There is hope for back pain and it’s right here in North Scottsdale. Dr. Kourtney Zamora, Doctor of acupuncture, has provided pain relieving acupuncture for over nine years. Oftentimes, the patients that I see have already tried everything else. They have done surgery, tried various medications, physical therapy, injections and more. Many people think they are too far gone in terms of their pain. In many cases, this can\ lead to depression because they are unable to get out and enjoy life. I am here to tell you that there is hope for a more pain-free life

Answer: The most rewarding part of my job is seeing how patients progress through their treatments and get better. The first phase of treatment can be slow moving. At this phase patients are often impatient for results because they have been in pain for so long. During the second phase of treatment, patients begin to feel the benefits of acupuncture. They become hopeful, I see an improvement in their mood, and they tell me things like, “I was able to take my dog for a walk without my sciatic pain acting up the rest of the day. FOOD TRUCKS IN THE SHEABORHOOD Photo courtesy of Oxford Square The much-anticipated Food Trucks in the Sheaborhood event is returning to Oxford Square, 10880 N. 32nd St., on Thurs., Jan. 11, from 5 p.m. to 8 p.m. This monthly event has become a staple in the community, known for bringing together food enthusiasts and local residents for an evening of gastronomic delight and social interaction. This month’s event is set to feature a mix of returning favorites and new food truck additions, with the specific lineup to be announced. The variety of culinary options promises something to satisfy every palate, from classic comfort foods to unique and adventurous dishes. To enhance the dining experience, tables and chairs will be provided, sponsored by the @Sheaborhood Instagram account and AZ Homegirls. Organizers encourage attendees to show their appreciation by giving a thanks and following those sponsors for their generous support. Food trucks will be positioned around the edge of the parking lot, creating a spacious and comfortable area for guests to gather and enjoy their meals. Paradise Valley Town Council Champions Veterans, Heritage, and Public Safety in December Actions Photo courtesy of the Town of Paradise Valley IN A SERIES OF IMPACTFUL DECISIONS DURING THEIR DECEMBER MEETING, THE PARADISE VALLEY TOWN COUNCIL DEMONSTRATED THEIR COMMITMENT TO COMMUNITY HERITAGE, VETERAN SUPPORT, AND PUBLIC SAFETY. A highlight of the meeting was the council’s presentation of checks totaling $15,188.38 to the Sentinels of Freedom and the Military Assistance Mission. This significant sum, raised through the Paradise Valley Veterans’ Appreciation Vintage Car Show, underscores the community’s dedication to honoring and supporting veterans. In a move to preserve local history, the council approved the Historical Advisory Committee’s recommendation

to designate 6525 N. 46th St., known as Casa del Sol and built by Lon Megargee in 1926, as an official historic property. Additionally, the council adopted Resolution 2023-17, authorizing an intergovernmental agreement with the Arizona Department of Revenue for tax administration services. This agreement signifies a step forward in streamlining and improving local tax processes. Looking ahead, the 2024 Legislative Agenda received approval, setting the tone for the council’s policy priorities in the coming year. In a significant step toward enhancing law enforcement capabilities, the council authorized the town manager to sign a 10-year Master Services and Purchasing Agreement with AXON for police officer safety equipment, alongside approving

the first amendment to the agreement with Motorola Solutions, Inc. for the purchase of 19 portable radios, totaling $117,978.28. Furthermore, the council adopted Resolution 2023-18, accepting the FY 2022/2023 Annual Comprehensive

Financial Report, which includes the Annual Expenditure Limitation Report and results of the annual audit, showcasing the town’s commitment to fiscal responsibility. The next Town Council meeting is scheduled for January 11.

This year’s event, running from 10 a.m. to 3 p.m., marks a decade of the celebrated “Greatest Car Show on Grass,” showcasing an array of spectacular vehicles in support of Phoenix Children’s. The event, created by Peter Volny, a former advertising professional and a passionate car collector, has grown into the premier auto show in the Southwest. Volny’s personal journey as a childhood cancer survivor has deeply connected him with Phoenix Children’s, making the event more than just a display of automotive beauty. “We are honored to be celebrating the 10th anniversary of Concours in the Hills in 2024,” Volny says. “The community of car enthusiast are equally generous as we are passionate, which makes for a very special event that attracts guests from all over the country, and even the world, to participate.” Since its inception in 2014, the event has evolved significantly. Starting with 220 cars and 3,000 spectators, the 2023 event saw approximately 50,000 spectators, 1,200 vehicles, and over 100 vendor and sponsor booths. The show’s success led Volny to hand over the reins to Phoenix Children’s in 2022, with the PCH50

auxiliary group, led by Dr. Peter Birkland, now at the helm. “The PCH50’s mission is to serve Phoenix Children’s with the three pillars of fundraising, volunteer efforts and awareness building,” says Dr. Birkeland. “The scope, size, and success of Concours in The Hills allows our members to further that mission with a well-established event and work to continue growing it well into the future.” The show features sections for domestics, imports, race cars, limited-edition exotics, off-road, and motorcycles, along with a military attack helicopter display. Supported by major car clubs and dealers, the event showcases vehicles worth hundreds of millions of dollars, including individual cars valued at over $10 million.

However, as a radio personality, Realtor, nonprofit founder, and MPA/PPC student, here’s what my day looked like as of writing this: It started by taking my son to school in the early morning, followed by the gym. My goal is to be done by 8:30 a.m. Next, I went right to real estate business. I have a few clients looking to buy from out-of-state, so I am extra careful to be as thorough as possible since they aren’t here. They are depending on me to be their eyes, ears,

and more to help them find their new place to call home. Before and after lunch, I caught up with a few of my community partners for our 17th Annual Crisco’s Kids Ton of Toys and Holiday Food Drive to show my appreciation for them coming on board to support us this year. By 2 p.m., I like to be at the radio station to begin preparing for my show. Even though I am on from 3 p.m. to 7 p.m. (101.1 The Bounce), it takes time before and after to put together the show I do for the Valley. You can also listen to me on Pitbull’s Globalization on SiriusXM! After my show, we enjoyed a dinner with some family time after and put our son to sleep. Now, I’m on to finishing up emails and any other work I missed before I’ll spend another hour or two preparing for my final projects this semester. If I’m in bed by 2 a.m., I’m good!

From making the school announcements from elementary school throughout high school and throwing my own parties since 15, I always knew this was my gift and my path. Materials • Lemons (or lemon juice) • Cotton swabs or small paintbrushes • White paper • A light bulb, an iron, or a hair dryer (heat source) • Water (optional, to dilute the lemon juice) Procedure 1. Juice Extraction: Squeeze the juice out of a lemon into a bowl. For a lighter ink, dilute with a little water. 2. Writing the Message: Dip a cotton swab or a small paintbrush into the lemon juice and write a message on the white paper. Let the paper dry completely; your message will become invisible once dry. 3. Revealing the Message: Carefully hold the paper near a heat source (such as a light bulb, an iron set on low heat, or a hair dryer). The heat will cause the lemon juice to oxidize and turn brown, revealing the secret message. Scientific Background • Lemon juice is acidic and weakens paper fibers. When heated, the acid accelerates the burning of these fibers, making the message appear. • This experiment teaches about chemical reactions, particularly oxidation, and the properties of acids. Looking Back at 2023, Forward to 2024

part from day-to-day transactional activity in the real estate world, the biggest story of the year was the shakeout resulting from numerous class-action lawsuits filed against the National Association of Realtors (NAR), certain multiple listing services (MLS), and national real estate brokerage firms. In 2023, many national real estate brokerage firms settled with plaintiffs rather than proceeding to trial. Those that did not settle received significant jury verdicts in favor of the plaintiffs. While other cases — and appeals — will continue in 2024, the outcome of this litigation is already clear. The practice of buying and selling homes will change forever as the verdict in Burnett v. National Association of Realtors et al. has triggered a shakeup in the business of residential real estate. More specifically, new rules have emerged on how homes are listed for sale and how brokerage fees are paid — and who pays them. The year 2024 will see these changes solidify as real estate industry professionals adjust accordingly. Another big story in 2023 was the persistence of higher rates on loans to homebuyers. Think “mortgage interest rates,” but a lender’s security for a home loan in Arizona is typically a deed of trust — not a mortgage. Nevertheless, there is an interest cost to the borrower, and rates on a 30-year fixed loan secured by real estate were above 6.5% for most of 2023, hitting a high of 7.79% during the week of October 26. Those rates have started to tick down weekly. As I write this article in mid-December, the 30-year rate is now below 7% at 6.95%. Projections are that 2024 will see continuing rate declines, with many financial gurus predicting rates in the low 6s. While many Paradise Valley real estate transactions involve cash buyers, interest rates on loans to buy a home impact all residential real estate prices and market activity. With lower borrowing costs available, more buyers can enter the market, spurring activity in all price sectors. More homes get listed for sale, and more closed transactions result. Overall market activity is expected to be robust in 2024. How robust? Only time will tell. While Mark Twain is said to have remarked that there are three types of lies: white lies, damn lies, and statistics, it’s important to monitor the numbers to understand what’s happening in residential real estate. Report is the most reliable source of real estate data in Maricopa County. My firm, RE/MAX Fine Properties, subscribes to the report, and I can share some of its most recent information. December 2023 data from The Cromford Report suggests that there are now eight Maricopa County residential real estate markets that are, statistically speaking, “buyers’ markets.” Yes, Paradise Valley is one of them, as its Cromford Market Index (CMI) is now 99.6. (Cromford considers 100 to be a “balanced market.”) Perhaps even more telling about what 2024 will feature is that, up to mid-December of this year, 50% of the closings featured some form of buyer’s concession, such as a repair, a contribution to an interest rate buy-down, or a monetary credit to the buyer. A seller’s offer to sweeten the deal for a buyer is a strong indicator of a trend favoring buyers. But area Realtors are aware that “Snowbird Season” is almost upon us. Historically, the influx of winter residents brings additional buyers competing for homes.

However you interpret these matters, one thing is clear: If you are contemplating a purchase or sale of property in 2024, you must have a competent real estate professional on your side representing your interests! Detoxification is the process of clearing toxins from the body. A healthy functioning body has the capacity to handle a certain level of toxins day to day; however, there are many factors that can hinder our body’s ability to detoxify and support a healthy immune system. Most people with sciatica just want to know if there’s a solution that actually lasts. Solutions that used to work, don’t work any longer. Eventually you find yourself in a rabbit hole, searching high and low for solutions that hopefully help you avoid surgery. One of my patients, Marian, had tried everything above on top of back surgery, unspecialized physical therapy, pain management, spinal injections, spinal electrostimulation, acupuncture, and dietary analysis. Marian told me, “When you go through this, you learn how many things you can no longer do if you can’t stand or walk.”

You Don’t Have to Choose Between Surgery and Giving Up the Activities that You Love. Sciatica is so common because many

of the solutions out there just take one area into consideration. The muscles, the joints, nerves, strength, weakness, etcetera. The simple truth is that sciatica is a complex condition with many contributing factors. The core issue, which has been proven time and again in the best research, is that the body has developed compensation patterns in order to protect itself. These patterns are hardwired into the brain, and will continue to persist unless they are fixed. This pattern is what CAUSES the tight muscles, and the stiff joints. These tight muscles and stiff joints eventually pinch the nerve, causing sciatica. Therefore, correcting the pattern is the true root cause. No matter how long you’ve suffered, you can still get your life back. No surgery. No pills. 6 Reasons Why Your Sciatica May Be Lasting Longer than it Should: 1. You tried looking up exercises to do on your own for your sciatica. But with many “causes,” it’s difficult to figure out which exercises are right for you. This is why some exercises can seem to make it better, but some make it much worse. 2. You tried a few relaxing massages and it felt good for a few days but then it came back. 3. You tried chiropractic care and it eased a bit, but the nagging sensation is still there. 4. You tried waiting for it to go away on its own. That didn’t work… 5. You went to the doctor’s office, and they gave you pain meds or nerve medication to numb the pain. They told you to come back in 6 weeks if it didn’t work. 6. What to Avoid Here are 3 things that can make your sciatica pain worse. Stretching: If you’ve been stretching to fix your sciatica and it hasn’t worked yet, it likely won’t. More often than not, sciatica has come up because of tight muscles. Stretching is for short muscles. Tight muscles are tight because they’re compensating for a weak muscle nearby. Stretching will relieve them for a little bit, but it will come back unless the weakness is resolved. Crossing Your Legs: Avoid crossing your legs at all costs. This can cause stretching in the back of your hip which compresses the sciatic nerve. It also causes twisting in your hips and pelvis which can put stress on the nerves in your back. Resting: Certain activities right now might make your sciatica worse, but that doesn’t mean you should restrict all of your movements. If certain things are painful, like walking, lifting, sitting, it’s important to find the root cause so you can start moving properly and stay active. How to Fix Sciatica for the Long Term So many of the “solutions” we try only provide temporary relief because they’re not targeting the root cause. And without getting to the source of the problem, sciatica pain will continue to return because the cause was never addressed. Marian learned this the hard way, and unfortunately a lot of people do. After addressing the root cause, Marian says, “I’m back to walking 3-4 miles a day; I can lift and hold my grandbabies; I can go to parties without having to sit in a corner; I can go shopping again.” The only thing she’d change? Finding a specialist to help her address the root cause sooner. “I could have avoided a lot of doctors’ appointments and needless and expensive treatments, not to mention losing a couple of years to my other attempts.”

Putting Your Child on Your Home Title Could Cost Them Dearly in Taxes By Libby Banks, The Law Office of Libby Banks

rom time to time, I have clients and friends ask me about the wisdom of putting their adult child or children on their home title (or stock accounts). Their thought is that they can avoid probate that way when they pass. My short answer is “Don’t do it!” There are many pitfalls in doing this instead of putting a proper estate plan in place. Let’s look at a few of those pitfalls.

YOU LOSE FULL CONTROL OF YOUR PROPERTY Another reason to keep your home in your name is to assure that you have full control over your own home. When you put someone else on the title, they now own it too. What if you want to sell and they don’t think you should? You can’t sell it without their signature. What if a reverse mortgage would help you financially? You can’t do a reverse mortgage with that young person on your title. Again, what if they think it is a bad idea? You may be stuck with your current situation and unable to move forward – at least not without a potential court battle. Think it can’t happen to you? We have seen these exact scenarios come up with clients and friends. Don’t put yourself in a position to have someone else in control of your property.

YOUR CHILD WILL PAY MORE IN TAXES When we sell an asset, including a home or other real estate, we may be subject to capital gains. For an adult child who is put on title during your lifetime, the amount of capital gains is calculated based on what you paid for the home. If you bought your home for $200,000 (that is called your tax basis) and it is valued at $600,000 at your death, your child pays capital gains on $400,000 when they sell the home. So, what to do instead? If you form a revocable trust and your child only gets the property in their name after you pass, their tax basis is the value at the date of your death. Using the numbers, if your child inherits the home, their basis for capital gains is the value as of your date of death - $600,000. If they sell it right away, they likely have little to no capital gains taxes. Saving your children from taxes is

"The Holdovers" A grumpy boarding school professor forms a unique bond with a troubled student and the head cook over the Christmas break. It’s admirable that "The Holdovers" succeeds in recreating the look and aesthetic of the decade it is set in and inspired by. Thankfully, it's not just a superficial homage but also its own complete picture about the complicated people we call family. Paul Giamatti reminds everyone how good he truly is after staying mostly out of the spotlight, playing a gruff man who is more thoughtful than he seems. Meanwhile, Da'Vine Joy Randolph brilliantly portrays a range of emotions as a woman who has gone through an unspeakable tragedy while maintaining empathy. Newcomer Dominic Sessa elevates what could have been a clichéd “rough kid with a heart of gold” role. It’s a movie that feels familiar yet brings something fresh to the table, and that alone is worth your attention.

"Candy Cane Lane" A father and his family race to beat a mischievous elf who brings the 12 days of Christmas to life and to win the neighborhood’s contest for best-decorated home.

"Leave the World Behind" A family’s trip to upstate New York is interrupted by the appearance of the house’s owners and signs of terror. One of the most jarring movies of the year, "Leave the World Behind" is surprisingly amateurish, especially compared to the great writer/ director Sam Esmail’s TV series, "Mr. Robot." The film hammers you with its attempts at ideas without saying anything particularly intriguing. The filmmaking is also incredibly self-indulgent, flashy for the sake of flashiness. Most of the cast delivers subpar performances, though Julia Roberts and Mahershala Ali certainly do their best with what they're given. It’s the type of film that fails to be intense or engaging, instead becoming merely irritating. By the midway point, you might find yourself disinterested in the characters' fates. It’s also worth noting it features one of the most illconceived final jokes in recent cinema.

"May December" An actress becomes entangled in the lives of a couple whose controversial romance is the subject of her new movie. "May December" has been mistakenly described as camp because its camera movements, music, and uncanny tone showcase how unsettling the movie can be. You're peering into the nightmare of the predatory relationship between Gracie and Joe, portrayed convincingly by Julianne Moore’s emotionally manipulative character and Charles Melton’s portrayal of quiet suffering. Natalie Portman delivers a performance that reflects a strange obsession with the world around her, bordering on inappropriate, mirroring our culture’s odd fascination with true crime without considering its impact on those involved. Director Todd Haynes creates a palpable unease around our protagonists and their surroundings, making us feel we should look away, but we can't. It's a remarkable achievement from everyone involved.

Director Reginald Hudlin attempts to capture the spirit of the holiday season, and there is some charm to be found, particularly in the stopmotion animation. However, "Candy Cane Lane" mostly goes through the motions as a family film, dragging on too long and ending up rather dull. Eddie Murphy still manages to charm just with his smile, but one can't help but wish for more, especially after his brilliant performance in "Dolemite Is My Name." The rest of the cast shows potential in their comedic timing but isn’t given much to work with. The film is an example of a missed opportunity for what could have been an enjoyable experience.
