PVSCHOOLS HOSTS FAFSA SUPPORT NIGHT FOR SENIORS AND FAMILIES

The College and Career department at Paradise Valley Unified School District (PVSchools) is inviting senior students and their families to an essential in-person event focused on aiding the completion of the 2024 Free Application for Federal Student Aid (FAFSA). The district wide Senior FAFSA Night is set for May 7, from 4:30 p.m. to 6:30 p.m., taking place at the District Training Center, located at 15002 N. 32nd St., Phoenix.

To facilitate a smooth experience, signs will be posted throughout the venue’s parking lot, directing attendees to the training building situated on the west side of the campus. Prospective participants are encouraged to register in advance through the “Senior FAFSA Night Sign-Up” portal.

Important to note, attendees must set up their Federal Student Aid (FSA) IDs before the event. This requires creating separate FSA IDs for parents and students, with unique email addresses and phone numbers for each. Guidance on setting up an FSA ID is available on the College and Career Services page via pvschools.net.

The initiative aligns with recent efforts by Arizona’s administration to bolster FAFSA completion rates. Earlier this month, Governor Hobbs proclaimed April as the “Finish Line to the FAFSA Month,” highlighting the critical nature of these forms for college financing. Moreover, the governor recently announced a significant $500,000 investment to enhance support for students completing the FAFSA in Arizona, underscoring the state’s commitment to expanding higher education accessibility.

The 32nd Street Market lights up the area with foodie nights set for May 16 and June 20 from 5 p.m. to 9 p.m. These free community events at 18401 N. 32nd St., in Phoenix, feature live music and an array of activities for all ages, including a petting zoo for the little ones.

Foodies can savor an assortment of eats, from local honey and fresh sourdough to international flavors like Caribbean and teriyaki. Sweet treats and refreshments are plentiful with brownies, cookies, and lemonade on offer. Interactive games like cornhole and Jenga add to the lively atmosphere. This is the perfect family night out that delights the taste buds and offers entertainment.

Residents are invited to participate in the next installment of “Coffee with a Cop” on June 5, from 8:30 a.m. to 9:30 a.m. at 6433 E. Lincoln Dr. This monthly event provides an informal platform for community members to engage with local law enforcement officers over coffee.

Topics concerning the police department and public safety will be discussed, offering an opportunity for open dialogue and relationship-building between officers and the community they serve. These gatherings aim to strengthen trust, foster understanding, and enhance collaboration for a safer and more connected Paradise Valley. Don’t miss this chance to connect and converse with your local police officers. For more information, visit paradisevalleyaz.gov.

FBI Phoenix Highlights Alarming Rise in “Phantom Hacker” Scam

Targeting Arizonans

THE FBI’S PHOENIX DIVISION IS ALERTING THE PUBLIC TO AN INCREASINGLY PREVALENT SCAM, DUBBED THE “PHANTOM HACKER” SCAM, THAT HAS ALREADY CAUSED SEVERAL ARIZONANS, PARTICULARLY THE ELDERLY, TO LOSE THEIR LIFE SAVINGS. This sophisticated fraud involves tricking victims into believing that their bank accounts have been compromised by foreign hackers.

The scam unfolds in three distinct stages, beginning with the victim receiving an unsolicited communication—often a pop-up message or an email—claiming to be from a tech support service. The message urges the victim to call a provided customer support number. Once contact is made, the person on the other end, posing as a tech support agent, instructs the victim to download a remote access program to supposedly rid their computer of viruses.

This access allows the scammer to conduct a fake virus scan and falsely claim that the victim’s computer is at imminent risk of being hacked. The scammer then uses this pretense to persuade the victim to log into their bank accounts under the guise of securing them, thereby obtaining information about where the victim’s funds are stored.

In the second phase, another scammer posing as a representative from the victim’s bank informs them that their accounts have been breached by a foreign hacker. The victims are then advised to transfer their funds into a “safe” thirdparty account to protect their savings. The method of transfer suggested usually involves wire transfers, cash, or cryptocur-

rencies, and the transfers are often directed to overseas accounts.

The third and final stage involves further manipulation where the scammer, pretending to be from a credible government agency like the Federal Reserve, contacts the victim to finalize the deceit. They may use fake official documents to alleviate any suspicions from the victim.

THE FBI HAS ISSUED ADVICE TO HELP THE PUBLIC PROTECT THEMSELVES FROM FALLING VICTIM TO SUCH SCAMS:

• Avoid clicking on unsolicited pop-ups, links in text messages, and email attach ments.

• Do not follow instructions to call phone numbers provided in unsolicited mes sages.

• Refrain from downloading software or al lowing remote access to your computer at the request of an unknown individual.

• Be aware that the U.S. government will never ask for transfers via wire, crypto currency, or prepaid gift cards.

This scam is part of a broader trend of tech support scams that have cost victims across the nation more than $500 million since 2023. The FBI’s Internet Crime Complaint Center (IC3) is an available resource where victims can report these scams.

Timely reporting increases the chances of recovering lost funds and can help prevent further victimization. For those who suspect they might be a target of the “Phantom Hacker” scam or similar frauds, it is crucial to report the incident immediately to local law enforcement and the FBI via IC3 at ic3.gov.

Discover Mercantile, Phoenix’s Newest Destination for Sustainable Shopping

PHOENIX’S FASHION SCENE JUST GOT A SUSTAINABLE UPGRADE WITH THE OPENING OF DISCOVER MERCANTILE, A CURATED RESALE, THRIFT, AND GIFT STORE THAT COMBINES STYLE WITH ENVIRONMENTAL CONSCIOUSNESS. Located at 3241 E. Shea Blvd., Ste 7, this shop offers a treasure trove of pre-loved clothing, funky artwork, home décor items, and more, making it the go-to destination for ecofriendly shoppers.

Discover Mercantile is the brainchild of friends Heidi Koffman and Natasha Beal, who share a passion for thrifting and a commitment to sustainability. Their store showcases an eclectic mix of items, ranging from midrange to boutique clothing, with well-known brands like Anthropologie and Lululemon mixed in with no-name treasures. Shoppers can also find a range of vintage artwork and quirky gifts, such as reusable canvas bags and humorous stickers.

What sets Discover Mercantile apart is its strong focus on circular fashion. The founders believe that sustainability doesn’t have to compromise style. “We’re proving that secondhand items can be just as fabulous as new ones, and far more sustainable,” Beal says. The store updates its inventory weekly, ensuring that there is always something new to discover.

Discover Mercantile also operates a unique buyback program, encouraging customers to recycle their wardrobe. Shoppers can bring in their gently used items and receive store credit or cash in return, promoting a cycle of reuse that benefits both the consumer and the environment. Items that don’t fit the store’s current inventory are donated to local nonprofits, ensuring they still find use in the community.

For Koffman, the motivation behind opening Discover Mercantile runs deep. “Thrifting isn’t just a hobby, it’s a lifestyle. I grew up going to yard sales and estate

sales, finding those unique pieces that you can’t get anywhere else,” she explains. This passion is evident throughout the store, from the carefully selected items to the layout designed to make each visit an adventure.

The store held their grand opening April 18. Catering for the event was provided by Lovecraft, with swag bag items donated by local businesses including Shea Cheese, 32 Shea, and Black Rock Bouldering Gym, showing just how supportive the North 32nd community is.

Current business hours are Saturday and Sunday from 10 a.m. to 4 p.m. These hours are expected to be expanded soon to weekday hours.

Follow them on Instagram and Facebook @ discovermercantile to keep up with special pop-up sale days, where they will have special pricing and events. For more information, visit discovermercantile.com.

RED Development Welcomes Fender Musical Instruments Corp. to PV

Rendering courtesy of RED Development

RED DEVELOPMENT, A REAL ESTATE COMPANY KNOWN FOR ITS HIGHPERFORMING MIXED-USE AND RETAIL PORTFOLIO, IS ADDING FENDER MUSICAL INSTRUMENTS CORP. (FMIC), THE WORLD’S LEADING GUITAR MANUFACTURER, TO ITS BEST-IN-CLASS TENANT ROSTER AT PV, THE HIGHLY ANTICIPATED REDEVELOPMENT OF THE FORMER PARADISE VALLEY MALL, IN A SINGLE-TENANT OFFICE BUILDING SET TO OPEN NEXT YEAR.

FMIC will break ground on the 80,000-square-foot, three-story building later this year, which will open to team members in fall 2025. The new building, designed by SmithGroup, will be a place for collaboration and will boast an array of cutting-edge facilities, including a dedicated model shop for its guitar and amplifier designers, a state-of-the-art sound room, along with meeting rooms and flexible workspaces strategically designed to foster teamwork and innovation.

An American icon, Fender was founded in Southern California and has established a worldwide influence extending from the studio to the stage and beyond. Everyone from beginners to the world’s most acclaimed artists have used FMIC instruments, amps, and gear, making the company a revered industry leader and a global cultural symbol.

“Fender’s decision to partner with RED Development reinforces our long-term commitment to Arizona and a local community we have called home since the early 90s. Our building will foster a dynamic environment that attracts top engineering, finance, IT, product development, sales, and supply chain talent. Most importantly, we believe that PV’s mixeduse offerings will enhance Fender’s culture of creativity and innovation and provide our team members with an exceptional workplace experience,” says FMIC CFO Matt Janopaul.

Spanning more than 100 acres and situated in the heart of one of the most prominent neighborhoods in Phoenix, PV is a monumental mixeduse development. The master plan for the project features a plethora of dining, entertainment, retail, living and working experiences, which are linked to a more than three-acre, centrally located community open space with heavily landscaped multi-modal pathways. The scale of the project will redefine what live-work-play means.

“Welcoming an iconic brand such as Fender to PV is truly remarkable,” says Mike Ebert, managing partner at RED. “This partnership underscores the groundbreaking innovation coming to PV and the exciting developments that are shaping our community’s future.”

The first phase of the massive redevelopment will open later this year, including the 400-residence multi-family building, The Blake, by StreetLights Residential. Also opening in 2024 are Whole Foods Market, Blanco Cocina + Cantina, Flower Child, Trevor’s Liquor, Sephora, Aveda, Wren House Brewing Co., and Frost Gelato.

“The PV development is booming with innovation, showcasing the considerable impact of transforming the landscape of the former Paradise Valley Mall. Adding Fender to PV is just one of the many businesses that bolster the significant changes the development is making for the future of Phoenix,” says Phoenix Community and Economic Development Director Christine Mackay.

“I am excited that Fender, a global brand, chose Phoenix to relocate their corporate headquarters. This move signifies a confidence in Phoenix,” said Vice Mayor Debra Stark, who represents District 3, where Fender will be relocating. “The new high-paying jobs that will come with this move will be a welcome boost to the local economy.”

Guests are welcomed into an atmosphere of intimate seating areas, candlelit tables, and décor that boasts Art Deco elements, including sleek geometric-patterned wallpaper, bold gold accents, and a black and white marbled floor. The lounge accommodates up to 42 guests, for a cozy and exclusive vibe.

The beverage program features classic cocktails such as the Vesper Martini,

Clover Club, and Vieux Carré, along with innovative new creations by the skilled bar team. Highlights from the new offerings include:

The Down Comforter: Smoked Wagon bourbon, Amaro Lucano Anniversario, pistachio orgeat, and Australian coffee bitters.

OnlyFeathers: Platinum vodka, fresh passionfruit, and lemon juice, topped with Prosecco.

Take a Gander: Japanese whiskey, plum sake, pomegranate tea syrup, dry vermouth, and clarified milk punch. In addition to a thoughtfully curated spirits selection that features whiskey flights and new pours, The Goose offers Goose Bumps—two shots of premium vodka accompanied by two portions of caviar, providing a unique tasting experience.

The food menu, crafted by Crust Simply Italian’s kitchen, includes a variety of unique shareable plates such as tangerinespiced olives, fried calamari, a charcuterie board, select pizzas, and desserts.

“As a sister concept to The Ostrich and Blue Heron, you will see many similarities, however The Goose will stand on its own with many differences like the original decor, elevated wine list, separate food menu and of course some newly creative cocktails,” said Michael Merendino owner of Crust Restaurant Group.

The Crust Restaurant Group, which operates Crust Simply Italian restaurants, Crust Pizzerias, and two other cocktail lounges—The Ostrich and Blue Heron— owns and operates The Goose. This new venture expands the group’s portfolio to eight establishments, with additional openings planned in Mesa later this year,

including another Crust Simply Italian, a dessert shop, and a cocktail bar.

The Goose is open Sunday through Thursday from 5 p.m. to 10 p.m., and Friday and Saturday from 5 p.m. to midnight.

Education PVCC Art Faculty Chosen to Showcase Work at National Museum of Women in the Arts

Paradise Valley Community College (PVCC) Art Faculty Saskia Jordá is representing Arizona in the “New Worlds: Women to Watch 2024 Exhibition” at the National Museum of Women in the Arts in Washington D.C. The exhibition, running through August 11, promises to be a celebration of artistic talent from around the globe. Featuring 28 artists, the exhibition occurs every three years and serves as a platform to explore ideas from perspectives that shift across geographies, cultural viewpoints, and time.

Jordá’s artwork, titled “Raíces” (Roots), is characterized by a unique blend of soft and hard materials and her exploration of texture, form, and contrast. Originally commissioned for the “CounterLandscapes Exhibition” at the Scottsdale Museum of Contemporary Art in Scottsdale, in 2019, the piece stands 6.5 feet tall. The left and right pairs of feet are actual castings from Jordá’s grandmothers’ feet and

symbolize exploring personal stories of migration and assimilation through this family portrait.

The upcoming exhibition is the seventh and largest installment of the museum’s Women to Watch exhibition series. The committees participating in New Worlds worked with curators in their regions to create a short list of artists. From this list, NMWA curators selected the artists and works to exhibit at this year’s event.

For Jordá, who teaches drawing as an adjunct faculty member at PVCC as well as textiles at the college’s sister school Phoenix College, the exhibition is both an honor and a validation of her artistic journey. “I am honored to share my work alongside these 27 other artists and connect with a broader audience at a national and international level,” she says.

Jordá’s art often utilizes fabric, wool, cotton fibers, thread, and yarn with a mix of harder materials like wood, metal, and plaster. She began working with this type of medium as a student at Arizona State University, where she

earned her bachelors in 2000. She continued to pursue the medium while earning her master’s degree at the School of Visual Arts in New York City.

Education A Legacy of Leadership Shadow Mountain High School students accepted into elite military academies.

Shadow Mountain High School (SMHS) is celebrating the achievements of two exceptional students. Ava Vancil and Jasy Justus, both seniors at SMHS, have been accepted into two of the nation’s most prestigious military institutions. Vancil will join the United States Naval Academy in Annapolis, while Justus is set to enter the United States Military Academy at West Point. Their acceptances mark a significant milestone for the Paradise Valley Unified School District’s (PVSchools) commitment to excellence and leadership development through its JROTC programs.

INSPIRATION AND ASPIRATION

For Vancil, inspiration struck in an unlikely place: a movie theater, during a showing of “Top Gun Maverick.” “The funny thing was, I didn’t walk out of the theater dreaming about being a fighter pilot; it took a couple of weeks,” Vancil reflects.

Justus’s motivation is deeply rooted in a philosophy that resonates on the wrestling mat and beyond: “Don’t talk about it, be about it.”

Her acceptance into the United States Military Academy was the culmination of years of dedication and a dream held since the first day of high school. “I’m incredibly grateful to be offered such an amazing opportunity and intend to make the most of it,” says Justus.

UNIQUE OPPORTUNITIES AT SMHS

Both students have been integral members of the SMHS Space Force JROTC, one of only 10 such programs in the entire country. The program’s distinctive offerings, including an aviation program that can precede a driver’s license with a pilot’s license, have been crucial in their development.

Superintendent of PVSchools Dr. Troy Bales praises the district’s initiatives. “Programs like the Space Force JROTC

are instrumental in preparing students like Vancil and Justus not only for college but for impactful careers beyond academia,” he says.

A MODEL OF RESILIENCE AND LEADERSHIP

Vancil’s journey has not been without challenges. Initially unable to run a half-mile, she recalls, “I broke down in tears and nearly quit, but learned to push past my limits—strength I’ll carry into the academy.”

Similarly, Justus has balanced a demanding schedule of athletics, rigorous academics, and leadership roles within the JROTC, finding each to be a rewarding endeavor that prepared her for future challenges. “When the end is far from sight, it can be hard to persevere and continue with the same tenacity I started with, but I remind myself of the bigger picture and focus on small increments of progress,” says Justus.

MENTORSHIP AND COMMUNITY IMPACT

Both Vancil and Justus also highlight the significant role mentorship played in their pre-academy preparation. They credited their JROTC instructors and school mentors with providing not only guidance but also opportunities to explore and realize their potential. This supportive environment is a cornerstone of the district’s approach to education, aiming to produce well-rounded individuals who are prepared to lead ethically and effectively.

Together, they set a powerful example for fellow students, proving that with resilience and proactive preparation, achieving big dreams is possible.

WRAP, WANDER, WOW Create a wearable nature bracelet.

Who needs a jewelry store when Mother Nature offers a treasure trove of dazzling gems? This simple yet fascinating activity is all about decking out your wrists with the vibrant colors and interesting textures that you can only find outdoors. It’s a DIY project that brings art, nature, and discovery together in the form of a wearable piece of art!

WHAT YOU NEED

• Clear packing tape (1/2- or 1-inch wide)

• A variety of natural treasures (flowers, leaves, etc.)

GETTING CRAFTY

1. Take a length of tape and wrap it around the wrist with the sticky side facing out, to form a sticky canvas.

2. Embark on a nature walk and scout for small, colorful objects: flowers, leaves, seeds, the more diverse, the better!

3. Decorate your tape bracelet by pressing your collected items onto the sticky surface. As you stick each item to the bracelet, observe and discuss what you see, touch, and smell.

4. Consider themes like a single color range or a burst of multiple hues to personalize your nature bracelet.

THE LEARNING JOURNEY

As your children fill their tape with natural elements, they’ll naturally start to sort, categorize, and admire the diversity in nature. They might even begin asking questions about the flora and fauna that surround them, turning a simple craft into an impromptu biology lesson.

WHY IT’S AWESOME

This activity is a hit for several reasons:

• It’s budget-friendly – all you need is the great outdoors and a strip of tape!

• It’s inclusive and adaptable, making it a perfect fit for children and adults of any age.

• You can do it year-round, with each season bringing its own unique materials to the table.

• It’s sneaky learning – as kids engage in this sensory-rich activity, they’re exploring science, art, math, and more without even realizing it.

So, next time you head out for a stroll in the park or a hike in the woods, or even your own backyard, grab that packing tape and add an extra layer of fun and learning to your journey with nature bracelets.

Get Your Roof Monsoon-Ready with Stapleton Roofing

20 • May 2024 • PARADISE VALLEY VIEW myhyperlocalnews.com
Cover Story

If this summer is anything like the last, Arizona can expect to endure 55 days at or above 110 degrees, and when the season totals are released, it may be one of the driest monsoon periods. But your roof did its job keeping you out of the sun, right? Yes, but while you replace sunburned plants, you should check the health of your roof. Just as your air-conditioning works overtime in summer, so does your roof.

“I guarantee the heat this summer will destroy more roofs than people think,” says Pat Stapleton, president of Stapleton Roofing in Phoenix. “And when the rain hits, there are going to be a lot of people in a lot of trouble.”

A third-generation roofer, Stapleton started roofing out of high school and worked up to foreman, supervisor, and roof sales for the past 20 years. In 2010, he and his wife, Cindy, opened Stapleton Roofing “because we felt we could do a better job than most,” he says.

The most challenging part of starting the business, he says, was finding quality roofing crews that could follow his rules and regulations and place roofs how he wanted.

“We’ve grown the business enough to have good help, supervisors, and crews. We remove everything down to the wood substrate to determine if there is rotten wood, but some companies will place new underlayment over old underlayment. We never have any complaints. Everyone is proud of their work, and they do a good job.”

PREVENTING ROOF DAMAGE

As Arizonans know and the experienced Stapleton Roofing crew sees regularly, the sun isn’t the roof’s only threat. Thunderstorms, hail, heavy winds, and other severe weather conditions constantly pummel a home’s protector. A roof will stand firm through many tests, but sometimes it needs a little boost or repair. When it comes to storm damage and your roof, Stapleton Roofing recommends three categories of action: prevention, inspection, and restoration.

“Since it doesn’t rain a lot, when it does, it rains hard,” Stapleton says. “That’s also what gets people in trouble. It goes so long without rain that people think their roof is fine. Suddenly, when it rains hard, your roof leaks.”

He says that when bad weather is brewing on the horizon, a few quick preparations can help protect your roof. First, make sure all loose items in your yard have been brought in or secured. This includes lawn ornaments, patio furniture, or some loose hanging decorations.

Second, ensure no branches are within six feet of your roof. In high winds, tree limbs can act like whips or even snap off and impact your roof. Third, clean out your gutters and drainage systems. Ensuring no blockages are present will help keep water flowing as it should and protect your home.

“Tree branches are the big killer for us,” says Stapleton. “When the wind blows, the branches get caught in the tile. So, you want to trim your trees and the branches off your roof.”

INSPECTING YOUR ROOF

While you can prepare your yard to prevent roof damage, bad weather can still harm it. That’s why inspecting your roof is essential before and after bad weather.

Stapleton says beforehand, on shingle roofs, it’s a good idea to check for cracked or worn boots around pipes; excessive amounts of shingle granules in your gutters; missing, warped, or broken shingles; and shingles that are curling or buckling. Look for shifted tile, exposed underlayment, and lifted vents on tile roofs.

“Each of these can lead to larger problems with your roof, including potential water leakage during the next storm,” he explains.

You can also call Stapleton Roofing to do the inspection. It’s free to have your roof assessed.

Stapleton stresses to make sure your homeowners/ property insurance is current. He says most insurance companies will cover storm damage but won’t replace an old, neglected roof. Additionally, most insurance companies will provide a discount when a roof is replaced.

It’s also important to know that not all states require contractors to have a license to perform work, says Stapleton. “Arizona has a regulatory agency, known as the Arizona Registrar of Contractors, which requires roofing contractors to have a license to perform work legally. It requires a minimum of a two-year warranty from the contractor.” And in most cases, it’s recommended to obtain three bids. You can check the status of any licensed contractor at azroc.my.site.com/AZRoc/s/contractorsearch.

HOW LONG WILL YOUR ROOF LAST?

Even with the best prevention and inspections, roofs must be replaced at least once in their lifetime. If your house was built over 15 to 20 years ago, it will be ready for a reroof anytime, says Stapleton.

He warns that tile roofs aren’t as easy to determine the condition without lifting the tile to view the underlayment. Signs of a failing roof are shifted tile, damaged facia, or damaged wood under the eave. Shingle roofs are more accessible to view when there is damage to the roof. You will see rotten wood, and the shingles will lose their granules and curl up.

“Start inspecting your roof when it’s 15 years old,” Stapleton says. “It’s time for a new roof if it’s 20 years old. And don’t put solar panels on old roofs; it’s costly to have them removed and replaced, which we’re seeing a lot of lately.”

The cost of your roof depends on the size and complexity of the roof.

“If I evaluate a roof and it doesn’t need repair or replacement, I tell them they don’t need anything,” says Stapleton. “I’ll tell them to call me next year, and we’ll look again.”

Before the rumble of the monsoon season begins, a preemptive call to Stapleton Roofing is a wise move. Acting now not only ensures the integrity of your roof but can also lead to significant savings. Remember, proactive care is always less costly than reactive repairs. And to make it even more appealing, Stapleton Roofing will pay the taxes on your service. Don’t let the monsoon season catch you off guard—ensure your roof can withstand whatever the skies throw its way with Stapleton Roofing’s expert care.

Neighbors Hello Neighbor!

I’VE LIVED IN ARIZONA FOR 30 YEARS AND I LOVE IT BECAUSE… of the weather (mostly in the winter), and its golf courses. It’s also where I first started my career and family life.

A TYPICAL DAY IN MY LIFE

INCLUDES… waking up early to tackle the day’s necessities in the way of restaurant management, family time and, when possible, some golf or much needed relaxation time. I am very hands on with Sfizio Modern Italian Kitchen, located at 21050 N. Tatum Blvd., #110, in Phoenix, as I want to make sure that my guests experience the maximum

value that I can provide, which requires constant oversight to ensure that everything is running smoothly.

MY FAMILY IS… the center of my world.

ONE THING I CANNOT LIVE WITHOUT IS… the first thing that comes to mind is my family, and then the realistic part of me says, money.

MY FAVORITE MOVIE I COULD NEVER GET TIRED OF WATCHING AND WHY IS… “The Godfather” and “Once Upon a Time in America,” to connect to my Italian roots. Being away from home has me longing to connect with Italian culture in many ways and that includes movies and media.

WHEN I WAS YOUNGER, I WANTED TO BE… I always wanted to own my own business, whatever it may be –– a

restaurant or a bakery at first, as they were my first jobs. I fell in love with cooking and serving up excellent food and experiences for people.

THE SONG I WOULD SING AT KARAOKE NIGHT IS… mostly old Italian songs, “O Sole Mio,” “C’è la luna in mezzo mare,” etc.

THE ONE PERSON WHO MOTIVATES ME IS… my family. I cannot choose an individual but collectively, they keep me going and help me out in areas where I may struggle.

THE LAST THING THAT MADE ME LAUGH OUT LOUD WAS… my wife’s “joke number one” (she has a number one and a number two).

THE PERFECT DAY IS… spent at a golf course, my favorite pastime.

MY FAVORITE LOCAL NONPROFIT IS… New Pathways for Youth. They help kids succeed in school so they can build their future.

MY LIFE IS… full of surprises, but great. Seven days a week managing and growing the business with my family by my side is a dream of mine, but I would be lying if I didn’t say there are unexpected hurdles that pop up everywhere.

THE BEST GIFT I’VE EVER RECEIVED WAS… my children.

MY DREAM VACATION WOULD BE… resting, relaxing by the water at a beach, fishing, and golfing. Location? Probably the Caribbean.

THE BEST PIECE OF ADVICE I’VE EVER RECEIVED IS… “Whatever you do — give it 100%.”

Undeveloped 27-Acre Undeveloped Paradise Valley Land Parcel Sells for $42 Million

In a significant transaction, a sprawling 27-acre vacant parcel in a prime location of Paradise Valley changed hands on April 19, fetching a substantial sum of $42 million, as per public records. The sale marks a remarkable 600% increase from its previous sale of $6 million in 1997. However, it falls short of its listed price of $55 million, reflecting the sellers’ priority of preserving the land’s heritage over maximizing profit.

The parcel, recognized as the largest undeveloped land plot in Paradise Valley, carries a rich history tied to the estate of the late John Teets, former CEO of Dial Corp. and Greyhound Corp., who acquired the land years ago. Realtor Joan Levinson, representing Teets’ estate, emphasized the importance placed on maintaining the land’s integrity and legacy, leading to the rejection of multiple higher-priced offers in favor of a buyer willing to commit to deed restrictions.

These restrictions, outlined by Levinson, man-

date a minimum lot size of 1.8 acres per division, ensuring low-density development and preserving the area’s exclusivity. The buyer, whose identity remains undisclosed, is bound by terms preventing site work for a year and above-ground construction for two years, as stipulated by the Teets family.

Realtors Natalia Ashley and Robin Orscheln of RO Luxury Group facilitated the purchase on behalf of the buyer, whose commitment to preserving Paradise Valley’s standards resonated with the Teets family’s vision. The sale, managed by WFG National Title Insurance Co., signals a pivotal moment in Paradise Valley’s real estate landscape, balancing development interests with heritage conservation.

Despite the property’s zoning allowing for various subdivision possibilities, including up to 21 oneacre lots, 13 two-acre lots, or six four-acre lots, the Teets family prioritized a buyer aligned with their values of responsible stewardship.

Teeing it up for Hospice of the Valley

It was a picture-perfect day out at Grayhawk Golf Club for Hospice of the Valley’s 2024 Pro-Am Golf Tournament, presented by Cigna Healthcare. The

March 28 event in Scottsdale raised over $53,000 for the nonprofit’s charity care programs.

“It’s a tournament that is meaningful for all players. It’s a mission of love; it’s a mission of dignity’ and I love to support it,” says sponsor Tim Louis, who competes every year with wife Amy in memory of his parents.

Volunteer tournament chairman Jay Hoselton started the event in 1998, raising more than $1 million in the years since to help provide compassionate care to thousands of patients and families in need. As a nonprofit, Hospice of the Valley turns no one away and is able to care for all, thanks to community generosity and “friendraisers” such as this.

“As long as I can stand and walk, I’m going to keep running this tournament,” he says. “It’s just a great group with a lot of great people and a great day for a great charity.”

“What they do in the community is just amazing,” adds golfer Jenni Veretto with APRIA, Part of the Owens & Minor Family, “and we are grateful that we get to be partners with them to help take care of their patients.”

Pete Chuchro, Cigna’s general manager for Arizona, echoes that sentiment: “It’s an important mission that brings everybody together.”

Scottsdale Police Foundation Launches Community-Centered Initiatives

Photo courtesy of Scottsdale Police Foundation

The Scottsdale Police Foundation, a nonprofit organization dedicated to supporting the Scottsdale Police Department (SPD) and fostering stronger ties between law enforcement and the community, is launching several impactful initiatives.

“A strong police department is integral to the quality of life we enjoy in Scottsdale,” says Debbie Steinhauer, founder of the Scottsdale Police Foundation. “Through the foundation, we aim to fortify the foundation of our community by addressing the four pillars of our mission: youth, officer wellness, community engagement, and crime prevention.”

Driven by a desire to uplift the youth of Scottsdale, the foundation has

collaborated closely with SPD to identify areas where additional support and resources are needed. One such initiative is “the closet” program, located at Coronado High School but serving the entirety of the Scottsdale school district. This program, led by Scottsdale Police Officer Alvin Pease in conjunction with social workers and teachers, provides essential resources to students in need, reinforcing the values of community support and engagement. Moreover, the currently open logo design contest, available to the children of Scottsdale School District, highlights the organization’s commitment to tailoring programs to the evolving needs of Scottsdale youth.

“We are thrilled to be spearheading initiatives that directly impact our community and strengthen the bonds between law enforcement and the

residents of Scottsdale,” says Committee Chair of the Community Outreach Committee at the Scottsdale Police Foundation Kelly Kerbs-Riggle. “Through partnerships with the Scottsdale Police Department and local organizations, we’re actively supporting programs like the Police Athletic League and ‘The Closet,’ while also exploring new avenues to enhance community safety and engagement.”

Individuals and businesses in Scottsdale are encouraged to get involved and support the foundation’s efforts. Whether through financial contributions or active participation in foundation events and programs, community support plays a crucial role in advancing the mission of the Scottsdale Police Foundation.

Looking ahead, the foundation is

committed to expanding its impact through initiatives such as the Officer Grant Request Program, generously kickstarted by a donation received at a recent breakfast event. This program aims to reimburse officers for personal expenditures made to assist community members in need, embodying the spirit of service that defines our law enforcement. Other long-term goals include further expansion of PAL programs across all schools in the district, continued support for “The Closet” initiative, and the establishment of scholarships for youth pursuing careers in law enforcement.

On the Road Again! Are you Ready for Vacation?

It’s that time of year again. Vacation and adventure time! To truly be ready for that trip, you might want to update or establish an estate plan before you hit the road. Here are a few things to consider.

1. REVIEW AND UPDATE YOUR EXISTING ESTATE PLAN. A “set it and forget it” estate plan is not a great idea. We need to review and update the plan as our families evolve and circumstances change. You may need to update who would be in charge of your estate or change how your beneficiaries receive their inheritance.

2. GET A WILL, TRUST, AND POWERS OF ATTORNEY IN PLACE IF YOU DON’T HAVE THEM. Clients regularly tell me what peace of mind they have since completing their plan. Don’t turn to your spouse on the plane and say, “We really should have done our wills.” Let your upcoming vacation serve as the impetus to put a plan in place!

3. REVIEW TITLES AND BENEFICIARY DESIGNATIONS. If you have a revocable living trust and have not changed titles to property and accounts to place them in the name of the trust, now is the time to do so. If you don’t, your family will have to file a probate court proceeding. Also, this is a good time to check beneficiary designations on your insurance and retirement plans to be sure you’ve named the right people. Once you’ve done so, you will

know your estate plan will work as you intended.

4. SECURE OR REVIEW HEALTHCARE DOCUMENTS. Everyone over the age of 18 needs certain documents (including your children who have just become adults). They are: 1) General Durable Power of Attorney, which permits someone to be your agent to handle finances and legal matters if you cannot; 2) Power of Attorney for Health Care, which gives another person legal authority to make health care decisions (including life and death decisions) for you if you are unable to make them for yourself; 3) HIPPA Authorizations, which give written consent for doctors to discuss your medical situation with others, including family members; and 4) Advanced Directive or Living Will to let your loved ones know what you want (and don’t want) at the end of life.

5. ORGANIZE YOUR ACCOUNTS AND DOCUMENTS. Make sure that if something happens, your documents can be easily found, and your trustee or executor can locate the assets in your estate and can access what they need to administer your estate.

LAST, BUT NOT LEAST: HAVE A GREAT TIME! You are likely going to come back safe and sound, but you’ll have great peace of mind knowing that everything’s in place in case something unexpected happens. I’m always happy to help clients put their estate plan in place before a trip. You can book our no-charge initial consultation by calling the office at 603-375-6752.

Reduce your Inflammation

What is inflammation?

Inflammation is a natural response by the immune system to events such as illness, trauma, physical stress, and chronic disease. Acute inflammation is a short-term healing process that warns our body of an injury. For example, if you break a bone, the body reacts quickly

with redness, swelling, pain, and heat. This warns us to be more cautious of the injured area, preventing any further damage.

Chronic inflammation is a low level of inflammation that is not visible. It is a result of prolonged acute inflammation, repetitive injuries, or even external factors such as chemicals, medications, nutrient deficiencies, food sensitivities, and metabolic diseases. If not addressed,

this chronic inflammation can aggravate and/or lead to health conditions such as cardiovascular disease, gastrointestinal disorders, autoimmune disease, chronic pain, and diabetes.

Diet and lifestyle play an important role in chronic inflammation. It is one of the simplest yet effective ways to decrease your overall inflammation, protect your immune system, and make you a healthier you. Here’s what to do.

INCREASE YOUR VEGETABLES AND FRUIT CONSUMPTION:

Colorful vegetables and fruit contain a variety of anti-inflammatory properties. Many fruits and vegetables are beneficial; however green leafy vegetables, berries, cherries, and pomegranate are excellent choices for a healthy diet. Tropical fruits such as pineapple, mango and bananas are higher in sugar and should be limited or avoided while treating inflammation.

CHOOSE WHOLE GRAINS AND LOW SUGAR FOODS:

Intake of refined grains and simple sugars is associated with the risk of developing inflammatory mediated diseases such as cardiovascular disease and diabetes. Fructose, which is found in table sugar, high fructose corn syrup and fruit juices can cause inflammation and hinder the healing process. These should be limited or avoided. It is best to eat complex carbohydrates that are unprocessed such as whole oats, whole rye, barley, and legumes.

GOOD FATS VS BAD FATS:

Poly-unsaturated fats high in Omega-3 fatty acids provide anti-inflammatory benefits. The best sources include

flaxseeds, walnuts, and cold-water fish such as salmon. Flaxseed oil is a potent plant source of Omega-3 fatty acids.

Processed fats such as soybean oil, safflower oil, corn oil and canola oil should be avoided. Avoid trans fats, which can be disguised in the form of shortening, margarine, and hydrogenated or partially hydrogenated oils. Always read labels.

HERBS AND SPICES:

Powerful anti-inflammatory herbs and spices include turmeric, ginger, garlic, cinnamon, basil, rosemary, and thyme.

REDUCE YOUR TOXIC LOAD:

Many industrial chemicals and pesticides can cause inflammation. When possible, choose organic foods and “clean” personal care and cleaning products.

STRESS REDUCTION:

Stress can be just as aggravating to the immune system as the foods we eat. Physical activity, yoga, nature, and plenty of sleep may be helpful ways to reduce stress thus, decreasing inflammation.

FOOD ALLERGIES/SENSITIVITIES:

Food allergies/sensitivities can often cause inflammation. Common foods that contribute are dairy products, eggs, gluten, and soy. A naturopathic physician can help you decide if food allergy elimination will be helpful for you.

Dr. Jenna Dye is a licensed naturopathic physician. Her role is to support the body’s foundation to restore and maintain optimal health. Together with her patients, this is achieved by identifying and removing barriers that may be impacting health while creating a healing environment. For more information visit drjennadye.com.

Health Why Your Knee Still Hurts (and How to Finally Get Relief)

Does this sound like you?

You’ve seen everyone for knee pain and are still left without solutions. You’ve tried ice packs and heat compresses, but it came back (or worse, aggravated it), chiropractic care only offered temporary relief, your physical therapist put you on the same exercises as everyone, the pain management doctor did a nerve ablation and told you to stop being active, and the orthopedic surgeon told you that you weren’t a surgical candidate…

Unfortunately, for many on the quest to conquering discomfort, their only option from healthcare providers is to “wait until it gets worse.” Here’s what they don’t want you to know: You can actually get relief now.

A JOINT EFFORT

Jessie, who had been dealing with knee pain for six months, came to us for this exact reason: She didn’t want to resort to temporary cortisone injections, daily sleeping pills, or pain

medication. She wanted a long-term solution.

“The worst part was not being able to do the activities I loved — running and cycling.” Despite three months of physical therapy, her improvement was minimal. An orthopedic surgeon also told her she needed to wait for the injury to get worse to consider surgery.

SOLVING THE MENISCUS MYSTERY

Recognizing Jessie’s frustration, we swiftly acted, confirming that a torn labrum injury in her hip was increasing stress into her meniscus.

We explained to Jessie how she had fallen into what we call “The Gap” in conventional medicine, and how regenerative medicine bridges this gap. Jessie chose to partner with us and underwent two treatments. In just four weeks, her pain had improved significantly, allowing her to return to the sports she loved: “I’m back to riding three to four times a week, and even signed up for a Ragnar race that my friends talked me into now that I’m running again!”

HOW OUR DEEP DIVE BRIDGES

“THE GAP”

Jessie’s story is not uncommon; applying a one-size-fits-all approach left her

without clear guidance or solutions. You don’t need to wait until it gets worse!

With our comprehensive Deep Dive (which includes our Pain Profile, 57-Point Knee Inspection, Precision Knee Scan, and Diagnostic Mapping Technique — all of which were used to confirm Jessie’s pain and guide her treatment strategy), we’ll not only get you an accurate diagnosis (and explain it to you!) but will also provide you with a personalized treatment plan to effectively treat your pain and prevent it from coming back.

Entertainment Movie Reviews and Upcoming Release Dates

IN THEATERS

“Monkey Man”

Faith and vengeance collide as a man carries out his plot through modern day India.

Dev Patel has long proven his capabilities as a leading actor, but “Monkey Man” showcases his potential in an ambitious debut. At times, that ambition may overshadow what is achievable, both in action sequences and thematic complexity. The politics are somewhat muddled in their connection to India’s actual situation, although it’s clear Patel has noble intentions regarding the corruption intertwined with religion. Occasionally, the action becomes overly chaotic. Nevertheless, it’s difficult not to be charmed by the sheer delight of the cast’s commitment and the effort evident throughout the film. “Monkey Man” is a visually stunning movie that echoes the peak era of Jackie Chan—complete with bonecrunching stunts and spectacular falls.

“Love Lies Bleeding”

A bodybuilder and a gym employee form a relationship as they battle for their freedom against a local cult.

Sweat, blood, and sex are the foundational elements of Rose Glass’ humorously bizarre sophomore film, which pushes the envelope entirely. As expected, Kristen Stewart, Ed Harris, and the rest of the cast deliver top-tier performances in atypical roles. However, it’s Katy O’Brien who truly stands out with a nuanced and compelling portrayal that is both empathetic and frightening. The characters are driven to their most desperate and lowest points, yet despite the extreme circumstances, they retain a deeply human essence. The film is visually stunning, featuring gorgeously sickly-sweet imagery that conjures a somewhat fairytale vibe. For those who appreciate such a unique cinematic experience, this film will be a delight.

“The First Omen”

A nun’s faith is put to the test when she realizes a conspiracy of evil is afoot.

The makers of “The First Omen” spared

no effort, which is commendable for a belated prequel to a franchise that arguably should not have been extended. It unfolds slowly, featuring potent imagery and strong performances, particularly from Nell Tiger Free and Ralph Ineson. Unfortunately, its slow pace does not allow adequate time to develop several characters, who vanish for extended periods. The exploration of women’s autonomy and religion’s influence in the modern world presents an intriguing theme that lends the film a distinct identity. However, these aspects are diminished by the film’s prequel nature, preventing it from reaching its full potential. While it is ambitious for a studio horror film, especially in terms of scares and gore, it falls short of fully achieving its objectives.

ON NETFLIX

“Shirley”

A look at Shirley Chisholm’s unprecedented run for president in 1972.

Regina King is so compelling as the

title character that it’s difficult to truly dislike the movie despite its shortcomings beyond her performance. Nevertheless, one cannot help but wish that such an incredible figure were portrayed in a film that is bolder and more incisive in its storytelling. The film struggles initially by rapidly glossing over Chisholm’s tenure in Congress and fails to thoroughly explore the conflicts related to her political motivations and her faith, rendering a somewhat two-dimensional portrayal. Perhaps the intention was to celebrate her and her achievements; however, it still feels disappointing. This is particularly true given the filmmaking style, which is reminiscent of television and does not authentically represent the 1970s era.

Why You Still Have Sciatica Pain (And How To Get Rid Of It For Good)

Is doing everyday things from standing up straight to nding comfortable sleeping positions and even just walking di cult because of sciatica pain? You may nd it hard to focus on enjoying those around you because you’re distracted by your pain. You may have already tried chiropractic, massage, stretching, and exercise, but the di culty is knowing which things will help and which won’t. is can be frustrating because it seems unpredictable.

Some sciatica is caused by muscular weakness and restriction, while others can be caused by sti joints. Ultimately, certain exercises may help some sciatica, but make other types worse. To best help you, I’ve compiled a list of tips that will help anyone with sciatica regardless of the type to reduce daily pain.

Most people with sciatica just want to know if there’s a solution that actually lasts. Solutions that used to work, don’t work any longer. Eventually you nd yourself in a rabbit hole, searching high and low for solutions that hopefully help you avoid surgery.

One of my patients, Marian, had tried everything above on top of back surgery, unspecialized physical therapy, pain management, spinal injections, spinal electrostimulation, acupuncture, and dietary analysis. Marian told me, “When you go through this, you learn how many things you can no longer do if you can’t stand or walk.”

You Don’t Have to Choose Between Surgery and Giving Up the Activities that You Love.

Sciatica is so common because many of the solutions out there just take one area into consideration. e muscles, the joints, nerves, strength, weakness, etcetera. e simple truth is that sciatica is a complex condition with many contributing factors.

e core issue, which has been proven time and again in the best research, is that the body has developed compensation patterns in order to protect itself. ese patterns are hardwired into the brain, and will continue to persist unless they are xed.

is pattern is what CAUSES the tight muscles, and the sti joints. ese tight muscles and sti joints eventually pinch the nerve, causing sciatica. erefore, correcting the pattern is the true root cause. No matter how long you’ve su ered, you can still get your life back. No surgery. No pills.

6 Reasons Why Your Sciatica May Be Lasting Longer than it Should:

1. You tried looking up exercises to do on your own for your sciatica. But with many “causes,” it’s di cult to gure out which exercises are right for you. is is why some exercises can seem to make it better, but some make it much worse.

2. You tried a few relaxing massages and it felt good for a few days but then it came back.

3. You tried chiropractic care and it eased a bit, but the nagging sensation is still there.

4. You tried waiting for it to go away on its own. at didn’t work…

5. You went to the doctor’s o ce, and they gave you pain meds or nerve medication to numb the pain. ey told you to come back in 6 weeks if it didn’t work.

6. You went to a physical therapist who put you on the same exercises everyone else with sciatica gets…then they left you with an assistant who only half watched your technique.

Why What You’ve Tried Hasn’t Worked

If any of these things have happened to you, unfortunately it’s common. e issue with a lot of these methods is that they focus on addressing the symptoms, not the root cause of your sciatica.

What to Avoid

Here are 3 things that can make your sciatica pain worse.

Stretching: If you’ve been stretching to x your sciatica and it hasn’t worked yet, it likely won’t. More often than not, sciatica has come up because of tight muscles. Stretching is for short muscles. Tight muscles are tight because they’re compensating for a weak muscle nearby.

Stretching will relieve them for a little bit, but it will come back unless the weakness is resolved.

Crossing Your Legs: Avoid crossing your legs at all costs. is can cause stretching in the back of your hip which compresses the sciatic nerve. It also causes twisting in your hips and pelvis which can put stress on the nerves in your back.

Resting: Certain activities right now might make your sciatica worse, but that doesn’t mean you should restrict all of your movements. If certain things are painful, like walking, lifting, sitting, it’s important to nd the root cause so you can start moving properly and stay active.

How to Fix Sciatica for the Long Term

So many of the “solutions” we try only provide temporary relief because they’re not targeting the root cause. And without getting to the source of the problem, sciatica pain will continue to return because the cause was never addressed.

Marian learned this the hard way, and unfortunately a lot of people do. After addressing the root cause, Marian says, “I’m back to walking 3-4 miles a day; I can lift and hold my grandbabies; I can go to parties without having to sit in a corner; I can go shopping again.” e only thing she’d change? Finding a specialist to help her address the root cause sooner. “I could have avoided a lot of doctors’ appointments and needless and expensive treatments, not to mention losing a couple of years to my other attempts.”

How to Get Rid of Sciatica Pain for Good

Getaway

Set on three pristine, rugged acres overlooking arguably the most striking, 360-degree view in all of Sedona and the protected preserve of Coconino National Forest, the breathtaking natural beauty of Red Rock Country is on full display at Ambiente Sedona, the city’s newest and most luxurious stay, dining, and wellness destination.

Debuting last year as the first of its kind in North America, the boutique landscape hotel boasts a distinctive design rooted in a profound reverence for the environment, with a focus on sustainable methods and organic, modern architecture that complements the surrounding topography and minimizes the impact on the land to seamlessly integrate into Sedona’s geological wonderland.

Upon arrival, guests are escorted by a personal valet to check in, relax in the lounge, and enjoy a complimentary glass of sparkling wine before hopping into an electric vehicle for a tour of the property before arriving at their own private Atrium, where the peaceful sound of gently flowing water is ever-present thanks to the natural waterways that snake between each structure.

Elevated above the ground by steel piers and constructed using floor-toceiling, bronze-tinted glass, and mattecharcoal and rusted metal, Ambiente’s 40 cubed-shaped Atriums reflect elegant minimalism from the outside, while contemporary, elemental interiors embody a lavish and tranquil hideaway through bespoke designed wallpaper, liveedge wood furnishings, moody lighting, cozy seating, and Earth-toned textiles.

A LANDSCAPE HOTEL

While all Atriums offer the same 576-square foot, king accommodations, the dramatic 360-degree panoramic views vary considerably as each Atrium has been expertly placed to maximize view corridors, whether that’s north to the surrounding Coconino National Forest or east and south to the Steamboat, Chimney, Coffee Pot, and Snoopy red rock formations. All Atriums also feature their own private rooftop decks with a secure staircase for the ultimate sunbathing and stargazing experience. Lounge seating, a roaring firepit, and a daybed, comfortable enough for sleeping alfresco, serve as a remote locale perched between the rugged terrain below and bright, beaming stars above thanks to the city of Sedona’s Dark Sky Association.

At the center of the property, a pool and spa is positioned contiguous to an open-air bar and poolside lounge that features the hotel’s signature restaurant, Forty1, helmed by Executive Chef Dave Duncan, a Northern Arizona native with an endearing appreciation for the Verde Valley and a steadfast commitment to showcasing its abundance through cuisine. Open to the public, Forty1 houses a full-service kitchen serving breakfast and dinner daily, as well as an indoor/outdoor bar that glows like a gemstone after sunset. Directly adjacent to the restaurant, an elevated deck features fire pits, an oversized chef’s table for large groups or private events, and cozy lounge seating; as well as a custom Airstream that has been transformed and reimagined into The Drifter, a separate culinary venue serving lunch and poolside fare daily.

Situated within the hotel’s two-story, biophilic lobby building is Velvet, an intimate, three-room spa where

ancient practices blend with innovative technologies to offer an unparalleled wellness experience. Specializing in treatments that integrate regionally sourced ingredients, Velvet’s offerings embody the transformative, healing and even mystical properties for which Sedona is widely revered, to improve health and well-being for guests.

With direct access to more than 200 miles of hiking and biking trails in Sedona as well as premier rock climbing, outdoor adventure and recreational activities, there’s no need for an onsite fitness

center. Instead, the hotel encourages guests to explore the outdoors through its exclusive, on-site access to the Adobe Jack Trail system, where they can enjoy guided tours of the moderate 1.7-mile hike that connects to an additional seven miles of trails renowned for the picturesque scenery displayed along the way.

Ambiente is an adults-only hotel welcoming guests 18 years and older. Two Atriums are ADA compliant, making the hotel accessible to guests of all abilities. To book an upcoming stay or learn more, visit ambientesedona.com.
