It’s been almost two months since Arizona’s utility regulator kicked off what’s sure to be a long and contentious fight over how much homeowners with rooftop solar deserve to be paid for the electricity they share with their neighbors. We’ve commented on the Arizona Corporation Commission’s head-slapper of a decision to reopen an already thoroughly litigated issue, so now we will try to anticipate some of the anti-solar rhetoric that’s likely to pop up in the ensuing discussions. One of the most pernicious falsehoods about solar is that it’s unreliable—and, conversely, that its Earth-heating legacy competitors are a firm rock we can stand on. The state’s largest provider of electric power has cited its abundant stock of fossil-fuel infrastructure as reason to dismiss any concerns over the state’s energy security. Such reassurance might satisfy those who have listened to comments from public officials—many of whom are closely associated with fossil-fuel interests—who have derided solar, wind, and other renewable energy sources as fickle and unreliable in comparison to coal and natural gas. But people who have paid attention to recent developments in the planet’s changing climate are more likely to have some skeptical questions. Even as officials seek to roll back Arizona’s gains in solar-enabled energy independence, recent events are proving that solar power will be crucial to Arizonans’ energy security and access to scarce resources. Rosy predictions about the resilience of Arizona’s energy infrastructure in its current, heavily fossildependent state are far from reliable given some stark realities. Researchers at ASU found that the risk of cascading grid failures increases by a factor of 30 with each increase of a degree celsius in average annual temperatures. What’s more, the financial viability of fossil fuels
as a cheap, dependable energy source is doubtful given that the EPA, under President Biden’s direction, is currently preparing regulations that would dramatically increase the cost of such fuels to account for the damage they cause to our planet. All in all, fossil fuels could soon turn out to be as unreliable as they are dirty. By contrast, renewable energy, especially solar, is proving its value as a critical component of a resilient, dependable grid. Solar power and battery storage helped prevent power outages in Texas during the heat wave that struck the southern half of the United States this past summer, according to Inside Climate News. When energy demand shot up along with the mercury, solar power helped stabilize the grid with badly needed electricity, preventing grid failures. That likely saved lives. Meanwhile, events proved more embarrassing for fossil-fuel energy, which we’ve heard touted as the only energy source we can count on, apart from nuclear. One of two plant failures mentioned in ICN’s article was a coal plant. The other was a nuclear plant. Whether we can rely on our electrical infrastructure determines whether we can rely on our taken-for-granted access to vital resources, especially water. Global warming simultaneously increases the need for fresh water (as a coolant for the power plants needed for air conditioning) and decreases its availability in the form of precipitation. Reduced rain and snowfall, in turn, threaten to idle the state’s sources of hydropower, increasing our reliance on water-sucking power plants. As we observed in our previous article, the interconnected nature of our resource challenges means there is virtually no aspect of civilization that is left untouched by the climate crisis. We should be looking for solutions that are correspondingly wideranging in their effects.
Solar power is one such solution. Solar panels require no water to cool them down, unlike Arizona’s thirsty coal and nuclear plants. What’s more, they eliminate the need to burn a corresponding amount of coal or natural gas to serve a given household, slowing the accumulation of greenhouse gases that is depriving us of water. Speaking of reliability, it’s worthwhile to reflect on who we can rely on to foster the clean, abundant energy sources that we need. It doesn’t seem to be public officials, who are often eager to stymie the country’s clean-energy transition with imaginative interpretations of facts. You may recall that pro-fossil-fuel politicians and pundits blamed renewable energy for Texas’s deadly winter power outages in 2021, contributing to the anti-solar misinformation that makes going green such a steep climb. This is especially ironic given that renewables helped save Texas’s hide this past summer. That spontaneous disinformation campaign was just one data point in a trend line that is fairly easy to read. Public officials are as liable to inhibit as to encourage the growth of America’s green-energy economy, especially in states with deeply established profit centers in the form of fossil-fuel infrastructure. That’s why people who benefit from a reliable energy grid and a healthy environment—which is to say, everyone—has a civic duty to stay engaged in public discussions over whether to foster or stymie the growth of clean energy. (We know we will, and once the Corporation Commission schedules another public meeting in its rate case, we’ll be sure to let you know.) As it turns out, we are the ones we have to rely on to secure our energy future. A bright energy future is won through individual initiative, not just government support. ARIZONA STATE PARKS AND TRAILS HOSTS WINTER PHOTO CONTEST Arizona State Parks and Trails is inviting photographers to participate in the Opt Outside Photo Contest. Running through January 15, the contest aims to celebrate the state’s natural beauty and encourage outdoor adventures during the winter months.
Pet owners interested in this free service are encouraged to register online prior to visiting the shelters located at 2500 S. 27th Ave., in Phoenix (West Shelter) and 2630 W. Rio Salado Pkwy., in Mesa (East Shelter).
Open to both amateur and professional photographers aged 18 or older, the contest requires all submissions to be captured within Arizona’s more than 30 state parks. Entrants can compete in five categories: Living Creatures, Friendly Faces, Outdoor Activities, Landscapes, and Arizona History. These categories are designed to spotlight the state’s diverse flora, fauna, and cultural heritage. The competition offers an excellent platform for photographers to exhibit their skills while emphasizing the significance of conserving Arizona’s natural and historical resources. Contestants are encouraged to explore the parks and share their unique perspectives and experiences. Prizes await winners in each category, with a grand prize for the overall contest winner. This grand prize includes a two-night stay in a Pin Drop micro-camper, a cave tour for two at Kartchner Caverns State Park, an Arizona State Parks annual pass, a $15 REI gift card, and an AppreciateAZ gift box. First-place winners in each category will receive an Arizona State Parks annual pass, while second and third places will get dayuse passes. MCACC ROLLS OUT FREE MICROCHIP PROGRAM TO TACKLE STRAY DOG CRISIS In a bid to reduce the number of stray dogs and alleviate shelter overcrowding, Maricopa County Animal Care & Control (MCACC) is offering free microchips for dogs at both its East and West shelter locations through December 29. The service will be available Monday to Friday, from noon to 4 p.m. This year, MCACC has seen a surge in stray dog intakes, totaling nearly 13,000 animals. “With over 900 dogs, we’re out of kennels,” says an MCACC representative. “Most stray dogs lack any form of identification, making it difficult to reunite them with their owners.” The simple procedure of microchipping, which involves implanting a chip between a dog’s shoulder blades, greatly increases the likelihood of reuniting lost

The girls even got to participate in social engineering experiments, similar to those used by cybersecurity professionals to understand and combat online threats. They learned how to use ciphers to encrypt and decrypt messages, a fundamental skill in the world of cybersecurity. They also had the unique opportunity to simulate a real-world cybersecurity attack, experiencing firsthand what it’s like to respond to a security incident.
The girls had a chance to dive deep into the world of cybersecurity, learning about its importance and the thrilling challenges it presents. They had hands-on experiences that allowed them to truly understand what it’s like to safeguard digital systems and data.
Among the attendees were students from Cave Creek Unified School District’s Sonoran Trails Middle School, who had a fantastic time exploring the world of cybersecurity and learning from Arizona’s top cybersecurity experts.
Activities at the event ranged from a design-thinking group exercise to thought-provoking panel discussions. The panels featured cybersecurity information security officers (CISOs) from state agencies, college and university students pursuing cybersecurity, and current state interns. These experts shared valuable insights into the diverse career paths within cybersecurity.

his summer, Arizona endured 55 days at or above 110 degrees, and when the season totals are released, it may be one of the driest monsoon periods. But your roof did its job keeping you out of the sun, right? Yes, but while you replace sunburned plants, you should check the health of your roof. Just as your air-conditioning worked overtime this summer, so did your roof. “I guarantee the heat this summer has destroyed more roofs than people think,” says Pat Stapleton, president of Stapleton Roofing in Phoenix. “And when the winter rains hit, which are coming soon, there are going to be a lot of people in a lot of trouble.” A third-generation roofer, Stapleton started roofing out of high school and worked up to foreman, supervisor, and roof sales for the past 20 years. In 2010, he and his wife, Cindy, opened Stapleton Roofing “because we felt we could do a better job than most,” he says. The most challenging part of starting the business, he says, was finding quality roofing crews that could follow his rules and regulations and place roofs how he wanted. “We’ve grown the business enough to have good help, supervisors, and crews. We remove everything down to the wood substrate to determine if there is rotten wood, but some companies will place new underlayment over old underlayment. We never have any complaints. Everyone is proud of their work, and they do a good job.”
PREVENTING ROOF DAMAGE
As Arizonans know and the experienced Stapleton Roofing crew sees regularly, the sun isn’t the roof’s only threat. Thunderstorms, hail, heavy winds, and other severe weather conditions constantly pummel a home’s protector. A roof will stand firm through many tests, but sometimes it needs a little boost or repair. When it comes to storm damage and your roof, Stapleton Roofing recommends three categories of action: prevention, inspection, and restoration. “Since it doesn’t rain a lot, when it does, it rains hard,” Stapleton says. “That’s also what gets people in trouble. It goes so long without rain that people think their roof is fine. Suddenly, when it rains hard, your roof leaks.”

He says that when bad weather is brewing on the horizon, a few quick preparations can help protect your roof. First, make sure all loose items in your yard have been brought in or secured. This includes lawn ornaments, patio furniture, or some loose hanging decorations. Second, ensure no branches are within six feet of your roof. In high winds, tree limbs can act like whips or even snap off and impact your roof. Third, clean out your gutters and drainage systems. Ensuring no blockages are present will help keep water flowing as it should and protect your home. “Tree branches are the big killer for us,” says Stapleton. “When the wind blows, the branches get caught in the tile. So, you want to trim your trees and the branches off your roof.”
INSPECTING YOUR ROOF
While you can prepare your yard to prevent roof damage, bad weather can still harm it. That’s why inspecting your roof is essential before and after bad weather. Stapleton says beforehand, on shingle roofs, it’s a good idea to check for cracked or worn boots around pipes; excessive amounts of shingle granules in your gutters; missing, warped, or broken shingles; and shingles that are curling or buckling. Look for shifted tile, exposed underlayment, and lifted vents on tile roofs. “Each of these can lead to larger problems with your roof, including potential water leakage during the next storm,” he explains. He says most insurance companies will cover storm damage but won’t replace an old, neglected roof. Additionally, most insurance companies will provide a discount when a roof is replaced. It’s also important to know that not all states require contractors to have a license to perform work, says Stapleton. “Arizona has a regulatory agency, known as the Arizona Registrar of Contractors, which requires roofing contractors to have a license to perform work legally. It requires a minimum of a two-year

HOW LONG WILL YOUR ROOF LAST?
Even with the best prevention and inspections, roofs must be replaced at least once in their lifetime. If your house was built over 15 to 20 years ago, it will be ready for a reroof anytime, says Stapleton. He warns that tile roofs aren’t as easy to determine the condition without lifting the tile to view the underlayment. Signs of a failing roof are shifted tile, damaged facia, or damaged wood under the eave. Shingle roofs are more accessible to view when there is damage to the roof. You will see rotten wood, and the shingles will lose their granules and curl up. “Start inspecting your roof when it’s 15 years old,” Stapleton says. “It’s time for a new roof if it’s 20 years old. And don’t put solar panels on old roofs; it’s costly to have them removed and replaced, which we’re seeing a lot of lately.” The cost of your roof depends on the size and complexity of the roof. “If I evaluate a roof and it doesn’t need repair or replacement, I tell them they don’t need anything,” says Stapleton. “I’ll tell them to call me next year, and we’ll look again.” Visit Stapleton Roofing at stapletonroofing.com or call 602-833-ROOF (7663) to schedule a free estimate. A TYPICAL DAY IN MY LIFE INCLUDES… hitting the gym at 7 a.m. I return home by 8:15 a.m. to ensure the boys are ready for school and have breakfast, before I drop them off at middle school. Next, I head back home to shower, have a healthy breakfast, and get ready for the balance of the day. Then, I take care of SugarJam The Southern Kitchen’s business operational needs, then go into the restaurant to make sure things are running smoothly, and to touch base with my leadership team. Afterwards, I pick up the kids from school, have a snack, help with homework, prepare dinner, and take them to basketball practice. I return home to complete more office work and watch about 30 minutes of TV before bedtime! MY FAMILY IS… everything to me! My husband is an engineer in IT. Now that I have twin boys, we watch Marvel and DC movies a lot. There are a few that have become favorites which we have watched more than once. WHEN I WAS YOUNGER, I WANTED TO BE… a model, make-up artist, and hairstylist. THE SONG I WOULD SING AT KARAOKE NIGHT IS… Mary J. Real Estate & Why Arizona Is Different By Holly Henbest, Realtor

f you read or listen to the news, you’ll hear a lot about how the real estate market is down, interest rates high, and a lot of drama regarding the status of the real estate market. While data and information regarding our nation can be interesting, it’s important to note that real estate news should really be analyzed by neighborhoods, as each neighborhood is different. Along those lines, Arizona, in general, is also really different from most of our country. First and foremost, we are a destination state. Our weather and cost of living attracts buyers from several categories including our famous snowbirds. Beyond that, Arizona has universities, professional sports teams, hosts major events like The Phoenix Open, Superbowl, and upcoming NCAA Final Four in 2024, so we continuously have Arizona on televisions across the country, showcasing our sunny yearround lifestyle. We’ve also seen a nice influx of
corporations, which has brought tremendous relocation buyers. Arizona is known as the best state to house technical support, call centers, and IT because of our lack of natural disasters. Many corporations keep their IT back-up systems housed in Arizona.

While 2023 will likely be known as “The year of increased interest rates, low inventory, and decreased sales” - we should all feel confident about our decision to invest in real estate in Arizona because Arizona remains a strong overall real estate market.
As you review this data, you’ll notice that the biggest change in real estate is the volume of transactions and pricing is basically flat. We’ve seen pricing go up in some places and down in others and that is why evaluating by neighborhood is important. In our area we’ve seen prices fluctuate between flat and increased.
LET’S LOOK AT SOME MARICOPA COUNTY DATA: On October 1, 2023, vs. October 1, 2022: • Active Listings: 15,247 versus 20,582 last year - down 26% • Under Contract Listings: 6,028 versus 6,578 last year - down 8.4% October 2023 vs. October 2022 • There were 5,543 closed transactions, down 8% from 6,019 in October 2022 • There were 1,480 closed new homes,
Other examples include - Arizona City, Sun City West, Sun City, Tonopah, Queen Creek, Avondale, Florence, and Surprise have seen the largest declines in their average price per square foot, down more than 5%. However, Paradise Valley has moved in a positive price direction with a 12.7% increase over the past 12 months. Scottsdale has also moved slightly higher by 1.3%. While interest rates have impacted
buyers’ affordability, another bonus about Arizona is the volume of cash buyers. Personally, we’ve done more cash transactions this year than those with mortgage loans. We’ve been a cash rich real estate market. Overall, these cash buyers not only bring us qualified buyers, but they also build market stability since they have 100% equity in the homes they purchase. As we get closer to the end of 2023, I wish I had a crystal ball to predict what the real estate landscape will look like in 2024. Although I can’t say anything for sure, there do seem to be indicators that interest rates will come down. Typically, they come down during an election year and reports indicate that inflation is under control, and we’ve already seen a little movement down. Whether it’s sooner or later, when interest rates get closer to 5%, I do predict a surge of buyer activity. he news is often filled with stories about fraud. One of the areas of current concern I often hear about is title theft. What is title theft? It can range from someone fraudulently refinancing your home and pocketing the money, accessing the equity with a home equity line of credit, forging a deed, and selling your property to an unsuspecting buyer, or providing fake wiring instructions so the payment for your new home goes to a fake title company. How can we protect against this type of title fraud? Recently the Maricopa County Recorder has set up a program to alert you if a document is being recorded that might affect your title. You can sign up to be notified by email with Title Alert. You can sign up to get an alert regarding your name (it is not specific to your property) at https://recorder.maricopa.gov/MaricopaTitleAlert/. I highly recommend this to keep on top of what might be happening with your title. Pinal County has a similar alert, but our other counties have not yet put in place an alert system.

So, what about a house held in trust? Could having your house in a trust help prevent fraud? Likewise, is a rental property in an LLC better protected from title fraud than one held by an individual?
For most fraudsters, the easier it is to defraud you, the better for them. The more complications in their way, the harder it is to defraud you, and the greater the risk of getting caught. When you title your home to your trust there are many additional complications. It takes a high level of sophistication to commit fraud regarding that property.
When the title is in an individual’s name, the criminal only needs to sign the name to forge a deed or loan document. If the home is in a trust, they must provide proof that the trustee has the authority to take out the loan or transfer the property. Sometimes the title company or lender will ask for the entire trust document. Faced with these additional requirements, a fraudster would quickly decide to pursue a home offering fewer difficulties and move on. Likewise, a fraudster stealing or financing a property in an LLC must again show that they are authorized to act. The lender should be checking the State records to determine who owns the LLC, who is the manager, and asking for documents showing the authority of each person to act. The criminal is likely to move on if you have an LLC as a stumbling block.
