Ling’s Wok Shop to Open at Hayden Peak Crossing in North Scottsdale LING & LOUIE’S ASIAN BAR AND GRILL WILL ROLL OUT A NEW CONCEPT IN ASIAN FUSION CUISINE AT HAYDEN PEAK CROSSING, PEDERSON GROUP’S UPSCALE NEIGHBORHOOD SHOPPING CENTER AT THOMPSON PEAK PARKWAY AND HAYDEN ROAD IN NORTH SCOTTSDALE.
The company has leased 1,781 square feet for Ling’s Wok Shop, which will combine the ease and speed of a fast-casual restaurant with a full-service dining establishment. “Ling & Louie’s is known for creating flavorful dishes using traditional Asian cooking techniques and ingredients in non-traditional ways,” says John Banquil, the company’s president and CEO. “At Ling’s Wok Shop, diners will enjoy our most popular menu items plus a host of bold new flavors from across Asia.” Among these will be Ling’s Seafood Hot Pot, which features scallops, salmon and jumbo shrimp simmered in a green curry-coconut broth. The menu also will include clean, light and healthy wokfired creations accentuated with the restaurant’s 15 signature sauces. Ling’s Wok shop is an evolution of the Ling & Louie’s brand and a model for the company’s growth, Banquil says. As part of this shift, the restaurant will include takeout and curbside pickup options. Banquil anticipates an opening of May or June when the restaurant will join Pure Sushi, Local Bistro, Juan Jaime’s Tacos and Tequila,
First Watch, The Craftsman and Starbucks at the 145,000-square-foot center. The fully occupied center boasts a mix of local and national tenants, and is anchored by a 75,000-square-foot Fry’s Signature Supermarket. “We look forward to giving North Scottsdale residents yet another great dining option,” says Jim Pederson, founder and chairman of Pederson Group. For more information, visit lingandlouies.com or follow @lingswokshop on Facebook and Instagram.
The Italian Daughter Cucina + Cocktails Opens in Scottsdale North THE MAGGIORE GROUP JUST LAUNCHED ITS NEWEST CONCEPT, THE ITALIAN DAUGHTER CUCINA + COCKTAILS, SPEARHEADED BY ESTEEMED RESTAURATEUR, MELISSA MAGGIORE. The newly opened restaurant and piano bar concept has replaced Tomaso’s Italian Kitchen in North Scottsdale and remains as a dedication to the legacy of her father, the late Tomaso Maggiore. “The Italian Daughter is a restaurant concept that I believe my father would have been really excited to see,” founder Melissa Maggiore says. “I want people to experience the joys of our authentic Italian cuisine in an atmosphere full of music and energy. We are bringing Italian flare to Scottsdale along with the fun of live music and great food.” 4 • April 2021 • SCOTTSDALE NORTH NEWS
The Italian Daughter features live piano music by local musicians nightly— expect familiar songs by Billy Joel and Frank Sinatra, the classics, and top hits throughout the decades for dinein entertainment. The new age meets classic Italian decor in the restaurant’s quaint and cozy atmosphere.
In continuation of The Maggiore Group’s dedication to bringing Italy’s worldrenowned cuisine to Arizona, The Italian Daughter will spotlight some of the best dishes of the family’s home country. The restaurant’s menu is made from scratch and offers more variety in The Maggiore Group’s already-expansive selection of Italian entrees, elevated Italian cuisine featuring handcrafted pastas, craft charcuterie boards, Neapolitan pizzas, and desserts from the group’s other Italian concepts—Tomaso’s, The Sicilian Butcher and The Sicilian Baker. The cocktail menu features Italian-inspired craft cocktails, gelato martinis as well as a curated selection of wines and beers. Takeout options are available, including to-go family meal packs, a-la-carte menu items and delivery. COVID-19 safety measures are in place as well.

City News Holland Center Hosts 6th Annual Arizona Sage Art Market on April 10 ON APRIL 10, FROM 10 A.M. TO 4 P.M., THE HOLLAND CENTER, A NONPROFIT ORGANIZATION COMMITTED TO ENHANCING ARTS, EDUCATION AND COMMUNITY IN THE DESERT FOOTHILLS REGION, WILL HOST THE 6TH ANNUAL ARIZONA SAGE ART MARKET. Attendees will be able to purchase works of art from a variety of mediums, including painting, jewelry, glass art and more, while meeting the 30 juried artists participating and learning more about their creative processes. Admission is free to the Market, which will take place both indoors and
outdoors to allow plenty of room for social distancing. Fifteen percent of the proceeds will go to The Holland Center to support their programming. “By allowing attendees to make a personal connection with the artists, the Arizona Sage Art Market offers a distinctive experience reminiscent of shopping on the Main Street of a small town, in the days before the Internet and big-box stores were the vendors of choice,” according to The Holland Center. “The artists who participate
are passionate about showcasing their art, explaining their creative processes and getting to know their customers. When people shop at the Arizona Sage Art Market, they are not just buying an inanimate work of art — they are gaining insight into the consciousness of the artist while enjoying a friendly, intimate, unahurried shopping experience.” The Holland Center is located at 34250 N. 60th Street in Scottsdale. Formerly known as the Foothills Community Foundation (FCF), the Holland Center
has been striving to enhance quality of life in the Desert Foothills region since 1986, according to the organization. As part of this mission, the center offers a diverse array of programs, including Lifelong Learning classes, fine arts exhibits, performing arts through the Desert Foothills Theater and more. As a 501(c)(3) nonprofit organization, the Holland Center does not receive any funding from government entities and relies exclusively on the generosity of donors. Free Virtual Job Fair Offers Hundreds of Jobs Across Arizona UNMET JOBS, IN PARTNERSHIP WITH THE ARIZONA COMMERCE AUTHORITY (ACA), IS HOSTING A VIRTUAL HIRING EVENT FOR BOTH EMPLOYERS AND JOB SEEKERS ACROSS THE STATE. The event, which is free for both the companies and job seekers, goes until April 15. The goal of this first-time event is to maximize the hiring experience for all attendees by providing a personalized, yet virtual, networking experience for job seekers and recruiters amid COVID-19. “Job hunting has never been easy and COVID-19 has made it even more difficult to find employment,” says Emily Ahrens, chief marketing officer of UNMET Jobs. “During UNMET Jobs Arizona 2021, jobseekers will have access to hundreds of employers and thousands of local job postings. Companies will have the opportunity to review resumes from candidates that have recently graduated as well as more seasoned professionals.” According to Ahrens, the platform is inclusive to all levels of experience and features internships, entry level and mid/senior level positions. experience. Largely humanizes the hiring process by combining the traditional resume with personal videos, highlighting human traits that a resume can never provide: a job seeker’s personality, energy, and uniqueness. HOW UNMET JOBS WORKS: • Job seekers will upload video introductions and answer a questionnaire that explores their personal and professional attributes, together acting as a virtual resume. • Employers are then able to filter from the pool of applicants by selecting various criteria while also being able to browse through recommended lists of applicants. • Employers may then use the platform to contact job seekers directly and set up virtual interviews and invite them to webinars or info sessions. The platform also offers advice, tools and insight on developing an online resume, virtual interview hacks, and answers to frequently asked questions for both employers and job seekers. “Arizona’s educational institutions are producing the workforce of the future, and we’re proud to
partner with UNMET Jobs to highlight our state’s impressive talent pool through this virtual event,” says Sandra Watson, Arizona Commerce Authority President and CEO. “By leveraging technology, we’re able to facilitate a greater number of meaningful connections between Arizona job seekers and job creators.” To sign up for free, visit unmetjobs.com. myhyperlocalnews.com

SCOTTSDALE CITY MANAGER JIM THOMPSON HAS NAMED JEFF WALTHER AS SCOTTSDALE POLICE CHIEF. Walther, a former Scottsdale assistant chief, came out of retirement to lead the department on an interim basis after Chief Alan Rodbell retired in November. At the time, Walther’s service was expected to be temporary, but City Manager Thompson soon realized that the 24-year Scottsdale police veteran was the right person to lead the department permanently. “We were very fortunate to be able to bring back Jeff Walther to lead our outstanding police department after Alan Rodbell retired,” says Thompson. “Chief Walther’s ability to step-in seamlessly in an interim capacity was hugely valuable. During these past few months, it has become clear that his experience and relationships within our community, our organization, and the police department are exactly what we need moving forward. I am very pleased that he has agreed to remain on a permanent basis.” myhyperlocalnews.com
Walther began his law enforcement career as a patrol officer in the Scottsdale Police Department in 1994. During his 24-year career, he served Scottsdale as a detective and as SWAT officer before moving into leadership positions in patrol, investigations, and training. He served as the McKellips District Commander, the Downtown District Commander, and finally as assistant chief over the Uniformed Services Bureau where he oversaw all patrol operations and the Special Operations Division. “I am honored and excited to begin this new chapter in my police career,” Chief Walther says. “Although these times are challenging, it provides a great opportunity to usher in new ways to address complex public safety issues through collaborative relationships with our citizens. I appreciate the faith and confidence that the City Manager and City Council have placed in me and look forward to serving the members of the Scottsdale Police Department, city staff, and the citizens of this great community.”

City News Spirit of Scottsdale Award Winners Showcase Community Soul THE SPIRIT OF SCOTTSDALE AWARDS, SPONSORED BY THE CITY’S NEIGHBORHOOD ADVISORY COMMISSION, RECOGNIZE PEOPLE AND PLACES THAT EMBODY THE SPIRIT OF THE COMMUNITY BY PRESERVING, IMPROVING AND STRENGTHENING NEIGHBORHOODS. “These awards are very dear to the Neighborhood Advisory Commission,” says Commission Staff Coordinator Brandon McMahon. “They provide an opportunity to recognize those who are involved in strengthening neighborhood identity and provide unique contributions to Scottsdale’s neighborhoods.” Because of the COVID-19 pandemic, the 2019 and 2020 Spirit of Scottsdale award winners were combined into one award cycle and honored virtually at a recent Scottsdale City Council meeting.
the improved neighborhood, Dana created annual Scottsdale Home Tour events. Her efforts changed the way people thought and talked about south Scottsdale. Dana captured one of four Spirit of Scottsdale awards as the 2020 Individual Winner. Two categories of winners, Individual and Group/Organization, were selected for both 2019 and 2020. BESIDES DANA, WINNERS INCLUDE: 2019 Individual Winner, Marilyn Perkins: Marilyn is a tireless volunteer with a huge heart. She has been an Old Town Ambassador far longer than when the city officially kicked off the program in 2006. Ambassadors serve as a primary point of contact for Old Town Scottsdale visitors. Marilyn generously offers her time and expertise whenever asked, and sometimes you don’t even have to wait to ask! 2019 Group/Organization Winner, First Christian Church: A tight group of 12 members has supported Operation Fix It for the last 10 years. Operation Fix It provides assistance to Scottsdale homeowners needing exterior improvements but are unable to do so due to physical or financial limitations. Many clients are elderly and face potential code enforcement fines. This not-so-dirty dozen annually contributes 180 volunteer service hours.
DANA CLOSE THE SPIRIT OF SCOTTSDALE AWARD WINNERS Neighbors describe Dana Close as a beacon of light and hope for their south Scottsdale Hacienda del Ray neighborhood. The area was in need of a facelift. Dana got busy by joining her homeowners association and regularly attending City Council meetings. Thanks in part to her efforts, the City Council prioritized the redevelopment of the McDowell Road Corridor. To showcase myhyperlocalnews.com
2020 Group/Organization Winner, Parada del Sol Committee: Years ago, when the Parada del Sol and Trails End celebration were at a crossroads, this small group of dedicated volunteers took over the planning and execution of these historical events. The committee works hundreds of hours each year to ensure these traditions continue. Recently, it forged a partnership with the nonprofit Charros to add horsepower to the game. Unfortunately, the 2020 celebrations were canceled due to the pandemic. However, everyone’s hopeful they’ll be back in 2022. The details on the 2021 award cycle are still pending; visit scottsdaleaz.gov to learn more.
Is Now A Good Time to Refinance? By Renee A. Hanson, CFP®, CEP®, CDFA®, CFS®, ChFC®, APMA®
I
nterest rates recently hit all-time lows as the Federal Reserve made cuts to mitigate the financial impacts of COVID-19. If you’re a homeowner with a monthly mortgage payment, you might be wondering if now is a good time to refinance. While a lower interest rate may yield a more affordable monthly payment, there are other factors to consider. Here are seven questions to ask yourself before making the decision to refinance:
refinancing with a conventional mortgage can potentially remove private mortgage insurance (PMI) sooner. Federal Housing Administration (FHA) loans require mortgage insurance regardless of equity. 5. ARE YOU TRYING TO GET OUT OF AN ADJUSTABLE-RATE MORTGAGE (ARM)? Switching from an ARM to a fixed-rate mortgage can mean more predictable monthly payments. 6. ARE YOU SEEKING A NEW TERM LENGTH? A shorter-term loan may offer better rates, but it can mean a higher monthly payment. If your income is threatened by the current situation, this may not be a good time to increase your monthly obligations. On the flip side, you may want lower monthly payments that come with a longer-term loan. Although it’s important to note you will have to make those payments for many more years, incurring greater expense and reducing your ability to save. 7. CAN YOU AFFORD YOUR CURRENT HOME? If you’re having trouble making your loan payments, refinancing is not the only way to find relief. As an alternative to refinancing a house you’re struggling to afford, you might explore downsizing to a property with a mortgage your budget can handle.
1. WILL YOU QUALIFY FOR A BETTER RATE? The best interest rates are reserved for borrowers with optimal credit. If you are one of the millions of Americans who has filed for unemployment benefits during the Covid-19 outbreak, your employment status is not included in your credit report. However, your credit score can be affected by many factors such as if you suddenly carry more credit card debt, have missed or made late payments or have applied for new credit during this challenging time. 2. WHAT WILL YOUR NEW LOAN COST? A lower interest rate and lower monthly payment do not always add up to savings in the long run. Your loan will have closing costs and fees. Factor in prepayment penalties, if applicable. Costs often These uncertain times reinforce the importance of vary by lender, so it may be a good idea to shop financial planning. 3 Ways to Buy a North Valley Home for Less Money
North Valley - If you’re like most homebuyers, you have two primary considerations in mind when you start looking for a home. First, you want to find the home that perfectly meets your needs and desires, and secondly, you want to purchase this home for the lowest possible price. While the negotiating skills of your agent are important, there are three additional key factors that must come into play long before you ever submit an offer. This topic has been the subject of extensive analysis by Industry Experts, and a summary of their findings, and a specific step-by-step purchase plan for homebuyers, can be found

City News Scottsdale Considering Ordinance to Promote Equality and Prohibit Discrimination THE SCOTTSDALE CITY COUNCIL WILL CONSIDER ADOPTING AN ANTI-DISCRIMINATION ORDINANCE AS RECOMMENDED BY THE CITY’S HUMAN RELATIONS COMMISSION AFTER HEARING A PRESENTATION ON THE TOPIC AT A RECENT RETREAT. The draft ordinance addresses gaps in federal, state and local law that can result in persons being denied service, housing or employment in Scottsdale, particularly in small businesses, which comprise the vast majority of all businesses in Scottsdale. “Equality for all is a crucial community value. Consideration and adoption of a citywide antidiscrimination ordinance will strengthen us as a municipal organization and as a truly hospitable city,” says Mayor David D. Ortega. “Recently, my council colleagues and I decided to bring forward a policy that will respect individuals and promote inclusion of everyone.” Current city ordinances provide some civil rights protections, but do not protect individuals from discrimination in private employment, public accommodations or city services. This local ordinance would add to existing federal and state protections, including specifically prohibiting discrimination based
on sexual orientation or gender identity and extending anti-discrimination protections to people working for employers that employ fewer than 15 people. The proposed ordinance would require local businesses and employers to comply with the law, provide a mechanism for responding to complaints (including mediation where appropriate), and subject violators to civil prosecution. Exceptions are provided for certain specific religious, membership club or housing situations. At the request of staff, the Scottsdale’s Veterans Advisory Commission considered the topic of veterans’ protection at their March 3 meeting and voted to recommend to the City Council that protection for veterans, activeduty service members, National Guard and reserves and spouses of veterans and active-duty service members be included in the proposed ordinance as well. At their March 8 meeting, the Human Relations Commission reviewed and discussed the proposed anti-discrimination ordinance, including the language recommended by the VAC, and unanimously recommended the City Council adopt the ordinance as presented inserting U.S. Military Veteran Status as a protected class.
The City Council will consider these recommendations as discussions continue. As the draft ordinance was developed, copies were provided to community diversity partners and advocacy organizations along with the city’s LGBTQ liaisons. Adopting an anti-discrimination ordinance would add Scottsdale to a list of Arizona cities who have done the same, including: Flagstaff, Phoenix, Sedona, Tempe, Tucson and Winslow. The city of Mesa adopted a similar ordinance March 1; at least 225 cities or counties nationwide have adopted similar measures. The City Council is expected to place it on their April 20 agenda for consideration and possible adoption. “We have heard from many sectors asking that we lead the dialogue for council action on April 20,” says Mayor Ortega. “Please join in the discussions. I truly believe that passage of an anti-discrimination ordinance will strengthen Scottsdale’s reputation as a world-class community.” To review the draft ordinance or the HRC’s memo on the topic, visit ScottsdaleAZ.gov. The public can submit comments or feedback on the proposed ordinance by emailing feedback@ScottsdaleAZ.gov.
“Keep Our Planet Neat, Recycle Your Car Seat” Event Takes In Used Car Seats Until April 16 NARPRO (NETWORK OF AUTO REPAIR PROFESSIONALS) IS COLLECTING OLD, EXPIRED, AND DAMAGED CAR SEATS THAT VOLUNTEERS WILL TAKE APART FOR PROPER RECYCLING. Do you have an old or damaged child car seat? NARPRO wants to help recycle it! Anyone can drop off car seats that need to be recycled at one of the participating Network of Neighborhood Auto Repair Professionals shops until April 16. Find a participating NARPRO location at NARPRO.com/find-a-shop. Car seats don’t last forever, and over time their components will break down, especially in the hot Arizona sun. Older car seats or those that have been involved in an accident may not have visible damage, but they should not be used. This annual
event helps those with older, expired, or damaged car seats get rid of them in an environmentally friendly way, by keeping them out of vehicles and landfills. On April 17, police officers, NARPRO shop owners and volunteers will be dismantling the old car seats. They will recycle the plastic, metal and fabric components separately. For example, elements of the fabric, padding, and straps can be used in animal shelters. Quilted fabric becomes bedding or chew toys for the animals. Long straps make free leashes and lean Polystyrene foam (rigid foam) from seats can be recycled into an Earth Friendly Block. Each year, this event helps to recycle hundreds of car seats at NARPRO locations across the Valley.

Community An Answer to a Commonly Asked Tax Bill Question from CCUSD By Cort Monroe, Ed.D., CCUSD Superintendent
S
tarting this past January, as the new superintendent in the Cave Creek Unified School District (CCUSD), this question has been posed to me: Why Does “ADDL EDUC AID – CAVE CREEK” show on my tax bill and where does the money go? I would like to answer that question here.
In 1980, the Arizona legislature refined the school finance system to provide equal dollars per weighted pupil for school district operations through a balancing of the local qualifying property tax rate and state/county equalization assistance so that districts experience similar “effort” in raising educational dollars for their students irrespective of property valuations within their boundaries. The state of Arizona still utilizes this formula today. Therefore, as property value increases, state equalization decreases and vice versa. Everyone in Arizona has to pay fifty percent of the qualifying tax rate, thus the “equalization” concept. In the case of CCUSD, the total primary assessed value of the district is $2.3 billion, providing $448,000 of assessed value per student. In comparison, a neighboring district has approximately $89,529 per student. They receive $103,202,000 in state equalization and CCUSD, one of a handful of districts in Maricopa County, is not eligible for state equalization assistance because of its property wealth, and receives no state equalization. Public schools in Arizona are governed by the Arizona constitution and Title 15 of the Arizona Revised Statutes (ARS). ARS §15.992.B. states “At the same time of levying
taxes as provided in subsection A of this section, the county board of supervisors shall annually levy an additional tax in each school district that is not eligible for equalization assistance as provided in section 15-971.” Because of this statute and the assessed value in Cave Creek, the County Assessor collects approximately $4.1 million annually from taxpayers on the line titled “ADDL EDUC AID – CAVE CREEK” which is transmitted to the state treasurer for deposit in the state general fund to aid in school financial assistance. CCUSD does not receive any of this funding. As we navigate the future with an eye on capturing more student enrollment into our schools and striving for long-term and sustainable funding sources into the Cave Creek Unified School District, it is imperative for residents to know that the Additional Educational Aid does not come to CCUSD schools but to other schools in Arizona. Working together and educating one another can help us move forward in helping to sustain and grow the level of academic excellence our children so deserve in such a wonderful community. Facts like these can help individuals and voters make informed decisions moving forward.
Pony Express @ Appaloosa Allows a Safe, Innovative In-Person Experience By Emma Wolff Photo Courtesy of Scottsdale Public Library
P
ublic libraries are a service that brings educational tools, resources and activities to many local families. However, due to COVID-19, most local libraries temporarily suspended in-person services, making access to library resources difficult. The Appaloosa Library, located at 7377 E. Silverstone Drive, just launched a unique program called Pony Express @ Appaloosa, which is designed to help residents access library tools while taking COVID-19 precautions into consideration. The Appaloosa library, like many others, has been closed to the public since March 2020 due to the COVID-19. Pony Express @ Appaloosa allows residents access to library tools in-person with safety precautions in place. This is a self-service model providing registered patrons access to the building and services without needing staff on the floor.
Although drive–thru services have been available throughout the pandemic, this new system will better serve the customers by providing a library experience that allows guests to browse freely on their own. Approved patrons can independently check out items, 14 • April 2021 • SCOTTSDALE NORTH NEWS
access public computers, utilize free Wi-Fi and use the printing services. In order to join this new program, interested guests must register in-person at the Appaloosa Library during drive-thru window hours. To register, visitors need a Scottsdale Public Library card, however if they do not have a library card, they can register for one at the same time. For a Scottsdale Public Library card, bring a valid photo ID or proof of Maricopa County residency to fill out paperwork. You must be 18 years or older to access the Pony Express program or be accompanied by an adult parent/guardian when visiting the library in-person. Pony Express @ Appaloosa is open Monday – Thursday from 10 a.m. to 2 p.m. and Friday and Saturday from 1 to 5 p.m. The library’s drive-thru services are open Monday – Thursday from 10 a.m. to 6 p.m. and Friday and Saturday from 1 to 5 p.m. To learn more about the Pony Express @ Appaloosa, visit the Scottsdale Public Library’s website at scottsdalelibrary.org. He grew up flipping homes—living in resorts and experiencing the home renovation industry from the inside out. “A JSF Home will deliver all the amenities, if not more than you would find in most new builds today,” according
to JSF Design. “With the focus on renovating in an established neighborhood, you avoid messy new build construction around you, allowing a quicker move-in date than a new build.” Once a home is selected, Jeffrey and the JSF Design team get to work. “When you hire us, you get me on the job site,” he explains, noting how he is a part of the process from start to finish. “We never take on too much work and are a concierge service; every detail is accounted for and we are transparent through it all. With decades of experience in luxury real estate, and designing for big-name brands such as Crate & Barrel, Jeffrey explains that—through his work—he and his team can completely transform the look and flow of a home. He notes that, while sometimes interior designers and interior decorators can be confused, a designer, such as himself, is about creating a lifestyle for clients within their homes.
In addition to the JSF Homes division, JSF Design is known for its continued passion for interior design services of all shapes and sizes in local luxury communities. Every member on its proactive five-person team—which includes Roger Florentine, Jeffrey’s husband of 13 years—are in charge of a different aspect of the business and design process, and have the interior design process down to a science.
“With a designer, we’re talking about whole home design; everything from the hardscape to how the home flows,” he shares. “Right now, because of the pandemic, we’re seeing a lot of focus on resort living—but at home. In-home bars are popular. So are luxurious guest rooms. With everyone at home more, we’re seeing a resurgence of well thought out and designed homes.”
“Our passion for creating stylish, organic, and contemporary spaces is matched by our efficiency and creativity in all of our projects,” according to JSF. “Utilizing a mixture of modern and timeless design components with simple and clean lines, JSF Design Inc. captures elegance in a way that rejuvenates, inspires, and encompasses the essence of living well.”
“During COVID-19 our priorities have changed; we now see our homes as investments more than ever before,” Jeffrey notes.

Jeffrey shares that he designs based on the architecture of the home and he loves the little elements that give the home a dramatic impact. “We take on the role of the home; reimagine the home as it was intended to be,” he explains. Kids’ Corner HOW TO FIND THE RIGHT SUMMER CAMP FOR YOUR KID By Jill “Mamabug” Frier
T
he summer months are coming soon and local parents are looking for ways to keep their kids busy or provide weekly childcare while they are out of school. One solution many parents take advantage of is summer camp. Here are some tips for finding the right summer camp, either in person or virtual, for your kids this year.
WHY SUMMER CAMP IS IMPORTANT In person camp is a place where kids can safely roam and play in a way they often aren’t allowed to in their own neighborhoods. In a virtual environment, summer camp can provide kids with entertainment, learning, and stimulation outside of their normal routine. Whether they are at day camp all summer, specialty camp for a week or two, online camp, or overnight camp, kids can let loose and have fun with other kids outside of a school or home environment. Not only are summer camps a great way for your kids to have fun and stay active during the months they are out of school, they also teach kids important life lessons like how to make new friends and gain independence. HOW TO PICK THE RIGHT CAMP FOR YOUR KID There are a lot of options for parents and kids to choose from when deciding which type of camp to pick. You can choose anything from traditional overnight camp, to science camp where kids go daily to conduct experiments and learn about different STEM-related topics, to soccer, art, gymnastics, theater, karate, basketball, and more.
SOME THINGS TO CONSIDER WHEN DECIDING ON THE RIGHT CAMP: • Know Your Goal: Do you need ongoing care for your child every day, or do you just want to get them out of the house for a while to have fun with other kids? Do you want them to get plenty of exercise? Learn a new skill? Grow academically? Improve their musical or artistic abilities? Pick a camp that meets the goals you have for your child. • Know Your Child’s Interests: Discuss the different camps available with your child and see what things interest them. Understand the age range suggested by the camp and any skill sets they may be required to have. You can broaden their horizons by letting them try new things, but be aware of their limitations and the things they don’t like. • Know Your Budget: Summer camp can cost a lot of money, especially if you send your kid to a specialized place. Be sure that you consider all of the expenses involved, including equipment, meals and extras. There are also a variety of options that you can make work to fit your budget. Look for nonprofit organizations, public parks and recreation venues, community centers and libraries, and online offerings for lower cost options for summer camp. • Be Aware of Time Constraints and Locations: Summer camp can be a big help to working parents who need a place for their kids during the summer break, but note the drop off and pick up times to make sure they work with your schedule. Also be sure to plan around any known vacation or time off you have.

• Start the Search Now: The time to start doing homework for the right camp for your kid is now, before camp schedules get booked up and vacation time is planned. Do your research, read the fine print, talk to your child, and make sure that the camp or camps you pick work best for everyone in your family. COVID-19 SAFETY FACTORS No doubt about it, the COVID-19 pandemic has made it difficult to know which summer camp options are best for your camper. The Centers for Disease Control (CDC) provides some guidelines and suggestions for limiting exposure to COVID-19 in onsite summer camp environments; you can see the full list at CDC. gov. The main takeaways are similar to procedures that children may already be familiar with: wear properly fitted masks, be sure to social distance, and always wash hands. Consider packing your camper multiple masks and their own hand sanitizer. Some factors you should consider when looking for an in person camp for your child are: encouraging behaviors that reduce the spread of the virus, maintaining a healthy environment and hygienic facilities operations, and having the right procedures in place to deal with an individual who becomes sick. Don’t be afraid to ask questions! To see a list of camps across the Valley, visit epickidsaz.com/camps. Home A New Scottsdale North Business Helps Seniors in Their Own Homes By Ethan Kispert
M
any of us have been there: concerned for the safety and well being of our relatives, especially seniors. One Scottsdale duo wants to fix this. Functional Futures, started by Dr. Devon Turnbull and Dr. Emily Reilly, is a new Scottsdale North company that assists seniors right in the comfort of their own homes. What makes them different from other senior care businesses is with how they approach their clients. “We are completely mobile,” Turnbull says. “We travel to our clients’ homes in order to assess them in their own living environment rather than in a clinic.” The company just opened last month. “We met up over coffee in December 2020 and decided to team up to create this new business venture that we were both excited about and knew would be beneficial to the community,” Reilly says. Much of the inspiration behind starting Functional Futures came from where they’ve worked before. The collaboration between Turnbull, who runs her own mobile practice for physical therapy, and Reilly, who
runs a mobile practice for occupational therapy, served as the foundation behind their new business venture. “We met last year and began referring more and more clients to each other as we found that a majority of older adults could benefit from both OT (occupational therapy) and PT (physical therapy),” Turnbull says. “This led us to identifying a gap that we wanted to bridge: we realized that many of our clients were in need of home safety modifications, caregiver training, fall prevention strategies and general strength/ conditioning, but they didn’t know where to start.”
the client’s home and then provide recommendations on improving mobility, stability and safety. Aside from providing home safety assessments, Functional Futures offers other services to customers as well, such as helping clients get more active in their community. For more information about Functional Futures, visit functionalfutureshmc.com.
This is where their company steps in. The duo drives to people’s homes and provides them with the assistance they need. “As a concierge-style service, we never want our clients to feel rushed, and we spend as much time as we need to with them,” Reilly says. Functional Futures provides a range of services, but their primary service is in assisting clients when they’re at home. “Since a majority of people want to remain in their homes as they age, our goal is to provide a muchneeded service to this population,” Turnbull says. During each visit, they’ll perform a safety assessment in

Finding the Perfect Flooring for Your Home By Emma Wolff
I
f you are like a majority of us, the last year has led to more time at home and more home improvement projects. Since the start of COVID-19, home renovation projects have increased nationwide by 58 percent. One of the areas that many people are upgrading is their flooring. There are a lot of different floor covering options, and for the average consumer, picking the right one can be overwhelming. To help, the experts at Healthy Home Flooring have shared some tips on how to choose the perfect flooring for your home. HOW TO CHOOSE THE RIGHT FLOORING There are many aspects to consider when choosing the best flooring. Between vinyl, hardwood, tile and carpet, each flooring option has its own
myhyperlocalnews.com
unique benefits. Healthy Home Flooring shares their expertise about the pros and cons of each. LUXURY VINYL PLANK Luxury Vinyl Plank is great for residents who love the look of wood floors but need more durability. Vinyl flooring has the same luxurious design as wood, is more affordable, and is more resilient to scratching and denting. It is also 100% waterproof, which makes vinyl an excellent choice for high-traffic areas like bathrooms, dining rooms and kitchens.
with the ability to mix and match colors and sizes to create unique patterns. Tile is waterproof, stain and scratch resistant, and creates a highend design in the home. It will also keep floors cool, which is crucial in the summer.
HARDWOOD Hardwood flooring is a gorgeous option and it will significantly increase the home’s value. However, some hardwood flooring can be more susceptible to dents and scratches so this is better for homes without pets or children.
CARPET Carpet is the key choice when looking for comfort. The coziness of carpet makes it a great option for bedrooms, playrooms and offices. Most of Healthy Home Flooring carpets are hypoallergenic. Carpet traps allergens rather than letting it float around so regular carpet cleaning and vacuuming will help get rid of any dust in the flooring. Healthy Home Flooring offers a lifetime stain and pet guarantee so this is a great option for families with pets and small children.
TILE Tile flooring has the most versatility
Healthy Home Flooring will work with each individual to find the perfect
fit for his or her home, according to the company. You can also take different options for a spin when looking at flooring samples. All of the flooring choices at Healthy Home Flooring are uniquely eco-friendly and hypoallergenic. This makes all of the flooring easy to clean, safe to play on, and low maintenance. They also note that COVID-19 precautions are taken in all customer interactions. In addition, home renovations can be messy, so they offer free air duct cleanings with every purchase. Flooring can break, dent, scratch or stain over the years so Health Home Flooring also offers a “Worry-Free Guarantee” and will fix or replace any flooring for free up to 10 years. This gives homeowners the ability to live in their home without worrying about their flooring. For more information, visit healthyhomeflooring.co or call 623-404-4444.

he Land Agency, an Arizona-based land brokerage firm, recently announced the successful closing of 28.6 acres located in the high deserts of North Scottsdale.

Real Estate An Update on Scottsdale North Park By Scott Gaertner, Associate Broker and Lifestyle Contributor
I
t has been a while since we updated you on the park that I like to call Scottsdale North Park but the city calls Sevano or Ashler Hills Park. The proposed park site has existed for many years and is located just east of the Summit Shopping Center on Ashler Hills Road. This will be the first, and as far as I know, only park to be located in Scottsdale North. I spoke with the City of Scottsdale Director of Parks and Recreation Reed Pryor about the progress that has been made since the bond paying for the parks passed. Reed told me that the city is in the process of preparing conceptual designs. They have taken the comments and suggestions from the two open house meetings that were held in Winfield and are incorporating them into the conceptual design plans.
type equipment, and 50 parking spaces. I floated the thought of building Scottsdale’s first multigeneration park.
AN IDEA TO CONSIDER: A MULTIGENERATIONAL PARK We have noted here before that Scottsdale North’s main zip code, 85266, has the unique attribute of the highest percentage of Baby Boomers anywhere in the United States. With that kind of distinction, it seems appropriate to fit the park to the local demographic. Multigenerational parks have popped up around the country and the world as the Baby Boomers reached retirement
age. Some of these new-age parks are specifically geared to seniors and are true senior parks. More often they are multigenerational parks and have equipment for children, seniors, and everyone in between.
Regardless of which kind, I think this should at least be explored and offered as an option to the residents. I believe that Baby Boomers are the largest, healthiest, wealthiest, and most active group ever to pass through America’s population. It makes sense to have age appropriate equipment to keep them moving in the ways to which they have become accustomed.
We have placed some information about multigenerational parks and fitness at ScottsdaleNorthPark.com, and if you are interested, register there for updates.
Scott Gaertner is an Associate Broker with Keller Williams Northeast, who for the past 25+ years has helped more people to find their lifestyle niche in the Scottsdale North area than anyone else. He also contributes his thoughts on lifestyle interests in the area.
One of the next steps will be holding a virtual open house in the near future. In the online open house, the city will share the layout of amenities that are being proposed for the park. They will also have venues for public comment. Notices for the schedule of the virtual open house will be shared on the city of Scottsdale website (ScottsdaleAZ.gov) or you can check in at ScottsdaleNorthPark. com to keep informed. Reed and I also discussed the city’s openness to a public/private partnership to fund additional amenities. This unusual financial alliance might allow a more unique and slightly enhanced park site than would normally be created. An example would be having private dollars pay to add more pickleball courts than the city is comfortable funding. We have shared here before about SPARCAZ. com, a 501(c)(3) corporation headed up by local resident Chris Cummings that was set up exactly for such a purpose. They are drivers in this process and are anxious to hear how they can participate. Reed said that at this point, the rough park design includes six pickleball courts, two turf areas, a ramada, and picnic tables, along with the usual playground myhyperlocalnews.com

Legal Pets, Trust and Estate Planning By Libby Banks, The Law Office of Libby Banks, PLLC
T
hose of us with pets consider them family members. And like the rest of the family, we want to make sure they are taken care of when we can no longer do the job. The wealthy sometimes go to the extreme to provide for their pets. Leona Helmsley is one of the most famous examples, having left her entire $12 million fortune to Trouble, her dog. The family sued, and the judge whittled Trouble’s share down to $2 million. The widow of the Star Trek creator left $4 million for their dogs, and $1 million for the employee to care for them. Even Oprah Winfrey has established a pet trust for her beloved dogs, setting aside $30 million for their care, according to Australia’s Woman’s Day magazine. One of my favorites is Miami heiress Gail Posner who left $3 million for her three dogs – and $2 million to her son. Pet trusts are a real thing provided for under Arizona law. You might find that your own neighbors may need a pet trust. Why? Because some pets can live a long, long time, like my friend’s Tortuga tortoise, Pepe, who could live to be 100. A cockatoo can live as long as 60 years. When your pets could easily outlive you, you need to plan for them! Who will take care of them when you are gone?
Money is important to providing for your pets as well, especially if you have a with expensive upkeep. Caring for horses, for example, requires a much greater expenditure of time and money than the care for a dog or cat. Setting up a trust provides the money so that it is not a burden on the person who receives your pets at your death and assures your pets will live out their natural life the way you would want. Pet trusts allow a pet owner to provide not just money for the animal, but also detailed requirements for their care. What veterinarian to use, what food to feed the pet, weekly grooming, even regular walks or car rides can be required and paid for in the trust. The pet trust can be created as a separate trust or created within your own revocable living trust. Often, my clients simply designate the caregiver to take the pets, and give a cash gift with the pet. Whatever you decide to do to provide for you pets, it is important to put it in writing if you want it to be binding. Having a plan in place for your assets, for your pets and for your own care if you are incapacitated will give you immense peace of mind.
