Coyotes Unveil Vision for New Arena and Entertainment Hub Amid Land Bid in North Phoenix
THE ARIZONA STATE LAND DEPARTMENT BOARD OF APPEALS HAS GIVEN THE GREEN LIGHT TO THE $68.5 MILLION APPRAISAL FOR A PORTION OF LAND IN NORTH PHOENIX, SETTING THE STAGE FOR THE ARIZONA COYOTES’ POTENTIAL ACQUISITION BID. The anticipated auction, slated for June, will likely see the team vying for ownership of this coveted parcel.
While the precise date of the land auction remains undisclosed, the Coyotes have already begun showcasing their aspirations through renderings unveiled on their app in March. The images, though subsequently removed, offered a glimpse into the ambitious project, featuring a futuristic-styled arena and an expansive entertainment district.
However, these plans hinge on the outcome of the state land auction. Until the Coyotes secure ownership of the land, further progress remains pending. Specific details regarding the renderings and the proposed development are currently under wraps.
The showcased renderings depict a state-of-theart venue, showcasing potential suite designs and a sprawling, multi-level entertainment area. The envisioned district is earmarked for state land near the intersection of Loop 101 and Scottsdale Road, positioned near Desert Ridge Marketplace, Mayo Clinic, and the Fairmont Princess Scottsdale.
For the Arizona Coyotes, this endeavor marks a
pivotal stride towards establishing a permanent home, following years of transient arrangements since the team’s former owner’s bankruptcy in 2009. With the approval of the land appraisal and the impending auction, the Coyotes are edging closer to realizing their aspiration for a stable foundation in the Valley.
The forthcoming land auction, approved by the Arizona State Land Department, holds promise for the Coyotes’ quest to erect a hockey arena within Phoenix. Following the rejection of the team’s proposal for a $2 billion arena and entertainment precinct in Tempe last year, the focus has shifted towards securing land near the Loop 101 freeway and Scottsdale Road.

JUNK IN THE TRUNK VINTAGE MARKET RETURNS TO WESTWORLD FROM APRIL 26 TO 28. This semi-annual event serves as a platform for local small businesses and creative artisans to display their distinctive offerings.
Spanning 120,000 square feet of WestWorld, this marketplace will showcase over 160 small businesses from various corners of the nation. True to its acclaim, the event guarantees an array of unique items, spanning from vintage antiques and hand-crafted jewelry to bespoke furniture and decor. Junk in the Trunk has burgeoned into a coveted affair for avid shoppers across the Southwest.
Since its inception in 2011, Junk in the
Trunk Vintage Market has greeted over 100,000 shoppers across Arizona and California. Originating as a modest backyard market and creative outlet for founders Lindsey Holt and Coley Arnold, the event has bolstered over 600 small businesses in the past five years. Fostering community engagement has always been central to the event’s ethos. The market has forged enduring partnerships with local Young Life chapters to sponsor high school and junior high students for camps, alongside collaborating with other nonprofits for broader community benefit.
“There really is something for everyone – art, rugs, jewelry, candles, industrial, shabby-chic, vintage,” says Arnold, cofounder of Junk in the Trunk Vintage Market. “You can get something for your house, your kids, your friends, and family, yourself…there is so much
shopping under one roof. It’s a really fun event – we have live music, food trucks, there really is something for everyone to come out and enjoy the weekend.”
“We have new vendors every market, and this market is no different!” says Holt, who co-founded the event with Arnold. “We have an amazing collection of local vendors and small businesses coming from all over the country to set up in one location. Small business is so important – markets like ours are how these businesses make their living and support their families. By coming, you’re not only shopping for one-of-kind items at the market, but you’re also supporting small businesses.”

“A Personal Pandemic” Explores Impact of COVID Quarantine on Marriage
Locally made movie premieres at the Phoenix Film Festival on April 6.
CAN A FAILING MARRIAGE
SURVIVE THE COVID STAY-AT-HOME QUARANTINE? Or will a chance encounter during the pandemic reignite a woman’s enthusiasm for life? These questions are the basis for “A Personal Pandemic,” a film written, directed, and starring Valley residents. It premieres at the Phoenix Film Festival on April 6, and has additional showings April 10 and 13.
“A Personal Pandemic” was created by Jeff Breuer, Phoenix resident and film professor at Grand Canyon University (GCU), during the COVID quarantine. Based on a short film he made prior to the shutdown, “A Personal Pandemic” gave Breuer the opportunity to explore brokenness through a different lens by asking, “What are the effects of a mandatory quarantine during a global pandemic and how does it impact people in challenging and uncomfortable relationships?”
“This is a movie without conventional heroes and villains,” Breuer says. “Instead, the film is designed to help audiences reflect on the characters’ brokenness as humans, without casting
judgment. I hope audience members use this movie as a springboard to accept learning, evolving, and changing as a part of moving forward in life.”
Breuer wrote and shot the movie during the pandemic. One of his motivators was to help friends and colleagues in the film industry who were struggling to find work during the crisis. This was the first feature for many of the participants, including several recent GCU graduates who worked on the production.
“Everyone in front of and behind the camera gave a lot of themselves to make this movie happen,” he says.
The film was shot on location in North Phoenix and Prescott. The cast includes Joe Flowers, North Valley Arts Academies theater teacher; Rebekah Varghese, president of the Independent Filmmakers of Phoenix (IFP); and Phoenix-based actors Briana Lys and Jedediah Jones. The 103-minute film also includes a cameo by local influencer and television broadcaster Kristen Keogh.
This is not Breuer’s first Phoenix Film Festival appearance. In 2011, his team
created a short film called “HOA Police: Suburban Enforcers” which won Best of Show at the Beat the Clock Challenge. Made during a series of 48-hour film challenges, Breuer and his team won a regional competition that provided an opportunity to screen the film at the
Phoenix festival where they earned top prize accolades.
“A Personal Pandemic” is part of the Phoenix Film Festival at Harkins Scottsdale 101. Tickets are available online and start at $15 each.

Big Brothers Big Sisters of Central Arizona Seeks Mentors in Big Draft Campaign
Photos courtesy of Big Brothers Big Sisters of Central Arizona
Big Brothers Big Sisters of Central Arizona (BBBSAZ), in a partnership with the NFL’s Inspire Change initiative, announced the Big Draft campaign, a focused effort to enlist volunteers as mentors to youth in Maricopa County. Coinciding with the NFL Draft, the campaign draws inspiration from the sports world to recruit a new class of mentors, or “Bigs,” to support the organization’s mission of reducing the number of children, or “Littles,” on its waiting list, which currently stands at 200.
In the United States, one in three children grows up without the presence of a stable, positive adult figure in their lives. This absence has contributed to an ever-expanding gap in mentorship availability, exacerbated by common misconceptions about the time commitment and qualifications necessary to be a mentor.
“Today, children face tremendous challenges, but through effective, long-term mentoring, BBBSAZ can help make a positive and measurable difference in their lives,” says Laura Capello, president and CEO of BBBSAZ. “We depend on generosity of volunteers in our community who can provide guidance and support to the youth that desperately need it.”
The Big Draft campaign aims to change perceptions about mentorship and underscore the significance of everyday interactions that can profoundly impact a young person’s life. As part of this initiative, BBBSAZ will host an NFL Draft Watch Party on April 25, at their Phoenix office located at 1615 E. Osborn Rd. The event, starting at 5 p.m., will feature complimentary food provided by The Habit Burger Grill, beverages, games, and the chance for prospective volunteers to connect with others in the community who share a commitment to making a difference. This informal gathering offers an ideal setting for individuals interested in becoming a volunteer to have their questions answered.
The first 50 individuals to RSVP and attend the event will be rewarded with a BBBS-branded jersey. For more information, visit bbbsaz.org/volunteer.

NORAH’S JOURNEY: A 5-Year-Old’s Mission to Promote Disability
By Amy Wolff
Photo courtesy of the Allgaier family
Five-year-old Norah Allgaier is making an enormous impact for a little girl. The Cave Creek resident was diagnosed with cerebral palsy, the most common motor disorder for kids in the U.S., when she was 13 months old. Norah is in a wheelchair and is nonverbal. But, just like other 5-yearolds, she loves to play with friends - even if it looks slightly different than a typical kid her age - which inspired a special children’s book, “Norah’s World.”
“When Norah was diagnosed with cerebral palsy, my world was rocked,” says her mom, Brittany Allgaier. “I didn’t know anyone personally with a disability and I was pretty unfamiliar with the disability community.”
According to her mother, Norah has always been very sociable. Though she is nonverbal, she is very expressive and loves spending time with other kids. Not long ago, Norah was having a playdate with a friend who was about the same age, Makena, who asked a lot of questions about Norah, like why she didn’t walk or talk.
“I knew we would have to address these questions at some point,” says Brittany. “Up until this point, Norah was so little it wasn’t an issue. As parents, we knew we needed to answer the questions honestly, in a way that provided ageappropriate information but was also sensitive and inspired acceptance.”
Makena’s mom, Lacee Johnson, surprised Brittany and Norah a few months later with a book about Norah and her life, called “Norah’s World.” The children’s book is designed to answer the innocent questions kids have about disabilities. It explains that Norah is just like any other kid who loves to play –she just does things a little differently.
“Norah is like a ray of sunshine and exudes kindness and love everywhere she goes. Her energy is contagious, and
she has the best smile. It is no wonder she inspired a book about inclusion and acceptance,” says Blair Lebeck, physical therapist at United Cerebral Palsy (UCP) of Central Arizona.
Norah is a community ambassador for UCP of Central Arizona, one of the state’s oldest private, nonprofit health and human service organizations. In her role, she inspires others with cerebral palsy and works to increase awareness of disability issues across the Valley.
In addition to physical therapy, she also receives speech and occupational therapy at UCP of Central Arizona. In less than two years at UCP, Norah has made tremendous strides. With the help of her therapy team, she can now walk short distances in her walker, stand with minimal support for several minutes and communicate in short phrases on her augmentative and alternative communication device that she calls a “talker.”

The museum, located at 6140 E. Skyline Dr., in Cave Creek invites families to enjoy a traditional English Tea in honor of Mother’s Day.
Evelyn Johnson, the executive director of the museum, emphasizes the importance of this event as a tribute to the maternal figures in our lives. “This family event is to honor our mothers and grandmothers. Please bring your children and join us for an oldfashioned English Tea at the museum in honor of Mother’s Day. We will be serving tea and lemonade, and each child also will have an opportunity
to design a small terracotta pot and choose a succulent plant to pot as a take home gift for Mom.”

BEAN IN A JAR
Learn about germination with this easy experiment.
Roll up your sleeves and get ready for a bean-credible journey from seed to plant, all within the cozy confines of a simple jar! Yes, you heard it right, you can grow your very own bean plant without a garden – let's see how it's done!
WHAT’S THE SCOOP ON SPROUTS?
Sprouting a bean is like magic – it's called germination! For a seed to wake up and grow, it needs just a few things: water, air, and the right temperature. That's it! Every seed has a tiny plant waiting inside, and you can help it out! Here’s how:
WHAT YOU NEED
• A bean seed
• A clear jar
• Paper towels or cotton balls
• Water
INSTRUCTIONS
1. Wet your paper towel or napkin until it’s damp, not dripping, and fit it snugly into your jar.
2. Swish a little water around the inside of the jar.
3. Place your bean seed in the jar so it’s resting against the paper towel or cotton balls. It needs a little hug, not a squeeze!
4. Every couple of days, give your bean a mist of water.
In a few days, your bean seed should start to sprout, a process called germination. Your bean doesn't even need sunlight to start growing – that part comes later when it’s ready to leave the jar and get planted in the soil.
Curious about how light affects your bean plant's growth? Place one jar on a sunny windowsill and another in a dark cupboard. Make sure both beans get the same amount of water and warmth. After a week, take a peek – the bean in the sun will
probably be wearing a little green hat of leaves, while the one in the dark might have a pale and spindly look. The sunlight helps the plant make its food, which gives it that lovely green color. But even without light, the bean still grows with the energy stored in its seed. How cool is that?
Once it starts growing leaves, that's when it craves sunshine to turn into a big, strong plant. So, when your little bean looks like it’s ready for more room, it’s time to move it into a pot with soil.

Providing Pain Relieving and Wellness Acupuncture
18 • April 2024 • NORTH TATUM TIMES myhyperlocalnews.com
For those who have been struggling with chronic back pain or nerve pain, even after undergoing unsuccessful back surgery, there’s a beacon of hope in the area: Zamora Acupuncture. Dr. Kourtney Zamora, a Doctor of Acupuncture, has been providing pain-relieving acupuncture for over nine years. She relocated to the Valley with her family from Washington state in January 2022 and has since become an active member of the community.
Starting her healthcare journey as a nursing assistant at the age of 16, Dr. Zamora has always considered herself a natural caregiver. She’s grateful for finding her calling for healthcare early on in life. As a healthcare provider, she is compassionate and loves what she does. She holds a Bachelor of Science in Public Health. Dr. Zamora later earned her master’s and doctorate degrees in Acupuncture and is board certified through the NCCAOM.
In a recent Q&A, Dr. Zamora explained that she offers unique services for those who have been in pain for extended periods, often after trying various other treatments. She combines evidence-based traditional Chinese acupuncture with FDAapproved modern technology to help decrease pain levels. Many of her patients have undergone surgery, tried multiple medications, physical therapy, and injections, but still suffer from conditions such as back pain, peripheral neuropathy, and sciatic pain.
Dr. Zamora’s most rewarding experience comes from witnessing her patients’ progress and improvement throughout their treatments. Patients who initially feel impatient for results eventually experience the benefits of acupuncture, leading to a more positive outlook on life.
We sat down with Dr. Zamora to learn more about Zamora Acupuncture.
TSS: What services do you offer that are unique?
KZ: I provide services for people that have been in pain for a long time. People come in with back pain, peripheral neuropathy, sciatic pain, and more. I provide evidence-based traditional Chinese acupuncture with modern technology that has been FDA approved to decrease pain. I use my experience in healthcare to provide exceptional care. Often, the patients that I see have already tried everything else. They have done surgery, tried various medications, physical therapy, injections, and more.
Many people think they are too far gone in terms of their pain. In many cases, this can lead to depression because they are unable to get out and enjoy life. I am here to tell you that there is hope for a more pain-free life.
TSS: What is the most rewarding part of your job?
KZ: The most rewarding part of my job is seeing how patients progress through their treatments and get better. The first phase of treatment can be slow moving. At this phase, patients are often impatient for results because they have been in pain for so long. During the second phase of treatment, patients begin to feel the benefits of acupuncture. They become hopeful, I see an improvement in their mood, and they tell me things like, “I was able to take my dog for a walk without my sciatic pain acting up the rest of the day. I slept all night without waking up with nerve pain in my feet.” And “I was able to complete 18 holes of golf, which I haven’t been able to do in years!”
TSS: Is there hope for someone that’s had back surgery and still in pain?
KZ: Yes. I have treated many patients with pain after surgery successfully. We call this Failed Back Surgery Syndrome (FBSS). The reality is that not every surgery is successful. Many times, patients have had multiple surgeries without success or with partial success.
TSS: If someone is not eligible for surgery due to weight or age, can you help them?
KZ: Absolutely. Acupuncture is a pain management option for these types of patients. I treat patients of all sizes and ages. Once pain levels decrease with acupuncture, many patients become more active and are able to lose weight easier. So that’s a very positive outcome! Additionally, with natural aging, there is no reason to suffer in pain. The treatments I provide can help decrease pain, even in cases of severe arthritis.
If you are suffering in pain, schedule a complimentary consultation at Zamora Acupuncture to discuss your condition. It’s never too late to start your journey to better health.
You can find Zamora Acupuncture on the web at www.AZacu.com to learn more. Call for a complimentary consultation 480-300-5767.

Neighbors Hello Neighbor!
HI, MY NAME IS… Stephanie Montgomery.
I’VE LIVED IN THE VALLEY FOR ALMOST A DECADE AND I LOVE IT BECAUSE… of the lifestyle, the landscape, and the people.
A TYPICAL DAY IN MY LIFE INCLUDES… chasing after my kids, going for a run, and working on my business, Max & Ollie. It began as a children’s book about baseball and has developed into a baseball-themed gifts and apparel company, with a portion of the proceeds going to families in need via our charitable fund, Monty’s Marvels.
MY FAMILY IS… a happy, traveling circus. We’re always on the go, in part thanks to my husband’s career as a professional baseball player. The adventures are endless!
ONE THING I CANNOT LIVE WITHOUT IS… a hot cup of black coffee. Always hot, not iced – even in the summer!
MY FAVORITE MOVIE I COULD NEVER GET TIRED OF WATCHING AND WHY IS… “Indiana Jones and the Temple of Doom.” It’s a classic –that and “Happy Gilmore,” which my brother and I can just about recite in its entirety.
WHEN I WAS YOUNGER, I WANTED TO BE… an actress.
THE SONG I WOULD SING AT KARAOKE NIGHT IS… I’ve been known to belt out “Total Eclipse of the Heart.” And “Africa” by Toto!
THE ONE PERSON WHO MOTIVATES ME IS… my son, and now my infant daughter. Max & Ollie was inspired by my family (including our dog, Ollie), and now that I have a little girl, she further motivates me to work hard, be kind, and try and set a good example.
THE LAST THING THAT MADE ME LAUGH OUT LOUD WAS… my son. He’s 4 and the stuff he says is (sometimes unintentionally) hilarious.
THE PERFECT DAY IS… any day in which you feel at peace at the end of it.
MY FAVORITE LOCAL NONPROFIT IS… the Diaper Bank of Central Arizona. Around one in three families in Arizona struggle to provide enough diapers for
their babies, and the implications are much bigger than you may think. We have been partnering with diaper banks around the country and we’re thrilled to be able to support a local organization doing amazing things to care for local families.
MY LIFE IS… organized chaos!
THE BEST GIFT I’VE EVER RECEIVED WAS… my family.
MY DREAM VACATION WOULD BE… Bora Bora or the Maldives.
THE BEST PIECE OF ADVICE I’VE EVER RECEIVED IS… that life is not a dress rehearsal, and to try and live without any regrets.

Hospice Nurse Plays Instrumental Role in Patient’s Joy
By Lin Sue Flood

You see it at every symphony performance. People so enraptured by the music — their eyes close and their fingers dance in the air.
Stuart Brown is one of those people. But as illness began to limit his mobility, the 81-year-old relinquished the thought of ever attending a live concert again. That’s when his Hospice of the Valley nurse secretly reached out to the Phoenix Symphony with a request to hold a small private concert in his Scottsdale home.
“We absolutely can make this happen for him and his family,” says Valerie Bontrager, director of community engagement. Days later, concertmaster Boson Mo and associate concertmaster Maggie Martinic arrived to play Brown’s favorites — from “Fiddler on the Roof” to classical compositions by Strauss, Mozart, Chopin, and Beethoven.
“To see him enjoying the songs and tapping his foot was incredibly rewarding,” says Martinic. “When music inspires people, that’s a gift back to us.”
Brown’s daughter, Heather, was blown away by their talent.
“It’s not every day that two first-chair violinists come to your home,” she says. “They gave Dad a day that will never be forgotten. Our hearts are full!”
The mini concert so energized Brown that his nurse, Kirsta Johnson, gently encouraged attending a live performance again. The Phoenix Symphony gladly rolled out the red carpet, providing tickets to a Broadway-themed show at the Orpheum for both of them, plus Brown’s two daughters.
“It was one of the best experiences that I can remember,” Brown gushed. “I’ve rediscovered music and it has awakened me to the fact that there is still so
much good in my life. Martinic even came to say hello during intermission.”
“Witnessing the smiles and happiness was so special,” says Johnson. “He sat in the loge balcony and could see the majesty of the whole orchestra. What a treat to be part of allowing him to enjoy something he didn’t think was possible!”
Since then, Brown has attended two more concerts and looks forward to many more. His family says he is a “new man” and credits his positive new perspective on life to that memorable little concert in their living room.
“Watching him experience that in our home was so emotional,” Heather recalls. “We know he would not have this joyful outlook without the dedication and compassion of his care team and those musicians.”

Foothills Food Bank Targets 44,000 Pounds in Donations with “Purge Your Pantry” Drive
In a community effort to combat hunger, the Foothills Food Bank and Resource Center has announced the launch of its “Purge Your Pantry” food drive. This ambitious initiative seeks to collect 44,000 pounds of food and hygiene products over a period of 44 days, from April 1 through May 14. The drive aims to ensure that the food bank’s shelves remain well-stocked throughout the summer months, a critical time when many local families face increased food insecurity.
Cave Creek’s Foothills Food Bank, situated in a region identified as a food desert, underscores the persistent issue of hunger that does not cease, even as the school year ends. During the summer, numerous children in the area lose access to the one reliable meal they receive through school programs, placing additional strain on their families and the resources of the food bank.
“We’re excited to announce a goal that will keep our shelves stocked through the summer,” says Lauren Cobb, program manager of Foothills Food Bank and Resource Center. “The North Valley has many dual-home residents who leave the Valley during the warmer months, some leaving behind full pantries. And there are many who spring clean, which is why we wanted
to capitalize on this opportunity to provide a win-win solution.” She encourages the donation of any unopened and non-expired food items, in addition to cleaning and personal hygiene products.
Donations are welcomed at the Foothills Food Bank Warehouse located at 6038 E. Hidden Valley Dr., Cave Creek. The food bank also offers pick-up services for large donations, ensuring that every contribution, regardless of size, can be accommodated.
Moreover, the Foothills Food Bank is advocating for community engagement through hosting local food drives. Neighborhoods, worship centers, workplaces, and various groups are encouraged to participate, further amplifying the impact of the initiative.
The drive comes at a time when the Foothills Food Bank is expanding its operations. Construction of a new campus on Carefree Highway and 41st Street is underway, with its doors set to open in early 2025. Thanks to community support, grants, and sponsorships, the food bank has already secured nearly 75% of the funding needed for the project.

Real Estate
Real Estate Hot Topics
By Holly Henbest, Realtor
Real estate news has been front and center lately for a variety of topics, so this month I’m going to share my opinions on a few hot topics.
To start, the NAR lawsuit settlement headlines are giving a lot of pause and panic to many about what is going to change about the real estate process going forward. There’s a lot of speculation about how it could impact pricing and how the process will be different if sellers are no longer required to pay for a buyer’s Realtor fees. If the courts approve the settlement, the proposed changes will take place in July. The biggest change is that it won’t be required for sellers to pay the buyer’s Realtor for representation and a co-broke fee will not be advertised in MLS. So, here are my predictions.
First, if I were a gambler, I would bet it all that the settlement will have zero impact on pricing. Is there a potential for sellers to save money on real estate commissions? Yes, but not enough to impact the price of homes. That potential savings would be so slight it will just get absorbed and, in most cases, they will likely still be paying for the commission. The commission just won’t be advertised.
Second, I don’t really think all that much is going to change, but it might be initially messy. This is going to become more cumbersome for Realtors and could potentially result in heightened legal involvement as buyers may opt to navigate purchases without representation, risking inadvertent legal missteps.
My biggest concern is for the protection of first-time buyers and budget-conscious home buyers. If a buyer were to be required to shoulder Realtor fees, a buyer may have induced anxiety, leading one to forgo representation to save money and inadvertently being exposed to financial risks due to inadequate guidance. This isn’t a matter of political stance but rather a personal observation that, in addition, such a trend could widen the wealth gap. This, to me, really seems to be favoring the affluent while further marginalizing those with limited resources. Moreover, institutional/corporate entities, who are already posing a threat to home ownership, could now have another advantage over inexperienced individuals. However, it’s crucial to note that if a buyer does select representation by a Realtor, their Realtor will be tasked to take on the route to solutions.
Thirdly, I foresee a shift towards greater discernment in the hiring and partnering processes within our industry—a development that promises significant benefits. There are over 60,000 Realtors in Arizona, yet a substantial portion of them engage in minimal to negligible transactional activity, often hovering around zero to just one deal per year. The accessibility of entry in our field remains notably low. You can take some classes, take some tests, pay some fees and you’re licensed. The NAR lawsuit settlement may present an opportune moment for a paradigm shift, one where we can raise the bar on professionalism within our ranks. Those Realtors with substantial experience in adeptly representing clients and navigating complex challenges will undoubtedly thrive. Conversely, individuals who entered the profession with aspirations fueled by televised glamour, akin to the allure of shows like “Selling Sunset” and “Million Dollar Listing,” may confront the sobering reality that real estate is a business demanding serious commitment rather than a mere pastime.
There is still a lot to unfold with regard to how changes will be implemented, so stay tuned and if you have any questions, please reach out to me with any questions.
Next, let’s talk new home sales. This remains a hot topic because in February, new home sales were up 11% from February 2023 and up 23% from January 2024. New home sales contributed to 23% of the market share of residential home sales in February. Three years ago, new home sales were less than 16% of the market share. We’re seeing a big increase in new home sales market share over the last few years.
We shouldn’t talk real estate without talking about interest rates. For a long time, we had heard that by March 2024, we’d see rates more consistently in the low to mid 6’s or maybe even dipping into the 5’s, but alas we have not. Rates have remained a bit unpredictable, but we’ve all become accustomed to creating solutions with rate buy downs and other means.
I’ve been a Realtor for 18 years now and one thing has remained the same –– nothing stays the same. We’ve dealt with a crashing market, recession, booming market, and everything in between. As the industry evolves so do we, and we keep working harder to develop the best solutions for our clients. If you’re
looking to buy or sell, we’d love to talk with you, but more importantly we hope you’ll do your homework and interview the Realtor you’re looking to hire.
WE SUGGEST ASKING THE FOLLOWING QUESTIONS.
1. What is a challenge you’ve faced with a seller and how did you solve it?
2. What is a challenge you’ve faced with a buyer and how did you solve it?
3. What are examples of some of your most difficult sales. Why were they difficult and how did you overcome?
4. When I need to talk to you, will I call your cell phone or your office? Hint: The right answer is cell phone.
5. Roughly how many transactions do you handle per year?
This last question is a tricky one to evaluate. You want someone who does enough consistent business to know they are experienced and savvy, but someone who handles a huge amount of business may have too much on their plate to devote personalized attention to you.
Real estate is an interesting business. It’s no wonder there are so many real estate reality television shows. I’d love to know what topics you’d like to have me discuss here. If you have any suggestions, please email me at holly@henbest.com.

How Will Your Successor Trustee Step in to Help When Needed?
By Libby Banks, The Law Office of Libby Banks
Picking the right people to handle your affairs if you become incapacitated is one of the most important aspects of estate planning. For those using the revocable living trust for planning, that is your trustee. Knowing how to make the transition from you to your successor trustee is important. You need to know how this will happen, and so do they. What are some ways to do that?
First, make sure your trust is clear on when and how a trustee or financial agent takes over if you are incapacitated: What does your plan say about how your incapacity is proven? A trust often requires a physician to make that finding in writing. Another option in many trusts is the disability panel. An example is requiring your two children and your spouse to agree you are incapacitated or stating that a physician and two of three individuals you choose must agree. The important thing here is to be sure your documents establish a clear and a workable solution – one that protects you from an unjustified finding, but still allows a smooth transition when someone needs to step in. Make sure your successor trustee knows what steps they need to take ahead of time.
Consider adding a co-trustee before you become incapacitated: As we get closer to needing assistance, it may be
helpful to add your successor trustee as a co-trustee. This permits a gradual transition, allowing the successor trustee the time to become familiar with the trust assets and how you like to handle your affairs. It also gives you a chance to oversee the co-trustee and evaluate their performance before it is too late to make a change. If the co-trustee doesn’t appear to take the responsibilities seriously or is not using good judgment, remove them as co-trustee and quickly amend your trust to change who will be the successor trustee.
If it’s time, think about resigning for a smooth transition: Most of us don’t want to let go of the reins of our financial affairs. However, there may come a time when it would be wise to turn control over to those in line as successor trustees.
If managing your trust assets is beginning to overwhelm you, or you don’t feel you are handling your affairs well, it might be time to make a formal resignation. This permits your successor to take over without a formal finding of incapacity, avoiding the need for a doctor’s letter.
Trusts handle incapacity findings in many ways. Some are clear, and some overly complex. Some trusts contain no directions for this important transition. If you are ready to establish an estate plan, we will go discuss this important issue. I can also help if your existing plan needs to be updated. Why You Still Have Sciatica Pain (And How To Get Rid Of It For Good)
-By Leading USA Sciatica Expert, Dr. Tom Padilla
Is doing everyday things from standing up straight to nding comfortable sleeping positions and even just walking di cult because of sciatica pain? You may nd it hard to focus on enjoying those around you because you’re distracted by your pain. You may have already tried chiropractic, massage, stretching, and exercise, but the di culty is knowing which things will help and which won’t. is can be frustrating because it seems unpredictable.
Some sciatica is caused by muscular weakness and restriction, while others can be caused by sti joints. Ultimately, certain exercises may help some sciatica, but make other types worse. To best help you, I’ve compiled a list of tips that will help anyone with sciatica regardless of the type to reduce daily pain.
Most people with sciatica just want to know if there’s a solution that actually lasts. Solutions that used to work, don’t work any longer. Eventually you nd yourself in a rabbit hole, searching high and low for solutions that hopefully help you avoid surgery. One of my patients, Marian, had tried everything above on top of back surgery, unspecialized physical therapy, pain management, spinal injections, spinal electrostimulation, acupuncture, and dietary analysis. Marian told me, “When you go through this, you learn how many things you can no longer do if you can’t stand or walk.”
You Don’t Have to Choose Between Surgery and Giving Up the Activities that You Love.
Sciatica is so common because many of the solutions out there just take one area into consideration. e muscles, the joints, nerves, strength, weakness, etcetera. e simple truth is that sciatica is a complex condition with many contributing factors.
e core issue, which has been proven time and again in the best research, is that the body has developed compensation patterns in order to protect itself. ese patterns are hardwired into the brain, and will continue to persist unless they are xed. is pattern is what CAUSES the tight muscles, and the sti joints. ese tight muscles and sti joints eventually pinch the nerve, causing sciatica. erefore, correcting the pattern is the true root cause. No matter how long you’ve su ered, you can still get your life back. No surgery. No pills.
6 Reasons Why Your Sciatica May Be Lasting Longer than it Should:
1. You tried looking up exercises to do on your own for your sciatica. But with many “causes,” it’s di cult to gure out which exercises are right for you. is is why some exercises can seem to make it better, but some make it much worse.
2. You tried a few relaxing massages and it felt good for a few days but then it came back.
3. You tried chiropractic care and it eased a bit, but the nagging sensation is still there.
4. You tried waiting for it to go away on its own. at didn’t work…
5. You went to the doctor’s o ce, and they gave you pain meds or nerve medication to numb the pain. ey told you to come back in 6 weeks if it didn’t work.
6. You went to a physical therapist who put you on the same exercises everyone else with sciatica gets…then they left you with an assistant who only half watched your technique.
Why What You’ve Tried Hasn’t Worked
If any of these things have happened to you, unfortunately it’s common. e issue with a lot of these methods is that they focus on addressing the symptoms, not the root cause of your sciatica.
What to Avoid
Here are 3 things that can make your sciatica pain worse.
Stretching: If you’ve been stretching to x your sciatica and it hasn’t worked yet, it likely won’t. More often than not, sciatica has come up because of tight muscles. Stretching is for short muscles. Tight muscles are tight because they’re compensating for a weak muscle nearby.
Stretching will relieve them for a little bit, but it will come back unless the weakness is resolved.
Crossing Your Legs: Avoid crossing your legs at all costs. is can cause stretching in the back of your hip which compresses the sciatic nerve. It also causes twisting in your hips and pelvis which can put stress on the nerves in your back.
Resting: Certain activities right now might make your sciatica worse, but that doesn’t mean you should restrict all of your movements. If certain things are painful, like walking, lifting, sitting, it’s important to nd the root cause so you can start moving properly and stay active.
How to Fix Sciatica for the Long Term
So many of the “solutions” we try only provide temporary relief because they’re not targeting the root cause. And without getting to the source of the problem, sciatica pain will continue to return because the cause was never addressed.
Marian learned this the hard way, and unfortunately a lot of people do. After addressing the root cause, Marian says, “I’m back to walking 3-4 miles a day; I can lift and hold my grandbabies; I can go to parties without having to sit in a corner; I can go shopping again.” e only thing she’d change? Finding a specialist to help her address the root cause sooner. “I could have avoided a lot of doctors’ appointments and needless and expensive treatments, not to mention losing a couple of years to my other attempts.”
How to Get Rid of Sciatica Pain for Good

IN THEATERS
“Dune: Part Two”
Paul Atreides leads the Freman to take control of the planet Arrakis, no matter the cost.
The existence of a “Dune” adaptation that captures the spirit and themes of the original without sugarcoating is nothing short of miraculous. This is before we even delve into the intricacies of “Dune: Part Two.” Denis Villeneuve exerts complete control over every element, from the thrilling worm rides to the serene shots of people perched on sand dunes watching the sunset. Each scene resonates with its own significance. The cast delivers outstanding performances, with Austin Butler, Zendaya, and Javier Bardem embodying the diverse ideologies central to the film’s narrative with finesse. Notably bold, the movie ventures into darker territories than most recent blockbusters dare to tread. It portrays not the rise of a hero, but the ascendancy of a villain—a true tragedy.
“Drive-Away Dolls”
Two friends find themselves in the middle of a criminal conspiracy during a road trip.
This movie is a treat for those who relish a good dose of the zany, as it wholeheartedly embraces its B-movie roots. Think exaggerated characters, over-the-top dialogue, and an irresistibly silly mood throughout. For fans of this genre, it's a total riot—as it was for me—with a cast that perfectly embodies the film's outlandish spirit. There's an unexpected sweetness to the movie as well, with themes of friendship and love at its core, anchored by the excellent cast of Margaret Qualley and Geraldine Viswanathan. While the film's runtime is just over 80 minutes and feels a tad bloated, this may well contribute to its quirky charm and homage to classic B-movies. Above all, it's downright hilarious, offering every character a chance to deliver a memorable line. Ethan Coen hasn't lost his touch, and alongside his co-writer and wife, Tricia Cooke, they both flaunt considerable talent.
ON NETFLIX
“Spaceman”
A cosmonaut, on a mission that’s more personal than it seems, finds it can be the potential solution to his life problems.
Adam Sandler showcases his remarkable acting prowess once again, delivering a subdued performance laced with guilt. Yet, it's Paul Dano's voice role as a giant space spider that leaves the most profound impact, balancing emotional detachment with a sense of curiosity. Johan Renck, the director acclaimed for the HBO miniseries “Chernobyl,” brings his visually stunning and fluid camerawork to the fore, creating an immersive sensation of solitary space exploration. The film's momentum falters somewhat with cuts back to Earth; these segments might have been more effective as visions or flashbacks rather than a concurrent narrative, and they tend to make the film feel longer than necessary. Nonetheless, the film's genuine and bold approach makes it a commendable addition to the genre.

“Ricky Stanicky”
Three friends hire an actor to play a made up friend who gets them out of trouble.
At the one-hour mark of “Ricky Stanicky,”
it dawned on me that the film was only just setting the stage for its main plot, with a scant 50 minutes remaining. The movie seems like a relic from the early 2000s, and not in a nostalgic way. Peter Farrelly seems to be reaching for the comedic heights of his earlier works, pre“Green Book” acclaim, but that magic is noticeably absent. Instead, we're left with a film that oscillates between being obnoxious and simply distasteful, its humor lacking consistency and finesse. The jokes are tired and overly labored. The cast appears disengaged, with the notable exception of John Cena, who strives to inject a semblance of boldness into the mix. Alas, the movie's execution is rudimentary at best, reminiscent of a novice student project rather than a polished production. “Ricky Stanicky” feels like a film that missed its era by over a decade and might have been best left there.
