SCOTTSDALE 411: The Latest Local News You Need to Know SCOTTSDALE MAYOR TO DISCUSS CITY’S SUCCESSES AND FUTURE AT ANNUAL ADDRESS Scottsdale Mayor David D. Ortega will hold his State of the City address from 11 a.m. to 1 p.m. Wed., Jan. 18, at the Scottsdale Stadium Fieldhouse, 7408 E. Osborn Rd. The ticketed event is open for registration. Lunch will be provided. To attend, register online at scottsdalechamber.com. “Join me, the Scottsdale Chamber, and members of the Scottsdale City Council for the 2023 State of the City address,” says Ortega. “The residents of Scottsdale spoke when they voted to ratify General Plan 2035. As mayor, I will ensure the 24 elements of the General Plan are implemented. Each element is equally important for a wholistic and balanced city.” Those who can’t attend in person can watch Mayor Ortega’s address following the event on Scottsdale Video Network or on Scottsdale’s YouTube Channel. The 2023 State of Scottsdale event is sponsored by the Scottsdale Area Chamber of Commerce and HonorHealth.
OWNERS HAVE UNTIL JAN. 8 TO LICENSE SHORTTERM RENTAL PROPERTIES IN SCOTTSDALE City ordinance requires short-term/vacation rental property owners/operators to obtain a Scottsdale license for each property and comply with several safety, health, and neighbor notification requirements. Owners must obtain licenses by Jan. 8. 4 • January 2023 • SCOTTSDALE NORTH NEWS
The city has notified all known short-term/vacation rental properties about the licensing requirement via direct mail. However, as of Dec. 14, only 530 of an estimated 5,000 properties in Scottsdale have applied for or received their Scottsdale license.
The owner/operator will be subject to enforcement action by the city that includes being cited with a minimum fine of $1,000 per violation. Review the requirements and apply for a Scottsdale rental property license at scottsdaleaz.gov, search “short-term rental.”
“I’m concerned that only a small percentage of all properties currently advertising in Scottsdale have applied for the license we require,” says Scottsdale Mayor David D. Ortega. “I urge all owners to act now and obtain the license - doing so is simple, and it’s the law in Scottsdale.”
MARICOPA COUNTY OFFERS VOUCHERS FOR PROPANE FIRE PIT PROGRAM In Maricopa County, a combination of wood-burning and stagnant weather conditions can create poor air quality during the winter. Using a propane fire pit rather than wood-burning pits and fireplaces can reduce air pollution caused by smoke. In an effort to reduce smoke produced by outdoor wood burning fire pits, the Maricopa County Air Quality Department has created a Propane Fire Pit Program in partnership with the Arizona Propane Gas Association, the Propane Education & Research Council, and Home Depot. The county is offering a $75 voucher toward the purchase of a propane fire pit. The program is available to all Maricopa County residents. To learn more, visit cleanairmakemore.com/firepit.
A short-term/vacation rental covers rentals of less than 30 days. Owners that rent for 30 days or longer do not need to obtain a license through this process. Failure to receive the city’s letter does not alleviate an owner’s responsibility to obtain a license or comply with other ordinance and legal requirements. Beginning Jan. 9, any short-term/vacation rental property operating in Scottsdale without a license will be violating the law.

Breaking ground spring/summer 2023, the 22-acre site, located on the southeast corner of Scottsdale Road and the Loop 101 Freeway, Optima McDowell Mountain Village is comprised of six concrete-framed, eight-story buildings that will include 1,330 luxury residences and 36,000 square feet of commercial and retail space. The development will be a mix of condominiums and apartments. Optima McDowell Mountain Village will create an environmentally friendly residential neighborhood with a state-of-the-art, allinclusive, health-based, amenity-rich community. Most notably from a sustainability perspective, it will be the largest private rainwater harvesting site in the U.S. The residences within the community are expected to use half as much water as the average Scottsdale multi-family residence and a quarter as much water as the average Scottsdale single-family home. Optima is also providing the city of Scottsdale with 2,750 acre-feet of water that will be deposited into the Scottsdale water system.

landscaping and native plants; high-performance mechanical systems, solar panels; 100% underground parking to mitigate the heat-island effect, and Optima’s signature vertical landscape system. The vertical landscaping system, with its self-containing irrigation and drainage, enables a palette of vibrantly colored plants at the edge of each floor to grow both up and over the edge of the building. The integration of enhancements to the vertical landscape and architectural shading systems protects homes from the sun and creates additional privacy, while filtering the air and lowering ambient temperature. Designed by architects David C. Hovey, FAIA and David Hovey, Jr. AIA, the six buildings, with undulating landscaped facades, echo the shapes of the McDowell Mountains. The eight-story buildings are designed to have complex elevations that step in and out creating depth, shadow, and texture. There will be outdoor terraces edged with trailing native plants cascading down the building. The buildings have been designed to emulate the colors of the desert with bronze glass, railings, and planters.

Each of the six buildings will contain its own resort-style amenity offering which will include a rooftop deck with a 50-meter Olympic-length swimming pool; a sauna, spa, and cold plunge; a running track that will follow the perimeter of the roof; outdoor fireplaces; lounge seating; outdoor kitchens with barbecues and dining spaces and sheltering arbors covered with vines. Every rooftop will offer views of the McDowell Mountains to the east, vibrant sunsets to the west, Pinnacle Peak to the north and Camelback Mountain to the south. Grieving Children and Families Find Healing at New Center By Lin Sue Flood Photos courtesy of Hospice of the Valley
WHEN MELISSA ALVARADO’S OLDEST DAUGHTER, GLORIA, DIED IN MAY, SHE QUICKLY REALIZED HER FAMILY NEEDED PROFESSIONAL SUPPORT AND TO BE AROUND OTHERS WHO COULD FULLY GRASP THEIR PAIN. At New Song Center for Grieving Children, they discovered support groups and meaningful activities to help them find healing. Melissa, her husband and their two younger kids were among 150 people at New Song’s recent bereavement event at Steele Indian School Park in Phoenix. “I like being here because these are the only other people who know how we feel,” she says. “And the support groups validate our emotions and feelings.” New Song is Arizona’s first and largest child and family grief support program.
All the services are provided at no cost. Since combining bereavement programs with Hospice of the Valley in 2009, New Song has served thousands of families, providing: • Support groups for grieving children, teens, young adults, and adult caregivers. • Support groups for grandparents, parents, and siblings who are grieving the death of a child. • A family support group for Spanishspeaking families. • Pediatric support and counseling for families caring for a child who is medically fragile or has a life-limiting illness. • Day camps for siblings of children living with complex medical needs. • Fun trips to family-friendly places like Butterfly Wonderland or the movies. “Our mission is to provide comprehensive grief education and support to help families heal after a traumatic loss,” says Lisa Schmitt
Betcher, executive director of the nonprofit program. “We recognize that children express grief quite differently than adults, more likely through behavior than words.”
Within age-specific grief support groups, New Song creates a safe space for youngsters to enjoy art, play, journaling, and other forms of expression. Adults attend their own support groups to learn how to help children process grief in a healthy way — and to learn how to help themselves cope with loss. At the park gathering, the McMullins wore matching gray shirts with the name “William” printed in big, bold letters and three words below it: “brave, strong, superhero.” Lauren and Chris McMullin were referred to New Song after their 7-year-old died in April. The couple also have an 11-year-old, Owen, and a 4-yearold, Arthur. Erica Schwartz, a New Song pediatric
bereavement and family support counselor, sees the oldest boy one-onone. “I feel incredibly lucky that I get to do that,” she says, standing near a table covered with “blugs” — a blanket and a hug. “Owen looks forward to her visit every time,” Lauren says.
After bonding over special arts and crafts, all the families formed a large circle. One by one, they shared the names of their loved ones — Gloria, William, Isaiah, Landon … and many more. Then five white doves were released one at a time — symbolizing grief, courage, memories, love, and hope. As all remaining doves were set free, New Song Clinical Director Jill Lovill reminded the families that everyone’s journey is unique. “As individuals, we grieve; as a community, we heal. May we each find our paths towards healing in the days ahead.”

Exhibition Honors Legacy of Artist Rip Woods Photo courtesy of Scottsdale Public Art ROOSEVELT “RIP” WOODS INSPIRED OTHER ARTISTS TO FURTHER THEIR EXPLORATIONS, AND SCOTTSDALE PUBLIC ART AIMS TO HONOR THE LONGTIME PHOENIX ARTIST’S LEGACY WITH A NEW EXHIBITION, “RIP WOODS: CREATING MAGIC,” RUNNING JAN. 9 THROUGH MARCH 30 AT SCOTTSDALE CIVIC CENTER LIBRARY, 3948 N. DRINKWATER BLVD. “Rip Woods: Creating Magic” shows selections by Wood along with the work of some of his past students and friends, including Ron Bimrose, Susan Copeland, Carolyn Lavender, Helen Parkhill, Don Robbins, and Woods’ daughter, Dee Dee Woods. “Rip Woods was one of my first painting teachers at Arizona State University,” says Wendy Raisanen, curator of collections and exhibitions for Scottsdale Public Art
and co-curator of this exhibition. “He was a wise and gentle soul, who influenced many local artists. I’m thrilled to be able to exhibit his work and the art of a few other artists who still hear his voice.” Born in Idabel, Oklahoma, Woods grew up in Phoenix. His long art career was a standout in the Valley for his early and recognized talent and his commitment to creating much-needed exhibition opportunities for black artists. Woods conjured visions of reality that were messages to the world, cloaked in satire and humor. His work is mysterious and symbolic, often referring to historic African masks and rituals, while reflecting on modern African American life experiences. The artist once said, “My work represents survival, ritual, and magic, all of which helps in my quest for personal
clarity through art.” Woods received both a bachelor and master of art in education at Arizona State University. He taught in the Phoenix Union High School system and privately for eight years before joining the faculty of ASU, where he taught graduate and undergraduate painting and drawing for 27 years. This exhibition is co-curated with Woods’ daughter, Senina Woods Harris. A free opening reception for the exhibition will be held at 4 p.m. Thurs., Jan. 12, at the Civic Center Public Gallery. The curators and many of the exhibiting artists will be present, and refreshments will be provided. For more information, visit scottsdalepublicart.org/ exhibitions. The Scottsdale Public Art exhibition “Rip Woods: Creating Magic” will open Jan. 9 at Scottsdale Civic Center Library.

Family Inspiring Teens Provide Support to Peers Dealing with Dating Violence, Abuse By Amy Wolff Photos courtesy of BLOOM365

een dating violence statistics are staggering. According to a 2018 Centers for Disease Control study one in 11 females, one in 15 males, and one in four LGBTQ+ high school students have experienced physical dating violence in the last year. And roughly one in nine females, one in 36 males, and one in three LGBTQ+ high school students have experienced sexual dating violence.
“The work we do at BLOOM365 is something I am very passionate about, and I strongly believe in ending the cycle of abuse in my generation,” she says. “Through the peer advocacy program, I’ve learned how to create an impact within my school and community.
Peer advocates participate in an immersive and highly engaging training that educates young people ages 13 to 24 years old about the risk factors, red flags, and root causes of domestic, sexual, teen-dating violence, and bullying and how to prevent them. Through the program teens and young adults gain skills they can use to support peers who have experienced unhealthy, controlling, toxic, or abusive friendships or relationships. They also learn steps they can take to create a safe space for survivors to seek help and perpetrators to unlearn abusive behaviors.

For Valley nonprofit group BLOOM365, stopping abuse at the root of the problem and preventing dating and domestic violence before it begins, with a special focus on 11 to 24-year-olds, is the ultimate mission. One of the most unique things about BLOOM365 is its Peer Advocate program. It includes roughly 40 local high school and college students who are trained to recognize the signs of abuse, respond appropriately, and reframe conversations and actions to cultivate a culture of safety, empathy, respect, and consent. Harshitha Ram, a sophomore at Pinnacle High School, became a peer advocate to be part of something bigger
BLOOM365 educates young people on healthy versus unhealthy relationships and helps build skills to avoid controlling, abusive, and violent behaviors both now and later in life. The organization also provides trauma-informed emotional support, counseling, and safety services to enhance healing and well-being for young people who have been victimized. “My work as a peer advocate is dear to my heart because it means that I can make a difference in the lives and experiences of every person around me,” says Clara McAdams, a junior at Barry Goldwater High School. “When a peer comes to me and discloses interpersonal violence or toxicity in their relationship, the first step I take is to listen. I give them an outlet to express their emotions, fears, and concerns. I

Local Grammy Award Nominated Children’s Musician to Perform a Children’s Music Concert Photo provided by David Sharpe

avid “PapaHugs” Sharpe, a local Grammy award nominated children’s musician, will be performing a free concert on Sat., Jan. 7, from 10:30 a.m. to 11:30 a.m., at the Desert Foothills Library, 38443 N. Schoolhouse Rd., Cave Creek. The concert will be a fun, interactive, and upbeat performance of all original “PapaHugs” music for children of all ages and their families. David Sharpe has performed for thousands of children around the country at libraries, children’s museums, festivals, and special events. His music comes from observation of all the wonderful and imaginative things children say and do. Many of his songs have been influenced by his experiences with his own children and grandchildren. Since most schools today lack exposure to music, and music brings people together to express ourselves and use our imagination, Sharpe’s mission is to fill that gap with performances such as this one.

SCC Offers Fast and Affordable Pathways to In-Demand Careers 22 • January 2023 • SCOTTSDALE NORTH NEWS
myhyperlocalnews.com
O
pportunities for new and exciting careers abound at Scottsdale Community College (SCC). The College recently launched a variety of new programs and certifications that offer fast and effective paths for jobs in healthcare, financial services, entertainment, and business. With SCC’s affordable tuition, it’s never been easier to upskill or reskill into a new career. “Not every career requires a four-year degree,” says Melanie Burm, director of External Affairs, Workforce Development & Community Partnerships at SCC. “The certifications and training programs at SCC offer pathways into in-demand jobs for significantly less investment – in time and money – than traditional bachelor’s programs.” SCC and HonorHealth have collaborated to create a comprehensive Pharmacy Technology training program. Pharmacy technicians are a vital part of the healthcare industry as they process, prepare, and dispense medications, interact with patients and insurance companies, manage inventory, and practice quality control. As a result, pharmacy technicians are in high demand, with job projections expected to increase up to 25% over the next ten years in Arizona, according to O*Net. At 4.5 credit hours, the Nurse Assisting certification program is an approximately seven-week course (NUR158) that introduces students to the nursing profession. The curriculum includes theory, skill practice in the nursing lab, and clinical experiences in healthcare facilities that prepare students for the Arizona State Board of Nursing exam to become a certified nurse assistant (CNA) or a licensed nurse assistant (LNA). The training focuses on critical thinking, decision-making, communication, and team collaboration while integrating patient care skills. SCC’s Community Health Worker program improves the health of local communities by building capacity, promoting the population’s long-term health, and reducing associated costs. Community health workers serve as an intermediary between a community and its members. These frontline public health workers know the community they serve; they are acutely aware of their community’s culture and often engage in areas with more challenging health concerns. Community health workers provide expertise to those they serve by navigating, accessing, and advocating within the complex healthcare system. They help address barriers and facilitate connections or referrals to available social support services, including food, housing, education, and mental health, among other needs.
myhyperlocalnews.com
According to the U.S. Bureau of Labor Statistics, community health worker roles are projected to be a rapidly growing field over the next decade, with a median annual wage of $42,000. The expected 17% growth rate in Arizona is more than double the national average, suggesting this position will be a lucrative entry point into a healthcare career. The Securities Industries Essentials: Prelicensure program offers students a path to careers in financial services by preparing them for the Securities Industries Essentials (SIE) exam, which is, in most cases, a requirement for entering the financial sector. Administered by the Financial Industry Regulatory Authority (FINRA), passing the exam establishes that an applicant understands the fundamental principles required to work in financial services. ‘‘I cannot say enough good things about Scottsdale Community College,” says Lee Sera, a graduate of the SIE program who used the course to start a new career after 20 years as a full-time mother. “The teachers there really care about their students. I’ve had great, great instructors.” The Cannabis Business Fundamentals certificate of completion covers topics including industry history, social equity and trends, product descriptions, career opportunities, economics, marketing, supply chain management, dispensary business planning, funding resources, regulatory environments, and retailing. Upon completion of this certificate, students will have the knowledge to pursue a variety of cannabis business and industry ancillary careers. With the recent tax credit incentivizing film and television production in Arizona, the Production Assistant Certification program is expected to train more than 2,000 production assistants over the next five years, creating a talented workforce that will keep Arizona talent – and dollars – in the state. These skilled professionals will help support the large production studios that are anticipated to begin filming across Arizona. So, whether you’re a student ready to begin your career or an established professional looking to explore something new in 2023, there’s something at SCC for you. Spring semester classes start Jan. 14, 2023, with many late-start courses available. To learn more, visit scottsdalecc.edu/stop-dreading-monday. Education Educational and Sports Highlights from the Cave Creek Unified School District By Dr. Cort Monroe
A
s we begin the new year at Cave Creek Unified School District (CCUSD), we are thankful for our employees, students, parents, and community. Here are highlights from the amazing 2022-2023 school year. BLACK MOUNTAIN ELEMENTARY SCHOOL: One of the most popular events of the year at Black Mountain takes place every September when the students come together to celebrate all first responders during Patriot Day (9/11). This year, we were excited to combine a Patriot Day ceremony with a Grandparents Breakfast, allowing for the largest group of first responders we have ever had to be celebrated by the largest audience we have ever had. It was quite the site to see hundreds of grandparents join in on the celebration as almost 600 students and staff sang patriotic songs, while unveiling a gigantic American flag. Black Mountain is also honored for the wonderful opportunity to thank even more heroes during the annual Veterans Day Walk of Honor each year. On Nov. 10, BMES welcomed almost 100 veterans to walk through decorated halls lined with hundreds of cheering students and waving flags. Students were able to walk with a veteran or in honor of a veteran who was unable to attend. DESERT SUN ACADEMY: Desert Sun Academy had an exciting first semester that included student leadership, community involvement, and teaching and learning. The DSA Student Council and Kiwanis K-Kids collected food items to help community members during the holiday season. Meanwhile, French Immersion students celebrated French Week in November to showcase the French culture with all other DSA students. DSA celebrated and honored veterans at the November Flag Raising to thank them for their service to their communities and country. As a staff, we are learning together through professional learning communities and onsite professional development training
to ensure effective teaching practices and high expectations for all kids.
DESERT WILLOW ELEMENTARY SCHOOL: Desert Willow has been able to start more before and after school clubs this year for students to feel more connected to the school and find an area of interest for them. Students were thrilled to join Choir, Mileage Club, and Cross-Country clubs––to name a few. Sixth-grader Roadrunner Leadership volunteers assist with dismissal each day, while building relationships with younger students and families. We also recognized first responders this year with me grilling hamburgers and hot dogs for the Daisy Mountain Fire Department and local Phoenix police officers during lunch hours. Additionally, for Veterans Day, Desert Willow honored veterans with lunch, notes, and a kindergarten presentation. We also hosted a visit from the Embassy of Spain to renew their designation as the only International Spanish Academy in Arizona! We are looking forward to beginning our Spanish Conversation Club and Kiwanis K-Kids Club in the next semester. Learning for life––loving to learn! LONE MOUNTAIN ELEMENTARY SCHOOL: The first semester at Lone Mountain was an amazing one! From the before and after school clubs and athletics of cross-country, choir, volleyball, and Kiwanis K-Kids, students are learning about ways to make an impact in their community and school. Students academically are focused on the engineering design process in STEAM class, are achieving high levels of learning in the classroom, and practice daily how to be responsible, respectful citizens both at school, home, and in the community. Lone Mountain is a great place to be, and the Eagles are truly SOARing to success as evidenced by an A letter grade from the Arizona Department of Education. HORSESHOE TRAILS ELEMENTARY SCHOOL: The first semester at Horseshoe Trails was a smashing success! Student literacy and math

stations have been in full swing since September for all grade levels. Students are loving computer science curriculum that’s being offered as a special encore class and Fall Cohort of Stallion Strides Horsemanship classes are wrapping up in December. Teachers have been meeting with their grade level professional learning communities from around CCUSD on each half day to discuss, analyze, and strategize how to maximize student achievement for all students. And the PTO has been amazing at organizing different team building events for our school that also support local businesses in downtown Cave Creek and Carefree. SONORAN TRAILS MIDDLE SCHOOL: It was another busy semester at Sonoran Trails. We currently are offering 14 clubs that are student led with almost 300 students participating. Additionally, we concluded baseball and softball seasons where all teams finished in second place in the region. With Professional Learning Communities (PLCs) in place, we collaborate and look at data weekly with departments to focus efforts on helping students succeed. From those strategic meetings, we go back and reteach and/or enrich the learning in classrooms. Students complete a short assessment bi-weekly to show mastery of the Arizona State Standards. Finally, with the rollout of positive behavioral intervention and support (PBIS) in
place, we are teaching students how to be STAR students (Safe, Trustworthy, Accountable, and Respectful). There is a common language heard on campus with what students need to do to be successful both academically and behaviorally and it is both reinforced and celebrated with pride. CACTUS SHADOWS HIGH SCHOOL: The Falcons had a fabulous first semester. Fall sports participants had a challenging season but continued to work hard. Girls golf brought home a state championship. The student council was hard at work and hosted the Big Blue Pep Rally and Nightmare on Falcon Street Homecoming event, along with a very fun homecoming week. The school was full of spirit, as many of the staff and students participated in spirit week. Teachers were off and running on day one, working in their professional learning communities as departments and collaborating to provide the best learning experience for students. They have begun preparing students for the state standardized tests that they will take in the spring. Meanwhile, winter sports are up and running. Coaches and assistants do a great job with student athletes. We also received news that CSHS is an A-rated high school as rated by the Arizona Department of Education. Plus, we scored in the Top 10 of all traditional, grades ninth through 12th, high schools across the state of Arizona. myhyperlocalnews.com

Neighbors
Hello Neighbor! ONE THING I CANNOT LIVE WITHOUT IS… my boys. But other than the obvious is a workout. If I go too many days without some sort of physical activity, my attitude turns, and I become grumpy and irritable. Life is too precious to not be in a state of mind to fully experience every moment with joy. MY FAVORITE MOVIE I COULD NEVER GET TIRED OF WATCHING AND WHY IS… “Lord of the Rings.” The adventure, action, plus suspense, along with some lighthearted moments, never disappoints.
HELLO, MY NAME IS… Matthew Kelly. I’VE LIVED IN DESERT ESTATES SINCE 2005 AFTER RELOCATING FROM SAN DIEGO AND I ENJOY IT BECAUSE… of the unique older horse property lots. Having space is nice, but not always conducive to meeting one’s neighbors, so I have been hosting community coffee events at my home once a month to bring people together. A TYPICAL DAY IN MY LIFE INCLUDES… a morning routine of a brief workout and a five-minute cold plunge in my pool while listening to a podcast in the motivational or self-development arena. As a real estate agent, I head to The Brokery office on 40th Street just south of Camelback to meet with clients and discuss the market with other agents. I’m anxiously awaiting the opening of our new Brokery office in Scottsdale across from Fashion Square at the first of the year! MY FAMILY IS… my two boys Carter and Hunter who are 19 and almost 16. The older is attending PVCC, and the other is a sophomore at Desert Mountain. Both are working in the community and continue to amaze me as growing young men, with aspirations to make their mark in the world. myhyperlocalnews.com
WHEN I WAS YOUNGER, I WANTED TO BE… a pilot, as my father was. He retired a colonel from the U.S. Airforce after a great career flying for the 1st Airlift Squadron, which is part of the 89th Airlift Wing, 89th Operations Group, at Andrews Air Force Base Maryland, where I was born. It conducts transport of the president and various high-level U.S. military and government officials.
THE PERFECT DAY IS… dropping off my youngest son at school, followed by a run up the Lost Dog Trail with a brief stop at the outlook to be thankful for what I have. Followed by a day of connecting with clients on a listing appointment or showing homes. Then to have dinner with my boys and discuss the number one question “the favorite part of the day?”
THE SONG I WOULD SING AT KARAOKE NIGHT IS… the Zac Brown Band’s, “Chicken Fried.”
MY FAVORITE LOCAL NONPROFIT IS…JDRF. My youngest was diagnosed with Type 1 diabetes almost four years ago. I donate a portion of my commissions to the organization and have started a team to do the “One Walk” in late April. If one would like to join or donate to the cause, please visit, https://tinyurl.com/ MattKellyJDRF.
THE ONE PERSON WHO MOTIVATES ME IS… my deceased mother who was a war bride from Australia. She came to this country via boat with many other women just like her to follow a dream of coming to America and raising a family. She did just that while being an officer’s wife, raised four children, and moved around the world. Many military spouses can sympathize with that which is no easy task.
MY LIFE IS…constantly striving to get better. There is such a wealth of information out there that we can plug into to help get a little better each day. Therefore, I participate in real estate coaching, attend seminars, and work with personal trainers. THE BEST GIFT I’VE EVER RECEIVED WAS…a flight in a Japanese Mitsubishi Ki-51 over San Diego where we did acrobatics and then buzzed the surfers along the coast. It was very thrilling. MY DREAM VACATION WOULD BE…scuba diving in the Mediterranean Sea and visiting historic sites like Alexandrea Egypt, Israel, Turkey, and Greece. SCOTTSDALE NORTH NEWS • January 2023 • 27

What’s Going on with Home Prices? Ask a Professional! By Scott Gaertner, Associate Broker
I
f you’re thinking about buying or selling a home this year, you may have questions about what’s happening with home prices today as the market cools. In the simplest sense, nationally, experts don’t expect prices to come crashing down, but the level of home price moderation will depend on factors like supply and demand in each local market. That means, moving forward, home price appreciation will continue to vary by location, with more significant changes happening in overheated areas. HERE’S A QUICK SNAPSHOT OF WHAT THE EXPERTS ARE SAYING: Danielle Hale, chief economist at realtor.com, says: “The major question on the minds of homeowners and aspiring buyers alike is what will happen to home prices... Soaring prices were propelled by all-time low mortgage rates, which are a thing of the past. As a result, home price growth is expected to continue slowing, dipping below its pre-pandemic average to 5.4% for 2023, as a whole.” Mark Fleming, chief economist at First American, says: “House price appreciation has slowed
in all 50 markets we track, but the deceleration is generally more dramatic in areas that experienced the strongest peak appreciation rates.”
consecutive month on a monthly basis. Year-over-year growth remains above double digits but declined significantly in the second half of the month.”
Taylor Marr, deputy chief economist at Redfin, says: “For those bearish folks eagerly awaiting the home price crash, you’ll have to keep waiting. As much as demand is pulling back, supply is as well reducing downward pressure on prices in the short run.”
ALL REAL ESTATE IS LOCAL. VERY LOCAL. Above is a 12-month comparison of values of the largest cities in the Greater Phoenix area. Compared are the monthly median sale prices for Dec. 13 compared with June 13 and also with Dec. 13, 2021. Prices climbed for the first half of the year, though the first quarter was far more positive than the second.
Finally, our own local economist Elliot Pollack, says: “Home prices in Greater Phoenix and the Composite-20 index declined for the third
Monthly median values can be quite
volatile, and the larger the city the more confidence we can have in them simply due to a larger sample size. Phoenix is easily the largest city and shows us prices that have fallen 15% since June and are now down 4.5% from this time last year. But even though Scottsdale is the smallest of all the cities, clearly the values have held better to this point. WHAT DOES THIS MEAN FOR YOU? The best way to get the answers you need is to lean on a local real estate advisor. They’ll be able to explain the latest trends in your specific market so you can make a confident and informed decision on your next step toward buying or selling a home. BOTTOM LINE Subdivision, and even zip code, median statistics are too few to use in a comparison like this. But if you have questions about what’s happening with home prices today, let’s connect so you have the latest on our local market. Nobody sells as many homes in Scottsdale North as the Scott G Group. Scott Gaertner is an Associate Broker with Keller Williams Arizona Realty who for the past 35+ years has helped more people find their lifestyle niche in the Scottsdale North area than anyone else. Currently, the business provides services all over the Phoenix and Tucson metropolitan areas, focusing on low-cost surgical operations including dental work, spays and neuters, mass and tumor removals, bladder stones, and other procedures. “Our business strategy was created to provide worried parents with a reliable location for their pets’ care,” says Douglas Patriquin, co-owner and CEO of Dr. Kelly’s Surgical Unit. “We take great pride in offering treatments and procedures at just a third of the typical price so that more pets can receive the high-quality care that they deserve.” Many community members are faced with difficult financial decisions, and pet care is no exception. There is a high demand for easily accessible, lowcost pet care, but unfortunately, many financially exploitative veterinary clinics prey on pet owners in need. Dr. Kelly’s brings trustworthy care to the Valley, allowing pet parents to receive the treatments they want without having to make the considerable financial sacrifices requested by many traditional veterinarian offices.
Dr. Kelly’s Surgical Unit, unlike most veterinary practices, specializes in affordable surgical care. They currently have five doctors in four locations in the Phoenix market, including two mobile surgical units, the new Phoenix location, and a brick-and-mortar in Peoria at 8914 N. 91st Ave. Tucson has two doctors in two locations as well. Their unique service menu and convenient access model enable them to serve the entire Phoenix and Tucson metro areas, thanks to business partners all over town. The practice is unique in that it provides amenities such as an extensive surgical prep area, large surgical areas that accommodate two doctors, a recovery area for post-operative care, in a highly efficient building, with the floor plan designed to accommodate the specialized services they provide; each doctor can perform over 18 surgeries per day. Dr. Kelly’s Surgical Unit was founded in 2016 by Dr. Kelly Patriquin, DVM, and Doug Patriquin, who sought to establish a veterinary clinic that could serve more pets. Since its inception in 2016, the clinic has performed over 100,000 affordable pet surgeries, assisted over 150,000 clients, and served over 80 different pet rescue organizations. The clinic expanded by 60% in 2022, 50% in 2021, and 160% in the previous three years. In 2022, they will see another 60% increase while 2023 will add 2-3 more locations. Health Goals in the New Year By Dr. Jenna Dye, Naturopathic Physician
H
appy New Year! As 2023 rolls in, we may be thinking about our New Year’s resolutions and health goals! I always look forward to a fresh, healthy start by a simple and effective detoxification protocol. This detox can include diet modifications, immune system support, and gentle cleansing and can provide a jump start to optimal health for the entire year. Detoxification is the process of clearing toxins from the body. A healthy functioning body has the capacity to handle a certain level of toxins day to day. However, there are many factors that can hinder our body’s ability to detoxify and support a healthy immune system. Toxins can be found in our environment, products we use on our skin and clothes, as well as food we ingest. An overload of toxins can weigh down our immune system and accumulate in our cells. This accumulation negatively affects our immune system Peripheral neuropathy is the pain, discomfort, and numbness caused by nerve damage of the peripheral nervous system. Diane expressed that standing in the kitchen cooking was very painful. "How can you imagine the next 30 years when you don't even want to get out of bed to do simple things?"
and can lead to chronic illnesses such as autoimmune diseases, allergies, obesity, cardiovascular disease, and skin conditions.
Our body detoxifies through the following systems: • The Gastrointestinal System: Liver, gallbladder, and intestines • The Urinary System: Kidneys and urine • Respiratory System: Lungs, nose, sinuses • Integumentary System: Skin (Sweat) • Lymphatic System Healthy detox/cleansing tips for optimal health: • Include whole foods such as fruits and vegetables, nuts, healthy oils, seeds, and healthy fats. • Eliminate sugar, refined foods, processed foods, canned foods, salt, coffee, cured meats, organ meats. • Eat organic and fresh when possible. • Drink filtered water and drink at least ½ your body weight in ounces each day. • Avoid alcohol and nicotine.
• If you have food sensitivities, it is important to eliminate them during any detox. Doing this will help decrease inflammation and allow the body to detox more efficiently. • Consume dark leafy greens such as kale, spinach, and dandelion greens. These support the liver and help promote healthy digestion. • Ensure that you have regular, daily bowel movements. This will aid in the elimination of toxins. If you suffer from gastrointestinal disorders, it is important to find the root cause and support the digestive system. • Sleep: Your body needs proper rest. Seven to eight hours of sleep will help facilitate the cleansing. • Exercise: During any detox, regular exercise of at least 30 minutes per day is beneficial. It does not have to be intense, even just walking can be beneficial. • Breathing: Take the time to breath, we often forget this part. Take breath breaks often and breathe deeply through the nose and exhale through the mouth.

Cleansing/detoxing can help the body restore itself and help maintain excellent health and wellness. There are many different detoxification protocols. It is always best to check with your doctor to see which methods would be the safest and most beneficial for you. Naturopathic physicians can individualize treatment by supporting foundational health, treating underlying health conditions, and developing specific detox/cleansing protocols specific to you. Dr. Jenna Dye is a licensed naturopathic physician. Her role is to support the body’s foundation to restore and maintain optimal health. Together with her patients, this is achieved by identifying and removing barriers that may be impacting health while creating a healing environment. For more information visit drjennadye.com.

Out with the Old, In with the New By Libby Banks, the Law Office of Libby Banks, PLLC, Estate Planning
A
s we start the New Year, I want to talk about older methods of estate planning versus newer, more efficient, and cost-effective means of planning. Your estate is simply what you own. For most reading this article, that at least includes a home, a retirement account, bank accounts and maybe a brokerage account. In the not-so-distant past, planning for your estate at death meant preparing a last will and testament. Today, we use the revocable living trust more often. There are many benefits to using the revocable living trust, but often people think that only the wealthy need a trust. I think that instead, we should consider the trust as simply the more modern way of planning where your assets go on your death. The trust does that, and more. HERE ARE A FEW ADVANTAGES OF USING THE TRUST: The Revocable Living Trust Helps You if You Are Incapacitated Both a will and a revocable living trust contain instructions for distributing your assets after you die. However, a revocable living trust also contains your instructions for managing your assets should you become incapacitated. In the trust, you name your successor trustee who steps into your shoes to pay your bills and manage your finances when you can’t. A Revocable Living Trust Avoids Probate and Reduces Expenses A will says who will receive the assets in your estate after your death, but it does
not automatically transfer your assets. Instead, your executor must probate the estate, starting with submitting the will and an application to the probate court and asking the court to appoint them executor. Until they have the appointment papers, they cannot do anything with your estate. A revocable living trust, on the other hand, appoints your successor trustee who can step in to take charge of your estate promptly. The trustee can quickly gather, sell, and distribute your assets to your beneficiaries with no need for a court’s involvement. HOW THE TRUST WORKS When you set up a trust, you transfer assets from yourself to the trust. While you are alive and able, you are the trustee and the only beneficiary. For a married couple, managing your assets in the trust won’t feel much different than it does when you hold your assets in joint tenancy. You maintain full control of your assets, doing the same things with them you did before: write checks, buy, and sell, direct your stockbroker. Even your income tax returns stay the same. Transferring assets to the trust is also relatively simple. In my office, we transfer all the Arizona real estate into your trust and assist you in retitling your other assets. Once you understand how to title assets, you won’t need to call us unless you want our help.

Movie Reviews and Upcoming Release Dates By Tony Beal
ON NETFLIX
Guillermo del Toro has a habit of bringing the darkness out of fairy tales but still has the beauty in the stories. In stop motion, he finds that balance in the story of “Pinocchio,” the boy that’s trying to be real and seeing his struggles, while the crimes of World War II are represented in a mature way that’s still appropriate for children. Death and found family are also themes. David Bradley, Ewan McGregor, and Gregory Mann breathe life into the characters, and the animation is some of the most impressive of any in recent years. Of course, younger viewers should have some caution, but there’s enough for anyone to fall in love with this incarnation.

“Emancipation” Based on the true story of a man’s journey to freedom during the Civil War.
“Sr.” is probably the most expensive and high-profile home movie ever made. But there’s a tender nature to it, a sincere homage of a father from a son. It’s a good way to expose the public to Sr.’s work, while also showing how that served the relationship between the two. It’s not too in-depth, and you can’t help but feel that there’s more to show. But it’s still heartfelt enough to make it worthwhile viewing.
“White Noise” A college professor’s normal life with his family is upended after an event wreaks havoc in their town. Guillermo del Toro’s “Pinocchio” A retelling of the classic tale in Italy during World War II.
about consumerism, death, authority, and more. Yet, none of it is like Noah Baumbach is analyzing it but rather berating you after reading a textbook. None of the characters speak or act like real humans, which results in a waste of the extraordinary cast. The film’s attempts at scale also falter with the ghastly colors and Danny Elfman’s overbearing score, and that’s before we get into one of the most outlandish and ridiculous third acts of any film in recent memory. The production design is quite good, however; you can tell a lot of care went into that.
Sometimes, there’s a movie that’s made by someone who clearly thinks they’re the smartest person in the room. This movie is a continuous series of rambles

Making an action film out of a holocaust like slavery is a tough pitch and idea to crack, and “Emancipation” does not get to that. It’s a case of wanting your cake and eating it too, clearly understanding and grasping the nature of its subject but wanting to create tense and “epic” action set pieces akin to something like “The Revenant.” This film feels rather exploitative of its subject rather than a tribute due to how heavy it features pain and trauma. Its usage of a black and white color palette mixed with small colors is admirable, but doesn’t really fit the film and is rather fake looking given the time it’s set in. The 48 sensory inspired guestrooms and suites at Hotel Zazz are each decorated differently and feature bold color combinations with whimsical murals or tilework. Combining a retro feel to the modern styling, colorful mini fridges complement each room’s coffee area, while soft textiles adorn the comfortable beds. All rooms are custom designed and tastefully appointed with keyless entry, fast Wi-Fi, and 50-inch televisions that include Netflix, Hulu, and Amazon. Meanwhile, the bathrooms feature custom bath products, marble walk-in showers with rain shower heads and wands, plus robes and slippers. The eclectic look extends to the outdoor and event spaces. At every turn, you’ll find pops of color and fun elements. Outdoor couches in bright teals and
greens sit alongside interesting sculptures, and a giant chess board where guests are invited to test their skills. There’s a lawn with rocking chairs and a fire pit too. Meanwhile, the heated pool offers comfortable loungers and poolside cabanas. Throughout the property, there are also filtered water stations. The Z-Lounge speakeasy and patio provide a welcoming spot for a cocktail (or two) to take in the blue skies, warm breezes, and richly hued sunsets New Mexico is known for. If you prefer to venture out, entertainment options abound nearby. Located a half mile from the University of New Mexico and the University of New Mexico Hospital, and only three miles from Kirtland Air Force Base, the area is full of restaurants, bars, and shopping within walking distance.
HOTEL ZAZZ IS LOCATED AT 3711 CENTRAL AVE NE IN ALBUQUERQUE, NEW MEXICO.

Nobody has sold more homes in Scottsdale North than Scott Gaertner! Call Scott today for a free home valuation and find out if he has a buyer ready for you! Scott Gaertner 480-634 5000
Some Of Our Favorite Reviews From 2022 “We’ve sold two homes with Scott. Both homes were sold the first weekend for more than asking. It’s not just a
coincidence that we had good fortune with our sale. Scotts knowledge and guidance along with an expert support team made everything possible. We’ve sold many homes and this team exceeded our expectations. We feel fortunate to have crossed paths with the Scott Gaertner Group! ” - Rex and Deb Ammerman Sold June 2022
“I contracted with Scott and his team to sell my mother’s house after she lost
her battle with cancer. Simply, it was emotional for me and not something I particularly wanted to deal with. Nevertheless, Scott and his staff were understanding of my various issues and made the process smooth. They even provided support for making repairs. The home sold quickly and above what I believed it was worth. I believe it was Scott’s special understanding of Terravita that made that happen. However, I have used other realtors to buy and sell a number of homes in the area, and I believe Scott to be the best realator I have dealt with. As such, would not shy away from having him list a house anywhere in the area.” - Philip Hantel Sold November 2022
“Scott and his team far exceeded my expectations. Scott is customer focused and worked to get the highest price for me...This far exceeded what I expected and was a result of his commitment to get the highest price. He did!” -George Smith Sold November 2022
