SKY CROSSING: NEW HOUSING DEVELOPMENT NORTH OF DEER VALLEY BETWEEN BLACK MOUNTAIN AND CAVE CREEK ROAD

By Al and Jean Batson

THERE IS SO MUCH GOING ON IN OUR NEIGHBORHOOD WITH THE REOPENING OF THE HOLIDAY INN EXPRESS (they offer the Desert Ridge Resident Rate for friends and family). Next door is the new Cambria Hotel & Suites, [delayed by over a year after a fire during construction] – along with the new Banner Health who hosted a Grand Opening on January 13. Banner Health is taking new patients for their Internists, a Family Physician and a Dermatologist. Additionally, there is a medically based aesthetician spa for skin care.

Question: What’s the new housing development north of Deer Valley between Black Mountain and Cave Creek Road? Answer: SKY CROSSING – Sky Crossing is a new joint venture between two outstanding builders: Pulte Homes and Taylor Morrison. Approximately 1200 lots will be developed with floor plans that will suit everyone from Millennials to Boomers. A representative from Taylor Morrison indicated that the presales on January 20 could result in signing up pre-qualified buyers for a drawing as demand is expected to be high for all releases as they occur. Their first two phases will be the Discovery and Passage Collections. Discovery will have five floor plans; three of which will be viewable at Lookout Mountain Estates in Phoenix (480-508-0637). The Passages Collection currently has two of their floorplans available for viewing at Northlands Summit in Peoria (623-271-9477). On-site models are anticipated to open in late March. The first completed homes are scheduled for early Fall of this year. These communities will, of course, have many amenities. Check the websites for further details.

To clarify if you’re interested in purchasing in Sky Crossing and you want your Realtor to assist you as your extra eyes and ears – there are two things we should clarify: As Realtors, we can assist our clients when purchasing a new-build through a builder, such as at Sky Crossing BUT, we must be with you on your initial visit to register with you. (We’ve worked several times with buyers wanting to purchase a newbuild; we went with our buyers). There is so much for a Buyer to deal with, not only with the myriads of documents but we also can assist in advising in other ways. Professional eyes and ears can be very beneficial.

Builders do work with Realtors and pay a commission ONLY on the BASE PRICE (not upgrades). Primarily it is also important to know that the buyer isn’t affected financially in any way by having their Realtor involved.

As Realtors, our job is to provide service and guidance to our clients whether we’re representing you as a buyer or a seller; or both. Moving is a major event and we’re all here to make it as easy as possible.
