PARADISE VALLEY 411: The Latest Local News You Need to Know

GIVE BACK AT THE SUMMER BLOOD DRIVE ORGANIZED BY SHEA CHEESE

Shea Cheese invites the community to make a difference this summer at their Blood Drive on July 12, from 8 a.m. to 1 p.m. The Bloodmobile will be conveniently located in the parking lot at 10880 N. 32nd St., in Phoenix.

Summer can be a challenging time for nonprofits and businesses in the Valley, with high demand for services but lower donation rates due to the decreased population. In response, Shea Cheese is hosting a blood drive to provide a vital service to those in need and to bring the community together in support of one another.

To show appreciation for the generous act of donating blood, Shea Cheese and its partners are offering a special gift to each donor. After their donation, participants are invited to visit the Shea Cheese Lounge to pick up a goodie bag and enjoy a few treats. It’s Shea Cheese’s way of saying thank you for the community’s generosity.

This summer, the Phoenix Fire Department has introduced a new and innovative approach to treating heat victims: cold water immersion. For this technique, specialized ice bags are being used to rapidly cool down individuals suffering from extreme heat-related illnesses, offering a quick and effective method to manage the often-dangerous effects of extreme heat.

Cold water immersion is used when a patient’s temperature surpasses 104 degrees, and they present with altered mental status. Once the patient is fully immersed in the ice, firefighter/paramedics constantly reevaluate vital signs including their temperature. The patient is removed from the bag when their temperature drops to 101 degrees.

Since May, every response vehicle within the Phoenix Fire Department has been outfitted with the equipment and necessary tools to integrate this method into standard protocol for dealing with heatrelated emergencies. Training for the proper application and monitoring of this method has been provided to ensure effectiveness and safety to all 1,800 Phoenix firefighters.

At the beginning of May, one bag a week was used on average. Nearing the end of June, the bags are used roughly three times a day.

“This is a collaborative effort,” Captain Rob McDade says. “We’ve worked with local E.R.s, local doctors, our own medical director, our EMS department – we looked at how can we help those that we serve having critical heat emergencies?”

As the excessive heat becomes more frequent and intense, this simple yet effective measure plays a crucial role in saving lives and enhancing emergency response capabilities. And the impact has already been seen.

Battalion Chief Austin Moreland works within the Emergency Medical Services section and helped deploy this new program and training. He says, “We’ve already seen people who were extremely hot this year, who last year they might not have made it – and because of these efforts this year, they’re leaving the hospital with no deficits.”

Barter & Shake’s New Lounge is Where Spirits, Both Liquid and Supernatural, Abound

Barter & Shake, from the creators behind Century Grand, which houses Grey Hen Rx, Platform 18, and UnderTow, have launched their latest venture: Sunny’s Lounge Say Less. Located in Arcadia, this cozy neighborhood haunt is a fresh addition to Phoenix’s vibrant lounge scene.

“Sunny’s operates by a simple mantra— Drink More, Say Less,” says Barter & Shake Partner/Owner Jason Asher. “Say less really just means we’ve got this; we’ll exceed expectations, and we’ll make sure it’s perfect.”

Sunny’s will celebrate its first anniversary in September, but its most chatty regular, a ghost named Loretta, has been a presence for three decades. According to legend, Loretta’s husband, Sgt. Persimmon, returned home from war only to pass away shortly after. Since then, Loretta has made Sunny’s Lounge her eternal haunt, rattling doors on windless days and occasionally dropping glassware from sturdy places.

“She can be a bit spicy; we’ve seen her throw glasses off shelves, toss the ice buckets around, and pop open the cash drawer,” says Vice President of Operations Mat Snapp. “I think she’s lonely, so say hello when you arrive and say goodbye when you leave—that’s what we do, anyway.”

Feeling anxious? No worries. Drown any fears with one of Sunny’s signature cocktails. Try the For Love or Money, made with Ojo de Tigre Mezcal, Overproof Jamaican rum, amaro, guava, lime, and absinthe; or perhaps the Magazine Cover, featuring vodka, pineapple, black currant, cranberry, orange, jalapeno, and lime. The UnderTow Mai Tai, a mix of Rhum JM Vo Aged Agricole Rhum, Smith and Cross Aged Jamaica rum, Pierre Ferrand Curacao, orgeat, and lime, is also a popular choice. For a unique blend, opt for the Vintage Sass, which combines rye whiskey, St. Lucian spiced rum, amaro, green chartreuse, root beer, aromatic bitters, and orange oils. Another favorite is When Doves Cry, a blend of Blanco

tequila, Italian aperitivo, hibiscus, passion fruit, grapefruit, cordial, and lime.

For those seeking shots, Sunny’s offers Fancy Pants Jello Shots in constantly changing flavors. While they might look like something from a college party, the ingredients are far more sophisticated. Flavors include Mary’s Berries (blueberry, strawberry, raspberry), Eternal Sunshine (ginger, orange, tequila, mezcal), and Man Overboard (pineapple, coconut, and lime in ocean blue Jello).

“Jello shots are making a comeback thanks to the nostalgia those little concoctions evoke, so it’s only natural that we play with unique flavor combinations,” says Sunny’s Lounge General Manager Jordan Daniels. “We’ll always have something fun on hand.”

Sunny’s also pays tribute to the hospitality industry’s unsung heroes, providing a sanctuary after pulling a dreaded opencloven. The lounge shines a spotlight on them through “Bartender Takeovers,” where Arizona’s most talented bartenders shake things up to raise money for their favorite local charity.

“Whether you’re looking for a phenomenal cocktail, are curious about the supernatural, or unwinding after a long shift, there’s a spot for you at Sunny’s,” says Barter & Shake’s Director of Operations Cortnie Cozeck. “We love live local music—one of our team members even tours in a band called the Breakup Shoes. We love having local food on site, great local bands—we want to be your home away from home.”

Sunny’s Lounge Say Less is located at 2701 E. Indian School Rd., in Phoenix. For more information, visit drinkmoresayless.com.

Dining Chadd Satterfield named Restaurant Manager of the Year

32 Shea General Manager Chadd Satterfield won Restaurant Manager of the Year at the 2024 Foodist Award Ceremony held recently. For the past decade, the Arizona Restaurant Association has honored the hard work and ingenuity of the hospitality industry’s shining stars in this prestigious awards event.

Located on the corner of 32nd Street and Shea Boulevard, 32 Shea has become a cornerstone through the years as a flex dining spot. In the morning it serves as a bustling cafe where you can grab a quick bite inside or at the drive through or sit at the counter top. At night guests can sit down to a finer dining experience. A flex dining experience, you will often see many different community members enjoying the space in different ways whether it’s a casual meeting or a date, which gives 32 Shea a unique feel and invitation to “come as you are.”

GM Chadd Satterfield’s journey is one of hard work and perseverance. Having started as a dishwasher at a different establishment, within six years, Chadd worked his way up the ranks of different positions which ultimately landed him at 32 Shea. Satterfield attributes his drive to create pleasant experiences for guests and staff alike to his first boss and mentor, Janeth Moore of POV Foods. Her encouragement to move into managerial positions to gain experience being responsible for guest and staff experiences made it clear to Chadd that this was what he ultimately wanted to do. “Making an impact on people inside and

outside of work and being able to enjoy doing it is the ultimate goal,” he says.

Taking on the job as general manager came with tasks ready to be worked through. In 2022, 32 Shea planned renovations for their 700-square-foot location. There were a few things that came to mind including the need to comfortably host guests and staff as a top priority. “Our biggest reward [from the renovations] is extra space for the guests and the team to work in,” says Satterfield. “It was much needed with the volume that we were doing every year.”

Some innovations that Satterfield was proud to implement is a Supper Club. Every other month, the restaurant offers a private dining experience where the Head Chef presents a four- to five-course menu. Offering two time slots, the guest list is capped at 40 people. To curate a more intimate experience, the patio is closed off and the aesthetics of the interior changed to create a dinner to be remembered. Another event that is held there every other month is a wine and cheese event. It features five locally sourced cheeses paired with a carefully chosen list of wines, bringing local businesses together in collaboration. In July, they will be launching an app to offer guests an easier ordering experience.

When asked what it means to him to win Manager of the Year, Satterfield says he is honored to receive it and shares his thoughts. “For me, I think it’s important to remember that I can always learn and can always grow.”

Education PVCC Crowns 2024 Big Pitch Winner

Innovation is the lifeblood of progress, and at Paradise Valley Community College (PVCC), fostering a culture of creativity and entrepreneurship is a cornerstone of their mission. In its sixth year, PVCC’s Entrepreneurship Education Center (EEC) crowned Jarod McGuire and his company Broadcast•GG as the Spring 2024 Innovation Challenge winner. His winning entry was a talent hub, job board, and esports resource for tournament organizers and broadcast talent.

With 14 talented participants vying for recognition, the Big Pitch competition is a nod to the ingenuity and passion of PVCC students. This year’s competition was no different, showcasing an array of ideas poised to shape the future of business and beyond. The field was sliced in half to seven finalists who presented their ideas to a panel of judges including PVCC faculty Dr. Sean Petty, interim dean of Career and

Technical Education, Carol Pool, business analyst for Maricopa SBDC and community members, former Carefree Mayor Lester Peterson, and executive director of the Arizona Minority Business Development, Alika Kumar.

McGuire earned top prize and a $1,500 reward for Broadcast•GG, which will provide a space to host all-in-one esports talent portfolios with room for talent reel displays, as well as direct sync to Liquipedia so credits on notable esport opportunities are seeded and sorted automatically.

“The Big Pitch has been a fantastic opportunity to share my goals and ideas for my company. The public speaking experience and networking potential alone were terrific to tap into at such an early stage in development,” says McGuire, adding, “Achieving a podium finish shocked me as my fierce competition had some truly amazing talents behind them. Moving forward with the newly acquired prize money and networks, I plan on investing heavily

in web development to launch the next phase of Broadcast•GG by the end of this upcoming summer semester.”

Michelle Ownes took second prize and a $1,000 reward with her family-owned soul food and barbecue business, Baystyle BBQ. Rachel Miller took third place with her Dosha Healing Center, specializing in holistic health care, particularly Ayurvedic services. The center hosts virtual and in-person workshops for the workplace, schools, and individuals, as well as yoga classes and consultations.

Finalists also included Anna Saavedra/ Little Champions Child Care Services, Matthew Mouritsen/PhxFlix, Joseph Luther/ Not Your Average Joe’s Coffee and Christina Keating/My Prittie Kittie.

“From the outset, it was clear that the caliber of talent on display was exceptional this year. Many of the participants were already at the early stages of revenue generation with their companies, underscoring the

tangible impact of their endeavors,” says Dr. Kishore Dash, director of the EEC and a competition mentor. “I truly enjoyed seeing all the participants embrace the opportunity to meet new people and expand their networks. The participants’ enthusiasm for making the most of this opportunity was evident, and watching each of the seven finalists bring their A-game was exciting and inspiring. Congratulations to our finalists and winners on having the courage to pitch and for jumping into the experience!”

CREATE YOUR OWN COLORED B U B B L E S

Why settle for plain bubbles when you can add a splash of color to your outdoor bubble fun?

This simple yet mesmerizing activity lets you create dazzling, colored bubbles that will captivate kids and adults alike. Get ready to dive into a DIY project that combines art and science!

WHAT YOU NEED

• Jars (recycled baby food jars work well)

• Liquid watercolor paint or food coloring

• Dish soap

• Water

• Bubble wands or craft wire

• White construction paper (optional)

MIXING IT UP

1. Gather Your Supplies: Start by collecting your jars and other materials. This is a great opportunity to teach kids about recycling by using old jars.

2. Mix the Magic: Fill each jar with a small amount of dish soap. Choose your favorite colors and add several drops of liquid watercolor paint or food coloring to each jar. Then, fill the jars with water. Give each jar a good stir to mix the ingredients well.

3. Create Bubble Wands: If you don’t have bubble wands, you can make your own by twisting craft wire into various shapes. Be sure to fold any sharp points to keep it safe for little hands.

4. Blow Bubbles: Dip your bubble wands

into the colorful mixture and start blowing bubbles. Watch as vibrant, translucent bubbles float and pop.

5. Add Extra Fun: For an additional twist, grab some white craft paper and blow the colored bubbles toward the paper. Watch as the bubbles pop on the paper, revealing beautiful, colorful patterns.

THE LEARNING JOURNEY

As your children experiment with blowing colored bubbles, they’ll engage in a fun and educational experience. Discuss the science behind bubbles: how the dish soap allows the water to stretch and form bubbles. This activity helps build concentration, motor skills, and hand-eye coordination. Kids will also enjoy exploring how different colors mix and create new shades.

WHY IT’S AWESOME

This activity is a hit for several reasons:

• Budget-friendly: All you need are a few household items and some food coloring.

• Engaging for All Ages: Perfect for kids and adults, making it a great family activity.

• Year-round Fun: Enjoy it in any season. In the hot summer months, blow bubbles and then hop into the pool.

• Sneaky Learning: Kids will learn about science and art while having a blast blowing bubbles.

SHADOW MOUNTAIN AUTO SERVICE: The relationship you and your car need

Curt Morgan is not your average auto repair shop owner, nor are the people who work for him.

“We’re not only fixing cars,” Morgan says, “we’re building relationships.”

Shadow Mountain Auto Service, south of Shea Boulevard on 32nd Street in Phoenix, is the sort of place where the staff gets to know their customers along with their cars. It’s also where a minor repair might be performed for free, and more complex issues will be patiently, even exhaustively, investigated. Car owners tend to linger inside the lobby catching up about life with the shop manager/service writers who make customers’ experience the best possible.

Morgan and the advisors employ a kind of relationship therapy, learning about their customers to help them plan and budget in a way that will save them money. They explain the problem in plain terms and point out the affected parts. They look at customers’ cars’ long-term health, document the good and bad conditions in photos, and provide options for their needs and budgets.

Curt Morgan, the owner of Shadow Mountain Auto Service.

“We never talk down to our customers,” says Morgan. “We avoid overly technical language, and most importantly, we actively listen to the questions and concerns of our customers. We understand that every situation is different and take steps to ensure the solution is tailor-made for each customer and their vehicle. This approach has always been at the core of our business practice, and it always will be.

The same approach is taken with Morgan’s team.

“Our company is all about people, inside and out,” continues Morgan, who knows not only his team’s auto experience but also their families and hobbies. “As technically challenging as the automotive repair business is and what we do, it’s not always brain surgery. I don’t hire a skillset; I hire people.”

PASSION FUELS AUTO REPAIR PROFESSION

Morgan fueled his passion for repairing cars and the people behind the wheel as a mechanic at national chains in the Valley for 30 years before opening Shadow Mountain Auto Service with his wife and co-owner, Cindy. That passion led him to become a double master ASE (National Institute for Automotive Service Excellence) certified mechanic with advanced-level certifications in automotive and diesel applications.

“I was passionate about it, even working for others,” says Morgan. “There were so many people in the business that I looked up to and admired and thought the world of because of their honesty and character.”

Morgan brought his passion for car repair to teaching classes in Glendale Community College’s Auto Technology Department for 15 years. He’s currently chairman of GCC’s National Automotive Technicians Education Foundation advisory committee.

As a member of the Better Business Bureau since 2008, he was invited to join its Automotive Repair Advisory Council in 2012. He was elected as chairman of BBB’s council from 2015 to 2017.

Morgan also shares his auto expertise during the Bumper to Bumper Radio show on KTAR, 92.3 FM in Phoenix, every Saturday from 11 a.m. to noon.

“What do you want to do when you’re passionate about work? Morgan asks. “You

want control over how you do it and the final product.”

OPENING DOORS TO FULL-SERVICE FACILITY

That passion prompted Morgan to open Shadow Mountain Auto Service in 2008 with the motto, “Where character counts.”

As a full-service, preventive maintenance and auto repair facility, it services and repairs all imported and domestic cars, trucks, and SUVs. It has the staff, skills, training, and equipment necessary to perform most required maintenance on cars and trucks, whether new and still under warranty or older vehicles.

Customers can bring their vehicles in for heavy-duty services, including engine and transmission replacement, to heating and cooling, electronic, electrical, minor engine, and fuel-economy services. Miscellaneous services are also offered, such as afterhours drop-off, emission repairs, and prepurchase and pre-trip inspections.

The shop gives customers a five-year, or 50,000-mile, warranty on almost every service, which is way above the industry norm.

“While we are not the cheapest place in town, we are far from the most expensive,” says Morgan. “We strongly believe that saving money on auto repair is more about the honesty of the institution working for you than using cheap parts or the lowest paid people doing the work.”

Case in point: A customer left an online review about how they needed the plastic piece in the undercarriage of their car replaced. The part was mainly unnecessary in Arizona’s dry climate, per Shadow Mountain Auto Service. So, the customer told them to cut it out, and the shop did free of charge. That customer ended their review with, “Appreciated the honesty. Trusting them for any car repairs I need in the future.”

Genuine, professional, knowledgeable, trustworthy, timely, great service, and fair prices are other words used in online reviews for Shadow Mountain Auto Service. It’s also the sort of place where most of its business comes from referrals.

Neighbors Hello Neighbor!

HI, MY NAME IS… Claudia Johnstone.

MY OCCUPATION IS… photographer and life coach with a focus on adults with ADHD. I am also excited to be working on an ongoing photography project called “May I Have Your Attention,” which is part of an exhibit that just opened at First Studio in downtown Phoenix. Check out my work at dasfotohaus.com and mayihaveyourattention.com.

I’VE LIVED IN THE AREA FOR NEARLY 16 YEARS AND I LOVE IT BECAUSE… the landscape is so different from Germany, where I grew up. I love the duality of city life and outdoor beauty.

A TYPICAL DAY IN MY LIFE INCLUDES… my days are rarely the same besides getting up to drink a cup

of coffee and walking my dog Zoe. Most days I will do administrative types of work for my business in the mornings, with photoshoots in the afternoons.

MY FAMILY IS… my 32-year-old son Eric and his wife Erin who live in the West Valley. My two-and-a-half-yearold rescue dog Zoe has also captured my heart, keeps me company, and is the main reason I go for a walk at least once a day.

ONE THING I CANNOT LIVE WITHOUT IS… my family and friends. I stay connected with my friends in Europe and the U.S. daily or at least weekly, including a weekly Skype call with my BFF in Germany.

MY FAVORITE MOVIE I COULD NEVER GET TIRED OF WATCHING AND WHY IS… “The Secret Life of Walter Mitty” because it makes me laugh, warms my heart, has a deeper meaning, and I am in awe of its cinematography.

WHEN I WAS YOUNGER, I WANTED TO BE… a flight attendant or an architect. I ended up getting a master’s degree in architecture, but 12 years ago I chose to focus on my passion for photography instead.

THE SONG I WOULD SING AT KARAOKE NIGHT IS… “99 Red Balloons” by Nenain German.

THE ONE PERSON WHO MOTIVATES ME IS… that is difficult to pinpoint as

it changes all the time. In fact, so many people in my life have motivated me over the years and continue to do so.

THE LAST THING THAT MADE ME LAUGH OUT LOUD WAS… some video on Instagram this morning. If only I could remember what it was… It was probably a funny dog video my friend Sabine sent me.

THE PERFECT DAY IS… not having anything on my agenda and just going with the flow.

MY FAVORITE LOCAL NONPROFIT IS… Desert Labrador Retriever Rescue, which I have volunteered with for over 10 years, fostering dogs and designing their annual calendar to raise funds.

MY LIFE IS… fulfilling, never the same, exciting, and full of surprises. Even though

they are not always pleasant surprises, I’m finally at a point where I embrace change and the fact that I don’t know what the future holds.

THE BEST GIFT I’VE EVER RECEIVED WAS… a video my BFF made for me for my 30th birthday. I still have the VCR tape.

MY DREAM VACATION WOULD BE… to see the pyramids of Giza in Egypt. It’s been on my bucket list ever since I learned in depth about the ancient civilizations and history during my architecture studies in university.

THE BEST PIECE OF ADVICE I’VE EVER RECEIVED IS… if you don’t like a situation, you only have two options. You either change the situation or you change your attitude toward it.

Dive into DIY Delight!

Take control, unleash your creativity, feel the satisfaction, and save some serious cash!

Picture this: five years ago, frustration reared its ugly head. We were ready to plant bushes and prune trees, only to discover we owned a whopping six shovels, four pruning shears, and two bypass loppers. How did this happen?!

Every time a tool had a dull edge or a loose bolt, we mindlessly dashed to the hardware store for a new one. Repair? It never even crossed our minds. We saw these tools as disposable. But then, one day, we stumbled upon our scattered tool stash and had a revelation. We did the math, realized the waste, and decided to make a change: no more new tools. We were going to fix what we had.

Enter our new obsession: YouTube. We dove into videos on tool repairs and realized it was simpler and more satisfying than we ever imagined. “We can do this,” we told ourselves, and so we did! Armed with sharpening stones, grease, fasteners, wood treatment oils, painter’s tape, and spray paint, we got to work. Within two weeks, our tools were better than new, and the feeling was incredible!

Fast forward to today, and our DIY journey has expanded beyond our wildest dreams. We’ve saved tons of money and rescued countless items from the landfill. From desert gardening to food forests, from auto repairs to furniture restoration, we tackle it all. We even craft our own furniture from pallet wood!

And we do all this while respecting our community’s Covenants, Conditions, and Restrictions (CC&Rs). We ensure our projects don’t disrupt our neighbors, who, by the way, cheer us on and often join in the fun.

Our DIY adventure has taught us a lot about the value of tradespeople—plumbers, carpenters, repairmen, and more. These

hardworking professionals are true heroes. They possess skills and knowledge that are often undervalued in today’s society. We’ve become staunch advocates for treating them with the respect they deserve.

Our journey into DIY hasn’t just been about saving money; it’s been about gaining a deeper understanding of the world around us. Fixing and creating things with our hands has given us a new appreciation for the materials and craftsmanship involved in everyday objects. It has also connected us more deeply with our community, as we share our projects and skills with our neighbors.

Grateful for the wealth of DIY content available, we decided to pay it forward by launching our own YouTube channel: Suburban DIY. With nearly 500 videos and a growing community of neighbors and subscribers, we’re thrilled to share our adventures and inspire others. Our channel is a treasure trove of how-to’s, from repairing garden tools to building custom furniture. Many videos are a step-by-step guide, designed to empower viewers to take on their own DIY projects.

Through our channel, we’ve connected with a global community of DIY enthusiasts. The comments and feedback we receive are not just encouraging; they’re a testament to the positive impact of sharing knowledge and skills. Our neighbors, who were once curious onlookers, are now active participants, often coming over to help with projects or ask for advice on their own.

Join us! Visit youtube.com/@suburbandiy and dive into the world of DIY with us. Let’s create, repair, and save together! Whether you’re looking to fix a broken chair, build a garden shed, or simply save some money while having fun, our channel has something for everyone. Together, we can transform frustration into fulfillment, one project at a time.

Silver Sky Development Begins Construction on Luxury Community in Paradise Valley

Last month, Silver Sky Development officially broke ground on a new ultra-luxury community in Paradise Valley. The event featured appearances by Paradise Valley Town Mayor Jerry Bien-Willner and Vice Mayor Mark Stanton.

Located on 18 acres at the base of Mummy Mountain, Silver Sky is set to become one of Paradise Valley’s most exclusive luxury neighborhoods. The development consists of 12 estate parcels, with the infrastructure already completed and streets recently paved. Construction will commence this summer, beginning with an $18 million showcase home named Nova.

Nova, designed by Stratton Architects, is an 11,965-square-foot Europeanstyle estate featuring six bedrooms, ten bathrooms, and a wellness center complete with a sauna, steam room, and cold plunge. It also includes a private backyard pickleball court.

Following Nova, construction will begin on Aquarius, a 9,000-square-foot resort-style estate designed by Drewett Works, featuring 17-foot floor-to-ceiling glass doors that open to breathtaking views and a large rooftop viewing deck.

The development is spearheaded by developers Heriberto Velasquez and Jeremy Takas. “We are so excited to begin construction and take these next steps toward our vision to create a luxury residential community featuring world-class architecture on some of the last vacant land in Paradise Valley,” says Takas. “It’s been an honor to have played a role as we have reshaped the fingerprint of this incredible town.”

Interest in Silver Sky has been strong, with four parcels already under contract. The community offers buyers the opportunity to design and build custom homes in a gated environment. Only one lot remains available, a 1.5-acre flat corner lot currently listed for $5 million.

What You Should Ask When Hiring a Real Estate Professional Real Estate

In the age of instant access to information, the process of hiring a real estate professional seems to have become more complicated than made simple. There are hundreds of articles and blogs about hiring a real estate agent and the right interview questions to ask. As industry professionals, we aim to stay ahead of what our clients and future clients may be reading and researching. The right support can make all the difference, so asking good questions is the first step towards a successful real estate experience. Asking the right questions about experience, commission rates, team structure, client load and area knowledge can give upfront insight into an agent’s competence and professionalism.

WHAT TO CONSIDER ASKING

1. Are you a full-time practicing agent?

When interviewing a potential agent, it is important to understand how much time a professional dedicates to their craft rather than how long they have been licensed. While having experienced many seasons of real estate can certainly be advantageous, the focus should more so be shifted to an agent’s day to day.

Selling homes is a full-time agent’s livelihood so there is a high level of dedication to helping you buy or sell successfully. There is a focus on satisfaction of service, which means they can usually accommodate your

schedule better, and promptly address concerns or questions. When hiring an agent whose focus isn’t fully on selling real estate, there may be a limited ability to contact them due to other commitments. This could potentially be harmful to a transaction if delays are caused. Practicing full-time usually equals more firsthand market knowledge, engaging in on-going professional development, and being up to date with legal changes.

2. How do you handle challenges or unexpected issues?

How an agent answers this question will highlight their professionalism and overall confidence in their abilities. Real estate transactions are often complex and no two are wholly alike. How an agent handles unforeseen challenges can give insight to their problem-solving skills, how they communicate obstacles and even their resourcefulness. An agent’s ability to adapt, assess, and skillfully proceed forward will provide you with a less stressful experience.

3. Will I be working with you only throughout the transaction?

This is a substitute for the question “do you work alone or on a team?” There is no right or wrong answer, but more so what will work best for you during your real estate journey. As a consumer, you need to be fully prepared upfront as to what you can expect. A solo agent will likely be your one contact throughout the entire transaction, a large real estate team may work with multiple people during your transaction, smaller teams may operate more like solo agents, but have their team for back up as needed. Every real estate team has a different dynamic and structure. Asking about those dynamics creates clear expectations and transparency. Consider what type of communication will work best for you.

4. What makes you different from other agents?

Asking about value provides an agent with the opportunity to shine by highlighting their skills, qualities, and strategies. Value can be certifications, staying organized with email templates, having an extensive industry contact list, excellent negotiating skills, marketing backgrounds or even local area knowledge. Value is the intersection of an agent’s greatest strengths and the impact it leaves on your real estate experience. This question is vital to ask because this value will affect how they are going to help you succeed as a client.

5. Is this a good fit overall?

This is what you need to ask yourself before hiring an agent. Having confidence in an agent’s capability to get the job done is a priority, however, do not overlook personal connection. When interviewing an agent take note of personality, professionalism, communication styles, and approach to their craft. Buying and selling real estate is something most people only do maybe a handful of times in their lives and can be an overwhelming process. Who you choose to walk you through that process is important.

BOTTOM LINE

Focus on communication styles, personality compatibility, problem-solving abilities, professionalism, honesty, and real-life transaction insights. By asking what truly matters to you, you will be more likely to find an agent who exceeds your expectations and aligns with you and your real estate goals.

When to Update Your Trust and Estate Plan

Ireview many trusts. Some are quite old, and my client knows it is time for an update. Other times, they were done not terribly long ago, but the laws have changed. How do you know when it is time to update your trust?

There are a couple of key dates that give some answers. First, the Arizona Trust Code was enacted in 2008, to become effective in 2009. The Arizona Trust Code changed the law governing trusts in a substantial way. Thus, if your trust was done around this time or before, an update is in order.

Another key date is 2012. Before 2012, estate taxes were an issue for many people. As an example: In 2001, the Federal law gave each person an estate tax exemption of $675,000. That meant that if your total assets were more, your family might end up paying estate taxes of 40% on anything over $675,000.

Older trusts had complicated planning to avoid estate taxes because of the low exemption amounts. However, you may not need that complicated plan today, because each person’s estate tax exemption is now over $13 million (but will be reduced to about $6.5 million per person in 2026).

The old planning to avoid estate taxes usually involved creating a second, irrevocable trust on the death of one

of the spouses. This was called “A” and “B” trust planning. While the surviving spouse still benefits from both trusts, the irrevocable trust cannot be changed and has its own tax identification number and its own separate tax return.

If you don’t have a taxable estate, the division into two trusts at the death of the first spouse may not only be unnecessary but undesirable. When we look at whether to update these provisions of your trust, we analyze all of this and decide what is best for you given your situation and how the estate tax laws impact you.

In addition to the need to update because of new law, some changes may be needed to your trust just due to the passage of time. Your children or beneficiaries are older. Maybe you’ve had another child that’s not listed, or you now have grandchildren to include. The people you named as trustees and financial agents may not be the best choice any longer. Your decisions on how to distribute your assets may not be what you wish now.

All of these are important reasons to get a review of your trust. In our office we recommend that you have a review of your estate plan every three to five years. In particular, if your trust was done before 2012, please contact us for our nocharge, 10-point review so that together we can determine if your plan still makes sense for you and your family. Call us at 602-375-6752 to make an appointment today.

Homeless Youth Connection Receives $600,000 Grant from The Bob & Renee Parsons Foundation

Photo courtesy of Homeless Youth Connection

Homeless Youth Connection (HYC) has been awarded a $600,000 multi-year grant from The Bob & Renee Parsons Foundation to bolster its Empowering Youth for the Future program. This generous donation includes $100,000 earmarked for the enhancement and expansion of a multi-purpose space at their Sunnyslope facility, intended for in-kind donations, volunteer work, and staff functions. Construction is slated to begin later this year.

HYC’s Empowering Youth for the Future program provides comprehensive support to homeless youth aged 13 to 21. Services include case management, assistance with basic needs such as hygiene items, grocery gift cards, school supplies, housing resources, life skills training, and access to healthcare services.

“Youth facing homelessness are incredibly vulnerable and have an uphill battle without the right support,” says Bob Parsons, co-founder of The Bob & Renee Parsons Foundation. “Homeless Youth Connection helps ensure that, despite a rough start, these kids can still have a shot at a bright and promising future.”

The program aims to equip young people with the necessary resources to complete high school and pursue postsecondary education. Each participant is paired with a Youth Coach to identify their strengths and goals, and to create a personalized action plan. These coaches meet with the youth weekly, both virtually and in person, to track progress. Through this engagement, participants develop a sense of safety, structure, belonging, self-worth, and social contribution.

“This year, we had 123 individuals graduate and 15 seniors continuing their education with summer school

or an additional senior semester,” says Dana Bailey, co-chief executive officer of Homeless Youth Connection. “These youth have worked so hard to complete high school and create a more stable future for themselves. We’re so proud of their hard work and couldn’t do it without support from organizations like The Bob & Renee Parsons Foundation.”

One of these graduates is Sam, who has overcome significant challenges to graduate high school and plan for a bright future. Adopted into an abusive family at age 11, Sam was eventually kicked out of his home during his senior year, leaving him homeless. Referred to HYC, he found stable housing and received the support needed to succeed academically, ultimately graduating with a 3.4 GPA. Sam now plans to join the Navy and later pursue a bachelor’s degree in business or criminal justice.

A key component of the program is HYC’s partnership with host families, providing stable housing, food, transportation, and overall care. This support helps each youth build stronger relationships, gain stability, and develop positive life skills for independence.

During the 2023/24 school year, HYC served more than 600 youth in Maricopa County and 21 youth in Coconino County. The organization provides academic support, housing, employment services, career development, and financial literacy education. For more information, visit hycaz.org.

to stop being active, and the orthopedic surgeon determined that you weren’t a surgical candidate…

As someone who specializes in treating back pain, I hear these stories all the time. I know how frustrating it is to feel like you’re stuck at square one. The good news is you’ve ruled out the majority of causes for your low back pain — it likely boils down to one of these three commonly missed issues:

LIGAMENT AND JOINT PROBLEMS

Ligaments stabilize your joints. When they become worn or overstretched, low back pain can occur. One of the most commonly missed causes of low back pain is SI joint dysfunction, which is often mistaken for sciatica.

If you find yourself constantly adjusting your position when sitting or lying down, experience pain when moving from sitting to standing, or have back and groin pain, your SI ligament may be overstretched. On the other hand, pain that worsens with twisting, side-bending, or extension movements could indicate a joint issue like lumbar facet arthropathy.

NERVE PROBLEMS

If your pain eases with rest but worsens with movement, a swollen or trapped nerve might be the issue. The cluneal nerves, which run along the glute and low back, can become entrapped, causing pain. Although pain medications are often prescribed, they don’t actually help to calm the nerve and stop the irritation pattern.

MUSCULAR PROBLEMS

The muscles along the spine play a crucial role in stabilization. Atrophy in these muscles can weaken them, causing the

muscle to shrink. Over time, the shrunken muscle gets replaced by fat, which can lead to spinal instability and pain.

RELIEVE YOUR PAIN FOR GOOD

If these experiences sound familiar, your pain is likely a ligament, nerve, or muscle problem — and not the ones you’ve been told about! I’ve spent years researching and treating patients with these patterns, and I don’t want you to be stuck at square one.

With our 90-Minute Deep Dive (which includes our Pain Profile, 32-Point Back Inspection, Precision Back Scan, and Diagnostic Mapping Technique), we’ll not only provide an accurate diagnosis (and explain it to you!), but also a personalized treatment plan to effectively relieve pain, restore function to your ligaments, nerves, and muscles, and prevent pain from coming back.

Entertainment Movie Reviews and Upcoming Release Dates

“Furiosa: A Mad Max Saga”

The story of Furiosa, from her being taken from her home to the creation of the imperator that she would become in the wasteland.

After 45 years, George Miller still manages to surprise with his action series “Mad Max,” smartly doing something different from Fury Road. In tone, edit, action, all of it; “Furiosa” is a haunting story, like an old Greek tale of determination and vengeance in a brutal world. Furiosa is played by two actresses at different ages, and in both performances, you can feel the trauma, pain, and rage that accompany this character who’s trapped. The filmmaking concurs with that, with editing and pacing that are more patient than “Fury Road’s” constant movement, but never boring. It’s a slow burn that builds up to an appropriate climax. Along the way, the action is astonishing but more brutal in a way

that harkens back to the original film. There’s nothing else like “Furiosa” this month, and we are lucky to live in a time like it.

“In a Violent Nature”

A demonic killer is revived after a group of campers steal one of his possessions.

It’s hard to tell if this is a case of missed potential or pushing an idea too far. “A Violent Nature” has a lot of lovely imagery and creative kills with incredible gore. But beyond that, there’s little to offer here. For all the talk of this being from the killer’s POV, it doesn’t give much characterization to him, even in a physical sense. The little that there is comes off as rather stereotypical or as traditional exposition. Everyone else is exactly what you expect from this type of movie, but more unlikable. Its slow pace lacks the tension needed to captivate the audience, making it feel quite monotonous.. By the end, it feels like it is trolling the audience, and not in a good way.

“The Watchers”

A young woman becomes trapped with a group of strangers in the Irish woodland, who have to entertain the mysterious force that has taken them.

Ishana Night Shyamalan has taken many good cues from her well-known father, but “The Watchers” also shows that she has taken on her own identity. Through many classic film zooms and modern techniques, there’s an uneasy sense throughout the film that captures the entrapped feeling. There’s also a sense that they are going mad, with the whole cast delivering in a way that you would expect from people trapped for longer than they remember. The film is let down a bit by a script that works for the most part but has bad cases of exposition dumping and explaining too much. But even then, with the way it loves its characters, its sincerity, and its

tense atmosphere, it comes together. It’s a great introduction to Ms. Shyamalan and makes you want to see what she delivers next.

ON NETFLIX

“Hit Man”

A school teacher who does part-time work as a fake hit man finds himself breaking protocol for a woman he becomes infatuated with.

Charisma and sensuality best describe Richard Linklater’s latest — a cool and funny film that’s only hindered by one aspect: the rather pedestrian directing. The blocking of actors and overall imagery fail to match the film’s tone and mood. However, beyond that, it’s hard to find a flaw here. The chemistry between Glen Powell and Adria Arjona is immaculate, and the comedic timing is on point. The cast meshes perfectly with the script, with everyone, including the smallest characters, cast correctly. It’s the type of movie that’s for everyone but doesn’t aim to tick every box. A good time for all, funny and at the right times scary.

Why You Still Have Sciatica Pain (And How To Get Rid Of It For Good)

Is doing everyday things from standing up straight to nding comfortable sleeping positions and even just walking di cult because of sciatica pain?

You may nd it hard to focus on enjoying those around you because you’re distracted by your pain. You may have already tried chiropractic, massage, stretching, and exercise, but the di culty is knowing which things will help and which won’t. is can be frustrating because it seems unpredictable.

Some sciatica is caused by muscular weakness and restriction, while others can be caused by sti joints. Ultimately, certain exercises may help some sciatica, but make other types worse. To best help you, I’ve compiled a list of tips that will help anyone with sciatica regardless of the type to reduce daily pain.

Most people with sciatica just want to know if there’s a solution that actually lasts. Solutions that used to work, don’t work any longer. Eventually you nd yourself in a rabbit hole, searching high and low for solutions that hopefully help you avoid surgery.

One of my patients, Marian, had tried everything above on top of back surgery, unspecialized physical therapy, pain management, spinal injections, spinal electrostimulation, acupuncture, and dietary analysis. Marian told me, “When you go through this, you learn how many things you can no longer do if you can’t stand or walk.”

You Don’t Have to Choose Between Surgery and Giving Up the Activities that You Love.

Sciatica is so common because many of the solutions out there just take one area into consideration. e muscles, the joints, nerves, strength, weakness, etcetera. e simple truth is that sciatica is a complex condition with many contributing factors.

e core issue, which has been proven time and again in the best research, is that the body has developed compensation patterns in order to protect itself. ese patterns are hardwired into the brain, and will continue to persist unless they are xed.

is pattern is what CAUSES the tight muscles, and the sti joints. ese tight muscles and sti joints eventually pinch the nerve, causing sciatica. erefore, correcting the pattern is the true root cause. No matter how long you’ve su ered, you can still get your life back. No surgery. No pills.

6 Reasons Why Your Sciatica May Be Lasting Longer than it Should:

1. You tried looking up exercises to do on your own for your sciatica. But with many “causes,” it’s di cult to gure out which exercises are right for you. is is why some exercises can seem to make it better, but some make it much worse.

2. You tried a few relaxing massages and it felt good for a few days but then it came back.

3. You tried chiropractic care and it eased a bit, but the nagging sensation is still there.

4. You tried waiting for it to go away on its own. at didn’t work…

5. You went to the doctor’s o ce, and they gave you pain meds or nerve medication to numb the pain. ey told you to come back in 6 weeks if it didn’t work.

6. You went to a physical therapist who put you on the same exercises everyone else with sciatica gets…then they left you with an assistant who only half watched your technique.

Why What You’ve Tried Hasn’t Worked

If any of these things have happened to you, unfortunately it’s common. e issue with a lot of these methods is that they focus on addressing the symptoms, not the root cause of your sciatica.

What to Avoid

Here are 3 things that can make your sciatica pain worse.

Stretching: If you’ve been stretching to x your sciatica and it hasn’t worked yet, it likely won’t. More often than not, sciatica has come up because of tight muscles. Stretching is for short muscles. Tight muscles are tight because they’re compensating for a weak muscle nearby.

Stretching will relieve them for a little bit, but it will come back unless the weakness is resolved.

Crossing Your Legs: Avoid crossing your legs at all costs. is can cause stretching in the back of your hip which compresses the sciatic nerve. It also causes twisting in your hips and pelvis which can put stress on the nerves in your back.

Resting: Certain activities right now might make your sciatica worse, but that doesn’t mean you should restrict all of your movements. If certain things are painful, like walking, lifting, sitting, it’s important to nd the root cause so you can start moving properly and stay active.

How to Fix Sciatica for the Long Term

So many of the “solutions” we try only provide temporary relief because they’re not targeting the root cause. And without getting to the source of the problem, sciatica pain will continue to return because the cause was never addressed.

Marian learned this the hard way, and unfortunately a lot of people do. After addressing the root cause, Marian says, “I’m back to walking 3-4 miles a day; I can lift and hold my grandbabies; I can go to parties without having to sit in a corner; I can go shopping again.” e only thing she’d change? Finding a specialist to help her address the root cause sooner. “I could have avoided a lot of doctors’ appointments and needless and expensive treatments, not to mention losing a couple of years to my other attempts.”

How to Get Rid of Sciatica Pain for Good

If you’re ready to get to the root cause of your sciatica, and want to get back to being active with con dence, and without painkillers or surgery, you may qualify for a complimentary “discovery visit” with a specialist.
