Anti-Solar Thinking Threatens to Steer Arizona Off Course.

Arizona’s Solar Community Wants to Keep Going Forward.

We have good news and bad news.

We’ll share the bad news first: Arizona’s utility regulators voted 3-2 last month to reopen their investigation into how best to strike a sustainable economic balance between electric companies and customers with rooftop solar, whose unused energy those companies buy and resell elsewhere on the grid. That investigation had ended in 2017 after three years of painstaking deliberation, resulting in a deal whereby the state’s utilities would pay homeowners a government-set rate for the energy they export to the grid.

Crucially, that rate would decrease by 10 percent each year, however it would be locked in for 10 years, for new customers.

The commission emphasized that any forthcoming revisions would alter payment rates only for new customers, leaving existing customers and customers who go solar prior to any changes “grandfathered in” to the payment plans they signed up for. That’s a precedent that the commission has previously established and intends to respect.

Commissioner Nick Myers, who pushed for the vote, has insisted that a more drastic decrease in payments to solar homeowners is warranted in light of the solar industry’s increased size and strength since 2017. He has cast his stance against the current payment model (in industry jargon: the “resource comparison proxy export rate,” or the “RCP rate”) as a fiscally conservative opposition to what he creatively refers to as a “subsidy.”

His stance has been echoed by other conservative commissioners, including the chairman, Jim O’Connor.

“We are not back in 2014 looking to help an emerging industry gain a foothold,” O’Connor said.

Never mind footholds. The reality is that the solar industry is—and has been—hanging on by its fingertips.

The good news concerns the publiccomments section of the meeting, during which supporters of the state’s most economically and environmentally promising industry pushed back against the wrongheaded thinking that threatens to keep Arizonans stuck in the past.

The Arizonans who took the lectern—and there were many of them—conveyed the dangers posed by this backwards trend more eloquently and persuasively than we could, which is why we wanted to devote this column to reproducing those comments mostly verbatim.

Many commenters addressed what is most directly threatened by a potential overhaul of the state’s solar economics: regulatory certainty, an intangible but vital asset for any business community.

“How is anyone [...] supposed to know what decisions to rely on if they’re going to be scrapped every few years?” asked Autumn Johnson, executive director of the Arizona chapter of the Solar Energy Industries Association. “We have a different commission every two years. No one—the utilities, the ratepayers, or ancillary industries like solar— will know what to do if you can’t make up your minds.”

Robert Bulechek, an energy-efficiency consultant who advises companies on solar energy, testified from personal experience to the destructive effect of capricious regulation.

In Tucson, there have been long wait times for installations because of low staffing levels, and business owners have attributed their lack of hiring to fears that the regulatory environment will change, he said. And the ACC’s decision to reinvestigate pricing for distributed solar power is an example of government actions that cause such apprehension, he added.

“What solar company is going to hire new crews when they’re not sure if the Corporation Commission is going to severely damage the solar industry?” Bulechek asked the commissioners.

As many commenters pointed out, the effects of a potential alteration to the solar industry’s ground rules are unlikely to stay neatly isolated to their intended targets.

Sam Friedberg, a solar consultant, solar-system owner, and customer of APS, explained why commissioners should not complacently trust their own ability to contain the consequences of the rule changes they’re about to contemplate.

“We all know that a proposal that enables a lower RCP rate abruptly and unpredictably

would be devastating for future solar adoption,” Friedberg said. “The whole industry here seems to be aware of that,” referring to his fellow business owners’ grim prognoses.

Since the continuing viability of existing solar businesses depends on the attractiveness of rooftop solar to future customers, a variety of existing business models and contractual relationships are at stake in the commission’s deliberations regarding terms for future customers.

“Mr. Chairman, you said earlier that contracts signed will be honored,” Friedberg said. “There are contracts that have been signed by businesses for leases, for employee training, other costs and investments that simply wouldn’t be honored if this changes this business model.”

A Tucson business owner shared his own experiences with adverse and unpredictable regulation.

Louis Woofenden, owner of Net Zero Solar, attributes his success as an independent solar entrepreneur partly to a stable business environment and “staggering technological advances,” which were fostered by good policy at the federal and state levels. Other policies, however, have created headwinds, he said.

“I would say we persevered despite efforts by utilities to make the deal tougher,” Woofenden said.

He urged the commissioners to consider how their decisions could affect Arizona’s ability to live up to its pro-business ideals.

“I think that’s the best of what entrepreneurship and the free market can be,” he said. “You’re building a team of likeminded people, and you’re building something people want, and you’re offering it out in this little piece of marketplace that the commission has created over the years—this little sandbox inside the monopoly system that you regulate.”

Friedberg did not mince words about what was ultimately at stake in a future discussion over rate changes.

“It is a business killer; It is a job killer,” Friedberg said. “And even if that’s not the primary focus here—focusing on businesses and jobs—you can’t willfully ignore it and still claim to be looking out for the public interest.”

The erroneous idea that solar is “subsidized”

(which we dismantled in our last column) was also a subject of impassioned criticism.

Arizonans who spoke to the commission incisively exposed the absurdity of this notion, especially in light of the surrounding economic context.

Commissioners who support revising the payment model for exported solar power consistently describe that model as a “subsidy” to homeowners who have invested in a rooftop solar system.

Court Rich, an attorney who represents solar entrepreneurs in Arizona, stressed the incongruity of that description and the financial reality.

APS’s own data shows that the utility pays solar homeowners less for their surplus energy than it pays for energy from other sources.

“That’s not a subsidy,” Rich said. “That’s a great deal for ratepayers.”

Johnson (the Arizona SEIA chief ) later elaborated on the theme.

“If I sell Commissioner Myers an apple for a dollar, and he sells it to commissioner Marquez Peterson for two dollars, that’s not a subsidy,” she said.

Burechek highlighted the crucial context missing from this discussion: the subsidies enjoyed by the energy industry’s entrenched interests.

“The utilities are already being subsidized by not having to pay the cost of the health and climate harm that their pollution causes,” Burechek said. “That’s a cost on the entire population. Solar, and renewables in general, don’t have those health and climate costs. That should be recognized: that, essentially, the export rates are already not representing the true benefits of the solar industry.”

Arizona’s solar community might be in for a windy and bumpy road with these commissioners driving us toward an uncertain future. Thankfully, members of this community have shown up to serve them notice that their constituents will be there to keep them from driving into a ditch.

DESERT RIDGE MARKETPLACE COLLABORATES WITH ASU ON “COOL PAVEMENT PROJECT” TO MITIGATE HEAT Desert Ridge Marketplace in Phoenix is poised to be the pioneering retail space in the Valley to tackle the escalating heat from concrete and asphalt through a specialized pavement coating. Vestar, the property owner, recently unveiled a groundbreaking collaboration with Arizona State University to layer 63,000 feet of this innovative coating across the marketplace’s northside roads, sidewalks, and parking areas.

The city of Phoenix was named a finalist in June and is one of just eight winners from more than 150 project proposals received from cities in 40 U.S. states. The project will be developed over the next two years.

MISS AMERICA 2023 ANNOUNCED AS APS ELECTRIC LIGHT PARADE GRAND MARSHAL The city of Phoenix and Arizona Public Service (APS)

are excited to announce Miss America 2023 Grace Stanke as grand marshal for the 36th Annual APS Electric Light Parade.

Stanke is the third Miss Wisconsin contestant to earn the title of Miss America. Stanke is spending her year traveling the country inspiring women and advocating for STEM careers while pursuing her degree in nuclear engineering. Her goal is to dispel myths about nuclear energy, while encouraging women everywhere to chase their goals. In April of 2023, she toured the Palo Verde Generating Station, operated by APS, and located about 45 miles west of downtown Phoenix.

Palo Verde is the country’s largest power producer in the United States and all of it is 100% clean and carbon-free.

The 36th Annual APS Electric Light Parade takes place Saturday, Dec. 2, at 7 p.m., which just so happens

Dubbed the “Cool Pavement Project,” this initiative at Desert Ridge Marketplace provides ASU researchers with a unique chance to delve into the implications of this coating on vast, commercial spaces.

Manufactured by GuardTop, the coating, known as CoolSeal, made its debut on numerous Phoenix residential streets in 2020. Distinguished from traditional asphalt and concrete, CoolSeal is designed to reflect sunlight rather than absorbing it. City-led research demonstrated that streets coated with CoolSeal recorded midday temperatures averaging 10.5 to 12 degrees cooler than their standard asphalt counterparts.

Based on the project’s outcome, Vestar hinted at potentially expanding the application of CoolSeal to other “heat vulnerable” properties in their portfolio.

The firm presides over 21 retail properties throughout Arizona, besides Desert Ridge, totaling 30 million square feet of property across the western U.S.

The Phoenix Theatre Company Kicks off Its 104th Season with an Emotional Tribute to Jazz Icon Billie Holiday ONCE CALLED THE “ESSENCE OF COOL” BY FAMED MUSICIAN DUKE ELLINGTON, BILLIE HOLIDAY IS CONSIDERED ONE OF THE MOST INFLUENTIAL JAZZ VOCALISTS OF ALL TIME. Now Valley audiences can see a remarkable recreation of one of Holiday’s last performances before her untimely death.

“Lady Day at Emerson’s Bar and Grill” is onstage now through Nov. 26 at The Phoenix Theatre Company in Central Phoenix. The production kicks off the 104th season of shows at Arizona’s oldest producing theatre.

In the Tony-award nominated musical, audiences get an up close and intimate look at the iconic vocalist. The show takes place in 1959 in a seedy Philadelphia bar just four months before Holliday’s tragic death. “Lady Day” includes soulful and heart-wrenching songs from her extraordinary music catalog and touches on her battles with alcoholism and drug abuse in her later years.

Holiday’s canon includes recognizable songs like “What a Little Moonlight Can Do,” “God Bless the Child,” “Strange Fruit,” and “Ain’t Nobody’s Business If I Do.” The one-woman show features a live band on stage and Yolanda London as Holiday. This is not the first time London has portrayed Holiday at The Phoenix Theatre Company. She was part of the heralded 2016 production of “Lady Day” and has since played Holiday in productions across the country including shows in Alabama and Pennsylvania. This will be her fifth time in the role.

“I would definitely say I feel connected to Billie Holiday in many ways,” says London. “I find her music incredibly moving and emotional. I also feel for her. Her story is one of deep sadness and remarkable perseverance. When she sings, I feel her music in my soul. It sounds hyperbolic, but it’s true. I find her music incredibly moving and emotional.”

This production is especially poignant for London who will be performing the story at the same age Holiday was when she died. “I think, now more than ever, I’m ready to tell her story,” she says.

“There are a lot of strong emotions in this show - love, pain, and the ability of people to lean on each other when times are tough,” Bragg adds. “Billie was not afraid to take risks. She was a truth teller, a disrupter, and an unmatched artist. I am proud to be able to bring her story to Valley audiences again.”

In her main stage directorial debut at The Phoenix Theatre Company, Chanel Bragg feels a tremendous responsibility to share the highs and lows of the prolific vocalist’s life.

Hidden in the Hills: Arizona’s Premier Artist Studio Tour Returns for its 27th Year!

ARIZONA’S LARGEST AND LONGEST-RUNNING ARTIST STUDIO TOUR, HIDDEN IN THE HILLS, RETURNS FOR ITS 27TH YEAR DURING THE LAST TWO WEEKENDS OF NOVEMBER: FRIDAY, SATURDAY, AND SUNDAY, NOVEMBER 17 TO 19 AND NOVEMBER 24 TO 26. This year’s free, self-guided tour features 164 artists at 41 studios throughout North Scottsdale, Cave Creek, and Carefree.

Two Scottsdale artists have their work featured in the event’s four-color, glossy artist directory. Ceramic artist Sharon Albrektsen’s fanciful sculpture, “Bee Free,” graces the directory cover. The surreal piece depicts a fairytale-like woman setting a bee free. And glass artist Jacki Cohen’s bright, colorful “Blaze” wall panel is featured on the directory’s back cover.

A NARRATIVE ARTIST WHO LOVES CLAY Sharon Albrektsen grew up in an artistic family who encouraged her to explore her imagination. Being dyslexic, she struggled to read, but she thrived in her art classes. She earned her BA and MA from Adams State College in Colorado, and MFA at Fort Hays State University in Kansas. She owned and operated a coffee

house, and she also taught art in grades from kindergarten through college.

“I am a narrative artist who is in love with clay,” Albrektsen says. “Clay gives me the placidity to capture my thoughts when it is wet and permanency of the form when fired. My work is layered with meanings of who I am now and who I was.”

Using borrowed symbols from the Christian religion, other cultures visited in her travels, and those from history, she combines all to make her own personal symbolism.

“Previously, I made a vague reference to the figure in my imagery. Lately, the figure has become of grave importance to the story-telling nature of my work,” she says.

Cohen’s wall panel “Blaze,” is featured on the back cover of the artist directory cover. Measuring 12 inches wide by 32 inches high, the stunning fused glass piece was inspired by the beauty of Arizona’s sunrises and sunsets.

Albrektsen will exhibit and sell her work at glass artist Sandy Pendleton’s Studio No. 22 in Cave Creek.

Cohen will exhibit and sell her new work at Wesley Hartin Art Studio No. 8 in Carefree.

n North Phoenix, a young boy named Carter Cunnius is turning his past challenges into a mission of joy for other kids. This 8-year-old, with twinkling eyes and an unstoppable spirit, is the mastermind behind a heartwarming toy drive that is making waves in the community and brightening the days of children at Phoenix Children’s Hospital.

That memory led to the birth of Carter’s toy drive, which kicked off in September 2020. With an objective to ensure no child felt the loneliness and boredom he once did, Carter, along with the support of his community, started collecting toys. His endeavor began to fill trucks and cars with toys destined for children in the hospital.

Carter’s journey began in a way none of us would want.

When he was only 4 years old, his doctors shared the news that he had a type of cancer known as leukemia.

His days became filled with hospital visits, treatments, and many moments that required extraordinary bravery.

After a challenging battle of two and a half years, Carter triumphantly emerged, being declared cancer-free one year ago.

“Fifteen years ago, I began working on a few big estate fights – fights over money when there is no will or no valid estate plan,” Libby explains.

“I saw families fall apart when the fight escalated, saw the hard-earned money of the deceased being eaten up by court proceedings and lawyers’ fees. Family is very important to me, and seeing families fall apart in these situations motivated me to begin working on the preventative side, looking to avoid those fights. For the past 11 years, I’ve focused exclusively on estate planning, probate, and trust administration.”

Libby says that estate planning is needed at any age or life situation. “You need to consider your current financial and life situation as you plan,” she says.

Estate planning is about selecting someone to make sure your estate is managed properly, first for you if you are not able to manage your own affairs, and then to be sure your assets are distributed the way you wish when you are gone. The goal is to create a plan and keep it updated so it grows with you. Your plan when you are married with no children differs from the plan when you have small children and grows into another plan when your children now have children of their own. A sound estate plan helps you to protect your loved ones and makes sure that your wishes are respected.

What are some downsides to failing to do a plan? Many, Libby shares, and with consequences you may be unaware of or are unforeseen.

“The state of Arizona has a plan for you – it’s written in the law,” Libby reveals. “Often, it is not what you would want to have happen.”

She says a classic example is the blended family, where husband and wife have come together in a second marriage and have children from their previous relationships.

State law says that assets held by a married person in his or her own name are divided between their spouse and their children from a previous marriage when they pass. “If the house is just in the husband’s name, on passing, the wife only owns half the home. Her husband’s children own the other half. If that isn’t what they want, they need to be sure that their plan avoids this.” While holding assets in joint tenancy is one solution, Libby admits, it doesn’t solve all the issues. “If the house is held jointly and the husband passes away, the wife inherits it by operation of law. But if she doesn’t myhyperlocalnews.com

have a plan in place, who inherits when she’s gone? Her children. Her husband’s children are left out completely. A good plan could make sure that the surviving spouse has use of the assets for his or her lifetime, and that the assets go to both of the couple’s children when the survivor passes away.”

Libby mentions that she has built a great team to assist clients with wills, trusts, and powers of attorney, including Travis Meyers, a lawyer who joined the team two years ago. “The team is also ready to help if your loved one passes away without a proper plan. If your loved one left no will, or if they only drafted a will, the family must file a probate court proceeding, and the team can do that for you and guide you through the steps to wrap up the estate.”

“We are happy to assist with probate matters, as long as there is no contest or fighting among the family members,” says Travis, Libby’s attorney in charge of probate and trust administration. “But your family will have a much easier and smoother time wrapping up your estate if you have a trust.” The team is also available to assist with the administration of a well-planned trust upon a loved one’s passing.

Both Libby and Travis caution that do-ityourself estate planning may be unwise. Like all important, vital tasks, it’s best to leave something this crucial to a professional.

“As estate planning attorneys, we know what to recommend for you based on your situation, your beneficiaries, your assets, and your goals and dreams,” she continues. “You may not know all the ways you can benefit your heirs or the problems you may create with a poorly drafted will or trust. Putting the right plan in place, using an experienced attorney, will save your family heartache and expense.”

“If you don’t do the job right and you don’t know you’ve made a mistake, it may well be too late before you – or more likely, your family – finds out and then they may end up in court,” she explains.

Information Is Power! Don’t Give Your Information Away Online!

e’ve all grown up with romantic visions of the American Dream! When you close your eyes and picture the American Dream, what do you picture?

Most people picture owning a home. As a Realtor, there is nothing better than putting those keys into a home buyer’s hand and realizing that their dream of home ownership has come true.

A home is where life’s most treasured memories are made and it’s also typically someone’s greatest asset and investment.

It’s also been demonstrated over time that a common denominator amongst wealthy individuals is that they own real estate.

Real estate holdings have always proven to be a solid investment because if you hold on to a real estate investment long enough, you’ll realize an increase in value. Much like a stock, even if it does go down in value, it doesn’t matter unless you decide to sell it when the value is lower. The key is to hold on to it and not sell it during the dips and allow it to grow in value.

This all sounds great, so what’s the problem? The problem is technology.

Technology, in my opinion, is the greatest threat to the American Dream and it’s up to all of us to protect our assets and protect future generations.

The old saying, “Information Is Power,” has never been truer. Every time you install a real estate related app on your phone, you are giving away information and hence, the information is allowing others to gain power. Here are a few tidbits of powerful information individuals are giving away each time a real estate app is viewed:

• What zip codes are getting the most/ least attention?

• What price ranges are getting the most/least attention?

• What size of home is getting searched on the most/least?

• What types of homes are searched on the most/least?

• What types of loan structures are being requested?

• How much down payment do you have?

Think about the last time you used a real estate related app and how much information you provided. Does it know where you live? Did you enter your home to get information and then also search on neighborhood information?

What about areas where you might like to live?

Imagine now that this app has all that information and can tell what people want to buy, where they want to buy it, and how they’ll pay for it. What do you suppose a company with that type of information would do?

Remember a few years ago when one of these app companies started buying and flipping homes? Now they are in the mortgage business. Where do you suppose they are getting their data to plan their marketing strategy?

Institutional investors purchased about 22% of the homes sold in 2022.

During 2023 their buying has slowed, thankfully, but with each tap on a phone app you could be providing them with information that will help them to make future real estate decisions.

Imagine if you knew how much everyone could afford and where everyone wanted to live. Wouldn’t you

want to own properties in those areas?

You’d buy them, rent them, and let the equity rack up. The troubling thing is that they could target specific zip codes and neighborhoods and start to control the values.

While the potential of this sounds terrible, there is an easy solution. Stop giving away your information. It’s just that simple.

Take those apps off your phone and don’t use them. Call a Realtor to provide you with any data you need. As a bonus, you’ll know that the information you’re receiving is accurate, as so many apps have inaccurate information.

While I am a Realtor and will admit I’m completely biased about relying on a Realtor for data, rather than an app, I’m also a homeowner and investor and mother. I not only want to protect my assets, but I also want to protect my son and his future family to ensure they can realize the American Dream, just like I did.

In summary, I beg of you to think about the data you are willingly handing over

to those apps and protect your asset from institutional investors. You may not feel like anything is really happening and this is too big of a situation to turn but trust me that it is already turning and while we aren’t seeing a significant impact yet, we need to be cognizant of the issue and prevent a bigger issue. Protect the American Dream.

hoenix-based developer Vestar has announced plans for a new grocery-anchored commercial center in the fast-growing Desert Ridge area, slated to span nearly 140,000 square feet.

The proposed development will include a 96,000-square-foot grocery store, 28,900 square feet dedicated to shops, and 13,000 square feet of retail pads.

Situated 17 miles southeast of the Taiwan Semiconductor Manufacturing Co. project, the center will occupy the southwest corner of Deer Valley Road and Black Mountain Boulevard, adjacent to Pinnacle High School.

In a recent meeting with Pinnacle High School authorities, Vestar emphasized prioritizing student safety and prospective center patrons.

“That was one of the comments that came up during our meeting with the superintendent and principal — to better the site plans so we can ensure the safety of the neighboring students and hopeful patrons of the center,” a Vestar representative commented.

While the identity of the grocery tenant remains undecided, options include Safeway, Whole Foods, Sprouts Farmers Market, Trader Joe’s, or Fry’s. The new

center aims to serve an area with limited grocery options. Currently, Albertson’s, located at Vestar’s Desert Ridge Marketplace, is the sole grocery store covering a 21-square-mile expanse north of the Loop 101 and east of Interstate 17.

Traveling further north reveals only a Fry’s and Safeway in Cave Creek.

However, due to zoning requirements, the grocery store can’t exceed 99,000 square feet. This restriction prevents the establishment of big-box retailers like Target or Walmart in the area.

The project’s announcement has stirred mixed reactions among locals.

While some residents oppose the development, others voice support, especially given Vestar’s commitment to local infrastructure improvements.

The developer has pledged over $5 million for off-site street enhancements, encompassing the expansion of Mayo Boulevard with two lanes in each direction. The improvements will also feature dedicated turn lanes, a 24-footwide landscaped median, a wrought-iron median fence, and a lighted pedestrian crossway to ensure community safety.

here is lots of confusion about estate planning, what wills and trusts do, and what the law provides. Let’s bust a few of those persistent myths!

MYTH 1: MY WILL TRANSFERS MY PROPERTY TO MY HEIRS AT DEATH. Wrong! Your will is a document that tells the court who to appoint as your executor and to direct the executor where and how to distribute your assets. A will alone won’t deed your house to your children or cause your bank to give the funds in your bank account to your heirs. Instead, before your executor can even touch these assets, they are forced to file paperwork with the court to start the probate. Then they must file reports with the court as they take care of your estate. This probate proceeding is expensive and time consuming – and it means that your will and anything else filed is now available for the public to see.

MYTH 2: ESTATE PLANNING IS NOT NECESSARY UNLESS I AM OLD OR RICH: What we mean when we say “estate planning” is planning for your assets whether you have a lot or a little. Even your 18-yearold has an estate – a bank account, the paycheck their employer owes, their

laptop, car, and other personal property. Your “estate” is simply what you own. If you don’t prepare any plan, the state of Arizona has dictated what happens. It will likely also require probate, and it may not result in who you want being in charge, and it may not dispose of your assets the way you would like.

The truth is, if you have assets, you should have a written estate plan. It may not be as elaborate as Bill Gates’ plan or be used as soon as your 90-year-old grandfather’s plan, but it is still important to have a plan you put together.

MYTH 3: A REVOCABLE LIVING TRUST IS TOO COMPLICATED FOR MY SIMPLE ESTATE: The revocable living trust simplifies things. It’s easy for you to use, and for someone else to assist you if you need help managing your finances during your life.

That’s right – the revocable living trust operates to help you during your life and not just at your death. During your life, you own your property in the trust, but you still own everything, and file taxes just the same as always. You have complete control over your assets, just as you did before. But if you become disabled or incapacitated, your designated successor trustee can step in to help you, and on your death, the successor trustee distributes your property without any court involvement and distributes it the way you have directed in your trust. The revocable living trust is an easy way to provide for the future while maintaining control over your assets.

Painting Preserves Cherished Memory

ary Alice Warsco could no longer remember how to dress herself, make coffee, or even what she ate for lunch. Dementia made day-to-day tasks too confusing. But when reminiscing about her childhood farm in Michigan, the 92-year-old had perfect clarity.

“I instantly pictured in my head what this memory might have looked like for her,” says Irvine. “And I thought — a painting! So, I reached out to our volunteer department, and they found an amazing Hospice of the Valley volunteer to preserve this special memory on canvas.”

During a recent visit with her Hospice of the Valley nurse, Emily Irvine, she shared in vivid detail a family hardship from long ago. One summer when she was just a young girl, her father and brother were seriously injured in a car accident and unable to harvest their fields of ripened crops. Suddenly, Warsco and her mother heard a distant rumble, growing ever louder. They raced to the front porch to discover a long line of tractors slowly making their way toward them. “I had never seen so many tractors in my whole life,” Warsco recalls.

The eager artist was Mandy Richards, a Scottsdale resident who loves volunteering her time to visit patients and families. “I was so excited and couldn’t wait to get started!” she exclaims. “One of my favorite things about art is how it evokes a feeling. I was honored to create a way for Mary to visualize this touching memory.”

The artwork was framed with a descriptive label on the back so future generations would know the story behind it. When Emily and Mandy went to Mary’s Peoria home to present the painting, they saw her eyes light up… and then shine with tears of remembrance. To everyone’s delight, she immediately began telling the story again, this time holding Richards' precious painting tightly in her arms.

Mandy’s painting depicts the kindness of neighbors on their way to Mary’s family farm to save their summer crops.

“It felt almost sacred,” Irvine reflects. “Mary had lost so much of her memory, but she still had that one. These are the moments that make life and work very rewarding.”

“No One Will Save You” A young woman's home is invaded by extraterrestrials.

When a genre film addresses trauma while staying true to its genre elements, it's a treat, and “No One Will Save You” accomplishes this. For 90 minutes, it lives up to the phrase "all killer, no filler" with an active series of escalating set pieces and tension. In a movie with almost no dialogue, Kaitlyn Denver and director/ writer Brian Duffield do an impressive job of letting the actions speak for themselves while depicting the isolation our character feels. The big reveal is slightly half-baked and causes an odd ending, but not in a way that ruins the movie.

Combine this with some stellar creature effects, and you have a solid, exciting, and even scary creature feature.

IN THEATERS “The Creator” A soldier in the near future becomes the unintentional protector of a robot girl who is more powerful than it seems.

“The Creator” is unfortunately a victim of bad timing given the current debate around AI, and it risks having its message being misinterpreted. Fundamentally, Gareth Edwards uses it as a metaphor for U.S. militarization in events such as the Vietnam War, and how it executes that will be up to the beholder, though I found it enthralling. Much of that is thanks to Edwards' direction, which brings a combination of technology and natural beauty to its world, and the lead performances of John David Washington (with his dry charisma bringing heart to the character of Joshua) and newcomer Madeline Yuna Voyles (incredibly gifted at delivering a balance between emotional and robotic). I also greatly appreciate the tone of the film.

It manages to stay true to its general message and idea without falling apart, though at times the imagery can risk coming off as exploitative or empty. It also mostly underuses its supporting cast, aside from Ken Watanabe's stellar work.

Ultimately, “The Creator” still comes through as a breath of fresh air in the modern blockbuster sphere that shows what director Edwards is capable of.

two, with more emphasis on gratuitous gore. However, the newest installment is just dull without any real shocking nature to it. None of the five shorts have anything to say about the 1980s or the sort of fetishization the decade has received in recent years. Nothing about the shorts makes them particularly '80s, aside from the aesthetic choices in the overarching story. This movie could be set in any decade, and it would change little. As stated before, this isn't exactly a scary movie but instead just bores, which is the worst thing you can do in this genre. Not one of the ideas is given the time to explore; it just shows up and then is done with. By the end of the movie, you just feel like you wasted time.

Each character is complex, with the actors delivering stellar performances to match each character's different shades of gray, namely in Jason Clarke and the late Lance Reddick's work, which commands your attention. All the while, Friedkin knows how to shoot and edit to ensure their performances have maximum impact. It's a film that demands your attention and will keep you engaged throughout. It's one last gift from a master of filmmaking.
