Help Scottsdale’s Most Vulnerable Residents Beat the Heat This Summer

By Ethan Kispert EVERY SUMMER, THE CITY OF SCOTTSDALE BRINGS RELIEF TO LOW INCOME, HOMEBOUND AND ISOLATED SENIORS THROUGH ITS BEAT THE HEAT PROGRAM. Like in years past, the city is reaching out to local community members to help it continue to support some of Scottsdale’s most vulnerable residents.

“We just want to make sure that they’re healthy and that they have enough items for the summertime,” says Anya Wright, a human services representative at the Via Linda Senior Center.

To help, locals can donate a range of items.

ACCEPTED ITEMS: • Reusable water bottles • Drinks (bottled water, Ensure/Boost regular and sugar-free, Gatorade, Propel) • Nutritional supplements • Healthy store-bought snacks that are individually wrapped (pretzels, raisins, crackers, trail mix, protein bars) • Ice packs • Toilet paper • Tissue • Paper towels • Shampoo

• Conditioner • Bodywash • Toothbrushes • Toothpaste • Soap • Hand sanitizer • Small fans • Chapstick • Deodorant • Lotion • Sunscreen • Book of forever stamps • $35 Fry’s gift cards Any senior who enrolls in the program will be visited by the city’s human services staff that will provide them with a care package. Each package will consist of a reusable bag, drinks, snacks, toiletries, note pads, pens, a book of stamps, and a $35 Fry’s gift card.

Staff with the City of Scottsdale will coordinate getting the donations to whoever needs them and assisting them with other needs that may arise.

“Your donation will truly make a difference that has a lasting impact,” says Jennifer Murphy, a human services supervisor with the City of Scottsdale. “Items donated are delivered by caring staff that complete

a brief assessment to determine any additional needs. The smiles of appreciation from our senior participants are priceless.”

Anyone who wishes to come and drop a donation off can go to the Via Linda Senior Center, located at 10440 E. Via Linda.

The drop-off center will be open Monday through Friday from 8 a.m. to 4 p.m. and items will be accepted through May 28.

The group is also accepting monetary donations, which they note is the most

helpful. Checks can be made payable to Scottsdale Community Partners at the address of 7700 E. Roosevelt St., Scottsdale, AZ 85257. You can also donate online at scottsdalecommunitypartners. org/donate.

The first episode of Veterans AZ was launched on a very special day: March 29, which is National Vietnam War Veterans Day, established in 2012 as the one day each year that we specifically honor and thank veterans who served in the longest conflict in U.S. history. Vietnam veterans comprise the largest living group of veterans in the nation, men and women who sacrificed and served with honor, but rarely received a “welcome home.”

This episode of Veterans AZ features a conversation with Mike Burns, a Scottsdale resident who, in 1965, was in charge of 200 young Marines in the unfamiliar territory of South Vietnam. Also featured is Tom Kirk, Unites States Air Force, a resident of Anthem, who flew 67 combat missions over Vietnam until the fateful day when he was shot down, beginning more than five years as a prisoner of war in the infamous Hanoi Hilton. A vignette is included that tells the story of Jay Vargas, from Winslow, who earned the Congressional Medal of Honor for his actions above and beyond the call of duty leading his Marine regiment in Vietnam.

Veterans AZ is produced as part of the Scottsdale Veterans Advisory Commission’s efforts to increase communication and awareness about veterans, their

City News Scottsdale North’s Friends of the Scenic Drive are in Need of Community Support

By Ethan Kispert THE GREATER PINNACLE PEAK ASSOCIATION (GPPA), MORE COMMONLY KNOWN AS FRIENDS OF THE SCENIC DRIVE, AIMS TO KEEP THE TOWN OF SCOTTSDALE AS CHARMING AS THE DAY IT WAS FOUNDED. Problems have arisen, however, as the organization is starting to run low on both the funds and manpower needed to continue their efforts.

The goal behind Friends of the Scenic Drive is to help maintain the natural beauty that Scottsdale has to offer.

Cleaning up the section of Scottsdale Road, between Happy Valley Road and Carefree Highway, is part of that goal.

John Culp, who is on the nonprofit’s board of directors, stresses how important volunteering is to their mission.

“Right now, the efforts are pretty much focused on picking up trash on the roads in support of Scottsdale,” Culp explains.

Maintaining Scottsdale’s natural beauty is no small undertaking. For Friends of the Scenic Drive, gathering as much financial support as possible will help ensure that they can continue to do what they love while getting the community involved.

Les Conklin, who started Friends of the Scenic Drive in 1996 and is the current president of the nonprofit, wants the money to go toward touching up the area so that it blends better with the scenery around it.

“One of the things we tried to get in the past was to get the street signs’ colors changed,” Conklin says.

Since brown is a common color throughout Arizona’s landscape, he believes that many aspects of Scottsdale should match. “We’d like to see the backs of signs painted brown as well,” he adds.

City News Newcomers Club of Scottsdale Continues to Welcome New Local Residents

By Ethan Kispert NEW TO SCOTTSDALE AND LOOKING FOR SOME FUN THINGS TO DO? Want to meet new people? Explore the area? Then the Newcomers Club of Scottsdale may be just the place for you.

The club aims to bring people together in fun and unique ways. “The club creates opportunities for members to meet, make friends, and participate in a variety of activities,” says Nicole Abbott, who was one of the previous presidents of the club. “We have an active men’s group as well as a singles group.”

Laura Nunnelley, who is the current president, explains that the club has a little something for everyone.

“The activities range from games such as cards and Mahjong, book club, film club, happy hours, dinners, and wine tasting,” Nunnelley says. “We also offer physical activities, such as hiking, biking, golf, and a walking group.”

The club also offers tours visiting a wide range of places.

“We have organized visits to various points of interest such as the Southwest Wildlife Conservation Center, the USS Arizona Memorial, and the Cosanti studio,” Abbott says.

Ever since the club was named back in October 1999, helping the community and giving back is something that all the members hold very close to their hearts. “Community outreach is very important to the club,” she says. “We volunteer at various nonprofits once a month and donate to local charities.”

Access to the club isn’t just limited to newcomers. Anyone who lives in the greater Phoenix area (including part-time residents) can join. New members will get acquainted with the club and learn about what all they have to offer.

“The first thing the club does is invite the new members to

an informational coffee,” Nunnelley says. “The coffee introduces the club, gives information about all the upcoming activities, and explains how to maneuver our website.”

Spouses or partners are also welcomed to join any regular member as well.

Upscale Singers Continue to Make Music and Serve the Community Through COVID-19

By Emma Wolff THOUGH THERE WAS A GLOBAL PANDEMIC, 2020 WAS A BIG YEAR IN THE MUSIC INDUSTRY: TAYLOR SWIFT WON THE MOST AMERICAN MUSIC AWARDS OF ALL TIME, ELTON JOHN PERFORMED AT THE OSCARS, AND ARIZONA’S OWN UPSCALE SINGERS STARTED A YOUTUBE MUSIC VIDEO SERIES. Although Upscale Singers, a Scottsdale-based nonprofit choir, had to put live performances on hold due to the pandemic, they are still finding ways to bring music into the lives of locals thanks to technology.

The Upscale Singers started a YouTube channel to share music videos with their fans in the absence of live performances.

In the last few months, they have released several themed songs and a tribute to the Broadway show, Mama Mia. “This past year was a time of new experiences, so why not learn how to be a music videographer?” says Margaret Watson, director of Upscale Singers. “We scripted, choreographed and filmed all of the music videos on our own. We had a fun time putting it together and the best part is we 6 • May 2021 • SCOTTSDALE NORTH NEWS

were able to deliver music to the Valley in a safe way.”

Not only have the Upscale Singers been creating music during the pandemic, the organization has also been donating scholarships to young singers and to local music programs.

The Cheryl Siebs Memorial Vocal Scholarship was recently awarded to several high school juniors and seniors to pay for the advancement of their musical careers with professional vocal lessons. In the fall, the Upscale Singers also awarded local music teachers with grants to help purchase music supplies. Additionally, each year the organization sends a handful of children with cognitive or physical disabilities to the Arizona Magic of Music and Dance camp.

With the help of the Kiwanis Club of Carefree, Upscale Singers will continue to fund these outreach programs, even though most of their fundraising performances have been paused.

“When I was younger, I participated in a local singers’ foundation and won my first vocal award. It meant so much to me that someone, besides my parents, saw my potential and talent. This experience drove me to continue music and instilled a passion to help young singers in any way I can,” says Watson.

Although last year was hard for many residents in the Valley, according to Watson, Upscale Singers did their best to keep a positive attitude and to remain involved in the community. “We’ve leaned on one another through the hard times and the shared love for music bonded us more now than ever. This program provides a

unique experience to create friendships, share talents and bond with a wonderful community of people through the art of musical performance,” she says.

Scottsdale Refinances Bonds, Saving Nearly $25 Million

By Holly Walter THE CITY OF SCOTTSDALE HAS TAKEN ADVANTAGE OF LOW INTEREST RATES AND THE CITY’S EXCELLENT BOND RATINGS TO REFINANCE PORTIONS OF THE CITY’S DEBT, SAVING TAXPAYERS AN ESTIMATED $24.7 MILLION OVER THE LIFE OF THE BONDS. The city completed the first portion of this refinancing in December 2020, involving $168.2 million in general obligation bonds. Based on current market conditions, this will achieve a net savings to the city and its taxpayers of more than $13.2 million.

All three major rating agencies – Standard & Poor’s Financial Services, Fitch Ratings and Moody’s Investors Service – recently reaffirmed their highest ratings of AAA for Scottsdale’s General Obligation bonds, which are backed by property tax revenue. The rating agencies cited the city’s diverse local economy and Scottsdale’s record for excellent fiscal management as key reasons for the high bond ratings.

In January, the city refinanced $143.1 million in Municipal Property Corporation bonds with a total all-in interest cost of 1.5 percent – the lowest in the city’s MPC history. This refinancing will result in savings of $11.5 million. The refinanced bonds will mature through 2036 and be repaid with excise tax

collections. Savings will benefit both the General Fund ($5.5 million) and the Water and Sewer Enterprise Funds ($6 million).

The Municipal Property Corporation is a nonprofit entity established by the city in 1967 to finance construction of city facilities and acquisition of land for municipal purposes.

In addition to refinancing existing debt, Scottsdale issued $51.2 million in new general obligation bonds to finance projects included in the voter-approved Bond 2019 program. High bond ratings once again proved favorable for the city.

Of the $51.2 million issued, $31.4 million was a tax-exempt series with a total all-in interest cost of 1.5 percent. The remaining $19.8 million was a taxable series with a total all-in interest cost of 1.6 percent.

“Given current economic challenges we all experience due to the global pandemic, it was especially important to achieve these savings for Scottsdale taxpayers,” says Mayor David D. Ortega.

“Our strong local economy and prudent financial management made it possible.

We will continue to manage our finances carefully with an eye on the best outcomes for our residents.”

Why the Sudden Interest in Inflation?

ou may have noticed that the topic of inflation is getting more attention. Those who were around in the 1970s likely still remember when rapid rises in the cost-of-living were of great concern. But for those who are younger, the concept of an extended period of high inflation may seem strange to you as you have never experienced it.

The conventional wisdom is that during periods of rapid economic growth, inflation is likely to pick up. There is speculation that the economic recovery underway now, in conjunction with dramatic stimulus measures by the federal government and the Federal Reserve, may set the stage for another bout of significant inflation. This would be a dramatic change.

In the past nine years, the annual change in the costof-living never topped 2.3 percent1. The last calendar year when inflation was measured at more than 3 percent was in 2011. It last rose as high as 4 percent in 1991. By contrast, from 1974 to 1981, the cost-of-living soared each year by an average of 9.4 percent. In that eight-year span, the fundamental cost of living in the U.S. doubled.

INFLATION CAN TAKE A TOLL When inflation is in check, it becomes more likely that the standard-of-living for individuals and families will improve.

Interest rates tend to track with inflation trends, so lower cost-of-living increases usually keep interest rates down.

That makes borrowing cheaper for purchases like homes and automobiles. By contrast, when the pace of change in the cost-of-living picks up, it makes most things more costly for consumers, potentially slowing economic activity.

History indicates that high inflation can result in a more challenging investment environment. If interest rates track higher with inflation, the market value of bonds declines (bond prices and interest rates move in opposite directions).

time. The most important number focuses on “core” inflation, a measure of goods and services that eliminates cost changes for food and energy-related commodities. It is felt that components like food and energy are subject to wild fluctuations that can be caused by geopolitical developments or weather events. Because of their volatility, they are considered a less reliable barometer of broader economic trends.

WHY THE CONCERN TODAY There is growing optimism that as the rollout of COVID-19 vaccines continues, the economy will gain steam.

At the same time, economy is still getting a lot of support.

The federal government has provided six trillion dollars of stimulus in the past year. This has come in the form of direct payments to individuals, enhanced unemployment benefits, special support programs for businesses and aid to local and state governments.

Likewise, the Federal Reserve has kept interest rates at historic lows and purchased billions of dollars’ worth of bonds to help add liquidity to the markets.

Will the confluence of a steady return to normalcy along with dramatic fiscal and monetary stimulus light enough of a fire in the economy to make inflation a bigger concern? Only time will tell, but it is an issue that bears close watching. Be careful not to overreact to short-term upswings in inflation, but it is always good to have a long-term plan in mind to respond to a changing environment. IN FEBRUARY, GREATER PHOENIX GAINED 13,400 JOBS OVER JANUARY 2021, PUTTING THE WORKFORCE WITHIN 3.6 PERCENT OF FEBRUARY 2020’S EMPLOYMENT TOTALS. The Arizona Office of Economic Opportunity pegged the metro workforce during the month at just 3.6 percent fewer hires than 2020’s last pre-pandemic month. Pandemic layoffs began late in March 2020, with April and May showing the worst of the year’s employment situation .

The employment and personal income numbers are showing signs of economic strengthening in Arizona.

The data set trajectory puts the state on a path to equal or exceed pre-pandemic hiring this month. The data, released on April 21, will tell the tale.

Greater Phoenix hiring in logistics was up 14.3 percent in February, compared to a year earlier. Hiring in banking increased the workforce by 5.2 percent over last year, while jobs in the finance and insurance sector rose 2.4 percent.

The bioscience healthcare sectors were up nearly 1 percent over 2019. All other sectors are still below February 2020 workforce levels.

Greater Phoenix posted a 6.7 percent

unemployment rate, statistically unchanged from January but well over the 3.8 percent rate a year earlier .

The Bureau of Economic Analysis (BEA) personal income includes all wages and salaries, Social Security, government benefits, dividends and interest, and business ownership proceeds. Across the U.S., in 2020, personal income totals reflect the first stimulus payment and the pandemicgenerated supplemental unemployment income.

Nationally, state personal income growth averaged 6.1 percent in yearover-year comparisons. Utah was third behind Montana with 8.2 percent, Idaho placed fourth at 8.1 percent, and Rhode Island was fifth, posting a 7.7 percent gain. Of the ten states with the highest personal income gains during the pandemic, half were in the West.

BEA says that the 2020 boost in average personal income reflects government payouts from the CARES Act stimulus package. However, across the nation, wages and earnings were down by an average of 0.3 percent.

Arizona’s average wages were up, pushing capita personal income up to $48,950. Arizona per capita personal income remains about $10,000 under the national average, $59,729.

The city’s Adaptive Services staff worked fast and furious to devise alternatives when the lockdown forced inperson programming to halt.

Staff needed to ensure their participants were not left behind, including people like Corey Paskvan, a 34-year-old on the autism spectrum.

The Paskvan family moved from Chicago to Scottsdale in 2019. His parents, Jeanne and John, were seeking retirement cities, but more importantly, ones that could accommodate Corey’s needs.

Jeanne and John say the program has always been a saving grace for them and Corey, but even more so with the pandemic programs that were put into place.

Corey’s thrived and even learned some new skills along the way.

According to his mom, he’s picked up some culinary skills from the virtual cooking classes. Until that point, Corey had never used a sharp knife or the stove. Jeanne says he’s now prepping and cooking recipes on his own.

“He has so much pride being able to fix mom and dad dinner, and on top of it, the meals are delicious,” she says.

While the Paskvan family is anxious to get back to “regular” in-person activities, they have been more than grateful for the adaptations the city has made to accommodate this special group. These family caregivers aren’t looking for simplistic activities; they know the value of brain stimulation, and they know their person’s history. Photographs: Pictures can inspire recall and often lead to great storytelling. Keep a basket of photographs handy that can be quickly accessed, held, and touched. Invite your loved one to select a photo and encourage them to tell you what they see.

For example, who is in the photo and what are they doing? If the person has difficulty verbalizing what they see, help tell the story with them.

Music: Search the internet and YouTube for songs that were popular during your loved one’s life. Singing or humming familiar music during the day can assist with transitions and even reduce anxiety and provide relaxation.

Storytelling: For those living with dementia, the past is their world. How do we bring the past to the present? We create space in our lives for the stories they have told over and over again. We help them celebrate that story by writing it down and posting it with a favorite photo.

Adults living with dementia deserve to be treated with dignity and respect. What can be better than helping them celebrate their lives with people, places, and events from their past?

I

would like to congratulate the class of 2021 on their high school graduation. This current senior class is like no other and I commend each one of them for their grit, resiliency and perseverance. What is typically a normal four year high school experience for these students was first interrupted as a blip in March 2020, which then eventually turned into a global pandemic, derailing a normal high school upperclassmen experience for all our seniors.

Not only did this experience challenge them, and all of us for that matter, physically, mentally, spiritually and social-emotionally, but this experience now offers our seniors the opportunity to be better individuals going out into the world due to the challenges they have been presented with and faced head on with the support of their parents, family members, friends, teachers, coaches, and those around them.

My challenge for the Class of 2021, and all of us for that matter, is to strive to not simply return to normal, but to become a better normal and allow the good things to fall out of our lives so we can make space for the great things in life.

I would like to make note and congratulate the Class of 2021 on the following accomplishments. It is important to note that this list may be a bit shorter due to the pandemic and limitations that have existed, as well as the timing of the writing of the article: • The class of 2021 consists of approximately 470 graduating seniors.

• Congratulations to Jessica Brashear for being named the valedictorian with a 4.9 GPA, Alicia Rifkin being named Salutatorian, and Katianna Blackwell Scott who was named a National Merit Finalist.

• The graduating class of 2021 has been awarded approximately $25,000,000 in secured scholarships at the time of this writing.

• There were 15 graduates who were in the International Baccalaureate Program and 24 that were in the Early College Program.

• There were 1,396 Advanced Placement courses taken and 637 Dual Enrollment classes taken over the past four years by the Class of 2021.

• Senior Cheyenne Yerkes won the Theater for Life Scholarship from the Arizona State Thespian Society.

Kids’ Corner SUMMER WATER SAFETY: STAY COOL AND SAFE WITH THESE HELPFUL TIPS

ummer is fast approaching and, unfortunately for the Valley of the Sun, so is accidental drowning season.

City resources, state agencies, and first responders come out in droves this time of year cautioning parents to “Watch Your Kids Around Water.” Sadly, drowning is one of the leading causes of death for children under age four in Arizona. While most children drown in their own pools, other water sources can also be dangerous, including lakes, canals, buckets, toilets, bathtubs, and ponds. Anyone who cares for children should be aware of the potential dangers and possible tragedies of drowning. Here are some safety tips to help you keep your kids safe around water as the weather warms up and pools become more attractive to children everywhere.

PREVENTING DROWNING In addition to teaching kids how to swim, the best way to prevent drowning is to watch kids when they are in or around water – without distractions. Put the cell phone or the iPad down and be sure to always keep children within reach of an adult. Never leave a child alone around a water source. It only takes two inches of water and a few seconds to drown.

OTHER WAYS TO PREVENT DROWNING: • Use an approved barrier to separate the pool from the house.

• Keep large objects that kids can climb on, like tables, chairs, large toys, or ladders away from pool fences.

• Teach your children to always ask for permission to go near the water so they develop quality water safety habits at an early age.

• Don’t allow kids to play in the pool area and don’t store toys near the pool.

• Don’t allow anyone to swim alone - always swim with a buddy.

• Drink plenty of water, even if you aren’t thirsty, and avoid alcohol to prevent dehydration.

• Keep life-saving devices like hooks, poles, or flotation devices near the pool and readily available.

• Always have a designated child watcher whenever kids are near a pool or water source and take the kids with you when you leave the area.

• If a child is missing, check the water first because every second counts to prevent drowning.

• Make sure everyone in your family, children and adults, learn to swim.

• Don’t forget the non-pool areas, too. Be sure to empty all tubs, buckets, containers, and kiddie pools immediately after you use them. Store containers upside down so they don’t collect water, and keep toilet lids shut and doors to bathrooms and laundry rooms closed.

HELPING SOMEONE IN DANGER Do you know what to do in an emergency? By definition accidents are unexpected, which is why it is always a good idea to learn CPR and basic water rescue skills.

You never know when you may need to step in and save someone’s life, whether a child or an adult.

The main steps to remember if you find someone in trouble in a water emergency are: 1. Yell for help and pull the person out of the water.

2. Call 9-1-1 immediately and stay on the line with the operator for instructions.

3. Begin CPR, if you know it.

4. If you are not trained, follow the instructions from the 9-1-1 operator until help arrives.

Plan ahead and prepare yourself to know what to do in an emergency, because learning CPR and basic water rescue skills may help you save a life.

LEARNING TO SWIM One of the most important things you can do to keep your kids safe around water is to teach them to swim. Swimming lessons not only teach kids how to swim when they are in the water, they also teach kids to respect the potential

dangers of the water and the rules for being safe around a pool. Get your kids familiar with water, comfortable with the rules for a swimming pool, and respectful of the dangers that come with drowning.

“As a parent, it’s imperative to remember that there’s no substitute for active adult supervision of your kids around water, even when it comes to the bath or anywhere with as little as an inch of water,” explains Kathy Hubbard, co-owner of Hubbard Family Swim School.

“But an important line of defense for your children is having the ability to swim on their own. If your kids are not already enrolled in swim class, there’s no better time than the present to get them started.”

“And if they have any reservations or concerns about swimming, ask them to share those with you,” Hubbard adds. “It’s best to keep an open dialogue going with your little ones so you can help them get comfortable in the pool, and ultimately learn water safety and potentially life-saving swim skills.”

There are many different options for swimming lessons and a huge range of prices, times, and locations.

You can sign them up for private or group swimming lessons at one of the many swim schools in town or go to a city pool or nonprofit community center. To start, search online for swimming lessons near you, ask friends who they have worked with before, or visit your city’s parks and recreation website.

Summer is the perfect time to enjoy our almost yearround sunshine by the swimming pool, lake, or pond.

Water is a great way to cool off and have fun, but take steps to be safe and prevent accidents or drowning while you splash around.

Is There a Housing Crash on the Horizon?

H

ousing prices are rising at what feels like an irrationally fast rate, so it’s very easy to see how it feels like another bubble is on the horizon. It’s at this point you start to look for statistics that confirm your belief, confirmation bias sets in, and some objectivity is lost.

The United States housing bubble that peaked in 2006 was largely due to ridiculous sub prime financing vehicles.

It’s very different now. There’s no speculative frenzy and there aren’t any over-easy credit opportunities occurring like last time; and speculation really is one of the requirements and main ingredients for a bubble. Today’s buyers are not underqualified.

refinances are taking money out. So the vast majority of refinances are people just reducing their payment, which will make it much less likely that they will lose their home in the future.

In order for home values to drop as they did when the bubble popped, there has to be an overabundance of homes on the market. With the unprecedentedly low

PREDICTABLE ECONOMICS AND DEMOGRAPHICS The pandemic has made this all the more confusing, but this strong market was completely predictable. It is actually a formula that goes something like this: Economic Productivity + Favorable Demographics = Housing Boom.

The years just before the pandemic were some of the largest cycles of economic productivity in history. There has also been talk for many years previous about the coming Millennial housing boom that had to eventually happen. (Even though the Millennials are slower to blossom than past groups, there are so many of them, it had to occur sooner or later.) When you add those two conditions to the lowest interest rates ever, doesn’t a housing boom make sense?

The pandemic changed the way, or possibly the where, of how the boom happened. And Scottsdale North is one of the benefactors of that shift. Working remotely is a norm and it is not going away for many. People really can live where they want to now. Reducing taxes and cost of living, finding better weather, perceived safety and less congestion, or even different politics, are all options if you don’t have to be at an office all the time.

Above is the data from the New York Fed in February 2021 showing new mortgage originations have incredibly high credit scores. In fact, the Fed says that the median score for a new mortgage approaches 800. Generally, people with 800 credit scores are those that make good financial decisions.

In 2008, refinances were 90% of borrowers pulling cash out of their homes. Today only about 33% of

inventory of homes on the market right now, the supply would have to increase significantly, just to reach what used to be the record lowest amount of homes on the market.

Distressed sales are not a problem either. Speaking of the current state of foreclosure or short sale listings, Micheal Orr of the Cromford Report says, “Among the currently pending listings we have 99.4% normal, 0.3% in

REOs and 0.3% in short sales and preforeclosures. These are the lowest levels of distress that we have ever recorded.”

THERE IS NO BUBBLE. We have the lowest numbers ever of people losing their homes through distressed sales. The people buying homes now have put money in the house to buy it, and they are the least likely to lose their home due to extremely high credit ratings. People who have a home are now leaving their equity in their homes, and they are reducing their monthly cost by refinancing to today’s record lowinterest rates. And we have a huge buffer where inventory can literally triple and we still would be less than half of what is commonly considered to be a balanced real estate market.

Nothing is certain but things are looking great for sellers and tough for buyers for the foreseeable future. But it really isn’t easy for sellers to make sure they get top dollar with the least risk and hassle, or for buyers to even get their offers accepted. t some point your estate will be managed by someone other than you, either because you are incapacitated and can’t manage your own affairs, or upon your death. When you establish a Revocable Living Trust, the person in charge is your successor trustee. A common question is just how to pick the successor trustee. Here are qualities to look for in a successor trustee: 1. INTEGRITY AND LOYALTY For me, this is the most important quality. It is terrible to get the call that a trustee has been mishandling money or filling their own pockets. It is essential to select someone you trust implicitly, someone you believe would never consider misusing the trust assets.

2. GENERAL BUSINESS COMPETENCE AND WILLINGNESS TO SEEK ASSISTANCE You might think you need an investment savvy trustee. However, someone who is willing to seek out and listen to good counsel and advice, and can discern between good and bad advice, is a very good choice. Your trustee’s understanding of financial matters and ability to find good advisors is more important than their (perceived) ability to pick winning stocks.

3. UNDERSTANDING YOUR BENEFICIARIES’ NEEDS AND CIRCUMSTANCES Your trustee should be someone responsive to your beneficiaries’ needs and requests. A family member is usually a good choice, but if you want a corporate trustee to serve, be sure the person who is the primary contact for the trustee is located in Arizona.

4. SIMILAR VALUES AND ATTITUDES ABOUT MONEY It is important for a trustee to understand your philosophy in providing for your beneficiaries. 6. GEOGRAPHIC LOCATION With technology, the location of your trustee and beneficiaries is not as important today. Still, the nature of your assets may suggest you pick a local trustee. For instance, if you own several rental properties in Phoenix, a trustee in New York won’t be able to readily check on the property manager, and the properties may be run down and lose value before the long distance trustee realizes it.

7. COST AND AMOUNT OF ESTATE ASSETS Banks and trust companies generally charge based on a percentage of the assets under management and won’t be trustee unless the estate is at least $2 million (or more). Private fiduciaries licensed by the state generally charge on an hourly basis. A family member or friend may be willing to manage your estate. You should provide compensation for the work the trustee performs, even if he is your brother.
