411: The Latest Local News You Need to Know SEPHORA DEBUTS NEW STORE AT DESERT RIDGE MARKETPLACE Sephora, the globally recognized beauty retailer, has expanded its presence with the grand opening of its latest store at Desert Ridge Marketplace. This new storefront is poised to become a prime destination for beauty enthusiasts, offering a vast selection of products from over 360 acclaimed brands. Among these, shoppers can find exclusive offerings from popular names like Rare Beauty, Summer Fridays, and Charlotte Tilbury. The store is situated between well-known outlets such as Nike Unite and Dave & Buster’s. This location at 21001 N. Tatum Blvd. enhances the shopping experience for Desert Ridge residents and visitors, providing easy access to Sephora’s extensive range of beauty products. Sephora’s new location adheres to customer-friendly hours, opening from 11 a.m. to 7 p.m. from Sunday to Thursday, and extending its hours to 8 p.m. on Fridays and Saturdays.

Since its inception in the Arcadia neighborhood in 2013, Ingo’s Tasty Food has carved out a niche for itself in the Phoenix dining scene. The restaurant is celebrated for its commitment to homemade, scratchmade menu items and a cozy, whimsical atmosphere that welcomes families and pets alike. The new location will continue Ingo’s tradition of offering an all-day menu, beginning in the morning with a coffee bar and pastries. For lunch and dinner, patrons can look forward to Ingo’s menu favorites, including fish and chips and the heirloom brown rice bowl. lifeguards ahead of the 2024 pool season to safely open as many of the city’s public pools as possible. To receive the pay, a person must become certified as a lifeguard, work the entire summer, work a minimum of three days in August and finish in good standing. The department is also offering a $250 employee referral payment.

ADOT Launches Major Loop 101 Widening Project THE ARIZONA DEPARTMENT OF TRANSPORTATION (ADOT) IS SET TO BEGIN A SIGNIFICANT WIDENING AND IMPROVEMENT PROJECT ON LOOP 101 THIS MONTH. The project, focusing on the stretch between Shea Boulevard and Princess Drive/Pima Road, aims to enhance traffic flow and safety over the next two years. As part of the construction, one additional lane will be added in each direction, along with modifications to several interchanges. To facilitate these upgrades, ADOT has announced temporary closures on both northand southbound lanes during the weekends of January 5 and 12. The first closure will affect the northbound

section of Loop 101, from Shea Boulevard to Princess Drive/Pima Road, starting at 10 p.m. on Friday, Jan. 5, and lasting until 5 a.m. on Monday, Jan. 8. This closure will include the northbound on-ramps at Via de Ventura, Pima Road/90th Street, Shea Boulevard, Cactus Road, Raintree Drive, and Frank Lloyd Wright Boulevard. Detour routes will be clearly marked, with traffic allowed to re-enter the freeway at Princess Drive/Pima Road. The following weekend, southbound Loop 101 will be closed from Princess Drive/Pima Road to Shea Boulevard. This closure begins at 10 p.m. on Friday, Jan. 12, and will reopen at 5 a.m. on Monday, Jan. 15. Affected on-ramps include Scottsdale Road, Hayden Road, Princess Drive/ Pima Road, Frank Lloyd Wright Boulevard, Raintree Drive, and Cactus Road. As with the northbound closure, detour routes will be provided, allowing traffic to re-enter the freeway at Shea Boulevard. This project marks a major step in improving one of Scottsdale’s key transportation arteries. Materials • Lemons (or lemon juice) • Cotton swabs or small paintbrushes • White paper • A light bulb, an iron, or a hair dryer (heat source) • Water (optional, to dilute the lemon juice) Procedure 1. Juice Extraction: Squeeze the juice out of a lemon into a bowl. For a lighter ink, dilute with a little water. 2. Writing the Message: Dip a cotton swab or a small paintbrush into the lemon juice and write a message on the white paper. Let the paper dry completely; your message will become invisible once dry. 3. Revealing the Message: Carefully hold the paper near a heat source (such as a light bulb, an iron set on low heat, or a hair dryer). The heat will cause the lemon juice to oxidize and turn brown, revealing the secret message. Scientific Background • Lemon juice is acidic and weakens paper fibers. Hello Neighbor! HI, MY NAME IS… Josh Carmona (aka Crisco Kidd). I’VE LIVED IN THE AREA FOR ALMOST SEVEN YEARS AND I LOVE IT BECAUSE… of the amazing people, the food scene, our Sonoran culture, and all of the great opportunities here! A TYPICAL DAY IN MY LIFE INCLUDES… I know this will sound cliché, but there really is no typical day in my life. I think post-pandemic, most of us who juggle many roles will agree. However, as a radio personality, Realtor, nonprofit founder, and MPA/PPC student, here’s what my day looked like as of writing this: It started by taking my son to school in the early morning, followed by the gym. My goal is to be done by 8:30 a.m. Next, I went right to real estate business. I have a few clients looking to buy from out-of-state, so I am extra careful to be as thorough as possible since they aren’t here. They are depending on me to be their eyes, ears,

and more to help them find their new place to call home. Before and after lunch, I caught up with a few of my community partners for our 17th Annual Crisco’s Kids Ton of Toys and Holiday Food Drive to show my appreciation for them coming on board to support us this year. By 2 p.m., I like to be at the radio station to begin preparing for my show. Even though I am on from 3 p.m. to 7 p.m. (101.1 The Bounce), it takes time before and after to put together the show I do for the Valley. You can also listen to me on Pitbull’s Globalization on SiriusXM! After my show, we enjoyed a dinner with some family time after and put our son to sleep. Now, I’m on to finishing up emails and any other work I missed before I’ll spend another hour or two preparing for my final projects this semester. If I’m in bed by 2 a.m., I’m good!

MY FAMILY IS… ridiculous! I really don’t know how Brenda handles all of us! Along with her daughter Clarette, our son Phoenix J, and our three dogs (Zoey, Zima, and Zella) plus our extended family; we are definitely too much for most people.

WHEN I WAS YOUNGER, I WANTED TO BE… a radio personality and DJ. From making the school announcements from elementary school throughout high school and throwing my own parties since 15, I always knew this was my gift and my path. To be able to accomplish my dream at such an early stage in my life is something I appreciate every day! THE SONG I WOULD SING AT KARAOKE NIGHT IS… how can you NOT do Journey’s “Don’t Stop Believin’?”

ONE THING I CANNOT LIVE WITHOUT IS… unfortunately, my phones. Not because I feel the need to be on social media constantly, but because of the amount of communication and information exchanged daily.

THE LAST THING THAT MADE ME LAUGH OUT LOUD WAS… one of the callers on my show sharing unwanted advice that her grandmother gave her. Actually, a majority of the calls I put on the air every afternoon I would say are funny or humorous in some way!

MY FAVORITE MOVIE I COULD NEVER GET TIRED OF WATCHING AND WHY IS… “Rocky.” All of them. I believe each

2024 Predictions & 2023 In Review By Holly Henbest, Realtor

W

hile 2023 will be known as a year of low inventory, high interest rates, and low volume of transactions, there were a lot of things to cheer about for 2023 as we ring in 2024! We started off in 2023 with a surge of buyer activity as interest rates did a short-term drop to between the high 5%’s and mid 6%’s. This surge was short-lived as we then saw interest rates start to climb and buyer activity dwindle, as buyer affordability was impacted. While many speculated that we’d see prices drop, we instead saw home prices remain stable and in most Arizona neighborhoods we saw increases. We then saw interest rates start to fall a bit in the fourth quarter of 2023, which gave real estate a little push. While that didn’t impact our demand as much as we would have liked, the timing of

the holidays is also a factor in slowing demand during the fourth quarter.

New construction homes were a shining star in 2023, as builders offered mortgage rate buy-downs and provided buyers with homes that needed little after purchase investment, other than landscaping and window coverings. The ability for a buyer to know that they wouldn’t need to replace or upgrade anything after their closing date made new construction homes an attractive option as most buyers were more budget conscious. As we start the new year, there is again much speculation that interest rates will continue to decline, with March being a commonly forecasted timeframe for a more (hopefully) significant decrease. My personal prediction is that if we start to see rates in the 6% range, we’ll likely have a surge of buyers who will also take advantage of buy-down strategies to further decrease their interest rate to a more manageable level for their budget.

We all wish we had a crystal ball to truly forecast what will happen, but I expect that we have a tremendous amount of pent-up demand. Buying a home is an investment, but its main purpose is shelter and shelter needs change as life circumstances change. Family dynamics change (e.g.., marriage, divorce, babies, kids heading to college, retirement, and relocation), regardless of interest rates. During 2023, many people wanted to move to support their lifestyle changes, but instead put their plans on hold. I expect that this year many people will choose to proceed with their life plans. That pent-up demand will also bring us new listings, so it’s hard to say how the balance may shift between a buyer’s and seller’s market, but my personal prediction is that we’ll continue to see much of the same, but with a higher level of volume. There don’t seem to be any indicators of supply significantly outweighing demand in the short term, but rather a

situation of just more volume and more movement is likely. Every year I write an article like this. Here are a few quotes from my article last year that turned out to be spot on: “We will likely continue to see a hypersensitive reaction to rates, so if they stabilize or reduce, buyers will remain confident. However, if we continue to see signs of inflation and increased mortgages rates, we’ll likely see a softening of buyer confidence.”

“A seller’s market may be coming soon to a neighborhood near you.” “We didn’t see any seasonality patterns during the pandemic, but 2023 will be our first full post-pandemic year, and therefore it will be interesting to see if seasonality returns to its regular pattern.” We hope you enjoyed a wonderful holiday season. Putting Your Child on Your Home Title Could Cost Them Dearly in Taxes By Libby Banks, The Law Office of Libby Banks

one very good reason not to put them on the title during your lifetime.

rom time to time, I have clients and friends ask me about the wisdom of putting their adult child or children on their home title (or stock accounts). Their thought is that they can avoid probate that way when they pass. My short answer is “Don’t do it!” There are many pitfalls in doing this instead of putting a proper estate plan in place. Let’s look at a few of those pitfalls.

YOU LOSE FULL CONTROL OF YOUR PROPERTY Another reason to keep your home in your name is to assure that you have full control over your own home. When you put someone else on the title, they now own it too. What if you want to sell and they don’t think you should? You can’t sell it without their signature. What if a reverse mortgage would help you financially? You can’t do a reverse mortgage with that young person on your title. Again, what if they think it is a bad idea? You may be stuck with your current situation and unable to move forward – at least not without a potential court battle. Think it can’t happen to you? We have seen these exact scenarios come up with clients and friends. Don’t put yourself in a position to have someone else in control of your property.

YOUR CHILD WILL PAY MORE IN TAXES When we sell an asset, including a home or other real estate, we may be subject to capital gains. For an adult child who is put on title during your lifetime, the amount of capital gains is calculated based on what you paid for the home. If you bought your home for $200,000 (that is called your tax basis) and it is valued at $600,000 at your death, your child pays capital gains on $400,000 when they sell the home. So, what to do instead? If you form a revocable trust and your child only gets the property in their name after you pass, their tax basis is the value at the date of your death. Using the numbers, if your child inherits the home, their basis for capital gains is the value as of your date of death - $600,000. If they sell it right away, they likely have little to no capital gains taxes. Saving your children from taxes is

"The Holdovers" A grumpy boarding school professor forms a unique bond with a troubled student and the head cook over the Christmas break. It’s admirable that "The Holdovers" succeeds in recreating the look and aesthetic of the decade it is set in and inspired by. Thankfully, it's not just a superficial homage but also its own complete picture about the complicated people we call family. Paul Giamatti reminds everyone how good he truly is after staying mostly out of the spotlight, playing a gruff man who is more thoughtful than he seems. Meanwhile, Da'Vine Joy Randolph brilliantly portrays a range of emotions as a woman who has gone through an unspeakable tragedy while maintaining empathy. Newcomer Dominic Sessa elevates what could have been a clichéd “rough kid with a heart of gold” role. "Candy Cane Lane" A father and his family race to beat a mischievous elf who brings the 12 days of Christmas to life and to win the neighborhood’s contest for best-decorated home.

"Leave the World Behind" A family’s trip to upstate New York is interrupted by the appearance of the house’s owners and signs of terror. One of the most jarring movies of the year, "Leave the World Behind" is surprisingly amateurish, especially compared to the great writer/ director Sam Esmail’s TV series, "Mr. Robot." The film hammers you with its attempts at ideas without saying anything particularly intriguing. The filmmaking is also incredibly self-indulgent, flashy for the sake of flashiness. Most of the cast delivers subpar performances, though Julia Roberts and Mahershala Ali certainly do their best with what they're given. It’s the type of film that fails to be intense or engaging, instead becoming merely irritating. By the midway point, you might find yourself disinterested in the characters' fates. It’s also worth noting it features one of the most illconceived final jokes in recent cinema.

"May December" An actress becomes entangled in the lives of a couple whose controversial romance is the subject of her new movie. "May December" has been mistakenly described as camp because its camera movements, music, and uncanny tone showcase how unsettling the movie can be. You're peering into the nightmare of the predatory relationship between Gracie and Joe, portrayed convincingly by Julianne Moore’s emotionally manipulative character and Charles Melton’s portrayal of quiet suffering. Natalie Portman delivers a performance that reflects a strange obsession with the world around her, bordering on inappropriate, mirroring our culture’s odd fascination with true crime without considering its impact on those involved. Director Todd Haynes creates a palpable unease around our protagonists and their surroundings, making us feel we should look away, but we can't. It's a remarkable achievement from everyone involved.

Director Reginald Hudlin attempts to capture the spirit of the holiday season, and there is some charm to be found, particularly in the stopmotion animation. However, "Candy Cane Lane" mostly goes through the motions as a family film, dragging on too long and ending up rather dull. Eddie Murphy still manages to charm just with his smile, but one can't help but wish for more, especially after his brilliant performance in "Dolemite Is My Name." The rest of the cast shows potential in their comedic timing but isn’t given much to work with. The film is an example of a missed opportunity for what could have been an enjoyable experience.
