In addition, JFCS was also honored for the seventh year with the Excellence in Giving Transparency Certificate, awarded to nonprofits that reveal challenges and successes they have experienced in reaching their goals, promoting a community that holds themselves to a higher standard of openness and accountability. JFCS was honored to earn its first-ever Platinum Seal of Transparency from GuideStar, the world’s largest nonprofit database this past spring. A chief reason for all the headline-making honors is the sheer number of quality programs offered through the organization on a daily basis including: INTEGRATED HEALTHCARE JFCS offers an integrated healthcare program where clients are treated by a collaborative team of therapists, clinicians, medical doctors, psychiatrists, nurse practitioners, and other healthcare professionals. The coordinated care efforts of this multidisciplinary team treat every aspect of a client’s well-being. TRANSITION TO ADULTHOOD In 2009, the Department of Child Safety reached out to JFCS in an effort to help children in foster care and group homes as they approached adulthood. In response, JFCS developed Transition to Adulthood, which helps young adults with career planning, college enrollment, housing, daily living skills, finance management and behavioral health issues.

COUNSELING & BEHAVIORAL HEALTH JFCS employs a staff of therapists, clinicians, psychiatrists, and nurse practitioners who serve more than 12,000 people across the Valley every year with the goal of helping people of all ages learn how to more effectively cope with life’s difficult circumstances. ADOLESCENT SUBSTANCE ABUSE Substance abuse among young teens is not uncommon and, just like any adult, recovering from it requires support. JFCS has developed an innovative treatment plan for teens age 12-17 and their families to help during this difficult time. SHELTER WITHOUT WALLS The Shelter Without Walls domestic violence program addresses the unmet needs of Maricopa County survivors of domestic violence and their children, who are residing outside of a shelter setting, and are struggling to attain and/or maintain safety and independence, whether or not still living with their abuser. OUTPATIENT MENTAL HEALTH SERVICES JFCS operates four outpatient clinics in Maricopa County. Services include individual, group and family therapy to address a number of mental health and substance use disorder issues. Clinicians are trained in trauma-informed approaches, motivational interviewing, cognitive therapies and person-centered therapeutic approaches that are solution focused. MEMORY CAFÉ Memory Café is a meeting place for those with changes in their thinking or memory, mild cognitive impairment due to Alzheimer’s disease or a related disorder, along with their care partners. BOARD OF SUPERVISORS APPROVES TENTATIVE FY 2020 BUDGET TAX RATE REMAINS FLAT; COUNTY INVESTS IN PEOPLE, PETS, AND PARKS WITH A NEW DECADE ON THE HORIZON, THE NATION’S FASTEST-GROWING COUNTY IS MAKING SMART INVESTMENTS TO FURTHER POSITION ITSELF AS AN ATTRACTIVE, LONGTERM HOME FOR FAMILIES AND BUSINESSES. The Board of Supervisors approved a tentative $2.57 billion budget for fiscal year 2020. “This fiscally responsible and sustainable budget keeps the tax rate steady for our residents while investing in the kinds of technology and infrastructure that works to serve citizens better,” said Board of Supervisors Chairman Bill Gates, District 3. “These investments include strengthening public safety, improving the voter experience, preserving and enhancing our open space, and utilizing technology and process improvement to save money and make our county
government more efficient while providing better service. I am grateful to my colleagues on the Board and to all departments for budgeting in a way that plans for, and protects, the future.” With the 2020 elections fast approaching, the budget reserves funding for updated elections equipment that is expected to increase the speed with which votes can be counted. Improved technology is one piece of a larger discussion about the future of elections in Maricopa County. “Making our elections the best they can be is a priority of every person on this Board,” said Vice Chairman Clint Hickman, District 4. “Modern, reliable equipment is essential for a county of our size so we can efficiently handle the potential record number of voters participating in our democracy in the 2020 elections and beyond.”

The budget also provides continued funding for the new jail intake facility, Southeast Regional Justice Center, Central Court building, and 225 Madison renovation project, which will turn an old jail into modern, usable office space. “I am proud to be part of the team that continues to pass budgets that protect our taxpayers while serving the needs of our ever-growing county population,” said Supervisor Jack Sellers, District 1. “This budget will assure the protection and well-being of our citizens. I’m pleased the tax rate won’t change nor is the county required to take on debt to fund operations.” At a time when many other counties are taxing as much as they are allowed by state law, Maricopa County’s tax levy is $140.5 million below the maximum. “We live in the most dynamic county in the United States where people tend to have a lower cost of living and pay less for government services than they do in other large metropolitan areas, while also having access to diverse job and recreational opportunities,” said Supervisor Steve Chucri, District

ZILLOW GROUP CELEBRATES ONE-YEAR ANNIVERSARY OF ZILLOW OFFERS
AND OPENS IT’S SOUTHWEST HUB IN SCOTTSDALE MOST OF YOU ARE ALREADY FAMILIAR WITH THE ZILLOW GROUP, WHICH HOUSES ONE OF THE LARGEST PORTFOLIOS OF REAL ESTATE BRANDS ON MOBILE AND WEB. What you may not know is this real estate behemoth also buys and sells homes through its subsidiary, Zillow Offers. As part of its one-year anniversary in the buy/sell market, Zillow announced the opening of its newest office in Scottsdale, which will act as the Southwest hub for Zillow Offers. “It’s been an incredible journey, and we’re just getting started,” said Zillow Brand President Jeremy Wacksman. “Since we launched a year ago, we have received more than 80,000 requests for offers, and have helped thousands of home sellers move into their new home on their own timeline, without the hassle and uncertainty of a traditional home sale. We
are transforming the way people buy and sell homes and bringing the magic and simplicity of e-commerce to real estate.”
Zillow Group expects to add 160 employees to the 25,000 square foot office by the end of this year. Job titles and categories include recruiters, corporate counsel, human resources, project coordinators, analysts, loan originations, business operations, and employee trainers. The jobs range from entry level to director, and a college education is not required for all roles. “Arizona wants to be the place where these technologies come to evolve and flourish,” said Arizona Governor Doug Ducey. “I thank Zillow Group for their investment in our state and look forward to growing our 21st-century economy together.” Scottsdale Mayor W.J. “Jim” Lane echoed a similar
sentiment, “Scottsdale is proud to welcome Zillow Offers to Old Town, a thriving business hub that has experienced tremendous growth for innovative technology companies due to their ability to attract and retain talent and operate in a favorable business environment.”
During the office ribbon cutting celebration, Zillow Group presented a check for $25,000 to U.S.VETS, the nation’s largest non-profit veteran services provider that offers transitional and permanent housing, counseling, employment assistance and case management to veterans and their families. The donation is made possible through Zillow Group’s Home Project, the company’s signature social impact initiative that aims to address challenges around housing insecurity by pledging up to $5 million in cash and in-kind contributions over five years to support vulnerable families.
YOU CAN NOW REGISTER YOUR SECURITY SYSTEM IN THE CAMEREYES REGISTRY THE CITY OF SCOTTSDALE POLICE DEPARTMENT AND NEIGHBORHOOD WATCH PROGRAM HAVE PARTNERED TO CREATE A NEW RESOURCE FOR CITIZENS TO ASSIST IN CRIME PREVENTION AND CRIME SOLVING EFFORTS. Citizens and businesses may voluntarily register their personal security camera systems in the CamerEyes registry. Registration is completely voluntary and can be withdrawn at any time. The Police Department will not have direct access to your cameras, nor are you obligated to provide video, if asked. CamerEyes is available to all
Scottsdale residents and businesses at no cost. Following a crime, police employees often go door-to-door to seek any cameras in the area. This process is time consuming and can delay the apprehension of the criminal at large. CamerEyes would allow law enforcement to sign into the confidential database to ascertain who has cameras in the area and volunteered to be contacted by our employees to obtain this vital information and move forward with their investigation in a timely manner. The process to register your
cameras is simple and only takes a few minutes to complete. You will be asked for some basic contact information and video retention time.
To register, go online to www.scottsdaleaz.gov/police/security-cameraregistration
What cameras can you register? Doorbell cameras, exterior cameras, and interior cameras that would potentially capture images of a person or vehicle outside your home could all be valuable to investigators. Once registered, only an approved (by the Assistant Chief) group of Police Department employees will have access to the database, as well as a limited group of IT staff for database management and maintenance.
KIWANIS CLUB OF CAREFREE AWARD $280,000 IN SCHOLARSHIPS THE KIWANIS CLUB OF CAREFREE HOSTED THE 2019 SCHOLARSHIP AWARDS PROGRAM ON MAY 15 AT THE FINE ARTS CENTER. Thirty-four local high school students were presented a total of $280,000 in various scholarships and merit awards generated from the Kiwanis Foundation including private donations channeled through the Foundation. These graduating students will be attending a wide scottsdalenorthnews.com
variety of colleges and universities across the United States. The thirty-four recipients were selected from 135 applications from four high schools after hundreds of intensive reviews by the Scholarship Committee, chaired by Janet Busbee. The Scholarship Awards program was led by Mike Poppenwimer, President of the Kiwanis Club of Carefree. Historically, over 250 scholarships, worth over 1.8 million dollars, have
been awarded by Kiwanis since 1986 to just local area students. This Awards Program follows the Kiwanis mission of “Serving the Children of our Community.” Tara Jackson, President of Arizona Town Hall, was the Keynote Speaker and gave a very inspirational speech to the Award recipients, describing how just one caring adult can change the trajectory of a child’s life. The Kiwanis Club thanks the local
community for their support of the Marketplace/Foundation through donations of gently used goods for resale, volunteering, and shopping at the Marketplace; without these efforts we would be unable to host this Scholarship Event. Last year, the Kiwanis Marketplace booked over 1.1 million dollars in sales and returned 68 percent of that into the local community. Kiwanis intends to continue to make a significant contribution to the children of the community.

CROWN REALTY & DEVELOPMENT SELECTS CUSHMAN & WAKEFIELD TO BROKER
FIRST PHASE OF CITY NORTH’S MULTIFAMILY RESIDENTIAL COMPONENT CROWN REALTY & DEVELOPMENT CORPORATION IS PROUD TO ANNOUNCE THAT CUSHMAN & WAKEFIELD EXECUTIVE MANAGING DIRECTORS DAVID FOGLER AND STEVEN NICOLUZAKIS WILL SERVE AS THE BROKERS TO MARKET THE FIRST PHASE OF CITY NORTH’S MULTIFAMILY RESIDENTIAL COMPONENT. Cushman & Wakefield will be overseeing the marketing efforts for the first phase’s 250 multifamily residential units. Crown plans to identify a developer and start construction on the first 250 multifamily residential units by the end of this year. In January, Crown acquired the nearly 100-acre City North property that surrounds the existing High Street retail, office and residential community. The land had been the subject of litigation for nearly a decade and has been valued by the
bankruptcy court for $121 million. Crown, which has developed the Omni Montelucia Resort and spearheaded the redevelopment of Mountain Shadows in Paradise Valley, plans to develop what will essentially be a new city and second urban node for Phoenix with City North. An offering memorandum is currently being sent to prospective multi-family developers. The 250 multifamily residential units developed in this first phase sit on four acres. City North’s entire multifamily residential component will consist of 2600 units and will comprise 32 acres of the City North development. “We are building the ultimate ‘live, work and play’ environment at City North,” said Rick Carpinelli, Senior Vice President of Acquisition and Development at Crown. “This is one of the best pieces of real estate
in the western United States and all residential units will be wellintegrated with nearby amenities such as restaurants, entertainment offerings and fitness centers at High Street and Desert Ridge Marketplace.”
Fogler and Nicoluzakis are two of the most well-known specialists of acquisition, disposition and sales of multifamily properties and land in Arizona. Combined, they have achieved total sales of over 50,000 units with a value in excess of $5 billion.
SCOTTSDALE ENCOURAGES RESIDENTS TO DIRECT DOLLARS TO SOCIAL SERVICE AGENCIES A RECENT STREET COUNT IN METROPOLITAN PHOENIX SHOWS A CONTINUED RISE IN HOMELESSNESS – A 22 PERCENT INCREASE OVER LAST YEAR. Along with that, the public has seen various activities that may be related to homelessness rise, including sleeping in public places, littering and panhandling.
The city also discourages panhandling (which is not illegal) because of the safety hazards associated with it. Panhandlers may distract drivers or obstruct views, and put themselves at risk alongside busy roadways.
City staff are working to direct those in need to appropriate resources while accommodating citizens’ concerns about excessive panhandling and related issues.
In addition to the temporary signs, which will be moved as needed to areas where panhandling is prevalent, city staff are distributing community resource cards to people experiencing homelessness and helping those individuals with access to social workers and job training specialists.
The most visible sign of that work will hit city streets this week, when temporary signs will be placed at “high volume” panhandling intersections in Scottsdale. The signs encourage the public to donate to social service agencies rather than giving to individuals asking for money.
The city has developed a resource page for residents and others seeking more information about this challenging topic. Visit ScottsdaleAZ.gov and search “panhandling” to find links to social service agencies and programs along with legal information relating to homelessness and panhandling.
While handing money to someone may feel good in the moment, donating dollars instead to social service agencies that help those in need is a more effective way to address the root causes of homelessness and panhandling.
The city remains a committed partner, working with state and federal governments, nonprofit organizations, faith communities, and compassionate, committed citizens to improve the lives of those in these difficult situations.

APRIL SALE SURGE SHRINKS SUPPLY EVEN LOWER By Scott Gaertner
T
he number of existing homes sold in Scottsdale North reached the highest level since June, driving inventory further down and keeping the seller’s market solidly in place. The 49 homes sold in April was up 51.1 percent from March and was just under 1 percent higher than last April. Terravita and The Boulders led the increase in sales, but sales were good anywhere there was actually something to sell. Inventory inched up in a couple of communities but fell overall to the lowest level since last July. Terravita and Winfield haven’t been this low in any month going back to at least late 2016. Summer sales are typically slow enough that we take any homes that didn’t sell off the market at the end of June to wait for the more productive days of October. With the pent-up demand created by low inventory, we will be looking hard at that strategy this year. Sales prices were a mixed bag, but price per square foot rose across all communities year-overyear. Nationally, existing home sales fell 4.9 percent in March, the most recent month analyzed, compared to last March. The median price across the country was $259,400 in March, up 3.8 percent year-overyear—the 85th month in a row of increases.

HOME INSPECTION WOES: HOW TO IMPROVE THE PROCESS By Scott Gaertner
T
he total number of Scottsdale North sales cancellations in the last year or so is quite low. But, as a percentage, sales cancellations are up notably. This is a fairly recent, but naggingly persistent, trend. Overall, we are still in a seller’s market, but buyers seem to be pushing back a bit. One of the ways this resistance manifests itself is in the form of copious inspection requests. As I alluded in this month’s article on the April Sales surge, a large part of the buyers’ frustration is the limited amount of inventory we are experiencing. There are just not enough homes on the market for buyers to choose from. “WHERE IS THAT HOME I SAW ON HGTV?!” Because of this shortage of homes on the market, the mindset seems to be, “I can’t find the home I really want, so I’ll settle for this one. But it had better be perfect!” When sellers oppose what they feel are either petty requests or renegotiations during the inspection phase, we get higher cancellation rates…and that isn’t good for anyone.
• Get a Pre-Listing Inspection. The first and easiest solution is to get a home inspection before you sell. It will likely cost you around $500, but it could be the best money you spend. It can save you thousands of dollars and millions of gray hairs. Buyers think everything costs thousands to repair when it can really be just pennies. Fix it first! In fact, we think this step is important enough that we have started paying for our sellers’ pre-inspection costs. • Know they are going to find things wrong. Finding things wrong with the home is the inspector’s job. They will find things. Even if you are the best home maintainer in the world, the inspector will find things that need repair. Expect it, accept it, and get over it. • Keep the emotions out of it. Even if you are selling your personal home, a home sale is still a business transaction. Try to keep it that way and don’t let it get personal. And remember that this can be an emotional process for the buyer, too.
• Hire a great agent. When you get the buyer’s inspection requests, a great agent will help you understand what is important and what isn’t. They will pick up the phone and negotiate for you. Text messages are the norm and they are easily misconstrued. A great agent will also carefully shield you from potentially hurtful or incendiary comments that you should never see. We consistently see agents that carelessly forward their client’s emails containing remarks that can easily be interpreted as offensive. That should never happen. Your agent’s job is to keep things positive and professional, even during the most contentious transactions. UPGRADED FEATURES BUYERS WANT We are studying some new trends in the market that help us understand what buyers really want to see in terms of upgraded home features. I was very surprised by the results – and after 30 years in the real estate business, I am not the easiest guy to surprise in this arena!
Based on what home buyers are saying, we have found some great ways to update your home and get it sold faster and for more money than you paid to update it. We don’t have the space to do the subject justice in this article, so if you want to learn more, keep reading this newspaper. You can also subscribe to our monthly market update email, which has even more details and information. We see the effects of this frustration as the sellers’ agents. Two of our sellers recently had buyers that canceled their purchase on a seller’s home during the inspection phase, only to come back again weeks later to make another offer on the home! I imagine that those buyers tried very hard not to come back to us and accept our seller’s terms. And if there had been anything else available, I am confident they would have purchased it. IMPROVE THE HOME INSPECTION PROCESS BEFORE SELLING There are things you and your agent can do to reduce the chances of this scenario happening to you when you sell. scottsdalenorthnews.com

COVER STORY SCOTTSDALE BUSINESS LEADER BUILDING A FAMILY LEGACY WITH LAND
BROOKS REALTY & ADVISORY GROUP
LAUNCHES THE ESTATES T
his summer, Brooks Realty & Advisory Group (BRAG) will unveil “The Estates” in northern Arizona.
“The Estates are 10-acre Ponderosa pine-covered forest properties adjacent to Forest Highlands Golf Club and the Coconino National Forest just south of Flagstaff,” says Benjamin “Tres” Brooks III, who founded BRAG in Scottsdale in 1996. Overall, there will be 16 estate parcels – each 10 acres – available in the gated community, with access to the estate properties permitted only through Forest Highlands’ 24-hour guard gatedentrance, off Highway 89A. All of the 10-acre estates will have underground electric, phone and internet, along with natural gas. Water will be provided by individual wells as the development lies over a tremendous aquifer with abundant water, the same source that all of Forest Highlands’ wells use for their water supply. “Individual wells also offer much more water-rights flexibility, independent water freedoms and less ongoing water expenses for very large grass areas, ponds, fountains, swimming pools, and so on,” says Tres. “In addition, special memberships to Forest Highlands Golf Club are available, providing

owners with access to Forest Highlands’ two championship golf courses, two clubhouses with dining and an array of other fine amenities.”
“
Getting to help build on the legacy that my father started and continue making this dream he had when he was barely out of high school a reality has me emotional and proud.
”
Brooks believes these 10-acre forest estates will truly become family legacy estate properties.
And speaking of family legacies, the Brooks family has built a very special one – one that is celebrating its 50th anniversary in 2019. This month, we are proud to share their journey.
THE INITIAL DREAM Benjamin “Ben” Brooks II – Tres’ father – was born in Escondido, Calif. in 1940. He didn’t attend college, but was determined to build something special with his life. Street smart and motivated, he worked at a gas station in his early years as he saved and planned for the future. In his early 20s, he married his wife Donna and welcomed his first child, Tres. By 1964, Ben knew what he would make his life’s work, and where he would make it.
BEN AND TRES BROOKS IN THE EARLY 2000S
“He saw Arizona not as the Wild Wild West, but as the land of plenty when it came to rich, very special land,” says Tres. “He wanted to build a legacy by

helping to develop this land for families just like ours. He saw land as something that could be passed down in families over several generations.” Armed with Donna, Tres still in diapers and this dream, Ben moved to Arizona and earned his real estate license and then getting valuable experience on the residential sales side of the industry while studying up on land ownership opportunities. “From what I am told, those were awfully lean years for the family,’ says Tres, who welcomed a sister, Julie, in 1966. “Looking back, I still marvel at the fortitude and determination it took from both my parents to persevere through it.” TURNING DREAM INTO REALITY By 1969, Ben was ready to make his first move toward his dream, founding Ben Brooks & Associates. “There was just one problem,” says Tres. “In the late 1960s and into the 1970s, the land development industry in Arizona was riddled with some pretty bad guys. So bad, in fact, my dad pulled himself out and went back to more traditional real estate while these legitimate felons were apprehended and punished by law.” Over the next 15 years, Ben made quite a name for himself in the Arizona real estate scene, growing Ben Brooks & Associates to six offices statewide, including an iconic location on 44th and Camelback that still stands today as a Schmidt Jewelers. During this time, a young Tres set his sights on one day working with his father, going so far as to earn his real estate license while still in high school. “But, my parents were pretty adamant that I attend and graduate college before anything else. They wanted me to be the first in our family to do so,” says Tres, who graduated The University of Arizona in 1985 just as his father re-committed himself to land development and investment. “I couldn’t believe how the stars aligned on that timing, but they just did.” scottsdalenorthnews.com
COVER STORY MAKING IT A FAMILY AFFAIR Diploma in hand, Tres earned an entry-level job from his father. “I started doing sales for a land project he had near Show Low called The Ranch,” says Tres, who fell in love with the ‘cowboy’ lifestyle and adopted his now-trademark black cowboy hat, red shirt and boots not long after.
The funniest part of the story is that within a year of BRAG launching – to great fanfare and immediate success – Ben earned the biggest land deal the Southwest had ever seen: the chance to develop 130,000 acres near Lake Havasu City and Kingman. “Though I was humming along with my own business, he knew I was the person for this job, which required me to actually move to Lake Havasu for a spell to commit to it fully,” says Tres. “I moved up there in 1997 and was told by every prognosticator and industry ‘expert’ it would take 10 years to sell all the land. I did it in less than seven, moving back to Scottsdale in 2003.” And that is just one of Tres’ landmark projects. Both Ben and Tres, in fact, took on a who’s who of massively successful ventures from Arizona to Wyoming to New Mexico. Tres even starred in television commercials for some of the ranches, all in his cowboy attire and often on a horse!
TRES BROOKS
TRAGEDY AND TRIUMPH “And then the unthinkable happened,” says Tres. “My father was involved in a motorcycle accident and lost his life in 2007, just as the real estate crash began as well.”
Tres worked his way up, earning his broker’s license at just 24.
The next 10 years would be filled with the highest of highs – Tres is now married with three children himself – and lowest of lows, notably keeping a real estate business afloat during the all-time worst period in the industry’s history.
“Then things got…interesting. My dad pushed me to go out on my own,” says Tres, who at the time was flabbergasted at even the thought of not working together. “So, in 1996 I founded BRAG, focused on developing land with a group of my own investors.”
By 2017, 10 years after losing his father, things were on the upswing for Tres professionally again. So much so, when he was up at his family’s vacation home in Forest Highlands and learned about land coming available for development nearby, he jumped at the chance to head the project.
TRES AND HIS FAMILY
Fast-forward to this summer; this land is none other than The Estates. Beyond believing these 10-acre estates will truly become a legacy for families for several generations, the project will mark the Brooks family’s purchase and development of nearly one millions acres of land in the western United States. “Talk about full circle,” says Tres. “Getting to help build on the legacy that my father started and continue making this dream he had when he was barely out of high school a reality has me emotional and proud.” For more information on the Brooks family, The Estates or any of its current ranch properties across the country, visit www.brooksland.com.

How To Sell A Scottsdale North House That Didn’t Sell How to Be a Smart Home Buyer in a Seller’s Market
B
uying a home for the first time in some U.S. markets Phoenix is becoming increasingly challenging. In competitive housing markets, the supply of available homes is tight, which means sellers often have the upper hand and home prices are rising above what is typically considered their fair value. If you are contending with a seller’s market, here are four tips to help avoid overpaying for your first home: Tip #1 – Do your homework. Before you are ready to become a homebuyer, study the market. Check out the neighborhoods you like and attend open houses. Get a feel for what’s currently available and price ranges for various types of homes. Pay attention to the cost your list of must haves – whether it’s a finished deck, a certain type of hardware or hardwood floors throughout. Getting every item on your list may not be realistic for your price range, so be prepared to re-evaluate after seeing a few options.
Tip #3 – FinD a repuTable realTor. Look for a quality realtor who can help you feel confident throughout the process. A good realtor should take the time to truly understand what you are looking for in a home, the neighborhoods you prefer and your price range. He or she should also be familiar with the current state of the housing market where you want to live and suggest strategies to make your offer attractive. Tip #4 – FinD wayS To appeal To SellerS. To keep the price within your reach, consider ways to sweeten your offer. This could include agreeing to a faster closing period, offering to pay closing costs, or, if you are able, making a cash purchase (no mortgage process required). Even writing a letter to the sellers detailing why you want the home could make your offer stand out. As you prepare to purchase a home, consult with your financial advisor as well. He or she can help you plan the financial side of your home buying strategy so you can make a reasonable offer with confidence that doing so is aligned with your other financial goals.
Tip #2 – SeT a buDgeT anD STick wiTh iT. It can be tempting to go over budget in a highly competitive market. However, doing so can have ripple effects on your cash flow. Be realistic about the price range that works for Renee A. Hanson, CFP®, ChFC®, CEP®, CDFATM, CFS®, you. North Valley - If your home has just come off the market and hasn’t sold, don’t be discouraged. The reason your home did not sell may have nothing to do with your home or the market. In reality, your home may have been one of the more desirable properties for sale. So Why Didn’t Your Home Sell? Last year many of the homes listed for sale never sold at all, and many sellers found that there was a tremendous amount a homeowner needed to be educated on to sell their home for top dollar in the shortest time period. Don’t risk making the wrong choices and losing both time and money on
your investment. Before you hire a realtor, know the right questions to ask to save you time and money. HI, MY NAME IS...
PROFILE ON LOCAL ENTREPRENEUR: MY COMPANY & TITLE IS…. I am the President of Foods 2000, Inc., which owns and operates more than 45 Subway Restaurants across Arizona. A TYPICAL DAY IN MY LIFE INCLUDES… There is no typical day – that’s the beauty of my job. I might be creating a spreadsheet and making subs one day; then the next day, giving away bicycles and treating an elementary class to a Subway lunch. MY FAVORITE THING ABOUT LIVING/ WORKING IN THE SCOTTSDALE AREA IS… What is there not to love?! There are so many great things here. I’d say the perfect weather and the fantastic food are at the top of the list for me. MY FAVORITE MOVIE I COULD NEVER GET TIRED OF WATCHING AND WHY... I love psychological thrillers and dramas, but I don’t like to watch a movie twice. My family makes fun of me because no matter how good the movie is, if I have already seen it, I lose interest and usually fall asleep! MY FAMILY… Is what keeps things in perspective for me. THE BUSINESS LESSON I LEARNED THE HARD WAY IS… Don’t try and sell someone on the job; they might just take it. In fact, I now try to “talk people out of the job.” If they still want it after an interview with me, they might just be the right person for the gig. ONE THING I CANNOT LIVE WITHOUT… People. Even though relationships are very messy, people and relationships are what keep me going. I could never be a monk.
ADVERTISE WITH THE NORTH VALLEY’S
LARGEST LOCAL NEWS SOURCE!
WHEN I WAS YOUNGER, I WANTED TO BE… A police officer or psychologist. I have three teenagers so you might say I do a little of both now! THE SONG I WOULD SING AT KARAOKE NIGHT IS... I wouldn’t. I know my strengths and my weaknesses, and singing is definitely not one of my strengths. THE ONE PERSON WHO MOTIVATES ME IS… So many people motivate me – my team, my kids, friends, colleagues, but I think the person that motivates me more than anyone else is my wife. She sees the good in everyone and motivates me to be a better person every day. THE LAST THING THAT MADE ME LAUGH OUT LOUD WAS… An unexpected text from my wife.
THE ACTOR I WOULD WANT TO PLAY ME IN A MOVIE OF MY LIFE IS... I’m thinking a younger Vince Vaughn.
MY FIRST JOB WAS… Slinging frozen yogurt.
MY DREAM VACATION WOULD BE TO… I’ve been fortunate enough to travel to several continents, but I’ve never been to Australia. I think I’d like to go there. Regardless of where, the perfect vacation would include my family, great food and drinks, and a cigar in hand.
MY LIFE… Is better because of the people in it. It’s all about relationships. Whether at home or work, it’s better because of the people in it. I’M CURRENTLY WORKING ON… Growing our Company – that means we need more talented team members to join our ranks. I never want our Company to outgrow our talent.

The Phoenician Resort:
PHOENIX’S CROWN JEWEL OF SUMMER LUXURY
By Molly Cerreta Smith
T
here’s no doubt that the valley reigns supreme when it comes to our breadth of summer staycation offerings for locals and visitors alike. And if that’s the case, The Phoenician Resort, with its recent remodel and endless summer activities and specials, is the crown jewel of summer staycations. While steeped in grandeur today, the Phoenician’s roots are quite modest. It started out as the Jokake Inn in the early 1900s, and today the Inn remains on the grounds, serving as a symbol of Old Southwest hospitality. The idea for luxury came knocking in mid 1980s with Charles Keating’s vision of building a multi-million dollar resort inspired by the “elegance and sophistication of Europe.” Each detail of the resort was considered to ensure that The Phoenician truly was, and remains today, the finest in resort lifestyle. In 1996, the property’s Canyon Suites were added, serving as the state’s only boutique hotel within a resort, featuring 60-plus rooms and ultraexclusive services such as a private infinity pool and a chauffeur-driven luxury car available. More recently, The Phoenician boasts the results of its latest renovation that completely transformed the entire property, giving it a more modern take on luxury. Renovations touched every aspect of the grounds, including all 585 guestrooms, common areas, pools, main lobby, retail corridor, golf course, a new spa, athletic club and restaurants. Opened in March of last year, The Phoenician Spa is a three-story complex boasting a rooftop pool and 24 treatment rooms including a couple’s VIP
suite as well as a Drybar, full-service nail salon, fitness center and personal training gym.
In addition to some of its signature restaurants such as J&G Steakhouse, the AAA Five Diamond resort also welcomed a variety of fresh dining concepts including Mowry and Cotton, a contemporary Modern American restaurant. And the all-new Phoenician Golf Course and Athletic Club boasts an 18-hole course redesigned by famed architect Phil Smith and a two full stories of fitness options including seven tennis courts, two basketball courts and a pickleball court as well as an activity/rec center, refreshment center, retail options and a “family room” with video games, shuffleboard and more. Some of the property’s more traditional offerings remain, including the ever-popular Afternoon Tea at the Phoenician. Exquisite noshing during this event includes three-courses — finger sandwiches, scones with traditional English offerings including lemon curd, Devonshire cream and strawberry preserves, and finally a decadent and delightful selection of pastries and desserts — complemented by guests’ selection of tea and champagne. Ladies of all ages don their finest (including an optional fascinator, perhaps?) for this classic afternoon tea, which was recently given an after-dark makeover with the launch of Champagne Saturdays. From 7:00 p.m. to 8:30 p.m. each Saturday night, the event includes choice of champagne tiers along with an Artisanal Cheese Board Starter with domestic and imported cheeses, vine-ripened fruits, fig jam, smoked Arizona honey lavosh and crusty breads; Cold Canapes such as Ahi tuna and Thai chile crisp, macadamia-crusted goat cheese with raspberry conserve, and tomato,
mozzarella and basil crisp; and Warm Canapes like French onion boule, brandied peach and brie en croute, spinach and artichoke tortilla crisp, mini beef wellington with tarragon aioli, and coconut-breaded lobster tail with Thai sauce. The Dessert selections resemble those of Afternoon Tea and include Scottish shortbread, chocolate-dipped strawberries, dark chocolate truffles and fruit tartlets. With certainly no shortage of ways for guests to wine and dine their way through a summer staycation, The Phoenician also recently rolled out its seasonal “Summer Culinary Countdown,” with options such as a $45 three-course menu at J&G Steakhouse with a half-priced bottle of select wine; $35 menu for Afternoon Tea; and the “Bottle and Board” menu at Mowry & Cotton for just $25. The Phoenician pools are clearly a “hot spot” in which to chill out this summer, and the resort’s Fire and Ice theme ignites here with games, music, fire displays, performances, and complimentary offerings from The Phoenician’s Chill Squad. Truly a resort for the whole family, the resort’s Funician Kids Club offers a multitude of ways to entertain the little ones while Mom and Dad enjoy dinner at one of the property’s restaurants. The Night Owls program runs nightly from 5:00 p.m. to 9:00 p.m. and is complimentary for two children per family for guests as well as those paying a resort fee and dining on-property. Summer fun isn’t just for kids, though! Adults are encouraged to spa their stress away this summer with specials at The Phoenician Spa; and golfers can enjoy special rates on early tee times before 11:00 a.m. For details, summer staycation pricing and more, visit www.thephoenician.com.
