Going Solar Is Now Easier and Less Expensive
hoever said that all good things must come to an end never saw anything like the Arizona solar industry. With generous government subsidies, rapidly improving technology, and plenty of Arizona sunshine, the past decade has been a great time for homeowners to invest in solar power, and the reasons to go solar are about to get even better after some recent policy victories for energy customers go into effect this month. Arizona’s utility regulator, on November 9, issued a litany of ruleshredding orders to one of the state’s largest power companies, resolving a number of longstanding disputes over burdensome restrictions on solar energy. A few of these orders make solar power even more economically beneficial than it already is. Most importantly, the Arizona Corporation Commission ordered APS to eliminate the “grid-access charge” that it had imposed on owners of home solar systems. This fee, which totaled about $100 a year per household on average, was based on a supposed need to recoup a shortfall in what solar customers contributed to grid maintenance. But after a long debate, the commission found this need to be unsubstantiated and ordered it revoked. Solar-industry companies and their customers are celebrating the removal of this arbitrary financial burden, which promises to enhance the financial returns to an investment in solar. “Arizona got rid of an unjustified and outdated charge that has been a drag on the Arizona solar economy,” said Sara Birmingham, a senior policy director at the Solar Energy Industries Association, in a statement. “We are at a point in our country where we need to focus SSS Horizontal.qxp_Layout 1 11/19/21 3:57 PM Page 1 on deploying more clean energy, and unnecessary utility charges and
fees can be a major deterrent to potential solar customers. This change will more fairly recognize the benefits of local solar adoption and we hope we can expand solar accessibility to even more Arizonans. We commend the commission for reversing course on this harmful and discriminatory charge for residential solar customers in Arizona.” Two other rule revocations lift arbitrary restrictions on the size of customers’ solar systems. APS had previously capped the productive capacity of residents’ systems at 1.5 times their greatest energy demand, which APS calculated on the basis of one hour of peak usage in a year. Another scrapped rule had required customers with systems above a certain KW threshold to buy an expensive new electrical control panel, a mandate with no basis in either technological necessity or the electrical code. This will have the effect of reducing the cost to homeowners of larger system installations by up to $3000. These rule changes, which are effective this month, promise to make a good deal even better. By creating substantial cost savings, increasing home equity, and insulating homeowners from unpredictable fossilfuel prices, solar power has already proven its ability to enhance Arizonans’ financial security and independence. Now APS customers can maximize their energy freedom with fewer arbitrary restrictions on how much solar energy they can harness or how much financial benefit they can derive from it. North 32nd Gives Back with Two Local Toy Drives Help brighten the holidays for Valley kids THE GIFT OF A NEW TOY CAN TRULY MAKE A DIFFERENCE IN THE LIFE OF A CHILD IN THE HOSPITAL OR GOING THROUGH CANCER TREATMENTS. HOLIDAY TOY DRIVE TO BENEFIT CHILDREN’S CANCER NETWORK The Children’s Cancer Network is an Arizona-based nonprofit organization dedicated to helping families fight the terrible reality of childhood cancer. They provide financial, psychosocial, and educational support to children fighting cancer, their siblings, and their families throughout their journey. To help brighten these children’s holidays, locals can donate new, unwrapped toys in the $10-$15 price range. ARMER FOUNDATION HOSTING 3RD ANNUAL HOLIDAY TOY DRIVE TO BENEFIT THE BANNER CARDON PEDIATRIC ICU Through December 15, The Armer
Foundation – a local nonprofit that helps families with children who have extreme medical needs – is hosting their 3rd Annual Holiday Toy Drive to benefit the Banner Cardon Pediatric Intensive Care Unit (ICU) and Oncology Unit. Nineteen local businesses throughout the Valley are taking part as drop-off locations for the unopened toys that will provide holiday spirit, smiles and hope to children battling for their lives. Locally, toys can be dropped off at 32 Shea, located at 10626 N 32nd Street. “Having been in these families’ shoes ourselves, we know what a difference even just one toy can make in a child’s life when they spend day in and day out in the same hospital room,” says Jennifer Armer, founder of the Armer Foundation. “While we are often helping with families’ medical expenses, we always like to do something extra for the holidays and are overjoyed by the number of local businesses who are
helping us give back to these children and their families.” To donate, the Armer Foundation is asking that Valley residents drop off any new, unwrapped toys for kids between the ages of newborn to teens. Cruisin’ North 32nd Lights was started by community advocate Allison Barnett when she moved to North 32nd five years ago as a tribute to her late father, who had been a big fan of “National Lampoon’s Christmas Vacation.”

Boy Scout Troop 41 Hosts 72nd Annual Christmas Tree Farm By Emma Wolff NOTHING BEATS A CHILL IN THE AIR, HOLIDAY MUSIC PLAYING, AND COMING HOME TO A HOUSE THAT SMELLS LIKE A FRESH CUT PINE TREE. To make this holiday dream a reality, local families can visit Boy Scout Troop 41’s tree lot located at 1104 E. Northern Avenue to find beautiful, Oregon-grown Noble and Douglas trees. Dozens of scouts ages 11 to 17 have been preparing to help their community get ready to enjoy the holidays. Boy Scout Troop 41 has been hosting this Annual Christmas Tree Farm for over 72 years. It has become a festive tradition for scouts, their families, and the community.
“This is one of the longest traditions we have in Troop 41,” says scoutmaster Brian Cook. “Year after year we have the pleasure of bringing the holiday spirit to the Valley. It is such a joy to watch the scouts put in the hard work to take care of the trees and help the families who visit the tree farm.” The scouts started preparing for this event in October by cleaning and clearing the lot to set up trees. The tree farm is open until December 18 and the scouts will be running the lot from 5 p.m. to 9 p.m. Mondays through Fridays and from 9:30 a.m. to 9 p.m. Saturdays and Sundays. “The tree lot is so much more than just a fundraiser to support summer travel for scouts, it is also a friendraiser for scouting everywhere. Our boy scouts, their families and scout leaders make great connections with the community and that is priceless,” adds Cook. Like most scouting activities, the tree farm project helps the scouts learn the 12 principles of scout law while serving the community and becoming young leaders. During the tree farm, scouts tend to the trees, learn money management skills, and practice their customer service skills.
“This is one of my favorite activities we do every year,” says life scout Jack Wahl. “We appreciate all the help from those who purchase our trees. We work hard to make sure they are good trees to take home and the money we raise will help us all year long.” The money earned at the tree farm will go to support Troop 41, fund their yearly adventures, camping trips and help get supplies needed to continue their activities. City News City of Phoenix Analyzing Options for Vacant Storefronts and Retail Spaces

AS THE LANDSCAPE OF COMMERCIAL RETAIL SPACES CHANGES AND CONSUMER BEHAVIORS EVOLVE, PHOENIX IS EXPLORING HOW TO ADDRESS THE STOREFRONTS AND RETAIL SPACES THAT SIT VACANT. VACANT PROPERTIES CAN CONTRIBUTE TO A NEGATIVE IMAGE AND CAN IMPACT NEIGHBORHOODS. Earlier this year, I asked my staff to explore how we can improve and modernize our processes to encourage property owners to redevelop.
Staff analyzed the number of vacant storefronts and retail spaces in our city and found that Phoenix is over-retailed: Phoenix has 40.5 square feet per capita of retail space compared with 28 square feet per capita in the U.S.
There are many reasons why Phoenix has a changing retail environment. PreCOVID-19 trends had many consumers preferring the convenience of online shopping, resulting in many retailers becoming irrelevant. The growing influence of social media also plays a role, as consumers desire more social spaces for picture-perfect moments. And no doubt, the pandemic had devastating effects for many businesses. As the market shifts, so must retail spaces adapt to find more sustainable uses. Working together with an outside consultant, city staff, Planning and
Development, Community and Economic Development, and Neighborhood Services have developed several ideas for consideration. Options in zoning and land use could include expanding the permitted uses list to add new uses that aren’t explicitly allowed today; reviewing and updating the uses that require special permits and use permits to operate (i.e., tattoo parlors, massage businesses, etc.); and exploring alternate solutions to parking requirements. To improve development processes, options include reaching out to owners of struggling shopping centers to encourage redevelopment or private investment; expanding the office that administers the adaptive reuse program and helps customers navigate development
processes (Office of Customer Advocacy); and better assisting customers in obtaining a Certificate of Occupancy. To provide options for marketing and funding, staff has explored creating a vacant storefront database, making vacant properties easy for developers to identify; creating additional financial options; and expanding the Neighborhood Commercial Rehabilitation program, which helps businesses revitalize their properties. City staff and the City Council will continue the conversation to address vacant storefronts and retail spaces. At a future time, the process will also include stakeholder meetings and public engagement to solicit ideas and input. Meeting dates and opportunities to provide comments will be publicized when they are available.

Welcome Home! Chompie’s is Back in North 32nd By Molly Cerreta Smith Photos By Oren Molovinsky FOR DECADES, CHOMPIE’S HAS BEEN A MAINSTAY IN NORTH 32ND AND HAS BECOME ONE OF THE AREA’S MOST POPULAR AND BELOVED GO-TO SPOTS FOR EVERYTHING FROM A CUP OF COFFEE OR A GREAT BLOODY MARY TO DELICIOUS FOOD FOR DINE-IN OR CATERING AND DROOLWORTHY BAKERY ITEMS. Since the Paradise Valley Mall location closed shop in the early summer as demolition began, neighborhood residents have likely been missing their Chompie’s fix. But now, it’s back! Recently, Chompie’s latest and largest concept yet opened its doors at 3212 East Cactus Road on the northeast corner of 32nd Street and Cactus Road. In true “life comes full circle” style, the location is just about a mile from the original Chompie’s that Lou and Lovey Borenstein opened in 1979 and where the family still resides. “We have been working extremely hard to bring something really special to the neighborhood, which is our former stomping grounds,” says Mark Borenstein, co-founder and owner, and son of Lou and Lovey Borenstein. “We love seeing our regulars again and meeting new customers, too.” Mark, along with his brother Neal and sister Wendy (as well as their spouses), have been an integral part in growing

the brand. In 2019, Chompie’s partnered with JRI Hospitality to continue the Chompie’s legacy and further develop the brand to best serve customers throughout the Valley for the next generations. Jason Ingermanson, CEO and president of JRI, was instrumental in the development of Chompie’s sister concept, Mokas Roastery, which is highlighted at the new location. “We’re elevating and expanding upon the reasons why diners have been coming to Chompie’s for decades, including the simplest things like an incredible cup of coffee,” says Ingermanson. “We’re thrilled to unveil Mokas Roastery as part of the Chompie’s brand and to enhance our diners’ experience here.” The new Chompie’s is the crown jewel of the Chompie’s brand thus far. Designed by Sargenti Architects in collaboration with Sixty First Place Architects, the comprehensive restaurant encompasses a New York-style market featuring fresh-baked bagels, breads and pastries as well as merchandise; a barista bar where Chompie’s brews their own Mokas Roastery coffee and offers a complete line of cold brew, specialty espresso drinks, and frozen coffee drinks; and deli and bakery counters featuring a backdrop of iconic subway tiles and traditional brick, a nod to the family’s New York roots. The bakery at the new location also serves as the hub where the bulk of pastry, bakery, Kosher production for specific items and
packaging for all Chompie’s fresh baked daily items are produced. “We’re really excited about the early response to our comprehensive bakery at this location,” says Neal Borenstein, cofounder and owner, who spearheads the brand’s bakery division and expanded it greatly to include a wide array of glutenfree friendly and keto-friendly baked goods, including an online component that ships these high-demand bakery items all over the country. “From everyday items to having something amazing created for a special occasion, we can fill any need right here before your eyes.” The main dining room boasts all the glamour and glitz of New York City with an inviting indoor/outdoor bar featuring flat screen TVs and an impressive bottle display symbolizing the buildings of New York and the iconic Times Square

Fire + Fury Brewing Company Breathes New Life into Former Joe’s Grotto Music Venue By Jenna-Lee Neff ONE OF THE VALLEY’S MOST ANTICIPATED CONCEPTS IN THE LOCAL CRAFT BEER SCENE IS ABOUT TO OPEN THEIR DOORS FOR CRAFT BEER AFICIONADOS IN THE NORTH 32ND NEIGHBORHOOD. Here’s what to know when you go out to Fire + Fury Brewing Company for the first time. Co-owners Steve Goodman and Michael Mathis want to make the upcoming brewery a friendly space for members of the community to come together and connect. “We’re going to try to make this as exciting a place as could be for our community,” Mathis says. “I think breweries really bring communities together and there nothing like this on this street currently. We’re hoping we can just bring some positivity out here.” The new brewery won’t have a kitchen
right away but, according to Mathis, adding one is in the plans. In the meantime, he says they plan to bring trailer smokers out every couple of weeks to give patrons the opportunity to taste Goodman’s barbecue creations. The menu includes briskets, pork shoulder, caramelized pork belly, and more. It was developed by Goodman and his wife, Lindsay, originally as part of a catering company the two run together. “We refer to it as Arizona-style barbecue,” Goodman says, “It’s not Texas, St. Louis, Carolina or Georgia. We’ve taken a lot of hints from those areas. But as Arizona itself is a melting pot of people from everywhere, we’ve combined the strategies of those into one cohesive style.”
as a “being a right place, right time situation.” The original venue owned by Joe Grotto operated from 1994 to 2019 and hosted hundreds of local and touring metal and hard rock gigs throughout its 25-year history. Though live music won’t be a featured part of Fire + Fury Brewing Company, Mathis shares that they’ve kept some features of the former venue, including two large mirrors on the northwest wall that are adorned with stickers from the many bands the building has seen over the years.

“When we came in, we decided that was without a doubt one of the elements that we’re going to keep,” Mathis says. “It’s kind of one of those tradition things. He [Joe Grotto] created something that was awesome here for a long time and for a lot of different bands. We wanted to make sure we kept that.”

North 32nd News: Can you share about the history of ABC Vacuum and your family? Larry Ehmann: ABC Vacuum was started by my dad Bernie Ehmann along with Stanley Antone in 1961. They had started working with each other

selling Electrolux Vacuums door to door in 1959. Two years after Bernie and Stan opened ABC Vacuum, an electrical fire destroyed the building and inventory. They ended purchasing the building we still call home in 1963. In 1981 Stan wanted to retire and my dad bought him out. I started working with my dad in 1983. I was a freshman at North High. I loved working side by side with my dad learning the business. It is time I will cherish forever.
My dad was known for his hard work ethic, humor, and kindness. He was known by many other vacuum store owners across the United States. I, too, have met and talked to many vacuum owners across the U.S. My dad was ready to retire in 2001, and we worked out the details so I could purchase ABC Vacuum. In 2003 I became the owner of our family owned and operated business and have strived to keep the business going and growing and our customers happy. Even though my dad was retired, he was still here most every morning after he attended mass, greeting me with coffee brewing. My father passed away April 2, 2005, after a 13-year battle with lymphoma. Soon after purchasing ABC Vacuum my wife Brandy came to work with me. She has been here almost 18 years helping me. Not only
do we own a small business together but we have raised six children.
North 32nd News: What makes ABC Vacuum stand out? Larry Ehmann: We treat our customers like we would want to be treated: with kindness. I think that is one of the reasons we have been able to stay open and growing while many of our competitors closed their doors. When I started working with my dad there were 50 vacuum stores in the Valley. Now there are less 20. There have been lots of changes and struggles over the years since Amazon and other big online stores sell vacuums and supplies. What consumers need to know is that there are small business owners that are here locally that can help them. We are a specialty type store. We are here to help them find a vacuum that will work with their cleaning needs. We also do repairs, service, and sell parts and supplies to keep vacuums going strong for many years. We sell other items such as floor steamers, shampooers, dusters, and other cleaning supplies. We have many commercial customers, too. The Wolff Company, a Valley-based, third-generation family-owned residential developer, submitted its application for the proposed luxury multi-family residential development earlier this summer. The 278-unit residential community will consist mostly of three-story residential buildings, surrounding a centralized clubhouse, pool and amenity area. Known for its amenity-rich communities and high-quality finishes, The Wolff Company incorporated several features into the proposed design, including a pool area, barbeques, fitness center, coworking-style workstations, exhibition kitchen, game room, sport court and dog park. The residences will feature quartz countertops, stainless steel appliances, woodstyle plank flooring, and in-unit washers and dryers in a mix of studio, 1-bedroom, 2-bedroom, and 3-bedroom configurations. Initially the application was met with strong resistance from the adjacent neighborhood with residents raising concerns about traffic, security and property values. In response, The Wolff Company and its representatives Jason Morris and Benjamin Tate from the land use law
firm Withey Morris engaged in an extensive, months-long public outreach effort to address and respond to community concerns. Through a series of virtual neighborhood meetings and one-on-one discussions with the local residents, the developer was able to identify and address the neighborhood’s concerns and ensure that the proposed luxury apartment community was a good fit for the area. “It is a testament to The Wolff Company’s commitment to working collaboratively and being a good neighbor in the communities in which they build,” says Benjamin Tate. “I have no doubt that their willingness to work diligently with the neighbors paved the way for this terrific outcome.” The project construction plans are currently under review with the City of Phoenix and The Wolff Company expects to begin construction in the first half of 2022.

NOAH Launches Free Nurse Triage Program That Helps Local Patients Seven Days a Week
N
urse-led telephone triage is increasingly used to help manage healthcare demand for a variety of medical needs. This has proven to be especially helpful in overcoming barriers to healthcare. Healthcare barriers can include cost, health insurance, time, transportation, and the medical distancing that kept many people away from their providers during the initial phases of the pandemic. NOAH’s Nurse Triage service is helping address these barriers. Medical telephone triage has been shown to provide safe and effective care with additional benefits of patient and provider satisfaction. It can also help patients avoid expensive medical bills when they go to the emergency department or urgent care facility when they don’t have another option for the care they need. NOAH (Neighborhood Access Outreach to Health), a community health center nonprofit, launched its Nurse Triage program earlier this fall and recently expanded to seven days per week. This program helps patients navigate their healthcare needs when and where they need it, before stepping foot into a medical facility. “We are committed to making it easier for all people to get the healthcare they need,” says Jennifer Rosas, MD, Chief Medical Informatics Officer at NOAH. “Offering a free nurse triage line seven days per week increases our patients’ access to care because too often people end up forgoing treatment or end up in the emergency department when one of our nurses can help them with safe and effective care over the phone.”

NOAH has two North Phoenix locations, including its Palomino Health Center and Venado Valley Health Center. How the Nurse Triage Program Works NOAH’s telephone triage nurse talks to a patient by phone and asks detailed questions about the patient’s injury, problems, or symptoms. For example, they may suffer a minor injury and want to know what they need to treat it at home. Parents may call because their baby is running a fever and don’t know if they need to see their pediatrician or if they can treat it at home. Additionally, some people call because they want to know when to go to the emergency room. The Nurse Triage is staffed with registered nurses using medical guidelines to allow them to triage, support, and even follow-up with patients. At the end of the telephone triage encounter the nurse provides a recommendation for level of care (disposition), education (health information), and care advice. Patients will have peace of mind knowing that they can get advice from a registered nurse. They will also know what to do to manage an illness or injury.

Tired of being tired? How to Combat Fatigue with Naturopathic Medicine By Dr. Jenna Dye, Naturopathic Physician
F
atigue is a common discussion in my practice. Patients report fatigue upon waking in the morning or they feel an afternoon slump around 2 to 4 p.m. Many also crave sugar or find themselves needing caffeinated beverages to get them through the day. There are many factors that may contribute to fatigue, but it does not have to be a daily struggle. As a naturopathic physician, my job is to investigate the root cause of a patient’s underlying fatigue.
ADEQUATE SLEEP This may seem like a no brainer; however, many patients do not get quality sleep. Sleep is often sacrificed in high stress situations, but it is crucial in our underlying health. I recommend good sleep hygiene routines. Eliminating screens 30-60 minutes before bed can help those who have trouble falling asleep. Chamomile tea, yoga and a simple quick meditation prior to sleep can also be very supportive. THYROID SUPPORT The thyroid gland can affect our energy levels and it is an important screen when there is fatigue present. It plays a role in metabolism, temperature regulation, and digestion. Many factors can affect the thyroid, including stress and nutrient deficiencies. I always recommend a full thyroid panel, which can be tested via blood. Supportive therapies can vary but include herbal supplementation, nutritional support, and medication if indicated. ADRENAL HEALTH The adrenal glands are small glands that produce cortisol. Cortisol is released in
response to stress; the more stress we have, the more cortisol is needed. After long periods of chronic stress, the response to stress gets weaker and cortisol levels can drop. This is called adrenal fatigue. It is important to know what your levels are in order to support the adrenal glands correctly. This can be obtained by a simple blood test. Treatment varies depending on the severity of adrenal fatigue. Diet, lifestyle, and stress reduction are great starting points along with nutrient and herbal support. NUTRIENT DEFICIENCIES Nutrient deficiencies can be a common cause of fatigue. Deficiencies can be determined by a blood test, which is important to ensure proper supplementation, if needed. Diet changes can also be a great way to improve nutrient absorption. Vitamin D, Vitamin B12 and iron are just a few common nutrients that can affect our energy levels. DIGESTION Our digestive system is the key player for nutrient absorption and elimination of waste products. If there is digestive disruption it will affect our overall well-being and lead to fatigue. It is important to find out the root cause of any digestive issues. Food sensitivities, imbalanced gut flora, and chronic constipation are just few things to investigate with fatigue. CONSULT A NATUROPATHIC PHYSICIAN When you are tired it can be hard to focus or even know where to start to improve your health. Fatigue does not need to be your “normal” and you can be supported. When Life Changes, Your Estate Plan Might Change Too By Libby Banks, the Law Office of Libby Banks, PLLC

hange is inevitable. With estate planning, you put in place the best plan you can at the time. However, as your life proceeds, and the law twists and turns, your plan may need an update. So, when should you review – and possibly renew – your estate plan? CHANGES IN THE LAW One change that can make a difference in your plan isn’t even something you might know about. Federal or state law may change, and your plan might need to be adjusted to address the new laws.

THE BIG FOUR OF LIFE EVENTS – MARRIAGE, DIVORCE, BIRTH AND DEATH It seems obvious that if you get married or divorced, you need to change your plan. When you leave a marriage, leave the old estate plan and replace it with a new plan. On marrying, don’t forget to change the plan you did before marriage. I’ve had to console the spouse who finds out too late that her husband failed to adjust his plan and didn’t change his life insurance or IRA beneficiaries.
For example, the Arizona Trust Code was enacted in 2008, changing the former trust law completely. If your trust was put in place before 2008, you need a review, because the law on which it was based is now very different.
The birth of a child is also an occasion to change your plan or put one in place if you haven’t done so yet. You need to protect that life you brought into the world. Protection includes making sure things are in place for their care if you are no longer here.
The federal estate tax exemption has changed over the years as well. The exemption (what you can give away in life and at death without taxes) has been as low as $600,0000 but is now $11.7 million per person. If your estate plan was done when the exemption was low, your plan may be far more complex than what you need if your estate is well below the exemption amount. Putting a
MOVING FROM STATE TO STATE Another significant life event is a move to another state. While your attorney in your old state may have done a fine job, it is important to be sure that your new home state doesn’t have laws that affect your plan adversely. A local attorney can advise you about whether your existing plan requires changes.
A REVIEW EVERY THREE TO FIVE YEARS I recommend that my clients review their trusts with me every three to five years. Can I Sell My Home During the Holidays? By Louisa Ward

f you have decided to sell your home and are wondering if you should do it during the holiday season, I will give you some pros and cons to selling in December. HERE ARE SOME MAJOR ADVANTAGES YOU CAN EXPECT WHEN SELLING YOUR HOME DURING THE HOLIDAYS: 1. A lot less competition. Housing inventory has been notoriously tight. And yet because rates have remained so low, promoting unprecedented affordability, buyer activity has stayed high. What does this mean for you as a seller? Selling your home during the holidays with even less inventory significantly thins out your competition. You’ll be the big fish in a small pond, likely to get (many) more nibbles.

However, if you do plan to decorate your home, homestaging experts suggest doing so conservatively and with the following tips in mind: • Keep it secular to avoid putting off potential homebuyers of different religions. • Stick to neutral colors and decorations that complement your current décor. • Keep it simple. Decorations could give your home a cluttered appearance and pose as safety or tripping hazards. • Avoid decorations that block or hide important features of your home. • For security reasons, don’t leave any gifts under your Christmas tree during showings. CONS OF HOLIDAY DECORATIONS Some experts caution sellers to consider the implications of decorating before they do so. Some reasons include the fact that decorations may make your house seem small and cramped, or because they’re too much of a distraction for buyers who are trying to envision themselves in the home. While it is impossible to define what would be offensive to every person in every market around the country, sellers should be mindful of who their potential buyers are and how their home and its decorations show.
2. Extra-motivated buyers. Due to low inventory, many house hunters may move quickly — and close quickly, to your advantage. And since the housing industry is slower overall during the holidays, loan officers are likely to approve and close qualified buyers faster. 3. Extra-motivated realtors. In the seasonal slowdown, your realtor may have the time — and the creativity — to make your listing stand out even more. An agent working double-time when selling your home during the holidays might put more effort into photos and staging, or they may hand out freebies at a winter open house. Be sure to use a realtor that knows your neighborhood.

4. Lower interest rates. Mortgage rates remain historically low, but by the end of the year, they’re expected to slowly start to climb. Buyers have more time for house-hunting. Breaks from school and work leave motivated buyers with time on their hands. Shadow Mountain High School Freshman Wins Honoring America’s Veterans Essay Contest
Avah Montgomery’s winning submission was inspired by the military service of her grandfather

onoring America’s Veterans, the nonprofit sponsor organizer for the annual Phoenix Veterans Day Parade, recently recognized Shadow Mountain High School freshman Avah Montgomery for her essay inspired by her grandfather’s military service in the U.S. Navy. Montgomery joins three other high school winners representing each grade level in the annual Honor Our Heroes Essay Contest. This year’s theme, “Waving the Flag of Freedom,” corresponds with the parade theme. Submissions were judged on theme, grammar, and spelling.
Her winning essay focused on an interview Montgomery did with her grandfather. She first told his story while participating in the Veteran’s 22 • December 2021 • NORTH 32ND NEWS
Heritage Program, which records stories of veterans for publication in the Library of Congress. “Veterans are so important to me because my Grandpa Loren is a veteran,” Montgomery says. “He has been so supportive of me for my entire life, and through this essay contest and the Veteran’s Heritage Project, he told his story for the first time. The interview and writing process brought us closer together. I am grateful to him every day. I think that by honoring our veterans, we teach the next generations about our history, and about the brave men and women who have not only put their lives on the line but sacrificed time with their own families so that we can be safe.” Montgomery says her inspiration came from author Bryan Stevenson, speaker Chimamanda Ngozi Adichie and poet Rupi Kaur for their activism, bravery, and voices in speaking out for their beliefs. “These authors have helped to teach me what I believe in and have shown me that embracing my beliefs is not only accepted but encouraged,” she said. She considers her parents her biggest supporters. “It might sound cliche, but my mom and dad are my heroes.”
“We are a very tight-knit family. Whether it be on trips to the botanical gardens, going to an interesting art exhibit, or camping, we are always together,” she continues. “My parents have told me all my life that I don’t have to be perfect, I just have to try my best. This has become a mantra in our house. I am forever grateful to them for their love and support, but also for the courage that they have instilled in me by teaching me that I can do anything I set my mind to.” Montgomery is currently participating in Shadow Mountain’s North Valley Arts Academy production of The Little Mermaid. She is also part of the Digital Academy of Advanced Placement Scholars (DAAPS) and was selected as one of the three winners in the Elk’s Lodge Essay Competition “How can Patriotism be Demonstrated,” and serves on the Youth Philanthropy Board, a program run by the Jewish Community Foundation. After high school, she aspires to become a professor of women’s and gender studies as these are topics loves to write about. rowing up I always wanted a Christmas tree, and like most Jewish kids, I had immense Christmas envy. Sure, my parents went big for Hanukkah, but still, I put out cookies and milk hoping Santa wouldn’t forget me… and go figure, he never did. I tell my kids they’re the lucky ones— they get to celebrate both holidays as my husband and I come from different backgrounds. While things can be a tad confusing, we’re flooding our children with tradition and instilling in them values varying religions have in common: being a good person, compassion, integrity, and faith. To us, the holiday season is about a twinkling Christmas tree and lighting the menorah. It’s about listening to jolly jams, watching holiday movies, visiting Santa, and spinning the dreidel. It’s about opening presents—maybe too many— considering we celebrate eight crazy nights and the joy of Christmas morning. It’s about discussing the miraculous meaning of Hanukkah and attending church on Christmas. And it’s about believing—simply believing in the magic of the season.

DO SOMETHING GOOD Every year we bring goodies to our hospital’s NICU—whether little gifts for the newborn babies or cookies for the nurses working overtime. Pick a place special to your family and drop off some treats or have your kids choose a few toys they don’t play with anymore to donate to a children’s shelter. Teaching your kids to give back is the true spirit of the season.

North Pole Experience NPX, Home of Santa’s Workshop, Welcomes Valley Families This Holiday Season
T
he North Pole Experience (NPX), the Home of Santa’s Workshop, is heading into their twelfth year of opening their workshop doors to families from around the world to build toys with the elves. Located in Flagstaff, the North Pole Experience is the only one of its kind in the United States, providing guests the utmost unique Christmas adventure of a lifetime. The NPX adventure begins at the Little America Hotel in Flagstaff, which is decked out in millions of lights. When families arrive to Little America, they will check in and receive their golden ticket to Santa’s Workshop. The golden ticket grants access to board one of Santa’s trolleys, which is where the North Pole Experience begins. Families take a ride through a magic portal to Santa’s massive workshop in the middle of the forest. As guests pass through the portal, Christmas music fills the trolley, lights flash, and children close their eyes. Before they know it, they have reached the North Pole. There in front of them lies the secret of all secrets: Santa’s massive workshop in the middle of the North Pole Forest. Children and parents are then guided off the trolley where they find themselves in front of a set of mag-

nificent doors where they knock for the elves. Once families enter Santa’s toy factory headquarters, that is where the real magic begins. Santa’s Workshop at the North Pole Experience is a complete, hands-on experience for children. Families work side-by-side with the elves, learning all sort of secrets inside the workshops. Children receive high-clearance access to build toys with the elves, interacting with the workshop bustle. Families visit Santa’s main factory floor, which is filled with conveyor belts and soaring ceilings filled with gifts and packages. The fun doesn’t stop there as you stop for a visit with Mrs. Claus and enjoy scrumptious “Yeti-o’s” (sugared donuts) and “snowman soup” (hot chocolate with marshmallows) in the North Pole Bakery before heading into Elf University.
Owner Scott Pace is the mastermind behind the ultimate Christmas experience, carefully recreating every detail and vision of what his then-5-year-old twin girls requested 13 years ago. “They wanted to visit Santa’s real workshop, and a year later, the portal opened.” “It’s wonderful to have guests back to the North Pole Experience again this year and welcome families to enjoy the magic of Christmas,” says Pace. “Christmas is a magical time of year, and it just wasn’t the same last year. IN THEATERS Dune
Spencer A fable about Princess Diana set over three days. Haunting, but not scary, Spencer is strangely a relatable movie. The anxiety that Diana feels throughout the film, in one of Kristen Stewart’s finest roles, is realistic and terrifying, sometimes going into surreal. The fuzzy visuals add to the mood of the film, giving it a lovely but still unsettling mood. Jonny Greenwood’s score is outstanding, very different from his usual film work, more like his earlier Radiohead days in how somber it comes across. If you can stomach how patient it is as a film, you will be rewarded with an incredible experience. Eternals
have praised this film for diverging from the usual Marvel fare, but to me it didn’t go far enough. Every now and then, an interesting idea about these characters’ roles pops its head, and almost goes somewhere. But then, the script does nothing with it and chooses to focus on something else, like the usual forced humor of Marvel films or long scenes of dull exposition. You feel bad for the actors here, trying so desperately to get something out of this material when they have so little to work with, but only Brian Tyree Henry comes out succeeding. Most of all, for a film with the lore it has, it strangely does little with it and takes potentially grand images and worlds and wastes them. What could have been something special in this series turned out to be another disposable picture to add to the Disney+ library.
ON NETFLIX The Harder They Fall
In the far future, a young man must face his destiny when his family is under attack over control of a planet and its resources. Dune is the ideal blockbuster and a showcase of Denis Villenueve at the height of his filmmaking career. With worldbuilding not seen since The Lord Of The Rings trilogy, each faction, character and planet feel alive and breathing, despite their different amounts of screen time. In spite of its handling as an adventure/action film (which it delivers), the film is filled with several moments straight out of a horror movie with Paul’s terrible visions of war and the scenes on Giedi Prime. At the same time, the tragic moments pack their necessary punch and the cast is one of the best ensembles in recent years. A true masterpiece, and likely to be a defining film of its time, Dune is not to be missed. 28 • December 2021 • NORTH 32ND NEWS
They Fall establishes Jeymes Samuel well. An homage that doesn’t become a copy, energetic but still thoughtful, it’s a rare Netflix original with genuine personality to it. Portrayed like a tall tale of these real-life people, the cast brings them to life with the tone that fits its time while still modernizing it. The old west feels like it’s at the end of its peak in this film, complimented by the production design, which is both complex and minimal when needed. Most of all, the action is exciting with each blast, explosion and punch hitting their mark. The Harder They Fall is one of Netflix’s best films yet.
