Build Back Better Is Dead, But Your Chance to Secure Energy Independence Is Not
By Erick O’Donnell
“A
ll politics are local,” as a time-tested American saying goes. When considering climate change, the most urgent political issue of our time, we might instinctively balk at this old sawhorse. What, after all, could be less local a concern than the challenges posed by global warming? Yet a closer look reveals that regular people always have the power to effect major change if they are determined to do so, especially if they have the support of their community. All eyes were on the new administration over the past year as it tried to marshal support for its Build Back Better package of public investments—and for good reason. Among other provisions, the bill would have significantly enhanced incentives for green-energy investments, encouraging businesses and individuals to make the kinds of changes needed for the country to fulfill its carbon-reduction commitments. The plan stalled just before this past Christmas in the face of resistance from two Democratic senators. In explaining his refusal to back the bill, West Virginia Senator Joe Manchin paid lip service to political ideals, but his considerable vested interest in the dying coal industry is hard to ignore. Kyrsten Sinema, one of our very own senators, remained enigmatic and noncommittal to the end, a puzzling stance toward a rare opportunity to harness her state’s most abundant natural resource—the sun’s energy. But no matter what powerful politicians are doing (or, more to the point, not doing) on the national stage to counteract climate change, there is always something regular people can do. More than 200,000 homeowners in Arizona have already installed solar systems, which produce enough electrical output to power almost a million homes, according to the Solar Energy Industry Association, and Arizonans are only getting started. You can secure dependable, affordable energy for yourself and your family while contributing to clean-energy self-sufficiency for America. And the professionals at SunSolar Solutions, a locally owned full-service solar installer, want to help—even if politicians don’t. New energy initiatives would have been a boon to homeowners and to American green energy as a whole. But 26 percent of the cost of a solar system is still a big chunk of change for Uncle Sam to kick in, and it’s still available until the end of this year. It’s vital, however, that you act soon to take advantage of this temporary generosity because it’s only good for
systems that are placed in service before January 1, 2023. On that date, the credit drops to 22 percent. SunSolar Solutions focuses on maximizing value for customers by leveraging the tax incentive to the hilt. By installing the greatest possible number of panels on your roof, you maximize the amount of money that the U.S. government will be investing in the system and into your home. If the 100 percent design created a $10,000 subsidy, then the 150-percent design will produce a $15,000 subsidy. There is no limit to the size of the system and, therefore, the size of the tax credit. The result of a properly designed system is a lower monthly and annual cost for the household’s electricity. A solar system offers even more financial benefits to your household. As a long-term money-saving asset, a PV array is likely to increase the value of your home, according to the U.S. Department of Energy. Our projections show that the average solar customer can expect to save an estimated $50,000 to $100,000 over a 25-year period. Our customer testimonials show that SunSolar is focused on maximizing savings by harnessing the greatest amount of solar energy possible (and, along with it, the greatest tax savings possible). Another big advantage to making the switch to solar as soon as possible is that the system will have time to generate the power needed to knock down this summer’s electricity costs. High summer demand causes higher utility charges, putting pressure on a family’s budget, but if you choose to start your project soon, the system can be installed in time to produce those essential credits. If you act right away, your system could even generate a bit of a surplus over late spring and early summer, helping to further offset the cost of peak summer demand later. The most significant congressional action in a generation to bolster American green energy is dead, and that has serious implications for how quickly and effectively we as a nation can respond to climate challenge. But now is not a good time to throw up your hands and get cynical. It’s time to act. Remember: it’s not up to Joe Manchin whether America—or your household—secures the blessings of reliable, affordable, clean energy. It’s up to you. And SunSolar Solutions is here to help you make the transition. Contact SunSolar Solutions today at 623-562-9009 to have a design prepared for your home free of charge.

Mayo Clinic Purchases a 228-acre Land Parcel in North Phoenix to Develop a Biotechnology Corridor By Jim McVeigh, Mayo Clinic Public Affairs Photos Courtesy of Mayo Clinic
corridor for advancing novel medical and health care solutions.
MAYO CLINIC HAS ACQUIRED 228 ACRES OF LAND ADJACENT TO ITS CAMPUS IN NORTH PHOENIX, SECURING THE ABILITY TO EXPAND ITS PATIENTCENTERED MODEL OF CARE AND PAVING THE WAY TO DEVELOP A TRANSFORMATIVE BIOTECHNOLOGY CORRIDOR.
“Leading in the transformation of health care on behalf of patients everywhere is central to Mayo Clinic’s strategy. We believe the acquisition of this land is one of these opportunities, giving us a new canvas to co-create with innovators in science and biotechnology,” says Gianrico Farrugia, M.D., CEO for Mayo Clinic.
The L-shaped parcel wraps around the existing Mayo Clinic Hospital campus and the Arizona State University Health Futures Center. The parcel extends from 56th Street to 64th Street, south of State Route 101. It was purchased from the Arizona State Land Department at a public auction in December 2021.
“Mayo Clinic will use a portion of the land for continued expansion of our Phoenix campus and our patient-centered model of care,” explains Richard Gray, M.D., CEO for Mayo Clinic in Arizona. “But we also have a new opportunity to vision a biotech corridor, anchored by Mayo Clinic, where we invite collaborators to join us in pushing past the existing boundaries in medicine and health care. Discovery Oasis will be fertile ground in the desert, where new ideas can move rapidly from science to patient care solutions to biomanufacturing and broad application.”
Developing this area of North Phoenix to support Mayo Clinic’s strategic vision and the “Discovery Oasis” biotechnology corridor has been a longstanding goal of Mayo Clinic, the City of Phoenix, the State of Arizona, and Arizona State University. The concept furthers Mayo’s mission of addressing humanity’s most serious and complex medical challenges while fueling local and state economic growth. Biotechnology collaborators will be invited to co-locate in what is expected to become a dynamic
Mayo Clinic’s purchase of the site for $139 million will benefit Arizona State Land Department beneficiaries, including state K-12 education. This commitment to education will be extended by land use that enriches the Mayo Clinic Alix School of Medicine, The Mayo Clinic
College of Medicine and Science, and the Mayo Clinic and Arizona State University Alliance for Health Care. Mayo Clinic in Arizona is in the process of adding 1.6 million square feet to the Phoenix hospital campus as part of the “Arizona. Bold. Forward.” project — one of the largest capital expansions in the history of Mayo Clinic. By the close of 2023, through the generous support of benefactor funding, nearly 100 new patient beds will be added, as well as outpatient, education, and research spaces. Plans call for adding 100 more patient beds by 2030.
Chula Seafood to Open Third Location at Hayden Peak Crossing CHULA SEAFOOD WILL BRING “THE FRESHEST FISH IN THE DESERT” TO NORTH SCOTTSDALE WITH A HIGH-END RESTAURANT AT HAYDEN PEAK CROSSING, PEDERSON GROUP’S UPSCALE NEIGHBORHOOD SHOPPING CENTER AT THOMPSON PEAK PARKWAY AND HAYDEN ROAD.
The popular fast-casual seafood purveyor will occupy a newly renovated 3,000-square-foot space with indoor dining, an outdoor patio and take-out options, including its signature poke bowls, Hatch chile tuna melt, and CA burrito. Chula provides a wide assortment of fresh and sustainable seafood from the Pacific Coast and beyond, including everything from swordfish off its boat, FV CHULA, to California halibut, local sea bass and Rocky Point shrimp, sashimi-grade New Bedford scallops, Faroe Island salmon, ahi tuna, and more. “There are so many transplants in Arizona that we wanted to bring them a taste from their hometowns,” says Hogan Jamison, the company’s owner and president.

The family-owned and operated fishery was founded in San Diego in 2009 with its boat, CHULA, specializing in harpooncaught and deep-set buoy swordfish in addition to species off the California coast. In 2015, the family seized an opportunity to bring fresh fish to the desert and began delivering straight from the boat to Arizona. This led to the opening of its first fish market and restaurant in south Scottsdale and a second location in central Phoenix. “We chose Hayden Peak Crossing as our third location because we love the neighborhood and the vibe of the center,” Jamison says. Chula’s new location is slated to open this
spring and will join Ling’s Wok Shop, Pure Sushi, Local Bistro, Juan Jaime’s Tacos and Tequila, First Watch, The Craftsman and Starbucks at the 145,000-square-foot center. The fully occupied center boasts a mix of local and national tenants, and is anchored by a 75,000-square-foot Fry’s Signature Supermarket. “We pay particular attention to the tenant mix at Hayden Peak Crossing,” says James Pederson, designated broker at Pederson Group. “Chula Seafood is a perfect addition to the great line-up of restaurants at this class ‘A’ shopping center.” For more information, visit chulaseafood.com. myhyperlocalnews.com

Every Drop Counts: Scottsdale Asks Residents to Conserve Water By Valerie Schneider, public information officer for the City of Scottsdale Graphic Courtesy of the City of Scottsdale THE CITY OF SCOTTSDALE IS ASKING ALL RESIDENTS, BUSINESSES, AND VISITORS TO CONSERVE THEIR WATER USAGE BY AT LEAST FIVE PERCENT AS THE STATE IS NOW OFFICIALLY IN TIER ONE OF A COLORADO RIVER SUPPLY SHORTAGE. The water shortage was declared by the U.S. Bureau of Reclamation last fall, with the implementation taking effect January 1. As a result, Central Arizona Project’s water supply will be reduced by 30 percent in 2022 with most of the cuts coming from agriculture. While residents and businesses in Scottsdale will not see a shortage at their tap, everyone is asked to look at their water use and find better ways to conserve this precious resource. To help residents conserve, Scottsdale Water has a list of ways residents and businesses can save. Since 70 percent of residential water is used outside, residents are encouraged to take some simple steps today that can make a big impact throughout the year.
FIVE WAYS TO SAVE WATER • Adjust irrigation timers. Residents can sign up for a monthly reminder on adjusting their water by texting WHENTOWATER to 33222. • Sign up for WaterSmart. This new portal allows users to manage their water use and set up notifications. Go to ScottsdaleAZ.gov and search “WaterSmart.” • Convert grass areas. Arizona-friendly landscape requires less than half the water that grass requires. Plus, residents may qualify to receive a rebate for the conversion. • Create a water budget. By using water calculators such as amwua.org/water-use-calculator, residents can determine how much they use and if their water usage is normal for their house/family size. • Request a free Outdoor Water Efficiency Check from an irrigation specialist. On average, Scottsdale Water experts can save a customer 4,000 gallons of water per month.

“Water conservation programs have been in place in Scottsdale for decades and many Scottsdale residents and business know their value,” says Scottsdale Water Executive Director Brian Biesemeyer. “Now, we need to step up our game and take water conservation to the next level. With less water coming to us from the Colorado River in 2022, we need to learn to live with less and that starts every time we turn on the tap, flush the toilet, or start our irrigation systems.” Scottsdale was the first city in Arizona to declare Stage One of its Drought Management Plan (DMP). This declaration started what is forecasted to be a multi-year plan as river projections are forecasted to remain the same or decrease in the coming years. At Stage One of Scottsdale’s DMP, water users are asked to reduce their water use. At Stage Two, increased water use restrictions and mandatory water conservation may be imposed by the City to include imposing a water shortage surcharge on one or more of the customer sectors and potential additional mandatory water use restrictions on water customers. The City of Scottsdale is taking the lead in the community. With the activation of Scottsdale’s DMP, the City is finding ways to internally conserve water. In recent years Scottsdale Parks has significantly reduced turf and converted non-recreational grass areas to xeriscape; Facilities has converted faucets and toilets to low flow; and Scottsdale Water has audited different departments and facilities for water conservation efficiencies.
Check us out @ or like us on Facebook and Tell us who you want us to Spotlight in the coming months!
As part of the DMP, Scottsdale’s Drought Management Team is looking for better ways to conserve across the city and educate the public on better water conservation efforts. Just as Scottsdale is asking residents to conserve, it too has pledged to save five percent above and beyond the measures already being implemented. By working together, Scottsdale residents can achieve maximum sustainability for a prosperous future. To learn more, visit scottsdaleaz.gov/water. myhyperlocalnews.com

Neighbors
Hello Neighbor! HI, MY NAME IS… Kim Post.
MY FAMILY... I have been married to a wonderful man for 38 years. I met him when I was a senior in high school. We have three grown children, two who live in Scottsdale, and one who lives in Texas. We also have three beautiful grandchildren and a very spoiled dog named Jules. ONE THING I CANNOT LIVE WITHOUT IS... Travel. My husband and I have been lucky enough to travel all over the world, but since the pandemic, that has been drastically curtailed. We do have an RV and have enjoyed seeing much of Arizona and surrounding areas. We live in such a beautiful state.
I’VE LIVED IN NORTH SCOTTSDALE FOR NEARLY SEVEN YEARS, AND I LOVE IT BECAUSE… The desert is beautiful, and we are blessed with so many options for hiking or bike riding. I have lived in the Valley for 31 years total, and almost seven of those in North Scottsdale. We live in a small neighborhood of about 11 homes. Our neighbors are great; it is a very tightknit community.
WHEN I WAS YOUNGER, I WANTED TO BE… A nurse—and that’s what I became! This is a wonderful profession filled with compassionate people who are dedicated to caring for people in need. THE ONE PERSON WHO MOTIVATES ME IS… My husband. He has known
A TYPICAL DAY IN MY LIFE INCLUDES... In the morning, I’m rising early, riding my bike, seeing the sunrise, or walking through my garden to see what is ready to harvest. At work, I’m the Senior Vice President and Chief Operations Officer of HonorHealth, where I started as a nurse over 30 years ago. On weekends we love all the restaurants in our area and options for boutique shopping. 14 • February 2022 • SCOTTSDALE NORTH NEWS
me for 40 years and he sees through any insecurity, fear, and hesitation. He calls out my ability, gives examples of when things have worked out, and motivates me to make a difference. Most importantly, he supports me in all my endeavors. THE LAST THING THAT MADE ME LAUGH OUT LOUD WAS… My kids make me laugh when they talk about things they deal with as new parents. THE PERFECT DAY WOULD BE… Watching the sunrise with my husband and my dog somewhere in our RV in the forest. Then, we’d have a peaceful hike or bike ride, and as the sun starts to set, we’d settle in with a good bottle of wine and enjoy the quiet. MY FAVORITE LOCAL ORGANIZATION IS… HonorHealth. I have worked for this company for 31 years and have enjoyed making an impact on care for our community. I think it is a wonderful place to work and we give back in so many ways. The people are amazing, and I am so proud of the support we give for our community, especially during the pandemic. As an HonorHealth leader, my other favorite organization is the American Heart Association. I serve as the community volunteer chair of the 2021-2022 Greater Phoenix area Go Red for Women Movement. I am chairing in partnership with my daughter. I’m so proud that we are able to make an impact at this level. MY LIFE IS… Amazing. We love our home, neighborhood, and community. We are so fortunate to be surrounded by
such beauty and have most of our family so close. THE BEST GIFT I’VE EVER RECEIVED WAS… My husband threw a surprise birthday party for me on my 50th birthday. I had just finished my dissertation for my doctorate the day before and was feeling such relief. He flew in my two best friends as a surprise and spoiled us all weekend. All of my kids were able to be there as well. THE BEST PIECE OF ADVICE I’VE EVER RECEIVED... My dad told me to, “Remember where you came from.” This should make sure you stay connected with your purpose, remember the voices of whom you impacted, and never minimize the importance of the people who you met along the way. Friends, neighbors, and family are all part of who you are—always hold them close. myhyperlocalnews.com

Scottsdale North 2021 Year-End Market Update By Scott Gaertner, Associate Broker
I
am happy to share that this is the best Scottsdale year-end market update ever. Even better than the fake money days back in 2005, where if you could prove you had a pulse, you could get a loan and buy a house. This year is better and the sales are real. The graphs on the back page of this newspaper can give you some perspective, but here are some Scottsdale North real estate highlights from 2021: • 2021 saw the most Scottsdale North homes sold in 10 years. • The Scottsdale North average home price went up 26%. • The Scottsdale North average price per square foot is up 22%. • The average home price was $1,191,069. • 253 homes sold at over $1 million. • The highest sold price was over $10 million, and the lowest sold price was $279,000 in Scottsdale North in 2021. As usual, most of the appreciation came in the first quarter. We saw some early weakening of the market in mid2021, yet the low level of homes coming to market in the fourth quarter could not exceed a demand that remains a bit above normal. The end of the year saw an uptick in appreciation again as inventory shrunk still further. WHERE IS THE MARKET HEADED? Given the unprecedented strength of last year’s real estate market, a slowdown feels long overdue. But thanks to supply remaining stubbornly low (2022 began with the lowest number recorded), the expected cooling off is not showing up just yet.
Tina Tamboer of the Cromford Report had these thoughts: “It’s an accepted opinion among local analysts that income levels in Greater Phoenix cannot sustain another year of 28% annual appreciation, especially if interest rates continue to increase. However, seeing there is little relief from home builders adding more supply to the equation, it’s reasonable to expect the market to respond with a softening of demand.” That might sound a bit foreboding, but the Scottsdale North inventory remains staggeringly low. INVENTORY IS LOWER THAN IT’S EVER BEEN
The chart above shows the lowest number of active listings ever in 85266. Today we are below that number. Without a significant increase in the number of homes for sale, any hope of halting the brisk rate of price increases is likely to be crushed. This remains true even in a higher interest rate environment because demand is not the controlling factor.
SO WHEN DO YOU CASH IN? Does it make sense to sell? Well, it certainly doesn’t make sense to let the higher prices keep you from buying. After all, a rising tide lifts all boats, and you will get a lot from the sale of your home. Bear in mind that you are suddenly a buyer at these new higher prices unless you rent for a while. If you are going to a rental situation or moving to another state, it is probably better to wait as prices will likely continue to rise. WANT TO PULL EQUITY OUT OR DOWNSIZE? If you want to pull some equity out of your home so you can travel or just downsize, we can help with that. We recently had a couple come to us with precisely this request: “We want to stay in the area but cut our home investment by $300,000 so that we can travel and enjoy our lives a bit more.” We moved them just nine miles away from Scottsdale North to a home with almost the same square footage - but it was 12 years newer than their Scottsdale North home - for almost exactly $300,000 less than the home they sold. They love their new home and now they can see the world together. CAN WE HELP YOU? In 2021 your Scottsdale North neighbors trusted us to list their homes over three times more often than any other agent. On a price per foot basis, we averaged $126,000 more for their homes than the average sale and almost $12 per foot more than our closest competitor. WE HAVE YOUR BUYER! While we sold the most in 2021, it could have been many more! We have 1,606 buyers in waiting who need homes. Many are willing to purchase with no repair requests, above market, pick your closing date, or even allow you to stay in your home. If you have any thoughts of selling, give me a call at 480-634-5000. t’s two months into a New Year and many of us are looking for ways to keep our resolutions and lead healthier, happier lives in 2022 and beyond. Luckily, FYZICAL Therapy & Balance Center, a full-service physical therapy practice, is here for locals in need of some expert help kickstarting their health and wellness journey.
not only treats balance issues, but several other health concerns as well, including: cervicogenic dizziness, neurological rehabilitation, myofascial release manual treatment, concussion management, sciatica, neck/ back pain and disorders, orthopedic and sports related injuries, post-surgical rehabilitation, frozen shoulder, and plantar fasciitis, to name a few.
“FYZICAL is well known for our quality one-on-one care we provide with a concierge feel to our private practice physical therapy group,” says Sandi Salazar, MSPT, Nike GPS, CAFS, physical therapist and owner of FYZICAL Therapy & Balance Center’s Phoenix location. “FYZICAL doesn’t just treat balance and vestibular disorders, although we are proud to be the Valley experts for these complex disorders. We are a full-service physical therapy practice treating everything from ankle sprains, sports injuries, back and neck pain, to the more complex vestibular disorders.”
“Among our various treatment interventions, we also utilize a unique, but highly effective form of myofascial release for structural body work, postural correction and pain relief,” Salazar adds. “This form of myofascial release is amazing for treatment of a variety of issues, from neck and back pain to heel pain. The best part about this approach is that it is virtually pain free, and you won’t leave feeling bruised.”
NOT IN PAIN? FYZICAL CAN HELP YOU IMPROVE YOUR GOLF SWING! With the Open in town, many locals are thinking about golf. Because of its outdoor location and the MAKING THE MOVE TO HIGH STREET ability for players to physically distance themselves This month, FYZICAL Therapy & Balance Center is moving to High Street. The new office will be located at from one another, the already popular game of golf 5410 E. High Street, Unit 107, in Phoenix. Salazar notes has experienced an upswing during the COVID-19 pandemic. In fact, a University of Arizona study that they will be in a temporary space at High Street found that golf contributes $3.9 billion to the state’s for a couple of weeks due to delays with their build economy. This hidden demon could be the missing link to the game of your dreams.” Let’s face it, most of us are not even aware that we have an issue with our balance or balance has the stigma of being an issue for “old people.” The reality, however, is that most of us are walking around with a deficit in our balance system. An underlying balance deficit is often the trigger for many joint aches and pains because the body is having to work harder to compensate for that deficit, Salazar explains. The body naturally compensates for that balance deficit by limiting or slowing down our motion, allowing it to feel more stable. Over time, we start to notice this motion loss most pronounced in our thoracic spine (mid-back) and hips, which are vital to the golf swing. “Improving balance will allow for faster trunk and hip rotation, which directly translate to greater power behind the swing and greater distance to the drive,” Salazar says. “Improving balance can also lead to longevity on the golf course and endurance during and after a round of golf.” LOVE YOUR LIFE WITH THE HELP OF FYZICAL “FYZICAL draws people from all over the Valley for the unique services we provide, with some coming from as far away as Maricopa. Whatever your need, FYZICAL is here to help get you back to loving your life,” Salazar says. “Let’s face it, life is more fun when you are able to do what you love, do it well, and do it without issue. Connect with us today and see how FYZICAL Therapy & Balance Centers can help you love your life.” Salazar adds that any new patient who mentions this story will receive a free golf performance assessment, a free balance assessment, or half off on a myofascial release treatment. Play Ball? Spring Training Up in the Air Due to MLB lockout The latest info from the Cactus League By Jeremiah Sosa Photos Courtesy of the Cactus League
F
or the past 75 years, Major League Baseball’s Cactus League has been a mainstay in Arizona. Fans from all over the country travel thousands of miles to the Arizona desert to watch their favorite teams take the diamond.
The Cactus League is a nonprofit association whose goal is to facilitate, encourage and participate in activities that promote
the 15 MLB teams and 10 stadiums who participate in Spring Training in Arizona. However, the past few years have looked anything but ordinary. In 2020, the Cactus League ended early due to the COVID-19 pandemic. In 2021, only a fraction of the fans were allowed into the stadiums across the Valley due to the ongoing pandemic. Now, in 2022, the Cactus League once again faces another setback (in addition to the ongoing pandemic): an MLB lockout. On December 2, 2021, MLB unanimously voted to put the league in a lockout, after the previous collective
bargaining agreement expired. The owners and players have yet to come to terms on a new deal, meaning all MLB activities will cease to take place until an agreement is reached. For Arizona baseball fans, and baseball fans all over the country, this means that the commencement of the 75th Cactus League Spring Training is in question. “We are keeping a close eye on news regarding the negotiations between the owners and the players on a new Collective Bargaining Agreement,” Cactus League Executive Director Bridget Binsbacher says. “While we don’t want to speculate on the outcome, we are concerned about the possibility
of a work stoppage impacting Spring Training this year.” Although there is uncertainty from the players and teams whether there will be a Spring Training this year, the Cactus League remains ready to host teams, players, and fans. “The Cactus League’s eight host municipalities and the tribal community will be ready to work together to ensure a safe, secure and enjoyable Spring Training experience for all involved,” Binsbacher says. WHERE TO STAY UPDATED For updates, tickets, scheduling, and more on the 75th Cactus League, visit cactusleague.com. As of press time (late January), Spring Training was still in question.

Valentine’s Day and Planning for Those You Love By Libby Banks, The Law Office of Libby Banks, PLLC
V
alentine’s Day is here again, and we may have given our loved ones the usual gifts – roses, chocolates, or a lovely dinner out. Valentine’s Day gifts let our spouse and family know just how dear they are to us. Another way to show our family we care is to get a Will or Trust in place. Many of my clients come to put a plan in place after a stressful and difficult time handling the estate of a parent, sibling or other loved one who didn’t plan ahead. Going through the exhausting process of a probate court proceeding has shown them just how important an estate plan is to the family.
in place instead. You need a plan if you have children, you own a home, you have other assets or you own a business. A plan tailored to you will save your family heartache and money. Putting a do-it-yourself plan in place or using a non-expert: Sometimes we need to call in experts. We don’t know what we don’t know. We wouldn’t perform our own surgery, and it’s wise to hire a lawyer for your estate plan as well. An attorney who focuses on estate planning knows the ins and outs of the law and can suggest provisions for your plan that you don’t even know about. If you don’t use an attorney and make a serious mistake, it may be too late when your family finds out.
HAVING A PROPER PLAN MEANS YOU AVOID SOME OF THESE BIG MISTAKES:
Keeping your “older-than-the-hills” estate plan: Good for you if you did a Will when your children were born, but if they now have their own children, it is time to update your plan. If your assets have grown, you may want to consider a trust, and rethink how you are leaving your assets to your heirs. Laws changed in Arizona in 2008, and estate taxes have changed over the years and continue to change. It is important to keep your plan current.
Not having a plan: This seems obvious, but it is the number one mistake made by 60 percent of Arizonans. If you don’t have a plan, don’t worry. The state of Arizona has one for you, but it may not be what you want. Put your own plan

A proper estate plan makes it much easier on your loved ones if you become incapacitated and when you are no longer here. Without a proper estate plan, you may leave a gigantic mess. Your family will have an expensive and timeconsuming ordeal ahead of them, and worse, they may end up fighting.

Arizona Gives Day Registration Deadline Nears for Local Nonprofits Arizona Gives Day raised a record $7.1 million for nonprofits in 2021
F
ebruary 28 is the registration deadline for local nonprofits interested in participating in Arizona Gives Day, the 24-hour online fundraising event, from noon on April 5 until noon on April 6. Since 2013, Arizona Gives has raised more than $30 million for nonprofits statewide, setting a single-year record in 2021 by raising $7.1 million. Presented by FirstBank, one of the nation’s largest privately held banks with a focus on “banking for good,” Arizona Gives is hosted by the Alliance of Arizona Nonprofits and the Arizona Grantmakers Forum. Re-enrollment and payment of a refundable registration fee is required and can be completed at azgives.org/ eligibility. Registrants receive access to workshops and training, marketing and graphics toolkit, and can fundraise all year on AZGives.org.
Mobility has come a long way...
scooters ∙ ramps ∙ lifts
We sell, rent, service, and install accessibility products including walkers, wheelchairs, beds, scooters, ramps, and lifts so that you can
go where you want to go...
The Alliance of Arizona Nonprofits’ Senior Vice President and Director of Development Jennifer Purcell shares that new features rolled out in the past year include peerto-peer fundraising, an early-giving leaderboard, and a collective listing of events and volunteer opportunities for viewing in one place. “These features were created to encourage year-round use of the website and assist with connecting the community with nonprofit organizations of interest,” Purcell says. “This year, returning participants can take advantage of special QR codes, donate buttons to imbed on a website, and an auto-generated repeating donation feature to encourage previous donors to give again.” Arizona Gives unites nonprofits, big and small, new and established, to celebrate and increase philanthropy in Arizona through online giving. Arizona Gives helps raise awareness about the critical role Arizona nonprofits play in our communities and inspires people to give generously to create a thriving and stronger Arizona for all. Information required for registration and re-enrollment includes general information about the nonprofit, an
IRS Determination Letter, the most current completed financials through Form 990 or the organization’s operating budget, and a bank account and routing number for electronic distribution of donations. Arizona Gives provides virtual workshops to assist in making each participant’s fundraising experience a success. Workshops take place through March. Registrants can participate in real time or view the recording later. “Arizona Gives offers a number of significant options for both nonprofits and donors including the ability for yearround giving and for donors to create personal fundraiser campaigns,” says Alliance of Arizona Nonprofits CEO Kristen Merrifield. New 2022 campaign features for nonprofits include: • New ways for nonprofits to direct traffic to their Arizona Gives Day profiles including options for an embeddable donation button and QR code. • Ability to send thank-you emails directly from the Arizona Gives Day platform. • An option for the peer fundraiser page “hero image” to be either static or as a video. • Ability for nonprofits to link to their Vimeo videos in addition to YouTube. • A new Repeat Your Donation feature which enables donors to review previous donations and then make that specific donation again or add to it with a click of a button. For interested donors, AzGives.org offers an advanced search filter to find nonprofits by specific criteria, area of focus, and which donations may qualify as an Arizona tax credit. In addition to creating a fundraiser page, donors also can create a donor account to set up recurring donations, track their giving throughout the year, or they may simply check out as a guest. Complete information, including answers to important questions about Arizona Gives Day, can be found at AZGives.org.

ar, motorcycle and military vehicle enthusiasts, get revved up for the eighth annual Gila River Hotels & Casinos Concours in the Hills on Saturday, Feb. 12 from 10 a.m. to 3 p.m. at Fountain Park (located at 12925 N. Saguaro Boulevard in Fountain Hills). The free, family-friendly event benefits Phoenix Children’s Hospital. Concours in the Hills creator Peter Volny built a thriving advertising business around promoting the automobile industry. Migrating to Arizona, a “mecca” for car collectors, he turned his passion for speed and exotic cars into the premier auto show that draws car enthusiasts from across the Southwest. A childhood cancer survivor, Volny donates all proceeds from the event to Phoenix Children’s Hospital. “2022 is shaping up to be an incredibly exciting year as the details fall into place for Concourse in the Hills,” Volny says. “This year, for the first time ever, we’ve added alternate fuel vehicles to the mix. This is the fourth year the event is benefiting Phoenix Children’s and we are continuing to push the fundraising goal for the hospital. Since 2018, the event has raised over $500,000 and we have set a new goal to raise $1 million over the next few years.” Concours in the Hills will expand its race car display and will have noteworthy winning cars representing various types of rac-
ing. Other vehicles will be arranged by brand to encourage friendship among owners. They are grouped in Domestic, European, and Asian Sections. Several military helicopters will also be on display in the military vehicle section. Continuing tradition, the show will be opened by well-known race drivers from F1, Indy and Sports Car Racing. The free event started in 2014 with 220 cars and 3,000 spectators, and in 2020, featured 1,052 cars, 118 sponsor booths and more than 30,000 spectators, smashing all previous records. Event admission and parking is free to spectators. The exhibitor entry fee is a minimum $60 donation for vehicles and $30 for motorcycles. Additional donations are welcomed. Movie Reviews and Upcoming Release Dates By A.D. Beal
IN THEATERS
The director does a good job showing us their lives, day by day as they continue to destroy themselves and each other, convinced some salvation still awaits them. It’s funny, uncomfortable, and tragic all at once—the best kind of film.
chase scenes and kills, but the writing only provides laughable connections to the original film and the usual “Scream” archetypes, giving their actors little to work with (though Jack Quaid and Jenna Ortega stand out well). By the end, it leaves you feeling, if not empty, unfulfilled, and sad watching all that talent wasted.
better made for the stage than film. It’s a noble attempt at a retelling, but it feels flat.
COMING SOON
ON APPLE TV+ “Nightmare Alley” A con man’s rise and fall, told in two acts from the circus to the highest part of society as he schemes his way with his fake psychic powers. Guillermo del Toro has always made films that can best be described as dark fairy tales, with their heightened sense of reality and unique designs and visuals. With his new film, he changes it up, slamming the film into harsh, wet reality, with only his heightened production design remaining. Nightmare Alley is a cold, bleak movie with little hope or light to be found as we watch our characters kill, cheat, and abandon each other for their gain. The actors perfectly reach their different levels of habitability, watching them slowly get further into the underbelly of the world they live in. Slow is a good word to describe this movie, one that wants you to experience every second of its ugly reality. It’s a watch that requires you to be patient, but if you stick with it, it rewards you well. “Red Rocket” A down-and-out actor’s journey to success as he moves back to his hometown. The events in “Red Rocket” are like a very humorous accident, one you can’t look away from as it gets worse and worse. Simon Rex’s performance as Mikey Saber is one of the best “scumbag” lead characters I’ve seen in recent years, a character that completely lacks selfawareness and is filled with delusions of grandeur. The supporting cast is filled with other colorful characters played by all sorts of discoveries by Sean Baker. myhyperlocalnews.com
February 4 • “Moonfall” “Scream” Twenty-five years after the original murders, a new killer arrives, forcing the original survivors to unite with a new generation to stop them. I’m likely biased in this case as, outside of the fourth film, I’ve never really cared for “Scream” and only saw this new film due to the involvement of the filmmakers behind 2019’s excellent horror-comedy “Ready Or Not.” With this new installment, you get a meta take on legacy sequels and their family relations in typical “Scream” fashion (even despite the new directors and writers). As per usual with these movies (beyond the surprisingly clever fourth film from 2011), it’s obnoxious, to say the least and doesn’t have anything of intrigue to bring up. The directors do bring some good set pieces with the
• “Jackass Forever” “The Tragedy of Macbeth” A retelling of Shakespeare’s iconic play. As an exercise in visuals, Joel Coen’s solo debut as a director works. The minimalist production design is a sight to behold and, mixed with the black and white photography, it reminds one of classic German expressionism. Beyond that, if you’ve seen a prior version of Macbeth you’ve basically seen this one, as there’s little that this version offers to differ from prior versions. The most is the bigger stars than other film adaptations, and unfortunately, the main two leads, Denzel Washington and Frances McDormand, are miscast and don’t fit the devious nature of the characters. The other actors fare better, but the filmmaking and performances feel

Should You Consider Your Home a Retirement Asset? Renee A. Hanson, CFP®, ChFC®, CEP®, CDFA™, CFS®, BFA®, APMA®

f you own a home, chances are your net worth has shot up in the last year. According to a new report, skyrocketing home prices caused by a pandemicfueled real estate frenzy have led to a scenario where homeowners in the U.S. are sitting on a record $22.7 trillion worth of home equity.1 Seeing the estimated value of your home increase on real estate sites can be exciting, especially if you’re counting on that money to one day help fund your lifestyle in retirement. But it’s important to remember that real estate is a more complicated asset than cash. Keep these factors in mind as you consider how the value of your home may be used to bankroll your retirement. 1.

have expected. It’s important to keep a pulse on the housing market in your area to help determine what you may be able to get for your home. Determining a home’s value can be difficult. Compared with a stock, bond or mutual fund that can readily be priced in the market and bought or sold daily, a home is a different kind of investment. The value can’t be precisely determined, and it is not considered to be as much of a liquid asset. If you’re serious about selling your home, it may be worthwhile to hire a professional appraiser to give you a realistic sense of how much you can expect to a buyer to pay you for it.
Keeping these factors in mind, it’s important to maintain a proper perspective about the value of your home in the context of your overall financial picture. Be careful not to overestimate a home’s contribution to your retirement security based on its current valuation, because those numbers can change. Even as your home is appreciating in value, remain diligent about saving for retirement in other ways, such as through a workplace savings plan or an IRA.
You need somewhere to live. Whether it is in your current house or somewhere else, you need a roof over your head, and that usually comes with a sizeable cost. Many people who downsize their homes underestimate how much they’ll end up spending on a smaller condo or to live in a retirement community. In fact, some come to realize that their new accommodations are on par Talk with a financial advisor about your plans for with or even more expensive than their previous retirement and your home’s potential value in your overall homes – especially considering that they may portfolio. Experience an Oasis of Tranquility at Royal Palms Resort and Spa THE PERFECT LOCAL ESCAPE FOR RELAXATION, ROMANCE, AND RICH ARIZONA HISTORY
R
oyal Palms Resort and Spa is one of the most sought-after resort experiences in the Valley, combining the graciousness and sophistication of a Mediterranean villa with the intimacy and privacy of a secluded luxury retreat. The resort was originally built in 1929 as El Vernadero, a wellness retreat for Cunard Steamship executive and financier Delos Cooke and his wife. The Cookes modeled their home and architecture after their beloved European adventures and used much of their income to purchase and plant rare flora, including 900 palms, many imported from Egypt. The original mansion still sits at the center of the resort today. Following Cooke’s 1931 death, the estate changed hands several times until visionary Al Stovall purchased the property in the 1940s. Stovall and his partners guided the estate’s transition from private home to inn, adding 15 casitas and converting the main house into several additional guest rooms, a reception area, and dining space. In 1948, the Royal Palms Inn officially opened to guests, and the first reservations were recorded. Local businessman Fred Unger purchased the property in 1995 and was responsible for the hotel’s 1996-1997 restoration, which brought to life the property today known as Royal Palms Resort and Spa. Royal Palms Resort boasts 119 beautifully appointed guest rooms, casitas, and luxury villas each designed to emulate a classic Spanish estate. Warm desert hues and rich woods are complemented by natural sunlight billowing through the windows with each room offering views of the perfectly manicured resort grounds. Deluxe rooms and suites boast breathtaking views of the iconic Camelback Mountain while the resort’s villas feature stone floors, fireplaces, and private patios for an added touch of serenity and luxury. A not-to-be-missed experience at Royal Palms Resort is the signature Alvadora Spa, an eight-room spa and wellness oasis that integrates the indoors and outdoors in a warm, welcoming environment. Alvadora Spa boasts an impressive treatment menu offering organic therapies and massages to help guests achieve the ultimate state of relaxation and restoration for both body and soul. Inspired by the property’s longstanding orange groves, citrusinspired signature treatments include the Citrus Ritual, which begins with a full body exfoliation with water gently cascading from above followed by relaxation in the spa’s garden tub and private patio area, concluding with a customized massage. The Orange Blossom Body Buff offers a full body

exfoliation with the spa’s signature scent of Neroli to soften and renew the skin and is completed with an orange blossom oil application. Offering views of Camelback Mountain and the resort’s mother-of-pearl swimming pool, Royal Palms Resort’s two-story fitness center features state-of-the-art exercise equipment, including a Peloton bike to help guests stay active. For those looking to indulge in fitness and wellness experiences from the comfort of their own room, the resort’s Wellness on Demand program offers an evolving menu of classes like Barre, HIIT and yoga classes. The resort is also conveniently located to nearby running and biking trails. Perfect for sipping and savoring, Royal Palms Resort boasts multiple culinary concepts. T. Cook’s serves as the resort’s signature restaurant, offering the highest quality Mediterranean-inspired cuisine prepared by award-winning Executive Chef Lee Hillson. Commemorating its 25th anniversary this year, T. Cook’s celebrates hand-selected seasonal produce and locally sourced ingredients with notes of regional influence from Northern Italy, Greece, and Spain. Additional food and beverage experiences include Mix Up, an elevated cocktail lounge serving garden-to-glass libations, and Via Cappello, a private dining experience named for a romantic residence in Verona, Italy. This Valentine’s Day, those looking for a romantic getaway can experience the resort’s Royal Romance package and Via Cappello dining experience. The package includes a special welcome amenity, daily breakfast for two, dinner credit to T. Cook’s a rose petal turndown, and late checkout, which can be booked online. The Via Cappello dining experience is customized for couples to savor up to five chefinspired courses from T. Cook’s on a private patio or intimate garden setting complemented by rose petals and candles with special upgrades available. The experience can be booked by emailing Jeffrey Skalski at Jeffrey.Skalski@royalpalmshotel.com. This content is sponsored by Royal Palms Resort and Spa.
