FIRE BAN IN DESERT PARKS AND PRESERVES BEGINS MAY 1
The Phoenix Parks and Recreation Department’s annual ban of open fires in the city’s desert parks and mountain preserves started Wednesday, May 1. The Maricopa County Parks and Recreation Department’s annual fire ban went into effect the same day.
In consultation with the Phoenix Fire Department, smoking and charcoal fires are included in the ban due to the extreme fire danger that the combination of low humidity, increased temperatures, excessive dry vegetation, and frequent high winds create each spring.
The ban applies to Camelback Mountain, Deem Hills Recreation Area, Lookout Mountain, Papago Park, Phoenix Mountains Park, and Recreation Area, Phoenix Mountains Preserve, Phoenix Sonoran Preserve, North Mountain Park, Rio Salado Habitat Restoration Area, and South Mountain Park/Preserve. The ban does not apply to the City’s flatland parks.
For those using the city’s desert parks and preserve land, the fire ban stipulates the following:
• Open wood and charcoal fires are prohibited
• Propane or gas grills may be used, but only in established picnic areas
The following activities continue to be prohibited year-round:
• Smoking outside enclosed vehicles
• Fireworks

FBI Phoenix Highlights Alarming Rise in “Phantom Hacker” Scam
Targeting
Arizonans
THE FBI’S PHOENIX DIVISION IS ALERTING THE PUBLIC TO AN INCREASINGLY PREVALENT SCAM, DUBBED THE “PHANTOM HACKER” SCAM, THAT HAS ALREADY CAUSED SEVERAL ARIZONANS, PARTICULARLY THE ELDERLY, TO LOSE THEIR LIFE SAVINGS. This sophisticated fraud involves tricking victims into believing that their bank accounts have been compromised by foreign hackers.
The scam unfolds in three distinct stages, beginning with the victim receiving an unsolicited communication—often a pop-up message or an email—claiming to be from a tech support service. The message urges the victim to call a provided customer support number. Once contact is made, the person on the other end, posing as a tech support agent, instructs the victim to download a remote access program to supposedly rid their computer of viruses.
This access allows the scammer to conduct a fake virus scan and falsely claim that the victim’s computer is at imminent risk of being hacked. The scammer then uses this pretense to persuade the victim to log into their bank accounts under the guise of securing them, thereby obtaining information about where the victim’s funds are stored.
In the second phase, another scammer posing as a representative from the victim’s bank informs them that their accounts have been breached by a foreign hacker. The victims are then advised to transfer their funds into a “safe” thirdparty account to protect their savings. The method of transfer suggested usually involves wire transfers, cash, or cryptocur-
rencies, and the transfers are often directed to overseas accounts.
The third and final stage involves further manipulation where the scammer, pretending to be from a credible government agency like the Federal Reserve, contacts the victim to finalize the deceit. They may use fake official documents to alleviate any suspicions from the victim.
THE FBI HAS ISSUED ADVICE TO HELP THE PUBLIC PROTECT THEMSELVES FROM
FALLING VICTIM TO SUCH SCAMS:
• Avoid clicking on unsolicited pop-ups, links in text messages, and email attachments.
• Do not follow instructions to call phone numbers provided in unsolicited messages.
• Refrain from downloading software or allowing remote access to your computer at the request of an unknown individual.
• Be aware that the U.S. government will never ask for transfers via wire, cryptocurrency, or prepaid gift cards.
This scam is part of a broader trend of tech support scams that have cost victims across the nation more than $500 million since 2023. The FBI’s Internet Crime Complaint Center (IC3) is an available resource where victims can report these scams.
Timely reporting increases the chances of recovering lost funds and can help prevent further victimization. For those who suspect they might be a target of the “Phantom Hacker” scam or similar frauds, it is crucial to report the incident immediately to local law enforcement and the FBI via IC3 at ic3.gov.

Discover Mercantile, Phoenix’s Newest Destination for Sustainable Shopping
PHOENIX’S FASHION SCENE JUST GOT A SUSTAINABLE UPGRADE WITH THE OPENING OF DISCOVER MERCANTILE, A CURATED RESALE, THRIFT, AND GIFT STORE THAT COMBINES STYLE WITH ENVIRONMENTAL CONSCIOUSNESS. Located at 3241 E. Shea Blvd., Ste 7, this shop offers a treasure trove of pre-loved clothing, funky artwork, home décor items, and more, making it the go-to destination for ecofriendly shoppers.
Discover Mercantile is the brainchild of friends Heidi Koffman and Natasha Beal, who share a passion for thrifting and a commitment to sustainability. Their store showcases an eclectic mix of items, ranging from midrange to boutique clothing, with well-known brands like Anthropologie and Lululemon mixed in with no-name treasures. Shoppers can also find a range of vintage artwork and quirky gifts, such as reusable canvas bags and humorous stickers.
What sets Discover Mercantile apart is its strong focus on circular fashion. The founders believe that sustainability doesn’t have to compromise style. “We’re proving that secondhand items can be just as fabulous as new ones, and far more sustainable,” Beal says. The store updates its inventory weekly, ensuring that there is always something new to discover.
Discover Mercantile also operates a unique buyback program, encouraging customers to recycle their wardrobe. Shoppers can bring in their gently used items and receive store credit or cash in return, promoting a cycle of reuse that benefits both the consumer and the environment. Items that don’t fit the store’s current inventory are donated to local nonprofits, ensuring they still find use in the community.
For Koffman, the motivation behind opening Discover Mercantile runs deep. “Thrifting isn’t just a hobby, it’s a lifestyle. I grew up going to yard sales and estate
sales, finding those unique pieces that you can’t get anywhere else,” she explains. This passion is evident throughout the store, from the carefully selected items to the layout designed to make each visit an adventure.
The store held their grand opening April 18. Catering for the event was provided by Lovecraft, with swag bag items donated by local businesses including Shea Cheese, 32 Shea, and Black Rock Bouldering Gym, showing just how supportive the North 32nd community is.
Current business hours are Saturday and Sunday from 10 a.m. to 4 p.m. These hours are expected to be expanded soon to weekday hours.
Follow them on Instagram and Facebook @ discovermercantile to keep up with special pop-up sale days, where they will have special pricing and events. For more information, visit discovermercantile.com.

Local Girl Scouts Honored with Gold Awards
The Gold Award, the highest honor in Girl Scouting, has been awarded to 35 local girls this year from the Girl Scouts–Arizona Cactus-Pine Council (GSACPC). The prestigious Gold Award is presented to girls in grades nine to 12 who have utilized the skills acquired in Girl Scouts to showcase sustainable and measurable impact through problem-solving of relevant issues on a local or national level by completing a Gold Awardworthy project.
“Making an impact on our world is what being a Girl Scout is all about. Each Gold Award project is a journey that tells a story of a girl and the cause that is important to her,” says Mary Mitchell, co-CEO of GSACPC. “Gold Award Girl Scouts set the gold standard in our community, and GSACPC is proud to honor an astounding 35 awardees this year who are making lasting change.”
The 2024 Gold Award class represents a variety of service projects that target an array of relevant issues. Projects included establishing programs to improve mental and physical health, sustainability, and animal welfare, as well as addressing gender bias, lack of medical access, gaps in educational curriculum and more.
“Gold Awardees have long laid the groundwork for impactful projects through their involvement in Girl Scouts and this is just the beginning for this group of young innovators,” says Christina Spicer, co-CEO of GSACPC. “Recipients are not only carrying this honor and meaningful change with them for life, but also setting themselves apart in scholarship applications, college admission essays, and job interviews.”
Among the 2024 Gold Award Girl Scouts are these area residents whose impactful projects are as follows:
PAYTON DYMEK
Use Your Voice Platform
After her internship as the head sports broadcaster for Vietnamese Arizona American Television, Dymek’s passion and appreciation for journalism grew, inspiring her Gold Award project. To address gender biases in English language classrooms, and the perception of women in journalism, the Desert Ridge resident
created a website containing free lessons to learn about the journalism field, such as writing, broadcasting, and other forms of media. Beyond Arizona, she was able to reach students in other states such as California, Georgia, North Carolina, Texas, Illinois, and New York. She also had students from South Africa engage with her project. After 12 years of Girl Scouting, Dymek plans to expand her skillset and pursue a career in journalism, marketing, and communications.
AMANDA RAY
Low-Cost Ingredient Recipes
To help better her community and inspire others, Paradise Valley’s Amanda Ray made a difference through food. Ray created a recipe book with low-cost ingredients and foods that are commonly donated to food banks to help patrons cook higher-quality meals. She also distributed printed and online copies to multiple food banks throughout Phoenix. She received direct staff feedback on her project’s effectiveness, and to test that her recipes were simple, easy, and delicious, Ray hosted a cooking event and taste test with her team to prepare the meals themselves. As a result of her project, she has established relationships with local food banks in her area and donates annually to provide support. Ray is a student at Chaparral High School, and she plans to attend Arizona State University to study business.
In partnership with 6,500 adult volunteers, GSACPC serves over 12,000 girls grades kindergarten through 12 in more than 90 communities across central and northern Arizona. Since 1936, GSACPC has helped girls develop leadership skills and tools for success in a rapidly changing environment.

WRAP, WANDER, WOW
Create a wearable nature bracelet.
Photos by Shannon Carrillo
Who needs a jewelry store when Mother Nature offers a treasure trove of dazzling gems? This simple yet fascinating activity is all about decking out your wrists with the vibrant colors and interesting textures that you can only find outdoors. It’s a DIY project that brings art, nature, and discovery together in the form of a wearable piece of art!
WHAT YOU NEED
• Clear packing tape (1/2- or 1-inch wide)
• A variety of natural treasures (flowers, leaves, etc.)
GETTING CRAFTY
1. Take a length of tape and wrap it around the wrist with the sticky side facing out, to form a sticky canvas.
2. Embark on a nature walk and scout for small, colorful objects: flowers, leaves, seeds, the more diverse, the better!
3. Decorate your tape bracelet by pressing your collected items onto the sticky surface. As you stick each item to the bracelet, observe and discuss what you see, touch, and smell.
4. Consider themes like a single color range or a burst of multiple hues to personalize your nature bracelet.
THE LEARNING JOURNEY
As your children fill their tape with natural elements, they’ll naturally start to sort, categorize, and admire the diversity in nature. They might even begin asking questions about the flora and fauna that surround them, turning a simple craft into an impromptu biology lesson.
WHY IT’S AWESOME
This activity is a hit for several reasons:
• It’s budget-friendly – all you need is the great outdoors and a strip of tape!
• It’s inclusive and adaptable, making it a perfect fit for children and adults of any age.
• You can do it year-round, with each season bringing its own unique materials to the table.
• It’s sneaky learning – as kids engage in this sensory-rich activity, they’re exploring science, art, math, and more without even realizing it.
So, next time you head out for a stroll in the park or a hike in the woods, or even your own backyard, grab that packing tape and add an extra layer of fun and learning to your journey with nature bracelets.

It was a picture-perfect day out at Grayhawk Golf Club for Hospice of the Valley’s 2024 Pro-Am Golf Tournament, presented by Cigna Healthcare. The March 28 event in Scottsdale raised over $53,000 for the nonprofit’s charity care programs.
“It’s a tournament that is meaningful for all players. It’s a mission of love; it’s a mission of dignity’ and I love
to support it,” says sponsor Tim Louis, who competes every year with wife Amy in memory of his parents.
Volunteer tournament chairman Jay Hoselton started the event in 1998, raising more than $1 million in the years since to help provide compassionate care to thousands of patients and families in need. As a nonprofit, Hospice of the Valley turns no one away and is able to care for all, thanks to community generosity and “friendraisers” such as this.
“As long as I can stand and walk, I’m going to keep running this tournament,” he says. “It’s just a great group with a lot of great people and a great day for a great charity.”
“What they do in the community is just amazing,” adds golfer Jenni Veretto with APRIA, Part of the Owens & Minor Family, “and we are grateful that we get to be partners with them to help take care of their patients.”
Pete Chuchro, Cigna’s general manager for Arizona, echoes that sentiment: “It’s an important mission that brings everybody together.”

Cancer Support Community Arizona Marks 25 Years of Service with Focus on Innovation
Cancer Support Community Arizona (CSCAZ), a pivotal resource in the fight against cancer, celebrates its 25th anniversary this year. Established in 1999, the nonprofit has dedicated itself to providing essential, cost-free support services to cancer patients and their families across Arizona.
“Cancer Support Community Arizona is proud to celebrate 25 years of service,” says CEO of Cancer Support Community Arizona Julie Dunnigan. “We are committed to uplifting those impacted by cancer through an innovative approach; by providing support, fostering compassionate communities, and breaking down barriers to care.”
In its milestone year, CSCAZ has revamped its offerings to meet the evolving needs of the community.
Acknowledging that Arizona will see over 40,000 new cancer diagnoses this year, CSCAZ has expanded its in-person support options. These include weekly support groups, educational seminars, and wellness activities. This year saw the launch of Rise & Recharge, a monthly series of seminar-style workshops aimed at empowering those affected by cancer.
Dunnigan, who took over as CEO in August 2023, brings over 15 years of leadership experience in the nonprofit sector to her role. Her firsthand
experience with cancer deeply informs her approach, emphasizing evidencebased and holistic support during all phases of the cancer journey.
In the past year alone, CSCAZ has assisted nearly 2,000 individuals. Looking forward, the organization is focusing on extending its reach to underserved populations. This includes initiatives tailored to Native American communities, developed in collaboration with the NAU/UA Native American Prevention teams, and programs for the Latino community, offering resources and support in Spanish.
CSCAZ is also planning new fundraising events and community celebrations this year to bolster awareness and support for its diverse programs and services.

A Legacy of Leadership
Shadow Mountain High School students accepted into elite military academies.
By Sondra Barr
Photos courtesy of PVSchools
Shadow Mountain High School (SMHS) is celebrating the achievements of two exceptional students. Ava Vancil and Jasy Justus, both seniors at SMHS, have been accepted into two of the nation’s most prestigious military institutions. Vancil will join the United States Naval Academy in Annapolis, while Justus is set to enter the United States Military Academy at West Point. Their acceptances mark a significant milestone for the Paradise Valley Unified School District’s (PVSchools) commitment to excellence and leadership development through its JROTC programs.
Inspiration and Aspiration
For Vancil, inspiration struck in an unlikely place: a movie theater, during a showing of “Top Gun Maverick.” The film not only introduced her to the thrills of aerial combat but also sparked an unexpected ambition to pursue a military career— specifically as a fighter pilot. The idea didn’t seize her immediately. “The funny thing was, I didn’t walk out of the theater dreaming about being a fighter pilot; it took a couple of weeks,” Vancil reflects.
“I guess I just connected the dots and couldn’t stop thinking about being a fighter pilot. I tried to convince myself it was a crazy idea and that there was no chance,” she admits. However, the pull of destiny was
too strong to ignore. “That lasted for about a week, then I realized, ‘I’m gonna do this! I’m gonna take the plunge.’” Fueled by this determination, Vancil immersed herself in preparation. “The next day, I was running and watching videos on the Naval Academy because that’s where I could become the best fighter pilot,” she says. This aspiration ultimately led her to seek admission at the Naval Academy, a storied institution renowned for developing the nation’s toptier military leaders.
Justus’s motivation is deeply rooted in a philosophy that resonates on the wrestling mat and beyond: “Don’t talk about it, be about it.” This mantra, imparted by one of her wrestling coaches, has become a cornerstone
20 • May 2024 • NORTH TATUM TIMES myhyperlocalnews.com
of her worldview. “This ideology has stuck with me past the 5 p.m. practices and has become ingrained in the very way I think,” Justus explains. “Too many people sit around and wait for somebody else to take care of pressing problems in the world, but who’s that somebody going to be if everyone else is just waiting for a leader?”
She argues that true freedom requires active defense and sacrifice, citing the costs paid by previous generations through “blood, sweat, tears, time, and lives.” In her view, West Point embodies this ethos of active engagement and leadership. “West Point not only provides the opportunity to become a leader but guarantees that all its graduates are leaders,” she says.
Her acceptance into the United States Military Academy was the culmination of years of dedication and a dream held since the first day of high school. “It’s imaginable how much relief I felt when I received my acceptance after months of anticipation,” she recalls. “I’m incredibly grateful to be offered such an amazing opportunity and intend to make the most of it.”
Unique Opportunities at SMHS
Both students have been integral members of the SMHS Space Force JROTC, one of only 10 such programs in the entire country. The program’s distinctive offerings, including an aviation program that can precede a driver’s license with a pilot’s license, have been crucial in their development. This program underscores PVSchools’ innovative approach to education, blending traditional learning with specialized, career-oriented training.
Superintendent of PVSchools Dr. Troy Bales praises the district’s initiatives. “Programs like the Space Force JROTC are instrumental in preparing students like Vancil and Justus not only for college but for impactful careers beyond academia,” he says. “Their stories exemplify the district’s Portrait of a Graduate mission, which aims to foster critical thinking, creativity, resilience, and ethical leadership among students.”
A Model of Resilience and Leadership
Vancil’s journey has not been without challenges. Initially unable to run a half-mile, she recalls, “I broke down in tears and nearly quit, but learned to push past my limits—strength I’ll carry
into the academy.” Her academic path was also challenging, particularly with multiple attempts at the SAT. “I’m no math whiz, and the SAT seemed overwhelming,” she admits. Despite the setbacks, Vancil used every resource from practice tests to tutoring, persistently improving her scores, reflecting the resilience PVSchools strives to instill in its students.
Similarly, Justus has balanced a demanding schedule of athletics, rigorous academics, and leadership roles within the JROTC, finding each to be a rewarding endeavor that prepared her for future challenges. “When the end is far from sight, it can be hard to persevere and continue with the same tenacity I started with, but I remind myself of the bigger picture and focus on small increments of progress,” says Justus.
Mentorship and Community Impact
Both Vancil and Justus also highlight the significant role mentorship played in their pre-academy preparation. They credited their JROTC instructors and school mentors with providing not only guidance but also opportunities to explore and realize their potential. This supportive environment is a cornerstone of the district’s approach to education, aiming to produce wellrounded individuals who are prepared to lead ethically and effectively.
As these two young women prepare to transition from high school students to military cadets, their achievements serve as inspiration for their peers and future students alike. PVSchools continues to celebrate and support their journey, confident in the knowledge that Vancil and Justus are not just prepared to meet the challenges of their respective academies but to excel and lead in every endeavor they undertake.
Their admissions into prestigious academies are not just personal victories but also showcase their potential as future leaders in the U.S. military. Vancil advises peers to “push through adversity and never give up,” reflecting her journey of overcoming physical and academic challenges. Justus encourages taking proactive steps toward leadership: “Be about it. Don’t wait for change; be the change.” Together, they set a powerful example for fellow students, proving that with resilience and proactive preparation, achieving big dreams is possible.

What’s Hot & What’s Not – Real Estate Edition!
By Holly Henbest
I’m often asked, “What is happening in real estate?” It’s such a broad question and could be answered a million different ways, so today I’m going to give you a little update on things I’ve been paying attention to.
NAR LAWSUIT
Last month, I shared my thoughts about the recent NAR lawsuit and what I foresee changing should the proposed changes get approved. Because I covered it so much last month I won’t go into detail here, except to re-iterate that I don’t foresee much change in terms of the experience for the buyer and seller. There will be some initial messiness as Realtors will be tasked with dealing with a new process of how some information is communicated from Realtor to Realtor and some potential nuances in crafting offers, but ultimately, I don’t think much will be that different. Also, keep in mind that the press loves a catchy scary story, so don’t listen to all you hear and read. Talk to a professional and experienced Realtor who you can trust to get your questions or concerns answered and keep in mind that Realtors are just like any profession – there are good ones and not so great ones. Just like doctors, lawyers, teacher, etc. There are great ones and ones you’d never work with again, so it’s important to partner with a Realtor you can trust to guide you and ensure you understand how you’re protected.
IBUYERS
What is an iBuyer? They are companies that buy homes direct from sellers at a discounted price and then re-sell them. Zillow dabbled in this for a brief time and other companies like Open Door and OfferPad became very popular.
While these companies still exist and are still providing this service, which
can be great for someone who is in a desperate hurry to sell their home or their home would struggle with passing inspection or some other extenuating circumstances would make this convenient, their foothold in the marketplace has dramatically decreased. The volume of both firms is 90% below their peak sales in March 2022. I think this is an excellent example of how there are trends in real estate, but ultimately buyers and sellers return to rely on a trusted Realtor to support them in their purchase or sale.
SMALLER HOME SIZES
When I first started in real estate in 2006, there was a trend towards bigger homes, then as the economy shifted in 2008, we started to see a shift towards smaller homes. Smaller homes became much more in demand in 2011 as people looked back on the market crash and wanted to be more conservative with their spending. Then when the pandemic hit, we saw home purchases lean in the other direction. People wanted more rooms for working and schooling at home, so we saw a shift to bigger homes. Well, the shift back to smaller homes is here and no surprise with people trying to conserve on their pricing due to the continued higher interest rates. Newer construction has paid attention to this trend and the median size of new homes has been cut by 4% in the past year to 2,179. The census shows that is the lowest reading since 2010.
KITCHEN TRENDS
Did you renovate your kitchen and make it white and now you’re worried it’s not on trend? Don’t worry, white will always be a beloved kitchen color. It’s clean, bright, and can be made more trendy with accents. Although it’s being reported that white kitchens are phasing out a bit, but if you look at kitchens over time, a white kitchen has always been popular; it’s very
consistent. Green has been a very popular color for kitchen cabinets, and it’s being reported that wood will soon take the second spot in popularity to white.
What’s most important is that your kitchen fits in with the overall aesthetic of your home. If your kitchen is white and the rest of the home is moody dark colors, then it’s not going to look good. Another shifting trend is open shelving. No one loves an open shelf more than I do, but that trend is diminishing because ultimately people want more storage and don’t want to worry about their shelves always looking staged. So, if you’re thinking about adding open shelving, you might want to add it to a small niche area like a bar or another space in your home. Whenever possible, go for more storage.
PAINT TRENDS
Yes, gray is still okay! It became the “it” color in 2010 and the focus was on cooler colors with a starker feeling. However, gray is now trending towards warmer undertones. Gray is still considered a good neutral, but many designers suggest using it in moderation, warming up your space with other colors and trending away from a fully monochromatic feel. If you have gray and want to make it “trendier,” then add muted colors or other neutrals to warm up the space and make the gray just one of the layers of color. Ultimately if you love it, then it doesn’t matter. Keep in mind that trends change about every 10 to 15 years, but you can always transition a neutral much easier than those famous red walls in the early 2000s.
CURB APPEAL
Yes, it matters! Keep your home up to date with paint. Not only will it look better, but it will protect your home. Paint serves a very important role in preserving your wood trim, stucco, and
other building material surfaces, so keep up with your paint schedule on the exterior and make sure you don’t forget your wood doors and surfaces under patio overhangs. I see overhangs and trim pieces in dilapidating condition regularly and they could have had a much longer life if they had just been painted.
Also, pay attention to your plants. Are they overgrown and need trimming? Do you have water drips sticking out of the ground, but no plants? Now is a good time of year to evaluate your plants and see what plants need to be added or replaced. Sometimes if they’ve become too overgrown, it’s time to just replace and start over. Like all things when it comes to updating your home, if you keep up with projects along the way, then when it is time to move, there won’t be as much to do to get ready and you will have been able to enjoy the improvements along the way.

Scottsdale 101 Shopping Center Set for Auction in June
Photos courtesy of YAM Properties
The Scottsdale 101 shopping center, located on the southwest corner of Scottsdale Road and the Loop 101, is scheduled for auction on June 4, as announced by the Arizona Land Department. The auction will include the 75-acre site that houses the center, currently valued at $28.3 million.
Established on state land in 2003, Scottsdale 101 features over 55 businesses, with prominent tenants such as Home Depot, Harkins Theatres, and Dick’s Sporting Goods. The property operates under a long-term ground lease initiated in June 1999, set to expire in 2098.
Owned by YAM Properties, the commercial real estate firm headed by ex-GoDaddy CEO Bob Parsons,
the center was acquired in 2016 for $81 million. The upcoming auction is part of the Arizona State Land Department’s strategy to generate funds for the Permanent Land Endowment Fund, benefiting Arizona’s educational and state assets.
In addition to the shopping center, the auction will include a narrow strip of land extending three miles north to Pinnacle Peak Road. This right-of-way is expected to be granted to the city of Scottsdale for infrastructure purposes once the auction concludes.
The impending auction reflects a broader trend of managing state land for commercial development and investment in community resources. As the auction date approaches, the outcome could significantly influence the future of both Scottsdale 101 and the surrounding areas.
The Luxe at Desert Ridge to Launch Final Phase of Luxury Condos
Photos courtesy of The Statesman Group
The Luxe at Desert Ridge, a condominium complex next to the JW Marriott Desert Ridge Resort in Phoenix, is expanding. Developed by The Statesman Group, this luxury living project will enter its final construction phase this summer, introducing 87 additional upscale condos and a new resort-style swimming pool to the community.
Initially opened to residents in 2022, The Luxe will boast a total of 223 units across six buildings once this phase is completed. The condos, which are available in two- and three-bedroom layouts, range from 1,600 to 2,300 square feet. Starting prices for these luxurious homes are set at $950,000.
Enhancing the comfort and privacy of its residents, The Statesman Group has invested over $400,000 in soundproofing. This attention to detail ensures that each
home not only offers modern amenities such as gas fireplaces and expansive kitchens with oversized islands but also guarantees a peaceful living environment.
Residents at The Luxe benefit from an array of on-site amenities. These include an Olympic-sized swimming pool, a state-of-the-art fitness center, and a large clubhouse spanning over 12,000 square feet. Additionally, the development's location near High Street and Desert Ridge Marketplace provides convenient access
to a variety of upscale shopping, dining, and entertainment options.
Launched in 2019 with an investment of $175 million, The Luxe's development journey has faced challenges, including delays caused by the pandemic. With this final construction phase underway, The Luxe is set to further cement its status as a top destination for luxury condo living in Phoenix. For more details, visit theluxecondoliving.com.

Why Your Knee Still Hurts (and How to Finally Get Relief)
By Dr. Matthew Hernandez, knee pain expert at Ethos Integrative Medicine
Does this sound like you?
You’ve seen everyone for knee pain and are still left without solutions. You’ve tried ice packs and heat compresses, but it came back (or worse, aggravated it), chiropractic care only offered temporary relief, your physical therapist put you on the same exercises as everyone, the pain management doctor did a nerve ablation and told you to stop being active, and the orthopedic surgeon told you that you weren’t a surgical candidate…
Unfortunately, for many on the quest to conquering discomfort, their only option from healthcare providers is to “wait until it gets worse.” Here’s what they don’t want you to know: You can actually get relief now.
A JOINT EFFORT
Jessie, who had been dealing with knee pain for six months, came to us for this exact reason: She didn’t want to resort to temporary cortisone injections, daily sleeping pills, or pain medication. She wanted a long-term solution.
“The worst part was not being able to do the activities I loved — running and cycling.” Despite three months of physical therapy, her improvement was minimal. An orthopedic surgeon also told her she needed to wait for the injury to get worse to consider surgery.
SOLVING THE MENISCUS MYSTERY
Recognizing Jessie’s frustration, we swiftly acted, confirming that a torn labrum injury in her hip was increasing stress into her meniscus.
We explained to Jessie how she had fallen into what we call “The Gap” in conventional medicine, and how regenerative medicine bridges this gap. Jessie chose to
EXPERIENCE THE FREEDOM OF A PAIN-FREE KNEE:
1. Ethos Pain Profile: Is designed to identify the specific characteristics of your pain, so we can pinpoint exactly where it’s coming from
2. 57-Point Knee Inspection: Your pain bothers you during specific movements. Our 57-Point Knee Inspection allows us to replicate those painful movements so we are one step closer to eliminating them.
3. Precision Knee Scan: Our advanced musculoskeletal ultrasound exam gives a detailed, real-time view of your knee’s structures, providing more accuracy than a regular MRI.
4. Ethos Pain Map: This is a specialized method to confirm the exact source of pain in your body. This detailed approach helps us create a personalized strategy, increasing your likelihood of long-term success.
5. Easy-To-Understand Explanation: We skip the complex terms and offer you a direct, honest breakdown of your diagnosis.
6. Leave You Better Promise: If by the end of the visit you do not have a better understanding of your pain or what your options are moving forward we will give you a full refund on your visit.
partner with us and underwent two treatments. In just four weeks, her pain had improved significantly, allowing her to return to the sports she loved: “I’m back to riding three to four times a week, and even signed up for a Ragnar race that my friends talked me into now that I’m running again!”
HOW OUR DEEP DIVE BRIDGES “THE GAP”
Jessie’s story is not uncommon; applying a one-size-fits-all approach left her without clear guidance or solutions. You don’t need to wait until it gets worse!
With our comprehensive Deep Dive (which includes our Pain Profile, 57-Point Knee Inspection, Precision Knee Scan, and Diagnostic Mapping Technique — all of which were used to confirm Jessie’s pain and guide her treatment strategy), we’ll not only get you an accurate diagnosis (and explain it to you!) but will also provide you with a personalized treatment plan to effectively treat your pain and prevent it from coming back.

Neighbors Hello Neighbor!
I’VE LIVED IN ARIZONA FOR 30 YEARS AND I LOVE IT BECAUSE… of the weather (mostly in the winter), and its golf courses. It’s also where I first started my career and family life.
A TYPICAL DAY IN MY LIFE
INCLUDES… waking up early to tackle the day’s necessities in the way of restaurant management, family time and, when possible, some golf or much needed relaxation time. I am very hands on with Sfizio Modern Italian Kitchen, located at 21050 N. Tatum Blvd., #110, in Phoenix, as I want to make sure that my guests experience the maximum
value that I can provide, which requires constant oversight to ensure that everything is running smoothly.
MY FAMILY IS… the center of my world.
ONE THING I CANNOT LIVE WITHOUT IS… the first thing that comes to mind is my family, and then the realistic part of me says, money.
MY FAVORITE MOVIE I COULD NEVER GET TIRED OF WATCHING AND WHY IS… “The Godfather” and “Once Upon a Time in America,” to connect to my Italian roots. Being away from home has me longing to connect with Italian culture in many ways and that includes movies and media.
WHEN I WAS YOUNGER, I WANTED TO BE… I always wanted to own my own business, whatever it may be –– a
restaurant or a bakery at first, as they were my first jobs. I fell in love with cooking and serving up excellent food and experiences for people.
THE SONG I WOULD SING AT KARAOKE NIGHT IS… mostly old Italian songs, “O Sole Mio,” “C’è la luna in mezzo mare,” etc.
THE ONE PERSON WHO MOTIVATES ME IS… my family. I cannot choose an individual but collectively, they keep me going and help me out in areas where I may struggle.
THE LAST THING THAT MADE ME LAUGH OUT LOUD WAS… my wife’s “joke number one” (she has a number one and a number two).
THE PERFECT DAY IS… spent at a golf course, my favorite pastime.
MY FAVORITE LOCAL NONPROFIT IS… New Pathways for Youth. They help kids succeed in school so they can build their future.
MY LIFE IS… full of surprises, but great. Seven days a week managing and growing the business with my family by my side is a dream of mine, but I would be lying if I didn’t say there are unexpected hurdles that pop up everywhere.
THE BEST GIFT I’VE EVER RECEIVED WAS… my children.
MY DREAM VACATION WOULD BE… resting, relaxing by the water at a beach, fishing, and golfing. Location? Probably the Caribbean.
THE BEST PIECE OF ADVICE I’VE EVER RECEIVED IS… “Whatever you do — give it 100%.”

On the Road Again! Are you Ready for Vacation?
By Libby Banks, The Law Office of Libby Banks
It’s that time of year again. Vacation and adventure time! To truly be ready for that trip, you might want to update or establish an estate plan before you hit the road. Here are a few things to consider.
1. REVIEW AND UPDATE YOUR EXISTING ESTATE PLAN. A “set it and forget it” estate plan is not a great idea. We need to review and update the plan as our families evolve and circumstances change. You may need to update who would be in charge of your estate or change how your beneficiaries receive their inheritance.
2. GET A WILL, TRUST, AND POWERS OF ATTORNEY IN PLACE IF YOU DON’T HAVE THEM. Clients regularly tell me what peace of mind they have since completing their plan. Don’t turn to your spouse on the plane and say, “We really should have done our wills.” Let your upcoming vacation serve as the impetus to put a plan in place!
3. REVIEW TITLES AND BENEFICIARY DESIGNATIONS. If you have a revocable living trust and have not changed titles to property and accounts to place them in the name of the trust, now is the time to do so. If you don’t, your family will have to file a probate court proceeding. Also, this is a good time to check beneficiary designations on your insurance and retirement plans to be sure you’ve named the right people. Once you’ve done so, you will
know your estate plan will work as you intended.
4. SECURE OR REVIEW HEALTHCARE DOCUMENTS. Everyone over the age of 18 needs certain documents (including your children who have just become adults). They are: 1) General Durable Power of Attorney, which permits someone to be your agent to handle finances and legal matters if you cannot; 2) Power of Attorney for Health Care, which gives another person legal authority to make health care decisions (including life and death decisions) for you if you are unable to make them for yourself; 3) HIPPA Authorizations, which give written consent for doctors to discuss your medical situation with others, including family members; and 4) Advanced Directive or Living Will to let your loved ones know what you want (and don’t want) at the end of life.
5. ORGANIZE YOUR ACCOUNTS AND DOCUMENTS. Make sure that if something happens, your documents can be easily found, and your trustee or executor can locate the assets in your estate and can access what they need to administer your estate.
LAST, BUT NOT LEAST: HAVE A GREAT TIME! You are likely going to come back safe and sound, but you’ll have great peace of mind knowing that everything’s in place in case something unexpected happens. I’m always happy to help clients put their estate plan in place before a trip. You can book our no-charge initial consultation by calling the office at 603-375-6752.

IN THEATERS
“Monkey Man”
Faith and vengeance collide as a man carries out his plot through modern day India.
Dev Patel has long proven his capabilities as a leading actor, but “Monkey Man” showcases his potential in an ambitious debut. At times, that ambition may overshadow what is achievable, both in action sequences and thematic complexity. The politics are somewhat muddled in their connection to India’s actual situation, although it’s clear Patel has noble intentions regarding the corruption intertwined with religion. Occasionally, the action becomes overly chaotic. Nevertheless, it’s difficult not to be charmed by the sheer delight of the cast’s commitment and the effort evident throughout the film. “Monkey Man” is a visually stunning movie that echoes the peak era of Jackie Chan—complete with bonecrunching stunts and spectacular falls.
“Love Lies Bleeding”
A bodybuilder and a gym employee form a relationship as they battle for their freedom against a local cult.
Sweat, blood, and sex are the foundational elements of Rose Glass’ humorously bizarre sophomore film, which pushes the envelope entirely. As expected, Kristen Stewart, Ed Harris, and the rest of the cast deliver top-tier performances in atypical roles. However, it’s Katy O’Brien who truly stands out with a nuanced and compelling portrayal that is both empathetic and frightening. The characters are driven to their most desperate and lowest points, yet despite the extreme circumstances, they retain a deeply human essence. The film is visually stunning, featuring gorgeously sickly-sweet imagery that conjures a somewhat fairytale vibe. For those who appreciate such a unique cinematic experience, this film will be a delight.
“The First Omen”
A nun’s faith is put to the test when she realizes a conspiracy of evil is afoot.
The makers of “The First Omen” spared
no effort, which is commendable for a belated prequel to a franchise that arguably should not have been extended. It unfolds slowly, featuring potent imagery and strong performances, particularly from Nell Tiger Free and Ralph Ineson. Unfortunately, its slow pace does not allow adequate time to develop several characters, who vanish for extended periods. The exploration of women’s autonomy and religion’s influence in the modern world presents an intriguing theme that lends the film a distinct identity. However, these aspects are diminished by the film’s prequel nature, preventing it from reaching its full potential. While it is ambitious for a studio horror film, especially in terms of scares and gore, it falls short of fully achieving its objectives.
ON NETFLIX
“Shirley”
A look at Shirley Chisholm’s unprecedented run for president in 1972.
Regina King is so compelling as the
title character that it’s difficult to truly dislike the movie despite its shortcomings beyond her performance. Nevertheless, one cannot help but wish that such an incredible figure were portrayed in a film that is bolder and more incisive in its storytelling. The film struggles initially by rapidly glossing over Chisholm’s tenure in Congress and fails to thoroughly explore the conflicts related to her political motivations and her faith, rendering a somewhat two-dimensional portrayal. Perhaps the intention was to celebrate her and her achievements; however, it still feels disappointing. This is particularly true given the filmmaking style, which is reminiscent of television and does not authentically represent the 1970s era.

Why You Still Have Sciatica Pain (And How
To Get Rid Of It For Good)
-By Leading USA Sciatica Expert, Dr. Tom Padilla
Is doing everyday things from standing up straight to nding comfortable sleeping positions and even just walking di cult because of sciatica pain? You may nd it hard to focus on enjoying those around you because you’re distracted by your pain. You may have already tried chiropractic, massage, stretching, and exercise, but the di culty is knowing which things will help and which won’t. is can be frustrating because it seems unpredictable.
Some sciatica is caused by muscular weakness and restriction, while others can be caused by sti joints. Ultimately, certain exercises may help some sciatica, but make other types worse. To best help you, I’ve compiled a list of tips that will help anyone with sciatica regardless of the type to reduce daily pain.
Most people with sciatica just want to know if there’s a solution that actually lasts. Solutions that used to work, don’t work any longer. Eventually you nd yourself in a rabbit hole, searching high and low for solutions that hopefully help you avoid surgery.
One of my patients, Marian, had tried everything above on top of back surgery, unspecialized physical therapy, pain management, spinal injections, spinal electrostimulation, acupuncture, and dietary analysis. Marian told me, “When you go through this, you learn how many things you can no longer do if you can’t stand or walk.”
You Don’t Have to Choose Between Surgery and Giving Up the Activities that You Love.
Sciatica is so common because many of the solutions out there just take one area into consideration. e muscles, the joints, nerves, strength, weakness, etcetera. e simple truth is that sciatica is a complex condition with many contributing factors.
e core issue, which has been proven time and again in the best research, is that the body has developed compensation patterns in order to protect itself. ese patterns are hardwired into the brain, and will continue to persist unless they are xed.
is pattern is what CAUSES the tight muscles, and the sti joints. ese tight muscles and sti joints eventually pinch the nerve, causing sciatica. erefore, correcting the pattern is the true root cause. No matter how long you’ve su ered, you can still get your life back. No surgery. No pills.
6 Reasons Why Your Sciatica May Be Lasting Longer than it Should:
1. You tried looking up exercises to do on your own for your sciatica. But with many “causes,” it’s di cult to gure out which exercises are right for you. is is why some exercises can seem to make it better, but some make it much worse.
2. You tried a few relaxing massages and it felt good for a few days but then it came back.
3. You tried chiropractic care and it eased a bit, but the nagging sensation is still there.
4. You tried waiting for it to go away on its own. at didn’t work…
5. You went to the doctor’s o ce, and they gave you pain meds or nerve medication to numb the pain. ey told you to come back in 6 weeks if it didn’t work.
6. You went to a physical therapist who put you on the same exercises everyone else with sciatica gets…then they left you with an assistant who only half watched your technique.
Why What You’ve Tried Hasn’t
Worked
If any of these things have happened to you, unfortunately it’s common. e issue with a lot of these methods is that they focus on addressing the symptoms, not the root cause of your sciatica.
What to Avoid
Here are 3 things that can make your sciatica pain worse.
Stretching: If you’ve been stretching to x your sciatica and it hasn’t worked yet, it likely won’t. More often than not, sciatica has come up because of tight muscles. Stretching is for short muscles. Tight muscles are tight because they’re compensating for a weak muscle nearby.
Stretching will relieve them for a little bit, but it will come back unless the weakness is resolved.
Crossing Your Legs: Avoid crossing your legs at all costs. is can cause stretching in the back of your hip which compresses the sciatic nerve. It also causes twisting in your hips and pelvis which can put stress on the nerves in your back.
Resting: Certain activities right now might make your sciatica worse, but that doesn’t mean you should restrict all of your movements. If certain things are painful, like walking, lifting, sitting, it’s important to nd the root cause so you can start moving properly and stay active.
How to Fix Sciatica for the Long Term
So many of the “solutions” we try only provide temporary relief because they’re not targeting the root cause. And without getting to the source of the problem, sciatica pain will continue to return because the cause was never addressed.
Marian learned this the hard way, and unfortunately a lot of people do. After addressing the root cause, Marian says, “I’m back to walking 3-4 miles a day; I can lift and hold my grandbabies; I can go to parties without having to sit in a corner; I can go shopping again.” e only thing she’d change? Finding a specialist to help her address the root cause sooner. “I could have avoided a lot of doctors’ appointments and needless and expensive treatments, not to mention losing a couple of years to my other attempts.”
How to Get Rid of Sciatica Pain for Good
If you’re ready to get to the root cause of your sciatica, and want to get back to being active with con dence, and without painkillers or surgery, you may qualify for a complimentary “discovery visit” with a specialist. To apply, email info@ thedoctorsofpt.com and say “discovery visit” along with your phone number and we’ll reach out. Or apply at: www.thedoctorsofpt.com/discovery-session.

Getaway
Set on three pristine, rugged acres overlooking arguably the most striking, 360-degree view in all of Sedona and the protected preserve of Coconino National Forest, the breathtaking natural beauty of Red Rock Country is on full display at Ambiente Sedona, the city’s newest and most luxurious stay, dining, and wellness destination.
Debuting last year as the first of its kind in North America, the boutique landscape hotel boasts a distinctive design rooted in a profound reverence for the environment, with a focus on sustainable methods and organic, modern architecture that complements the surrounding topography and minimizes the impact on the land to seamlessly integrate into Sedona’s geological wonderland.
Upon arrival, guests are escorted by a personal valet to check in, relax in the lounge, and enjoy a complimentary glass of sparkling wine before hopping into an electric vehicle for a tour of the property before arriving at their own private Atrium, where the peaceful sound of gently flowing water is ever-present thanks to the natural waterways that snake between each structure.
Elevated above the ground by steel piers and constructed using floor-toceiling, bronze-tinted glass, and mattecharcoal and rusted metal, Ambiente’s 40 cubed-shaped Atriums reflect elegant minimalism from the outside, while contemporary, elemental interiors embody a lavish and tranquil hideaway through bespoke designed wallpaper, liveedge wood furnishings, moody lighting, cozy seating, and Earth-toned textiles.
A LANDSCAPE HOTEL
While all Atriums offer the same 576-square foot, king accommodations, the dramatic 360-degree panoramic views vary considerably as each Atrium has been expertly placed to maximize view corridors, whether that’s north to the surrounding Coconino National Forest or east and south to the Steamboat, Chimney, Coffee Pot, and Snoopy red rock formations. All Atriums also feature their own private rooftop decks with a secure staircase for the ultimate sunbathing and stargazing experience. Lounge seating, a roaring firepit, and a daybed, comfortable enough for sleeping alfresco, serve as a remote locale perched between the rugged terrain below and bright, beaming stars above thanks to the city of Sedona’s Dark Sky Association.
At the center of the property, a pool and spa is positioned contiguous to an open-air bar and poolside lounge that features the hotel’s signature restaurant, Forty1, helmed by Executive Chef Dave Duncan, a Northern Arizona native with an endearing appreciation for the Verde Valley and a steadfast commitment to showcasing its abundance through cuisine. Open to the public, Forty1 houses a full-service kitchen serving breakfast and dinner daily, as well as an indoor/outdoor bar that glows like a gemstone after sunset. Directly adjacent to the restaurant, an elevated deck features fire pits, an oversized chef’s table for large groups or private events, and cozy lounge seating; as well as a custom Airstream that has been transformed and reimagined into The Drifter, a separate culinary venue serving lunch and poolside fare daily.
Situated within the hotel’s two-story, biophilic lobby building is Velvet, an intimate, three-room spa where
ancient practices blend with innovative technologies to offer an unparalleled wellness experience. Specializing in treatments that integrate regionally sourced ingredients, Velvet’s offerings embody the transformative, healing and even mystical properties for which Sedona is widely revered, to improve health and well-being for guests.
With direct access to more than 200 miles of hiking and biking trails in Sedona as well as premier rock climbing, outdoor adventure and recreational activities, there’s no need for an onsite fitness
center. Instead, the hotel encourages guests to explore the outdoors through its exclusive, on-site access to the Adobe Jack Trail system, where they can enjoy guided tours of the moderate 1.7-mile hike that connects to an additional seven miles of trails renowned for the picturesque scenery displayed along the way.
Ambiente is an adults-only hotel welcoming guests 18 years and older. Two Atriums are ADA compliant, making the hotel accessible to guests of all abilities. To book an upcoming stay or learn more, visit ambientesedona.com.

WHAT
OUR CLIENTS HAVE SAID ABOUT US!
We sold this home after one day of showings and for a record-breaking price in the neighborhood:
“Holly and her Henbest team were recommended by our financial advisor after an unsatisfactory relationship with another realtor. In contrast, Holly and team went out of their way to accommodate our needs in the sale of our home:
• Listed the house at our price, even though that was higher than her recommendation.
• We had to meet a deadline for having an active MLS listing (due to a contingency for a home we were buying), and this was met thanks to the team.
• We did not want the house shown until we were totally moved out, and Holly added a clause to the listing that showings would not be held until the day after our move, even though that was three weeks after the MLS was active.
We have sold a number of houses in the past, but have never had a professional marketing campaign like what Holly and team put together, completely staging the house for terrific photos and video, including drone shots.
Bottom line - on the first day there were four showings, and one resulted in a cash o er within 1.2% of our asking price.”
We’ve worked with this client FOUR TIMES!
“Our first real estate partnership with The Henbest Team was in July 2020 when Holly sold our Desert Ridge home in Leroux Springs. We were so impressed with her level of expertise in the Phoenix housing market we teamed up with her again to purchase our Cave Creek house on January 1, 2021. Recently we decided to sell this home and begin construction on a new one in Desert Ridge. Holly listed our house and we had two o ers higher than asking price within 24 hours!! It sold in just 3 days for the highest price per square foot in this area!! Her staging team made the house look like a model home. Holly’s photographer and videographer did the most magnificent job we have ever seen in a photo shoot. For our new build in Desert Ridge Holly drove us to the design center, an hour away, and spent 7 hours with us helping us choose the options for our home!! When it comes to negotiating the terms of contracts no one will fight harder for you than Holly Henbest. She always picks up the phone, or returns messages within a few minutes. Communication by her entire team is over the top!!! If you are looking for a skilled and experienced realtor in a class of her own you will not find anyone, who does it better than Holly. There is no one we trust more to handle our real estate needs than The Henbest Team!!!”
Who you partner with to Buy or Sell your most valuable asset matters! We’d love the opportunity to talk with you about your real estate goals! Your goals are our goals and our priority is to exceed your expectations!
