Local Artist Kicks of Nationwide Mural Tour at Desert Ridge Marketplace ARIZONAN MURALIST KAYLA NEWNAM HAS A DREAM TO PAINT A MURAL IN ALL 50 STATES, AND RECENTLY, THAT DREAM GOT ITS OFFICIAL START AT DESERT RIDGE MARKETPLACE. Newnam just completed her travel-themed mural in The District, near Barnes & Noble. The colorful masterpiece features swirling tones of red, purple and blue, hot air balloons, wanderlust license plates, and desert landscape. She is currently booking in the Southwest and hopes to be done with 10 states by the end of the year, with the goal to finish all 50 states by 2024. She plans to travel the country in a renovated camper that she also painted herself. “I’ve had many inspirations for starting this project,” she says. “Initially, I just wanted a trailer to renovate because I love traveling and seeing all of the beautiful places in Arizona. I find a lot of artistic inspiration when I’m camping in different 4 • August 2021 • NORTH TATUM TIMES
environments and meeting artists outside of my bubble. After I began renovating and painting the camper, the idea evolved into a dream to paint professionally in each state.” Newnam grew up in a creative household and her parents encouraged her and her siblings to explore all their interests and passions. Art-making was the interest that
she stayed consistent with throughout her life, eventually taking her to the Pratt Institute of Art & Design in Brooklyn, New York for painting. The goal for the mural tour is to connect different communities in a creative way. To Newnam, public art is extremely important because it is meant for everyone, and not confined to a gallery. It gives people a very direct way to connect to the art world and to their own community. She feels that walking into an art gallery can be intimidating, but walking down a mural-filled street shouldn’t be. “The last few years, people have been quite divided on most fronts,” Newnam says. “My hope for this project is that people from all walks of life will come together and say, ‘Hey that’s cool!’ when looking at a mural in a public space and
can begin to relate to each other in a more positive way.” Join her on her journey across the country by following her Instagram @ KaylaNewnam and use the hashtag #OutThereMurals. Be sure to check out her mural at Desert Ridge Marketplace, snap a photo and tag the center on Instagram @desertridge, or use #desertridgemarketplace. myhyperlocalnews.com
City News Drought Pipeline Project Combats Potential Shortages of Reliable Water By Jenna-Lee Neff Image Courtesy of the City of Phoenix FOR THE FIRST TIME EVER, IT IS EXPECTED THAT THIS SUMMER THE FEDERAL GOVERNMENT WILL DECLARE A WATER SHORTAGE ON THE COLORADO RIVER. This will hit close to home for more than 400,000 residents in North Phoenix who rely on Colorado River water. But the City of Phoenix has been working on relief for this eventuality since 2017, when it began planning the $280 million drought pipeline project. “The drought pipeline project is essential to the economic health and vitality of Phoenix,” the city of Phoenix website reads. “This project will ensure all residents have access to safe, reliable, clean drinking water during future times of shortage on the Colorado River.” According to the city, the updates to existing infrastructure and the install of new infrastructure will allow more flexibility in moving Salt River and Verde River water supplies to areas of the city impacted by Colorado River water shortages. The drought pipeline project consists of four smaller projects taking place at separate locations from North 32nd Street to North 35th Avenue from east to west, and West Deer Valley Road to Bethany Home Road from north to south. Project 1 takes place in the Phoenix Mountain Preserve and nearby neighborhoods with the installation of a 66-inch pipeline and the rehabilitation and replacement of a 48-inch pipeline, the later of which has been completed. Construction began in March 2020.
Project 2 includes the installation of a 66inch transmission main along 32nd Street and the installation of a large booster pump station just south of Bell Road at 31st Street. Phase one of this project began in November 2020, while phase two is anticipated to begin later this summer. Project 3 includes the installation of a 42inch transmission main along North 35th Avenue and the installation of a new valve. The valve portion of the project began in March 2021, with construction of the transmission main beginning in 2022. Project 4 includes the installation of a new booster pump station and a section of pipeline that will make the station functional. Construction on the fourth project began last month. Aside from 12 miles of new pipelines, the project also includes the installation of two additional water booster pump stations not mentioned above. The purpose of the pump stations is to carry the water through the new and refurbished systems. Other improvements included in the project are pressure-reducing valve stations to regulate and maintain safe water pressure and provide more efficient water distribution. The expected completion for the project is 2023. City News Bam Kazam Opens at Talking Stick Entertainment District BAM KAZAM IS THE NEWEST FORM OF INTERACTIVE ENTERTAINMENT FROM THE FOUNDER OF ESCAPE THE ROOM. Just opened in the Talking Stick Entertainment District within the Salt River PimaMaricopa Indian Community (SRPMIC), this first-of-its-kind experience is housed within a massive 20,000 square-foot complex. Each of the 18 room-sized games and puzzles will put players’ physical and mental skills to the ultimate test. Guests are free to run wild around the complex and discover what new adventure awaits behind each door. Every room is a game, every game is an adventure, and every adventure is unique. If you’ve ever wanted to be on a game show, you can
do that; if you’ve ever wanted to explore a haunted mansion, you can do that too. In one room you and your friends might be ledge-climbing cat burglars keen to boost a priceless painting. In another you might find yourself scaling the precarious twostory fuselage of a tropical plane crash. “Each room is like a blockbuster movie where you get to be the hero. If you’ve ever dreamed about exploring an ancient temple teeming with booby traps, you’re going to love this place,” says Bam Kazam founder Victor Blake. Led by the founder of the largest escape room company in the U.S., Bam Kazam was a multi-million dollar investment, built by a seasoned team of scenic design-
ers, theme park engineers, artists, and composers. These ingeniously designed challenges are exotic, entertaining, sometimes frightening, and often confounding environments that players must persevere to truly master.
Bam Kazam ticket prices start at $32 for a two-hour session. Attendees must be 14 and older to play without an adult. Recommended for groups of three to five. For more information, visit discoversaltriver. com/bam-kazam.

City News Abrazo Cave Creek Hospital Opens Near Carefree Highway and Cave Creek Road ABRAZO CAVE CREEK HOSPITAL, THE FIRST HOSPITAL IN THE TOWN OF CAVE CREEK, JUST OPENED ITS DOORS. The hospital offers a 13-bed emergency department, an operating room, and eight inpatient rooms located near the intersection of Carefree Highway and Cave Creek Road at 5227 E. Carefree Highway. The single-story neighborhood hospital will provide medical care beyond what’s available at an urgent care or freestanding emergency center, according to Administrative Director Sarah Bird, RN. “Abrazo Cave Creek Hospital is in an ideal location for ease of access and was planned with an emphasis on quality medical care and efficiency,” says Bird. “We are able to provide a higher level of care than an urgent care and shorter ER wait times. Our general surgery capability means if you come to the ER with gall bladder symptoms or appendicitis, for example, you won’t need to be transferred elsewhere. We will have 24/7 emergency and general surgery coverage.” The diversity of the Cave Creek community means the hospital is prepared to serve patients of all ages. “We’ve been developing strong relationships with local EMS providers and will be proud to serve the community side-by-side with our EMS crews,” Bird says. “Patients with abdominal pain, sprains and broken bones, lacerations, pneu-
monia and flu are typical of the types of conditions we expect to see in the emergency department,” says Dr. Sarah Beckett, medical director of Emergency Services at Abrazo Cave Creek Hospital. “As an emergency medicine physician, it is an honor to be involved with this new hospital. The Town of Cave Creek and its residents will surely benefit from having medical care nearby. Minutes matter in an emergency, and our emergency department will accommodate all ages. We will strive to keep ER wait times short, and to provide safe, high quality care. It’s about providing the right care in the right place,” says Dr. Beckett. At approximately 35,000 square feet, Abrazo Cave Creek Hospital is smaller in scale than a typical general hospital, but still offers surgical services, a full emergency department, inpatient rooms, ultrasound, x-ray and CT scan, laboratory, pharmacy, and other services, explains Bird. “Many of our leaders and team members have dedicated a significant part of the last year making Abrazo Cave Creek Hospital a reality,” says Naman Mahajan, CEO of Abrazo Cave Creek Hospital and Abrazo Scottsdale Campus. “I could not be prouder of the team who over the course of the last month has worked diligently around the clock to ensure a successful opening.” Learn more at abrazohealth.com.
Five Money Myths to Ignore Renee A. Hanson, CFP®, ChFC®, CEP®, CDFA™, CFS®, BFA®, APMA®
W
hen it comes to personal finance, what works for one person doesn’t necessarily work for another. That’s why money misconceptions can be so dangerous. Here are four common money myths you may have heard – and perhaps even believe – that need to be put to rest. MYTH #1: ALL DEBT IS BAD REALITY: Few people could afford to buy a home, if they didn’t have a mortgage. You might not have gone to college without taking out a student loan. Instead of avoiding all debt, make sure you have a plan to pay it off by addressing high-interest loans first. MYTH #2: AVOID ALL CREDIT CARDS REALITY: Credit cards offer flexibility that cash and debit cards can’t. Most card companies offer zero liability for any fraudulent transactions, while most debit cards have little protections if you find the fraud after a certain date. Plus, you can earn extras through your credit card rewards, like airline miles for your retirement travel plans. Instead of nixing credit cards, plan to pay back the balance in full each month, avoiding the high interest charges.
investor’s chances are nearly microscopic. Meanwhile, you lose out on gains if your money sits on the sidelines while you seek the perfect moment to play. Stock markets are notoriously unpredictable in the short term and they should not drive investment strategy for most investors. MYTH #4: PAY OFF YOUR DEBT BEFORE SAVING FOR RETIREMENT REALITY: If the interest on your student loans is 3.5%, but the expected returns in the market are 5%, then consider adding funds to your retirement account, since you’re making more than the loan costs. You could lose out on opportunities, like the benefits of compound interest, if you’re only focused on debt repayment. MYTH #5: YOU DON’T NEED A FINANCIAL ADVISOR REALITY: Many believe that a financial advisor’s only job is to beat the market. To believe that would be to miss the main point of why it’s helpful to have a professional in your money corner. At its core, a financial advisor’s job is to keep you on track towards your financial goals. Whether it’s retirement planning, saving for college or meeting other goals, an advisor can help you determine how to approach some of life’s biggest financial decisions. Having a trusted advisor, you can feel more confident in your financial future.
Morningstar Investment Workbook: “Waiting or Market Timing” MYTH #3: YOU CAN TIME THE MARKET REALITY: There are many factors that influence day-to-day stock moves—the unpredictable news A. While benzene is not an ingredient in any of the sunscreen products, it was detected in some samples of the impacted aerosol sunscreen finished products. They are investigating the cause of this issue, which is limited to certain aerosol sunscreen products. The recalled sunscreen products are packaged in aerosol cans. Education A Message from Dr. Troy Bales, PVSchools’ New Superintendent
I
t is with great pleasure and optimism that I look forward to the fall semester serving PVSchools as superintendent. My vision is simple: focus our district on teaching and learning as measured by student achievement. To do that, we will rely on our common interest of ensuring that every student meets or exceeds their potential in PVSchools. We will also work to update our strategic plan to continue cultivating world-class thinkers over the next three to five years and beyond. Looking toward the upcoming school year, I want to communicate the following: PLANNING FOR MASKS OPTIONAL When school resumes this month, we plan to make masks optional. Dr. Lee and I stated this expectation in a letter to families earlier this summer, and it continues to be our plan based on the availability of vaccinations for students 12 years of age and older, recent CDC guidance with respect to removing the mask requirement for people who are fully vaccinated, and the existing data on COVID-19 in younger students, which indicates less severe illness and lower rates of transmission. We recognize that there are differing opinions about this plan and that is why we’ll continue to offer robust virtual learning options, as well as pay close attention to local, state, and federal health guidance. NO REQUIREMENT FOR COVID-19 VACCINATIONS We believe that it is our responsibility to give our community access and choice. We will continue to work with health partners to make vaccinations available for underserved communities through community-based pop-up clinics. Our goal is to return to as near normal, prepandemic teaching and learning environments as possible and partnerships like these help move us in that direction. NO PLAN TO ADOPT “CRITICAL RACE THEORY” OR THE “1619 PROJECT” The district has a long-standing process for open and transparent adoption of curriculum and curriculum resource materials. During the last year, we had a process to update curriculum resources for Performing Arts and K-8 Social Studies. These adoptions are for resource materials
only and support state standards, which have been consistent since 2018 (Social Studies) and 2015 (Performing Arts). For both of these resource material adoptions, a committee of teachers, administrators, and parents met throughout the year to review the materials and recommend those that provide effective teaching and learning opportunities aligned with our state standards. Hard copy materials were made available for public viewing and online materials, including video introductions, were available on our website during the committee process. As with all previous adoption processes, we also sought input from the community. OUR CONTINUED COMMITMENT PVSchools remains committed to developing relationships that support social, emotional, and academic needs; removing barriers so that all students can participate and experience success in high-quality programs; and ensuring equity for all students. These commitments continue to make PVSchools a safe and positive learning environment for all. The Paradise in PVSchools is our shared commitment to student success in a respectful, healthy environment. I look forward to serving PVSchools and doing my part to continue ensuring student success. myhyperlocalnews.com
Education Welcome to a New School Year From The CCUSD Superintendent By Dr. Cort Monroe, CCUSD Superintendent
W
e are looking forward to a great school year in the Cave Creek Unified School District (CCUSD), where we are returning to a better normal, and our team is committed to serving our students and families. We should all be proud of the great academic and extracurricular accomplishments occurring throughout the district, especially as we navigated a challenging COVID-19 pandemic during this past school year and continue to work diligently on behalf of the well being of our students and staff moving forward. I am proud to work with a Governing Board, staff, and families that opened schools to in-person learning in September 2020 and kept schools open safely throughout the year, meeting the educational needs of our community. The Cave Creek Unified School District is an elite unified preschool through 12th grade district because of the great people who work together to improve student learning. Each of us plays an important role in helping young people maximize their potential and prepare them for successful and happy lives after high school and into their future.
This school year will bring a lot of exciting opportunities and challenges in our district. There is a bond for voters to decide in November that could improve and upgrade our technology tools, facilities, classroom furniture, security measures, transportation and athletic facilities. This school year we will work together to reimagine our strategic goals, priorities, mission and vision to better meet the needs of the families and our community. In addition, we will engage in a project called the “Effectiveness Project” where we will strive to improve and support our employee effectiveness through a research-based evaluation system tailored to the needs of CCUSD. Finally, we will continue to nurture and build relationships of trust between individuals and groups both inside and outside of the organization as we continue to improve what we do for students each day.
Ages 3-12 in our Our united goal is to inspire excellence students and help them to become independent, contributing and engaged members of our society. Here is to a great 2020-2021 school year! We are one team.

outh sports are a rite of passage for most kids, but finding the right one for your child can be tough. One of the most popular team sports for kids is soccer. Whether for recreational purposes or the more serious players looking for a club team, there are a variety of options. In the North Valley, one of the options for families is to team up with the experienced soccer enthusiasts at Thunderbird FC. Thunderbird FC is a family-run youth soccer club that offers both recreational and club soccer programs for boys and girls ages 6 to 14.

organization, one of the other important aspects of the game is socialization – something many kids have gone without for the last year or so,” he adds. “Humans are a social species. With these types of social interactions being limited due to the pandemic, we are providing kids an opportunity to socialize outside of school, as well as learn useful life skills such as teamwork, communication and trust.”
Thunderbird FC offers several program options. They have Little T-Birds program for kids 4 to 6 years old. Their recreational leagues are for players 7-14 years old; they run six weeks long and include one practice and one game per week. They also offer competitive club programs for more advanced players. The teams play a 7.5 month-long season with two practices and games each weekend. Those teams also go up to age 14. The soccer organization runs as a nonprofit, offering a positive and nurturing soccer environment to youth. They strive to keep costs as low as possible to allow more families to participate in these types of sporting activities.

Club President Colin Zaccagnio says the creation of the league comes from a long line of soccer enthusiasts. “We are a passionate soccer family that is from the Valley. My dad has been coaching youth soccer in the Valley for almost 20 years. I played soccer at Brophy College Preparatory and the University of Redlands, and my sister played for both Xavier College Preparatory and Northern Arizona University. My mom is always one of the friendly faces you see at the check-in tables—it is truly a family affair!” “As for the club, our coaches focus on three specific areas: player safety, development, and of course, fun. SOME TOP TOOTH FAIRY FACTS FOR FAMILY FUN By Alison Bailin Batz
D
id you know that August 22 marks National Tooth Fairy Day? This special day is a great way to start a discussion about oral health with kids and have a little fun at the same time. By celebrating a lost tooth, parents can reinforce the importance of good oral health in a fun and engaging way. Here in the United States, the Tooth Fairy is best known for collecting a child’s tooth or teeth from under his or her pillow, replacing the tooth with money. How much money these days, you ask? According to a new survey from Delta Dental of Arizona, the Tooth Fairy is getting more and more generous! Findings from Delta Dental’s Original Tooth Fairy Poll show that the Tooth Fairy’s
average cash gift reached its highest point in the 23-year history of the poll for a total of $4.70 per tooth. Here in the West, the Tooth Fairy upped her giving by nearly $2 over the last 12 months, leaving an average of $5.54 for a lost tooth.
Other U.S. Tooth Fairy Facts: • The Tooth Fairy visits 78% of the nation’s homes with children ages 6-12. • Around half of parents welcome the Tooth Fairy into their homes to give their child something to be excited about (53%) and to celebrate something fun (48%). • Almost half of children (49%) are receiving at least $5 for each tooth they lose. • The value of a first tooth is $5.87 on average—over a dollar more than what a typical tooth receives.
• Over one in four parents (28%) say the Tooth Fairy was one of their child’s favorite surprises during the pandemic. The Tooth Fairy isn’t celebrated in the same way everywhere, however. Here is a look at some of the ways lost teeth are celebrated in other countries, which makes for a great conversation about different cultures with kids: • In Argentina and Sweden, boys and girls leave the baby teeth they lose in a glass of water by their bedside. While they sleep at night, Magical Mouse visits to get a sip of water and trade the tooth for a few coins. • Many children in Europe celebrate much like American kids by leaving a tooth under their pillow for overnight collection. However, you won’t find the Tooth Fairy there – her brownie and elf friends have taken up the task. • Filipino children may be some of the only children in the world who look forward to a visit from a rat! In the Philippines, Tooth Rat asks that kids leave baby teeth on windowsills so he can pick them up and move on quickly to the next house. • In Colombia and South Africa, another little mouse performs duties similar to the Tooth Fairy. Children may leave their baby teeth under their pillows or deposit them in slippers. • Baby teeth make lovely gifts in Chile and Costa Rica, where mothers craft charms out of the pearly white beauties and give them back to the children. It may sound a little odd, but people have been making and wearing enamel jewelry for centuries! We all know that the Tooth Fairy is one of the most powerful tools parents and caregivers can use to teach children about oral health. Families may want to use Tooth Fairy Day to reinforce these lessons as well as open lines of communication about responsible saving – perhaps the money from each lost tooth could be saved and tallied up once all baby teeth have fallen out and used for something special – and how different cultures have special traditions as well.

CREDIT ALL BETTER
A local company helps you build better credit for a better future
A
n Experian study indicates that as many as thirty percent, or more, of Americans have bad or poor credit. In addition to that startling figure, 39 percent of Americans don’t have enough money on hand to cover a $400 emergency expense, according to the Federal Reserve. A poor credit score—which is often the result of a few mistakes or life circumstances that may be out of your control—can impact many facets of your life. From qualifying for a place to live, to a vehicle to drive, or rates on educational loans for ourselves or our children, most of our major purchases are impacted by our credit scores. Luckily, local company Credit All Better specializes in helping Valley residents to improve their credit scores and their futures. “We [Credit All Better staff members] have many years of experience in evaluating credit and guiding consumers to assert their legal rights,” explains John Thomas, the company’s owner. “We do it every day! honesty and dependability; virtues which most people seem to have forgotten. Credit repair firms cannot do anything that you couldn’t do yourself, but we can help you to achieve results in a fraction of the time without making costly errors.” HOW TO GET STARTED It all begins with a free consultation and credit analysis, Thomas says. During this consultation, Credit All Better helps the client to pull all three credit scores and reviews them in detail. What makes Credit All Better stand out from the rest of the credit repair agencies? Thomas shares his thoughts: “We are locally owned and operated, which I think makes a difference when selecting a credit repair company to help you improve your credit score. In addition, we will tell you the truth: for example, it’s not always the best policy to dispute everything on your credit score. And not everyone is a good fit for our services—we are always honest if a potential
client isn’t a candidate for our company. Honesty first is the best policy.” HOW DO THEY HELP FIX CREDIT? Thomas says that Credit All Better helps its clients to improve their credit scores through a multifaceted approach: • Their team of experts will dispute any issues or inaccuracies negatively impacting a client’s credit. • They provide credit counseling to help clients gain a better understanding of how credit works. • And they help clients to learn better habits so past mistakes aren’t repeated once the credit is improved. “I made a lot of mistakes when I was young,” says one Credit All Better client. “Helping me to fix those mistakes has saved me hundreds of dollars each month.” “Our experts will work with the credit bureaus and your creditors to challenge the negative report items that affect your credit score,” Thomas explains about myhyperlocalnews.com
the process. “Clients also have easy access to their account 24/7 for live status updates on improvements on your credit reports and scores. And, we’ll maximize your score so you can achieve your goals and learn how to maintain your awesome credit long after our work is done.”
Thomas shares more about their fee structure: • Fees are as low as $59 a month. • There is no hourly fee. • They charge less than you would pay for a few hours with an attorney. • They do not stick you with hidden fees. • The initial consultation is free.
THE CREDIT ALL BETTER DIFFERENCE Thomas shares that there are many perks that clients can expect when working with Credit All Better: • They offer a 100% money back guarantee. • Their team is highly experienced in consumer, business, and mortgage credit. • They will be intimately involved with your credit repair experience.
“Our service is no money down, no money for the first 30 days, then as low as $59 a month,” Thomas says. “Clients can cancel at any time! And, if they cancel, it means we did our job and helped them to fix their credit and build better habits, so they no longer need our services.”
“Credit education and correction is legal, and the law is on your side,” he says. “We help and guide you from start to finish and we prepare all of the documentation for the various credit agencies.” Another thing that makes Credit All Better different from its competition is its easy-to-understand low fees. “Our fees are reasonable and there are no long binding contracts,” Thomas says. “We help you to work with your files until it is done.”
“If you have a better credit score you could potentially have a better interest rate,” Thomas explains. “Just an increase of 20 point in your credit score can mean a difference of tens of thousands of dollars in interest saved on an average priced home and hundreds of dollars of interest saved on car payments and credit cards. We have a proven track record of helping clients to raise credit scores quickly and effectively to give them better purchasing power.” To learn more about Credit All Better, visit creditallbetter.com where you can fill out a form requesting a free consultation.
WHAT IS A CREDIT SCORE?
Whether you become a Credit All Better client or not, it’s important for everyone to know the basics on credit scores. “A credit score is a number generated by a mathematical formula that is meant to predict credit worthiness,” according to the experts at Credit All Better. “Credit scores range from 300-850. The higher your score is, the more likely you are to get a loan. The lower your score is, the less likely you are to get a loan. If you have a low credit score and you do manage to get approved for credit, then your interest rate will be much higher than someone who had a good credit score and borrowed money. Therefore, having a high credit score can save many thousands of dollars over the life of your mortgage, auto loan, or credit card.”

APS Deadline Approaching, Homeowners Must Act Now
omeowners must sign up for solar and have an APS Solar Reservation approved by APS by end of day September 30 in order to receive and be grandfathered in to the current cash price for solar system production exported to the grid. Homeowners who go solar after the September 30th deadline will receive a substantially lower cash credit.
A typical rooftop solar system produces a large surplus of power in the Arizona spring months when we have abundant sunshine but little or no need for air conditioning. This power is sold to APS at the price set by the ACC and the cash credit is added to the customer’s account. For systems that are designed to produce the same power per year as the homeowner consumes per year (1:1 ratio), the homeowner will sell 50% to 60% of their solar production back to APS, which creates a cash credit that will be used to pay APS for the additional kWh’s needed in the summer months when the system is producing a deficit amount of the power needed. This ends up being thousands of kWhs sold every year and so the price per unit is very important. The less homeowners get paid from APS, the less cash credit their spring production will generate and the more the homeowner will have to come out of pocket to cover the summer bills. With the exception of 2020 when the ACC voted to postpone the price drop to October 2021 due to the pandemic, the price APS pays the customer for their credits has been dropping yearly since 2017 when the ACC approved ending Net Metering and replacing it with a form of Net Billing, known as RCP. Prior to 2017, customers who installed solar were grandfathered into Net Metering, which provided homeowners a 1:1 kWh credit, which meant they are getting full price for their production as compared to what they were being charged. A system designed to
GO SOLAR
produce 100% of the customer’s usage would leave them with a $20 remaining bill for APS fees and other taxes. Since September 2017, homeowners have been getting grandfathered into the RCP program and their credit is based on the price that APS is required to pay in the year that they sign up. In 2017/18 that price was 12.9 cents. In 2018/19 it was lowered to 11.6 cents and then dropped again in 2019/20 to 10.45 cents where it is today and will be until September 30. At the current buyback rate a homeowner that has a 1:1 or 100% usage to production design will experience a $40 to $80 average remaining APS bill depending on system size. This has increased from the $20 per month under Net Metering and will increase again for customers that go solar after September 30. The good news about RCP is that, unlike Net Metering, homeowners can reduce their annual APS net bill to $0 per year by increasing the number of panels to produce enough additional cash to cover the APS differential in prices, fees and other taxes. Once the buyback rate drops in October it will take more panels to get the net to zero. There is very little, but enough time left, to get a solar system custom designed for your home and have the APS reservation submitted and approved before the deadline. Contact Sunsolar Solutions today at 623-562-9009 to have the design prepared for your home free of charge. Michael O’Donnell is a partner and Vice President of Sales for SunSolar Solutions, a local Arizona solar sales and installation licensed contractor.

Real Estate
The Local Real Estate Market: Where Are We Today? Selling Season Is Here By Holly Henbest, Realtor
L
ack of supply has been the key cause for pricing inflation over the last year, but our supply is slowly starting to increase. Construction of new homes has been falling short of our increase in population since 2010. Although building is increasing, we are trying to catch up from 11 years of shortfall. In 2020 alone, our population grew by 106,008 residents and 31,792 homes were built. That would be pretty good, except that doesn’t make up enough for the short fall over the previous 10 years. Here are the statistics from The Cromford Report for Maricopa County in June 2021 for condo/townhouse and single-family home properties: • Total units closed were 12,220, which is up 19% from June 2020. • Newly built units closed were 1,661, up 2% while re-sale units were 10,559, up 23%. • The monthly median sales price was $400,000, which is up 24.2% from June 2020. • The new build median was $407,047, which is up only 9.3% from June 2020. • The re-sale median was $400,000, which is up 28.2% from June 2020. There are no crystal balls to predict the future, but we can project (based on current data) that pricing will continue to increase, but at a much slower rate than we’ve seen in the last six months. We also project inventory to increase, not only because of increased building, but because sellers who weren’t comfortable having people in their home or moving during the height of the pandemic are now tired of waiting and ready to
make a move. There is some pent up inventory that is starting to come through due to people being vaccinated and ready to move on with their life plans. In the last issue I wrote that I suspected the market to cool in July and that is exactly what we are seeing. The combination of buyer fatigue, increased travel, and our temperatures have cooled the buyer market. We typically see a seasonal drop of sales during our warmer months, so this is not abnormal, but rather totally normal.

THE TWO QUESTIONS I’M MOST FREQUENTLY ASKED: 1. Is the frenzy over? A frenzy is now more dependent on the location and supply in an individual neighborhood and how the home is priced. If there are five similar homes for sale, then there isn’t likely to be a frenzy. If there is one home listed for sale, there could be a frenzy. 2. Are prices going down? No, they’re not. The projections all indicate that pricing will continue to increase, but at a much slower rate than we’ve seen for the last six months. Do you have questions about buying or selling? Estate Planning: Who Needs It? By Libby Banks, The Law Office of Libby Banks, PLLC
M
any people think estate planning does not apply to them because they “don’t have an estate to plan.” But the dictionary says an estate is “all of the things that a person owns.” We all have an estate. For many of us, it includes our home, our IRA, our bank account, vehicles, and maybe even stock or brokerage accounts. For a young couple with minor children, the biggest asset to plan for may be a life insurance policy. ESTATE PLANNING IS MORE THAN DISTRIBUTING WHAT YOU OWN AT YOUR DEATH A good portion of estate planning is planning for the distribution of property at death. But you also need a plan in case you become incapacitated. Who will manage your assets and your financial affairs if you can’t? Who will make decisions about your healthcare? With proper planning, you decide that ahead of time, and assure that the right person can quickly take charge and see that you and your finances are taken care of while you are out of commission. The Durable General Power of Attorney for finances is a key document in any plan. In truth, every adult 18 or over should execute one and appoint an agent who could handle any financial

or legal matters during incapacity. You may be thinking, “Even my 18-yearold child?” Yes, because now that child of yours is an adult and you don’t automatically get to handle legal matters for them any longer. For instance, even if you paid their tuition at college, they are the ones who will have to request a refund of the tuition if needed. If they are incapacitated for a time and not able to return to school, you won’t get that money back right away – unless you’re the agent under a durable power of attorney.

This applies to you, of course. FOUND:RE Phoenix Hotel: AN ART LOVER’S PARADISE IN MIDTOWN Local arts and culture makes for an unforgettable stay
By Molly Cerreta Smith Photos Courtesy of FOUND:RE Phoenix Hotel
S
ituated along Central Avenue and Portland Street in Phoenix, FOUND:RE Phoenix Hotel is an intimate boutique 104-room hotel that welcomes those seeking art, culture, activities, nightlife, and an eclectic food and beverage scene all rolled into one. There’s almost always something to see, do or experience at the FOUND:RE, and this month is no exception. As much an art gallery as it is a hotel, FOUND:RE Phoenix Hotel been dedicated to supporting the local arts community since its inception and many local artists’ works are represented throughout the property. Recently, the hotel expanded to include its own freestanding art gallery, FOUND:RE Contemporary. The gallery and the hotel often host art exhibitions in conjunction with one another, encouraging art enthusiasts to check out the impressive artistic talent within the Phoenix area in a wide range of mediums. Currently, “XSCAPE: Landscapes, Cityscapes and Mindscapes,” with support provided by Artlink Inc., is on display, presenting the work of 64 Arizona artists and showcasing their talents through a variety of landscape motifs, both realistic and imagined. Presented as part of FOUND:RE Contemporary’s regular schedule of rotating exhibitions organized by Audrey Galat, arts and culture
curator for Phoenix FOUND:RE Hotel and FOUND:RE Contemporary, the exhibition encompasses the entire ground floor of the FOUND:RE Phoenix Hotel so it can be viewed anytime. Galat also offers private tours for those that prefer a more in-depth viewing experience. This month, the FOUND:RE’s Passport Series — monthly events dedicated to “transporting” guests to different global destinations — continues with a “trip” to Finland. On Saturday, August 14 from 6-10 p.m., guests will experience the culture of the “Happiest Country in the World” through cuisine, cocktails, entertainment, and more. Another popular monthly event at FOUND:RE — “Guide to Wine and Tasting Class” — takes place within the hotel’s signature restaurant, Match Market & Bar. On Wednesday, August 11 at 7 p.m., Philip Nelson of Quench Fine Wines leads guests through tastings of varietals from South America (particularly Argentina and Chile) while explaining each sip. Guests can enjoy light bites and 15 percent off bottles of the highlighted wines during the event. At Phoenix FOUND:RE Hotel, guests can experience a room that’s as vibrant and sophisticated, yet warmly welcoming, as Downtown Phoenix itself. Urban industrial design meets human touches like comfy mattresses, high thread count sheets, and lush towels—everything guests need for an unforgettable stay. Guests will also enjoy stunning city views from floor-to-ceiling windows.
FOUND:RE is located at 1100 N. Central Avenue in Phoenix. FOUND:RE is offering its “RE:FRESH Summer Room Package” for locals and visitors alike to experience a one-of-a-kind vacation or staycation. Starting at just $179, plus tax, the package includes a “re:markable” room, $25 food and beverage credit per stay, and poolside swag per stay (including essentials like sunglasses, sunblock, and a pool floatie). This summer staycation package is available for booking through Thursday, September 2. For more, visit foundrehotels.com. 26 • August 2021 • NORTH TATUM TIMES

MOVIE REVIEWS Black Widow
to Florence Pugh’s performance. Florence is a standout who brings an energy and personality that differs her from Natasha and, in this case, clearly outshines her. I cannot say the same for the characters of Red Guardian and Melina, though the actors are certainly trying, it is just not enough. It’s a film that feels like it’s trying to be a more classic thriller film but is unfortunately held back by the expectations and similarities of prior MCU films.
say it all. Ahmir Khalib Thompson, better known as Questlove, shines in his directorial debut. The mixing of archival footage of the festival, news of events at the time (notably the moon landing), and interviews is beautiful. It gives you a coherent and thorough view of what those living at the time felt, and how the festival complemented it. F9: The Fast Saga
Summer Of Soul (....or, When the Revolution Could Not Be Televised)
Gunpowder Milkshake A hitwoman must reunite with her estranged mother after a job goes horribly wrong. Gunpowder Milkshake really wants to be a stylish, Tarantinoesque action film with quirky characters and old school homages. Unfortunately, underneath all that style lies little substance. A brilliant cast is wasted on paper thin characters, a generic story, and action that’s been done to death before. There’s only so many times you can do neon-soaked long takes before the novelty wears off. There’s also no actual exploration of the passing of generational scars and violence that it introduces. What a disappointment.
AUGUST RELEASES August 6: The Suicide Squad Annette A prequel set after the events of Civil War, where Natasha Romanoff faces her origins and past demons to shape a better future for her loved ones. There’s really not much to say if you’re familiar with the MCU (Marvel Comics Universe) at this point. Though some interesting ideas are present (namely the Red Room’s parallels with human trafficking) and Cate Shortland shows some great action directing skills, Black Widow is a very underwhelming film. It is mostly brought down by its mediocre script, which continues Marvel’s commitment to bathos while not really going into the themes it presents. Add Scarlett Johannson’s clearly disinterested performance, like she’s ready to be done with this series, and you bring her time as the Black Widow to a two-plus hour death. On the upside, Yelena Belova is actually quite likable, but I attribute that mostly 28 • August 2021 • NORTH TATUM TIMES

A documentary about the overlooked Harlem Culture Festival of 1969. This includes never before seen footage of the event. Few films from 2021 have had moments that brought out my emotions like the scenes in Summer of Soul. We see the performers and festival goers relive their memories through past and newly found footage of the actual event. The emotions portrayed through their reactions
The return of Dominic Toretto and his crew as his long lost brother resurfaces with an old enemy. F9 has a sincerity missing from some of the more recent Fast films. It knows it’s over the top, but like the best entries in the series, it commits to it, playing it with an authenticity that the actors go with. John Cena is perfect for this series, as his energy makes his character interesting and surprisingly nuanced. Justin Lin reminds everyone how he’s still one of the best big budget filmmakers working today, giving a coherent and exciting vibe to the action. The remaining cast is still a lot of fun, especially Michelle Rodriguez.

AFFORDABLE FULL BODY TREATMENTS: Save time AND money! All areas of the body are included in each session, so there’s no need to compromise on which area you would like to target! We offer one low price per treatment, so you never have to pay separately for each area of the body, face or neck. We do require a series of treatments for optimal results, but don’t worry-even our biggest plans are more affordable than other leading body contouring services.
