and visuals. It would be almost absurd if director Julia Ducournau didn’t just totally sell it, making you laugh but still cringe and be terrified. Watch at your own risk. Halloween Kills
which turn to anger, and spill out into disaster. Curtis is still great as always, but the supporting cast steals the show, all processing the situation in their own way. David Gordon Green shoots the film in a way that fits the hectic tone of the movie, getting nightmarish by the end, and it’s incredible. It’s a harsh movie that becomes tragic, entertaining but strangely still thoughtful.
NOVEMBER RELEASES November 5: • Eternals • Spencer (Limited) • The Beta Test (Limited) November 10: • Clifford The Big Red Dog
After a betrayal causes him to go off the grid, James Bond returns for a final mission against a dangerous new enemy. No Time To Die not only is the end of the Craig era of Bond, but it also feels like the curtain call of the type of blockbuster filmmaking it was born into. Compared to other films of its type today, the classical filmmaking that director Cary Fukunaga brings is refreshing and exciting, with the pacing, energy and lush color palette giving something for every 007 fan. Craig is arguably at his most invested in the role, looking relaxed but still has the edge to a character who has been doing this for 15 years. Supporting characters, new and old, are almost all great and bounce off him well, aside from, unfortunately, the main villain Safin. A thin motivation combined with a miscast Rami Malek can really put the movie to a hard stop. Other than that, though, it’s a great final chapter for the actor.
Eddie Brock and Venom’s relationship is tested as an infamous serial killer breaks out of prison and bonds with a new symbiote. Venom was a terrible studio-mandated movie, barely stitchedtogether in the edit bay and tonally confused as to whether it wants to be a sci-fi action movie or a buddy comedy movie. Let There Be Carnage is confident, a sort of distorted romcom that doesn’t overstay its welcome and is intentionally funny. Hardy’s chemistry with himself (he plays Brock and voices Venom) is the heart of the film, giving the movie a much-needed core that was missing in the first film. I also appreciate how director Andy Serkis, despite a limited background in helming action, does up the ante on the action scenes, particularly the more CG-focused fights. Unfortunately, the film is holstered by a miscast Woody Harrelson, in a performance that comes off as more adorable than terrifying. Still, the film is an improvement in almost every way from the first Venom movie.

Even though it’s past Halloween, horror fans might still want to tune into this movie. After Michael Myers escapes Laurie Strode’s trap, the town of Haddonfield rallies behind her to put an end to his rampage. It’s rare to see a studio film so unapologetically mean, but Halloween Kills earns it. A film all about Haddonfield’s rage, the supporting cast are all facing their fears,

“When we decided to sell the house, during Covid, we called Scott. He guided us through the entire process - telling us how
much we could get for the house, when the best time would be to sell the house, and what we needed to do to get the house in order. The market was a bit crazy and Scott waited for about 4 months until he was sure we would get what we needed. The listing presentation of our home turned out wonderful and we actually received $76,000 more than he promised. We also got all of the terms that we had hoped for. Our experience is that Scott and his team are completely committed to helping you hit all of your goals, and make it as painless as possible. - Karen & Ed W.
