ESPERANÇA
lmost five decades ago, Dr. James Tupper set out for Antarctica aboard a U.S. Navy ship. While docked in South America, he witnessed some of the most disadvantaged families living in shacks built on islands of garbage, a water system completely contaminated by sewage, adults and children suffering from malnutrition, cleft lips and a mouthful of missing teeth.
After fulfilling his military duties, Tupper began his surgical residency at the University of Chicago Medical Center. He loved medicine, but the suffering he witnessed during his time abroad continued to invade his thoughts, so in 1963, he gave up a promising career as a surgeon for his priestly vocation. He was ordained in 1969, vowing to care for the bodies and souls of the poorest among us. Returning to those Brazilian communities, determined to carry out this mission, he soon realized he lacked the necessary resources including medical supplies, laboratory facilities, surgical equipment and standard medication to truly make an impact. After expressing his concerns, family members and friends immediately rallied to help. In 1970, his brother, a lawyer in Phoenix, incorporated a nonprofit organization in order to support his efforts. Deemed “Esperança Inc.” from the Portuguese word for “hope,” Tupper was no longer in this fight alone. Soon, the organization became known as a symbol of hope for those who have learned to live hopelessly. And the mission remains the same to this day—nearly 50 years later. Through fundraising, donations and active volunteers, Esperança now provides medical missions to such places as Peru, Mozambique, Ecuador, Bolivia and Nicaragua. In addition, volunteers and indigenous partners provide these communities with access to clean water, stable sources of food, disease prevention, health education and ecological home-building. “Although I am a general surgeon within the U.S., I feel truly fulfilled when I am volunteering my time overseas,” said Dr. Brandt Feuerstein, a volunteer surgeon for Esperança. “I am able to combine my studies and training as a surgeon to provide necessary medical care, in a culturally sensitive way, to international locations where they are needed most.” Esperança’s mission to improve health and provide hope for families in the poorest communities now includes
those in the Phoenix area, with the organization’s domestic program. “While conducting these global missions, we realized there were so many more people that could benefit from our services—many of which are located right in the Phoenix area,” said Jeri Royce, president and CEO of Esperança. “In 2000, we launched our domestic program in order to serve our community’s most under-resourced children, adults and seniors.” By partnering with Title I schools, dental clinics and community centers, Esperança’s bilingual and bicultural health educators provide children with oral health literacy, referrals for free or low-cost dental care and daily health and wellness exercises. They stress the importance of nutrition and physical activity, providing information in a language and at a level the kids can understand. Known as Salud con Sabor Latino (Health with a Latin Flavor), adult classes are built around the idea that a family can be healthy, without losing touch with their culture. Participants engage in hands-on activities, such as cooking sessions and tours of local grocery stores. Further, the team offers parent-ambassador training, which teaches parents about public health and how to be a strong advocate for their children. “Whether local or global, we don’t enter communities with the intention to disrupt their way of life, rather we listen to their needs and give them the tools, training and support they need to succeed,” said Royce.

ENHANCED ARIZONA 511 TRAVELER INFORMATION SYSTEM LAUNCHED ADVANCED TECHNOLOGY PROVIDES EASY ACCESS TO ROAD CONDITIONS A MODERNIZED, MOBILEFRIENDLY ARIZONA 511 TRAVEL INFORMATION SYSTEM WEBSITE AND PHONE LINE ARE NOW AVAILABLE FROM THE ARIZONA DEPARTMENT OF TRANSPORTATION. The new system uses the latest technology to provide a customized experience with realtime updates from ADOT, the premier source of information on Arizona’s highway system. The new AZ511.gov website allows users to save their favorite routes and most used traffic cameras. Before leaving for a destination, drivers can log onto AZ511.gov to view incidents along their route, get estimated travel times to their destination and receive alternate route suggestions. Travelers may set up text or email alerts for their routes. Users can also call the 511 phone line to hear per-
sonalized updates. The 511 phone line is now easier to navigate and voice recognition has been upgraded. “Drivers have always turned to ADOT for the most accurate information on Arizona’s highways. The improved website and phone line make it even easier to access the information drivers need to make informed decisions when traveling throughout our state,” said ADOT Director John Halikowski. “As Governor Ducey has said, the principal job of state government is to protect and improve the quality of life for our citizens. Embracing new technology and offering better information to support motorist safety aligns with his charge to state agencies.” The new site is easy to navigate and includes information not previously available. Speed maps for all of Arizona’s roadways are displayed. Motorists can see the weather forecast, radar,
and National Weather Service watches and warnings. Border wait times have also been added. ADOT’s Twitter feed is visible on the home page, making it easy for travelers to get their questions answered by ADOT public information officers. The 511 phone system includes the ability to transfer directly to state and national parks, airports, and other transportation-related contacts. Additionally, the phone system will allow callers to transfer to the Arizona Adopt a Highway system to report those who litter. Soon to follow is an AZ511 mobile app for iOS and Android that will offer route planning, advanced monitoring of route conditions, and “drive mode” that will read off critical alerts to drivers. “The new Arizona Traveler Information System was born out of demand from Arizona motorists for more information – especially during critical events like snowstorms or highway closures. With a 24/7 operations
center, ADOT is the principal source of this information,” said Dr. Timothy Tait, ADOT’s director of communications. “While these new services have officially launched, we are still adding features, addressing issues and catching bugs. If you see something we can improve, be sure to look for ‘Contact Us’ under the ‘About’ link on the website.” ADOT set up its statewide 511 phone line in 2002 and is part of the nationally-designated three-digit phone number for traveler information. Over the past year, AZ511.gov had more than 65 million hits and the 511 phone line received more than 430,000 calls. The new AZ511 system is part of a range of tools used by ADOT to help drivers safely navigate the state. With the ADOT Alerts app – available at ADOTAlerts.com – more than 65,000 users are receiving alerts about crashes, serious weather or closures of highways to help them make informed driving decisions based on their location using geofencing technology.
AG BRNOVICH WARNS OF SPIKE IN RESALE SCAMS INVOLVING TIMESHARES IN MEXICO ATTORNEY GENERAL MARK BRNOVICH IS WARNING ARIZONANS ABOUT A RISE IN SOPHISTICATED SCAMS RELATED TO THE SALE OF TIMESHARE INTERESTS IN MEXICO. Scammers often posing as real estate brokers contact consumers and claim that a buyer would like to purchase or rent the consumer’s existing timeshare interest at a location in Mexico. The con artists tell consumers that a buyer wants to pay tens of thousands of dollars for their timeshare, but the consumer must pay money upfront for taxes, or put money into an escrow account. The consumer is directed to wire money to accounts in Mexico. The scammers will attempt to continue to extract money from the consumer until the consumer runs out of money or realizes they’ve been scammed. Although these scams are typically operated by individuals within the country of Mexico, scammers frequently conceal their identity by using the name of legitimate businesses in the United 4 • April 2019 • NORTH TATUM TIMES
States, often using the names of businesses registered with the Arizona Corporation Commission that have been inactive for years. Scammers will also create new, slick websites to appear legitimate, and populate internet sites with fake reviews. In some cases, con artists have even posed as part of Mexico’s government and say the Mexican government has set up a fund to assist victims of timeshare fraud in Mexico. “Our office has seen an increase in consumer complaints involving timeshare resale scams in Mexico,” said Attorney General Mark Brnovich. “These scammers know some people are desperate to get out of their timeshares and prey upon that vulnerability to steal their money. Never wire or send money to people you don’t know or to a stranger in another country.” If you believe you are a victim of consumer fraud, you can file a complaint online with the Attorney General’s Office. BANNER ALZHEIMER’S TO HOST MUSICAL SERIES FOR PATIENTS AND THEIR CARE PARTNERS MUSIC CAN AFFECT US IN POWERFUL WAYS, ESPECIALLY WHEN IT COMES TO MOOD AND MEMORY. In support of this engaging connection, Banner Alzheimer’s Institute is proud to introduce Passport to Music in 2019 in partnership with the Musical Instrument Museum (MIM). The new life enrichment program is designed
for persons with mild to moderate memory loss and their care partners. The participants will experience a different region of the world each week through music being encouraged to explore memories and engage in interactive experiences in this unique environment. MIM fosters appreciation of the world’s diverse cultures by showing how we
innovate, adapt, and learn from each other to create music—the language of the soul. “We’re excited to offer this series to people and families within our community, because it offers an opportunity to help them remain socially active and engaged which is key to maintaining quality of life,” said Lori Nisson, LCSW, Family and Community Services director. “Recent studies convey the health benefits of music intervention for these patients. People living with Alzheimer’s and other related dementias maintain musical aptitude and appreciation. While dementia affects mood, memory and language; music can function as a powerful tool in eliciting positive memories, emotions and interactions.” Local resident Diane Gerdts has seen the positive results music has had on her 85-year old husband Marlin, who has been suffering from Alzheimer’s disease. He was first diagnosed about four years ago. Being a previous choir director, Diane knows the power and influence of music so was thrilled to participate during the pilot program. She said she couldn’t believe how much Marlin enjoyed himself. “My husband really blos-
somed during that event. That was a joy to me,” she said. “But it was also a great experience for me to meet other families and caregivers. We’re all going through the same journey in different ways, and that connection was incredible.” The Passport to Music series will be offered over the course of five weeks during 2019, and participants are encouraged to attend all sessions in their selected series. Each session will take place from 12:30 to 2 p.m. at the Musical Instrument Museum, main entrance lobby, 4725 E. Mayo Blvd, Phoenix. THE DATES FOR EACH SERIES ARE: Spring series – May 3, 10, 17, 24, 31 Summer series – Aug. 2, 9, 16, 23, 30 Fall series – Nov. 1, 8, 15, 22, Dec. 6 The cost to participate is $50 per pair and people can register by emailing BAIFCS@bannerhealth.com, or calling (602) 839-6850. This program was funded by generous support from Rosario Strano in honor of his wife Judy Loker to the Banner Alzheimer’s Foundation. GETAWAY
Visiting
THE VERD E VALLEY
A
s Phoenicians, we love to travel north towards Flagstaff, especially during the heat of summer. But one of our favorite areas to visit on weekend and day trips is nestled between Phoenix and Flagstaff, in the rolling hills of the Verde Valley, just south of Sedona. The small, rural towns of Camp Verde, Cottonwood, Clarkdale, Cornville, Page Springs and Rimrock sit along the banks of the Verde River as charming little slices of Arizona history and western culture, just an hour or two from the Valley of the Sun. Here are a few of the spots we recommend you visit the next time you’re looking for a quick and unique getaway.
CAMP VERDE Camp Verde is the first stop on our list. The town prides itself on being “the center of it all,” due to its very central location in the state of Arizona. Camp Verde is full of historic sites, ranging from Fort Verde State Park, a well-preserved example of the Arizona Territory in the wild west era of the late 1800s, to the nearby Montezuma’s Castle National Monument, an 800 year old legacy of the Sinagua people who lived in ancient Arizona. More modern attractions to the Camp Verde area include Out of Africa Wildlife Park, Cliff Castle Casino, and the Verde Valley Archeology Center. The climate is perfect and there are plenty
By Jill Frier of outdoor activities in the area including beautiful places to camp, boat, fish, hike and explore along the shores of the Verde River. COTTONWOOD Cottonwood, known as the Heart of the Verde Valley Wine Trail, is a friendly haven for artists, foodies, wine and antique lovers. Once a small farming community, historic Old Town Cottonwood is now known for its Main Street, featuring cafes, restaurants, wine tasting rooms, antique stores, art galleries, hotels, shops and boutiques. The town is also home to Dead Horse Ranch State Park, a beautiful location for camping, hiking, boating and fishing near the Verde River Valley lagoons located in the area. CLARKDALE Clarkdale, Arizona, just a few minutes down the road from Cottonwood on the way to Jerome, was designed and built by Senator William Andrews Clark as a copper-smelting company town for the mine employees in Jerome. Although it has a population of less than 5000 people, Clarkdale is big a tourist attraction with daily train rides on the Verde Canyon Railroad bringing hundred of tourists to the area. It is also home to Tuzigoot National Monument, a fascinating look at ancient Sinagua pueblo ruins on a hilltop overlooking the Verde River. Visitors to Clarkdale can also

experience the Arizona Copper Art Museum, enjoy some of Verde Valley wine country’s finest at the Southwest Wine Center, or float down the Verde River with experienced local river outfitters through unspoiled riparian areas adjacent to the Audubon Important Birding Area in Tavasci Marsh. CORNVILLE AND PAGE SPRINGS The tiny towns of Cornville and Page Springs are a bit further off the beaten path, on the road to Sedona between Cottonwood and Rimrock. Both communities sit alongside Oak Creek, a tributary of the Verde River flowing through Sedona, and both are part of the Verde Valley Wine Trail, in the heart of Arizona wine country. A trip north on the winding Page Springs Road out of Cornville will take you along a trail full of local wineries and beautiful scenery on the way to Sedona. Cornville was once the home of long-time Arizona Senator John McCain. Page Springs hosts the largest state run fish hatchery, the Page Springs Fish Hatchery, which is operated by Arizona Game and Fish and stocks more than 50 percent of the state’s trout population. RIMROCK Rimrock is a small town north of Camp Verde along I-17, incorporating the Beaver Creek Communities of Lake Montezuma, Rimrock and McGuireville. Just down the Verde River from
Sedona, Rimrock is the town nearest to the Montezuma’s Well National Monument, the site of Sinagua ruins just downstream from the larger and more popular Montezuma’s Castle National Monument. The location of this monument is beautiful, lush and green, with a pueblo community built into a cliff overlooking a small, deep pond. Rimrock is also the gateway to the Beaver Creek Wilderness area, a perfect place to camp, hike and fish, just downriver from Sedona, and the fascinating V Bar V Ranch Heritage site, the largest and best-preserved petroglyph site in the Verde Valley. Most of the more than 1000 petroglyphs were created by the Sinagua people from about 900 AD until about 1350 AD. The Verde Canyon Railroad’s motto – “It’s not the destination, it’s the journey” – is one of my very favorites. It applies to all of the trips that take you to visit the tiny towns and desert hideaways throughout our great state. The places listed here are just a few of our favorite spots to visit in the Verde Valley area of Arizona, but there are many more worth seeing. Take your time and enjoy the slow pace of the many small towns and communities that line the Verde River on the way to Sedona and Flagstaff from Phoenix. And be sure to check out www.LadybugsBlog.com for more fun things to do everywhere in Arizona! northtatumtimes.com

SCHOOL DROP-OFF: MASTERING THE NO-CRY GOODBYE By Kelsey Kent
A
s children make the transition to school age, a familiar scene takes place at schools everywhere: young ones panic at the classroom door when they realize mom and dad are leaving. And it’s totally understandable. For the first few years of a young child’s life, nearly every day is spent with a parent - every meal, every bath, and every minute of playtime. Then, all at once, Mom or Dad is peeling their crying child off their leg and walking away. From a child’s perspective, this can be terrifying. The factors contributing to separation anxiety and separation anxiety disorder are a varying combination of nature and nurture. Some kids are seemingly born with an extra “snuggle gene,” making even a few minutes without Mom and Dad feel like an eternity. The child might be mistakenly labeled as being “difficult” during drop-off.
Other children, however, will drop their parent’s hand and take off running the moment they spot the playground. Parents chalk that up to a kid being “independent” or “curious” – both desirable traits. But a child’s reaction to a new environment is neither right nor wrong. A smooth morning drop-off may be more convenient, but a child isn’t misbehaving by feeling nervous or insecure about leaving mom and dad for the day. Keep in mind that your child’s world is suddenly changing, and every kid handles the change differently. With that in mind, here are six strategies that can help smooth the transition from home life to school life (and lead to a stress-free drop-off): 1. Let your child know that school starts in seven days (or seven sleeps), and then count it down. This helps a child mentally prepare for the big change coming up.
2. Drive past the new school a few times before your child’s first day, pointing out the school each time. This helps shape your child’s mental picture of the school.
3. Before the first day of school, take your child on a tour of the classrooms, playground, or any points of interest. At our school, for example, one of the most popular areas is our barnyard. We encourage new parents to walk their children over to see the horses and goats (and our beloved donkey). It’s a fun and easy way to get the kids out of the car and onto the campus. 4. A child can easily memorize and verbalize the names of the school days. Ask which days are school days, and have your child mark those days on a calendar. This helps a child understand their routine: “Tuesday is a home day. Wednesday is a school day.”
5. Accompany your child during the first few days of school. When you get there, tell your child “Let’s go see the vegetable garden” or “Let’s check out the playground.” This puts the focus on the familiar, rather than the unknown. Remember to budget extra time for all of this, even if it means taking time off from work. In a few days, your child should be ready for the “drop & go” scenario you’ve been waiting for.
6. Remember that it’s not always the child who’s having trouble letting go. Kids can sense when parents are unsure and afraid. Talk with your child about “all the fun he/she will have today” (rather than focusing on how much you will miss your child at home). Put on a happy face – it just might be contagious! EDUCATION
A LEADER IN EVERY DESK - TEACHING KIDS TO BE LEADERS
I
magine a sign over the door of every classroom. The colorful sign says, Urgently Needed: Young Leaders.
Is your child prepared to answer this call? Unfortunately, too many of us have fallen into the trap assuming that leaders are the select and chosen few and that followers are the vast majority. Yet leadership is not an all-or-nothing ability, something you either have or don’t have. The truth is, all young people have some capacity for leadership. Leadership skills are instilled, not inherited. One of the best things we can do for young people is help them develop to be leaders. At PVSchools we develop pathways to enable each student to have authentic real-world learning experiences creating an appreciation of leadership. Leadership training starts at home.
As your child’s first teacher, your goal should be to set the right example. Do what it takes to excite, motivate, and inspire your child to lead at home, on the playground, and in the classroom. A leader in every desk is not about dividing students into leaders and non-leaders. Rather it’s about trying to develop the capabilities in each and every student to stand up to the many challenges of leadership. At PVSchools, our quest for leadership development aims to provide students with opportunities to lead. Students begin their journey by learning that leadership is a human endeavor; that leadership is about such issues as integrity, character, and helping others, as much as it about accomplishment. PREPARE CHILDREN FOR A LIFETIME OF LEADERSHIP It’s up to us as parents, teachers,
coaches, and youth group advisors to instill these four fundamentals into the lives of our children. 1. Build Confidence to Build Competence. Confidence comes from success. Be alert to opportunities. The only way your children can succeed is through accepting opportunities to lead. Nudge them outside their comfort zone; empower them to get up and take action. Challenge your child and support them when they struggle. 2. Create an environment where your child can flourish. Help your children construct a longterm perspective. Guide their efforts as they develop a game plan for turning their vision into reality. Teach them that success and accomplishment are not measured by how they compare to someone else, but how much they improve from where they started.
3. Establish healthy relationships. Show children how to build positive relationships. Encourage your children to, as best possible, work through conflicts on their own first. Teach them how to maturely deal with disagreements. Embolden them to say, “let’s work together.”
4. Remember that kids will be kids. Leadership is hard work. All young leaders will ask themselves, “So why should I be a leader?” Take the time to understand how your child is progressing as they strive to lead. They need to be taught, nurtured, and supported along their journey. All kids will engage in inner struggles over self-doubt, frustration, and uncertainty. They will be challenged and tested and need you to come alongside and pick them up. As your child begins their leadership journey remind them that there is no magical path to succeed as a leader. Rather, it’s a way of life.
A place for young minds The Smart Choice. PVSchools provides a robust and engaging educational
experience, in a technology-rich environment, to ensure students are not only college and career ready, but prepared for life in the 21st century. To get your children started on their journey of excellence and to explore our Pre-K through 12th-Grade options, visit PVSchools.net

KIDS’ CORNER
WATCH YOUR KIDS AROUND WATER!
WATER SAFETY IN THE VALLEY OF THE SUN By Jill “Mamabug” Frier
S
ummer is fast approaching and, unfortunately for Phoenix, so is accidental drowning season. City resources, state agencies and first responders come out in droves this time of year to caution parents to “Watch Your Kids Around Water.” Sadly, drowning is one of the leading causes of death for children under age four in Arizona. While most children drown in their own pools, other water sources can also be dangerous, including canals, buckets, toilets, bathtubs and ponds. Here are some safety tips from the experts and local resources for you to help you keep your kids safe around water. PREVENTING DROWNING The best way to prevent drowning is to watch kids when they are in or around water – without distractions. Put the cell phone down and be sure to keep children within reach of an adult. And never leave a child alone around a water source – it only takes two inches of water to drown. Other important ways to prevent drowning are to: • Use an approved barrier to separate the pool from the house. • Keep life-saving devices like hooks, poles, or flotation devices, near the pool and readily available. • Don’t allow kids to play in the pool area or store toys near the pool. • Keep large objects that kids can climb on, like tables, chairs, large toys or ladders, away from pool fences. • Always have a designated child watcher whenever kids are around the pool and take the kids with you when you leave the area. Don’t forget the non-pool areas, too. Be sure to empty all tubs, buckets, containers and kiddie pools immediately after you use them and store them upside down so they don’t collect water. Keep toilet lids shut and doors to bathrooms and laundry rooms closed. HELPING SOMEONE IN DANGER Accidents happen and sometimes kids find their way to the pool or water source, despite your best efforts. Do you know what to do in an emergency? An accident by definition is unexpected, which is why it is always a good idea to learn CPR and basic water rescue skills. You never know when you may need to step in and save someone’s life, child or adult. The main steps to remember if you find someone in trouble in a water emergency are: • Yell for help and pull the person out of the water. northtatumtimes.com
AZ Dog Sports
Training for You and Your Dog plus
An Academy For Dog Trainers
• Call 9-1-1 immediately and stay on the line with the operator for instructions. • Begin CPR, if you know it. • If you are not trained, follow the instructions from the 9-1-1 operator until help arrives. Plan ahead and prepare yourself to know what to do in an emergency, because learning CPR and basic water rescue skills may help you save a life. POOL SAFETY TIPS One of the most important things you can do to keep your kids safe around water is to teach them to swim. Swimming lessons not only teach kids how to swim when they are in the water, they also teach kids to respect the potential dangers of the water and the rules for being safe around a pool. There are many different options for swimming lessons and a huge range of prices, times and locations. You can sign them up for private or group swimming lessons at one of the many swim schools in town, or go to a city pool or non-profit community center. Get your kids familiar with water, comfortable with the rules for a swimming pool, and respectful of the dangers that come with drowning. Here are some specific tips to keep kids, and adults, safe around the pool this summer: • Learn to swim – this is the best way to gain respect for the water and keep yourself afloat. • Never swim alone – use the buddy system, whether you are an adult or keeping an eye on kids. • Never swim under the influence of alcohol or medications – it’s hard to prevent drowning if you’re not awake, alert and attentive. • Never swim when you hear thunder or see lightning – electricity and water are a bad combination. • Never dive into an unfamiliar body of water – you never know what will be at the bottom. • Learn CPR – you may just save someone’s life one day.

CARLOS O’BRIEN’S:
SERVING THE BEST MEXICAN FOOD THIS SIDE OF THE BORDER
O
lé! Cinco de Mayo is coming, and Carlos O’Brien’s is ready to party. Make merry and indulge your cravings for the yummiest Mexican food in the Valley. A magnet for luxurious resorts, with world-class amenities and stunning mountain views, Phoenix, with its miles of hiking, biking and horseback riding trails, is an outdoor lovers paradise. From American restaurants to those representing the cuisines from countries around the globe, Phoenix boasts a plethora of dining options making it a food lovers destination.
Given the Valley of the Sun’s close proximity to Mexico, it’s known for its Mexican food, which is a fan favorite of residents and visitors alike. And for 40 plus years, Carlos O’Brien’s has been the home of and the place for the best in Mexican cuisine. This family owned and operated business prides itself on serving generous portions at reasonable prices to be enjoyed in a fun, friendly and family-like atmosphere. “We’re known for serving the best in Arizona style and Sonoran style Mexican food with a little bit of an Irish twist,” said Corey O’Brien, Owner and Manager of their newest location in Norterra.

Carlos O’Brien’s was established in 1978 by Sean O’Brien (Corey’s father) and Jeff Lipson (his uncle). They opened their first restaurant at 16th Avenue and Bethany Home Road. And, yes, the founders really are Irish. “My father was a manager of a Mexican restaurant when he was in college,” said O’Brien, “so his experience was in Mexican food. That first restaurant at 16th Avenue and Bethany Home Road had been a former Mexican place, Casa de Carlos, so he just took part of that name and went with it.”
In 1985, their restaurant was so successful that they closed that location and moved to a larger space at 12th Street and Northern Avenue where they are still going strong today. Corey joined the Carlos O’Brien’s team working alongside his father and his uncle, and in 1998, they opened their second location just off of Scottsdale Rd and Mayo. Then, in July of 2017, Carlos O’Brien’s opened their Norterra restaurant on Happy Valley Road and I-17. The family operates a fourth Carlos O’Brien’s in Avondale, but it’s the smallest of the four. eats daily, it doesn’t offer the same services as its sister establishments. For example, the other three restaurants now offer DoorDash and online ordering, and the Norterra location can accommodate up to 60 people for parties and events while the other two locations, Central Phoenix and Scottsdale, can fit up to 30 guests for parties and events. “In every community that our four locations are in, we want to be a vital part of that neighborhood,” said O’Brien. “To that end, we encourage schools and other local groups to reach out to us.” Mexican foodies can make Carlos O’Brien’s their daily pleasure. In addition to dinner service each night, lunch specials are available seven days a week, and every kind of appetite can be whet by checking out their menus online at their website (www. carlosobriens.com). For those looking for a little post work relaxation, stop in at any of their four locations, and unwind at Happy Hour from 3:00 p.m. to 6:00 p.m. And for those hankering for the best in Mexican cuisine, but don’t feel like dining in, all four Carlos O’Brien’s offer takeout. “Diners will find us, the owners, in-house every day,” said O’Brien. “We’re all about great food and great service. Our mission is to serve delicious Mexican food in big portions at reasonable prices. While we’re expanding slowly, we’re as popular as ever and a staple of Arizona comfort food.” Food at Carlos O’Brien’s is prepped fresh upon order, and their menu features all the Mexican classics like chimichangas, burritos, enchiladas, tacos (both soft and street) and fajitas. According to O’Brien, their chimichangas are very popular with their “Pollo Fundido” being a perennial favorite. “Pollo Fundido” is a “chicken chimichanga covered with jalapeño cream cheese and cheddar cheese served with rice and beans.” Other chimichangas can be ordered with beef and pork and red chili sauce or green chili sauce. northtatumtimes.com
COVER STORY
“Our burrito grande, ‘Grande Burro Enchilada Style’, is quite possibly the biggest burrito around,” said O’Brien. “Our food isn’t as spicy as Tex-Mex; it’s more flavorful. And our style is definitely cheesy as we’re heavy on the cheese and heavy on the portions.” Their famous “#1 Cheese Enchilada and Beef Taco” dinner, which is dressed with rice and beans, is considered an old standard and quintessential Sonoran. Enchiladas are also prepared in other ‘flavors’ such as beef, chicken and pork, and in fact, O’Brien highly recommends the “Shrimp Enchilada.” Sauces choices range from red and green chili to tomatillo to ranchero. “Different parts of Mexico have various styles of food,” said O’Brien, “We have some Baja influence with our delicious beer battered fish tacos, ‘Baja Fish Tacos’, and our ‘Macho Street Tacos’ are great as well. Actually, they’re on our Happy Hour menu, too.”
While Guinness beer is always on tap at all their locations, their Irish roots are most evident on Saint Patrick’s Day. Carlos O’Brien’s expresses and marries their ancestry and their food passions on this totally Irish day through such dishes as their famous corn beef tacos. Another merging of cultures is reflected in their Irish Margarita, which is available every day from their fullservice bar. In the end, while they’ve dabbled in some Irish food over the years, Saint Patrick’s Day is their one day where they go a little green. Cinco de Mayo is always a fun time at Carlos O’Brien’s. They offer food and drink specials and exciting giveaways. In addition to the celebration and festivities going on inside their restaurants, this is a big catering day for them as well. Their food is most often the choice for many office parties and other organizations hosting celebratory events. This year, Cinco de Mayo is Sunday, May 5, so be sure to join in the merriment at Carlos O’Brien’s.
When it comes to fajitas, “Favorite Fajita Quesadilla,” is always a crowd-pleaser. This entree is comprised of “marinated beef, chicken or both grilled with onions and bell peppers served in a flour tortilla quesadilla with sour cream, guacamole and pico de gallo.” This is how to say yummy! Oh, and don’t forget to finish off that yummy meal with some “Fried Ice Cream” a Mexican staple of sweetness. Vegans and vegetarians will be happy to know that Carlos O’Brien’s doesn’t use animal products or byproducts in any of their beans. For those who are health conscious, they make it easy to eat healthy with their à la carte ordering, and everything is always made-to-order to the customer’s specifications and satisfaction. Given the O’Brien’s Irish heritage and their Mexican influences, both Saint Patrick’s Day and Cinco de Mayo are big days for celebration every year.

BE HOMESMART THE BATSON TEAM – FROM OUR VIEWPOINT
By Al and Jean Batson of The Batson Team
Q: I served my Country in the military. Can you help me understand my VA home loan benefits? A: Using your VA benefits provides you an excellent way to purchase a home utilizing a Zero-Down program with a lower interest rate than a nonVet can obtain. In fact, depending on how much of your “entitlement” is available to you ($484,350 is the maximum amount for a VA loan), you can purchase more than one property. If you already own a home with a VA loan but you want a different property, you can purchase a new property – but it must be your primary residence. You have the option to keep the original property as long as the total loan amount between the original property and the one you plan to purchase (as of today) doesn’t exceed $484,350. Additionally, you can use a VA loan to purchase a home at a sales price higher than $484,350. However, you must provide a down payment equal to 25 percent of the amount that exceeds the $484,350. For example, let’s say you
want to buy an $850,000 home and you qualify for the maximum VA loan amount of $484,350 - then you must make a down payment of $91,412 (25 percent of the difference between $850k and $848k). The point is that you aren’t restricted to a home topping out at $484,350 if you can come up with a down payment. For comparison sake, most Jumbo loans would require a 20 percent down payment of $170k on $850k sales price. In the past, if a Veteran was in competition with offers where Buyers/Sellers pay their own normal closing costs [Conventional loans], the Veteran’s offer was often declined because the seller was required to pay “nonallowable fees”” [meaning the Veteran was not allowed to pay them]. Those costs cut into the proceeds the Seller would receive. The good news is that today the VA allows the veteran to pay their own loan costs thus putting them on an even playing field with other offers. Those former “non-allowable fees” were Lender Fees, Escrow Fees, miscellaneous Title Fees, Notary Fees and the Termite Report (required for all VA Loans).
16 • April 2019 • NORTH TATUM TIMES
Be aware that if the above referenced fees exceed 1 percent of the loan amount, then the Veteran can ask the Seller to pay the difference OR, more likely, to be competitive, he/she can take an interest rate of 0.125 percent above the current rate (which is a very minimal amount) to obtain a lender credit that covers those costs without impacting the Seller at all. What are other advantages to using your VA benefits, in addition to the lowest interest rates? Vets have easier credit requirements, no monthly PMI (mortgage insurance) payments and the best Jumbo rates available. If you’re a Veteran and have an interest in purchasing a home using your VA Benefits, your Realtor can put you in touch with lenders who will put to-
gether your pre-qualification letter and loan. We defer to the experts – Realtors are not Mortgage Lenders, but we value their expertise tremendously in putting the transaction together. We’ll find the property – the Lenders will work side-by-side with the Realtors, VA and Title Company’s Escrow officer for a successful close of escrow. (Information based on a Mortgage Disclosure for Agents continuing education class by Premier Financial Solutions, LLC/Ryan Halldorson/VIP Mortgage, Instructor) If you have questions or a topic you’d like to see covered, please email me at: Jean@AlandJeanBatson.com. North Valley - If you’re like most homebuyers, you have two primary considerations in mind when you start looking for a home. First, you want to find the home that perfectly meets your needs and desires, and secondly, you want to purchase this home for the lowest possible price. When you analyze those successful home buyers who have been able to purchase the home they want for thousands of dollars below a seller’s asking price, some common denominators emerge. While the negotiating skills of your agent are important, there are three additional key factors that must come into play long before you ever submit an offer. This topic has been the subject of extensive analysis by Industry Experts, and a summary of their findings, and a specific step-by-step purchase plan for homebuyers, can be found
in a new special report called “Homebuyers: How to Save Thousands of Dollars When You Buy”. This free report outlines the psychology of how a seller sets their asking price, and gives you 3 simple steps to follow, before you even set foot in a seller’s home, which could help you to successfully slash thousands of dollars off the price of the home you want. REMOVE DISTRACTIONS When you’re up on a step ladder washing windows and walls, pushing furniture around and flipping mattresses, the last thing you’ll want to hear from your kids is: ‘We’re hungry’ or ‘We’re bored.’ Or, from your doggo: ‘Let’s play ball’ or ‘I need to be walked right now.’ Building a spring-cleaning schedule enables you to plan ahead and find others with whom you can barter child, pet, and other care duties so you’ll both have adequate time and attention for big spring-cleaning tasks. While you’re at it, turn off your phone or at least silence notifications. You’ll be more effective and finish faster.

MAKE A SPRING-CLEANING PLAYLIST Just about every task in the world feels easier and goes by faster when you’re blasting, singing along, and moving to the music you love most. TAKE CARE OF YOUR BODY Moving furniture. Reaching up.
Bending down. Scrubbing vigorously. It’s all heavy exercise that uses muscles you might not even remember you have, especially if you spend most days sitting behind a desk. Just as you warm up and stretch before a run or workout, your body with thank you for doing the same both before and after each big springcleaning job. Finally, and—as always—if your list or schedule feels overwhelming or you are just not that into cleaning, consider calling in a PRO team to relieve some of that spring-cleaning burden for you!

GATHER TOOLS AND SUPPLIES Getting through big cleaning jobs is all about momentum. And you definitely don’t want to have to break momentum to run out for more supplies. Use your schedule to plan and gather tools and supplies accordingly.

MAKE A CHECK LIST Grab a pad of paper or task app and walk through each room, noting what hasn’t been cleaned in a while and what you might do to lighten and freshen up each space. Think windows/ screens, pillows, heavy bed linens, etc.
start at 7 a.m. on Saturday is a recipe for procrastination and failure. Give yourself mornings off and plan to start just after lunchtime. Likewise, if your energy always crashes around 3 p.m., plan to be up working with the birds. The same goes for anyone you might be recruiting to help.

READY, SET, SELL: 3 HOME IMPROVEMENTS TO MAKE THIS SPRING
By James Judge
H
omeowners across the Valley are getting ready to list their homes this spring, which, according to a recent Zillow analysis, tends to be the best time of year to sell your house. Scottsdale-based HomeSmart found the best months in the Valley has varied between May and July during the last three years, which is a good indication that 2019 won’t be that different. Therefore, if you’re thinking of selling, now is the time to get ready! An essential first step in the homeselling and improvement process is to find an agent who can help you. It’s important to work with someone who understands your neighborhood, the value of your home and what you can do to stand out among the competition. Today, so many people’s first impression comes from the listing photos because buyers are browsing online before they look at a home in person. It’s so important to make sure your home is picture-perfect before listing! As a designer and Realtor, I work with my clients to enhance their homes with staging, DIY improvements and essential repairs before listing it for sale. With just a few simple changes, a property sells faster and for top dollar. We all know that decluttering, removing personal belongings and cleaning are important when selling a house, but in today’s market, it’s important for sellers to take things a step further. For about $500 or less, sellers can dramatically improve the appearance of their home to help attract buyers. THE POWER OF CURTAINS Curtains are low cost but make a huge visual impact because they add color and help frame a view. Hanging them 12 inches above the window and extending them to the floor can help make ceilings feel taller and the room seem bigger. My Designer Tip: Install the same solid color curtains on all the winnorthtatumtimes.com
dows in the house to create a neutral appearance. My Favorite Place to Shop: IKEA Total Estimated Cost: $30-$150
EMBRACE THE TRENDS Changing light fixtures can make a home go from feeling dated to looking stylish. Foyer lights are essential because this is the first thing a buyer sees when they enter a home, but a dining room chandelier is where you’ll get your biggest impact because it’s typically one of the largest lights in the home. Make it count!
start now, you can enjoy the DIY part as well. Spray paint is one of the easiest DIY tricks you can use to update a light fixture and completely transform it from blah to beautiful. Gel stain is another simple solution for wood pieces because it allows you to touch up scratches without completely resand-
ing. This can easily turn a thrift-store find into a stylish piece of furniture. If it’s time to sell, it’s time to get started. James Judge is a designer and HomeSmart Realtor.
My Designer Tip: Keep it consistent so that all fixtures are of the same metal finish and a similar style to help buyers feel like the home has a unified design. My Favorite Place to Shop: Stardust Building Supplies. With two locations in the Valley, you can find amazing second-hand light fixtures and home items for great prices. Total Estimated Cost: $50-$200 STAGE TO SELL Is your dining table too big for the space? Go to your local thrift store to find one that fits the space better. People are not usually buying the furniture, but they are looking at it. Stage your home to emphasize its highlights. My Designer Tip: Things don’t need to match perfectly, but having the right scale is essential so buyers can imagine their own things in the home as well.

My Favorite Place To Shop: Goodwill. Bigger furniture items are so affordable and you can fill in the missing pieces of your home without breaking the bank. Total Estimated Cost: $5-$100 Getting a home ready to sell can be a lot of work, but these simple changes are money and time well spent to help your home be the best it can be. If you

HEALTH
ARE SEASONAL ALLERGIES WEARING YOU DOWN? By Dr. Jenna Dye
The birds are chirping, the sun is shining, the flowers are blooming, and the pollen is circulating in the air. For some of us, this amazing time of year brings on watery eyes, sneezing, sniffles, coughing, wheezing and itching. These symptoms make it difficult to enjoy this beautiful weather. You don’t have to be miserable! There are some simple, natural ways to reduce your exposure and conquer Spring. REDUCE YOUR IN-HOME ALLERGENS: I recommend purchasing a good quality air purifier. You want to make sure it is a HEPA air purifier and it is running 24/7 during the allergy season (I run mine year-round). We are exposed to many allergens when we sleep, so having it in the bedroom is beneficial. Just make sure to change the filters and clean it regularly.
If you have carpet in your home, vacuum at least twice per week to help decrease your exposure. If allergies are very severe and you have pets, you may want to consider an alternative flooring. Don’t forget to clean your windowsills, blinds and ceiling fans. They love to collect dust and we often forget about them. You can also eliminate dust mites by placing your pillows, comforters and blankets in the dryer on high heat for 10 minutes just once per week.
ANTI-INFLAMMATORY DIET/ LIFESTYLE: Allergy symptoms all stem from underlying inflammation and overreaction in the body. Any additional factors that cause inflammation in the body worsen symptoms. This can include foods, chemicals and stress. By reducing your toxic load, your body can better handle the allergies. Choose foods that are nutrient dense
MAY IS
Better Hearing and Speech Month Each May, Better Hearing and Speech Month provides an opportunity to raise awareness about hearing loss. Elite ENT is pleased to use this as an opportunity to offer information to promote quality hearing health care. The theme of Better Hearing and Speech Month in 2019 is “Hearing Across the Lifespan.” At Elite ENT we are proud to provide quality hearing health care solutions to the community! 1. Do others complain you watch TV with the volume too high? 2. Do you frequently have to ask others to repeat themselves? 3. Do you have difficulty understanding in groups or in noisy situations? 4. Do you have ringing or other “noises” in your ears? 5. Do you avoid family or social situations because you can’t understand? If you answered yes to any of these questions, you should have your hearing checked. Call 602-802-8240 to schedule an appointment for a hearing health consultation today!
ALLERGY SEASON AHEAD
such as green leafy vegetables and antioxidant rich fruits. Avoid dairy products, as they can add to inflammation, produce more mucus and aggravate current allergy symptoms. Reduce your consumption of processed and high sugar foods. If you have food sensitivities, avoiding these during an allergy flare up can also be helpful. Do your best to decrease your stress, make sure you are drinking ample water and get plenty of sleep. BOOST YOUR IMMUNE SYSTEM: If you suffer from allergies, you may be more prone to illnesses such as sinus infections and other respiratory conditions. Make sure your immune system is in tip-top shape before the allergy season begins. Taking Vitamin C daily can boost your immunity and act as mild anti-histamine. Local raw honey can be used daily to help prime the system for the upcoming allergy season. A simple nasal rinse with saline, such as a
neti pot, can help decrease and prevent that stubborn stuffy nose. Regular exercise can promote the anti-inflammatory pathway and boost immunity. SEE YOUR NATUROPATHIC PHYSICIAN: A Naturopathic Physician can offer a more individualized approach for you and your specific allergy symptoms. This is achieved by treating any underlying illnesses and decreasing inflammation. This support along with modifying your diet, reducing your exposure, and boosting your immune system can allow you to start enjoying this gorgeous time of year! Dr. Jenna Dye is a licensed Naturopathic Physician. Her role is to support the body’s inherent ability to restore and maintain optimal health. Together with her patients, this is achieved by identifying and removing barriers that may be impacting health while creating a healing environment. For more information visit www.drjennadye.com.

BUSINESS
THAT ‘AHA!’ MOMENT: WAYS ENTREPRENEURS FIND INSPIRATION
E
ntrepreneurship starts with an idea. One of the challenges once the business gets off the ground, though, is coming up with more ideas that push the company forward.
An idea often stems from inspiration and lacking that, some business owners say, can result in stagnation or a failed enterprise. “Without innovation and forward thinking, no business can succeed,” says Peter J. Strauss, author of The Business Owner’s Definitive Guide to Captive Insurance Companies. “But being a business owner is very demanding, and at some points, you’ll hit a wall where you can’t seem to come up with new ideas. To be a successful entrepreneur, you have to stay on the search for the next idea that will grow your business. And the truth is that most entrepreneurs are in need of some inspiration to ignite those ideas.”
Strauss says there are several solid ways to cultivate inspiration:
LISTEN TO YOUR EMPLOYEES “Ask yourself, ‘How could they get better at what they do?’” Strauss says. “How could they be happier and make our business better as a result of their passion and growth?” THINK OUTSIDE THE BOX “The day-to-day grind shouldn’t prevent the entrepreneur from daring to dream,” Strauss says. “Have fun with it; see five to 10 years ahead and where you envision the business being. Further, use that inspiration to fuel sound ideas for expanding the business sooner than you thought, and even adding new ventures.” MEET WITH PEERS Strauss says an entrepreneur can re-energize and be inspired by being around like-minded leaders and speakers, perhaps at an industry trade

show, where participants are pumped up. “It can get you more excited about your business and remind you of why you started it,” Strauss says.
READ FREQUENTLY Strauss says leaders learn far more when they not only keep up with industry trends through reading, but by also reading about topics outside of their industry. “This can really inspire you,” he says, “because when you read outside your niche, you see creativity you’re not used to, and it inspires ideas.” UNPLUG AND TAKE WALKS In the often loud and chaotic world we live in, especially in the business sphere, entrepreneurs need quiet time to clear their minds and think freely. “We live with distractions,” Strauss says. “They get in the way if we let them – or if we don’t get away from them on occasion. Walking in nature is a great way to do it. Quiet time opens a door to inspiration and creativity.”
“Inspiration rarely just shows up out of nowhere, uninvited,” Strauss says. “An entrepreneur needs to make time for it and go look for it, and there are a variety of ways to make that search energizing for you and your business.”

TAILOR AN EXISTING IDEA TO YOUR BUSINESS “You don’t want to exactly copy people, but it’s foolish not to observe and learn from other businesses’ ideas,” Strauss says. “Then find innovative ways to apply them to your business.”

THE KID
A new perspective on the confrontation between Billy The Kid and Pat Garrett… with a twist. Vincent D’Onofrio shows potential in his debut, pulling stellar performances out of Ethan Hawke, Dane DeHaan and Chris Pratt. He also does well in terms of the setup and buildup of tension in the shootouts. The films downfall is in its pacing. It never slows down, jumping from one set piece to the next. Even when there is an emotional moment, the editing falls short in meshing the scenes together which causes a loss of impact that the scenes may have had. Luckily, its focus was in its narrative.
