PHOENIX PUBLIC TRANSIT RECEIVES A FEDERAL GRANT

The Phoenix Public Transit Department recently received a $12.9 million congestion relief grant from the U.S. Department of Transportation Federal Highway Administration. The grant will go to fund Project EASE, also known as Effective Access Solutions for Easing congestion in the city.

Phoenix Public Transit has partnered with Via Transportation to implement microtransit services (more flexible, on demand transit options) and evaluate the effectiveness of the city's current commuter bus program. The project will also work to discover new ways to decrease congestion within notoriously high congestion zones.

Project EASE is a three-pronged "congestion mitigation initiative" designed to provide options for passengers using public transit. According to a statement made by the city the program includes:

• Implementing three strategically placed microtransit zones in Phoenix over a three-year period.

• Augmenting existing RAPID commuter bus service that will complement the new microtransit zones.

• Integrating new and existing microtransit services into the regional transit software application for trip planning, real-time vehicle tracking and fare payments.

Currently the project is estimated at approximately $16.2 million, with the city providing a match of $3.2 million. More community engagement and outreach efforts will be made by the city beginning in 2025 to help gather public feedback and opinions on implementing the service.

MCSO CRACKING DOWN ON DUI WARRANTS

With an additional $46,000 in their pocket, the Maricopa County Sheriff's Office Vehicular Crimes Unit is looking for individuals with outstanding warrants related to driving while under the influence. Thanks to the Governor’s Office of Highway Safety, MCSO now has the funds to target those individuals who have not presented themselves for warrants including DUI, aggravated DUI, endangerment, aggravated assault and vehicular homicide.

35% of all traffic deaths in Arizona involve alcohol, which is higher than the national average of 32%. Despite Arizona’s stringent DUI laws, we have seen a growing problem with drivers operating vehicles under the influence of drugs or alcohol.

City of Phoenix $60M Shade Plan

THE CITY OF PHOENIX PLANS TO SPEND $60 MILLION ON A NEW SET OF SHADES FOR RESIDENTS. The City Council approved the 5 year “Shade Phoenix Plan” which will plant 27,000 trees and build 550 shade structures. The vote replaced the City Council’s original goal of shading 25% of Phoenix by 2030 - a plan which the city has made no measurable progress on to-date.

The report emphasizes tree equity, or more plainly, planting trees in the areas that need it most - commonly lower-income areas. Phoenix Mayor Kate Gallego celebrated the new plan at Solano Elementary School. Gallego said it’s “an exciting milestone along the way to our goal of increased tree shade cover and built shade structures in the parts of our city that need it most. Phoenix is the hottest big city in the country, but thankfully, it’s about to become a little cooler.”

Members of the city council said they hoped staff would pay special attention to not only planting the trees but more importantly, keeping them alive. The plan does not obligate staff to report survival rate or net trees gained, but Office of Heat Response and Mitigation Director Dave Hondula hopes to discuss those metrics when possible.

What’s in this 85-page plan that aims to “accelerate the creation and enhance the maintenance of shade in Phoenix?”

It focuses on adding shade, maintaining existing shade, and evaluating progress annually. Creating a “citywide movement around shade and heat” that educates the public about “sustainable and equitable shade practices.” The report includes 36 action items that fit within 11 strategic priorities. These action items include completing grant programs to plant trees at schools and in neighborhoods, building permeable pavement or using plants and soil in public rights of way like sidewalks to reduce heat, spending more on “cool corridors,” the high-pedestrian areas targeted for shade, building 80 bus stop shade structures per year and making the permitting process easier to plant trees.

The original plan was established in 2010 but fell apart. A lack of metrics, economic turmoil, confusion over the goals, a culture of turnover and the shifting of responsibilities between city departments essentially halted any progress. The internal team tasked with making the plan a reality one day simply stopped meeting.

In 2021, the City Council pivoted. Instead of an overall shade target, the city would focus on tree equity. A factor city officials are hoping will make a big difference this time is the federal and city funding commitment. In addition, the newly formed Office of Heat Response and Mitigation, which is leading the charge on the shade plan. These new goals also have

shorter timeframes, meaning more closely watched accountability requirements.

The city largely plans to measure success by the number of trees and shade structures added, the number of trees replaced, the amount of money spent on tree and shade maintenance and the percentage of trees and structures in good condition. Another metric is what percentage of the plan’s actions are completed or underway within five years.

While the Shade Phoenix Plan says the city should follow a “no-net-loss approach,” city staff won’t be obligated to track survival rate, how many trees are lost each year or net gain. However, certain city departments already track this individually. The report states that while Phoenix had planted roughly 33,000 trees in the last 14 years, another 21,000 were removed, leaving a net gain of only about 12,000 trees. The new plan also doesn’t include specific shade canopy targets. The staff is supposed to measure “shade canopy percentage” however it doesn’t say the percentage has to increase by a certain amount.

While no specifics were given, the mayor said the city will plant “native species” that grow deep tap roots, use less water and will be much stronger in summer storms.

The office of Heat Response and Mitigation hopes to talk about net trees planted and survival rate where possible, but admits that at this stage, the resources aren’t in place to know the status of trees every day. Another challenge for Phoenix is ensuring adequate irrigation for the trees which is mentioned in the plan as a priority.

The plan does call for a comprehensive inventory and overall shade assessment which is supposed to be accomplished by June 2025. The assessment will show “where shade exists at different times of day and different times of the year.” It will use “three-dimensional building and landscape data” to help the city identify the best places to plant trees.

The council is set to vote on the contract to establish the inventory this month. City officials hope that with this plan, Phoenix is setting a “nationwide example of how to leverage technology to fight back against a collective challenge: urban heat.”

HOW IT WORKS

City News Pinnacle Peak Grocery Store Gains Approval

A CONTROVERSIAL SHOPPING CENTER ADJACENT TO PINNACLE HIGH SCHOOL HAS RECEIVED THE SUPPORT OF THE PHOENIX PLANNING COMMISSION FOR APPROVAL. Final approval for three zoning changes still need to be received from the Phoenix City Council. The land, owned by the Arizona State Land Trust, will be anchored by a grocery store and include a mix of retail. If approved, the developer Vestar will then need to purchase the land at auction.

Black Mountain Village, the name of the proposed development, is a 20+ acre property at the southwest corner of Black Mountain Blvd. and Deer Valley Dr. Residents, both for and against, have sent hundreds of letters. Residents supporting the project agree with the developer in stating that it fills a hole of grocery stores servicing the area. Residents opposed fear that it will create not only traffic issues, but potential increase in accidents with the Pinnacle High School drivers.

adding several pedestrian improvements Although, if approved, Vestar’s site plan shows the largest retailer, a proposed grocery store, would be 45,000 square feet. It also shows two other major retailers on either side of the grocery at 34,000 and 15,000 square feet, and six other buildings for shops or restaurants.

Pedestrian improvements include detached sidewalks along both Black Mountain and Mayo boulevards. Additionally, all pedestrian walkways in the project would be 75% shaded whereas anyone walking through the property now would be walking on dirt without a sidewalk. Vestar will also be funding a new traffic signal at the intersection of Black Mountain and Mayo boulevards, as well as aHAWK pedestrian crossing from the shopping center across Mayo Boulevard to the school. They have also agreed to work with the school district to provide crossing guards at both of those locations, and another at Black Mountain Boulevard and Deer Valley Drive. Support

The project was put on hold earlier this year when it received a continuance from the planning commission. The continuance was meant to allow time for the developer to work with the community in creating a plan that satisfied both sides. At the time, Vestar lawyer Stephen W. Anderson said it might be the end of the project, as Vestar wasn’t going to do the project if a suitable compromise couldn’t be found. After 10 months of work, the planning commission believes that compromise was found.

Residents appeared both in support and opposition of the project during a recent meeting, the majority of whom were mostly in support. Some who supported said they were initially opposed but were won over after concessions by Vestar. Concessions included scrapping plans for a gas station on the site, capping the largest retailer at 65,000 square feet and

The nearest grocery store is Albertsons in Desert Ridge Marketplace, which is also owned by Vestar, two miles away. Many of the area’s residents stated that they avoid it because of how busy the shopping mall gets. The Albertsons mentioned is the second busiest in the state and services about 20,000 households in the area, whereas the typical grocer serves 8,000-10,000 households.

City News Cartique: A New Destination for Car Enthusiasts in Scottsdale

A GROUNDBREAKING ENTERTAINMENT

Cartique will capitalize on the valley being an auto-event destination. Most events are here and then gone. Platinum’s concept will be a year-round center for boutique auto auctions. Riggs aims to break ground by mid-2025, with an estimated opening at the end of 2026. The project is expected to cost around $50 million.

VENUE CATERING TO CAR LOVERS HAS TAKEN ANOTHER STEP FORWARD IN SCOTTSDALE. Cartique, an auto-centric concept blending cars and art, is being developed by Jim and Ryan Riggs, the father-son team behind Platinum Advisors LLC. The project will be part of the Riverwalk Development along Loop 101, situated on Salt River PimaMaricopa Indian Community land.

The Riggs' passion for automobiles inspired the creation of Cartique, envisioned as a dynamic alternative to traditional car museums. The 100,000-square-foot venue will feature changing car collections, auto-themed art galleries, and interactive experiences. Also in the works will be a speakeasy, various food and beverage options, event spaces, and a unique “carcade” with competitive driving simulators.

The Riverwalk Development, masterplanned by CaliberCos, will also be undergoing a transformation. Plans are to transform it into a new entertainment district named The Vibe. Cartique is set to anchor this new identity alongside other attractions such as Pure Pickleball & Padel and Home Run Dugout, both slated to break ground next year.

A Collaborative Development Effort

Negotiations are underway for the ground lease where Cartique will be built. CaliberCos, which acquired nearly 100 acres at Riverwalk in 2022 for $45 million, is in discussions with the Riggs team. A spokesperson for Caliber highlighted the ongoing collaboration, noting no final decision has been made regarding the company’s potential investment in Cartique.

In addition to Cartique, Riverwalk’s transformation into The Vibe will include immersive entertainment options, restaurants, retail, hotels, and event spaces.

This district already boasts high-profile attractions such as Talking Stick Resort & Casino and Topgolf, with more developments in the pipeline.

Build your own cork sailboat and set sail!

Get ready to explore the wonders of buoyancy and balance by building your very own toy sailboat! This hands-on activity is perfect for young explorers and budding engineers, showing how real sailboats stay afloat and keep steady, even with tall sails. Whether you're by the sink or in the bathtub, it's time to make waves and see how far your sailboat can go!

What You Need

• 3 wine corks

• 2 rubber bands

• 1 toothpick

• Thin waterproof material (craft foam, wax paper, or a paper milk carton) for the sail

• Aluminum foil

• Several nails or screws

• A sink, bathtub, or any container filled with water (deep enough for the screws to be submerged lengthwise)

Building Your Sailboat

1. Craft Your Raft: Start by lining up the three wine corks side by side, not end to end. Secure them together with two rubber bands to make a solid base for your boat.

2. Add the Mast: Take a toothpick and carefully poke it into the middle cork. This will act as the mast for your sail.

3. Design Your Sail: Cut a square sail (around 6 cm x 6 cm) out of your waterproof material. Poke the toothpick through the top and bottom of the sail to hold it in place. Now your boat is almost ready to set sail!

4. Test the Waters: Place your sailboat in the water and give it a gentle blow from behind. Watch how it glides across the surface!

5. Modify for Stability: Time for a challenge! Remove the rubber bands and two outer corks, leaving just one cork with the mast and sail. What happens when you put it back in the water? If it tips over, try adding a nail or screw to the bottom of the cork. This extra weight acts like a keel, lowering the boat's center of gravity and helping it stay upright.

6. Perfect Your Design: If your boat still wobbles, add more nails or screws in a straight line under the boat. For even more stability, wrap the screws in aluminum foil to create a "fin" shape. Now give your boat another push—it should be much steadier and move straighter!

The Science Behind It

Your first sailboat stayed upright because it was wide, which makes it easier to balance. When you made the boat skinnier, it became unstable—just like how it’s harder to balance when you stand with your feet close together. By adding nails or screws, you made the boat's center of gravity lower, helping it stay balanced. Wrapping the screws in foil created a keel, similar to what real sailboats have. The keel helps keep the boat from tipping over and also makes it go straight, even when the wind blows on the sail. Now you know the secrets of real sailboats—give it a try with your own designs and see what works best!

Local Veteran Receives Transformational Bathroom Remodel

THIS NOVEMBER, JACUZZI BATH REMODEL OF ARIZONA ONCE AGAIN JOINED A NATIONWIDE INITIATIVE TO GIVE BACK TO VETERANS THROUGH THE BATHS FOR THE BRAVE PROGRAM.

For the sixth consecutive year, the company gifted a local veteran a fully remodeled shower, providing a transformative, custom bathing system designed to enhance accessibility, independence, and comfort.

Luis Frias, a US Marine Corps veteran who served from 1999 to 2007, was selected as the 2024 recipient. After his home was recently flooded, the renovation couldn’t have come at a better time. Now medically retired, Luis dedicates his time to assisting fellow veterans in navigating VA benefits and services in the Phoenix area.

Being chosen for Baths for the Brave means a lot to me and my family. It’s a blessing at a time when we could really use a win,’’ said Luis, a father of four.

The remodel took place on Veterans Day, November 11, 2024, when Jacuzzi’s team worked together to complete the remodel in a single day. Over the past several years, Baths for the Brave has helped nearly 100 veterans across the country, providing them with walk-in showers and other accessibility features to improve daily living.

Joseph Downey, Senior Director of National Sales for Jacuzzi Bath Remodel of Arizona, emphasized the significance of the program, saying,

While we can never truly repay the sacrifices our military men and women have made, this is our way of saying thank you. It’s an honor to be able to give back and make a difference in their lives.’’

Baths for the Brave is a partnership between multiple home improvement companies nationwide, aimed at easing the daily challenges veterans face by making their bathrooms safer and more accessible.

Hospice of the Valley’s Dementia Campus Partners with Valley of the Sun YMCA

Two of the largest nonprofits in Arizona have come together to create a unique environment that benefits both young children and families living with dementia. Hospice of the Valley’s innovative Dementia Care and Education Campus features a preschool operated by the YMCA’s Y-Academy Preschool.

The Y-Academy at Arcadia provides intergenerational enrichment for members attending the Adult Day Club at the Campus. “This is a vital component of the comprehensive, integrated care provided here,” said Debbie Shumway, executive director of Hospice of the Valley. “The beautiful interaction creates joyful socialization that builds community — nurturing the little ones’ confidence and allowing those visiting our Day Club to enjoy the lively energy of youngsters learning and playing at the preschool.”

Hospice of the Valley has served the community since 1977, providing chronic illness, dementia and hospice care. The YMCA’s preschool programs have long supported the cognitive, social, emotional and physical growth of children. This innovative partnership enables both organizations to serve even more families.

“This partnership is a dream,” said Kirsten Gray, VP of childcare at Valley of the Sun YMCA. “It teaches kids empathy and communication skills and how to be a friend and a good neighbor. They are learning so much about respecting where people are in life. It’s beyond magical to see eyes light up when our little ones interact with these precious older adults with early onset dementia.”

Programming at the preschool offers a variety of planned activities and free choice time for children ages 2 to 5, utilizing a rich environment of art, water play, science, music, games and outdoor play. Special emphasis is placed on helping children develop a strong sense of self and gaining valuable social and problem-solving skills.

Intergenerational programming includes supervised, age-appropriate, engaging activities for the children and adults. Activities include music, movement, story time, gardening, structured or free art, pottery, dramatic play and more.

The campus is located at 3811 N. 44th St. in Phoenix. To learn more about the Y-Academy at Arcadia or to schedule a tour, contact Sara Meins at smeins@hov. org or visit dementiacampus.org.

YMCA CEO Bryan Madden and Hospice of the Valley Executive Director Debbie Shumway cut the ribbon at the grand opening of the Y-Academy at the Dementia Care and Education Campus.

Hello Neighbor!

HI, MY NAME IS… Sam Lee Jackson and I’m a professional novelist.

I’VE LIVED IN PHOENIX FOR 45 YEARS… I moved here October of 1979.

A TYPICAL DAY IN MY LIFE INCLUDES… Writing. I have published 10 action thrillers in the Jackson Blackhawk series (four of which are Amazon bestsellers.) I am currently working on “John Daisy” the third book in a western series, “The Shonto Series.”

MY FAMILY IS… Everything. My wife Carol, our daughter Amanda, our grandkids Lily and Davis, and their father Lance. Family time is precious time.

ONE THING I CANNOT LIVE WITHOUT IS… My wife, my daughter and grandkids and coffee. In that order. I don’t mind a scotch at night.

MY FAVORITE MOVIE I COULD NEVER GET TIRED OF WATCHING AND WHY... “Hombre” with Paul Newman and “Jerimiah Johnson” with Robert Redford. I love American Western history, and these movies portray their stories with honesty and accuracy. One movie that impacted me a lot when I was young was “To Kill a Mockingbird.” Even now, when the piano starts at the opening segment I get chills.

WHEN I WAS YOUNGER, I WANTED TO BE… As a kid, I wanted to be an Indian living wild and free in the forest. When I matured and read a whole bunch about the native Americans, I realized it was a much tougher life than portrayed in juvenile books. Into my teens I wanted to be a writer. John Steinbeck was my God. I was asked once what the difference was between John Steinbeck and Ernest Hemingway. To my view, Hemingway wrote about heroes and Steinbeck wrote about the common man.

THE SONG I WOULD SING AT KARAOKE NIGHT IS… Roy Orbison’s “Pretty Woman.”

THE ONE PERSON WHO MOTIVATES ME IS… My wife Carol and my oldest brother Bill (RIP).

THE LAST THING THAT MADE ME LAUGH OUT LOUD WAS… My wife telling me of the two blond sisters that went hiking. They came to a river and decided to split up, each one taking a different bank. When the river got rough one sister yelled to the other, “How do I get to the other bank?” Her sister answered, “You are already there!”

THE PERFECT DAY IS… Any day with Carol.

MY FAVORITE LOCAL NONPROFIT IS… Phoenix Children’s Hospital. My grandson Davis had stage four cancer at age four and they saved him.

MY LIFE IS… Perfect despite my age (78) and a couple of physical things that I’m in process of fixing.

THE BEST GIFT I’VE EVER RECEIVED WAS… Carol’s hand in marriage.

MY DREAM VACATION WOULD BE… Two weeks on a houseboat in the Ozarks. Or, a week on a ranch in Montana.

THE BEST PIECE OF ADVICE I’VE EVER RECEIVED IS… “Don’t waste time on regrets. Just learn from them and move forward.” The second best was “It doesn’t matter what you want to be, just be the best you can be.” Receiving the notice from Amazon that my novel The Strike of the Black Mamba was the number one thriller in America was a dream come true.

CityNorth Is On The Move

The $2 billion master plan for CityNorth is taking shape, driven by new developments including a hotel, corporate campus, retail and housing. Once envisioned as a luxury retail destination, the nearly 100-acre property has faced numerous challenges. California-based Crown Realty Group Inc. acquired the site in 2019 and has been pushing forward with new plans.

Crown’s commitment to the community experience is first and foremost with the development. New employment opportunities for those just entering the workforce and those with years of experience

are expected. A major addition is a new campus for Republic Services that will house 1,000 employees with room for growth. Of course, the development’s retail, housing and hotel options will also play a pivotal part. Crown’s residential plans include much needed options for the community such as condos, apartments and senior living opportunities.

The business community is taking a serious look at the development as well. As already stated, Republic Services has committed to a new HQ that is already under construction. The build will include a six-story, 265,525 square foot building and a six-level garage.

A dual-branded Marriott-Westin Hotel owned by LaPour Partners and Holualoa Cos. will develop a 240 room hotel featuring 5,500 square feet of meeting space. Greystar Residential has already begun construction as well. Sunela, which is available for leasing now, and another underway, will offer 622 units in total.

At full buildout, CityNorth could encompass several million square feet of space. Plans include 3,416 housing units, 1.8 million square feet of office space, 100,000 square feet of retail and 1,000 hotel rooms. Construction plans expect to take a full decade to complete.

New Development Coming to Mayo Area

Aproposed mixed-use development with new luxury housing, office and retail along the Loop 101 North has taken another step towards becoming a reality. JLB Development Partners, a Dallas based company, has submitted a zoning application for the 50-acre property located at the northeast corner of Mayo Boulevard and 64th Street.

The conceptual design plans show multiple phases that include a combination of 1,300 residential units, 300 hotel rooms, 40,000 square feet of retail, 20,000 square feet of dining and 250,000 square feet of office space. Documents submitted to the city of Phoenix state, “A primary goal of the project is to expand availability and access to housing opportunities in

an area targeted for significant future growth due to its location within a major regional employment hub that has developed along the Loop 101.”

JLB is still waiting on a hearing date for the project to be scheduled by the city. Snell and Wilmer partner Nick Wood will represent the company in the zoning application. Wood

has worked on a number of zoning cases surrounding the Mayo Clinic campus and the proposed nearby Discover Oasis project. The Discover Oasis biotech corridor is expected to create upwards of 2,000 new jobs and potentially 6 million square feet of new development. The JLB project will mesh perfectly with biotech corridors’ employee needs.

A mix of residential housing options will surround the majority of the project and encompass outdoor open space along with needed amenities. While the commercial portions of the project have yet to be finalized, the final zoning approvals are expected to set up the property for the future demands of the area.

The initial designs submitted have the property being divided into four separate parcels, effectively creating the different phases. These will best support the nearby developments, needed infrastructure improvements and future traffic demands.

What’s The Latest In Real Estate?

If you’re reading this, chances are you’re in an area with strong overall real estate performance. But what about the areas that aren’t faring as well?

Currently, the city with the weakest performance is Fountain Hills, followed by Buckeye, Paradise Valley, and Surprise. On the other hand, the strongest seller’s markets are Chandler in the lead, followed by Cave Creek, Phoenix, Avondale, and Peoria.

As of now, November data isn’t available, but October brought some encouraging trends:

• Closed transactions: 6,150, up 11.0% from October 2023 and 10.1% from September.

• New home sales: 1,502, up 1.4% from October 2023 and 4.2% from September.

• Resale transactions: 4,648, up 14.4% from October 2023 and 12.2% from September.

• Overall median sales price: $475,000, a 2.5% increase from October 2023 and 0.6% rise from September.

• New home median sales price: $525,506, up 3.3% from October 2023 and 1.3% from September.

• Resale median sales price: $455,000, up 2.4% from October 2023 and 1.1% from September.

It’s worth noting the ongoing shift in market dynamics. The new home market share has decreased compared to last year, while the resale market is gaining strength.

Looking at specific price ranges, activity has also shifted significantly:

• Sales under $300,000 have dropped 32%.

• Sales in the $1.5M–$2M range have increased by 20%.

The data shows that sales prices continue to experience modest increases, a trend worth emphasizing because many people believe prices are declining. That’s not the case. However, there has

been an uptick in price reductions for homes currently on the market. For example, a home might be listed at $1,000,000, reduced to $975,000, and ultimately sell for $950,000. This can create the impression that prices are dropping, but in reality, the previous sale of that same home was likely below $950,000. In such cases, the selling price didn’t decrease—only the listing price did. This distinction is crucial. The reality is that sellers often start with an overly high list price, hoping to maximize their return, but eventually have to adjust it to attract the right buyers. When it’s time to sell, keep in mind that buyers are savvy and will analyze recent sales data. While prices have risen, the increases have been modest.

As the year winds down, many of you may be reflecting on your goals for 2025—and perhaps a move is among them. If so, now is the time to start planning. Reach out to your Realtor and Lender to set the stage for a smooth transition. Early preparation can make all the difference in starting the new year with a clear plan of action.

Legal

Avoid Penalties on Your LLC, Corporation Or Other Business Entity

We want to alert you to a new law requiring you to provide information about “beneficial owners” of your LLC, corporation or partnership. You must report the beneficial owners of your business in a Beneficial Ownership Information (BOI) report online at fincen.gov/boi. More on how to file below.

WHEN DO YOU HAVE TO FILE?

• A business existing before January 1, 2024, has until January 1, 2025 to file the report.

• An entity formed in 2024 has 90 days to file.

• Updated reports are required within 30 days when certain of your information changes.

PENALTIES FOR NON-COMPLIANCE

The penalties for failing to comply are stiff – civil or criminal penalties of up to $500 per day!

WHY WAS THIS LAW ENACTED?

The purpose of this law is to give law enforcement information on people who control companies, to reduce money laundering and other nefarious activities. The law is aimed at small businesses, while big businesses and financial institutions and entities (who have their own reporting requirements) are exempt. The law requires reporting for entities, even as small as an LLC you created for your rental properties.

WHO IS A BENEFICIAL OWNER?

Who qualifies as a beneficial owner is not always easily determined. You may need to include on your report entities or individuals you would not initially consider “owners.” A married person in a community property state like Arizona needs to report their spouse as

a beneficial owner as well, even if they don’t own the company. A manager of your LLC and a corporate officer of a corporation are both beneficial owners, even if they do not own the company, and they must be included in the report.

GETTING STARTED ON THE FILING

For do-it-yourself types, start with the FAQs at the FinCEN.gov website or download the Small Entity Compliance Guide at fincen.gov/boi/small-entitycompliance-guide.

These documents answer questions as to whether you need to file or are an exempt entity, when you need to file, and who to include as a beneficial owner.

INFORMATION NEEDED TO FILE THE REPORT

For each beneficial owner, you need a social security number and a copy of their driver’s license or passport, as well as full legal names and dates of birth. The easiest option for this is to have each beneficial owner create their own FinCEN Identification number. Once they have done so, you can file the report and simply identify the other beneficial owners by way of their FinCEN ID. To file the report, go to boiefiling.fincen.gov.

NOT A DO-IT-YOURSELF TYPE?

If you need assistance, contact your business attorney or your CPA or look for online assistance. We have had clients use Morgan Wyatt LLC, found at morganwyatt.com.

DOES YOUR ESTATE PLAN ADDRESS YOUR BUSINESS INTERESTS?

A complete estate plan will include your business interests or LLCs in some form. If you need an estate plan or want a review and update, call our office at 602375-6752 and our team can assist you.

From Sleepless Nights to a Full Recovery: How Michael Found Shoulder Pain Relief Without Surgery

DOES THIS SOUND LIKE YOU?

You’ve seen everyone for shoulder pain, and are still left without solutions. You’ve tried therapeutic massages but it came back (or worse aggravated it), chiropractic care only offered temporary relief, your physical therapist put you on the same exercises as everyone, the pain management doctor did a nerve ablation and told you to stop being active, and the orthopedic surgeon told you that you weren’t a surgical candidate.

When you’re experiencing shoulder pain all day, it’s no surprise that you would turn to sleep for relief. But when sleeping seated in a chair becomes as painful as laying on your side, it’s time to solve the mystery of your shoulder pain. Unfortunately, for many on the quest to conquer discomfort, their only option from healthcare providers is to “wait until it gets worse.” Here’s what they don’t want you to know: You can actually get relief now.

PAIN IS NOT SOMETHING YOU ‘JUST HAVE TO LIVE WITH’ Michael, 46, came to us after exhausting every option

outside of surgery. “The worst part is feeling constantly drained. The pain takes so much out of me mentally.” Despite months of physical therapy, cortisone injections, and doctor’s appointments, his improvement was minimal. An orthopedic surgeon also diagnosed him with a rotator cuff injury, but told him he needed to wait for it to get worse to consider surgery. But Michael was determined to find a long-term solution that was NOT surgery.

WHAT THE OTHER DOCTORS MISSED

Michael had fallen into what we call “The Gap”— where insurance-based care only offers temporary relief, surgery isn’t an option, and waiting for the pain to get worse seems like the only choice. Additionally, most providers only look for what they know how to treat. If physical therapy and cortisone doesn’t work, and you’re not a surgical candidate, they have officially run out of options for you.

Luckily, our meticulous ‘Deep Dive’ approach and expertise allowed our team to bridge that gap for Michael. Recognizing his frustration, we swiftly took action, confirming the rotator cuff injury and developing a

targeted treatment plan to heal the damaged tissue. In just four weeks, the pain improved significantly, allowing Michael to regain his range of motion and finally sleep comfortably through the night.

A COMPREHENSIVE SOLUTION WITHOUT SURGERY OR PILLS

You don’t have to play the waiting game either. In fact, you’re one step away from a pain-free shoulder too! With our comprehensive Deep Dive to Avoid Surgery (which was also used to confirm Michael’s pain and guide his treatment strategy), we’ll not only get YOU an accurate diagnosis (and explain it to you), but will also provide you with a personalized treatment plan to effectively treat your pain and prevent it from coming back.

If you’ve been wondering, “Can I avoid shoulder surgery?” and are eager for answers, call 480573-6171 to schedule your Deep Dive with our specialists at Ethos Integrative Medicine, and scan the QR code to access our FREE report, “Shoulder SOS: The Expert Guide to Decoding Your Pain.”

“Heretic”

Mormon missionaries find their faith put to the test with a psychological game of terror.

Something as simple as a conversation can be turned into a fascinating test of faith. In “Heretic”, we find two missionaries put to the test when trying to spread the word. This film pushes the limits in an intense array of what seems like everyday decisions which turn terrifying. This, combined with some of the most intense performances I have seen, keeps you on the edge of your seat from beginning to the end. One of my favorite scenes began with a door marked “BELIEF.” I obviously won’t spoil it for you, but be assured, nothing is as simple as it looks. The film is paced so well that you will be surprised how fast nearly two hours goes by, despite its seemingly slowpaced nature. Hugh Grant is especially

terrific here in a role type we’ve not yet seen him in. This was a great showcase for directors Beck & Woods after last year’s dismal “65.”

ON APPLE TV+

“Blitz”

A young boy makes his way back home during the Blitz of World War II.

Steve McQueen’s newest project boasts his biggest scale film yet. Luckily for us, it doesn’t lose any of the personal feeling that his previous works are known for. We see an entire lifetime’s worth of experiences in the people met and adventures had for both George (Elliot Hefferman) and Rita (Saoirse Ronan), as the mother and son search for each other on their separate journeys home. The terms unique, inspiring, and heartbreaking hardly do the cast of characters justice. Of particular note is Benjamin Clementine who plays the soldier Ife. Again, no spoilers, but be prepared. The film is reminiscent of Spielberg at points, particularly with the blocking and camerawork done during action scenes. My only suggestion of change for the director would have been to spend a bit more time filling out the ending. It doesn’t hurt the film, but I would have loved to see more. This film deserved a much bigger theatrical release.

Cillian Murphy is, as always, great. He commands your attention in his soft-spoken manner, bringing a pain to the role that you can’t help but feel for. Accentuating Murphy’s performance is director Tim Mielants photographic vision, delivering a wet and dour look that creates the perfect mood. Unfortunately, the overall story of the film feels rushed and a fair amount of it is spent on flashbacks which, in my opinion, could have been replaced by more of the current timeline story. By the end I felt like an entire act had been left out. Addressing an unfortunate part of Irish history that’s gone overlooked, it was a shame to have lost the chance to provide more content that is sadly relevant to this day. Meilants missed the true potential of this story.

“MadS”

A young man comes across a stranger which begins a chain reaction that has deadly consequences.

“MadS’” take on how the zombie apocalypse began is interesting, but its execution leaves something to be desired. The films one take gimmick, while impressive, serves as a detriment to its overall pacing and tension. If anything, this style only showcases a massive amount of noise with no real meat to the script. It reminds me of a theme park ride - full of crazy emotional ups and downs, but no context. By the end, I was wondering what the point was.

Sciatic Nerve Pain: Are You Tired of Solutions That Only Get Short Term Relief? (And

How To Get Rid Of It For Good)

Do you enjoy keeping active, getting outdoors, and spending time with friends and family - but you’re often held back because of regular episodes of back pain or sciatica that gets so bad it prevents you from sitting, walking, or doing other everyday activities? You may find it hard to focus on enjoying those around you because you’re distracted by your pain. You have likely already tried chiropractic, massage, stretching, and exercise, but the difficulty is knowing which things will help and which won’t. This can be frustrating because it seems unpredictable.

Some sciatica is caused by muscular weakness and restriction, while others can be caused by stiff joints. Ultimately, certain exercises may help, but make other types worse. To best help you, I’ve compiled a list of tips that will help anyone regardless of the type to reduce daily pain.

Most people with sciatica and back pain just want to know if there’s a solution that actually lasts. Solutions that used to work, don’t work any longer. Eventually you find yourself in a rabbit hole, searching high and low for solutions that hopefully help you avoid surgery.

One of my patients, Marian, had tried everything above on top of back surgery, unspecialized physical therapy, pain management, spinal injections, spinal electrostimulation, acupuncture, and dietary analysis. Marian told me, “When you go through this, you learn how many things you can no longer do if you can’t stand or walk.”

You don’t have to choose between surgery and giving up the activities that you love. Sciatica is so common because many of the solutions out there just take the area that hurts into consideration. The reality is your body works as a unit, and issues in one place can cause pain in another.

The real issue, which has been proven time and again in the best research, is that the body has developed compensation patterns in order to protect itself. These patterns are hardwired into the brain and will continue to persist unless they are fixed.

This pattern is what CAUSES the tight muscles and the stiff joints. These tight muscles and stiff joints eventually start to pinch on nerves, causing sciatica and back pain. Therefore, correcting the pattern is the way to target the true root cause. No matter how long you’ve suffered, you can still get your life back. No surgery. No pills.

6 Reasons Why Your Sciatica Pain May Be Lasting Longer Than It Should:

1. You tried looking up exercises to do on your own. But with many “causes,” it’s difficult to figure out which exercises are right for you. This is why some exercises can seem to make it better, but some make it much worse.

2. You tried a few relaxing massages and it felt good for a few days but then it came back.

3. You tried chiropractic care and it eased a bit, but the nagging sensation is still there.

4. You tried waiting for it to go away on its own. That didn’t work…

5. You went to the doctor’s office, and they gave you pain meds or nerve medication to numb the pain.

They told you to come back in 6 weeks if it didn’t work.

6. You went to a physical therapist who put you on the same exercises everyone else with sciatica and back pain gets…then they left you with an assistant who only half watched your technique.

Why What You’ve Tried Hasn’t Worked

If any of these things have happened to you, unfortunately, it’s common. The issue with a lot of these methods is that they focus on addressing the symptoms, not the root cause.

What To Avoid

Here are 3 things that can make your sciatica and back pain worse.

Stretching - especially your hamstrings : If you’ve been stretching to fix your pain and it hasn’t worked yet, it likely won’t. More often than not, sciatica and back pain has come up because of tight muscles. But muscles are not smart, they only tighten when the brain tells them to for a reason. Stretching will relieve them for a little bit, but it will come back unless the reason is fixed.

Crossing Your Legs: Avoid crossing your legs at all costs. This can cause stretching in the back of your hip which compresses the sciatic nerve and puts pressure on your spine. It also causes twisting in your hips and pelvis which can put stress on the nerves in your back.

Resting: Certain activities right now might make your sciatica and back pain worse, but that doesn’t mean you should restrict all of your movements. If certain things are painful, like walking, lifting, sitting, it’s important to find the root cause so you can start moving properly and stay active.

How to Fix Sciatica and Back Pain for the Long Term

So many of the “solutions” out there only provide temporary relief because they’re not targeting the root cause. And without getting to the source of the problem, sciatica pain will continue to return because the cause was never addressed.

Marian learned this the hard way with a surgery that didn’t work. Unfortunately, a lot of people do. After addressing the root cause, Marian says, “I’m back to walking 3-4 miles a day; I can lift and hold my grandbabies; I can go to parties without having to sit in a corner; I can go shopping again.” The only thing she’d change? Finding a specialist to help her address the root cause sooner. “I could have avoided a lot of doctors’ appointments and needless and expensive treatments, not to mention losing a couple of years to my other attempts.”

SPECIALIZING IN FAMILY REUNIONS & HOLIDAY GETAWAYS

Along the banks of the Colorado River and nestled between surrounding majestic mountains, emerges the picturesque destination named for gaming pioneer Don Laughlin. Founded in 1966, Don Laughlin’s Riverside Resort Hotel & Casino in Laughlin, Nevada, is the town’s first and only family owned and operated resort. This is Nevada style gaming in a small town atmosphere.

“My grandfather, Don Laughlin, always enjoyed having a variety of gaming and non-gaming activities so no one is left out of the fun,” said Matt Laughlin, Don Laughlin’s grandson and the Riverside Resort Chief Operating Officer. “If you are interested in table games, we have blackjack, craps, roulette, Three Card Poker, Deuces Wild, Ultimate Texas Hold ’em, Let it Ride, Mississippi Stud, Face Up Pai Gow and more.”

For slot lovers, there are many variations of Buffalo machines, wheel of fortune, lightning links, Blazing 7’s, plus video poker and four card keno. Riverside is also known for their Poker Room and Bingo Paradise.

For those not feeling competitive on the casino floor, there is a 34-lane bowling center, 6-plex movie theater, salon and day spa, USS Riverside boat tour, classic car collection, Don’s Celebrity Theatre indoor showroom, plus two beautiful pools overlooking the river including our south tower adult pool and bar. “We have something for everyone,” Laughlin said.

Although gaming is one of the biggest draws for many guests, it’s only one of many activities during a stay at the Riverside Resort Hotel and Casino. Cool off in the water

at the South Tower adults-only pool and bar, overlooking the scenic Colorado River. For visitors with children, check out the north tower family-friendly pool.

Looking for another way to spend some time outdoors?

Set sail on the USS Riverside, the resort’s cruise boat that takes guests under the Laughlin Bridge up to Davis Dam. Guests can feel the wind on the shaded outdoor upper deck or check out the views from the climate-controlled lower deck. Listen to the narrated history of the Colorado River while cruising during a sunset.

For those more comfortable in indoor climates, there are plenty of entertainment options to choose from.

Pick up a ball and try a game of bowling at the Riverside Lanes Bowling Center. For fun-for-the-whole-family, check out the resort’s Laser Tag Center. Kids and adults alike will get their heart rate up and have a great time trying to score points for their team.

Don’s Celebrity Theatre never disappoints with weekly entertainment. From Collin Raye to the Bronx Wanderers to Crystal Gayle to Queen Nation or The Nutcracker Ballet, there is a show for everyone.

The resort has a 6-plex movie theater with brand new plush recliners and attached swivel tables. Guests can watch first-run movies with full bar service and an extensive food and beverage menu.

The resort’s Jean Jeffrey Salon and Day Spa is for guests who want to be pampered. Reserve facials, massages, body wraps, scrubs, manicures, pedicures, haircuts and more.

To recharge after a fun-filled day, check out any of the Resort’s nine restaurants and snack bars. Indulge in French, Italian, or steakhouse cuisine at the famous upscale Gourmet Room & Lounge. Experience incredible views and slow-cooked prime rib at the Prime Rib Room on the River. Craving a buffet? Enjoy the Riverside Resort’s Brunch and Dinner buffets with incredible views of the Colorado River and Black Mountains. For casual fare, drop into the Riverview Restaurant open 6:30 a.m. to 11 p.m., Casa Serrano Restaurant and Cantina, or try the deli-style Sidewalk Café open 24-hours.

“Having several dining options is also something we are proud of,” said Laughlin. “The Gourmet Room has been a staple here for over 30 years. It’s an incredible place to dine. The Prime Rib Room on the River says it all. Prime Rib and Laughlin go hand in hand plus this restaurant features amazing sunset views. Our 24-hour Sidewalk Café is perfect for on-the-go sandwiches and our buffet is sure to have all your favorite brunch and dinner dishes. Our Casino West Snack bar is also a favorite because we serve Krispy Krunchy Chicken.  And don’t forget about Fatburger, Cinnabon and Red Brick Pizza for more fast bite options.”

Riverside Resort offers 1350 spacious hotel rooms with spectacular views, and a 740-space RV Park with great daily and weekly rates! With convenient convention space for meetings, weddings, family reunions and more, there’s no better destination than the Riverside Resort!
